Description

Mykonos Homes Esentepe is a completed scheme of 8 villas and 72 apartments by Cyprus Constructions, listed on the developer’s projects page as “Resale Only” with no published price. This guide sets out what the developer publishes about Mykonos Homes Esentepe, which fields on its pages conflict or are copied from other projects, how the location can be tested, and how a second-hand purchase in a mixed villa-and-apartment scheme works under the 2026 rules. All legal statements in this guide are as of 23 October 2026.

Overview of Mykonos Homes Esentepe

Cyprus Constructions (CC) lists the project under “Completed” on its projects page with the line “Seafront Villas and Apartments”, the location “Seafront, Karpaz Gate” and, where other projects show a price, the words “Resale Only”. Its detail page says the scheme “consists of 8 villas (3+1) and 72 apartments (1+1, 2+1, and 3+1)”, which makes 80 homes (8 + 72, calculated from the developer’s figures). Both pages were read on 23 October 2026 and carry a last-modified date of 14 October 2026.

Availability and prices are not published. Units in a completed scheme listed as Resale Only may be obtainable only from earlier buyers, so any price, area or title statement has to come from the seller’s own documents and a Land Registry search, not from marketing pages.

The detail page still shows the tags “Ready to Move In” and “Pre Sale” (the same pair sits on every CC detail page), a “30% Remaining” availability stat and a “35% down, 65%” payment panel. They contradict “Resale Only” and are not used as facts here.

The developer publishes no completion date, no unit sizes, no price list and no title-deed category. Several other fields are copied from other CC projects, and the location is labelled in three different ways, which the location section sets out in full. The rest of this guide concentrates on what a buyer of a second-hand home in an 80-home mixed scheme has to check.

Unit types and sizes: what is published and what to request in writing

The only unit information that survives checking is one paragraph of developer prose: 8 villas of type 3+1 and 72 apartments of types 1+1, 2+1 and 3+1. No floor area, plot size, split of the 72 apartments between layouts or block plan is published for the scheme. The first table lists what is published and what is deliberately not reproduced; the second shows the mix that can be calculated.

Unit types in the scheme What the developer publishes Size, price or count published Source
Villas, type 3+1 Eight villas; the villa card is simply labelled “Villas” and its description calls the type “Type C apartments” Count: 8. Plot, area and price: not published Detail page overview
Apartments 1+1, 2+1 and 3+1 Seventy-two apartments in three layouts; the split by layout is not stated Count: 72. Area and price: not published Detail page overview
Type A and Type B cards Two apartment card labels; the text says each type “includes ground floor and penthouse apartments” Card areas, bedroom counts and prices are template values and are not reproduced Detail page unit cards
Penthouse apartments Mentioned in the card text; the developer’s summary file lists “villas, apartments, penthouses”; a plan labelled Type A shows roof terraces with pool outlines Not published Summary file
Specification Heat and sound insulation, energy-saving bricks, soft-close kitchen units, inverter air conditioning, underfloor and central heating infrastructure, aluminium double-glazed sliding doors, private and shared pools, landscaped gardens, central generator system Nothing is quantified Detail page overview
Plans Three plan images: a Type A ground-floor-and-mezzanine plan, a Type A roof-terrace plan and a Type C ground-floor plan Room labels are too small to read reliably and no total area is printed Plan images on the detail page
Mykonos Homes loft living room with staircase and sea view
Mix of homes in the scheme (calculated from the developer’s figures) Count Share of 80 Calculation note
Villas (3+1) 8 10.0% 8 / 80
Apartments (1+1, 2+1, 3+1) 72 90.0% 72 / 80; nine apartments for each villa (72 / 8)
All homes 80 100% 8 + 72; agrees with the developer’s total-units stat

Why the card figures are not used. The detail page shows three unit cards, each with a net and gross area, a bedroom count, a price and an availability count. The same three card profiles of area and bedrooms appear on eight of the ten CC project pages, including a studio-only scheme and a villa scheme whose own plan prints a different area.

The three card prices equal, to the pound, the three on the Maldives Homes page, and the villa card calls its homes apartments. The cards are therefore treated as template content.

Two more signs point the same way. The FAQ block under the cards refers to the project as “Mykonos Residences” and its closing box mentions “Phuket Homes”. The ten amenity tiles (a bar, a café, a cinema room, a concierge service, a laundry and others) appear in identical wording on five completed-project pages, so they are not treated as a facility list for this scheme.

What does survive is the ratio. With 8 villas among 80 homes, villas are 10.0% of the scheme and apartments 90.0% (calculated), so a typical owner is an apartment owner and the shared pool, gardens and generator serve mostly apartments. Which shared items sit in which title is not published.

Since no size is published, any area quoted in a sale offer is the seller’s statement. It should be matched against the title document and the approved plan before a price per square metre is compared with anything. For any unit offered, request in writing:

  • the registered title, with the parcel number, the unit number and the area as registered;
  • net (closed) area, balcony, terrace, roof terrace and garden areas listed separately, taken from the approved plan;
  • for a villa, the plot area, whether the private pool and its terrace stand on the plot, and the boundary survey;
  • for an apartment, the floor, the block and the share of common areas and shared facilities;
  • the bedrooms and bathrooms by plan, since the card values cannot be relied on;
  • an inventory of what is included (appliances, air-conditioning units, generator connection) with ages;
  • the building permit and final approval references for the building.

Location of Mykonos Homes Esentepe: the village, the Kyrenia coast and three conflicting labels

Esentepe (Greek: Agios Amvrosios) lies in Girne (Kyrenia) district on the northern foothills of the Beşparmak (Five Finger) mountains. PRIO puts it about 23 km east of Kyrenia; calculated from OpenStreetMap points, the village centre is 23.7 km from Kyrenia Castle in a straight line and 27.7 km by road, about 33 minutes (OSRM estimate, no traffic). At the 2011 census, the latest published, the Esentepe municipality had 2,414 residents, 1,754 of them in Esentepe itself, while Girne district had 69,163 (census table 3, table 1).

Since Law 15/2022 the village belongs to Çatalköy-Esentepe municipality, which has six villages and issues building permits for the settlements attached to it. OpenStreetMap places the village centre about 1.2 km from the nearest mapped coastline, to the north, so a “seafront” claim for any unit is a plot-level question. The wider area is on this site’s Esentepe city page and the Northern Cyprus country page.

The developer states the location in several ways, and the page’s own map pin points elsewhere. The table lists each label and what the evidence shows.

Where the location label appears Label or value Comment
Projects page, 23 October 2026 “Seafront, Karpaz Gate” Same text in the Turkish, Arabic, Polish, Russian and Persian versions
Detail page hero “Kyrenia” The same label sits on the five completed pages and on Edremit Villas
Developer summary file (llms-full.txt) “Esentepe, Kyrenia, North Cyprus” The basis for filing the project under Esentepe on this site
Map pin in the page code 35.3323 N, 33.9 E Identical on five completed pages, so a placeholder; 28.8 km east of the Esentepe village point in a straight line and 44.4 km by road, 5.1 km from İskele town (calculated, OSRM)
Address block on the page “Cyprus Constructions Development, Kyrenia, North Cyprus” A generic block repeated on every CC page
Site footer “Pearl Island Homes, Bahçeli, Kyrenia” The company head-office address, not this scheme
Mykonos Homes living room with sofa and balcony doors

“Karpaz Gate” is not defined on any CC page and does not occur in the official fact packs used for this guide. A secondary source in the İskele pack (Wikipedia) calls İskele and neighbouring Boğaz the “gateway” to the Karpaz peninsula, but CC does not say that is its meaning, so no inference is drawn. The distance is large: Esentepe is 87.0 km by road from Dipkarpaz, so “Karpaz” and Esentepe describe different stretches of the north coast.

This guide files the project under Esentepe because the developer’s own summary file does and the other CC listings on this site follow it. The distances below are measured from the Esentepe village point, not from the building, and would not apply if the plot is elsewhere.

The remedy is documentary: the sale contract names a parcel number, and a Land Registry research document (“araştırma belgesi”) shows the registered owner, the property details, mortgages and restrictions at the Tapu Amirliği of the district where the property is registered (Land Registry announcement).

Services are limited in the village. The Statistical Yearbook 2024 shows one state health centre in Esentepe with 8 staff (1 general practitioner, 1 dentist, 3 nurses, 1 pharmacist assistant and 2 others). In-patient care is in Kyrenia: Girne Dr. Akçiçek State Hospital is 26.7 km away by road, and the district’s one state in-patient hospital had 72 beds in 2024, beside five private in-patient institutions with 112 beds.

A new state hospital in Kyrenia, planned at about 148 beds, was reported near opening in January 2026; no opening date was found, so it is not counted.

The nearest official weather station is Girne, about 24 km west of the village. In 2024 it recorded monthly mean temperatures from 15.0 °C in January to 30.7 °C in July (mean of the twelve months 22.0 °C) and 510.2 mm of rain (yearbook tables A2 and A4; one year, not a climate normal). Girne district held 79 accommodation establishments with 15,208 beds at the end of 2024, which is 54.5% of the TRNC’s 27,910 beds (calculated).

Utilities are an area-level question, not a finding about this scheme. The Çatalköy-Esentepe mayor said on 2 July 2025 that homes and hotels in the two villages were not receiving adequate water and that new hotels would add load (Kıbrıs Postası). Cyprus Mail reported on 8 December 2025 that a substation explosion in August 2025 took the whole north’s grid offline for almost a day.

The developer lists a central generator system for the scheme, so a buyer can ask who operates it, what it powers and how fuel and maintenance are paid.

No TRNC rule fixing a minimum distance between a building and the shore was found in the official lists, so no setback figure from Türkiye or the Republic of Cyprus should be quoted. The Speaker said on 27 October 2023 that decrees restrict development in several areas, naming Karpaz, Dikmen-Boğaz and Çamlıbel (BRTK); Esentepe was not named. A second-hand villa buyer who wants to add a roof terrace, pool or extension is therefore tied to the municipal permit record and the plot’s zoning, not to a marketing page.

Straight-line figures are haversine distances between OpenStreetMap points. Road figures and minutes come from a public routing service on OpenStreetMap data and ignore traffic, border queues and the plot itself; the last row is calculated for this guide, the others come from the fact pack.

Mykonos Homes Esentepe as a resale-only mixed scheme: villas, apartments and the second-hand sale

A scheme listed as Resale Only changes who the counterparty is. There is no developer price list to test; the seller is an earlier buyer or an investor holding several units, and the buyer’s protection is that seller’s paper trail. In a scheme of 8 villas and 72 apartments the trail has three layers: the home, the block or plot it stands on, and the facilities shared by all 80 homes.

Three layers of ownership

The developer’s text lists private and shared swimming pools, landscaped gardens and a central generator system. A villa owner may hold a private pool and garden on the plot and also share communal items, while an apartment owner shares a block and communal areas. Which item belongs to which title is not published.

Ask the management body for the registered list of common areas, the annual budget, arrears by unit and the cost-split method. The developer’s FAQ says owners’ fees depend on unit size and are shown in the contract (attributed; no amount is published, and the FAQ block carries the copy-paste errors noted above).

Which foreign-buyer limit applies to a villa and to an apartment

Under Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026) a foreign buyer may hold at most 3 apartments or, in a mass-housing project or “site”, 2 two-storey detached villas; the decree lists these as alternatives, beside options for land and single houses.

It is a Council of Ministers decree whose 90-day validity ends about 5 November 2026 unless Parliament enacts it, and the consolidated Law 52/2008 still shows the stricter text of one apartment. A villa and an apartment here therefore fall under different limits, and the developer does not say whether the villas are two-storey detached or the scheme a “site”.

Two more limits can touch a resale. The decree caps sales of housing projects in zoned areas at 80% to foreigners, and for apartments foreign buyers who are first-degree relatives or of the same nationality may not together buy more than half of the units on one parcel. Taken as written, 80% of 80 homes is 64 and half of 72 apartments is 36 (calculated; the second figure assumes all 72 stand on one parcel, which is not stated).

The seller’s lawyer should confirm in writing that earlier sales respected both. Selling beyond the limits is an offence with a fine of up to 500 times the gross monthly minimum wage, about TL 35.4 million at the July 2026 wage of TL 70,893 (calculated, Tax Department).

Older contracts, use certificates and the 36-month rule

The decree also holds transitional rules for contracts made before the 2024 amendment. A contract that exceeds the legal acquisition right can be notified for a 1% fee (3% if late) and may receive a 10-year use certificate, with ownership staying with the seller; completed and delivered homes may be transferred within 36 months.

Ask whether the seller holds a title deed, a registered contract waiting for transfer or a use certificate; each is a different thing to sell. With no handover date published, the 36 months cannot be dated from the developer’s pages.

Warranty, condition and images

The developer cites a five-year building guarantee for the scheme. Its start date, giver, scope and transferability to a second owner are not published, and with no completion date the five years cannot be counted. Ask for the handover protocol, the warranty document naming its holder and a list of repairs since handover. The developer’s generic resale guide lists similar checks: title-deed type, unpaid taxes, cleared utility bills, condition and community fees.

Pictures do not identify a building. Two gallery photographs and one plan on the Mykonos page are byte-identical to files on the Bahamas Homes page (compared by file hash on 23 October 2026), so the parcel and unit numbers on the title are the only identification.

Taxes that fall on a second-hand sale

For the seller, the Income Tax Law treats the gain of a non-dealer as 20% of the higher of assessed value and sale price, with 30% of that exempt and 20% withheld on the rest, which is 2.8% of the value (calculated: 20% x 70% x 20%). A seller of more than 3 properties in a year, or more than 5 in three years, is taxed as a trader on a different basis.

For the buyer, the Land Registry fee under Resmi Gazete No. 197 of 7 October 2026 is 4% for a first property, 5.5% for a second and 6% for a third, valid only to 5 January 2027. Stamp duty is 0.5% of the stated sum, borne by the buyer unless agreed (Stamp Duty Law). Whether VAT applies to a private resale was not established in an official source, so no VAT figure is given.

Resale checks for a villa and an apartment in the scheme Villa (8 homes) Apartment (72 homes) Where to verify
Land and plot Own plot area and boundary; whether the pool and terrace lie inside it Share of the parcel and of common land under the condominium title Land Registry research document; approved plan; Law 52/2008 art. 8(2)

Parcel-level rule Not applicable as written Related or same-nationality buyers: half of the units on a parcel at most RG 147
Pool Private pool: upkeep, pump and heating cost, who pays Shared pool: operator, cost split, opening rules Management statement; contract
Shared items Garden, paths and generator share in the fee The same, plus stairs, roof and common areas of the block Management statement; contract
Alterations Extension, roof terrace or pool: municipal permit and zoning Balcony or terrace changes: building rules and municipal permit Çatalköy-Esentepe municipality (Law 15/2022)

Before signing for a second-hand home in this scheme, work through this sequence.

  1. Get the seller’s identity, the title copy, the parcel and unit number, and a written offer stating what is included.
  2. Order a Land Registry research document at the district Tapu Amirliği and read the owner, restrictions and any mortgage.
  3. Identify the layer (villa on a plot or apartment in a block) and the foreign-buyer limit that applies to the buyer.
  4. Ask whether the seller holds a title deed, a registered sale contract or a use certificate, and see the document.
  5. Request the building permit and final approval references and the condominium title or easement evidence.
  6. Obtain the management statement: shared items, budget, fees and arrears by unit, and who runs the pool and generator.
  7. Obtain the warranty document and the handover protocol, with written confirmation of repairs since handover.
  8. Confirm that taxes and utility bills are paid; water and electricity connections wait until all taxes and fees are paid.
  9. Only then sign the contract, have it stamped and register it at the Land Registry within one month.

Buying in Northern Cyprus in brief: a second-hand purchase from seller check to title

A purchase from a private owner follows the same legal sequence as a purchase from a developer, but the checks run in a different order: the seller’s title comes first and the permit last. The table lists the steps in that order with the official deadline where one exists. Rules are stated as of 23 October 2026, name the instrument, and depend on Decree-Law 89/2026 remaining in force or being enacted; where the consolidated Law 52/2008 differs, both versions are shown.

Step Who acts Deadline or typical time Source
1. Confirm the seller, parcel and title with a research document Buyer’s lawyer; district Tapu Amirliği Before any payment; transactions are handled at the district where the property is registered Land Registry announcement
2. Check the buyer fits the acquisition limits and excluded areas Buyer’s lawyer Before the contract; no agricultural or forest land, no military zones, 7% per district and 3% nationwide caps Law 52/2008; RG 147
3. Confirm condominium title or easement Land Registry Needed before the permit application; the decree allows a building permit or Planning Approval for 2 years where it cannot be established RG 147
4. Sign the sale contract and have it stamped Buyer and seller; Tax Department Stamp 0.5% of the stated sum, buyer pays unless agreed Stamp Duty Law
5. Register the contract and apply for the permit Buyer or lawyer; Land Registry; Interior Ministry Within 1 month, or the contract is void automatically (decree) RG 147; Interior Ministry list
6. Council of Ministers decision, published in the Resmi Gazete Council of Ministers No statutory decision time in the laws read RG 147
7. Pay the transfer fees Buyer (registration fee) and seller (taxes) Within 75 working days of publication (decree); 60 in the consolidated 39/2024 text RG 147; RG 197
8. Sign the transfer at the Tapu Amirliği Buyer and seller Within 1 year of publication (decree); 6 months in the consolidated text RG 147; Law 52/2008
9. Connect or transfer utilities Buyer; local authority; electricity authority No connection until all taxes and fees are paid RG 147

Applications to the Interior Ministry are accepted in person, by proxy or through a lawyer, and there is an online portal (Property Unit page). A proxy application carries a TL 45 stamp. The police record must be an original; Decree-Law 63/2026 required it to be apostilled and no more than three months old, and the current decree keeps that rule only for licensed-intermediary applicants, so the list should be checked with the Property Unit before the record is ordered.

Documents for the permit include a petition, information forms, a passport copy, a title copy, a location plan with the area marked and an original police record. The application fee is half of the monthly gross minimum wage, TL 35,446.50 at the TL 70,893 wage valid from 1 July 2026 (calculated). Processing times of “1-2 months” or “6-8 months” quoted by some developers have no official basis in the laws read.

On finance, foreigners may mortgage a property they have acquired once the Land Registry fees are paid, and mortgage registration costs 1% of the secured debt (RG 197). No official statement on bank lending to foreigners was found and agency pages disagree on loan-to-value, so no lending terms are given. A mortgage registered against a unit shows in the research document, and removing one costs TL 149.

Holding and contracting in foreign currency is free under the Foreign Exchange Law, and transfers run through banks with sender and recipient recorded. The lira lost value quickly: consumer prices rose 35.02% in the 12 months to September 2026 (Statistical Institute), and stamp duty on a foreign-currency contract is computed in lira at the official rate on the stamping date. The wider cost picture is in this site’s cost guide.

Risks, title and due diligence for a second-hand purchase

The developer states no title-deed category for the scheme. Its FAQ speaks of “transparent and verified ownership documents” and “approved freehold or leasehold structures”, which names no category. For a second-hand home the title therefore has to be established from the Land Registry, not from the listing. This site’s title-deed guide explains the categories in plain terms.

The risk has a specific history. Esentepe was an entirely Greek Cypriot village until 1974; PRIO records 1,543 residents in 1973, all of whom left in 1974. That does not say who holds title to any parcel, and nothing in the sources links this scheme to a claim.

UK Government guidance says ownership of many properties in the north is disputed, that the European Court of Human Rights treats pre-1974 owners as continuing legal owners and that buyers may face proceedings in the Republic of Cyprus (GOV.UK; Orams judgment).

The Immovable Property Commission reported on 23 October 2026 that 8,820 applications had been lodged and 3,787 concluded, with GBP 783,124,123 awarded in compensation. Its bulletin carries no village or parcel names, so outcomes cannot be broken down to Esentepe, and applications remain possible until 21 December 2027. In Demopoulos the Court accepted the Commission as an effective remedy.

A resale does not remove these risks; it moves them to the buyer. Agency guidance uses the terms Turkish, exchange and allocation title, but an official definition table was not found online, so the research document and an independent lawyer are the working tools. UK guidance also warns of lawyers acting for both vendor and builder and of missing completion certificates; a buyer’s lawyer should be independent of the seller.

Document Issuing office Why it matters Where to verify
Land Registry research document District Tapu Amirliği Shows the registered owner, the property details, mortgages and restrictions Tapu announcement
Title category and pre-1974 history Land Registry; buyer’s lawyer Exchange or gift land carries restitution risk in UK guidance GOV.UK guidance
Condominium title or easement Land Registry Required before a foreigner’s permit application; selling without it is an offence Law 52/2008
Building permit and final approval Çatalköy-Esentepe municipality Municipalities issue permits for attached villages; official statistics count only buildings with final approval Law 15/2022; construction statistics
Mortgage and encumbrance check Land Registry A developer or earlier owner may have registered a mortgage GOV.UK guidance
Purchase permit documents Interior Ministry, Property Unit Contract void if not registered and applied for within 1 month Documents list; RG 147
Tax and utility clearance Land Registry; municipality; electricity authority No connections until taxes and fees are paid RG 147
Management statement and warranty Management body; seller Fees, shared items and warranty holder are not published by the developer Developer FAQ

Two more checks apply to the sale itself. The UK guidance says even pre-1974 Turkish-title land can be refused a permit without reasons, and the Republic of Cyprus has arrested people suspected of dealing in Greek Cypriot-owned land in the north (a press report quoting its chief negotiator; the claims are one side’s). Neither is a finding about this scheme; both are reasons to complete the Land Registry steps before any large payment.

How Mykonos Homes Esentepe compares with the other Cyprus Constructions projects on this site

The table lists all ten CC listings on this site with the developer’s own wording from the projects page and detail pages, read on 23 October 2026. “Not published” means that the projects page shows no price. Counts are the developer’s, with conflicts shown, and all ten are filed under Esentepe on this site even where the developer’s labels differ.

Mykonos Homes Esentepe (this page) Completed; “Resale Only”; “Ready to Move In” 80 (8 villas, 72 apartments) “Seafront, Karpaz Gate” Villas 3+1; apartments 1+1, 2+1, 3+1 Not published
Moonlight Villas Esentepe Completed; “Resale Only” 6 (stat 80) Esentepe Duplex villas Not published
Idyll Homes Esentepe Completed; “Resale Only” 7 blocks; count not stated (stat 80) Esentepe 1+1 and 2+1 apartments Not published

The ten listings split into five ongoing and five completed projects. Of the completed five, three read “Resale Only” (Mykonos, Moonlight and Idyll), one “Sold Out” and one still shows a price. With 80 homes, the Mykonos scheme is larger than Edremit (14) and Moonlight (6) and smaller than every ongoing project with a stated count except Edremit; the Maldives count (120 or 55) sits on either side of it.

It is one of two completed schemes that mix villas and apartments. Villas are 10.0% of the 80 homes here (8 / 80, calculated), against 18.2% at Maldives Homes if the text count of 55 is used (10 / 55). No project is presented as better than another; the differences are in what each developer page publishes. For other developers’ Esentepe listings, see Caesar Cliff Esentepe and Esvillas Esentepe.

Cyprus Constructions

Cyprus Constructions describes itself on its about-us page as “a professional developer providing quality properties in North Cyprus”. The same page shows the figures “28+ Years Of Experience”, “2000+ Properties Delivered” and “60+ Nationalities Served”. The site footer speaks of more than 20 years in Cyprus and the page’s own subtitle of over a decade, so the length of its history is stated three ways. These are marketing statements by the developer and are not verified here.

The about-us and awards pages mention awards but name none, and no person is named as a director. The company profile says the company has a “strategic presence” in Kyrenia, Bahçeli, Esentepe and Famagusta and is led by an experienced management team; none of the ten projects on this site is in Famagusta, and no registered company number appears on the pages read.

The site menu also links related services (CC360 rentals, CC Connect, a trading company and restaurant and catering brands) that are not covered here. The footer gives the address Pearl Island Homes, Bahçeli, Kyrenia, which is the head-office address and also the name of one project. Contact details are not reproduced.

Frequently asked questions

What is Mykonos Homes Esentepe and who is the developer?

It is a completed scheme of 8 villas (3+1) and 72 apartments (1+1, 2+1 and 3+1) by Cyprus Constructions, a North Cyprus developer. The projects page, read on 23 October 2026, lists it as “Resale Only” with the line “Seafront Villas and Apartments”. The detail page gives 80 homes (8 + 72, calculated), the delivery line “Ready to Move In” without a date, and no price, size or title-deed category. The location is labelled in several ways, set out above.

Can a buyer purchase a new home from the developer?

The developer’s pages do not say so. The projects page shows “Resale Only” where other projects show a price, so availability and prices are not published and homes may be obtainable only from earlier owners. The detail page still shows “30% Remaining”, “Pre Sale” and a “35% down, 65%” panel, but these conflict with the projects page and recur on other CC pages, so they are not treated as an offer. Anyone told a unit is available should ask for the seller’s name, the title and a written price.

How many homes are there and what are their sizes?

There are 80 homes: 8 villas of type 3+1 and 72 apartments in three layouts, as the unit-count stat and the prose both state. Villas are 10.0% of the scheme and apartments 90.0% (calculated). No floor area is published. The unit cards show areas and bedroom counts copied across eight CC projects, so they are not used. Sizes must come from the title and approved plan of the particular unit offered.

Where exactly is Mykonos Homes Esentepe?

The developer’s pages do not settle it. The projects page says “Seafront, Karpaz Gate”, the detail page “Kyrenia”, the developer’s summary file “Esentepe, Kyrenia”, and the map pin in the page code is a placeholder shared by five pages, 28.8 km east of Esentepe village (calculated). This site files the project under Esentepe. The parcel number in the contract and a Land Registry research document are the reliable evidence; distances in this guide are measured from the Esentepe village point.

How much does a home in Mykonos Homes Esentepe cost?

No price is published. The projects page shows “Resale Only” instead of a figure, and the hero line and card prices on the detail page are copied from other CC pages, so they are not reproduced. A resale price is whatever a seller asks, and no official TRNC house-price index was found. In addition, as of 23 October 2026, the Land Registry fee for a first property is 4% (5.5% second, 6% third) under a schedule valid to 5 January 2027, plus stamp duty of 0.5% of the stated sum.

What type of title deed do the homes have?

The developer does not say. Its FAQ speaks of “transparent and verified ownership documents” and “approved freehold or leasehold structures”, which names no category. Esentepe was an entirely Greek Cypriot village until 1974, so title must be checked parcel by parcel: ask for the research document at the district Land Registry and read the title category, restrictions and mortgages. This site’s title-deed guide sets out the categories.

Can a foreign buyer purchase a villa or apartment in Mykonos Homes Esentepe?

A foreign buyer can purchase here only after a Council of Ministers permit. As of 23 October 2026, Decree-Law 89/2026 allows a foreign buyer up to 3 apartments or, in a mass-housing project, 2 two-storey detached villas, but it is a decree whose validity ends about 5 November 2026 unless Parliament enacts it, and the consolidated Law 52/2008 still shows one apartment. Agricultural land, forest land and military zones are excluded. Applications go through the Interior Ministry, and the law sets no decision deadline.

Does buying give residence or citizenship?

Not citizenship. Under the Residence and Visa Regulation of 5 October 2026, a property owner with title and property worth GBP 300,000 or more can receive a 10-year permit, and below that a 5-year permit; with only a stamped contract, GBP 300,000 or more gives 5 years, and below that proof of income is needed (at least one-third of the price must be paid). TRNC citizenship needs 5 years’ residence, and EU law is suspended in the north. See the citizenship guide.

Can the home be let, and does the developer promise rent?

The developer’s FAQ offers optional rental management and says no guaranteed returns are provided; no yield is published. Lets of up to 60 days fall under the Holiday Houses Law, which requires registration with the Tourism Planning Department, a registration certificate and an operating permit before letting. Rent is withheld at 10% of gross rent, and renting is 0% VAT. See the Airbnb compliance guide.

What should be checked before paying a deposit?

In order: the seller’s identity and title; a Land Registry research document; whether the seller holds a title deed, a registered contract or a use certificate; the building permit and final approval; condominium title; mortgages; the management statement with fees and arrears; the warranty document; then a stamped contract registered within one month. The buyer’s lawyer should be independent of the seller, since UK guidance warns about lawyers acting for both vendor and builder.
