Omniyat Dubai: who the developer is and what it builds

Omniyat Dubai is the name buyers and search engines use for OMNIYAT, the Dubai-based developer founded in 2005 by Mahdi Amjad. Omniyat Dubai builds residential, commercial, hospitality and mixed-use buildings across the emirate, and its own website lists 18 masterpieces grouped as residential, commercial and mixed use, with Marasi Bay as a waterfront destination. This profile covers the two Omniyat Dubai office towers we list in Business Bay, The Binary and Bayswater Tower, and puts them in the context of the wider Omniyat Dubai portfolio.

Both towers are completed buildings. According to the developer, Bayswater was completed in 2009 and The Binary in 2015, so neither carries an off-plan handover date. They sit in Business Bay, a district that the Dubai Land Department lists among the areas where foreign nationals can hold freehold title. Omniyat Dubai describes itself as an ultra-luxury developer that works with named architects and design houses. Ownership, history and backing of Omniyat Dubai

Founder and early years

The developer’s Our Story page states that OMNIYAT was founded in 2005 and names Mahdi Amjad as Founder and Executive Chairman. In an interview with Monocle, Amjad, who was born in Iraq, said he had worked in electronics distribution before starting the company. He described buying a plot in the early 2000s, when Dubai was opening to foreign home ownership, on land that is now part of Business Bay. He recalled that the area was then described as desert and that the extension of the Creek was still ahead.

That Business Bay connection matters for this profile. Business Bay was planned by Dubai Properties as a commercial and mixed-use district beside Downtown Dubai. Property Week reported on 3 June 2009 that Omniyat Properties handed over the Bayswater tower, that the Business Bay plan covered more than 200 buildings, mostly offices, and that Omniyat had launched seven projects in the district. The same article put the development value at AED 110 billion ($29.95 billion) and the expected population at 191,000, citing Dubai Properties.

Group structure and brands

The group’s 2025 results release of 16 February 2026 reports two sales channels. OMNIYAT-branded projects are reported within OHL, and BEYOND-branded projects are reported partly within OHL and partly through BEYOND Properties DMCC. The release says BEYOND has launched ten branded projects since its 2024 inception, naming Kanyon, Soulever, PASSO and Hado. Mahdi Amjad is quoted in the release as Founder and Executive Chairman. The release also mentions a masterplan on Marjan Beach in Ras Al Khaimah, with a launch planned for 2026.

The portfolio mix is described in OMNIYAT’s market updates as 43 percent OMNIYAT-branded residential, 26 percent BEYOND-branded residential and 31 percent commercial, according to the developer’s statement distributed by Zawya. The two towers on this page belong to the commercial category.

Capital markets and published financials

Omniyat Dubai has published financial information on a recurring basis. The investor relations page lists financial accounts for 2023, 2024 and 2025, and a separate page lists the Green Financing Framework (April 2025), a DNV second-party opinion dated 22 April 2025 and an allocation and impact report dated February 2026.

The issuer completed three US dollar sukuk issues. In May 2025 it listed a USD 500 million three-year green sukuk on Nasdaq Dubai at a profit rate of 8.375 percent, with orders of USD 1.8 billion, or 3.6 times the amount issued, according to Gulf News. In September 2025 it issued USD 400 million at 7.25 percent, and in February 2026 it priced USD 600 million for five years at 7.25 percent, as reported by Enterprise. The 2025 results release lists cash and cash equivalents of AED 4.7 billion and total equity of AED 9.5 billion at 31 December 2025.

Business Bay context

Both listed towers stand in Business Bay, which the Dubai Land Department includes in its list of freehold areas, as reproduced by Khaleej Times. Because these are commercial units, the practical questions are different from an apartment purchase: floor area, fit-out condition, service charges, parking allocation and the building’s tenant mix.

The Binary, Business Bay

Omniyat Dubai describes The Binary as a bi-tower: two connected towers of 21 and 24 storeys with retail units, completed in 2015, on its The Binary project page. The exterior façade was designed by Dubarch. The developer lists 15 retail units and 1,223 parking spaces with on-site valet and allocated guest parking. Cushman & Wakefield’s tower guide adds that the project was launched in 2006, sits between interchanges 1 and 2 on Sheikh Zayed Road, and has five interconnected podium levels, three basement levels and a ground floor. The building’s name refers to binary code.

The developer’s page names nearby places: the Dubai International Financial Centre, the World Trade Centre and Convention Centre, Emirates Towers and The Opus by Omniyat. It places the Burj Khalifa, Dubai Fountain and Dubai Mall within minutes, and Bay Avenue within walking distance. Services listed include a salon, pharmacy and coffee shop, CCTV and guards, and a lobby with information portals for tenants and visitors.

The developer also publishes details of Podium Five, an office floor within the building. It totals 70,553 square feet, made up of 11,026 square feet indoors and a 59,527 square foot garden terrace with 270-degree coverage. The floor has 14 private offices, 165 workstations, seven meeting rooms, a boardroom, a pantry with outdoor seating and six elevators with direct access, for an employee capacity of 150 to 175. Meeting spaces support wireless presentation (Clickshare or Apple Play) and video-conferencing platforms such as Zoom, Teams and Google Meet.

Our The Binary listing gives small offices from 200 square feet, with a starting price of AED 809,900 ($220,531), and larger offices up to 2,050 square feet with pricing on request. Dividing AED 809,900 by 200 square feet gives AED 4,050 per square foot ($1,103). Prices on the listing are indicative and depend on floor, view and fit-out.

Bayswater Tower, Business Bay

The developer’s Bayswater page gives completion as 2009, with 25 floors, 293 offices, 11 shops and 817 covered parking spaces. Parking charges are covered within the annual maintenance fees. The page lists close links to Business Bay Metro Station and Sheikh Zayed Road, a marble-decorated entrance and lobby, manned security with a biometric system and guest recognition by smartphone app or VoIP, round-the-clock concierge services and a help desk, an equipped health club, high-speed elevators, robotic cleaning and a waterfront promenade with shops and cafes. Bayut’s building page records six high-speed lifts and the same 293 offices and 11 shops, with the 25 floors sitting above a ground floor, five podium levels and two basement levels.

Property Week’s 3 June 2009 report, cited above, is the contemporaneous record of the Bayswater handover. It gives Omniyat Properties as the developer and describes the building as an office tower beside Downtown Burj Dubai.

Our Bayswater Tower listing publishes five indicative price points. An entry-level office starts at 748 square feet from AED 670,000 ($182,437). A fitted office of about 1,708 square feet is listed at about AED 1.3 million ($353,982). A large office floor of about 7,497 square feet is about AED 6 million ($1,633,764). A full floor plate of about 12,702 square feet is up to AED 18 million ($4,901,293). A retail shop of about 1,100 square feet is about AED 2.7 million ($735,194).

Commercial buildings in Business Bay and Marasi Bay

Omniyat Dubai’s commercial list on its website has six names: Lumena, Enara, The Opus, The Binary, One by Omniyat and Bayswater. The two we list are the completed towers. The newer commercial launches are sold off-plan, and their published specifications give a sense of the scale at which the group now works.

The Lumena page describes a 47-level, 260-metre tower in Business Bay designed by GAD, with a completion date of Q4 2029. It lists 561,100 square feet of office space, 25,618 square feet of retail, 75,907 square feet of amenities, half-floor units from 6,858 square feet and offices from 4,346 square feet, 19 double-deck office elevators and more than 1,000 parking spaces.

The Enara page describes a 21-level building at Marasi Bay designed by Gensler, with 34 offices, 378,603 square feet of office space, 33,074 square feet of retail, a 28,451 square foot private members’ club, 560 parking spaces and a Q3 2028 completion date. Omniyat announced on 16 February 2026 that it had appointed DUTCO as main contractor for Enara. In an article of 17 August 2026, the developer said Lumena and Enara together recorded AED 5.7 billion of sales across 205 transactions in the first half of 2026, while Dubai’s off-plan commercial market recorded AED 13.2 billion across 1,700 transactions.

The Opus, designed in its entirety by Dame Zaha Hadid according to the Omniyat project page, combines furnished residences, the ME Dubai Hotel (100 rooms), offices and eight food-and-beverage outlets in the Burj Khalifa District. The same page lists 96 residences and one penthouse.

Residential and hospitality projects

The residential list is longer: The Alba Residences, The Alba Resort Residences, Orla Infinity, Vela, Orla, AVA at Palm Jumeirah, One at Palm Jumeirah, Anwa, Anwa Aria, The Sterling and Vela Viento. Several are managed by Dorchester Collection. On the Marasi Bay page, Omniyat Dubai lists The Lana Hotel with 225 rooms and suites, The Lana Residences (39 residences in a 32-storey tower, designed by Foster + Partners with interiors by Gilles & Boissier), Vela with 38 residences and Vela Viento with 95 residences. The AVA at Palm Jumeirah page lists a 24-storey building with 16 residences and one Sky Palace, with a stated 2026 completion.

These residential projects are outside the scope of the two offices we list, but they explain why the group’s website reads as a luxury-residential brand with a commercial arm. How buying works with Omniyat Dubai

Completed offices: a resale-style transaction

Buying a unit in The Binary or Bayswater Tower is a transfer of title in a completed building, not a purchase from a payment plan. Omniyat Dubai states completion for both towers, so there is no developer instalment schedule on these two listings, and our listing pages state no payment plan. The usual sequence, as described by Khaleej Times, is: confirm through the Dubai Land Department that the seller holds the unit free of charges, sign a sale and purchase agreement on the template published by the Dubai Land Department, obtain a no-objection certificate from the developer or building manager, then register the sale through a Real Estate Registration Trustees service centre or the Dubai REST app. A new title deed is then issued in the buyer’s name.

Buyers who are not resident in the UAE can use a valid passport for identification; residents use the Emirates ID. A power of attorney is used if a representative signs. Fit-out, service charges and parking

For offices, three items are part of the price discussion. First, fit-out condition: the Bayswater listing separates entry-level and fitted offices, and the Binary listing describes pricing as depending on floor, view and fit-out. Second, service charges: Omniyat Dubai states that parking charges in Bayswater are covered by the annual maintenance fees, so buyers can ask the building manager for the current charge schedule. Third, parking: The Binary lists 1,223 spaces with valet, and Bayswater lists 817 covered spaces, so buyers can ask for the allocation attached to a specific unit.

Omniyat Dubai off-plan launches

The group’s current launches, including Lumena and Enara, are sold off-plan with future completion dates. For off-plan purchases, Dubai Law No. 8 of 2007 requires buyers’ payments to go into a project escrow account, according to the Dubai Land Department’s announcement as reported by Gulf Business, and the buyer’s contract is recorded on the interim register, known as Oqood. Business Bay is a freehold area, so a foreign buyer can hold title to a unit in the Omniyat Dubai towers we list, registered with the Dubai Land Department. Bayswater is described as freehold on our listing, and The Binary’s listing describes Business Bay as a freehold area where foreign buyers can hold full title.

The UAE Golden Visa through property needs a property value of AED 2,000,000 or more ($544,588), according to our Dubai Golden Visa guide. The Dubai Land Department valuation on the application day decides, several properties can be combined to reach the total, and mortgaged property is treated on the same valuation basis with a lender no-objection certificate. The listed price points relate to that figure as follows:

  • The Binary small offices start at AED 809,900 ($220,531), which is below AED 2,000,000.
  • Bayswater entry-level and fitted offices (AED 670,000 and about AED 1.3 million) are below AED 2,000,000.
  • Bayswater’s retail shop (about AED 2.7 million), large office floor (about AED 6 million) and full floor plate (up to AED 18 million) are at or above AED 2,000,000 at the listed prices.

Eligibility of a particular commercial unit is confirmed by the Dubai Land Department and the immigration authority when you apply, so ask for written confirmation of the unit’s valuation and category before you rely on it for residency. What to prepare when reserving with Omniyat Dubai

This is the normal document set for a Dubai purchase. Completed offices follow the transfer route, and off-plan launches follow the reservation route.

  1. Passport and, for residents, Emirates ID for each buyer or the signing representative.
  2. The reservation form or memorandum of understanding that fixes the unit, the price and the payment terms.
  3. The sale and purchase agreement, with the completion or handover date stated.
  4. For off-plan units: the project’s escrow account details and the Oqood registration of your contract.
  5. For completed units: the title deed or ownership record, and the developer or building-manager no-objection certificate.
