Description

Alasya Park Famagusta is a completed NorthernLAND project in Famagusta (Gazimağusa), Northern Cyprus, listed on the developer’s site as apartments although one description speaks of houses. The project page publishes no price, unit count, floor area, delivery date or title-deed category. This guide sets out what it does show, a map pin on Gazi Mustafa Kemal Boulevard, four photographs and a status, and adds sourced material on Famagusta and on buying.

Rules are given as of 25 October 2026; some rest on a decree that lapses around 5 November 2026 unless enacted.

Overview of Alasya Park Famagusta

The English page of the Alasya Park project on northernland.com is short. It carries the title “Alasya Park”, a Google map, four photographs and a single sentence of body text. That sentence is written in Arabic, not English, and is a general remark about modern architecture and build quality. It contains no figure, so it is not repeated here. The Russian, Polish and Turkish pages carry the same sentence in their own language.

The developer’s projects list places Alasya Park under Completed Projects with the line “Comfortable living spaces with park view modern apartments”. The page’s own metadata shows first publication on 5 December 2022 and a last modification on 17 August 2026. A page date says when the text was edited, not when a building was handed over, so no delivery year is inferred from it.

What the developer does not publish matters as much. There is no price and no unit count, no sizes, no bedroom mix, no floor plan, no facilities list and no title-deed category. A pop-up banner for an eight-year payment plan appears on every NorthernLAND page, but it is headed Grand Sapphire Blu and is not a term of this project. Section 4 deals with the other open question, whether the units are flats or houses.

The table below records the key facts; the developer’s contact details are left out on purpose.

Unit types and sizes at Alasya Park Famagusta: what is published and what is not

Most listing pages carry a unit table with types, areas and prices. The Alasya Park page has none, and it has no floor plan either; the four images on it are photographs of the exterior. The first table therefore records each item a buyer would normally want, what the sources say about it and where it comes from.

The gap has practical weight. Area decides which VAT rate can apply to a new sale: the regulation updated on 7 October 2026 puts housing with a closed area up to 300 m2 in the 5% schedule and housing of 300 m2 or more in the 10% schedule (VAT regulation).

Whether VAT applies at all to a private resale was not established officially. Area also drives the annual immovable property tax, which the latest schedule found, effective 1 January 2025, sets per square metre (property tax schedule).

Area also decides how a unit is described at the Land Registry and in the sale contract. The sources reviewed contain no Famagusta rule on how floor area is measured or whether balconies and storage rooms are counted, so the measurement basis has to be asked for. Nothing on the page allows these questions to be answered, and they move to the buyer’s written requests.

A short list of documents to request before any payment follows. Each item should be supplied for the specific unit, not for the building in general.

  • The registered title (koçan) details of the unit: parcel number, Land Registry district and the category of the deed.
  • Net and gross area in square metres, with balconies, terraces, storage and parking shown separately.
  • The approved plan of the unit and of the floor, with the block, floor and door numbers marked.
  • The number of units in the building and the number of blocks, so that a unit can be placed within the whole.
  • A statement of whether the unit is within a condominium title (kat mülkiyeti) or condominium easement (kat irtifakı).
  • The type under which the unit is registered, flat or detached house, since the purchase limits differ (section 4).
  • The names of the management company, if any, and the service charge schedule for the last twelve months.

Location of Alasya Park Famagusta: the boulevard pin, the city and the distances

NorthernLAND’s English, Polish and Turkish meta descriptions place the project in Famagusta. The Russian page names no town. The embedded map is labelled “Alasya Park, Gazi Mustafa Kemal Blv, Gazimağusa 99450” and is centred at 35.13098 N, 33.91773 E. A map centre is the point at which the embed was set; it is not a surveyed parcel boundary, and the page prints no street number, ward or parcel number.

OpenStreetMap, a volunteer-mapped source, adds a caution. It maps a segment of Gazi Mustafa Kemal Bulvarı as a secondary road, and that segment’s bounding box contains the pin. A reverse lookup of the exact pin returns a different road, Halil Hamza Yolu, in the quarter OpenStreetMap calls Çanakkale. The research notes for this guide record that OpenStreetMap assigns wards inconsistently in Famagusta, so no ward is claimed here. The developer’s footer gives its main office in the Sakarya ward, a statement about the company, not this project.

The municipality describes its 93 km2 as the second-largest urban area in the country (a 2008 figure). The 2011 census counted 40,920 permanent residents in the municipality and 69,741 in the district (municipality table, district table). The municipality quotes a State Planning Organisation projection of 55,868 for 2020 and says more than 20,000 university students and staff also live in the city (municipal history page). That figure is a projection, not a count, and no census has been held since 2011.

At the 2011 census the wards numbered Sakarya 7,647, Karakol 7,046 and Çanakkale 4,114 residents (Table 3). The municipality says urban growth turned north and north-east after the Eastern Mediterranean University became a state university in 1986, with dense building in Sakarya, Karakol and Baykal (city history). The pin lies 2.3 km north-west of the Walled City centre point, in the built-up part of the city north of the old centre.

For health care, the Gazimağusa State Hospital stands on Salamis Road with about 160 beds, according to its own site (hospital page). The Statistical Yearbook lists 161 state beds in the district and four private in-patient institutions with 104 beds in 2024 (Statistical Yearbook 2024). The pin is 3.0 km in a straight line from the hospital’s OpenStreetMap point. City Mall, which the operator describes as a four-floor centre with 65 stores (operator’s site), is 0.6 km away by the same measure.

Universities shape the city. Official enrolment at the Eastern Mediterranean University was 15,729 in 2024-25, down 5.5% from 16,640 in 2021-22, and total higher-education enrolment in the country fell 8.0% over the same period, from 114,000 to 104,873 (yearbook table D10). The five universities the municipality names in Famagusta enrolled 19,735 together (calculated from the yearbook). These figures do not support a claim of rising student rental demand, and none is made here. The university’s handbook puts its dormitories at about 10,000 places (handbook).

Climate figures come from the nearest official series, the station at Paralimni, a Republic of Cyprus station about 7.4 km south of the Walled City. For 2002-2011 the WMO lists a mean daily maximum of 32.9 C in July and 15.9 C in January, with a monthly-mean sum of 331.1 mm of rain a year (WMO entry). That sum is arithmetic on the monthly means, and the station is not in Famagusta itself.

Ercan Airport is 37.7 km in a straight line and about 54 km by road (about 53 minutes). Larnaca Airport is 39.8 km in a straight line; no road distance is given, because it depends on the crossing point used and on who may use it. No passenger ferry from Famagusta is claimed. The Nicosia road is described by the Turkish Highways Directorate as the busiest route in Northern Cyprus, with about 40,000 vehicles a day (project page).

All distances in the table below are calculated from the published pin and OpenStreetMap or WMO coordinates, as straight-line haversine figures. Road figures are indicative OSRM estimates on OpenStreetMap data (OSRM), not official measurements, and a pin that sits a few hundred metres from the real entrance changes every figure slightly.

Alasya Park Famagusta: place What it is Straight line By road (indicative) Source
City Mall Shopping centre (operator: 65 stores) 0.6 km 1.1 km, 3 min Operator, OSM
Eastern Mediterranean University Main campus point 1.8 km 2.0 km, 4 min EMU, Nominatim

Nicosia (city point) Capital 50.6 km 66.6 km, 66 min OSRM
Kyrenia (town point) Town 59.0 km 77.7 km, 71 min OSRM

Varosha appears in the table only as a distance. The United Nations holds that its settlement by anyone other than its inhabitants is inadmissible, and the Secretary-General’s report of 6 July 2026 records no reversal of the steps taken since 2020, so nothing here suggests marketable title there. Other listings in the city are collected on the site’s Famagusta page.

Houses or flats? The type conflict and the boulevard pin at Alasya Park

The page’s one substantial gap is not the missing price but the missing answer to a simple question: is this a block of flats or a group of houses? The sources disagree, and the answer changes the legal category of the purchase. The table sets out each signal and what it points to.

Source Wording Points to
Projects list, English “Comfortable living spaces with park view modern apartments” Apartments; “park view” is the developer’s phrase and no park is named
Page meta description, English “Luxury Houses for sale in Famagusta” Houses
Page meta description, Polish “domy na sprzedaż” (houses for sale) in Famagusta Houses
Page title, Turkish “Kıbrıs Satılık Daire, Gazimağusa Satılık Ev” Flat and house both
Photographs (image descriptions) Terraced apartment blocks with balconies, seen at dusk, at sunset and from below Apartments
Body text One sentence in Arabic, no type named Nothing
Upward view of three terraced apartment blocks against a blue sky

Two signals say apartments, two say houses and one names both, but the meta descriptions are search-engine text and are not uniform across the site: the metadata of New Life and Themis Center, for example, say apartments. The word “houses” is therefore a reason to ask, not a finding. The registered type of a unit is a Land Registry fact, and a buyer can read it on the deed. The phrase “park view” is likewise unverified: the sources reviewed hold no open-space or zoning data for the area.

The type matters because the 2026 limits are written by category. Under Decree-Law 89/2026 (Resmi Gazete 147, 7 August 2026) a foreign buyer may hold at most three apartments, or one detached house on land of up to 3,300 m2, or, in a mass-housing project, two two-storey detached villas (decree text). The consolidated Law 52/2008 on the legislation portal still shows the stricter text of one apartment (consolidated law).

The decree is a Council of Ministers decree whose 90-day validity ends about 5 November 2026 unless Parliament enacts it, so both versions are given wherever a limit is stated here.

Two further rules touch a block of flats. The first is that foreigners who are first-degree relatives or share a nationality may not together buy more than half of the units on one parcel. The second is that the decree caps the share of a housing project in a zoned area that may be sold to foreigners at 80%. Neither rule can be checked without the unit count and the parcel, and the page gives neither.

A mixed-label unit may also fall between categories; the sources reviewed do not say how the Ministry classifies it, so the question belongs with an independent lawyer.

A completed label brings its own question: who is selling? If the unit was bought earlier on a contract that never reached title, the decree’s transitional rules apply. A contract above the buyer’s acquisition right can be notified for a fee of 1% of the price (3% if late), and the unit may then receive a 10-year use certificate while ownership stays with the seller; no use certificate is available for land sales (Resmi Gazete 147).

A use certificate is therefore not a title deed, and a buyer should ask which of the two the seller holds, and in which year the seller’s own contract was made.

The pin raises a second, smaller issue. It lies 0.2 km in a straight line from the pin on the NorthernLAND Premier page, 0.8 km from New Life and 1.4 km from Via Park, all calculated from the published map centres.

The photograph descriptions show terraced blocks for Alasya Park and a tower for Premier, which suggests different buildings. The pages do not say, and neither prints a parcel number, so only the title deed can settle which building a marketing name belongs to.

Running costs are the last gap in a completed block. No service charge, management company or sinking fund is published. The only official per-square-metre figures found are the 2025 property tax rates: TL 6.60 per m2 up to 120 m2 and TL 7.15 per m2 above, with surcharges of 10-60% by property category (schedule). No 2026 schedule was located. Water and electricity connections cannot be given until the taxes and fees of a transfer are paid, which matters when buying a unit whose earlier transfer may be unsettled.

The checklist below puts the questions in the order in which each answer unlocks the next.

  1. Ask for the title deed or an official Land Registry search (araştırma belgesi) for the exact unit and read the registered type, flat or detached house.
  2. Obtain the parcel number and compare it with the developer’s map pin; confirm the building stands on that parcel.
  3. Ask for the building permit and the certificate of final approval (nihai tasvip) and check their dates and the approved unit count.
  4. Confirm that condominium title or easement exists for the unit; selling without it is an offence under Law 52/2008.
  5. Match the registered type to the purchase limit that will apply, using both the decree and the consolidated text.
  6. Search for mortgages, restrictions and other encumbrances, including any developer mortgage on the land.
  7. Ask whether the transfer fees of every earlier sale of the unit were paid, and whether meters are in the owner’s name.
  8. Establish who manages the building, what the charges are and what they cover, in writing.
  9. Have an independent lawyer, not the seller’s, review the sale contract before the stamped contract is registered within one month.

Buying in Northern Cyprus in brief: the limit, the clock and the fee schedule

A purchase here starts with a limit, not a price: the first question is which category of the 2026 rules the unit counts against. Then the clock starts. The steps below follow that order, and the table gives each step’s actor, time limit and source. All rules are stated as of 25 October 2026.

The contract is stamped at the Tax Department under the Stamp Duty Law, at 0.5% of the stated sum up to TL 89,000,000, and the buyer bears it unless otherwise agreed (Stamp Duty Law). Within one month the foreign buyer must register the stamped contract at the district Land Registry and apply to the Interior Ministry for a purchase permit, or the contract becomes void automatically (Resmi Gazete 147).

After the permit is published, the transfer must be signed within one year under the decree, against six months in the text consolidated on the legislation portal. Transfer fees are due within 75 working days under the decree, against 60 in the consolidated text. Fee schedule RG 197 of 7 October 2026 sets 4% for a first property, 5.5% for a second and 6% for a third, and is valid only until 5 January 2027 inclusive (RG 197).

Step Who Time limit as of 25 October 2026 Source
1. Identify the limit Buyer and lawyer Before signing: three apartments (decree) or one (consolidated text); houses and land by area RG 147, Law 52/2008
2. Stamp the sale contract Buyer, seller, Tax Department On signing; 0.5% of the sum Stamp Duty Law
3. Register the contract and apply for the permit Buyer or lawyer, Land Registry, Interior Ministry Within 1 month, after taxes and fees due on the sale are paid RG 147, Ministry list
4. Permit published Council of Ministers No official time limit found RG 147
5. Pay transfer fees Buyer 75 working days from publication (decree) or 60 (consolidated) RG 197
6. Sign the transfer Buyer, seller, district Land Registry 1 year from publication (decree) or 6 months (consolidated) RG 147
7. Connect services Buyer, utilities Not before fees are paid RG 147

For a completed building the transitional rules matter. Contracts made before the 2024 amendment, and completed and delivered homes, are given longer transfer windows by the decree, including 36 months for completed and delivered homes (RG 87). A foreign applicant also supplies a home-country police record and passport copies; the Interior Ministry’s list sets out the documents (Ministry list). The application fee is half the gross monthly minimum wage, which at TL 70,893 from 1 July 2026 comes to TL 35,446.50 (Tax Department).

No official processing time for the permit exists in the laws read. Developer statements of weeks or months are marketing, not law. Costs beyond the taxes named, such as lawyer and notary fees and connection charges, have no official tariff in the sources, so none is stated. The full cost picture is discussed in the site’s guide to the cost of buying, building and renting.

Risks, title and due diligence: what the page cannot answer

Because the page publishes no document, every risk below is a question the page cannot answer. The UK Government’s guidance names the general problems in the north of Cyprus: lawyers acting for both vendor and builder, building without correct permits, payment plans not included in contracts, difficulty obtaining final completion certificates and title deeds, and developer mortgages on the land (guidance). Its main point is that ownership of many properties is disputed.

Title history comes first. The guidance warns that exchange or gift land that was Greek Cypriot-owned before 1974 can face restitution claims, and the Court of Justice has held that Republic of Cyprus judgments on land in the north can be enforced elsewhere in the EU (Orams). Applications to the Immovable Property Commission can be made until 21 December 2027, and by 2 October 2026 it had received 8,807 (Commission statistics). The site’s article on title deeds in Northern Cyprus explains the deed categories.

A completed block adds its own checks. The Statistical Institute counts only buildings with a final approval certificate; in 2025 Famagusta district had 538 urban and 954 rural dwelling units approved, 1,492 in total (Construction and Parcel Statistics 2025). A building outside that count is not necessarily irregular, but a buyer should hold the certificate for the specific building.

The UK guidance also notes that the north has a separate bar association for each district (Nicosia, Kyrenia, Famagusta and Morphou), so the lawyer should be registered in the district where the property lies.

Money carries a further risk. The country’s consumer price index rose 35.02% in the twelve months to September 2026 (Statistical Institute), and a contract in sterling or euro avoids lira exposure while stamp duty is computed in lira at the effective selling rate on the stamping date. A buyer should also hold a copy of the decree, since it is the legal text behind the limits and deadlines above.

How Alasya Park Famagusta compares with the other NorthernLAND projects on this site

NorthernLAND’s English projects list shows 23 projects. Seventeen are listed on this site under the developer’s own names, and six are carried under other names (second table). The first table sets all seventeen side by side; the row for this page is not linked. Figures are as published by the developer on 25 October 2026, and “not published” means that no language version of the page prints the item.

The three Grand Sapphire pages and Pearl Village are in Iskele (see the site’s Iskele page), and the whole portfolio is collected on the Northern Cyprus page.

The six projects that the site carries under other names are listed next. NorthernLAND’s pages and these listings share specification text or renders as stated; none of the listings names NorthernLAND as developer, and this guide does not make that claim.

Emerald Villas, Yeni Boğaziçi Emere Villas Yeni Bogazici Specification copy, unit split and photographs
NorthernLAND Villas, Çatalköy CataLux Villas Catalkoy Near-verbatim specification text; the renders differ

Read together, the seventeen pages share one pattern: a status, a town where one is given, photographs, and almost nothing else. Alasya Park belongs to a cluster of five Famagusta apartment pages whose map pins lie within 3 km of each other: Premier 0.2 km away, New Life 0.8 km, Via Park 1.4 km, Center 1.8 km and Themis Center 2.8 km, calculated from the published centres.

Kentplus is 3.6 km west and Saklı Kent 6.7 km west. Among the Famagusta pages, only Kentplus gives a unit count, and among the seventeen only the three Grand Sapphire pages are ongoing. Nothing here ranks one project above another.

NorthernLAND, the developer

According to its About page, NorthernLAND started operating in 2003 and builds in Northern Cyprus; its legal name in the page footer is NorthernLAND Construction LTD, with a main office in the Sakarya ward of Famagusta. The About page describes the company’s approach in general terms, including accessibility, environmentally friendly design and social-life-centred layouts, and makes comparative claims about its standing that are not repeated here.

The Group of Companies page lists the businesses the developer operates beside construction. They are NorthernLAND Holiday Rentals, NorthernLAND Rentals, Grand Sapphire Resort & Casino, Grand Sapphire Residences, Grand Sapphire City Hotel, FitPlus Fitness & Wellness Center, Cyprus Ways Rent a Car and the restaurant Pera Mackenzie at Iskele Long Beach. The page says FitPlus runs two gyms, in NorthernLAND Premier and in Via Park, with a spa and an indoor pool, and gives opening hours.

The projects list repeats marketing figures for years of experience, completed projects and customers; as the developer’s own marketing figures they are not adopted. The developer’s Alasya Park page names none of these businesses, so no service, facility or management arrangement is attributed to this project. A buyer should ask in writing who runs the building and under which contract.

Frequently asked questions

Where is Alasya Park Famagusta?

The developer’s English, Polish and Turkish pages place it in Famagusta (Gazimağusa). The embedded map is labelled with Gazi Mustafa Kemal Boulevard and the postcode 99450 and is centred at 35.13098 N, 33.91773 E. No street number, ward or parcel number is published. OpenStreetMap data is inconsistent about the ward, so none is claimed. A buyer should obtain the parcel number and check it at the district Land Registry.

Is Alasya Park Famagusta a block of flats or a group of houses?

The sources disagree. The projects list and the photograph descriptions point to apartments; the English and Polish meta descriptions speak of houses; the Turkish title names both. The registered type on the title deed decides, and it matters because the 2026 purchase limits differ for apartments and detached houses. The deed, not the marketing text, should be read before any payment is made.

Is Alasya Park Famagusta completed, and can a unit be bought from the developer?

NorthernLAND lists the project under Completed Projects. It publishes no delivery date, availability or price, so it cannot be said whether any unit is still held by the developer. Units may only be obtainable on the resale market. Whoever the seller is, the same permit, registration and fee rules apply to a foreign buyer, and the same title checks should be made before any money is paid.

How many units does it have, and what do they cost?

Neither is published. The page prints no unit count, no sizes, no bedroom mix and no price. The eight-year payment-plan pop-up on every NorthernLAND page is headed Grand Sapphire Blu and is not a term of this project. No figure should be taken from it. Prices, areas and the unit count should be requested in writing for the specific unit, together with the plan.

Is a title-deed category stated for Alasya Park Famagusta?

No. None of the language versions of the page names a category. The official sources reviewed contain no definition table of Turkish, exchange and allocation titles, so the category has to be read from the deed itself and an official Land Registry search. The UK Government guidance warns that exchange or gift land may face restitution claims. The site’s article on title deeds explains the categories.

May a foreign buyer take a unit, and how many?

As of 25 October 2026, Decree-Law 89/2026 (Resmi Gazete 147, 7 August 2026) allows up to three apartments, or other categories for land and houses. The consolidated text of Law 52/2008 retains the stricter limit of one apartment. The decree’s 90-day validity ends about 5 November 2026 unless Parliament enacts it. A purchase permit from the Council of Ministers is required in either version, and the permit application must be lodged within one month of the contract.

Which taxes and fees apply to a purchase?

Stamp duty on the contract is 0.5% of the stated sum. Land Registry fees under RG 197 of 7 October 2026 are 4% for a first property, 5.5% for a second and 6% for a third, valid to 5 January 2027. VAT is 5% for housing up to 300 m2 of closed area, 10% from 300 m2 upward, and whether it applies to a resale was not established officially. The permit application fee is TL 35,446.50.

Does owning a unit lead to residence or citizenship?

It leads to a property-based residence permit, not to citizenship. With a title deed, a property worth GBP 300,000 or more gives a 10-year permit; below that, a 5-year permit. Permanent residence needs housing worth EUR 125,000 and six continuous years. Citizenship law contains no purchase route, and the permit conditions, including proof that the home is suitable for residence, apply in addition. See the site’s guide to citizenship and immigration.

May a unit at Alasya Park be rented to holiday guests?

Letting for tourism purposes for up to 60 days is a holiday-house letting under the Holiday Houses Law, which requires registration with the Tourism Planning Department and an operating permit first. How far is the nearest hospital from Alasya Park Famagusta?

The Gazimağusa State Hospital on Salamis Road is 3.0 km from the map pin in a straight line, calculated from OpenStreetMap coordinates, and about 3.6 km by road (indicative). The hospital describes itself as having about 160 beds. These figures are measured from a map centre, not from a surveyed entrance, so the distance to a specific unit differs slightly.
