NorthernLAND North Cyprus: who the developer is and what it builds

NorthernLAND North Cyprus is the name under which NorthernLAND Construction Ltd, a construction and real estate company based in Gazimağusa (Famagusta), presents its housing schemes on the island. According to the developer’s own About page, the company began its activities in 2003 with the stated aim of “quality life”, and its projects page now carries counters of “23+” years of experience, “30+” completed projects and “1000+” customers. NorthernLAND North Cyprus lists apartments, villas and mixed-use buildings, in and around Famagusta and on the İskele Long Beach coast, together with a group of hospitality, fitness and rental businesses that operate alongside the construction company.

Our site lists 17 projects that the developer shows on its own website: eight in Famagusta, four in İskele, and five completed schemes whose pages carry no town name. Because 17 separate headings would be hard to read, this profile groups the projects by town, gives one summary table, and links every project name to our listing page. The facts are taken from the developer’s pages on northernland.com, as read on 26 October 2026, and then from the group companies’ own websites, Turkish Cypriot press reports, and public reference pages. Where the developer states a figure about itself, we say “according to the developer”.

This profile of NorthernLAND North Cyprus has twelve parts: the company and its group, a table of key facts, the project groups, the wider portfolio, a chronology, how a purchase works with a developer in North Cyprus, the ownership route and residence-permit conditions, key facts, a comparison table with the other North Cyprus developers we profile, a reservation checklist, frequently asked questions and sources. For the wider picture of buying on the island, see our Northern Cyprus country page, the step-by-step buying guide and the Real estate developers in North Cyprus hub.

Company, ownership and group of NorthernLAND North Cyprus

The developer describes its origin on the About Us page: NorthernLAND started in 2003, works in North Cyprus, and describes its approach as “innovative, pioneering and customer satisfaction-oriented”. The page says the company builds with disabled-friendly, environmentally conscious and socially oriented designs and refers to “the NorthernLAND spirit” of teamwork. The Chairman’s Message, signed Koral Bozkurt as head of the board of directors, repeats the 2003 start and says the company has “become a home to thousands of people from all over the world”. It also lists three board members with their roles: Taruz Güçlüer as general manager, Feriha Yiğittürk for advertising and marketing, and Tarkan Bozkanlı as general coordinator.

Turkish Cypriot press has reported on the company’s milestones. Kıbrıs Postası reported on 18 November 2023 that NorthernLAND Construction marked its 20th anniversary at an event for more than 3,000 guests, that the company was founded in 2003 with 21 homes, and that Grand Sapphire Blu was presented there as the company’s 25th project, within the Grand Sapphire Resort & Residences scheme at İskele Long Beach. The same article quotes Mr Güçlüer saying that handovers to buyers had begun and quotes Mr Bozkurt on the company’s contribution to the local economy. A second report, published on 2 June 2024, covers the opening ceremony of Grand Sapphire held on 1 June 2024, with a reported capacity of 600 beds and more than 1,000 jobs created; Mr Bozkurt spoke as chairman of the NorthernLAND Group board.

The Group of Companies page lists the businesses that sit around the construction company. NorthernLAND Holiday Rentals and NorthernLAND Rentals handle short- and long-term rentals; Grand Sapphire Resort & Casino and Grand Sapphire City Hotel are hotels; Grand Sapphire Residences is the residential part of the İskele resort; FitPlus Fitness & Wellness Center operates two branches in Famagusta, one in NorthernLAND Premier and one in Viapark; Cyprus Ways Rent a Car is a car-hire company; and Pera Mackenzie is a beachfront restaurant at İskele Long Beach. The developer’s Services page adds rent management, property management and maintenance, and says that damage caused by materials or workmanship is handled under a six-month warranty after handover, with services continuing at agreed prices afterwards.

Several of these businesses have their own websites. Grand Sapphire Resort gives the address as Cevizli Mahallesi, Makenzi Street, İskele, lists restaurants and bars, a spa, a fitness centre and a 4,000 m² pool called Punta Cana, and shows Grand Sapphire Residences as “for sale” with studio, deluxe and family-room types. Grand Sapphire City Hotel is in Karakol Mahallesi, Famagusta, with 132 rooms, a spa, a fitness club and an indoor pool, and the hotel says Salamis Avenue and the old city are about five minutes’ walk away. FitPlus and Pera Mackenzie publish their own pages; Pera Mackenzie lists a restaurant, beach pavilions and pool cabanas at Mackenzie, Yeni İskele. The fleet business has a site at cyprusways.com.

NorthernLAND North Cyprus projects we list, grouped by town

The developer’s projects page sorts its schemes into “Ongoing Projects” and “Completed Projects”. We follow that sorting and the town named on each project page. Unit counts, home types and facilities below are the developer’s own statements; we do not quote unit prices because our listings show the price of every project as available on request, and the developer’s project pages carry no price list. Where a page names no delivery date, this profile gives none. Sizes in square metres appear only where the developer prints them.

Famagusta: Kentplus, NorthernLAND Center, Alasya Park, Themis Center, New Life, Via Park, Saklı Kent and NorthernLAND Premier

Kentplus is a completed residential scheme that the developer’s page places “in the heart of Famagusta”. According to the developer it comprises 336 residences, offered as 2-bedroom and 3-bedroom apartments and villas, with swimming pools, children’s playgrounds, walking paths and landscaped areas. The page says every home is built with air-conditioning infrastructure, water tanks and hydro-pressure systems and describes the homes as ready to live in. The Turkish version of the page gives the types as 2+1 and 3+1.

NorthernLAND Center is listed as completed and described on the projects page as a mixed-use project that brings commercial and residential areas together in the city centre; its page title calls the homes apartments. Themis Center carries a similar description on the projects page, a mixed-use building offering commercial and residential space in a central location, and its page title speaks of modern apartments in the city centre of Famagusta. Both are completed according to the developer.

Alasya Park is a completed scheme whose map label on the developer’s page reads Gazi Mustafa Kemal Boulevard, Gazimağusa; the projects page calls it apartments with park views, and the English meta description speaks of houses. New Life is a completed building titled “Modern Apartments for Sale in Famagusta” by the developer, with a map pin in the city and ground-floor shops visible in the gallery.

Via Park (written Viapark in the developer’s web address) is a completed apartment project in Famagusta that the developer’s page title describes as having sea views; the projects page calls it a living complex surrounded by parks and green areas. The Group of Companies page places one of the two FitPlus branches in Viapark, and the map label on the project page names the FitPlus centre there. NorthernLAND Premier is a completed block titled “Apartments with Pool for Sale in Famagusta”; its gallery shows an indoor pool, fitness room, sauna and hammam, and the other FitPlus branch is in this building according to the group page.

Saklı Kent is a completed estate that the developer titles “Villas for Sale in Famagusta”; the photographs on its page show villas with communal pools, a tennis court, a children’s play area and landscaped streets. For the city itself, our Famagusta city page lists every project we carry there. Wikipedia gives the municipal population of Famagusta as 55,648 in 2019 and notes that the city has the Eastern Mediterranean University, founded in 1979, and an Istanbul Technical University campus, established in 2010; the same reference page describes the city’s deep-water harbour and its Walled City.

İskele and Long Beach: Grand Sapphire Blu, Grand Sapphire Phase 4, Grand Sapphire Resort & Residences and Pearl Village

Three of our listings describe parts of the Grand Sapphire scheme at İskele Long Beach, all filed by the developer under ongoing projects. Grand Sapphire Resort & Residences is described on the developer’s page as a residence of 1,630 apartments together with a resort hotel, made up of three high-rise buildings of 27, 29 and 31 floors, seven five-floor buildings and a hotel building. The home types named are studios, apartments with one to four rooms and duplexes with three or four rooms. The developer lists a 10,000 m² pool area, a 60,000 m² green area, an organic garden, restaurants, a roof bar and pool bar, gyms and a kids club.

Grand Sapphire Blu carries the heading “Live Life In Clear Blu” on the developer’s page and shows floor-plan tabs for 1+1, 2+1, 3+1 and 4+1 apartments. The listed amenities include a hotel and casino, a supermarket, a kids club, the Punta Cana pool covering 4,000 m² within a total pool area of more than 10,000 m², a beach pool with an artificial beach, an infinity pool, multi-sports areas, padel tennis, an open-air cinema, a waterpark, a fitness area, a spa, a pet park, walking paths, indoor and outdoor parking and a ball and conference room. The specification list names luxury floors, fitted kitchen cabinets, a balcony, double glazing, composite and glass facade cladding, and central systems for water, internet, satellite, boosting and generator, plus air-conditioning infrastructure. The same page carries a developer campaign titled “8 Year Payment Plan”, which reads “Pay up to 70% and take delivery of your home” and “Spread the remaining 30% over 5 years”.

Grand Sapphire Phase 4 is presented on its developer page as a residence with “6 blocks in total”, indoor and outdoor parking, a 3,000 m² pool area, a 900 m² supermarket, a fitness centre and a mini-golf area. The developer places it in the İskele Long Beach area and names studio, 1+1, 2+1, 3+1 and penthouse options. The Grand Sapphire pages share one map embed labelled Grand Sapphire Resort, so the three listings describe parts of one resort site; their facilities lists overlap in places and are read together.

Pearl Village is a completed villa project; the developer’s page title speaks of villas for sale in İskele, and the Turkish title and map label place it in Yeni İskele. The projects page describes it as a village-concept scheme. For the district as a whole, see our İskele city page. Wikipedia describes İskele (also called Trikomo) as the administrative centre of İskele District, a municipality since 1998, with the district separated from Famagusta District in the same year and a population of 23,098 at the 2011 census; see the town page and the district page.

Further completed projects: Subway Park, Uptown Park, Northern Park, Northern Garden and 5&6 Palms

Five more completed projects appear on the developer’s projects page with a name, a one-line description and a photo gallery. Subway Park is listed as apartments, and the page title calls them apartments for sale in Northern Cyprus. Uptown Park is a completed apartment complex with an outdoor swimming pool in its photographs, and the projects page calls it a living complex with park views surrounded by green areas. Northern Park is a completed apartment project, described on the projects page as a park-concept living scheme.

Northern Garden is a completed villa project in a garden concept, and its page shows detached villas and a swimming pool. 5&6 Palms is a completed villa scheme: the developer’s one-sentence description says the villas blend modern design with high-quality construction, and the two photographs show a row of detached villas with tiled roofs and a swimming pool. The developer’s meta descriptions for these five pages mention Northern Cyprus in general terms, so this profile places them under that heading in the summary table below.

Portfolio and track record of NorthernLAND North Cyprus

The developer’s projects page names 23 schemes. Besides the 17 on our site, six more appear there: Casa del Mare, NorthernLAND Villas Çatalköy, NorthernLAND Villas Alsancak, NorthernLAND Villas Esentepe, Emerald Villas Tuzla and Emerald Villas Yeni Boğaziçi. We include them here because they are part of the NorthernLAND North Cyprus portfolio as the developer lists it, and we describe them only from the developer’s own pages.

  • Casa del Mare, Esentepe: filed as ongoing. The page describes holiday homes in studio, 1+1, 2+1 and 3+1 or 4+1 villa types, including penthouse, loft and garden-house variants, with sea views, indoor and outdoor pools, a padel tennis court and a multi-sports facility.
  • NorthernLAND Villas Çatalköy: filed as ongoing. Twenty-six villas in 4+1, 5+1 and 6+1 layouts of 269 m² to 492 m², with a pool, smart-home system and two-car garage in the specification.
  • NorthernLAND Villas Alsancak: completed. Twelve villas, eight 3+1 and four 4+1, with a pool and an outdoor hearth, at the foot of the mountains near Kyrenia.
  • NorthernLAND Villas Esentepe: completed. Seven villas in 4+1 and 5+1 layouts with a garden kitchen and an infinity pool.
  • Emerald Villas Tuzla: completed. Nineteen villas in 3+1 and 4+1 layouts, with a pool, a solar water heater and a children’s playground, according to the developer.
  • Emerald Villas Yeni Boğaziçi: completed. Forty-seven villas in 3+1 and 4+1 layouts of 227 m² and 266 m².

A short chronology can be drawn from dated sources. The company says it started in 2003; Kıbrıs Postası, reporting the 2023 anniversary, says it began with 21 homes. The developer’s Grand Sapphire Blu page carries a publication date of 11 May 2023 in its page metadata, and the Kıbrıs Postası article of 18 November 2023 presents Blu as the 25th project and says handovers to buyers had begun. On 1 June 2024 the Grand Sapphire resort held its opening ceremony according to the 2 June 2024 report. The group’s hotel in Famagusta, Grand Sapphire City Hotel, and the FitPlus branches in Premier and Viapark are group companies of the developer. As of 26 October 2026 the projects page shows five ongoing schemes: Blu, Casa del Mare, Grand Sapphire Phase 4, Grand Sapphire Resort & Residences and NorthernLAND Villas Çatalköy.

NorthernLAND North Cyprus presents itself as a developer of both city and coastal housing. Its Famagusta projects are apartment buildings and villa estates in the urban area; its İskele projects form a resort with a hotel and casino beside residential towers; and its villa schemes in Esentepe, Alsancak, Çatalköy, Tuzla and Yeni Boğaziçi are smaller groups of seven to 47 houses. This spread of building types means that two NorthernLAND North Cyprus buyers can have very different purchases: a studio in a high-rise resort at Long Beach, or a detached house of several hundred square metres on the Kyrenia coast.

How buying works with NorthernLAND North Cyprus

Buying a home from NorthernLAND North Cyprus follows the same legal path as any developer purchase in the TRNC. Our step-by-step guide sets out ten steps; the points below are the ones that matter when the seller is a developer.

  1. Ownership search and checks. An ownership search (araştırma belgesi) is made at the District Land Registry (Tapu Amirliği). The buyer’s lawyer checks the condominium title (kat mülkiyeti) or easement (kat irtifakı), the permits and the title category. The Land Registry and Cadastre Department publishes the legislation and notices for these procedures.
  2. Reservation and sale agreement. The reservation is followed by a written sale agreement with the developer’s company, normally stating the unit, the price and its currency, the payment schedule and the delivery date. Signing the agreement starts a one-month clock.
  3. Stamping. The agreement is stamped at the Tax Department. Stamp duty is 0.5% of the contract value up to TL 89,000,000 and 0.1% above that; the buyer pays it unless agreed otherwise, and it is calculated in lira.
  4. Registration and permit application. Within one month the stamped contract is registered at the District Land Registry and the Permission to Purchase application is lodged. For foreigners the application fee is half the gross monthly minimum wage, which is TL 35,446.50 at the TL 70,893 wage valid from 1 July 2026.
  5. Council of Ministers decision. The Interior Ministry processes the application, a security inquiry follows and the Council of Ministers decides. The law sets no fixed time for the decision. The Ministry of Interior publishes the Aliens and Immigration law and the residence regulations.
  6. Publication, transfer fees and title transfer. Once the permit is published in the Official Gazette, transfer fees are paid within 75 working days and the title is registered within one year, according to our guide, which also gives the shorter periods in the consolidated text of Law 52/2008.
  7. Utilities. Permanent water and electricity connections are made in the buyer’s name after all taxes and fees have been paid.

With NorthernLAND North Cyprus, the payment schedule is the part that differs by project. The plan the developer prints on the pages we read is the campaign on the Grand Sapphire Blu page: up to 70% paid up to delivery and the remaining 30% spread over five years, which the developer headlines as an eight-year plan. As an illustration of the arithmetic only, and not a quote, a home priced at GBP 100,000 under that plan would see GBP 70,000 paid by delivery and GBP 30,000 spread over 60 months, which is GBP 500 a month if split equally. Other projects have their own schedules, which are set out in each sale agreement.

Taxes and fees on a developer purchase

The table applies the rates in our guides to a hypothetical purchase price of GBP 100,000 to show how the percentages work. It is arithmetic, not a quotation, and the VAT line applies only where VAT is due and not already included in the price. The Land Registry fee schedule was published in Official Gazette No. 197 on 7 October 2026 and is valid to 5 January 2027.

Item Rate On GBP 100,000
Land Registry fee, foreign buyer, first property 4% (3% transfer, 0.5% Immovable Property Commission, 0.5% Housing Acquisition Unit) GBP 4,000
Land Registry fee, second property 5.5% GBP 5,500
Land Registry fee, third property 6% GBP 6,000
Stamp duty on the contract 0.5% up to TL 89,000,000 GBP 500 equivalent, paid in lira
VAT on housing up to 300 m² closed area 5% (10% from 300 m²) GBP 5,000 where due and not in the price
Permit application fee Half the gross monthly minimum wage TL 35,446.50

Foreign-currency contract amounts are allowed when banks are used, while stamp duty and permit fees are calculated in lira. The TRNC’s legal tender is the Turkish lira, and developers, including NorthernLAND North Cyprus, commonly quote in pounds sterling, euros or dollars. We show prices in the currency the developer prints and do not convert them.

Ownership route, title deeds and residence permits for NorthernLAND North Cyprus buyers

A foreign buyer of a NorthernLAND North Cyprus home needs Permission to Purchase from the Council of Ministers, applied for through the Interior Ministry under Law 52/2008. A company with any foreign shareholding counts as foreign. Our guide for foreign buyers sets out the limits under Decree-Law 89/2026 (Official Gazette No. 147, 7 August 2026): up to three apartments, or up to six for nationals of states that recognise the TRNC; land up to 1,338 m² with one house, or a detached house on land up to 3,300 m²; and two two-storey detached villas in a mass-housing project, or three for nationals of recognising states. The buyer chooses one option and the options are not added together. Foreign ownership is capped at 7% of any district and 3% of the country, and sales to foreigners in zoned housing projects are capped at 80% of the units. The decree carries a 90-day term to about 5 November 2026 unless Parliament enacts it, so the current text should be checked at the time of the reservation.

The TRNC register has several title-deed categories: Turkish title (pre-1974), foreign title (pre-1974), exchange or equivalent title (eşdeğer), and TRNC title by allocation (tahsis). The category is shown on the deed and in the Land Registry search, and each sale agreement can state it. The developer’s own blog on purchase procedures, Real Estate Purchase Procedures in Northern Cyprus, describes three deed types. Our country page sets out the four categories above. For NorthernLAND North Cyprus projects, the category for a given unit is read from the deed and the Land Registry records for that parcel.

Residence permits are a separate step from the purchase. As our residence-permit guide sets out, buying property does not grant a residence permit by itself; the purchase is one input to an application. Under the TRNC’s property-based short-term permit, with a title deed in the applicant’s name, a property of GBP 300,000 or more gives 10 years and a lower value gives 5 years, with no income test. With only a stamped, approved sale contract, a property of GBP 300,000 or more gives 5 years, while a lower value requires proof of monthly income equal to one minimum wage; in that case one-third of the price must be paid and the purchase-permit application lodged. The TRNC system is separate from the Republic of Cyprus immigration permit described in the same guide. Further background is in our pages on the residency programme and on citizenship and immigration; the latter states that no amount of property buys a TRNC passport, and a purchase on its own does not confer citizenship. No NorthernLAND North Cyprus project gives residence or citizenship by itself; the permit depends on the buyer’s own application and the conditions above.

The fees for a NorthernLAND North Cyprus purchase are the same as for any TRNC purchase: a Land Registry fee of 4% for a foreign buyer’s first property (5.5% for a second and 6% for a third under the schedule valid to 5 January 2027), stamp duty of 0.5% on the contract, VAT of 5% on housing up to 300 m² where it applies, and the permit application fee of TL 35,446.50. Legal and utility-connection costs depend on the case.

Do residence permits come with a NorthernLAND North Cyprus purchase?

A NorthernLAND North Cyprus purchase does not grant a residence permit by itself; the permit is a separate application. With a title deed in the applicant’s name, a property of GBP 300,000 or more gives 10 years and a lower value gives 5 years; with only an approved sale contract, the conditions in our residence-permit guide apply.

What else does the NorthernLAND North Cyprus group operate?

NorthernLAND North Cyprus operates alongside holiday and long-term rental companies, Grand Sapphire Resort & Casino, Grand Sapphire City Hotel, FitPlus gyms in Premier and Viapark, Cyprus Ways Rent a Car and the Pera Mackenzie beach restaurant. The developer’s Services page also lists property management and maintenance with a six-month warranty on materials and workmanship.
