A directory of real estate developers in North Cyprus: what it is and how to use it
This page is the overview layer of our directory of real estate developers in North Cyprus. Above it sit seven developer cards, and each card opens a long, sourced profile of one company: NorthernLAND, Noyanlar Group, Isatis Construction Group, Dovec Group, Cyprus Constructions, Afik Group and Carrington Group. A profile sets out who stands behind the company according to its own website, which projects it shows as completed and which as ongoing, which of its projects we list, and how a purchase from it fits the North Cyprus buying sequence. The text you are reading does a different job. It lines the seven up side by side, explains where each one builds, compares the payment plans they print, and gives a way to read the claims that appear in brochures, project pages and listing pages.
The seven profiles are linked to 99 distinct listing pages on our site: 24 for Carrington Group, 17 for NorthernLAND, 16 for Noyanlar Group, 12 each for Isatis Construction Group and Dovec Group, 10 for Cyprus Constructions and 8 for Afik Group. They cover studios, apartments, penthouses, lofts, townhouse-style homes, bungalows, twin and detached villas, mixed-use buildings and, in one project, offices and shops. They stand in İskele and on the Long Beach coast, in Boğaz, in Famagusta and its district, in Tatlısu, in Esentepe, in Kyrenia and at Edremit. That mix makes a side-by-side comparison of real estate developers in North Cyprus useful, because a buyer who starts from a town often meets several developers there. For the wider picture of the country read our Northern Cyprus country page; for the legal sequence of a purchase read the step-by-step buying guide and the guide on whether foreigners can buy property in North Cyprus. This hub does not repeat those guides. It adds the directory, the comparison and a description of how the profiles are prepared.
Three conventions apply throughout. Every statement that comes from a company is attributed to it (“according to the developer” or “per the developer”). Prices are shown in pounds sterling exactly as the developer or our listing prints them, and nothing is converted. Each profile ends with the date it was last checked, and the profiles and this hub were checked on 26 October 2026.
A sensible way to use the directory:
- Start with the comparison table in the next section to see where each developer has its office, which towns it builds in and what stage its listed projects are at.
- Read the town-by-town section to see which developers share a town and what each one offers there.
- Use the completed and ongoing section to see which projects carry a delivery date printed by the developer.
- Read the table of claims before you rely on a figure or a label on a project page.
- Open the profile of any developer that interests you, read its reservation checklist, and compare its payment plan with the table in the payment section below.

Three points frame the table. One: the seven real estate developers in North Cyprus work at different scales on our site, from the 24 projects of Carrington Group and the 17 of NorthernLAND to the 8 of Afik Group. Two: they work in different formats. NorthernLAND lists studios, apartments from 1+1 to 4+1, duplexes, penthouses, villas and mixed-use buildings. Noyanlar Group lists studios, lofts, apartments, penthouses, twin, semi-detached and detached villas and 4+1 triplex villas. Isatis Construction Group lists studios, apartments, duplexes, penthouses, townhouse-style villas and detached villas of 183 to 490 m². Dovec Group lists studios, one- to five-bedroom apartments, lofts, duplexes, penthouses, villas, offices and shops. Cyprus Constructions lists studios, apartments, loft penthouses, bungalows and villas. Afik Group lists resort apartments from studio to penthouse and villa collections. Carrington Group lists studios, apartments, duplexes, penthouses with roof terraces, townhouse-style lofts, bungalows and villas. Three: the towns overlap. Famagusta, İskele and Tatlısu each appear in several profiles, Esentepe in three, and the next section sets out who builds where.
Where the real estate developers in North Cyprus build, town by town
The table counts the projects each profile files under a town. It follows the town names used in the profiles, so each project appears in one row, and the counts are projects we list rather than the developer’s full portfolio.
| Town or area | Developers and the number of projects each lists there |
|---|---|
| İskele, Long Beach and Ötüken | NorthernLAND 4; Noyanlar Group 11; Isatis Construction Group 3; Dovec Group 8; Afik Group 1 |
| Boğaz and the Karpaz main road | Noyanlar Group 1; Dovec Group 1; Afik Group 4 |
| Famagusta city and district | NorthernLAND 8; Noyanlar Group 3; Isatis Construction Group 6; Dovec Group 1 |
| Yeniboğaziçi | Isatis Construction Group 2 |
| Tatlısu | Carrington Group 7; Dovec Group 2; Afik Group 2; Isatis Construction Group 1 |
| Esentepe | Carrington Group 9; Cyprus Constructions 9; Afik Group 1 |
| Kyrenia and Edremit | Carrington Group 8; Cyprus Constructions 1 (Edremit) |
| Yeni Erenköy | Noyanlar Group 1 |
NorthernLAND also has five completed projects on our site whose developer pages carry no town name, which is why its row totals 12 of 17 projects. All figures below are the developers’ own, as read on their project pages on 26 October 2026.
İskele and the Long Beach coast
İskele is the town where the office of Noyanlar Group and the North Cyprus sales office of Afik Group are, and it is the coast on which five of the seven developers list projects. Our İskele city page describes the district. NorthernLAND lists the Grand Sapphire scheme at Long Beach in three parts: Grand Sapphire Resort & Residences, described by the developer as 1,630 apartments with a hotel building and towers of 27, 29 and 31 floors, plus Grand Sapphire Blu and Grand Sapphire Phase 4. Its Pearl Village is a completed villa project in Yeni İskele. Noyanlar Group lists eleven projects between İskele town and Long Beach, with unit counts printed from 108 homes at Sea Life Plus to 1,120 at Royalsun Elite Residence, and a group that also runs a 55-room hotel and a medical centre nearby.
Dovec Group lists eight projects in İskele: Querencia (705 units, with the beach at 400 m according to the developer), the mixed-use D-Point (405 units, including offices and shops), Four Seasons Life I, II and III, Panorama, Courtyard Long Beach and La Isla Villas in Ötüken. Isatis Construction Group files Elysium, Elysium 2 and Infinity under Ötüken, placing Elysium 850 m and Infinity 450 m from Long Beach. Afik Group presents Caesar Resort in İskele as a resort community of 7,000 units built in phases, with over 5,000 sold, according to the developer.
Boğaz and the Karpaz main road
Three developers list projects in the Boğaz area of İskele District. Noyanlar Group lists Solmaris, 20 triplex villas of the 4+1 type beside a marina, according to the developer. Dovec Group lists Courtyard Platinum, a resort-style project of 952 units with a delivery target of December 2026. Afik Group has four schemes along the Karpaz main road that our site files under Boğaz: Caesar Blue (1,600 units including 98 villas), Caesar Palm Jumeirah (836 apartments in seven buildings of 24 floors each, per the project’s website), Blue Line Villas (74 furnished villas) and Caesar Beach (220 units, marked completed).
Famagusta, Yeniboğaziçi and Geçitkale
Famagusta is a university city described on our Famagusta city page. NorthernLAND has its head office there and lists eight Famagusta projects, all shown as completed by the developer: Kentplus (336 residences), NorthernLAND Center and Themis Center (mixed-use buildings), Alasya Park, New Life, Via Park, Saklı Kent (villas) and NorthernLAND Premier, which houses a fitness branch of the group. Isatis Construction Group lists the five numbered Isatis blocks in the city, for example Isatis 1 with 20 flats of 2+1 on five floors and Isatis 2 with 16 flats of 2+1 and 2 penthouses of 3+1, plus Fiora in the district. Dovec Group lists Sky Sakarya, a building delivered in May 2023, and has its office in the Sakarya district of the city.
Around the city, Noyanlar Group lists Angel Towers (135 units in the city centre, carrying the developer’s “Tamamlandı” completed tag), Neo Residence (50 units at Yeni Boğaziçi) and Olea Residence at Geçitkale (650 units; our listing carries the name Olea Grand). Isatis Construction Group places its Orchard community and the Sunrise villa site in Yeniboğaziçi, a few kilometres from Famagusta according to the developer; Orchard is described as a self-contained community with a community centre, restaurant, sauna, gym and supermarket.
Tatlısu
Tatlısu is on the north coast between Kyrenia and Famagusta, and four developers list projects there; our Tatlısu city page describes the village. Carrington Group lists seven: Atlantis Pearl (176 apartments in eight blocks), Malibu, Lagoon (32 duplex apartments), Malibu Zone 5, Malibu Zone 6, Atlantis Beach Apartments (43 residences, completed in 2024 according to the developer) and Sunset Valley, an estate of three-bedroom villas. Dovec Group lists La Casalia (454 units, delivery target December 2027) and Natulux (97 units in Küçük Erenköy, delivery target May 2027). Afik Group lists Caesar Breeze (269 units planned) and Caesar Bay (50 units). Isatis Construction Group lists Hillside, which the developer describes in terms of boutique-hotel living with a studio of 51 m² and a 1+1 of 70 m².
Esentepe
Esentepe lies on the north coast of the Kyrenia district beneath the Beşparmak mountains; our Esentepe city page covers the village and the area around it. Carrington Group lists nine projects, six of them in the Sea Magic community (Sea Magic Garden with 110 units, Sea Magic Park with 98 apartments, a completed phase of 30 apartments, Sea Magic Royal, Sea Magic Deluxe with 20 units and the community overview), plus Pine Hills Residence (17 units), The Residence (24 townhouse-style lofts in Bahçeli, dated 2008) and The Morlais villas. Cyprus Constructions places nine projects on the Esentepe coast: Aloha Homes (400 units), Bahamas Homes, Hawaii Homes (450 units), the Phuket Health and Wellness Resort (650 units), Maldives Homes, Pearl Island (156 studios), Mykonos Homes, Moonlight Villas and Idyll Homes. Afik Group lists Caesar Cliff (296 units planned).
Kyrenia and Edremit
Carrington Group lists eight projects in the Kyrenia area: seven apartment buildings in or near the city centre (Elite Residence, Park Avenue, Carrington 11, 22, 44 and 55, and Gold Tower) and Poseidon, a 48-unit development in Bahçeli on the coast. Park Avenue is a mixed-use scheme with 36 commercial and office units and 24 apartments. Cyprus Constructions prints a Bahçeli, Kyrenia address and lists Edremit Villas, 14 villas with private infinity pools and a delivery date of January 2028. For villa projects across the island, our villas for sale in Cyprus page sets the options side by side. Yeni Erenköy, on the Karpaz road, is the location of Sky Diora (80 units in 1+1 penthouse and 2+1 loft types), listed by Noyanlar Group.
Completed and ongoing projects across the real estate developers in North Cyprus
Every status label below is the developer’s own. The seven companies use different words: “Completed”, “Tamamlandı”, “Ready to move in”, “Delivered”, “Under Construction”, “Off Plan”, “ongoing” and “planned”. The table sets the labels beside the dates the developers print.
| Developer | Shown as completed or delivered | Shown as ongoing, planned or off plan | Dates printed by the developer |

| Noyanlar Group | 10 filed as ready to move in | 6 filed as ongoing: Terra Life, The Blue Residence, Sea Breeze, Solmaris, Sky Diora and Olea Residence | Completed numbered housing sites dated 2000 to 2012 on the developer’s completed-projects page |

| Cyprus Constructions | 5 shown as completed: Maldives, Pearl Island, Mykonos, Moonlight and Idyll | 5 shown as ongoing: Aloha, Bahamas, Hawaii, Phuket and Edremit | Aloha December 2026, Phuket March 2027, Edremit January 2028, Maldives Q4 2025; Bahamas, Hawaii, Pearl Island, Mykonos, Moonlight and Idyll shown as ready to move in |

| Carrington Group | 16 marked Completed | 4 Under Construction and 4 Off Plan | The Residence 2008; a Sea Magic phase built 2014; Carrington 22 and 44 in 2019; Elite Residence 2022; Atlantis Beach Apartments and Poseidon 2024; Carrington 55 in 2025; Malibu Zone 6 in 2028; Pine Hills Residence 2031 |
Four observations help in reading the table. One, a status label is a description of the project page and not a legal document. When a developer writes “ready to move in” or “completed”, the buyer can ask for the final approval (nihai tasvip) of the building and for the condominium title or easement record, and can tie handover to the approval in the contract, as our buying guide suggests. Two, a delivery date is a target until it is written into the sale contract. Dovec Group states its targets month by month, Cyprus Constructions prints a date on each ongoing project page, and Isatis Construction Group leaves the date to each sale contract. Three, the developers publish counters that measure different things. Noyanlar Group states 11,000+ delivered homes and 25+ completed projects, Dovec Group more than 5,000 homes delivered, Cyprus Constructions 2000+ properties delivered, NorthernLAND 30+ completed projects and Isatis Construction Group a counter of 102 completed properties. A count of homes, a count of projects and a count of properties are three different units, so the figures are compared like with like or not at all. Four, a unit count describes the whole scheme across its phases, such as the 1,630 apartments of Grand Sapphire or the 7,000 units of Caesar Resort, and does not say which units remain available.
The evidence in each profile differs in kind, and the profiles say so. Noyanlar Group publishes a completed-projects page that lists numbered sites with their size, location and construction years. Dovec Group publishes a delivery month for each completed project. Carrington Group shows a status badge and, where its pages give one, a single year. NorthernLAND sorts its projects into “Ongoing Projects” and “Completed Projects” and is covered by press reports of its 2023 anniversary and the 2024 opening of Grand Sapphire.
How to read claims made by real estate developers in North Cyprus
Developer websites, brochures and listing pages use a small set of recurring statements. None of them is a problem in itself. Each is a statement by the seller, and the useful step is to know what it describes and which document records it. The table is process-oriented and applies to every one of the real estate developers in North Cyprus, including the seven profiled here.
| Claim | What it usually means | What to ask for |
|---|---|---|
| “Founded in 1973 / 1989 / 1995 / 2003 / 2015” or “28+ years of experience” | The company’s own account of its history, which the profiles quote “according to the developer”; a group may have several legal entities | The name of the legal entity that signs the sale contract, which the contract itself states, and the registered owner shown in the Land Registry record for the unit |
| “Completed” or “ready to move in” | A status label on the project page for the building or phase | The final approval (nihai tasvip) of the building and the condominium title (kat mülkiyeti) or easement (kat irtifakı) record |
| “Delivery in December 2026” or a similar target | The developer’s planned handover date for the project or phase | The delivery date for your unit written into the sale contract, with the payment schedule that leads to it |
| “From GBP 94,950” or “starting price” | A price printed on a project card or page for a unit type, which a card does not always name | The unit number, size, floor and price in the reservation form, and whether VAT is included in the price |
| “7,000 units” or “1,630 apartments” | The size of the whole scheme across its phases, according to the developer | The phase and block of your unit and the plans that show net, gross and terrace areas separately |
| “Interest-free payment plan” | An instalment schedule agreed directly with the developer, without a bank loan | A table in the contract with each instalment’s amount, due date and receiving account |
| “Turkish title deed” or another title label | The title category the developer’s page names for the project, where it names one | The ownership search (araştırma belgesi) from the District Land Registry and written confirmation of the category for the parcel |
| “We handle the Permission to Purchase” | The developer or its lawyer lodges the application with the Interior Ministry; the Council of Ministers decides under Law 52/2008 and the law sets no time for the decision | The steps and dates in the contract, and what the contract says about the deposit for each outcome of the decision |
| “Five-year structural warranty” or “six-month warranty” | A warranty offered in the developer’s wording on its pages | The warranty terms in the contract: what it covers, from which date and who provides it |
| “Rental and property management” or “membership” | Optional services run by the developer or its group around the buildings | The service-charge or maintenance schedule for your building, such as the fee table Afik Group publishes from 1 January 2026 |
| “Residence permit with purchase” | A purchase can support a property-based permit application; the permit is a separate application decided by the authorities | The document you will hold (title deed or stamped and approved contract), the value recorded in it and the amount already paid |
| Distances and travel times | Minutes or kilometres printed by the developer from a stated starting point | The starting point and the route used, so figures from different developers can be compared |
The common thread is that the sale contract is the document that fixes the terms for a given unit. The profiles repeat the point for each developer: the contract states the unit, the price and its currency, the payment schedule and the delivery date, and it is the document filed for the purchase permit, so the amounts and dates in it matter more than a summary on a website. A buyer comparing real estate developers in North Cyprus gets the clearest picture by putting the delivery date, the payment schedule, the title-deed category and the total cost side by side in the draft contracts rather than in the brochures.
Payment plans printed by real estate developers in North Cyprus
Developer instalment plans are the usual way to pay for an off-plan home in North Cyprus, as the Cyprus Constructions financing page puts it, with bank loans available on conditions set by each bank. The seven profiles show how differently the plans are described.
| Developer | Structure printed or described | Where it appears |
|---|---|---|
| NorthernLAND | Up to 70% paid by delivery and the remaining 30% spread over 5 years, headlined as an “8 Year Payment Plan” | Campaign on the Grand Sapphire Blu page; other projects follow the schedule in the sale agreement |
| Noyanlar Group | In-house instalment model in which the company finances its own projects, as described in a 2026 trade-press interview | The schedule for a unit is written into the sale contract |
| Isatis Construction Group | Schedule set in each sale contract | The developer’s pages and the buying sequence in the profile |
| Dovec Group | Deposit, instalments during construction and payment at handover agreed for the unit | The reservation form and the sale contract |
| Cyprus Constructions | 35% down and 65% until project completion on nine of ten project pages; 40% down and 60% until completion at Maldives Homes; 48-month instalment wording on the Aloha Phase II and Bahamas Phase II and III unit cards | Project pages and unit cards |
| Afik Group | Interest-free plans; up to 80 months at Caesar Resort; 30% down payment and up to 36 months at Caesar Blue; a two-year plan at Caesar Beach; mortgages up to five years at Caesar Bay | Developer’s projects page |
| Carrington Group | Reservation deposit of 5,000 holding the unit for four weeks, then 35% within four weeks and 65% over three years, or 50% within four weeks and 50% over one year, interest-free; variants include 35% on contract with 65% over two or three years and 50% on contract with 50% over one year | Project pages; the profile lists the plan for each project |
Two patterns appear. Carrington Group and Cyprus Constructions publish percentage structures on project pages, with a deposit and a down payment followed by interest-free instalments. Afik Group publishes durations and down payments for some projects. Noyanlar Group, Isatis Construction Group and Dovec Group leave the schedule to the reservation form and the sale contract, and NorthernLAND prints one campaign structure on its Blu page. In every case the plan that applies to a unit is the one written into its contract.
To see how percentages translate into amounts, take a hypothetical home priced at GBP 100,000. This is arithmetic, not a quotation from any developer. Under a 35% down and 65% over three years structure, GBP 35,000 is paid at the start and GBP 65,000 is spread over 36 months, which is about GBP 1,806 a month if split equally. Under a 50% and 50% over one year structure, GBP 50,000 is paid at the start and GBP 50,000 over 12 months, which is about GBP 4,167 a month. Under the NorthernLAND Blu structure of up to 70% by delivery and 30% over five years, GBP 70,000 is paid by delivery and GBP 30,000 over 60 months, which is GBP 500 a month. The schedule also matters for the transfer clock: our buying guide notes that the one-year transfer period under the decree runs from full payment of the price stated in the filed document where no mortgage is registered in the seller’s favour, so the schedule is written into the registered agreement.
Amounts are paid in the currency the contract states. North Cyprus listings are generally priced in pounds sterling, euros or dollars while the legal tender is the Turkish lira, and foreign-currency contract amounts are allowed when banks are used. Stamp duty and permit fees are calculated in lira, with a sterling price converted at the official rate on the stamping day. This hub shows prices as printed and does not convert them.
Buying from real estate developers in North Cyprus: the rules in one place
The legal sequence is the same whichever of the real estate developers in North Cyprus sells the home. Our step-by-step buying guide sets out ten steps in full; the summary below is drawn from the seven profiles, which apply the guide to each developer.
- Choose a unit and check the paperwork. An ownership search (araştırma belgesi) is made at the District Land Registry (Tapu Amirliği) and shows the registered owner, mortgages, restrictions and the title category. For an apartment, a condominium title or easement must exist before the permit application under Law 35/2010. The Land Registry publishes its notices and legislation at tapu.gov.ct.tr.
- Reserve the unit and sign the sale contract. The contract states the unit, the price and currency, the payment schedule and the delivery date. Signing starts a one-month clock.
- Stamp the contract at the Tax Department. Stamp duty is 0.5% of the stated sum up to TL 89,000,000 and 0.1% above that, paid by the buyer unless the parties agree otherwise.
- Within one month of signing, register the stamped contract at the District Land Registry and lodge the Permission to Purchase application with the Interior Ministry. The application fee is TL 35,446.50, which is half the gross monthly minimum wage of TL 70,893 valid from 1 July 2026. The Ministry publishes a document list for the application.
- The Council of Ministers decides after a security inquiry. A foreign buyer, including a company with any foreign shareholding, needs this permit under Law 52/2008, and the law sets no fixed time for the decision. The permit is published in the Official Gazette (Resmi Gazete), and publication starts the transfer periods.
- Pay the Land Registry fees and sign the transfer. Under Decree-Law 89/2026, published in Resmi Gazete No. 147 on 7 August 2026, transfer fees are paid within 75 working days of publication and the title is registered within one year.
- Connect utilities. Permanent water and electricity connections are made in the buyer’s name once all taxes and fees are paid.
The fees a buyer meets are the same for every developer. The table applies the rates in our guides to a hypothetical price of GBP 100,000. It is arithmetic, not a quotation, and the VAT line applies where VAT is due and not already included in the price.
| Item | Rate | On GBP 100,000 |
|---|---|---|
| Land Registry fee, foreign buyer, initial property | 4% (3% transfer fee, 0.5% Immovable Property Commission, 0.5% Housing Acquisition Unit) | GBP 4,000 |
| Land Registry fee, second property | 5.5% | GBP 5,500 |
| Land Registry fee, third property | 6% | GBP 6,000 |
| Stamp duty on the contract | 0.5% up to TL 89,000,000 | GBP 500 equivalent, calculated in lira |
| VAT on housing up to 300 m² of closed area | 5% (10% from 300 m²) | GBP 5,000 where due and not in the price |
| Mortgage registration, if a loan is used | 1% of the loan | GBP 1,000 on a loan of GBP 100,000 |
| Permit application fee | Half the gross monthly minimum wage | TL 35,446.50 |
The Land Registry fee schedule is published in Resmi Gazete No. 197 of 7 October 2026 and is valid to 5 January 2027. Legal and notary fees have no official tariff and are agreed with the lawyer. VAT depends on closed area, which is why the profiles point to the floor areas printed on developers’ plans: villas such as Orchard’s Apple villa of 310 m² and the Sunrise detached villas of 405 to 490 m² lie above the 300 m² line, while the apartments lie below it, and the written quotation confirms the rate for a given unit.
Who may buy and how much is set by Law 52/2008 and, for the numerical limits, by Decree-Law 89/2026, as summarised in our guide on whether foreigners can buy property in North Cyprus. A foreign natural person chooses one of four options, which are not added together: up to three apartments, or up to six for nationals of states that recognise the TRNC; land up to 1,338 m² with one house; a detached house on land up to 3,300 m²; or two two-storey detached villas in a mass-housing project, or three for nationals of recognising states. Foreigners may hold up to 7% of any district and 3% of the country, sales to foreigners in zoned housing projects are capped at 80% of the units, and agricultural land, forest land and military zones are closed to foreign buyers. The decree carries a 90-day term from 7 August 2026, to about 5 November 2026, unless Parliament enacts it, and the consolidated text of Law 52/2008 on the legislation portal shows earlier limits, so the lawyer’s file records which text was applied on the day of the reservation. The law is published on the TRNC legislation portal.
Title-deed categories are a separate subject from the building. Our country page lists four categories used in the market: Turkish title (pre-1974), foreign title (pre-1974), exchange or equivalent title (eşdeğer) and TRNC title by allocation (tahsis). The category is shown on the deed and in the Land Registry search, and the profiles agree on the practical step: put the category for the parcel in writing before the deposit is paid. Among the seven profiled developers, Isatis Construction Group names a Turkish title deed on its Isatis 3 and Isatis 5 pages, while the other profiles leave the category to the deed and the ownership search.
Residence-permit conditions in the profiles of real estate developers in North Cyprus
Residence is a separate process from the purchase. Our residence-permit guide summarises the TRNC system under the Residence and Visa Regulation, consolidated on 5 October 2026 and published on the legislation portal. Under article 14(2)(b), the owner of a home suitable for residence and used for it can apply for a property-based short-term permit. The profiles of all seven real estate developers in North Cyprus restate the same conditions, summarised in the table.
| Evidence of ownership | Property value | Permit duration | Conditions stated in the guide |
|---|---|---|---|
| Title deed in the applicant’s name | GBP 300,000 or more | 10 years | No income test |
| Title deed in the applicant’s name | Below GBP 300,000 | 5 years | No income test |
| Stamped and approved sale contract only | GBP 300,000 or more | 5 years | One-third of the price paid and the purchase-permit application lodged; no income test |
| Stamped and approved sale contract only | Below GBP 300,000 | – | One-third of the price paid, the purchase-permit application lodged and proof of monthly income equal to one minimum wage |
Permanent residence is a different route under Law 51/2015. According to our guide it needs housing worth at least EUR 125,000, evidence of income, six continuous years of permits (three at age 60 or over) and TRNC health insurance. Citizenship is a further and separate procedure, described in our guide on citizenship and immigration in Northern Cyprus, and the broader programme overview is in the North Cyprus residency programme guide. Permits issued in the north are a separate system from the Republic of Cyprus immigration permit. A purchase from any of the real estate developers in North Cyprus is one input to an application, and the permit depends on the buyer’s own application and the conditions above.
Because the GBP 300,000 line applies to the value of the property in the document the applicant holds, the printed prices on developer pages are a guide. Where prices are printed, Isatis Construction Group projects carry price ranges on five listings, from GBP 111,000 at Hillside to GBP 550,000 at Orchard; Dovec Group prints starting prices per unit type from GBP 127,000 to GBP 2,057,000; Cyprus Constructions prints starting prices from GBP 94,950 to GBP 1,450,000; Carrington Group prints starting prices from GBP 144,950 to GBP 399,951 on its project cards; and our listing for Sea Breeze by Noyanlar Group shows prices from GBP 80,000 up to GBP 195,000. A starting price on a card applies to an unspecified unit, so the value recorded in the contract for the unit you choose is what counts.
How we research and verify the real estate developers in North Cyprus
Each profile is prepared from a fixed set of sources, and this hub uses what the seven profiles contain and nothing beyond them. The sources are, in order of use: the developer’s own website, including its About page, projects page and individual project pages, read on 26 October 2026; websites of group companies and project sites that the developer links; press reports named in the profile, such as the Kıbrıs Postası reports on NorthernLAND and the Para Dergi interviews on Noyanlar Group and Dovec Group; and TRNC primary sources, namely the Land Registry, the Interior Ministry, the Official Gazette and the legislation portal. For the project lists the starting point is the developer’s own projects page, for example the pages of NorthernLAND, Noyanlar Group, Dovec Group, Cyprus Constructions, Afik Group and Carrington Group, and the About Us page of Isatis Construction Group.
A few rules govern how the facts are written. A fact that comes from a company is attributed to it, so a founding year reads “according to the developer” and a delivery date reads “per the developer”. Unit counts, sizes, amenities and prices are the developer’s printed figures, and a price is shown in the currency printed, which is pounds sterling for these developers. A statement of law is attributed to the primary text or to our guide that cites it. Each profile ends with a “Last checked” date and, where the sources matter, a list of the pages that were read.
Where two sources give different figures for the same point, the profile either names each source next to its figure or leaves the point out of the comparison. That is why this hub states the head office as the developer prints it, uses the developer’s own status labels, and keeps travel times, which developers measure from different starting points, to the profile of the developer that prints them. Unit-level terms, such as the price, the delivery date and the title-deed category, are fixed in the sale contract and the Land Registry record, and the profiles say so each time.
A correction to a figure on this page or in a profile can be sent through the contact page of this website. A message that names the profile, the figure and the page of the developer’s website or the official text where the figure appears allows the point to be checked against the source and, where the source supports it, updated.
Other real estate developers in North Cyprus
The seven profiled companies are a selection and not a list of all real estate developers in North Cyprus. The directory covers the developers whose projects appear on our site and whose pages could be researched to the standard described above, and it makes no statement about companies outside it. A project on the island can also be built by a company that does not appear here, and the legal route of the purchase described in this hub is the same for it.
For a broader view of the market, our Northern Cyprus country page shows how the listed projects spread across the towns, and the city pages for Famagusta, İskele, Esentepe and Tatlısu list every project we carry in those towns, whichever developer built it. Our villas for sale in Cyprus page groups villa projects across the island. The buying guide and the table of claims above apply to any developer a buyer meets.

Last checked: 26 October 2026.
