Iman Developers Dubai: Who the Developer Is and What It Builds
Iman Developers Dubai is the name buyers use for IMAN Developers, a residential developer founded in 2016 and based in Dubai. According to its own website, the company builds apartments and communities for Emirati and international families, and its portfolio is concentrated in Jumeirah Village Circle (JVC), Motor City, Arjan, Al Sufouh and Dubai Hills. The company is led by its chief executive, Ismail Marfani. On our site, Iman Developers Dubai has one listing, Oxford Terraces in Jumeirah Village Circle, a 117-unit apartment building whose handovers began in 2024.
This profile pulls together what is published about Iman Developers Dubai: the company’s history, how it describes itself, the project we list and the wider portfolio it has announced. Every project figure comes from the developer’s own pages, from press releases carried by Gulf News, Khaleej Times, Middle East Construction News and Construction Business News Middle East, or from the Dubai Land Department. Where a figure is a statement by the developer, we say “according to the developer”. Prices are shown in UAE dirhams with a US dollar equivalent at the fixed peg of AED 3.6725 per dollar, so AED 1,200,000 reads as $326,753.
If you are comparing Iman Developers Dubai with other builders, our Dubai developers hub holds one profile per developer in the same format. If you are new to buying in the emirate, our off-plan buyers guide and our guide on whether foreigners can buy apartments in Dubai explain the steps that apply to every developer, and later sections of this page show how they apply to Iman Developers Dubai.

The table separates two things that are easy to mix up: what Iman Developers Dubai has delivered and what it has announced. Oxford Terraces is a completed building, so a buyer interested in it today deals with an existing owner on the resale market. The later projects in the table are in various stages between launch and construction, with handover targets given by the developer in its announcements.
Ownership, History and Backing of Iman Developers Dubai
The company’s own brand page states that Iman Developers Dubai was founded in 2016 and that its inaugural project, Oxford Villas, was launched that year and handed over in June 2017. The same page quotes the chief executive describing a mission to build communities where people feel proud to live, and lists four commitments: customer satisfaction, design-led quality, investor returns and family-oriented developments. The website footer names Iman Developers LLC as the owner of the site and its content, and Ismail Marfani is named as the chief executive across the developer’s announcements. In a January 2024 release he is described as managing director, so you will see both titles in press coverage.
The developer’s brand page gives an overview of scale: “17+” developments, “4,500+” living spaces and “20+” awards. The individual project pages on the website list eighteen named developments, from Oxford Villas and Oxford Residence through the Oxford Boulevard, Oxford Terraces and Oxford Gardens buildings to the larger towers launched since 2024. The brand page also carries a message from the chief executive that describes fifteen landmark developments over eight years, nine delivered and six underway. Those two descriptions use different counting methods, and for that reason this profile quotes project-level figures from each project’s own announcement rather than the headline totals.
The naming pattern gives a useful map. The “Oxford” series is the company’s JVC and Arjan line: Oxford Villas, Oxford Residence, Oxford Boulevard, Oxford Terraces, Oxford Gardens, 10 Oxford and Oxford Cove. The “One” series, One Park Square, One Sky Park and One Park Central, sits in JVC as well. 15 Cascade and Sierra are the two Motor City projects. 113 Residences is in Al Sufouh, and The Grove is in Dubai Hills. Readers who see these names on listing portals can use this grouping to tell which community a project sits in.
Under Dubai law, a developer selling off-plan must register its projects with the Dubai Land Department and hold buyers’ instalments in a project escrow account. Those rules apply to Iman Developers Dubai as they do to every other developer, and they are set out in the buying section below.

Iman Developers Dubai Projects: Oxford Terraces in JVC
Iman Developers Dubai has one project on our site. It is a single building in Jumeirah Village Circle, sold in 2022 and handed over from 2024. Because the building is complete, the sections below describe what the project is and how its units are laid out, then set the launch pricing next to recorded resale prices.
Oxford Terraces, Jumeirah Village Circle
Oxford Terraces is a residential building of 117 apartments in JVC District 11, according to Property Finder, on a plot of about 30,000 sq ft with roughly 17,000 sq ft of landscaped area, according to the developer’s handover announcement in Gulf News. The developer values the project at AED 72 million ($19,605,174). Construction began in 2022 and, per the developer, handovers to residents started in August 2024. The developer’s project page lists the same mix of 58 studios, 51 one-bedroom apartments and 8 two-bedroom apartments.
The developer’s press statement says all 117 units sold within one hour of reaching the market. It adds that homes bought at AED 450,000 ($122,532) at launch were by August 2024 valued by the company at AED 720,000 ($196,052). That is a company statement about its own project, and we report it as such. It is not a valuation by the Dubai Land Department and does not predict a future price.
Location: JVC, a freehold community
Jumeirah Village Circle was launched by the master developer Nakheel in 2005 and covers more than 870 hectares, according to a Khaleej Times area report. It sits on Sheikh Mohammed Bin Zayed Road between Hessa Street and Al Khail Road, and it is a freehold master development, which means foreign buyers can hold title to a unit in their own name. Property Finder gives approximate drive times from Oxford Terraces of 10 minutes to Mall of the Emirates, 12 to Dubai Marina and 20 to Downtown Dubai. Iman Developers’ own JVC page lists Circle Mall, Five Jumeirah Village Hotel, JSS International School, Dubai British School, JVC Community Park and Aster Clinic among the neighbourhood’s landmarks.
For readers weighing JVC against other districts, our guide on reasons to choose JVC apartments covers the area in more depth, and our overview of areas to invest in Dubai places it next to other communities.
Unit types and sizes
The developer’s August 2024 announcement gives representative sizes of about 410 sq ft for studios, 710 sq ft for one-bedroom apartments and 1,050 sq ft for two-bedroom apartments. Our listing page records wider size bands: studios of 400 to 500 sq ft, one-bedroom apartments of 680 to 950 sq ft and two-bedroom apartments of 1,000 to 1,800 sq ft. Property Finder lists three studio layouts, around thirteen one-bedroom layouts and around five two-bedroom layouts, and shows recorded resale units of 411 sq ft (studio), 752 sq ft (one-bedroom) and 1,027 sq ft (two-bedroom). A buyer on the resale market should take the exact area from the title deed or the sale contract for the specific unit.
Launch prices and price per square foot
Our listing page records 2022 launch pricing of AED 455,000 to AED 550,000 for studios, AED 680,000 to AED 850,000 for one-bedroom apartments, and AED 1,000,000 to AED 1,400,000 for two-bedroom apartments. Converted at AED 3.6725 per dollar, the starting points are $123,894, $185,160 and $272,294. Every one of these launch prices is below AED 2,000,000. Price per square foot is the unit price divided by its area. Using the lowest launch price in each band and the developer’s representative size, that gives AED 455,000 / 410 sq ft = AED 1,110 per sq ft for a studio, AED 680,000 / 710 sq ft = AED 958 for a one-bedroom and AED 1,000,000 / 1,050 sq ft = AED 952 for a two-bedroom. Our guide to apartment prices per square metre explains how to convert these figures to square metres and compare them across districts.
Property Finder, which tracks the building as a new project, shows a starting price of about AED 610,000 and recent recorded resale prices of AED 755,000 for a studio (March 2026), AED 1,050,000 for a one-bedroom (December 2025) and AED 1,620,000 for a two-bedroom (November 2025). Using the sizes of those resold units, the same formula gives AED 755,000 / 411 sq ft = AED 1,837 per sq ft, AED 1,050,000 / 752 sq ft = AED 1,396 and AED 1,620,000 / 1,027 sq ft = AED 1,577. Those three resale prices are also below AED 2,000,000, at $205,582, $285,909 and $441,116.
Payment plan and handover
Property Finder lists the launch payment plan as 10 percent at booking, 40 percent during construction and 50 percent on handover, and gives a delivery date of March 2024 with sales opening on 1 May 2022 and construction starting on 2 May 2022. The developer says handovers began in August 2024. Because the building is complete and the units sold in 2022, there is no current developer payment plan on our listing; a buyer today normally pays an existing owner through a resale contract, with a mortgage if needed. Our guide to mortgages for foreigners in Dubai sets out how that financing works.
Amenities and design
The developer’s project page lists a double-height lobby with a multi-purpose lounge, a rooftop adults’ pool, a rooftop barbecue area, cabanas and decks including sunken seating by the pool, a gym with imported equipment and a landscaped garden. Smart-living features in the units include intelligent lighting, automated curtains and an eco-cooling system. The August 2024 announcement describes green-building initiatives aimed at energy efficiency, and that release also states that Oxford Terraces received Arabian Property Awards for Apartment/Condominium in Dubai and Smart Home in Dubai.

Iman Developers Dubai Portfolio and Track Record
Beyond Oxford Terraces, Iman Developers Dubai has announced a run of projects since 2024. The figures below come from the developer’s press releases and the press that carried them. They describe what the developer has said it is building, with its own targets, and are not predictions.
JVC projects
10 Oxford broke ground in January 2024 as a project valued at AED 415 million ($113,002,042). The developer’s release describes 430 residential units, from studios to one-bedroom and two-bedroom apartments, a Zen-inspired biophilic design, 52,000 sq ft of amenity space and more than 40 community and lifestyle features, among them a floating river, a meditation enclave and a rooftop farming area. One Park Central was announced on 10 July 2024 at AED 700 million ($190,605,854). According to Construction Business News Middle East it comprises 482 residential apartments, 38 commercial units and six retail spaces, with 23 residential floors, studios from 356 to 529 sq ft, starting prices from AED 650,000 ($176,991) and an expected completion in the second quarter of 2027. Oxford Cove is described by the developer as a AED 300 million ($81,688,223) project of 247 apartments in JVC with completion scheduled for the first quarter of 2029, following a launch that, according to the developer, sold out within two hours.
The developer’s project pages also list One Park Square, which has duplexes with private pools and penthouses on the 24th floor, and One Sky Park, a two-tower scheme with towers of 26 and 37 floors. The awards page records Business Tabloid Awards in 2024 for One Park Square (residential project, UAE) and One Sky Park (innovative design, UAE).
Motor City projects
15 Cascade, launched on 20 February 2025, is a AED 700 million mixed-use development at the entrance of Motor City with 442 units and an expected handover in the third quarter of 2028, according to Khaleej Times. Starting prices are stated as AED 860,000 ($234,173), and the unit mix runs from studios to four-bedroom penthouses, with surfaces by Versace Ceramics named in the release. Sierra, unveiled in September 2025, is a AED 900 million ($245,064,670) mixed-use development with 593 apartments and 5 retail units, starting prices from AED 799,000 ($217,563) and more than 75,000 sq ft of wellness and social amenities, according to Gulf News. The developer’s groundbreaking release gives a completion target of the second quarter of 2029.
Other communities
113 Residences is a AED 290 million ($78,965,283) project of 113 residences in Al Sufouh, with prices from AED 1,800,000 ($490,129), studios up to four-bedroom duplexes and a completion target of the second quarter of 2029, according to the developer’s groundbreaking release. The developer’s site also lists The Grove in Dubai Hills and Oxford Gardens in Arjan; its awards page records that both received Arabian Property Awards.
Awards and recognition
The developer’s awards page lists recognition from several bodies. The Dubai Land Department recognised the company for fast project completion in 2020 and again in 2021, the latter for Oxford Boulevard. Land Sterling gave Oxford Boulevard a Class A building-quality rating. Arabian Property Awards recognised 15 Cascade for Mixed-Use Development in Dubai (2025), and Business Tabloid recognised Sierra for Mixed-Use Development in the UAE (2025). Luxury Lifestyle Awards included Sierra in a 2025 list of residences. Each is a third-party award reported by the developer and attributed here to the awarding body.
The earlier buildings in the Oxford line sit on listing portals with their own handover histories. Metropolitan Real Estate, for example, describes Oxford Residence as a five-storey building in JVC District 13 handed over in 2018. For a specific unit, the Dubai Land Department record and the developer’s handover documents are the reference points.
How Buying Works With Iman Developers Dubai
Because Oxford Terraces has been handed over, a purchase of a unit there is a resale between two private parties. For the newer launches by Iman Developers Dubai, which are sold off-plan, the standard Dubai sequence applies. Both routes are described below, and our off-plan buyers guide covers the same ground in more detail.
Off-plan purchases: reservation to title deed
- Reservation. The buyer signs a booking or reservation form and pays a booking deposit. Our guide puts typical deposits at 5 to 10 percent of the price, and the amount is set by the developer.
- Sales and purchase agreement. The SPA sets the payment schedule, the unit specification and the handover date. Read the handover date and the payment schedule against the reservation form before signing.
- Registration. The sale is recorded with the Dubai Land Department through the Oqood interim registration, which shows the unit under the buyer’s name before a title deed exists. The Dubai Land Department transfer fee is 4 percent of the property value according to our guide, usually paid at registration.
- Escrow. Under Law No. 8 of 2007, a developer that sells off-plan must open a project escrow account, Article 9 dedicates that account exclusively to construction of the project, and instalments are paid into it. Article 14 provides for the escrow agent to hold back 5 percent of the account’s value after the completion certificate, released one year after units are registered to purchasers.
- Payment plan. Instalments follow the SPA schedule. Dubai launches commonly use plans such as 10/40/50 or 20/40/40, which are the structures listed for Oxford Terraces and 10 Oxford on Property Finder, with the balance due at handover.
- Snagging and handover. Before accepting the unit, the buyer inspects it and lists any defects for the developer to rectify. Handover follows the completion certificate.
- Title deed. The Dubai Land Department issues the title deed once handover and the final payment are complete.
Resale purchases of a completed building
A resale of an Oxford Terraces unit follows the transfer route for a completed property. The two parties agree a price and sign a sale contract, any mortgage is arranged, the seller supplies service-charge clearance, and the transfer is registered at the Dubai Land Department, with the 4 percent transfer fee. The title deed is then issued in the buyer’s name. Our guide to how much it costs to buy an apartment in Dubai lists the fees that sit on top of the price.
Service charges for jointly owned buildings in Dubai are administered through the Dubai Land Department’s Mollak platform, which reflects Law No. 6 of 2019 on jointly owned property. Ask the seller for the current service-charge schedule for the specific unit, since charges are set per building and per square foot.
Taxes and inheritance
Our property tax guide sets out the costs that come with owning a Dubai apartment, and our guide to inheritance for foreign property owners explains what happens to a unit if the owner dies. Both apply equally to units in Iman Developers Dubai buildings.
Ownership Route and Golden Visa for Iman Developers Dubai Buyers
Foreign buyers can hold freehold title in areas the Ruler of Dubai designates. Under Law No. 7 of 2006 on real estate registration, the Dubai Land Department keeps the property register, and a transaction takes legal effect once it is registered. JVC is a designated freehold area, so a unit in Oxford Terraces, or in any Iman Developers Dubai project in JVC, is freehold. Our guide to freehold versus leasehold in Dubai explains the difference, and a Khaleej Times explainer covers non-resident purchases.
The Dubai Land Department’s website lists a Golden Visa Investor service for owners of property with a purchase value of AED 2,000,000 or more at the time of purchase. Our Golden Visa guide states the rule in the same terms: the Dubai Land Department valuation on the application day decides, property can be combined to reach the figure, and off-plan units must come from a developer approved by the Dubai Land Department. Listing prices are not valuations, so the certified value should be checked before applying.
Applied to Iman Developers Dubai, the launch prices and recorded resale prices of Oxford Terraces units, from AED 455,000 to AED 1,620,000, are all below AED 2,000,000. A buyer who wants to use the Golden Visa route with those units would need to combine them with other qualifying property so that the combined value reaches AED 2,000,000 or more. Among the newer projects, 113 Residences lists prices from AED 1,800,000, which is below AED 2,000,000 at the starting point. Prices for larger units are set unit by unit in each project’s price list. Always check the figure against the Dubai Land Department valuation for the specific unit.
