Residence permit in Turkey (residence permit). What is it and what is it for?

Residence permit in Turkey (RP) is an important document that allows foreigners to stay in the country for a longer period than the permitted visa-free period, which usually ranges from 1 to 3 months depending on the country of citizenship.

RP is issued for a period of six months to two years and can be extended. However, it is only available for close relatives of the foreigner, namely spouses and minor children.

There are different grounds for obtaining an RP in Turkey. Firstly, it is possible to obtain an RP based on renting a property in an open district. On this basis, an RP can be obtained for six months and then extended.

Secondly, an RP can be obtained based on property ownership (Tapu). However, it is important to note that in order to obtain an RP, your property must be fully ready for living, not just have the right of ownership.

However, there is one factor that often confuses people. It refers to purchasing a property worth $200,000. It is important to understand that this amount refers to the expert appraisal value of the property, not the market or cadastral value.

How does this $200,000 amount affect the RP? If the expert appraisal value of your property is $200,000 or more, you can obtain an RP for a period of 1 to 2 years. And after living in Turkey for 5 years and successfully passing the necessary exams, you can apply for Turkish citizenship.

If the expert appraisal value of the property is less than $200,000, you can still obtain an RP, but it will have a tourist status and a duration of 6 months to 2 years, depending on the decision of the migration service. In this case, the possibility of obtaining Turkish citizenship is not available.

It should also be noted that certain locations in Turkey may be closed for obtaining an RP. Therefore, before making a decision to obtain an RP, it is necessary to clarify in which areas it is possible to obtain it based on rental or property ownership.

If you already have a residence permit in a restricted area, you can extend it. But if you want to live in Turkey and your area is already restricted, there are several ways that can help you:

  1. Rent out your property in the restricted area for short-term rentals and rent an apartment in an open area for living.

  1. Depending on your plans for permanent residence in Turkey, you can obtain a work or student visa that will allow you to live in the country without the need for a residence permit.

  1. We do not recommend this option, but some companies may help you obtain a residence permit in an open area to live in a restricted one. However, this is not a legal route and may have negative consequences.

  1. Sell your property in the restricted area and buy property in an open area. Our company, UINVEST GROUP, can assist you in this process.

Additionally, in Turkey, it is possible to obtain citizenship through real estate investments. To do this, you need to purchase a property with a cadastral value of $400,000. When obtaining citizenship through investments, you do not need to renounce your primary citizenship. You can buy one or multiple properties for this amount. If you have a request for citizenship, we can offer you special options that meet your requirements.
