In Northern Cyprus the title category — not the building — decides how secure your ownership is. We confirm the category for this project in writing before any money moves.
How the four categories differ →Four Seasons Life III Iskele is a 738-unit residential project in İskele, Northern Cyprus, which the developer Döveç Group lists as ongoing with delivery in December 2026. The developer publishes four sized unit types, from a 36 m² studio to an 80 m² 2+1, and a starting price of GBP 135,000 as shown on dovecgroup.com on 18 October 2026.

This guide separates what the developer states from what official sources and calculations show, as of 17 October 2026, and sets out what a buyer should confirm in writing before the handover.
The developer presents Four Seasons Life III as a beachfront community on the shore of İskele and as the continuation of an earlier beachfront series; the same page calls it the “final phase” of that community (project page). It states a delivery date of December 2026, a total of 738 units and a single location word, İskele, with no street, plot, ward or coordinates. The listing is therefore filed at town level only.
Facilities are listed as 27 amenities, among them a swimming pool, a children’s pool, an aqua park, a spa centre, a gym, tennis and basketball courts, a walking track and cycling path, a restaurant, a beach bar, a pool bar, 24/7 security and a generator. Five are highlighted: aqua park, children’s pool, swimming pool, spa centre and water sports. The page gives no capacities and does not say who operates them.
Several facts a buyer needs are missing, or disagree between developer pages. The title-deed category, the bathrooms and the floor plans are not published, and the 3+1 type appears only as a name. The description speaks of “every villa and apartment” and a private jetty, yet the unit list holds no villa. A separate developer guide to Long Beach adds a private beach, an on-site supermarket and villa units, none of which the project page’s amenity list repeats. Those statements are reported here, not relied on.

The English project page carries two lists. Under “Residence Types” it names 1+1, 2+1 and 3+1. In the unit selector it shows Studio, 1+1, 1+1 Loft and 2+1, each with a size and a “Starting From” price. The first table combines them. Bedrooms are derived from the type name (N+1 means N bedrooms, a studio none); bathrooms are not published.
| Four Seasons Life III Iskele unit types as listed | Bedrooms (derived) | Listed size (m²) | Published minimum price (GBP) | Floor plan |
|---|---|---|---|---|
| Studio | 0 | 36 | 135,000 | Not published |
| 1+1 Loft | 1 | 53 | 158,600 | Not published |

| 2+1 | 2 | 80 | 252,000 | Not published |
| 3+1 | 3 | Not published | Not published | Not published |

The prices are the developer’s per-type minimums as shown on dovecgroup.com on 18 October 2026, in pounds sterling. They are not fixed prices or offers. The headline GBP 135,000 is the Studio minimum, and the listing card on the developer’s site shows the same number, so for this project there is no page-versus-card price conflict.
| Four Seasons Life III Iskele size comparison (calculated from the developer’s figures) | Listed size (m²) | Size relative to the Studio | Area per bedroom (m²) | Published minimum per m² (GBP) | Change from the row above |
|---|---|---|---|---|---|
| Studio | 36 | 1.00 | no bedroom | 3,750.00 (135,000 / 36) | first row |
| 1+1 Loft | 53 | 1.47 (53 / 36) | 53.0 | 2,992.45 (158,600 / 53) | +17 m²; +GBP 23,600 |
| 1+1 | 54 | 1.50 (54 / 36) | 54.0 | 3,041.67 (164,250 / 54) | +1 m²; +GBP 5,650 |
| 2+1 | 80 | 2.22 (80 / 36) | 40.0 (80 / 2) | 3,150.00 (252,000 / 80) | +26 m²; +GBP 87,750 |
The four sized types span 36 to 80 m², with a mean of 55.75 m² (223 / 4) and a median of 53.5 m². Both are unweighted, because the developer does not state how many of the 738 units each type has, so no project-wide average size or price can be derived.
The 1+1 Loft is 1 m² smaller than the 1+1 (53 against 54 m²), and its minimum is GBP 5,650 lower (164,250 – 158,600), which is 3.4% of the 1+1 figure. The page does not define “Loft” or say whether it means a mezzanine, a double-height room or another layout. Without a floor plan, the two types can be compared on size and price only.
Calculated from the developer’s figures, the published minimum per square metre runs from GBP 2,992 for the Loft to GBP 3,750 for the Studio, a spread of GBP 758, or 25.3% above the lowest. The 2+1 sits at GBP 3,150. These are rates for the cheapest unit of each type, which the page does not tie to a floor, an orientation or a view, so they describe the price list and not the market.
Moving from the 1+1 to the 2+1 adds 26 m² and GBP 87,750, which is GBP 3,375 for each extra square metre (87,750 / 26). Moving from the Studio to the Loft adds 17 m² and GBP 23,600, or GBP 1,388 per extra square metre. Area per bedroom falls from 54 m² in the 1+1 to 40 m² in the 2+1, a drop of 25.9% (calculated).
A terrace-to-living ratio cannot be calculated, because the page publishes no balcony, terrace or garden area. The same gap affects the 3+1: it is named but has no size, price or plan, so a buyer interested in it should ask whether any are on offer, in which block, and at what stage of construction.
The developer gives the location as İskele and nothing narrower. The description places the project on the shore, the distance list marks the beach as “On site”, and the text says sand and sea are a few steps from the door.
The page’s search-engine description, however, says 600 m from the sea, so the beach distance is contradictory and cannot be stated without the plot. The developer’s separate Long Beach guide lists the project among its Long Beach developments and describes that strip as three kilometres of sand (Long Beach guide); the project page never uses the name.
İskele is a district of its own. The 2011 census, the latest, counted 22,492 residents in the district and 7,906 in İskele municipality, which has 18 wards (district table; municipality table). Other sources give 23,098 and 26,564 for the district. No census has followed. The only later official figure is a national projection of 476,214 for the end of 2023 against 286,257 in 2011 (population bulletin), a factor of 1.66 (calculated), with no district split.
The district was separated from Gazimağusa district in 1998 (Wikipedia), although the developer’s guide still describes Long Beach as lying in the Famagusta district. The name Long Beach is used colloquially for the İskele waterfront. A 2024 master’s thesis at Eastern Mediterranean University studied a 3 km stretch within a district coastline of about 25 km (EMU repository), and no official source fixes where the beach begins or ends.
OpenStreetMap has no beach polygon under that name, only a roundabout, Long Beach Çemberi, at 35.24681 N, 33.90092 E (OpenStreetMap query). Because the plot of Four Seasons Life III is unpublished, the distances in the first table below are measured from that roundabout as a reference point. They are not distances from the project.
İskele has no state hospital. The Ministry of Health’s list of six names none there (Ministry of Health), and the Statistical Yearbook 2024 records zero in-patient beds for the district from 2020 to 2024 (Yearbook). A health centre serves the town.
On 17 August 2026 the Health Minister said the Karpaz Hospital would be finished by the end of 2026 (ministry item), a promise whose site and capacity are unpublished. Gazimağusa State Hospital, 10.7 km by road from the roundabout, is the closest state hospital with in-patient beds.
Within 6 km of the roundabout, OpenStreetMap shows seven school tags, three nurseries, nine bank branches, eight pharmacies, four supermarkets, eight convenience stores, two clinics, one doctor’s surgery, one dentist, two police posts, one fire station and one post office (OpenStreetMap query). That map is not an official register and its coverage is incomplete. No university campus was found in İskele; Eastern Mediterranean University in Famagusta is 12.0 km by road from the roundabout.
The Mağusa-İskele main road (D950) is drawn as paired two-lane carriageways, mostly signed at 90 km/h, and passes within 10 m of the roundabout (OpenStreetMap query).
Ercan Airport, which serves flights to and from Türkiye only (Wikipedia), is 54.7 km away by road. Larnaca Airport is 69.0 km away, but that route crosses the Green Line, and the UN reported long delays at the main Nicosia crossing in January 2026 (UN report S/2026/8). The shuttle operator names no İskele line (KIBHAS), and no official İskele bus timetable was found.
Famagusta is the nearest city. Gazimağusa municipality counted 40,920 residents in the 2011 census, while the municipality quotes a 2020 planning-authority projection of 55,868 (census table; municipal history page). One is a count and the other a projection, so they should not be mixed. Eastern Mediterranean University enrolled 15,729 students in 2024-25, down 5.5% from 16,640 in 2021-22 (calculated), and national higher-education enrolment fell 8.0% over the same period (Yearbook). This guide therefore makes no claim about rental demand from students.
The nearest official climate series is Paralimni in the Republic of Cyprus, about 21 km from Ötüken village, for 2002-2011: a mean daily maximum of 32.9 C in July and 33.3 C in August, a January minimum of 8.1 C and 331.1 mm of rain a year, almost none from June to August (WMO). An aggregator, not a station, puts Famagusta sea temperature at 17.2 C in February and 29.0 C in August (seatemperatu.re).
The Environment Protection Department publishes rules for turtle-nesting beaches in the May-October season, including no umbrellas within 35 m of the sea and no vehicles on the beach, but its 2024 note does not say whether Long Beach lies inside a monitored zone (department note). A buyer who expects beach facilities near the project can ask which rules apply at the plot.
Official statistics count completions, not sales or rents. Dwelling units with final approval in İskele were 264, 391, 468, 389 and 541 from 2021 to 2025, 2,053 in all (calculated) (construction tables). No credible count of Long Beach projects, no sales series and no rent statistic was found, and no TRNC height, storey or coastal-setback rule for İskele was located (list of laws).

The road figures come from a routing service and leave out traffic and border formalities. The second table sets the developer’s own list of distances beside the closest comparable figures in the research behind this guide. The developer names neither its start point nor the places measured, so the reading column is a comparison, not a verification.

The developer states delivery in December 2026. Counted from 18 October 2026, that is between 44 days (to 1 December) and 74 days (to 31 December), calculated.
The page does not say whether it means the first keys, the last block or the whole 738-unit scheme. The developer’s pages also disagree on status: the project page says ongoing, while structured data embedded in the About page lists a Four Seasons Life entry of 738 units as completed (About page). A buyer should ask for the handover status in writing, block by block, rather than rely on either page.
Keys and title are different events. In the official texts read for this guide, “handover” is not a defined term, but three legal milestones surround it. Municipalities in urban areas and district offices in rural areas issue a final approval certificate (nihai tasvip) for a finished building, and it is the document the Statistical Institute counts (bulletin).
Condominium title or easement under Law 35/2010 must exist for a unit before a foreign buyer can apply for a purchase permit (Law 52/2008). Title then passes at the district Land Registry office after the permit is published.
Under Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026), in force on 17 October 2026, the sequence is as follows. The stamped agreement is registered at the Land Registry within one month and the permit applied for in the same period, or the contract is void. After the permit is published, transfer fees are due within 75 working days and the transfer declaration must be signed within one year (RG 147).
The consolidated Law 52/2008 still shows 60 working days and six months. The decree is a Council of Ministers instrument that lapses after 90 days, around 5 November 2026, unless Parliament enacts it, so the version in force on the signing day governs.
The same decree ties services to payment. Until all taxes and fees are paid, local authorities may not give a permanent or temporary water connection, and the electricity authority may not give a temporary or permanent power connection, apart from site supply during construction. Seventy-five working days is 15 weeks of five days (75 / 5, calculated, public holidays ignored). A buyer who wants to move in at handover should ask who applies for the connections and when.
No TRNC rule on snagging, defect liability or the retention of part of the price was found in the research behind this guide, so those terms come from the contract alone. The questions are therefore about the paper: who inspects, on what date, against which specification, how defects are listed, and what happens to the last instalment while defects stay open. The project page publishes no specification sheet, so an inspection has nothing published to be measured against.
The research also holds no statute on late delivery, so the remedy for a missed date is whatever the contract says. The UK Government’s guidance lists problems that recur in Cyprus: instalment plans left out of contracts, difficulty obtaining final completion certificates and title deeds, and developer mortgages on the land (UK guidance). Its page dates from 27 November 2019, its last public update. A permit cancelled for non-payment costs double fees to renew, and a third application for the same property is not allowed.
A transitional clause lets completed and delivered homes be transferred within 36 months, but it is reported for sale contracts made before the 2024 amendment of Law 52/2008 (press report on the decree). A buyer signing in 2026 should not assume that it covers a new contract.
Scale matters for a handover. The 738 units are 1.33 to 1.36 times the 541 to 555 dwelling units that received final approval in the whole İskele district in 2025 (738 / 555 and 738 / 541, calculated; the workbook and the bulletin text differ by 14 units). Whether the units finish together or block by block is not stated.
For foreign buyers, the decree also caps sales of housing projects in zoned areas at 80%. On 738 units that is at most 590 whole units (738 x 0.80 = 590.4), leaving at least 148 (calculated). Whether the cap applies here, and how the developer counts it, is not published.
The project page also says every unit is eligible for the developer’s Professional Rental Management System. That is a marketing statement; no fee, term, contract form or income figure is published, and it is not evidence of any return.
A letting of 60 days or less is a holiday-house letting that needs registration with the Tourism Planning Department under the Holiday Houses Law (Holiday Houses Law). As of 17 October 2026, rent attracts a 10% withholding under the Income Tax Law as consolidated on 25 May 2026 (Income Tax Law). This site’s note on legal compliance for short lets covers the wider picture.
| Handover milestone | What to confirm in writing | Office or document | Source |
|---|---|---|---|
| Final approval certificate (nihai tasvip) | That the block holding the unit has it, and its date | Municipality (urban) or district office (rural) | Statistical Institute bulletin |
| Condominium title or easement | That it is registered for the unit, with its reference | District Land Registry office | Law 52/2008 |
| Stamped sale agreement | Date of stamping; registration within one month | Tax Department; Land Registry | RG 147 |
| Purchase permit | Date of application and of Gazette publication | Interior Ministry Property Unit; Council of Ministers | Interior Ministry document list |
| Transfer fees | Amount, who pays, and the 75 working days (60 in the consolidated text) | District Land Registry office | RG 197 |
| Transfer declaration | Signed within one year of publication (six months in the consolidated text) | District Land Registry office | RG 147 |
| Water and electricity | Who applies, and that taxes and fees are paid first | Local authority; electricity authority | RG 147 |
| Defects list and re-inspection | A dated, signed list and a re-inspection date | Developer (contract term) | No official source found |

The checklist below turns those milestones into questions to settle before keys are accepted.
Everything in this section is dated 17 October 2026 and depends on which legal text is in force. The limits come from Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026), a Council of Ministers decree that lapses after 90 days, around 5 November 2026, unless Parliament enacts it. The consolidated Law 52/2008 still shows a stricter version. Where they differ, both are given.
A foreigner is anyone who is not a TRNC citizen, and a company with foreign shareholding counts as one (Law 52/2008). Every foreign buyer needs a Council of Ministers purchase permit, applied for through the Interior Ministry. The decree allows up to three apartments per buyer, or six for nationals of states that recognise the TRNC; the consolidated text allows one, or three for those nationals.
Agricultural land, forest land and military zones are closed to foreigners, and foreigners may hold at most 7% of a district’s area and 3% of the country’s.
The developer’s Long Beach guide says a contract is typically signed within two to four weeks of reservation and that permission can take several months up to a year (Long Beach guide).
No official processing time exists in the laws read, so those durations are the developer’s own. Land Registry fees for foreign buyers are 4% on a first property, 5.5% on a second and 6% on a third under the regulation in RG 197 of 7 October 2026, valid only to 5 January 2027 inclusive (RG 197). Agency pages quote 6%, 9% or 12% for earlier periods and differ from one another, so only the official schedule is used.
Stamp duty on the agreement is 0.5% of the stated sum, borne by the buyer unless otherwise agreed, with foreign-currency sums converted at the official rate of the stamping day (Stamp Duty Law). VAT on housing up to 300 m² of closed area is 5% under the regulation updated on 7 October 2026 (VAT regulation).
The permit application fee is half the gross monthly minimum wage, TL 35,446.50 from TL 70,893 (derived; minimum-wage notice). Legal, notary and connection fees have no official tariff in the sources used.
This site’s article on buying, building and renting property discusses costs further, and residence rights are covered on its pages on citizenship and immigration and the residence programme. A foreign owner may register a mortgage once the Land Registry fees are paid, at 1% of the secured debt; the research found no official statement on bank lending policy, and agency guides contradict each other on loan size (Tekce; ncyprus.com.tr).
| Step | Who | Typical time | Source |
|---|---|---|---|
| 1. Work out what the buyer may lawfully hold: apartment count, the 80% foreign cap in projects, no farmland or military zone | Buyer, lawyer | Before any payment | RG 147 |
| 2. Ask the district Land Registry office for a research document on the unit | Lawyer; Land Registry | Not stated by the Registry | Land Registry notice |
| 3. Reserve, sign the sale agreement and have it stamped | Buyer, developer; Tax Department | Developer says 2 to 4 weeks from reservation (unverified) | Stamp Duty Law |
| 4. Lodge the stamped agreement at the Land Registry and file for the permit | Buyer, proxy or lawyer; Interior Ministry | Within 1 month, or the contract is void | RG 147 |
| 5. Wait for the Council of Ministers decision and Gazette notice | Council of Ministers | No legal limit found; developer says several months up to a year | Interior Ministry document list |
| 6. Pay the transfer fees | Person registering the title | 75 working days from publication (decree); 60 in the consolidated text | RG 147 |
| 7. Sign the transfer declaration and be entered on the title | Buyer and seller at the Land Registry | 1 year from publication (decree); 6 months in the consolidated text | RG 147 |
| 8. Apply for water and electricity | Buyer; local authorities | Only after all taxes and fees are paid | RG 147 |
The Land Registry announced on 15 July 2025 that transfers, mortgages and research documents are handled temporarily only at the office of the district where the property is registered. The announcement names no office, so which one serves İskele should be asked.
Most risk in Northern Cyprus sits in title, permits and contracts. The UK Foreign, Commonwealth and Development Office says ownership of many properties in the north is disputed, with thousands of claims from people displaced in 1974, and that even pre-1974 Turkish-title land may be refused to a foreign buyer without reasons (UK guidance). Neither Döveç page states a title-deed category for Four Seasons Life III, so no category is claimed here. This site’s article on title deeds in Northern Cyprus explains the categories.
Local history makes the point without settling anything. According to Wikipedia, the population of Trikomo (İskele) was almost entirely Greek Cypriot before 1974 (Wikipedia). A neutral reading is that earlier ownership claims in the area are plausible and that status belongs to the deed of the individual plot.
The Immovable Property Commission reported 8,807 applications lodged, 3,757 concluded and GBP 768,594,023 awarded as of 2 October 2026, and its law accepts applications until 21 December 2027 (Commission statistics; Law 67/2005). No decision naming İskele town was found.
Court rulings reach beyond the north. On 28 April 2009 the Court of Justice of the EU held, in Apostolides v Orams, that a Republic of Cyprus judgment ordering British buyers off land in the north is enforceable in other member states (press release). The European Commission records that EU law is suspended in the north (Commission page), and the UK says it can give only limited consular support there (travel advice).
Building quality is a separate question. In February 2023 the president of the Cyprus Turkish Chamber of Engineers and Architects said structures need static calculations to the earthquake regulation and that the İskele area has the most sensitive soil, with ground reports required for public buildings, hotels and tall buildings (Yenidüzen). The statement is press-reported and general. It says nothing about this project, whose permits and engineering approvals a buyer can ask to see.
Rules also move. As of 17 October 2026 the purchase limits rest on a decree that may lapse around 5 November, and the Land Registry fee schedule ends on 5 January 2027, so both need re-checking on the signing day.

The table orders projects by status and delivery date, not by merit. Four Seasons Life III is one of two projects the developer dates December 2026, the other being Courtyard Platinum with 952 units. With 738 units it is the second largest among the six ongoing projects, ahead of Querencia’s 705 by 33 units (4.7%, calculated), and its published minimum of GBP 135,000 is the third lowest of the six, after GBP 127,000 and GBP 132,000.
Its 36 m² studio matches the size of the Courtyard Platinum studio, which is listed GBP 8,000 lower.
It continues a numbered series. Four Seasons Life II lists 329 units, so the two later phases together hold 1,067 (329 + 738, calculated), while the unit count of Four Seasons Life I is not published. For other listings on the same coast, see Elysium Otuken and Infinity Otuken, which this site files under Ötüken. Wider context is on the Northern Cyprus country page and the Famagusta city page. These are comparisons of published figures only; none of the pages states a ranking.
What follows rests on the developer’s own About page (About page), and none of it was independently checked. The page says Döveç Group was founded in 1989 by Muharrem Dovec, that it now has 16 group companies and over 2,500 specialists, and that it has delivered more than 5,000 homes. It reports 22 international awards, led by the PropertyNC awards, and investors from over 50 countries.
Its timeline lists a first company, Döveç Brothers Ltd., in 1994, with a first major residential project in Yeniboğaziçi; Döveç Construction Ltd. in 2003, with developments in Yeniboğaziçi, İskele and Karpaz; a partnership with Eastern Mediterranean University in 2015; and the launch of Querencia in 2022. The page names Famagusta, Trikomo, Güzelyurt and İskele as its places of work.
The developer’s own figures do not fully agree. The About page’s footprint block counts 14 projects, while the Projects page lists 12, and the page gives no explanation of the gap. Its embedded data calls a 738-unit Four Seasons Life completed, as noted above. The developer’s investment guide says property prices and sales contracts in North Cyprus are written in pounds sterling (investment guide). Where the developer’s statements and the official texts differ, the official texts prevail.
The developer’s page gives the location as İskele and names no street, plot, ward or coordinates. It lists the beach as “On site”, while the page’s search description says 600 m from the sea, so the beach distance is unresolved. The developer’s guide lists the project among its Long Beach developments.
For orientation, the Long Beach roundabout is 16.0 km by road, about 19 minutes, from the Famagusta Walled City centre point, a routing estimate that ignores traffic and border queues. That figure belongs to the roundabout, not to the plot.
As shown on dovecgroup.com on 18 October 2026, the page states a starting price of GBP 135,000, the minimum for the 36 m² Studio. The per-type minimums are GBP 158,600 for the 1+1 Loft, GBP 164,250 for the 1+1 and GBP 252,000 for the 2+1; no price is shown for the 3+1. These are the developer’s published minimums, not fixed prices or offers, and the page does not say which floor or view they reflect. A dated written price list should confirm any figure.
The developer states December 2026, which is 44 to 74 days after 18 October 2026 (calculated). The page does not say whether this means the first block, every block or the transfer of title, and the About page’s embedded data lists a 738-unit Four Seasons Life as completed. Buyers should confirm the handover status in writing, with the date of the final approval certificate for the block and the condominium title for the unit. Keys and title are separate steps under the rules in force on 17 October 2026.
Four types carry a size and a price: Studio at 36 m², 1+1 Loft at 53 m², 1+1 at 54 m² and 2+1 at 80 m². A 3+1 is named under “Residence Types” without a size or price. The total is 738 units, but the split by type is not published. The description mentions villas, yet the unit list holds none. Bathrooms, balcony areas and floor plans are not published either, so a terrace-to-living ratio cannot be calculated.
The developer’s distance list gives the beach as “On site” and the text says sand and sea are a few steps from the door, but the page’s search description says 600 m from the sea. The developer’s guide adds a private beach, which the project page’s amenity list does not repeat. Long Beach has no official length or boundary, and the plot is unpublished, so the distance to the sea should be measured from the plot’s coordinates and put in writing.
On 17 October 2026 the instrument in force, Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026), allows up to three apartments per foreign buyer, or six for nationals of states that recognise the TRNC. The consolidated text of Law 52/2008 keeps a limit of one apartment, or three for those nationals. The decree lapses around 5 November 2026 unless Parliament enacts it, so the text in force on the signing day governs. The decree also caps foreign sales in zoned housing projects at 80%.
As of 17 October 2026: the Land Registry fee for foreign buyers is 4% on a first property, 5.5% on a second and 6% on a third under RG 197 of 7 October 2026, valid to 5 January 2027. Stamp duty is 0.5% of the agreement’s sum. VAT is 5% on housing up to 300 m² of closed area. The permit application fee is TL 35,446.50 (derived), and a mortgage registration costs 1% of the debt. Legal and notary fees have no official tariff in the sources used.
No. Neither the English project page nor the other pages read for this guide names a category, so none is claimed. A buyer can ask for the title deed, a Land Registry research document, the condominium title and the previous ownership history of the plot. The UK Government warns that title to many properties in the north is disputed. The site’s article on title deeds in Northern Cyprus explains the categories used in agency guidance.
The project page says every unit is eligible for a Professional Rental Management System. That is marketing: no fee, term or income is published. A letting of 60 days or less needs registration under the Holiday Houses Law, and as of 17 October 2026 rent is subject to a 10% withholding under the Income Tax Law. No dated, attributed rent statistic for İskele was found, so this guide states no rental yield.
The final approval certificate for the block, the condominium title for the unit, the registration of the stamped contract within one month, the permit and fee deadlines, and who arranges the water and electricity connections. A dated, signed defects list and a re-inspection date belong in writing too. The checklist in the handover section turns these points into ten questions. An independent lawyer, not the seller’s, should read the contract before the first payment.
