Description

Via Park Famagusta is an apartment project that the developer NorthernLAND Construction LTD lists as “Via Park” among its completed projects, with a map pin in the urban area of Famagusta (Gazimağusa) in Northern Cyprus. The sections below record what NorthernLAND’s page for Via Park Famagusta publishes, namely a title, a map and eight photographs, and add sourced area facts, the purchase rules in force as of 25 October 2026 and a written checklist.

No price, unit count, size, delivery date or title-deed category is published, so the guide is built around verification.

Overview of Via Park Famagusta

NorthernLAND’s English page for the project is titled “Via Park Apartments for Sale with Sea View in Famagusta Cyprus”. The title and the search-engine description are the only project-specific text on it. The rest is a three-paragraph block about the developer’s customers and delivery record that also appears on other NorthernLAND project pages, a map and a gallery of eight images.

The developer’s projects page files Via Park under “Completed Projects” and describes it in one line as a comfortable living complex surrounded by parks and green areas. That line is marketing wording and cannot be checked against anything else on the page.

The developer spells the name two ways. The menu and projects list write “Via Park”, while its group-of-companies page writes “Viapark” when it describes the fitness centre. This guide uses Via Park throughout. The town is stated differently by language: the English and Polish pages name Famagusta, the Russian description says the project is “in the centre of Northern Cyprus”, and the Turkish page names only Cyprus. Section 3 explains why the map pin, not the text, is used here.

As of 25 October 2026 the page does not publish a price, a payment plan, a unit count, any area, a bedroom count, a floor plan, a delivery date, a rental scheme or a title-deed category. Every NorthernLAND page loads a banner for an eight-year payment plan, yet the banner is headed Grand Sapphire Blu; for Via Park no payment plan is published. Availability is not stated.

For a completed project, remaining units may exist only on the resale market, and the page does not say whether the developer still holds any. Contact details are deliberately not reproduced.

Unit types and sizes at Via Park Famagusta: what is and is not published

The developer’s page prints one noun for the homes: apartments, and only in the title and the description. It gives no bedroom labels such as 1+1 or 2+1, no gross or net areas, no floor plans, no count of units per type and no price. A size comparison cannot be calculated from the developer’s data, so the first table records what exists and what does not, with the place where each item appears.

Unit item What the developer publishes Where
Unit type Apartments Page title and description (EN, PL, TR); RU description says apartments with a sea view
Bedrooms and bathrooms Not published No unit card or plan on the page
Net or gross area Not published No area anywhere in EN, RU, PL, TR, FA or DE
Number of apartments Not published No count in any language
Floor plans None The gallery holds photographs only
Sea view Claimed in the title (EN, PL, RU, TR) Not tied to particular floors or units
Price and availability Not published Checked on the English page, 25 October 2026

The gallery is the only other evidence. The second table lists the seven images that can be attributed to this project, using the descriptions recorded with the image set. An eighth file on the page is byte-for-byte identical to a file on the NorthernLAND Premier page, so it cannot be assigned to either project and is left out.

Image What the description records What it does not show
Aerial The Viapark tower beside the coast, with surrounding apartment blocks The plot boundary or the number of buildings
Balconies Balconies in the foreground with the sea and coastal land beyond Which floor or which flat the view belongs to
Upward view A tower with stepped balcony levels against the sky The number of storeys
Playground A children’s playground with a slide, residential building behind Whether it is shared by all owners
Fitness A fitness centre with weight and cardio equipment Who owns or operates it, or whether residents may use it
Reception A reception desk with wood and marble wall cladding Staffing or opening hours
Hallway An apartment hallway with wooden wardrobes opening to a living area Whether it is a delivered unit or a show apartment

The gallery file names carry numbers that convert to 7 December 2022, which dates the upload of the pictures, not the construction; this is calculated from the file names and is not a developer statement. Because nothing is printed about area, one rule in the tax regulation matters.

Under the VAT regulation of 7 October 2026, housing of up to 300 m² closed area is taxed in the 5% schedule and anything from 300 m² upward in the 10% schedule, which is why a contract should record the closed area of the flat in square metres and the way it was measured. Whether VAT applies to a particular resale was not established from official texts.

The checklist below lists what to request in writing before any payment. It is a list of documents and facts, not a recommendation to buy.

  1. The unit number, floor, block name and the parcel number on which the building stands.
  2. The net internal area, the gross closed area and the balcony or terrace area, each in square metres, with the method of measurement.
  3. The number of bedrooms and bathrooms and a dimensioned floor plan of the unit.
  4. A statement of what is included: furniture, appliances, air conditioning, parking space, storage room.
  5. The orientation of the main windows and balcony, and the basis for any sea-view statement, including whether a view could be built over.
  6. The date of the final approval certificate for the building and the date the unit was first occupied or handed over.
  7. Proof that the unit has its own condominium title (kat mülkiyeti) or easement, with the title-deed number.
  8. The monthly or annual service charge, what it covers, and who sets it.

Location of Via Park Famagusta: the pin, the city and the distances

The page prints no street address, ward name or postcode. It embeds a map whose centre, read from the embed’s parameters, is 35.13861 N, 33.93048 E, and the marker carries the label “Fit Plus Fitness & Wellness Center Via Park”. That label names the on-site fitness centre, so the coordinate marks a facility inside or beside the project, not a surveyed boundary.

At this point the pin lies inside the built-up area of Famagusta, about 1.9 km in a straight line from the Walled City reference point, which is why Famagusta is used for the project even though the Russian and Turkish texts name no town.

The ward cannot be named from the sources. OpenStreetMap’s ward assignment around the city is inconsistent, the page names none, and the closest ward centroids are only orientation: Karakol at 1.1 km and Çanakkale at 2.8 km, both calculated from the pin. The ward should be read from the title deed.

Two other Famagusta pins used by listings on this site lie 0.9 and 1.4 km from the Via Park pin (Urban Oasis and Sakarya Gardens, neither of which is listed here as a NorthernLAND project). A comparison of photographs shows different buildings; the pins are mentioned so that a buyer does not confuse neighbours.

The most recent census, taken in 2011, put the population of Famagusta municipality at 40,920 and that of the whole district at 69,741. A 2020 projection by the State Planning Organisation, quoted on the municipality’s own site, reaches 55,868, and the same page says over 20,000 students and staff of the universities share the city for most of the year.

According to the municipal history, the city began to expand northwards and north-eastwards once the Eastern Mediterranean University became a state institution in 1986; Sakarya, Karakol, Baykal, the area north of Salamis Road and Tuzla filled with dense building, while the historic core stayed inside the walls of Suriçi (municipal history). Karakol had 7,046 residents in 2011, second to Sakarya with 7,647, and Suriçi 1,476 (census table).

Gazimağusa State Hospital, on Salamis Road, moved into its present building in December 2007 with 120 beds; its own page now gives about 160 and ranks it second among state hospitals after Nicosia’s (hospital page). The Statistical Yearbook shows 161 state in-patient beds in the district and, for 2024, four private institutions with 104 beds.

University numbers are mixed. The Eastern Mediterranean University enrolled 15,729 students in 2024–25, which is 911 (5.5%) fewer than the 16,640 of 2021–22, while higher-education enrolment across the TRNC moved from 114,000 to 104,873 (down 8.0%) in the same period (Statistical Yearbook 2024). The university lists about 10,000 dormitory places in 19 complexes (2024 handbook). No official statement of a housing shortage or of rising rents was found, so none is made here.

For climate, the closest official record is Paralimni station in the Republic of Cyprus, roughly 7.4 km from the Walled City. Over 2002–2011 January highs averaged 15.9 °C and August highs 33.3 °C; the twelve monthly rainfall means add up to 331.1 mm (calculated), with June, July and August nearly dry at 0.1, 0.0 and 0.8 mm (WMO).

A sea-temperature aggregator, which credits NOAA, World Weather Online and Open-Meteo, lists a monthly average of 17.2 °C for February and 29.0 °C for August (secondary).

For travel, Ercan Airport is 38.8 km away in a straight line and about 55.5 km by road (about 55 minutes). Larnaca Airport is 41.2 km in a straight line, but the road route and the travel rules depend on the crossing point, so no road figure is given.

Traffic on the Nicosia–Famagusta road reaches an average of 40,000 vehicles a day, making it the busiest route in Northern Cyprus according to the Turkish Highways Directorate; a Famagusta passenger ferry is not confirmed, because the operator’s own site lists only Kyrenia passenger routes.

The Varosha point is 5.7 km from the pin, and the Via Park page does not mention it. The Secretary-General’s report of 5 January 2026 notes that nothing has been done to reverse the October 2020 opening of part of Varosha (S/2026/8), and the Security Council’s statement of July 2021 described settlement by anyone but its inhabitants as inadmissible (UN News). Nothing in this guide treats Varosha title as safe, and nothing links Via Park to it.

Straight-line figures are calculated from the pin and the published coordinates of each place; road figures are indicative OpenStreetMap routing estimates and not official distances. The pin itself is the centre of a map embed, so each figure carries the uncertainty of a few hundred metres.

The fitness and wellness centre at the pin: ownership, running costs and conflicting labels

The one amenity the developer ties to this project by name is a fitness and wellness centre. The map marker is labelled with its name, the group-of-companies page lists FitPlus Fitness & Wellness Center as a group company with two branches, one at NorthernLAND Premier and one at Viapark, and the gallery includes a photograph of fitness equipment. The sentence about the facilities speaks of the centre in general: a gym, an indoor pool, a Turkish bath, a spa “and much more”.

It does not say which of these exist at the Via Park branch.

What the developer states about the centre

Its stated hours are 06:00–22:00 on weekdays and 08:00–21:00 on Saturday and Sunday for the gym, and 08:00–20:00 daily for the spa. These are the developer’s statements as read on 25 October 2026; they were not verified and opening hours change. Nothing on either page says whether residents have free access, a discount, a membership fee or no right of use at all, or whether the centre is open to the public.

Why the pin label matters

A pin named after a commercial operator can mean three different things: the centre is inside the residential building, it is in an adjoining building on the same parcel, or it stands on a different parcel next door. The coordinate cannot settle which. The answer decides who owns the premises, who pays for them and what happens to residents’ access if the operator leaves.

For a buyer of an apartment, the legal question is whether the centre is a common area of the condominium, a separately titled commercial unit, or property of another entity. The sources used for this guide do not describe how TRNC condominium rules treat shared amenities, so the answer has to come from the condominium title schedule for the building and from a lawyer, not from the photograph.

Running costs and operation

An indoor pool, a Turkish bath and a spa need heating, treatment and staff all year. If the centre is part of the building’s shared facilities, those costs may reach owners through the service charge; if it is run commercially, they may be covered by fees. The developer publishes no service-charge figure, and no official TRNC tariff for management fees, utility connections or legal fees was found in the sources used, so no amount is estimated.

The annual immovable property tax schedule found on the Tax Department site, effective 1 January 2025, lists TL 35.60 per m² for a swimming pool, a reminder that pool areas are taxed separately (2025 schedule); a 2026 schedule was not located.

Related parties: who signs what

FitPlus appears among the companies of the same group as the developer. That makes the fitness operator and the seller related parties, which is common but affects the paperwork: the sale contract may be signed with the construction company while the centre is run by a separate legal entity under its own terms.

A buyer should ask which entity is the counterparty for each document, whether any membership or levy is written into the sale contract, and whether the operator’s rights survive a change of ownership of the premises.

Service-charge records

For any building with shared facilities, the most informative document is the management account: the budget, the last twelve months of actual spending, the reserve and any arrears. The sources used here contain no TRNC rule on how service charges are set or enforced, and the developer publishes none, so a buyer cannot assume a ceiling or a method.

Asking for the pool and spa areas to be shown separately from the rest of the building reveals whether they are a significant share of the total.

Conflicting wording about the location

The language versions describe Via Park differently. English and Polish say Famagusta, Russian says the centre of Northern Cyprus, Turkish says Cyprus, and the Persian and German pages carry only the name. The English breadcrumb also reads “Blog / Buying Property in Northern Cyprus”, a template fault, not a project section.

These differences do not change the pin, but they show that the texts were produced from a shared template; a buyer should rely on the title deed and the parcel number, not on a translated heading.

The sea-view claim

“Sea view” appears in the titles of the English, Polish, Russian and Turkish pages. The photographs recorded for the project show the sea beyond balconies and a tower beside the coast, but the page gives no floor, orientation or distance to the shore, and no coastline distance is calculated here. A view that is open today may change if neighbouring plots are built on, so any view should be confirmed from the unit itself and from the building-permit situation of adjoining land.

Claim or label Where it appears What it shows What to request in writing
“Fit Plus Fitness & Wellness Center Via Park” Map marker on the project page A named facility at or near the pin Parcel number of the centre and the title holder
Two FitPlus branches, at Premier and Viapark Group-of-companies page A group company operates a centre linked to this project The operating agreement with the building, with its term
Gym, indoor pool, Turkish bath, spa Group-of-companies page A list for the centre in general Which facilities exist at the Via Park branch
Gym 06:00–22:00 weekdays, spa 08:00–20:00 Group-of-companies page Stated hours on 25 October 2026 Current hours and any resident access rules
Children’s playground Gallery A play area exists in the grounds Whether it is common property

“Sea view” Titles in four languages A marketing claim Floor, orientation and a basis for the view
“Surrounded by parks and green areas” Projects-page card Marketing wording A site plan showing the parks and who owns them

The ordered checklist below turns the points above into questions that can be answered with documents.

  1. Ask in writing where the centre stands: inside the building, in an adjoining building, or on another parcel, with the parcel number.
  2. Ask who holds title to the centre (the developer, a group company or the owners together) and how it is entered in the condominium schedule.
  3. Ask for the agreement between the operator and the building or the developer, including its term and the party that can end it.
  4. Ask whether residents have access, on what terms, and the current fee schedule, in writing and dated.
  5. Ask which party pays electricity, water, heating and maintenance for the centre, and whether any of it enters the service charge.
  6. Ask for the operating permits the centre holds and the insurance covering the pool and spa areas.
  7. Ask what happens to access and charges if the operator leaves or the lease expires.
  8. Ask for the same documents for any other shared facility the seller mentions, such as the playground or lobby.

Buying in Northern Cyprus: a document-first sequence for a completed building

Title to a Famagusta flat is held at the Gazimağusa district Land Registry. During the roll-out of its new automation system the Land Registry has said that transfers, mortgages, research documents and files are dealt with only at the district office where the property is registered (notice of 15 July 2025). The sequence below starts with the documents, because for a completed building the title and the approvals decide whether the later steps are possible.

Two legal texts apply as of 25 October 2026, and they differ. The first is Decree-Law 89/2026 (Gazette 147, 7 August 2026), issued by the Council of Ministers to replace Decree-Law 63/2026 (Gazette 87, 11 May 2026), whose 90 days had run out. Its own 90 days end about 5 November 2026, eleven days after this check, unless Parliament enacts it.

The version of Law 52/2008 consolidated on the legislation portal has not caught up and carries the stricter wording of Law 39/2024. Wherever a limit differs, both versions are given.

Under the decree a foreign buyer may acquire up to 3 apartments, against 1 in the consolidated text; the stamped contract must be registered within 1 month, with the permit application lodged in the same period, or it is void, after the taxes and fees due on the sale have been paid.

After publication of the permit the transfer declaration must be signed within 1 year (6 months in the consolidated text), and the transfer fees paid within 75 working days (60 in that text). The transitional rules also allow completed and delivered homes to be transferred within 36 months, as summarised in the sources used for contracts made before the 2024 amendment.

The decree further limits foreign sales in zoned housing projects to 80%, and nothing published shows what share of the units here has gone to foreign buyers.

In Gazette 197 the Land Registry fee is 4% for the first property a foreigner registers, 5.5% for the second and 6% for the third; the person registering title pays it, and the schedule ends on 5 January 2027. Earlier agency figures of 6%, 9% and 12% appear on commercial pages and were not matched to an official table.

A permit application costs TL 35,446.50, calculated as half of the gross monthly minimum wage of TL 70,893 in force from 1 July 2026 (Tax Department).

Notional example, not a Via Park price Rate Result on a notional GBP 100,000

The site’s guide to buying, building and renting in North Cyprus gives a wider cost overview. Legal and notary fees and utility-connection fees have no official tariff in the sources used here, so none is shown.

Risks, title and due diligence for a completed project

The first risk is the thin record. The developer’s page says nothing that a lawyer could test: no parcel number, no area, no approval date. Every statement about the project in this guide therefore rests on a map pin, a title and a gallery. A buyer is entitled to ask for each missing item in writing and to treat silence as an answer.

The second risk is title. The FCDO guidance for British buyers describes the north as an area where ownership of many properties is disputed by people who left in 1974; it says the Strasbourg court still regards the pre-1974 owners as the legal owners and that even Turkish-title land may be refused to a buyer without explanation (FCDO guidance, last public update 27 November 2019).

The Court of Justice of the EU held in the Orams case that courts in other member states must enforce a Republic of Cyprus judgment ordering occupants off land in the north (press release 39/09). The Immovable Property Commission, which the ECHR treated as the remedy to use first (Demopoulos, 1 March 2010), accepts applications under Law 67/2005 until 21 December 2027.

Nothing on the Via Park page says what the land’s history is, so the title category and the pre-1974 owner should be requested; the site’s explainer on title-deed categories covers the terms.

The third risk is building quality and approval. A completed status on a projects list is not a certificate. The Statistical Institute counts only buildings that hold a final approval certificate, and the Chamber of Engineers and Architects has said that project approval checks compliance with the earthquake regulation and that municipalities are bound to have supervision done by the project authors (statement of 14 February 2023).

A buyer can ask for the final approval certificate, the engineer’s supervision record and the date of occupancy.

The fourth risk is shared operations. If the fitness centre is a separate business, a dispute with its operator could affect residents’ use of it; the questions in section 4 apply. Currency is a fifth risk: Statistical Institute data (September 2026) show consumer prices up 35.02% on a year before, so a lira contract is exposed to depreciation, while stamp duty on a foreign-currency price is converted into lira at the official selling rate on the stamping date.

Via Park Famagusta is one of thirteen completed projects with no published unit count, and five other NorthernLAND pins lie within 3 km of its pin. It is the only project besides NorthernLAND Premier that the developer’s group page connects to the FitPlus centre. The Famagusta group is made up of completed urban buildings with photographs and a map, whereas the three Long Beach pages describe an ongoing resort built in phases.

Pearl Village, in Iskele, is the other town in the completed list. The comparison does not rank the projects; every row shares the same data gap, and a difference in what the page says is not evidence of a difference in the buildings.

NorthernLAND, the developer

NorthernLAND Construction LTD says on its About page that it started activities in 2003 under the aim of “quality life” and has built for “the past 23 years”. The same page describes its projects as environmentally friendly, disabled-friendly and social-life-centred, and states a vision of transparency, honesty and reliability. These are the developer’s own statements and are marketing wording; no independent check of them is made here.

On its Group of Companies page the developer names eight businesses besides construction: holiday rentals, a resort with a casino, the Grand Sapphire residences, a city hotel in Famagusta, the FitPlus centre, a rentals agency, a car-hire firm and the Pera Mackenzie restaurant at Iskele Long Beach. For this project the relevant entry is FitPlus, which the page says operates a branch at Viapark.

The projects page of the developer’s site splits its work into ongoing and completed projects and lists twenty-three in all, of which seventeen are described in this guide’s comparison table and six are matched to listings under other names. The developer’s pages print a head office and sales office address and telephone numbers; they are not reproduced here. The Via Park page carries the same footer and no statement about the project’s own builder, architect, engineer or approval dates.

Frequently asked questions

Where is Via Park Famagusta?

The developer’s English and Polish pages place Via Park in Famagusta, and the map pin lies at 35.13861 N, 33.93048 E in the built-up area of the city, about 1.9 km in a straight line from the Walled City. The Russian page says the centre of Northern Cyprus and the Turkish page says only Cyprus. No street, ward or postcode is printed, so the parcel number and the ward should be taken from the title deed.

How many apartments does Via Park Famagusta have?

The number is not published. The developer’s page prints no unit count, no list of floors and no list of blocks in any of its language versions. The page title refers to apartments, and the photographs show a tower and a residential building behind a playground, which does not give a count. A buyer can request the number of units and of blocks in the condominium schedule.

What does Via Park Famagusta cost?

No price is published on any language version, as of 25 October 2026. Nor is a payment plan published for this project: the eight-year plan banner that appears on every NorthernLAND page carries the name Grand Sapphire Blu. A notional example of the Land Registry, stamp and capital-gains arithmetic is in section 5, but it is not a price for any flat.

Is the project finished?

The developer’s projects list files Via Park under Completed Projects, and the photographs show a built tower with a reception area and a playground. The page gives no completion date, occupancy certificate or handover wording, so the status rests on the list heading alone. A buyer should ask for the date of the final approval certificate and, for a resale, the date the flat was first occupied.

What is the fitness centre at the pin?

The map marker is labelled “Fit Plus Fitness & Wellness Center Via Park”. The developer’s group page lists FitPlus as a group company with two branches, one of them at Viapark, and says the centre has a gym, an indoor pool, a Turkish bath and a spa. It does not say which exist at the Via Park branch or whether residents have access.

Does every flat have a sea view?

The titles of the English, Polish, Russian and Turkish pages say “sea view”, but no floor, orientation or distance is published. The photographs record the sea beyond balconies, which shows that some views exist, not that all do. A viewing of the specific flat and a check of what may be built on neighbouring plots are the only ways to test the claim.

Can a foreigner buy at Via Park?

Every foreign buyer needs a purchase permit from the Council of Ministers. Under Decree-Law 89/2026, valid as of 25 October 2026, one foreign buyer may hold 3 apartments, or 6 as a national of a state recognising the TRNC; the unamended consolidated Law 52/2008 still allows only 1. That decree stays valid until about 5 November 2026 unless Parliament enacts it. Condominium title must exist for the flat before the permit application.

Which taxes and fees apply?

Under the 7 October 2026 schedule the Land Registry fee rises from 4% on a first property to 5.5% and then 6% on later ones, and the schedule runs only to 5 January 2027. The agreement itself carries stamp duty of 0.5% of the sum it states. VAT sits at 5% for housing of up to 300 m² closed area, though its application to a resale was not established officially. A seller’s withholding is 2.8% of value in the standard case.

Does buying give residence or citizenship?

A purchase does not give citizenship: ordinary naturalisation needs five years of continuous residence under the Citizenship Law, and EU law is suspended in the north (European Commission). The property-based short-term permit asks a contract buyer for one-third of the price paid and a lodged permit application; with title and GBP 300,000 or more in total value it runs 10 years, otherwise 5 (Residence and Visa Regulation).

Permanent residence needs EUR 125,000 of housing and 6 years of continuous residence (Permanent Residence Law). The site’s citizenship and immigration guide covers the routes.

May a flat be let to holiday guests?

Letting a unit built as housing to tourists for up to 60 days is regulated by the Holiday Houses Law, which requires registration with the Tourism Planning Department, a registration certificate and an operating permit before the first guest. Rental income is taxed through a 10% withholding, which is final for individuals, and VAT on renting is 0%. Whether the building’s management rules allow short lets is not published. The site’s guide to legal compliance for rentals covers the wider rules.
