Kensington Cyprus North Cyprus: who the developer is and what it builds
Kensington Cyprus North Cyprus is the name this profile uses for Kensington, a property developer that describes itself on its K-Islands website as building trust in North Cyprus since 2003. According to the developer, it has been active for more than 20 years and its portfolio holds around 3,000 residential units of all types and sizes, from apartments to villas. The projects it names are Thalassa Beach Resort & Spa, Karpasia by the Sea, Karpasia Elite, Olive Grove and Savyon Village, and the projects it currently presents for sale are K-Islands, Thalassa and K Villas. That is why Kensington Cyprus North Cyprus has its own profile in our developers section.
The development at the centre of the developer’s website is K-Islands, a beachfront scheme in Tatlısu on the north coast. According to the developer, it offers studios and one-bedroom homes in six types: Studio Garden Residence, Studio Penthouse, 1+1 Garden Residence, 1+1 Penthouse, 1+1 Townhouse and Island Villa, with prices from GBP 174,000 and a payment period of 24 months interest-free. Our site lists one of these projects, K Archipelago in Tatlısu, which matches the developer’s K-Islands page on location, unit types and distances. This page therefore gives the K-Islands project in depth and describes the rest of the Kensington Cyprus North Cyprus portfolio as the developer presents it.
This profile covers Kensington Cyprus North Cyprus in these parts: a table of key facts, the company and its self-stated history, the projects, the setting of Tatlısu and Bafra, the portfolio chronology, how a purchase from a developer works in North Cyprus, the ownership route and residence-permit conditions, a list of key facts, a comparison table with other developers we profile, a checklist of what to prepare when reserving, and a set of frequently asked questions. Everything was checked on 26 October 2026 against the developer’s website and the public sources listed at the end. Where the developer states something, we say “according to the developer”. Company, ownership and group of Kensington Cyprus North Cyprus
The developer’s K-Islands website introduces the company under the line “Building Trust Since 2003”. The text beneath it says that Kensington is a North Cyprus property developer of over 20 years, with an existing portfolio that includes Thalassa Beach Resort & Spa, Karpasia by the Sea, Karpasia Elite, Olive Grove and Savyon Village, and with a total of around 3,000 residential units of all types and sizes. It describes the offer as villas and apartments for people who wish to invest in property in North Cyprus. These statements are the developer’s own, and this profile gives them as such. The same section sets out a vision and a mission that describe how the company presents itself.
The vision, in the developer’s words, is to continue building on an established position among the property developers of the Mediterranean, protecting a reputation for properties, customer service and attention to detail, and to meet buyers’ expectations from the sales stage to after-care service. The mission is to provide quality homes in North Cyprus at affordable prices for overseas property buyers, using quality materials, current building techniques and qualified tradesmen, whether the home is bought for investment, as a second home or for retirement. The company refers to itself as Kensington Cyprus in that text, and a company profile on LinkedIn uses the same name and lists a portfolio that includes Thalassa Beach Resort and Spa, K-Islands, K-Villas and Karpasia by the Sea. The company also publishes under that name on Issuu, where a 2020 information map is described as covering projects built by Kensington in the Esentepe area.
The website gives its office as the K-Islands project in Tatlısu, which fits the location of the scheme it promotes. It also gives a showroom: the page states that a fully furnished showroom is ready for viewing. The site offers a downloadable brochure with the available units, the furniture included and related details, and a set of policy pages for privacy, terms of use and cookies. The footer of the site carries a 2025 copyright line.
The developer also says where its buyers come from. According to the K-Islands page, over half of its buyers are from Germany, Sweden and the Netherlands. That is the developer’s statement about its own buyer base and is not drawn from official statistics. For a wider view of who may buy in North Cyprus and under which permit, our guide to foreign ownership in North Cyprus sets out the legal framework that applies to every developer, and a later section of this page summarises it.
Kensington Cyprus North Cyprus projects: K-Islands, Thalassa, K Villas and the wider portfolio
The developer’s website lists three projects under “Available Projects for Sale & Investment”: K-Islands, described as boutique beachfront apartments from studios to cosy one-bedroom homes; Thalassa, described as seafront apartments with resort-style amenities; and K Villas, described as villas for private living. The website then names five further projects in the portfolio paragraph. This section takes them in turn, and the summary table at the end of the section gives the figures side by side. Only K-Islands carries unit types, areas, a price and payment terms on the developer’s pages, so it receives the most detail.
K-Islands, Tatlısu (our listing: K Archipelago)
K-Islands is the project the developer’s website is built around. The page places it on the beachfront with a sandy beach cove and gives the office address as the K-Islands project in Tatlısu. Our listing, K Archipelago in Tatlısu, describes the same studio, one-bedroom, townhouse and penthouse types in the same village and quotes the same 40-minute drive to Kyrenia; for that reason we treat the listing and the developer’s K-Islands project as one project and link it. Where the two pages differ in a number, this profile uses the developer’s figure.
The developer prints six unit types, each with a total area and the outdoor features included. The table below reproduces them. The page prints one starting price for the project as a whole, GBP 174,000.
| Unit type | Total area printed | Included, per the developer |
|---|---|---|
| Studio Garden Residence | 43 to 57 m2 | Patio terrace |
| Studio Penthouse | 73 to 98 m2 | Rooftop terrace, summer kitchen, BBQ area, shower |
| 1+1 Garden Residence | 72.5 m2 | Patio terrace |
| 1+1 Penthouse | 129 m2 | Rooftop terrace, summer kitchen, BBQ area, shower |
| 1+1 Townhouse | 117 to 125 m2 | Rooftop terrace, summer kitchen, BBQ area, shower |
| Island Villa | 85 m2 | Patio terrace, private pool |
The location block of the page lists drive times from K-Islands: Kyrenia 40 minutes, Famagusta 40 minutes, Nicosia 45 minutes, Ercan Airport 45 minutes, Larnaca Airport 1 hour 15 minutes, and the Korineum Golf Club at Esentepe 15 minutes. It describes the setting as a sea view on the beachfront with a sandy beach cove and easy access. These are the developer’s journey times; actual times depend on traffic and on the road used.
The amenities list on the page is long: water sports, a fitness centre, a kids club, a spa and wellness centre, a sauna and steam room, a bistro and pool bar, an indoor and an outdoor pool, a media room, a botanical garden, a bicycle track, a business centre, a walking path and a yoga area. The page also says that select units at K-Islands come fully furnished, and that every home is designed and equipped with furniture, appliances and essentials, so that a buyer can move in without further purchases. In addition, the developer states that essential appliances such as a refrigerator, oven and washing machine, and a ready-to-use kitchen setup, are provided free of charge. The payment terms printed are 24 months interest-free, with the interest-free payments calculated on a monthly or quarterly basis and payable at the beginning of the period. The delivery date and the title category of a chosen unit are items that the sale contract and the Land Registry search record, as the sections below explain.
Thalassa, the seafront apartments in the Kensington Cyprus North Cyprus portfolio
The developer lists Thalassa as a project for sale and names Thalassa Beach Resort & Spa among the projects in its existing portfolio. The short description on the K-Islands site is seafront apartments with resort-style amenities. The resort of that name has its own website, thalassabeachresort.com, which places Thalassa Beach Resort & Spa in Bafra on the south-east coast of North Cyprus and gives a street address in Çayırova, Bafra. Its pages describe a beachfront resort with a large freeform outdoor pool, an activity pool with water slides, a heated indoor pool, a sauna and steam room, a fully equipped gym open from 6:00 am to 11:00 pm, a spa, a tennis court, a basketball court, a football court, a kids playground, a games room, mini golf and beach activities. The accommodation types shown on the resort site range from a standard studio to three-bedroom apartments and penthouses, some with private pools and some with a rooftop bath.
The resort site describes its restaurant as serving traditional Cypriot dishes, vegan options and European cuisine, with a sunset bar on the pier and a pool bar by the outdoor pool. Its guide to the area says that Bafra is part of a designated tourism area with five-star hotels nearby, an hour from Ercan International Airport and an hour and a half from Larnaca International Airport, and a 40-minute drive from Famagusta. The resort’s blog describes events such as a 2022 coastal clean-up day over a stretch of about 6 km of coastline and a yearly owners’ party, which the site says is held for the property owners of the resort.
K Villas and the villa projects
K Villas is the third project on the developer’s current list, described as villas for private living. The only villa type printed on the K-Islands page is the Island Villa, 85 m2 with a patio terrace and private pool, which the page lists among the K-Islands types. Karpasia by the Sea, Karpasia Elite, Olive Grove and Savyon Village are named in the portfolio paragraph as existing projects. Buyers who are looking at villas across the region can compare them on our page for villas for sale in Cyprus, which covers listings from several developers.

Tatlısu, Bafra and the Karpas coast: the setting of Kensington Cyprus North Cyprus projects
Two places carry most of the weight in the Kensington Cyprus North Cyprus story that the developer’s own pages and the resort’s website tell: Tatlısu, where K-Islands stands, and Bafra, where Thalassa Beach Resort & Spa stands. A buyer comparing a Kensington Cyprus North Cyprus home with other offers will find it useful to know what each place is like, so this section gives neutral facts from our city page and from reference sources.
Tatlısu is a coastal village on the north coast of North Cyprus, about midway between Kyrenia and Famagusta and close to Esentepe, according to our Tatlısu city page. The page describes a quiet, rural village with citrus groves, a small harbour and a farming and fishing history, backed by the Five Finger Mountains and facing the Mediterranean, around 45 to 50 minutes from Ercan International Airport. It notes that schooling in the village is limited, so families usually use schools in Kyrenia or Esentepe, that healthcare is mainly in Kyrenia with larger hospitals in Nicosia, and that a car is needed for daily errands, dining and airport trips. The Tatlısu page shows 14 properties on our site at the time of checking, with starting prices printed from GBP 144,950 to GBP 399,951, and K Archipelago is among them. The Turkish name Tatlısu corresponds to Akanthou in Greek; Wikipedia records 1,459 residents at the 2011 census and a Tatlısu Municipality founded in 1975. The same article mentions the Neolithic site of Çiftlikdüzü, dated to about 8400 BC and excavated since 1998, and the ancient settlement of Pergamon about 5 km to the east, whose Byzantine church of Panagia Pergaminiotisa was restored in 2009. These are among the places a visitor to K-Islands can reach by car in a short drive.
Bafra is the Turkish name of the village that Greek speakers call Vokolida. Wikipedia places it on the Karpas Peninsula, records 1,019 residents at the 2011 census, mentions the nickname Bafra Beach, and notes that the North Cyprus government has designated a holiday resort area with luxury hotels around Bafra to expand tourism. The wider peninsula is described by Wikipedia as covering 898 km2, about 27% of the territory of North Cyprus, with a population density of about 26 people per km2 in 2010, more than 46 sandy beaches that are nesting grounds for loggerhead and green sea turtles, the Golden Beach about 15 km from Rizokarpaso, and historic sites that include the Apostolos Andreas Monastery and Kantara Castle. The resort’s own area guide adds that Bafra is close to the Karpas Peninsula and a 40-minute drive from Famagusta. The two places are therefore different in character: Tatlısu lies on the Kyrenia-to-Famagusta coast road within reach of Esentepe, and Bafra lies further south-east towards the peninsula, in a designated tourism area.
Distances from the airport are worth comparing, because the developer and the resort each print their own figures. The developer prints 45 minutes from K-Islands to Ercan Airport, and the resort site prints one hour from Bafra to Ercan and an hour and a half to Larnaca. Ercan International Airport is the main civilian airport of North Cyprus, about 13 km east of Nicosia, and Wikipedia reports 4,842,134 passengers in 2024 and a new terminal opened in July 2023. Larnaca Airport lies in the Republic of Cyprus, and the 1 hour 15 minutes that the developer gives for it is the developer’s figure.
Kensington Cyprus North Cyprus portfolio and track record
This section gives the portfolio as the developer names it, with the dates that the developer’s pages and the resort’s website give. The K-Islands page dates the company to 2003 and says it has been active for over 20 years, with about 3,000 residential units in the portfolio. It names five existing projects: Thalassa Beach Resort & Spa, Karpasia by the Sea, Karpasia Elite, Olive Grove and Savyon Village. It then names three projects as available for sale and investment: K-Islands, Thalassa and K Villas.
The company’s other public pages add a little more. The 2020 Issuu information map describes projects built by Kensington in the Esentepe area and calls the company a 20-year property developer, which is consistent with the 2003 start the K-Islands page gives. The Thalassa Beach Resort & Spa website carries posts dated 2022, among them a gym upgrade, a kids club named Beached, a coastal clean-up day on 26 April 2022 along a stretch of nearly 6 km of coastline, and an owners’ party, which tell a reader that the resort was operating and had resident property owners in 2022. The K-Islands site carries a 2025 copyright line in its footer, and its showroom is described as ready for viewing.
The pattern of the portfolio, as far as the developer describes it, runs from resort-style apartments on a seafront site, to villa schemes, to the K-Islands beachfront scheme with garden residences, penthouses, townhouses and a villa type. The three current projects each have a different format: K-Islands is a beachfront scheme with a shared amenity list, Thalassa is a seafront apartment resort with its own hotel-style services, and K Villas is a villa project. For buyers who want to see a Kensington Cyprus North Cyprus scheme on the ground, the developer states that a furnished showroom is ready at K-Islands; arrangements for a visit are made with the developer through its website.
How buying works with Kensington Cyprus North Cyprus
A purchase from Kensington Cyprus North Cyprus follows the standard North Cyprus sequence, and the steps are the same whether the unit is bought off plan or completed. The sequence below follows our step-by-step guide, which cites the Land Registry and Gazette sources. The steps describe the general process that applies to every developer. Figures are those our guide states as of 24 October 2026, and fee schedules and limits change by gazette, so the text in force on the day of signing is the one that counts.
- Choose a unit and reserve. The reservation form should name the unit, the price and the currency, and the terms of any deposit.
- Ownership search and checks. An ownership search is made at the District Land Registry (Tapu Amirliği) where the property lies. For apartments, condominium title (kat mülkiyeti) or easement (kat irtifakı) must exist under Law 35/2010 before the permit application, and the decree allows a building permit or Planning Approval to be used for two years where condominium title cannot be established.
- Sale contract. The stamped and registered contract is the document that carries legal weight. It should state the price and currency, the payment schedule, the unit and its area, the delivery date and the title category.
- Stamp duty. Stamp duty is paid at the Tax Department: 0.5% of the stated sum up to TL 89,000,000 and 0.1% above that, paid by the buyer unless the contract says otherwise.
- Registration and permit application. Within one month of signing, the stamped contract is registered at the District Land Registry and the purchase-permit application is lodged. The application fee is TL 35,446.50, half of the gross monthly minimum wage of TL 70,893.
- Review and publication. The Interior Ministry checks the application, the Council of Ministers decides, and the permit is published in the Resmi Gazete.
- Transfer fees. Transfer fees are paid within 75 working days of publication under the decree.
- Transfer declaration. The transfer declaration (devir takrirnamesi) is signed before the Land Registry within one year of publication.
- Handover and utilities. Permanent water and electricity connections follow once all taxes and fees are paid.
The Land Registry fee schedule in our guide (Resmi Gazete No. 197, 7 October 2026, valid to 5 January 2027) sets 4% for a foreign buyer’s first property, 5.5% for the second and 6% for the third. VAT is 5% on housing up to 300 m2 of closed area and 10% from 300 m2, and the sale contract should say whether the quoted price includes VAT. A mortgage is registered at 1% of the loan. The primary texts are Resmi Gazete No. 147 of 7 August 2026 and Resmi Gazete No. 197 of 7 October 2026.
To show how these rates work on a printed figure, the table below applies them to the developer’s starting price for K-Islands, GBP 174,000. It is an arithmetic illustration, not a quotation: the price of the unit you choose, the currency conversion on the stamping day, and whether VAT applies are all set by the contract.
| Item | Rate or formula | On GBP 174,000 |
|---|---|---|
| Land Registry transfer fee, first property | 4% of the price | GBP 6,960 |
| Of which transfer fee proper | 3% of the price | GBP 5,220 |
| Of which Immovable Property Commission share | 0.5% of the price | GBP 870 |
| Of which Housing Acquisition Unit share | 0.5% of the price | GBP 870 |
| Stamp duty on the contract | 0.5% of the stated sum | GBP 870 equivalent |
| VAT, where it applies and is not in the price | 5% for housing up to 300 m2 | GBP 8,700 |
| Purchase-permit application fee | Half the gross monthly minimum wage | TL 35,446.50 |
After registration, the guide lists the annual immovable property tax from the regulation effective 1 January 2025: TL 6.60 per m2 up to 120 m2 and TL 7.15 per m2 above 120 m2, with surcharges, and TL 35.60 per m2 for pools. Rental income is subject to a 10% withholding on gross rent, and short tourism lets of up to 60 days fall under the Holiday Houses Law, which requires registration and an operating permit. The guide also records a resale tax of 20% of the higher of assessed value or sale price, with 30% of that gain exempt, which gives the effective rate of 2.8% the guide quotes. Foreign-currency holdings and remittances through banks are free under Foreign Exchange Law 38/1997, and the guide notes the Financial Transactions Tax Law 62/2026 that has applied since 1 October 2026.
Ownership route, title deeds and residence permits for Kensington Cyprus North Cyprus buyers
Foreign buyers need a Council of Ministers purchase permit, applied for through the Interior Ministry under Law 52/2008, whichever developer they buy from; the text is available on the TRNC legislation portal. Our guide to foreign ownership in North Cyprus describes the limits in Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026): up to three apartments, or land of up to 1,338 m2 with one house, or a detached house on land of up to 3,300 m2, or two two-storey detached villas in a mass-housing project. The consolidated text of Law 52/2008 states stricter limits, and the guide records that the decree’s 90-day validity runs to about 5 November 2026 unless Parliament enacts it, so the text in force on the contract date is the one to read. The guide also states that agricultural land and first-degree military zones are closed to foreigners, that foreigners may hold at most 7% of a district and 3% of the country, and that sales of a zoned housing project to foreigners are capped at 80%.
Title-deed categories are recorded on the title and in the Land Registry search. Our North Cyprus country page lists the categories as Turkish title, foreign title, exchange (Eşdeğer) and TRNC title (Tahsis), and our buying guide mentions the Land Registry fee schedule’s distinction between land held under a Final Disposition Certificate (Kesin Tasarruf Belgesi) and points held under Value Documents (Mal Değer Belgeleri). For each Kensington Cyprus North Cyprus unit the category is the one written in the sale contract and shown by the Land Registry search, and it is one of the points to put in writing before a deposit is paid. The Land Registry itself is at tapu.gov.ct.tr.
Residence permits are a separate matter from the purchase. Our residence permit guide summarises the property-based short-term permit in the Residence and Visa Regulation (consolidated 5 October 2026) as follows. The applicant must own a home suitable for residence and use it as one, one-third of the price must be paid, and a purchase-permit application must be lodged. With the title deed in the applicant’s name, property of GBP 300,000 or more gives a 10-year permit and property below GBP 300,000 gives 5 years, with no income test. With a stamped, approved sale contract alone, property of GBP 300,000 or more gives 5 years without an income test, and below that figure the applicant shows monthly income equal to one minimum wage. Permanent residence under Law 51/2015 is a separate route that needs housing worth at least EUR 125,000, proof of income, TRNC health insurance and six years of continuous permits (three if the applicant is 60 or over). A purchase does not itself give citizenship, as our guide on citizenship and immigration in Northern Cyprus explains, and the guide notes that a permit issued in the north carries no EU rights. For the programme overview, see the North Cyprus residency programme guide.
No Kensington Cyprus North Cyprus project gives a permit by itself. The permit depends on the value of the property bought and on the documents held, not on the project. For orientation only, the developer’s starting price for K-Islands, GBP 174,000, is a figure against which the GBP 300,000 threshold in the rule can be read; the price of the unit you choose and the value recorded in the contract are what count.
