Cyprus Constructions North Cyprus: who the developer is and what it builds
Cyprus Constructions North Cyprus is the name under which Cyprus Constructions, a property developer with a base in the Bahçeli area of the Kyrenia (Girne) district, presents its residential projects on the north coast of the island. According to the developer’s own About page, the company has 28+ years in the industry, has delivered 2000+ properties and has served 60+ nationalities. Its portfolio, as listed on the developer’s projects page, consists of five ongoing projects (Aloha, Bahamas, Hawaii, Phuket and Edremit) and five completed ones (Maldives, Pearl Island, Mykonos, Moonlight and Idyll). All ten are on our site, which is why Cyprus Constructions North Cyprus has its own profile in our developers section.
The homes range from studio apartments and 1+1 and 2+1 apartments to loft penthouses, bungalows and villas, mostly in resort-style communities along the Esentepe coast, with one villa project at Edremit. The developer prints project starting prices in pounds sterling, from GBP 94,950 at Bahamas Homes to GBP 1,450,000 at Edremit Villas, and shows a standard payment plan of 35% down with 65% until project completion on nine of its ten project pages. This profile collects what Cyprus Constructions North Cyprus says about each project, checked against its own pages on 26 October 2026, together with our listing pages, which are linked from every project name.
The page is organised in the order a buyer usually reads it: a table of key facts, the company and its group, the projects, the portfolio and chronology, how a purchase works in North Cyprus, the ownership route and residence-permit conditions, a list of key facts, a comparison with other developers we profile, a reservation checklist and frequently asked questions. For the wider market, see our Northern Cyprus country page, the Esentepe city page and the hub Real estate developers in North Cyprus.

Company, ownership and group behind Cyprus Constructions North Cyprus
Cyprus Constructions North Cyprus is the English-language face of a developer whose website is published in six languages (English, Turkish, Arabic, Polish, Russian and Persian). The footer of the site prints the address of the Pearl Island Homes community in Bahçeli, Kyrenia, as the company address, and the copyright line reads “Cyprus Construction”. The About page describes the company as a professional developer providing quality properties in North Cyprus and says its staff offer knowledge of the island as well as of property purchase. The developer’s About page gives the figures quoted above (28+ years, 2000+ properties, 60+ nationalities); we repeat them only as the developer’s own statements.
The company profile page says that Cyprus Constructions focuses on residential, resort and investment-driven projects and lists its core areas as luxury villas, resort-style apartments, seafront developments and investment-oriented properties. It names Kyrenia, Bahçeli, Esentepe and Famagusta as places where the company has a presence. The ten projects we list are on the coast east of Kyrenia and at Edremit, so the town pages we link in this profile are the Esentepe page and our country page for Northern Cyprus.
Around the property company the website shows a small group of services. CC360 is described as the official platform for residents, owners, guests and staff, covering amenity bookings, service requests, community messages and profile management on a web dashboard and a mobile app. A property management page describes rental and asset management for owners who live abroad, including tenant selection, rent collection with monthly reporting, routine inspections, utility registration and contract management. A pre-arrival form collects details so that a concierge team can arrange transfers, accommodation and key handover before a buyer lands. The site menu also lists CC Connect, an app, and three Califorian businesses (trading, restaurant and catering); this profile describes only the property business.
When a buyer signs a sale contract, the contracting entity is named in the contract itself, and the Land Registry record for the unit shows the registered owner; both are normal parts of the process described below.
Cyprus Constructions North Cyprus projects: Esentepe coast, Bahçeli and Edremit
Our site lists ten Cyprus Constructions projects. Because ten separate headings would be hard to read, the projects are grouped by how the developer presents them: the larger resort communities it shows as ongoing, the single villa project at Edremit, and the five completed communities. A summary table follows the descriptions. All sizes below come from the developer’s own text or from floor plans printed on its project pages, and all prices are shown as the developer prints them, in pounds sterling, without conversion.
Ongoing resort communities on the Esentepe coast
Aloha Homes is described on the developer’s Aloha Homes page as a resort in two phases, called Aloha Beach Resort. Phase I includes 5+1 and 3+1 villas and Type A and Type B 1+1 apartments. Phase II includes Type V bungalows with two or three bedrooms, Type A 1+1 apartments, Type B 1+1 garden apartments and 2+1 loft penthouses. The overview says the concept is ready to move, that the price includes furniture and household appliances, and that homes have a modern kitchen and bathrooms, central air conditioning and a card entry system. The page lists a bar, a café, central generators for communal areas and for homes, a children’s playground, a cinema, a concierge service, a fitness area, landscaped gardens and a laundry. The statistics panel shows 400 units, a delivery date of December 2026, a starting price of GBP 154,950 and the 35% down, 65% until completion payment plan; the Phase II unit cards add 48 months of instalments. One plan on the page prints the areas of a two-bedroom loft penthouse: 75 m2 of penthouse, a 10 m2 terrace and a 50 m2 roof terrace, giving 135 m2 of total usage area.
Bahamas Homes is a coastal community. On the developer’s Bahamas Homes page, Phase I contains Type A, B and C apartments and the Beach and Sea Villas located in front of the sea; Phase II is described as 284 units of Type A and B apartments, and Phase III as 304 units of Type A and B apartments. The text mentions a north-facing view of the Mediterranean and a south-facing view of the Five Finger Mountains. Amenities listed are a children’s playground, gardens, a gated community, an on-site market, parking, a four-seasons pool, cleaning, a pharmacy, a restaurant and wellness facilities. The starting price is GBP 94,950, delivery is shown as “Ready to Move In” and the payment plan is 35% down with 65% until completion, with 48-month instalment wording on the Phase II and Phase III unit cards. Two plans print areas: the four-bedroom Sea Villa shows a closed area of 157.4 m2 and a total of 351.2 m2, and the Type C 2+1 eco house shows a closed area of 97.1 m2 and a total of 315.6 m2.
Hawaii Homes consists, per the developer’s Hawaii Homes page, of 22 blocks of two-storey studio apartments, 8 blocks of 1+1 and 2+1 loft penthouses and 10 villas. The construction notes mention damp-proofing, concrete and climate- and water-insulated roofing, together with a five-year structural warranty, fitted kitchens, double-glazed windows and designated parking. The amenity list includes central generators, a children’s playground, fitness, landscaped gardens, on-site management, parking, a heated indoor pool, an outdoor pool and a restaurant. The statistics panel shows 450 units, a starting price of GBP 99,950, delivery as “Ready to Move In” and the 35% / 65% payment plan. A one-bedroom plan prints 50 m2, a 10 m2 terrace and 60 m2 of total usage area.
Phuket Health and Wellness Resort is a wellness-oriented community. The Phuket page lists an indoor heated pool, a spa with sauna, hammam and massage, a gym and health centre, a tennis court, a restaurant, a beach with beach facilities, an art zone, swimming pools with waterfalls, a dental clinic, body check-up services and emergency assistance. Unit types named on the project page include 1+1 garden apartments, 2+1 loft apartments, garden and penthouse studios, 2+1 detached villas and, in Phase III, 6+1 and 3+1 villas. The page shows 650 units, a delivery date of March 2027, a starting price of GBP 144,950 and the 35% / 65% payment plan. A plan of the 2+1 detached villa prints bedrooms of 14, 10 and 9 m2, a living and kitchen area of 28.5 m2, a 22 m2 terrace and a 38 m2 infinity pool.
Edremit Villas
Edremit Villas is the one project in the portfolio that the developer places at Edremit. The Edremit page offers 14 villas, each with a private infinity pool and pool terrace, a landscaped garden and views of the sea and mountains. All bedrooms are described as master suites, and each villa has a laundry room, closets and large terraces. The villa plan prints a total closed area of 240 m2 (78 m2 on the entrance floor and 162 m2 on the ground floor), a total pool area of 102 m2, a total terrace area of 90.5 m2 and three bedrooms. The starting price is GBP 1,450,000 and the delivery date is January 2028, with the 35% down, 65% until completion plan. Dividing the printed price by the printed closed area gives about GBP 6,042 per m2 of closed area (GBP 1,450,000 divided by 240 m2). For villas across the island, see our villas for sale in Cyprus page.
Completed communities
Maldives Homes is shown on the Maldives Homes page as a seafront development of villas with private pools and apartments. The delivery date is Q4 2025, the payment plan shown is 40% down and 60% until completion, and the developer’s projects page labels the project sold out.
Pearl Island has 156 studio apartments according to the unit text on the Pearl Island page. A ground-floor studio has 35 m2 of gross area and an 8 m2 garden terrace; a first-floor studio has 35 m2 of gross area, an 8 m2 terrace and a 35 m2 roof terrace. Standard features listed include a damp-proof course, a concrete structure, ceramic interior flooring, non-slip exterior flooring, customisable kitchens and wardrobes, double glazing, air-conditioning infrastructure, designated parking and a five-year structural guarantee. The developer’s footer address is the Pearl Island Homes community in Bahçeli.

The specification mentions heat and sound insulation, energy-saving bricks, soft-close kitchen units, inverter air conditioning, underfloor and central heating infrastructure, en-suite bathrooms, aluminium double-glazed sliding doors, private and shared swimming pools, landscaped gardens, a central generator system and a five-year building guarantee. The developer’s projects page shows the project as resale only.
Moonlight Villas are six three-bedroom, three-bathroom duplex villas on the Esentepe coast according to the Moonlight Villas page, each with a direct sea view and a private pool, an outdoor cinema, a waterfall feature and a sunken pool terrace. The text says they are close to the Idyll Homes project and to the Esentepe municipality beach. The specification mirrors the other completed projects: damp-proof course, concrete construction, ceramic and non-slip flooring, fitted kitchens and wardrobes, double glazing, air-conditioning infrastructure and a five-year structural guarantee. Portfolio and track record of Cyprus Constructions North Cyprus
The developer’s website divides its work into “On Going Project” and “Completed projects” menus, and our ten listings follow that division. On the ongoing side are Bahamas, Hawaii, Aloha, Phuket and Edremit; on the completed side are Maldives, Pearl, Mykonos, Moonlight and Idyll. The dates the developer prints for its projects are set out below in the order they fall.
| Date shown by the developer | Project | What the page says |
|---|---|---|
| Q4 2025 | Maldives Homes | Delivery date on the project page; shown among the completed projects |
| Ready to move in | Bahamas Homes, Hawaii Homes, Pearl Island, Mykonos Homes, Moonlight Villas, Idyll Homes | Delivery line on each project page; the homepage notice says key delivery has started at Bahamas 1, Bahamas 2 and Hawaii |
| December 2026 | Aloha Homes | Delivery date on the project page; two phases |
| March 2027 | Phuket Health and Wellness Resort | Delivery date on the project page |
| January 2028 | Edremit Villas | Delivery date on the project page; 14 villas |
The printed starting prices run from GBP 94,950 at Bahamas Homes and GBP 99,950 at Hawaii Homes to GBP 1,450,000 at Edremit Villas. On the completed side, the developer’s projects page shows Maldives Homes as sold out, Mykonos, Moonlight and Idyll as resale only, and Pearl Island with a price of GBP 220,000. Where a resale unit is bought, the seller is the current owner, and the price and terms are those written in the sale contract.
The developer also states that it runs property management and a resident platform. Its property management page describes services including tenant selection, monthly rent collection and reporting, inspections and contractor coordination, and its project FAQ pages describe rental management as an optional service. This profile gives no rental figures for Cyprus Constructions North Cyprus projects.
How buying works with Cyprus Constructions North Cyprus
A purchase from Cyprus Constructions North Cyprus follows the same legal sequence as any North Cyprus purchase by a foreigner, which our guide How to buy property in North Cyprus: step by step sets out in ten steps. This section applies that sequence to a developer sale, using the guide as the fact base and the primary sources it cites.
Reservation and sale contract. The developer’s project pages invite buyers to book a viewing and show a booking form; a reservation is a contractual arrangement between buyer and developer, and what carries legal weight is the sale agreement. The agreement normally states the full price and currency, the payment schedule, the identification of the unit, the delivery date for a building not yet finished, and the allocation of taxes between the parties. For the plan the developer prints, 35% down and 65% until project completion, the contract is where the dates and amounts of the stages are written down.
Stamping and registration. The sale agreement is stamped at the Tax Department. Stamp duty under the consolidated Stamp Duty Law 19/1963 is 0.5% of the sum in the agreement, and a sterling price is converted into lira at the official rate on the day of stamping. Under the decree-law in force on the date of this check, the stamped agreement must then be registered at the District Land Registry (Tapu Amirliği), and the purchase-permit application lodged, within one month. The Land Registry notice of 15 July 2025 states that transfers and file transactions are handled at the office of the district where the property is registered.
Permission to Purchase. A foreign buyer needs a Council of Ministers purchase permit under Law 52/2008, applied for through the Interior Ministry. The Ministry publishes a document list that includes a petition, information forms, a passport copy, a copy of the title, a location plan and the original police record from the applicant’s country. The application fee is half of the gross monthly minimum wage, which at TL 70,893 is TL 35,446.50. The law sets no time limit for the Council’s decision, and the permit is published in the Resmi Gazete, which starts the transfer clocks.
Fees, transfer and handover. After publication the buyer pays Land Registry fees, 4% of the sale value for a foreigner’s first property, 5.5% for the second and 6% for the third under the regulation in Resmi Gazete No. 197 of 7 October 2026, valid to 5 January 2027. Under Decree-Law 89/2026 the fees are paid within 75 working days of publication and the transfer declaration is signed within one year. For a home that is still being built, the delivery date in the contract and the payment schedule decide when the title transfer is completed, because the one-year period runs from full payment when no mortgage is registered in the seller’s favour. Water and electricity connections in the buyer’s name follow payment of the taxes and fees.
To show how the percentages work, the table below applies them to two printed starting prices. It is an illustration with stated formulas, not a quote; a lawyer calculates the exact amounts for a given unit, and VAT depends on how the price is stated in the contract.
| Item | Rate | On GBP 94,950 (Bahamas Homes from price) | On GBP 154,950 (Aloha Homes from price) |
|---|---|---|---|
| Land Registry fee, first property | 4% | GBP 3,798 (94,950 x 0.04) | GBP 6,198 (154,950 x 0.04) |
| Stamp duty on the agreement | 0.5% | GBP 474.75 (94,950 x 0.005) | GBP 774.75 (154,950 x 0.005) |
| VAT on housing up to 300 m2 of closed area, where it applies and is not already in the price | 5% | GBP 4,747.50 (94,950 x 0.05) | GBP 7,747.50 (154,950 x 0.05) |
The VAT rates regulation updated on 7 October 2026 places housing up to 300 m2 of closed area in the 5% schedule and housing from 300 m2 in the 10% schedule. Floor areas printed on the developer’s plans therefore matter to the VAT band as well as to the buyer’s own planning; the Moonlight Villas plan (264 m2 closed area) and the Edremit plan (240 m2 closed area) are examples where the closed area is printed. Mortgage registration, if a loan is used, costs 1% of the debt registered. Developer payment plans are the usual way to pay for an off-plan home in the area; the developer’s financing page describes developer instalment plans as the usual method, with bank loans available on conditions set by each bank.
Ownership route, title deeds and residence permits for Cyprus Constructions North Cyprus buyers
Under Law 52/2008 a foreigner is anyone who is not a TRNC citizen, and a company with any foreign shareholding is treated as foreign. The limits applied on 26 October 2026 come from Decree-Law 89/2026, published in Resmi Gazete No. 147 on 7 August 2026, which our guide Can foreigners buy property in North Cyprus compares with the consolidated text of the law. Under the decree, a foreign natural person may choose among four alternatives: up to three apartments; land of up to 1,338 m2 with one house; a detached house on land of up to 3,300 m2; or two two-storey villas in a mass-housing project. Agricultural land, forest land and property in military zones are excluded, foreigners may hold at most 7% of the area of any district and 3% of the country, and the decree is valid for 90 days from 7 August 2026 unless Parliament enacts it. Which of these categories and limits applies to a Cyprus Constructions North Cyprus purchase depends on the unit type and on what the buyer already holds, and the buyer’s lawyer confirms it before the contract is signed.
For an apartment, condominium title (kat mülkiyeti) or a condominium easement (kat irtifakı) must exist before a purchase permit can be applied for, and the Land Registry deed shows the title category. Terms such as Turkish title, exchange title and allocation are used in agency guidance, and the deed and an official ownership search show which category applies to the parcel being bought. The title category belongs to each parcel and is read by the buyer’s lawyer from the deed and the search before the sale agreement is signed. Our Northern Cyprus country page lists every project we cover.
Residence is a separate process from the purchase. Our guide Cyprus residence permit summarises the system in Northern Cyprus under the TRNC Residence and Visa Regulation (consolidated 5 October 2026). Under article 14(2)(b), an owner of a home suitable for residence and used for it can obtain a property-based short-term permit. With the title deed in the applicant’s name, a home worth GBP 300,000 or more gives 10 years and a lower value gives 5 years, with no income test. With only a stamped and approved sale contract, GBP 300,000 or more gives 5 years, and a lower value needs proof of monthly income of one minimum wage; one-third of the price must have been paid and the purchase-permit application lodged. Permanent residence under Law 51/2015 needs housing worth at least EUR 125,000, evidence of income, six continuous years of permits (three at age 60 or over) and TRNC health insurance.
Two points complete the picture. A purchase from Cyprus Constructions North Cyprus, like any purchase, does not by itself give a residence permit or TRNC citizenship; citizenship is a separate matter covered in our Northern Cyprus citizenship and immigration guide and in the North Cyprus residency programme overview. And EU legislation is suspended in the north under Protocol 10, so a TRNC permit carries no EU rights.

Cyprus Constructions North Cyprus is one of seven developers in our North Cyprus directory. The table shows, for each, the head-office town as printed on the developer’s own pages and the number of its projects on our site. It makes no ranking; the profiles differ in where they build and how many projects they list.
| Developer | Base per its own pages | Projects we list | Profile |

Buyers who compare developers often start with the town. Cyprus Constructions North Cyprus projects sit on the Esentepe coast and at Edremit, while other profiles cover İskele, Famagusta and Tatlısu; the hub Real estate developers in North Cyprus lists all seven. For Famagusta and İskele, see our Famagusta and İskele city pages; for the east coast projects of other developers, the Tatlısu page.
The Esentepe area where Cyprus Constructions North Cyprus builds
Most of the ten projects are marked by the developer as Esentepe. According to our Esentepe city page, the village lies on the northern coast of the Kyrenia district below the Beşparmak (Five Finger) mountains, about 20 minutes by car east of central Kyrenia and about 35 minutes from Ercan International Airport. The area has Korineum Golf and Beach Resort, a mix of new villa and apartment developments and an older village centre, and the page notes that most off-plan buyers use developer instalment plans. Bahçeli, where the developer prints its address, is a neighbouring coastal village, and Edremit lies in the same Kyrenia district.
For a buyer, the practical consequence of the location is the same as elsewhere on the north coast: a car is useful for daily errands, Kyrenia has the wider range of shops, schools and hospitals, and the district Land Registry that registers the sale contract and the title is the one for the district where the parcel lies. The developer’s own pages add that residents of its communities can use on-site facilities such as pools, fitness areas, restaurants and playgrounds, whose lists differ from one project to another and are summarised in the project descriptions above.
What to prepare when reserving with Cyprus Constructions North Cyprus

- A valid passport, plus a copy for the Interior Ministry file, and the original police record from your home country for the permit application.
- The reservation form and the amount of the booking payment, with a receipt that names the unit.
- The sale contract, showing the price and currency, the unit and parcel identification, the delivery date and the payment schedule stage by stage.

- An ownership search (araştırma belgesi) from the District Land Registry and a copy of the title.
- A location plan with the area marked, for the permit application.
- A tax number if the buyer needs one for local payments, and a power of attorney if a lawyer will act at the offices in the buyer’s absence.
- Details of the unit’s furniture and appliance inventory, where the price includes them, and the list of fittings that stay with the home.
- The plan of the unit with net, gross and terrace areas shown separately, since VAT bands and property tax depend on closed area.
- Proof of payment of taxes and fees, kept for the Land Registry and for water and electricity connections.
