Description

La Casalia Tatlisu is a 454-unit residential project that Döveç Group describes as a wellness-centric community overlooking the Mediterranean in Tatlısu, with delivery stated for December 2027. This guide reads the developer’s La Casalia page as shown on 18 October 2026: five sized unit types from 41 to 166 m², a starting price of £178,000 for the smallest priced type and 48 listed amenities. It adds sourced context on the Tatlısu area and on buying in the TRNC, and it marks every point where the developer publishes nothing.

Overview of the La Casalia Tatlisu project

Döveç Group’s project page presents La Casalia as a development of 454 units in Tatlısu, ongoing, with delivery in December 2027. The developer’s own text dates the start of sales to October 2023, so sales had run for 36 months at the as-of date of this guide (October 2023 to October 2026, calculated). The page gives no street, plot number or map point, and the map link it carries leads to the company’s profile and not to the site of the buildings.

The page names five highlights: Sandy Beach, Marina, Wellness Hotel, Spa Center and Medical Wellness Center. Behind them sits a list of 48 amenities, from four pools and a Turkish bath to a vineyard, vehicle charging points and a generator, which section 4 sorts into groups. The text adds that a “Professional Rental Management System” is integrated into the project; the terms of that service are not published.

The wording is promotional in places, for example “strong ROI” in the page’s search description and “before the next price adjustment” in the body. This guide treats such phrases as marketing, repeats none of them as fact and makes no statement about yield or appreciation. The title-deed category, the stage of construction and the number of units still available are not stated either.

Price caveat: the project page shows £178,000 as the minimum, which is the Grand Studio figure in its per-type price data. The listing card on the developer’s project index shows £154,000 and a homepage card £115,000. The page figure agrees with the per-type data, which suggests the cards are out of date, but the developer does not explain the gap. All prices in this guide are the developer’s published minimums as shown on dovecgroup.com on 18 October 2026.

Unit types and sizes of the 454 units

The page lists unit types in two places: a set of tabs with five sized types and floor-plan images, and a line headed Residence Types. The two lists do not match, and the first table shows what each says. Bedroom counts are read from the type names (N+1 means N bedrooms), because no bedroom or bathroom data is published.

La Casalia Tatlisu unit type Size (m²) Bedrooms (from name) Starting price (GBP) Note
Studio 41 0 Not published Size and plan only; no price in the price data
Grand Studio 47 0 178,000 Source of the page headline price
1+1 Deluxe 65 1 263,000
2+1 Deluxe 86 2 460,000
3+1 Duplex Villa 166 3 2,057,000 Outlier to confirm in writing
2+1 Villa Not published 2 1,100,000 In the price data only; no tab, no size
3+1 Loft Not published 3 Not published Listed under Residence Types only

The Studio has a size but no price in the developer’s price data, so the headline “from £178,000” belongs to the Grand Studio. A “2+1 Villa” appears in the price data at £1,100,000 without a size or a tab. A “3+1 Loft” is listed under Residence Types with neither, while the tab shows a “3+1 Duplex Villa” instead, and the image file for that unit carries the name 3-1-loft.

Whether the loft and the duplex villa are one product is not stated, and this guide does not assume it.

Size per room, counting the +1 as a room (m²) 47.0 (one room) 32.5 (65 ÷ 2) 28.7 (86 ÷ 3) 41.5 (166 ÷ 4)

Sizes climb in uneven steps: 41, 47, 65, 86 and 166 m². The Grand Studio adds 6 m² to the Studio (14.6%), the 1+1 Deluxe adds 18 m² (38.3%), the 2+1 Deluxe adds 21 m² (32.3%) and the villa adds 80 m² (93.0%). The villa is therefore a different category and not a larger apartment: it is 1.9 times the area of the 2+1 Deluxe (166 ÷ 86 = 1.93).

Prices rise faster than areas. The minimum price per square metre goes from £3,787 at the Grand Studio to £4,046, £5,349 and £12,392, so the villa’s rate is 3.3 times the Grand Studio’s (12,392 ÷ 3,787 = 3.27). Each extra square metre between the Grand Studio and the 1+1 Deluxe adds £4,722 (85,000 ÷ 18), between the 1+1 and the 2+1 £9,381 (197,000 ÷ 21), and between the 2+1 and the villa £19,963 (1,597,000 ÷ 80). These are gaps between minimum prices, not market valuations.

A minimum is also a floor, and the page does not say what sets it: a lower storey, a particular block or an orientation could each do so. The villa minimum of £2,057,000 is 11.6 times the Grand Studio minimum (2,057,000 ÷ 178,000 = 11.56) for 3.5 times the area (166 ÷ 47 = 3.53), an outlier that should be confirmed with the developer in writing before anyone relies on it.

The unsized 2+1 Villa at £1,100,000 is 2.4 times the 2+1 Deluxe minimum (1,100,000 ÷ 460,000 = 2.39); without its area no rate per square metre can be derived.

The 2+1 Deluxe is the tightest per bedroom at 43 m², against 65 m² for the 1+1 Deluxe and 55.3 m² for the villa, which is what a shared living area divided among more bedrooms produces. The page does not say whether sizes are gross or net, or whether balconies and terraces are included, so a terrace-to-living ratio cannot be calculated.

A dimensioned plan for the exact unit, which the page shows only as an image, would settle the point, as would a priced list for the Studio if that type is on sale.

Location: La Casalia Tatlisu and the Tatlısu coast

The developer names one place, Tatlısu, and its listing card adds Famagusta. In the 2011 census table the Tatlısu municipality sits in Gazimağusa district, Geçitkale sub-district: not in İskele district, and not in Kyrenia district. It had 1,459 residents spread over three wards (Aktunç 671, Küçükerenköy 339, Yalı 449; the three add up to 1,459). The page does not say which ward holds the project.

According to the municipality, the village lies about 40 km east of Kyrenia, between the Beşparmak range and the sea, and is the Gazimağusa district’s north-westernmost settlement. From the village centre to Kyrenia Castle the straight line is 39.2 km; by road it is 46.0 km, roughly 49 minutes without traffic (an OSRM estimate). The municipal area is about 66 km² with 22 km of coast, so the project may stand several kilometres from the village centre, and every distance below is orientation only.

The shore is the point to test against the marketing. The municipality calls its coastline generally rocky, with small beaches and coves in places. The developer lists a Sandy Beach, a Marina, a Yacht Club and Water Sports, but says nothing about where they lie, how long the beach is, whether it is public or reserved for residents, or who runs the marina.

None of the sources used for this guide records a marina in Tatlısu, so the amenity cannot be matched to an existing facility; a buyer can ask for the permit and the plan.

Sea-turtle rules may apply near some beaches. The Environment Protection Department’s 2024 note sets seasonal rules for nesting beaches from May to October and names the Alagadi beaches, 23.9 km in a straight line and 28.2 km by road from Tatlısu village; it does not say whether the project’s shore is covered.

Population figures conflict. Besides the census count of 1,459, a municipal fact sheet gives 2,700 residents, about 1,200 of them non-citizens (undated); the Cittaslow profile says 2,000; and a January 2026 report quotes the mayor on summer numbers above 8,000. Only the census is an official count. Against it, the project’s 454 units equal 0.31 units per 2011 resident (454 ÷ 1,459), a scale comparison only.

Services are thin. A press report says the Tatlısu health centre opened on 21 January 2026 with a resident doctor for the first time in 12 years, offering a general practitioner on weekdays and three specialists one day a week each.

The Statistical Yearbook 2024 lists the centre with one staff member. The developer lists a hospital at 13.7 km without naming it; the sources name Gazimağusa State Hospital as the nearest state hospital with beds, 27.8 km away in a straight line and 45.0 km by road (about 45 minutes).

İskele district has no state hospital, according to the Ministry of Health’s list of six, and a Karpaz Hospital is under construction with a ministerial promise of completion by the end of 2026. The page’s Medical Wellness Center is a developer-listed facility; the page does not say whether it offers emergency or in-patient care, and it should not be read as a substitute for a hospital.

Airports follow the coastal road. Ercan Airport lies 33.4 km from the village centre as the crow flies but 57.0 km by road (about 61 minutes); Larnaca Airport in the Republic of Cyprus is 57.2 km away and 78.2 km by road (about 81 minutes, border queues excluded).

The developer’s list gives an airport at 52.2 km without naming it; that is 4.8 km below the road figure to Ercan (57.0 − 52.2), and the project position is unknown. The UN reported long delays at the main Nicosia crossing on 5 January 2026.

The district gives scale. Gazimağusa district had 69,741 residents at the 2011 census (Wikipedia gives 69,838), the city’s municipality 40,920, and a State Planning Organisation projection quoted by the city puts the city at 55,868 for 2020, a projection and not a count. The Statistical Institute recorded final approval for 1,492 dwelling units in the district in 2025 (538 urban + 954 rural, calculated), completed buildings only.

The city is covered on this site’s Famagusta city page; its Walled City is 32.4 km from the Tatlısu village centre in a straight line and 50.1 km by road. Another Tatlısu listing is on the Hillside Tatlisu page.

The first six rows of the next table repeat the developer’s own distance list, whose measuring method and reference points are not stated. The remaining rows measure from the Tatlısu village centre; straight-line figures are calculated from coordinates and road figures are OSRM estimates on OpenStreetMap data, without traffic or border formalities.

Governing a 454-unit scheme: management, shared facilities and handover

What the developer lists as built in

A scheme of this size is run as much as it is built. The developer’s list of 48 amenities falls, by this guide’s own classification, into seven groups, and the table sets each group against the question the page leaves open. The grouping is not the developer’s.

Amenity group (this guide’s classification) Entries as listed by the developer Count Question the page leaves open
Waterfront and marine Sandy Beach, Marina, Yacht Club, Water Sports 4 Location, length, public or residents-only access, operator and permits
Pools Swimming Pool, Indoor Pool, Children’s Pool, Wellness Pool 4 Who pays for heating, cleaning and staffing, and in which months they open
Wellness and health Wellness Hotel, Spa Center, Medical Wellness Center, Turkish Bath, Sauna, Cryotherapy, Salt Room, Beauty Center, Yoga Deck 9 Whether owners pay for access, and who staffs and licenses the services
Sport and play Gym, Tennis Court, Basketball Court, Mini Golf, Cycling Path, Walking Track, Playground, Amphitheatre 8 How upkeep is shared among owners
Food and services Restaurant, Cafe, Bar, Dry Cleaning, Laundry Room, Reception 6 Whether the developer, a tenant or the owners run them
Landscape Landscaped Areas, Organic Garden, Vineyard, Forest Reserve 4 Who owns and maintains the land
Building systems and safety Air Conditioning, Internet, Central Satellite, Guest Toilet, Vehicle Charging Station, Parking, Generator, 24/7 Security, Video Intercom, Smoke Detector, Fire Detector, Accessible Path, Disabled Parking 13 Running costs of the generator, security and charging points
Total 48 (4 + 4 + 9 + 8 + 6 + 4 + 13)

Thirteen entries imply a continuing staffed or licensed operation: Wellness Hotel, Spa Center, Medical Wellness Center, Beauty Center, Yacht Club, Marina, Water Sports, Restaurant, Cafe, Bar, Dry Cleaning, Reception and 24/7 Security. That is 27.1% of the 48 (13 ÷ 48). The page does not say who operates them, whether residents pay for access, or whether the hotel and the spa belong to the same entity as the residential units.

Management and service charges

The page says a Professional Rental Management System is built into the project and that management is lifted from owners’ shoulders. It names no management company and gives no service-charge rate, reserve fund, owners’ meeting rule or fee schedule for the hotel and spa. The sources used for this guide hold no official TRNC rule on service charges, and the Central Legislation Office’s list of laws includes a Condominium (Kat Mülkiyeti) Law 35/2010 whose management provisions were not reviewed here.

What a buyer can ask for is therefore specific: the name of the management company, the draft management regulation, the first-year budget, the charge per square metre, how costs are split between residents and the hotel, and who pays for the generator, the security staff and the charging points. Without them a service charge cannot be estimated, and this guide gives no figure.

Letting adds a layer. The Holiday Houses Law treats a tourism lease of up to 60 days on a unit built as housing as a holiday-house letting, which needs registration with the Tourism Planning Department, a Registration Certificate and an Operating Permit first.

Operating without them can bring a fine of up to ten times the gross monthly minimum wage, which is TL 708,930 at the July 2026 wage of TL 70,893 (10 × 70,893). The page does not say whether the rental programme registers the whole scheme or each owner separately.

As of 17 October 2026, the Income Tax Law (consolidated 25 May 2026) withholds 10% of gross rent as a final tax for individuals, and the VAT regulation updated on 7 October 2026 puts renting immovable property at 0%. The sources hold no dated rent series for Tatlısu, and the developer’s phrase “high appreciation and yields” comes with no figures or terms, so letting income cannot be estimated here. Compliance for short lets is discussed in this site’s Airbnb guide for Cyprus.

The ownership mix of 454 units

As of 17 October 2026, Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026) caps sales of housing projects in zoned areas at 80% to foreigners. Applied to all 454 units, that would allow at most 363 foreign-owned units (454 × 0.8 = 363.2, rounded down) and leave at least 91 for others (454 − 363).

A separate rule, found in both the decree and the consolidated Law 52/2008, bars foreign relatives, or buyers of one nationality, from together buying more than half of the apartments on one parcel: 227 of 454 if all stood on a single parcel (454 ÷ 2).

Whether either rule binds La Casalia depends on zoning and on the parcel layout, neither of which the page gives, and the sources show no count of units sold. The 80% cap rests on the decree, whose 90-day validity ends about 5 November 2026 unless Parliament enacts it, so the position on the day of signature is what counts.

From delivery date to keys

The developer states December 2027 for delivery, about 14 months after the as-of date (October 2026 to December 2027, calculated) and 50 months after the start of sales (October 2023 to December 2027). The sources used for this guide show no statutory compensation for late delivery, so the remedy for delay depends on the contract. The checklist follows the documents those sources name.

  1. Before signing, ask which condominium instrument exists for the exact unit, a condominium title or a condominium easement; Law 52/2008, art. 8(2), requires one before the permit application, and selling without it is an offence.
  2. At signing, have the sale agreement stamped (0.5% stamp duty on the stated sum, paid by the buyer unless agreed otherwise, under the Stamp Duty Law); under the decree, as of 17 October 2026, it must be registered at the district Land Registry within one month, together with the permit application, or the contract is void.
  3. Attach the full payment schedule to the contract, with the currency and the date used to convert stamp duty into lira.
  4. During construction, ask for the building permit, the approved project and the name of the supervising engineer.
  5. Before acceptance, ask for the final approval certificate (nihai tasvip), the document that municipalities issue in urban areas and district offices in rural ones, and for the written procedure for reporting defects.
  6. Ask who pays which taxes and fees at transfer; until all are paid, local authorities may not give permanent water connections and the electricity authority may not give electricity connections (site connections during construction are exempt).
  7. After the permit appears in the Resmi Gazete, diarise 75 working days for the transfer fees and one year for signing the transfer under the decree (60 working days and six months in the consolidated text); where no mortgage is registered in the seller’s favour, the period starts when the whole price has been paid.
  8. Sign the transfer at the district Land Registry office; for Tatlısu that points to the Gazimağusa office, an inference from the Land Registry notice of 15 July 2025.
  9. Request the management regulation, the budget and the fee list for shared facilities before handover.
  10. Confirm on each signing date whether the decree is still in force or has been enacted, since the deadlines above come from it.

Buying property in Northern Cyprus: three deadlines and the costs between them

For a foreign buyer the purchase runs against three deadlines in sequence, and each rests on a text with an end date. As of 17 October 2026 the numbers come from Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026), a Council of Ministers decree whose 90-day validity ends about 5 November 2026 unless Parliament enacts it. The consolidated Law 52/2008 on mevzuat.gov.ct.tr still shows a stricter text, so each figure below says which version it comes from.

How much a buyer may hold comes first. The decree allows up to three apartments (six for nationals of states that recognise the TRNC), against one apartment (three) in the consolidated text. In a mass-housing project it allows two two-storey detached villas. Whether a Duplex Villa counts as a two-storey villa or as an apartment is a classification question for the buyer’s lawyer, and the page does not answer it.

The first deadline is one month. Under the decree, the stamped agreement must be registered at the district Land Registry once the taxes and fees on the sale are paid, and the permit application must reach the Interior Ministry within that month.

Documents come next. The Ministry’s list for a permit application includes a passport copy, a title copy, a location plan with the area marked, a home-country police record and the contract. No official time limit applies to the Council of Ministers’ decision, and waiting times quoted by developers are not confirmed by any official source.

The second and third deadlines start when the permit is published: transfer fees within 75 working days and the transfer itself within one year under the decree, against 60 working days and six months in the consolidated text. A permit that lapses for unpaid fees can be sought again at double cost; a third attempt on the same property is not allowed.

Costs follow. Under Resmi Gazete No. 197 of 7 October 2026, the Land Registry fee charged to a foreign buyer is 4% on a first property, 5.5% on a second and 6% on a third, valid to and including 5 January 2027; agency pages quote other percentages, so quotations differ and the Gazette is the reference.

The last table applies these rates to the developer’s two lowest published prices, as an illustration, because the sources do not state whether the fee base is the contract price or an assessed value. This site’s cost guide for North Cyprus sets the other costs side by side.

Risks, title and due diligence

The developer’s pages state no title-deed category, so the register must supply it, along with the parcel’s history. An agency guide says a deed should show whether the title is Turkish, exchange or another class, and the Land Registry fee schedule of 7 October 2026 handles land under Final Disposition Certificates and Value Documents apart from ordinary titles. No official definition of the classes was found online. For background, see this site’s article on title deeds in Northern Cyprus.

Land history is a separate question. Wikipedia puts the number of Greek Cypriots displaced from Akanthou in 1974 at about 1,300, and the municipality narrates the earlier history differently; both accounts include a Greek Cypriot presence before 1974. Claims by former owners are therefore plausible in the area, though no Commission decision or court case naming Tatlısu was found. On 2 October 2026 the Immovable Property Commission showed 8,807 applications lodged and 3,757 concluded, and Law 67/2005 stays open to new applications until 21 December 2027.

The UK Government guidance says ownership of many properties in the north is disputed and that a foreign buyer may be refused permission even on pre-1974 Turkish-title land, without reasons. In Apostolides v Orams (28 April 2009) the Court of Justice required other EU states to enforce Republic of Cyprus judgments over land in the north.

The Republic’s negotiator warned against such purchases in September 2025, according to a press report that gives the Greek Cypriot side’s account. The European Court of Human Rights treated the Commission as an effective remedy in 2010.

The guidance lists further recurring problems: lawyers who act for both vendor and builder, missing permits, trouble obtaining completion certificates and title deeds, payment plans absent from contracts, and developer mortgages on the land. On money, consumer prices rose 35.02% in the 12 months to September 2026 (Statistical Institute); stamp duty on foreign-currency amounts is worked out in lira at the official effective selling rate on the stamping date.

Every limit, fee and deadline in this guide rests on a text with an end date: the decree until about 5 November 2026 unless enacted, and the Land Registry fee schedule until 5 January 2027.

By stated unit count, La Casalia is the third smallest of the six ongoing projects: its 454 units compare with 97 at Natulux, the other Tatlısu project (454 ÷ 97 = 4.7 times), 405 at D-Point, 705 at Querencia, 738 at Four Seasons Life III and 952 at Courtyard Platinum. On published minimums, the Grand Studio at £178,000 sits £42,000 below Natulux’s £220,000 (23.6% of 178,000), but the two start from different unit types and the comparison is not like for like.

Delivery dates range from December 2026 to December 2028, and La Casalia’s December 2027 falls in the middle. Two projects are due in December 2026, about two months after the as-of date, and buyers of those should confirm the handover status in writing. No page states a title-deed category, and none of the comparisons here implies that one project is better than another. Further listings in the country are on the Northern Cyprus country page.

Döveç Group

Everything in this section is the developer’s own statement on its About page, not independent verification. Döveç Group says it was founded in 1989 by Muharrem Döveç and now counts 16 group companies and more than 2,500 specialists, with over 36 years of activity and more than 5,000 homes delivered. It says it has the trust of investors from over 50 countries.

The page lists milestones: land parcelling from 1989, Döveç Brothers Ltd in 1994 with a first major residential project in Yeniboğaziçi, a larger office in Gazimağusa in 1998, Döveç Construction Ltd in 2003, and in 2015 a partnership with Eastern Mediterranean University together with a student residence and a fitness business. Querencia, launched in 2022, is described there with a superlative that this guide does not repeat.

The About page also states that the group holds 22 international awards, led by the PropertyNC Awards, and names a construction-company category for 2016-17, 2018-19 and 2025-26. It does not say which award relates to which project, and none is tied to La Casalia here. The footer shows a Google rating of 4.3 from 127 reviews, a figure this guide has not verified. No independent register of the company was consulted.

Frequently asked questions

What is La Casalia Tatlisu?

La Casalia Tatlisu is a residential project in Tatlısu, Northern Cyprus, that Döveç Group lists as ongoing with delivery stated for December 2027. The developer describes a wellness-centric community of 454 units, with five sized unit types from a 41 m² Studio to a 166 m² 3+1 Duplex Villa and 48 listed amenities. The developer’s page names no street, plot or title-deed category, so the exact site and the legal status of the land have to be established separately.

How much does La Casalia cost?

The developer’s page shows “Starting From £178,000”, the minimum for the Grand Studio (47 m²), as shown on dovecgroup.com on 18 October 2026. Other published minimums are £263,000 for the 1+1 Deluxe, £460,000 for the 2+1 Deluxe and £2,057,000 for the 3+1 Duplex Villa; the Studio has no price. A listing card shows £154,000 and a homepage card £115,000, so the figures conflict. These are minimums, not fixed prices or offers, and the page states no availability.

When will La Casalia Tatlisu be delivered?

The developer states December 2027 and says sales began in October 2023. That date is the developer’s statement. The sources used here show no construction-progress report and no statutory compensation for late delivery, so a buyer can ask for the date, a long-stop date and the remedy for delay to be written into the contract, and for the final approval certificate at handover. As of 17 October 2026 the transfer deadlines come from Decree-Law 89/2026 (Resmi Gazete No. 147), valid to about 5 November 2026 unless enacted.

Where is the project, and in which district?

Tatlısu is in Gazimağusa (Famagusta) district, in the Geçitkale sub-district, according to the 2011 census table and the municipality, so it is not in İskele district or Kyrenia district. The municipality places the village 40 km east of Kyrenia: 39.2 km in a straight line and 46.0 km by road (an OSRM estimate). The project’s exact site is not published, so every distance in this guide is measured from the village centre and is indicative.

How many properties can a foreigner buy as of 17 October 2026?

As of 17 October 2026, Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026) lets a foreign buyer hold up to three apartments, or six for nationals of states recognising the TRNC, or two two-storey detached villas in a mass-housing project. The older consolidated Law 52/2008 text still shows one apartment (three for those nationals). The decree lapses about 5 November 2026 unless enacted, so the rule on the signing date decides.

Does buying here give residence or citizenship?

Not automatically. Under the Residence and Visas Regulation, an owner with title and property worth GBP 300,000 or more gets a 10-year permit without an income test, and a 5-year permit below that; contract-only buyers get 5 years, with an income test below that value. At least one-third of the price must be paid and the permit application lodged. Citizenship needs five years’ residence or an exceptional decision. See the residency guide and citizenship page.

What taxes and fees apply to a purchase?

As of 17 October 2026, Resmi Gazete No. 197 (7 October 2026) sets the foreign buyer’s Land Registry fee at 4% for a first property, 5.5% for a second and 6% for a third, valid to and including 5 January 2027. Stamp duty on the agreement is 0.5% of the stated sum. VAT of 5% covers housing up to 300 m² of closed area, yet the regulation does not name the sales it applies to. Agency quotations differ.

Can an owner let a La Casalia unit to holidaymakers?

Only after registration. Short tourism lets of up to 60 days need a Registration Certificate and an Operating Permit from the Tourism Planning Department under the Holiday Houses Law, and operating without them is an offence. As of 17 October 2026 the Income Tax Law withholds 10% of gross rent. The developer mentions a rental management system but publishes no terms, and the sources hold no rent series for Tatlısu.

Is there a hospital near the project?

The developer’s list gives a hospital at 13.7 km without naming it or the method. For comparison, the sources name Gazimağusa State Hospital as the nearest state hospital with beds: 27.8 km from Tatlısu village in a straight line, 45.0 km by road. İskele district has no state hospital, the Tatlısu health centre has had a doctor only since 21 January 2026, and the Medical Wellness Center on the developer’s list is not described as offering emergency or in-patient care.

What should a buyer check about the title deed at La Casalia Tatlisu?

The developer states no title-deed category, so the check starts at the register. An independent lawyer can obtain a Land Registry search document for the parcel and use it to confirm the owner, the title category and the pre-1974 history, check for mortgages, and confirm that a condominium title or easement exists for the exact unit. UK Government guidance warns that many properties in the north are disputed. Background is in this site’s article on title deeds.
