Ellington Properties Dubai: Who the Developer Is and What It Builds

Ellington Properties Dubai is the name buyers use for Ellington Properties, a Dubai-based residential developer founded in 2014 and headquartered in Business Bay. Its own website calls it a design-led boutique developer, and its portfolio covers apartment buildings, townhouses and villa collections in communities such as Jumeirah Village Circle (JVC), Dubai Hills Estate, Mohammed Bin Rashid City, Business Bay, Palm Jumeirah, Dubai South and Dubai Islands. This profile explains what Ellington Properties Dubai has built, which of its projects we list, and how buying works for each type of home.

We list six projects by Ellington Properties Dubai. Five of them belong to the Belgravia family in JVC: Belgravia, Belgravia II, Belgravia III, Belgravia Heights I and Belgravia Square. All five are finished, freehold buildings, and the developer uses the spelling Belgravia for each of them. The sixth, Windsor House II in Dubai South, is an off-plan building with a construction-linked payment plan.

Ownership, History and Backing of Ellington Properties Dubai

A developer profile published by Bayut in September 2024 states that Ellington began its journey in 2014 with its Belgravia launch (the developer’s own Belgravia page dates the launch to 2015), and names Robert D. Booth, Joseph Thomas and Elie Naaman as its founders. Ellington’s own team pages describe Booth as Co-Founder and Managing Director and Naaman as Co-Founder and Chief Executive Officer. According to the biography on Ellington’s website, Booth was previously Chief Executive Officer of the real estate business at Emaar Properties, where he worked on Emirates Hills, Dubai Marina, Arabian Ranches and Downtown Dubai, and earlier worked on master-planned developments in Canada. Other senior roles listed on the about page include a Chief Development Officer, a Chief Construction Officer and a Chief Financial Officer.

Ellington Properties Dubai builds in its own name and, on some projects, with partners. The Harrington House launch release of September 2021 names Asem Holdings as a partner. Oakley Square Residences, launched in August 2022 with 269 homes, was announced as a joint venture with Sol Properties, the real estate arm of Bhatia Group. In Ras Al Khaimah, Ellington works with RAK Properties on the Porto Playa project at Hayat Island. In Belgravia III, the developer’s release says construction was carried out in partnership with the contractor DUTCO, and the Mercer House tower project in Uptown Dubai has a construction contract of more than AED 1 billion awarded to China Railway 18th Bureau Group, according to Ellington’s October 2025 announcement.

The company also supports art and sport. The Ellington Art Foundation curates pieces displayed in several buildings; for example, the Belgravia Heights handover release notes works sourced through the foundation, and the Belgravia III release describes 3D art pieces created with local artists. The sponsorships listed on the developer’s website include Al Nasr Club and the Croatian club HNK Vukova 1991, and in 2026 it announced support for Lebanese basketball and a collaboration with the UAE Padel Association.

Ellington Properties Dubai announced a sales and experience centre at The Atrium in Uptown Dubai on 10 April 2026, together with DMCC, the master developer of Uptown Dubai. The release describes a facility of more than 16,000 square feet with an experience centre, a sales centre, office space and two show units. In August 2026 Ellington announced a partnership with Abu Dhabi Commercial Bank for pre-approved home financing on ready and off-plan homes, with off-plan pre-approval of up to 50% of the property value, according to the release.

Ellington Properties Dubai Projects We List

We list six Ellington projects. Because five of them sit in one community and share a name, we group them under one heading and give each building its own subsection. Windsor House II has its own subsection. A single summary table follows, with a link to each listing. Project names follow Ellington’s own website; our listing addresses use older title spellings, so the names in the tables below are the developer’s official ones.

The Belgravia family in Jumeirah Village Circle

Belgravia is the name of a series of five completed buildings by Ellington Properties Dubai in JVC. The developer’s own page for the series describes Belgravia III as another building within the Belgravia series, and its press releases name Belgravia, Belgravia II, Belgravia III, Belgravia Square and Belgravia Heights I together. All five are freehold, which means a foreign buyer can hold title registered at the Dubai Land Department in a designated freehold area; see our freehold versus leasehold guide and our guide on whether foreigners can buy apartments in Dubai. On its apartments-for-sale page, Ellington lists Belgravia, Belgravia II, Belgravia III and Belgravia Heights I as ready, each with a 50/50 payment plan, and Belgravia Heights II as ready with a 70/30 plan. Buyers also deal directly with existing owners: the registered sale prices quoted below come from Property Finder, which states that its transaction data is based on Dubai Land Department records.

Belgravia: 181 apartments, delivered in 2017

Belgravia is the building that Ellington Properties Dubai launched in 2015, according to the developer’s project page, which adds that it was delivered ahead of schedule in 2017. A report in Southeast Asia Building dated 28 April 2017 describes the completed building as a ground-plus-four residential block of 181 one-, two- and three-bedroom residences. Ellington’s page lists lobbies with art installations, a fitness studio, a leisure and lounge pool with loungers and a deck, a landscaped central court, a jogging track and 24-hour security.

Floor plans published by the broker fam Properties, reproduced on our listing, give the one-bedroom apartments as 948 to 1,155 square feet (88 to 107 square metres), two-bedrooms as 1,407 to 1,903 square feet (131 to 177 square metres) and three-bedrooms as 1,964 to 2,060 square feet (182 to 191 square metres). Property Finder shows registered sales in July and September 2026 of AED 1,100,000 to AED 1,139,000 ($299,523 to $310,143) for one-bedrooms, at about AED 1,134 to 1,142 per square foot, and AED 1,925,000 ($524,166) for a two-bedroom at about AED 1,343 per square foot. Dividing price by area is the quickest way to compare two apartments of different sizes.

Belgravia II: 188 homes handed over in February 2019

Belgravia II has 188 homes. Gulf Daily News reported on 22 April 2019 that Ellington handed the homes over to customers in February 2019. Middle East Construction News reported the handover of 188 residences, with studios, one-, two- and three-bedroom apartments and two-bedroom private townhouses; Gulf Daily News lists studios, one- and two-bedroom apartments and two-storey, two-bedroom townhouses with enclosed terraces. Ellington’s sales page lists one- to three-bedroom homes in the building. Shared facilities include a landscaped central courtyard with a swimming pool, a children’s play area, a fitness studio, a dedicated yoga centre and a lobby sculpture made by students of the American University of Sharjah.

Broker floor plans on our listing give studios of 455 to 617 square feet, one-bedrooms of 782 to 1,277 square feet, two-bedrooms of 1,185 to 2,803 square feet and two-storey townhouses of 1,851 to 2,611 square feet. Property Finder registered sales between May and September 2026 were AED 725,000 to AED 745,000 ($197,413 to $202,859) for studios, at about AED 1,482 to 1,587 per square foot; AED 1,000,000 to AED 1,250,000 ($272,294 to $340,368) for one-bedrooms, at about AED 1,205 to 1,405 per square foot; and AED 1,825,000 to AED 1,930,000 ($496,937 to $525,528) for two-bedroom apartments, at about AED 1,140 to 1,340 per square foot.

Belgravia III: 260 homes, handover from 9 February 2022

According to Ellington’s release of 9 February 2022, handover of Belgravia III began that day. The release lists 260 homes made up of studios, one-bedroom apartments, two-bedroom apartments and two-bedroom townhouses, built in partnership with DUTCO. It describes resort-style pool courtyards, fitness centres, yoga areas and changing rooms, a double-height lobby lounge, a club lounge and games room, indoor and shaded outdoor children’s play areas and landscaped zones for seating, play and yoga. Finishes named in the release include quartz countertops, porcelain tile floors, penny round tiles, walk-in closets and solid-core doors. The International Property Awards recognised Belgravia III in 2021 to 2022 in the Residential Development category, according to Ellington’s awards page.

Registered sales on Property Finder between July and September 2026 include four one-bedroom apartments of 810 to 974 square feet at AED 1,000,000 to AED 1,300,000 ($272,294 to $353,982), or about AED 1,030 to 1,605 per square foot, and two-bedroom apartments and townhouses of 1,208 to 2,013 square feet at AED 1,543,828 to AED 2,400,000 ($420,375 to $653,506), or about AED 1,093 to 1,440 per square foot.

Belgravia Heights I: 155 apartments, handover from 5 December 2022

Ellington announced the start of handover of Belgravia Heights on 5 December 2022. The release counts 155 residential units, comprising studios, one-bedroom and two-bedroom apartments, and lists a resort-style swimming pool, spa-inspired changing rooms, an outdoor children’s play area, an outdoor yoga area, a fitness and games centre, a roof terrace, a lounge with games storage, a hotel-style lobby, a concierge and security service and art pieces sourced through the Ellington Art Foundation. The developer’s project page describes a design idea called Residential Movement, which lets residents personalise their apartments.

Broker floor plans give studios of 405 to 510 square feet, one-bedrooms of 725 to 938 square feet and two-bedrooms of 1,027 to 1,128 square feet. Property Finder listings in 2026 on our page show one-bedroom homes of 759 and 811 square feet at AED 1,100,000 ($299,523) and AED 1,175,000 ($319,946), both about AED 1,449 per square foot, and two-bedrooms of 1,029 and 1,028 square feet at AED 1,550,000 ($422,056) and AED 1,775,000 ($483,322), or about AED 1,506 and 1,727 per square foot. One two-bedroom registered sale of AED 1,510,000 ($411,164) is reported for June 2026. Belgravia Heights I is separate from Belgravia Heights II.

Belgravia Square: 225 homes in two L-shaped blocks

Ellington’s page for Belgravia Square describes 225 studios and one- and two-bedroom apartments arranged in two L-shaped blocks that face each other, with a grey facade, wood textures and lobbies where lighting displays local art. The listed facilities are two lobbies with lounges, working stations, a clubhouse with a games area, indoor and outdoor children’s play areas, a fitness studio, an adults’ pool area, a children’s pool and outdoor seating. The International Property Awards recognised the Belgravia Square show home in 2020 to 2021, according to Ellington’s awards page.

Broker floor plans give a sample studio of 539 square feet (432 indoor and 107 outdoor), one-bedrooms of 787 to 978 square feet and two-bedrooms of 1,230 to 1,263 square feet. Property Finder shows five registered one-bedroom sales of 944 to 948 square feet between November 2023 and January 2026, from AED 1,050,000 ($285,909) to AED 1,350,000 ($367,597). The January 2026 sale works out at AED 1,350,000 divided by 948 square feet, or about AED 1,424 per square foot.

Windsor House II in Dubai South

Windsor House II is an off-plan building in the Residential District of Dubai South, near Dubai World Central. Ellington’s page lists studios and one-, two- and three-bedroom apartments and these facilities: separate adults’ and children’s pools, indoor and outdoor fitness areas, indoor and outdoor children’s play areas, a Pilates studio and outdoor yoga area, a clubhouse with a games area, an outdoor family lawn, a bocce court and croquet lawn, a barbecue and outdoor dining pavilion, a pet wash and play area, a separate car wash bay, lobbies with reception and lounge, and food, beverage and retail units. The page gives drive times of 10 minutes to Al Maktoum International Airport, 16 minutes to Expo City, 19 minutes to JAFZA Gate, 20 minutes to Ibn Battuta Mall and 23 minutes to Dubai Parks and Resorts.

Property Finder gives a sales start of 12 February 2026, construction start on 13 February 2026, a single building and freehold tenure. Its size and starting-price table is a studio of 432 square feet, a one-bedroom of 779 square feet from AED 1,200,000 ($326,753), a two-bedroom of 1,127 square feet from AED 1,600,000 ($435,671) and a three-bedroom of 1,491 square feet from AED 2,200,000 ($599,047). That is about AED 1,540, AED 1,420 and AED 1,476 per square foot respectively, calculated as starting price divided by size. Ellington’s site shows a 70/30 plan, which Property Finder breaks down as 20% at launch, 50% during construction and 30% on handover. Property Finder gives expected completion in July 2029, shown as Q3 2029.

Several of these projects have notes worth reading in detail. Wilton Terraces in Mohammed Bin Rashid City comprises 283 one- and two-bedroom apartments across two phases, in two 12-storey towers joined by a podium. Gulf News reported in March 2022 that the RERA chief executive toured the project before handover and that power and water connections from DEWA were secured in advance. Kensington Waters has 277 residences in two towers; according to Gulf News its amenities include a pavilion clubhouse, a fitness centre with a semi-Olympic lap pool, a children’s area with a treehouse and a neighbourhood park. Berkeley Place, with 127 studios, one-bedroom and two-bedroom apartments, lists a rooftop infinity pool, indoor and outdoor fitness studios and EV charging, according to TradeArabia.

On Palm Jumeirah, Ellington’s pages describe Ocean House, with apartments, duplexes and penthouses of two to six bedrooms, and Ellington Beach House, with one- to four-bedroom apartments and penthouses, as well as the Ellington Villa Collection. Another villa collection stands in Emirates Hills. In Business Bay the developer lists The Quayside, The Crestmark and One River Point; in Jumeirah Lakes Towers it lists UH by Ellington and Mercer House. Mercer House, announced as two towers of 34 and 41 storeys in Uptown Dubai, has studios through four-bedroom penthouses and a retail plaza, according to the October 2025 release. UH by Ellington features a 37-metre lap pool and climbing walls, according to its project page.

In Dubai Hills Estate, Ellington House offers one- to three-bedroom apartments with leisure and lap pools, a pool spa, indoor and outdoor fitness studios and golf lockers, according to the October 2025 release. In Mohammed Bin Rashid City, Everly Place at Meydan Horizon has 209 residences from one-bedroom to three-bedroom-plus-study, with an infinity pool, a club lounge with a bowling alley and a fitness studio. The Meriva Collection on Island B of Dubai Islands is announced as five residential buildings, one signature beachfront residence and a hotel, with one- to four-bedroom apartments and penthouses and a 2 km jogging track.

Ellington’s awards page lists recognition by name and year. Examples include the International Property Awards for Belgravia III (2021 to 2022), Kensington Waters (2021 to 2022), Ellington Beach House (2023 to 2024), UH by Ellington (2024 to 2025) and Belmore Residences (2025 to 2026), the Customer Happiness Award for Real Estate Developer of the Year (2019 to 2020) and an award for DT1 in the luxury project category at the 2019 Arabian Business Real Estate Awards. Each award belongs to the body that granted it, and the developer’s page names the winning project in each case. The developer also reports delivering five multi-family projects in JVC by August 2022, in its Oakley Square Residences release. At the Belgravia II handover, Robert Booth said the handover underlines Ellington’s commitment to on-schedule delivery, according to Middle East Construction News.

How Buying Works with Ellington Properties Dubai

The steps differ for the two kinds of home we list: finished buildings, bought from an existing owner or from the developer’s available stock, and off-plan units, bought from the developer under a construction-linked plan. Our off-plan buyer’s guide covers the off-plan route in more detail.

Off-plan purchases such as Windsor House II

An off-plan purchase in Dubai usually runs in this order. The buyer chooses a unit and signs a reservation or booking form with a booking deposit. A sale and purchase agreement (SPA) follows, setting out the payment schedule, unit specifications and handover date. The developer registers the contract on the Dubai Land Department’s interim register, known as Oqood. Gulf News describes the Interim Property Register as the temporary register in which off-plan sales are recorded before construction is complete, established by Law No. 13 of 2008, and says the buyer receives a registration certificate. Registration costs about 4% of the contract value plus small administrative charges, according to the same report.

Payments for off-plan units go into an escrow account opened under Dubai Law No. 8 of 2007 concerning escrow accounts for real estate development; the law requires a developer who wishes to sell units off-plan to apply to the Land Department to open one. Gulf News reports that funds are released to the developer as construction stages are completed. For Windsor House II, the plan on Ellington’s site is 70/30 and Property Finder shows 20% at launch, 50% during construction and 30% on handover. The SPA states the exact instalment dates.

Near handover the buyer inspects the unit and lists any defects to be fixed, a step known as snagging. After final payment and the completion certificate, the unit moves from the interim register to the main Property Register and a title deed is issued in the buyer’s name. Completed buildings such as the Belgravia family

For a finished apartment bought from an owner, our guides describe the sequence as follows. The buyer and seller sign a memorandum of understanding (Form F) through a Dubai Land Department trustee office, normally with a 10% deposit. The seller obtains a no objection certificate (NOC) from the developer confirming that no service charges are outstanding. Buyer and seller then attend the trustee office, pay the 4% transfer fee and register the title in the buyer’s name, usually on the same day. The buyer then registers with DEWA for electricity and water. A viewing is part of the process, and the seller can provide the current service-charge statement and the floor plan.

Where the buyer is purchasing from Ellington’s stock of ready homes, the 50/50 plan shown on the developer’s website for Belgravia, Belgravia II, Belgravia III and Belgravia Heights I applies, and the payment schedule is written into the contract. Ownership Route and Golden Visa for Ellington Properties Dubai Buyers

Every project we list from Ellington Properties Dubai is freehold, in an area where non-UAE nationals can own property outright: JVC for the Belgravia family and Dubai South for Windsor House II. Title is registered at the Dubai Land Department in the buyer’s name. Our Dubai Golden Visa guide explains the residency route. The property route needs a property value of AED 2,000,000 ($544,588) or more, judged on the Dubai Land Department valuation on the day of application. According to our guide, a federal circular of 20 February 2026 removed the earlier minimum-equity requirement, mortgaged and off-plan properties count once their valuation reaches AED 2,000,000 with the bank or developer issuing the required no objection certificate, and several properties can be combined to reach the figure. A purchase gives a visa only when that condition is met, and the Dubai Land Department decides.

The table below places each price reference against AED 2,000,000. It uses the figures quoted above and is not a valuation.
