Emaar Properties Dubai is the name buyers commonly use for Emaar Properties PJSC, a Dubai-based developer that was founded in 1997 and has been listed on the Dubai Financial Market since 2000. According to its own website, it builds and operates residential communities, shopping malls, hotels and entertainment venues, and it reports more than 130,900 homes delivered in Dubai and other markets since 2002. Emaar Properties Dubai projects sit in different parts of the city, and that matters for how a buyer reads them. The Valley is a villa and townhouse community along the Dubai-Al Ain Road. Expo Living is an apartment and townhouse community beside Expo City in the Dubai South corridor. Dubai Creek Harbour is a waterfront district with apartment towers close to Dubai Square. Each has its own tenure notes, price points and handover target, which the sections below set out one by one.

Ownership, History and Backing of Emaar Properties Dubai

Wikipedia, which we use as a lead, records that Emaar was set up and incorporated in 1997 with Mohamed Alabbar as chairman and that the Dubai government initially owned the company outright. It was listed on the Dubai Financial Market in 2000. Emaar’s own website names Mohamed Alabbar as founder and lists him as Founder and Managing Director on its board of directors page, which shows nine directors, among them Omar Karim, Group Chief Investment Officer of Dubai Holding.

The shareholder register changed in 2026. The Dubai Media Office reported on 12 May 2026 that Dubai Holding had completed the purchase of a 22.27% stake in Emaar Properties PJSC from the Investment Corporation of Dubai, taking its total holding to 29.73%. The article describes the transaction as a strategic investment reflecting confidence in Emaar’s market position and strengthening the existing partnership between the two companies. Dubai Holding and Emaar already had a business link: in August 2022 Emaar announced a deal to acquire Dubai Creek Harbour from Dubai Holding for AED 7.5 billion, paid half in cash and half in Emaar shares. That release put the district’s future development at about 100 million sq ft.

The group is organised in business lines. Emaar’s About Emaar page lists Emaar Hospitality (Address Hotels + Resorts, Vida, Armani Hotels and Resorts, Rove), Emaar Malls (Dubai Mall, Dubai Marina Mall, Dubai Hills Mall, Souk Al Bahar and others) and Emaar Entertainment (Reel Cinemas, Dubai Opera, KidZania, Dubai Aquarium and others). It also reports 41 hotels and resorts with over 10,000 keys, and international activity in Saudi Arabia, India, Pakistan, Egypt, Morocco, Turkey and Lebanon. The same page gives a net asset value of AED 247 billion ($67.3 billion) as of September 2026, based on a third-party valuer’s assessment.

The for-sale business in the UAE is carried out through Emaar Development PJSC. Emaar’s listing announcement records that the company began trading on the Dubai Financial Market under the ticker EMAARDEV at an offer price of AED 6.03 per share, with a market capitalisation of about AED 24.1 billion at listing. In its H1 2026 results, Emaar reports Emaar Development property sales of AED 22.4 billion ($6.1 billion) and a UAE development backlog of AED 135.7 billion ($36.9 billion). Both listed companies publish results on the Dubai Financial Market, so a buyer who wants audited figures can read them there rather than rely on marketing material.

Emaar Properties Dubai Projects We List

We list four Emaar projects. They are described below in order of location: two in The Valley, one in Expo Living and one at Dubai Creek Harbour. Prices are the “from” figures on Emaar’s own project pages unless a source is named, converted at the pegged rate of 3.6725 dirhams per US dollar. Price per square foot is the “from” price divided by the matching smallest size, and the formula is stated each time. Ovelle at The Valley: 4 and 5 bedroom villas

Ovelle is a collection of four- and five-bedroom villas inside The Valley, along the Dubai-Al Ain Road. Emaar’s project page describes it as inspired by the beauty of Emirati valleys, with contemporary homes, earthy tones, water features and landscaped gardens, and it points to biophilic design and natural light. Emaar’s page lists a common landscape, a landscaped pool deck, outdoor areas, a kids’ playground, a fitness centre, an indoor multipurpose room and a pet park. It gives the address as Ud al Bayda and names Dubai Polo and Equestrian Club, Dubai Mall, Downtown Dubai, Dubai International Airport and Global Village as nearby reference points.

Emaar’s page states a starting price of AED 7.09 million for the four-bedroom villas (about $1,929,000 on Property Finder’s four-bedroom entry of AED 7,085,888) and AED 8,855,888 ($2,411,406) for the five-bedroom villas, with five-bedroom sizes from 5,639 to 7,970 sq ft. On those two figures the five-bedroom entry price works out at about AED 1,570 per sq ft (AED 8,855,888 divided by 5,639 sq ft). Property Finder’s project page shows a payment plan of 10% on the sales launch, 70% in seven construction instalments and 20% on handover, with expected completion in December 2029 (Q4 2029). Both villa types sit at or above the AED 2,000,000 Golden Visa value condition at their starting prices. Tenure is freehold: the FAQ on Emaar’s page for The Valley states that the community is a freehold development open to international buyers.

Alana at The Valley: 3, 4 and 5 bedroom twin villas

Alana is a gated group of twin villas in The Valley. Emaar’s page describes a community with waterways, natural landscapes and locally sourced materials, and lists Golden Beach, pocket parks, the Town Centre, playgrounds and sports facilities, barbecue and picnic areas, and retail and dining among the community features. Emaar’s address for Alana is also in Ud al Bayda, on the Dubai-Al Ain Road. The Valley’s wider area figures on Emaar’s pages include a 32,000 sq m Town Centre, a 47,000 sq m Golden Beach and a 25,000 sq m Sports Village.

Emaar’s page gives a starting price of AED 3.5 million ($953,029) for the three-bedroom villas. Property Finder and our listing page show three-bedroom villas of 3,720 to 3,849 sq ft, four-bedroom villas of 4,099 to 4,206 sq ft and five-bedroom villas of 4,754 to 4,977 sq ft, with starting prices of AED 3.5 million, AED 4.4 million ($1,198,094) and AED 5.4 million ($1,470,388). The three-bedroom entry price works out at about AED 941 per sq ft (AED 3,500,000 divided by 3,720 sq ft). The payment plan on both sources is 90/10: 10% on booking, 80% in instalments during construction and 10% on handover. Property Finder lists expected completion as September 2027 (Q3 2027). Every Alana villa size is priced at or above AED 2,000,000, and the tenure is freehold under The Valley’s freehold status.

Terra Woods at Expo Living: apartments and townhouses

Terra Woods is a residential project in Expo Living, the community that Emaar and Dubai World Trade Centre (DWTC) develop next to Expo City in the Dubai South corridor. Emaar’s page describes mid-rise buildings arranged around courtyards and green spaces, with homes opening onto parks and green paths. The amenities listed are a kids’ play area, a main pool with a pool terrace, a pavilion, a barbecue courtyard, an outdoor gym, a meditation and yoga garden and a rooftop padel court. Emaar’s page for Expo Living describes a community of about 454,747 sq m with about 357,000 sq m of residential space, and lists the Dubai Expo Mall (65,274 sq m) among its features.

The home types are one- to three-bedroom apartments and townhouses, sized from 742 to 2,702 sq ft according to Emaar. Emaar’s price from is AED 1,599,888 ($435,640), which gives about AED 2,156 per sq ft (AED 1,599,888 divided by 742 sq ft). Property Finder splits the sizes as 742 to 765 sq ft for one-bedroom apartments, 1,111 to 1,218 sq ft for two-bedroom apartments, 1,669 to 1,678 sq ft for three-bedroom apartments and 2,580 to 2,702 sq ft for three-bedroom townhouses, and reports a total of 824 homes in three mid-rise buildings. Our listing page shows starting prices of AED 2,351,900 ($640,408) for a two-bedroom apartment, AED 3,537,900 ($963,349) for a three-bedroom apartment and AED 5,026,900 ($1,368,795) for a townhouse. The one-bedroom entry price is below AED 2,000,000; the two-bedroom, three-bedroom and townhouse starting prices are above it. Property Finder lists expected completion as March 2030 (Q1 2030). Our listing and Property Finder both show 10% on booking, with the balance paid in construction instalments and on completion, and the exact schedule is set in the booking form and sale agreement. Valia at Dubai Creek Harbour: one- to four-bedroom apartments

Valia is a residential tower rising from a mixed-use podium in Dubai Creek Harbour. Emaar’s page describes finishes throughout, a balcony for every home, and views of the Creek, the city skyline or the community park. It lists a dedicated amenities floor with a yoga deck, barbecue area, private cabana, outdoor fitness area, padel court, splash pad, outdoor play zones, adult and kids’ swimming pools and a communal lawn. It names Creek Marina, Creek Beach, The Viewing Point, Harbour Promenade, Central Park, Dubai Square Mall and Ras Al Khor Wildlife Sanctuary as nearby, and mentions the upcoming Blue Line of the Dubai Metro.

Bhomes reports that Emaar unveiled Valia in August 2026 on Plot 392 in the Dubai Square district, with 491 apartments in a tower of 53 to 56 storeys above two basement levels, a ground floor and two podium levels, and a handover target of Q4 2030. Emaar’s project page shows apartments from AED 1.96 million ($533,696). Our listing page shows average sizes and starting prices by layout: one-bedroom apartments of 821 sq ft from AED 2.14 million ($582,709), two-bedrooms of 1,255 sq ft from AED 3.19 million ($868,618), three-bedrooms of 1,674 sq ft from AED 4.41 million ($1,200,817) and four-bedrooms of 2,561 sq ft from AED 7.05 million ($1,919,673). Dividing Emaar’s entry price by the one-bedroom average size gives about AED 2,387 per sq ft (AED 1,960,000 divided by 821 sq ft), an indicative figure because it combines two sources. The entry price on Emaar’s page is below AED 2,000,000, and the two-bedroom and larger layouts on our listing page are above it. Dubai Creek Harbour is a freehold community, according to Emaar’s description reported by Bhomes and our freehold guide.

Portfolio and Track Record of Emaar Properties Dubai

The record of Emaar Properties Dubai is easiest to follow as a chronology. According to Wikipedia, which we treat as a lead, Emaar announced Dubai Marina in 2001 and revealed the plan that became Downtown Dubai in 2003, with Burj Khalifa and The Dubai Mall as its centrepieces. The Dubai Mall opened in November 2008 and Burj Khalifa on 4 January 2010, as the sources in the table above record. Emaar’s website describes Downtown Dubai as one of ten UAE communities, alongside Dubai Creek Harbour, Dubai Hills Estate, Emaar Beachfront, Emaar South, The Heights Country Club, The Oasis, The Valley, Rashid Yachts and Marina, and Grand Polo Club and Resort.

Dubai Hills Estate is developed by Emaar and Meraas as a joint venture, according to Emaar’s 2017 release on Dubai Hills Mall. Dubai Hills Mall opened on 17 February 2022, with about two million sq ft of gross leasable area according to Gulf News. Emaar Beachfront was unveiled in January 2018 as a gated island within Dubai Harbour; Gulf Business reported the unveiling at the time. The Valley followed in November 2019 with its masterplan on the Dubai-Al Ain Road, and Emaar’s release at the time named Eden as the opening cluster with three- and four-bedroom villas in three architectural styles. Emaar’s current page for The Valley lists collections such as Eden, Nara, Talia, Orania and The Farm Gardens, and says Phase 2 spans 200 hectares.

The financial record is public. For full-year 2025, Emaar reported property sales of AED 80.4 billion ($21.9 billion), revenue of AED 49.6 billion ($13.5 billion), net profit before tax of AED 25.7 billion ($7 billion) and a revenue backlog of AED 155 billion ($42.1 billion) at 31 December 2025. The Board recommended a dividend of 100% of share capital for 2025. In the H1 2026 results released on 7 August 2026, group revenue rose 21% to AED 23.9 billion ($6.5 billion), profit before tax rose 23% to AED 12.8 billion ($3.5 billion), and the backlog reached about AED 164.9 billion. The same release records 11 targeted residential launches across Emaar South, Dubai Hills Estate, The Heights Country Club, The Oasis, Rashid Yachts and Marina, and Expo Living, and reports average mall occupancy of about 98% at 30 June 2026.

The recurring-income side is separate from home sales. In H1 2026 Emaar’s malls, retail and commercial leasing business reported revenue of AED 3.5 billion ($1.0 billion), and hospitality, leisure and entertainment reported revenue of AED 1.6 billion ($0.4 billion). Emaar’s full-year 2025 release reports 48 new residential projects launched by Emaar Development during the year. A buyer reading these figures should note that they describe the company as a whole; each individual project carries its own sale agreement, escrow account and handover schedule.

How Buying Works with Emaar Properties Dubai

Buying an off-plan home from Emaar Properties Dubai follows the same legal framework as any Dubai off-plan purchase. The steps below describe the normal sequence; Emaar’s booking form and sale agreement for the specific unit are the documents that decide the exact terms.

  1. Choose a unit and reserve it. The buyer selects a layout and unit from the current price list and pays the booking amount. On Emaar’s current launches, the sources above show booking amounts of 10% of the price.
  2. Sign the reservation or booking form. The form records the unit, the price, the payment schedule and the buyer’s details. Our off-plan buyer’s guide explains why to read it alongside the sale agreement.
  3. Sign the sale and purchase agreement (SPA). The SPA sets out the full payment schedule, the unit specification and the handover date.
  4. Registration with the Dubai Land Department. Off-plan sales are registered through the Dubai Land Department’s initial sale service. The DLD service page lists the fee as 2% of the sale value for the seller and 2% for the purchaser, with small additional fees; the developer completes the registration once the buyer has paid the registration fee, and the buyer receives an Oqood registration for the unit.
  5. Escrow. Dubai Law No. 8 of 2007 requires a developer that sells off-plan to open an escrow account with an escrow agent, in the project’s name, into which purchasers’ payments are deposited (Articles 6, 7 and 9). The Dubai Land Department keeps registers of developers and escrow agents.
  6. Instalments during construction. The buyer pays each instalment as the SPA schedule states. On Property Finder’s pages the schedules range from 90/10 for Alana to 10/70/20 for Ovelle.
  7. Snagging and handover. Before the final payment the buyer inspects the completed unit, lists any defects for the developer to resolve, and then takes the keys.
  8. Title deed. After handover and the final payment, the title deed is issued in the buyer’s name for freehold units.

The cost of buying is more than the price. The Dubai Land Department registration fee is 4% of the property value in total, as the DLD service page splits it, and agency commission and the developer’s administrative fee are extra where they apply. Service charges begin at handover, and the SPA or the developer’s service-charge schedule states the rate per square foot. Ownership Route and Golden Visa for Emaar Properties Dubai Buyers

Foreign buyers can hold freehold property in the areas that Dubai has designated for it, and our guide for foreign buyers and freehold and leasehold guide explain the rule. Emaar’s own page for The Valley states that the community is freehold and open to international buyers, and Emaar describes Dubai Creek Harbour as a freehold community. Expo City and Dubai South appear in our freehold guide’s list of designated areas.

The UAE Golden Visa through property needs a property value of AED 2,000,000 or more ($544,588). The Dubai Land Department’s service page states that the applicant must own property with a purchase value of at least AED 2 million, either one property or several, and that a mortgaged property is allowed with a bank no-objection letter. The visa runs for 10 years and is renewable, and the applicant can sponsor a spouse, children and parents. The DLD lists the service time as 7 to 10 business days. Applied to the four projects, the starting prices work out as follows. Ovelle (from AED 7,085,888) and Alana (from AED 3,500,000) are at or above AED 2,000,000 for every villa type. Terra Woods starts at AED 1,599,888 for a one-bedroom apartment, below AED 2,000,000, while its two-bedroom, three-bedroom and townhouse starting prices on our listing page are above it. Valia’s entry price on Emaar’s page, AED 1,960,000, is below AED 2,000,000, and the two-bedroom and larger layouts on our listing page are above it.
