Description

Infinity Otuken is the name this site gives to the Infinity project by Isatis Construction Group, a residential complex that the developer places 450 metres from Long Beach, the İskele waterfront of Northern Cyprus. The developer lists apartments in a 10-storey A-B block and in a two-storey C block, from a 92 m² studio to a 183 m² three-bedroom duplex, and publishes no price. This guide separates what the developer states from what official sources and calculations show, as of 17 October 2026.

Overview of Infinity Otuken

The developer introduces Infinity as a modern residential complex developed and designed by Isatis Construction, offering apartments with a sea view, and states that it stands 450 metres from Long Beach (developer, English page; Turkish page). Neither page names a town, street or plot. This listing files the project under Ötüken, a ward of İskele municipality. The research behind this page supports that filing, because OpenStreetMap places the Long Beach roundabout inside the Ötüken boundary, but it cannot confirm the plot itself.

The developer divides the project into an A-B Block, described as a 10-storey tower with one- and two-bedroom apartments, and a C Block of two-storey apartments that it calls townhouses. Nine unit specifications are listed, from a 92 m² studio to a 183 m² three-bedroom duplex. The shared facilities named are indoor and outdoor pools, an infinity pool, a sauna, a gym, a lobby, a reception, a maintenance office, a children’s playground, a VRF system, a central generator, central satellite and a shuttle service.

Several items that matter to a buyer are not published: a price, a completion date, the number of units, the title-deed category and a map location. This site’s record gives 2025 as the year built, which is already past, so the real status of the tower and of the C block should be requested in writing, together with the building permit and the final approval. The table sets the published facts beside the gaps.

Unit types and sizes at Infinity

Both developer pages present the nine specifications as plan cards, each with bedrooms, bathrooms, one outdoor-space figure and a listed size. All nine are typed as apartments. The first table reproduces them as listed; the studio’s bathroom is shown as a dash on the page and is recorded here as not stated.

Block Infinity Otuken unit type Bedrooms Bathrooms Outdoor space as listed Listed size (m²)
A-B Block 1+1 Type A 1 1 19 m² balcony 101
A-B Block 1+1 Type B 1 1 13 m² balcony 101
A-B Block 2+1 2 2 24 m² balcony 125
C Block Studio 1 not stated 45 m² roof garden 92
C Block 1+1 1 1 67 m² roof garden 101
C Block 2+1 2 2 70 m² roof garden 125
C Block 1+1 duplex 1 1 46 m² garden 93
C Block 2+1 duplex 2 2 70 m² garden 136
C Block 3+1 duplex 3 2 70 m² garden 183

The pages contain small inconsistencies that are reproduced rather than corrected. The studio is listed with one bedroom. The type filter names eight tabs but has none for the 1+1 duplex, although a plan card for it exists. The English page spells the lobby as “Looby”. The Turkish page gives the same figures and amenities, and describes the shuttle as a “servis hizmeti” (service), with no route or timetable on either page.

The second table is calculated from the developer’s figures. It shows the outdoor space as a share of the listed size, the listed size per bedroom, and what would remain if the listed size already includes the balcony or garden. The last column is an arithmetic bound, since the pages do not say which reading applies.

Infinity Otuken size comparison (calculated) Listed size (m²) Outdoor space (m²) Outdoor as share of size Size per bedroom (m²) Remainder if size includes outdoor (m²)
A-B 1+1 Type A 101 19 18.8% 101 82
A-B 1+1 Type B 101 13 12.9% 101 88
A-B 2+1 125 24 19.2% 62.5 101
C Studio 92 45 48.9% 92 47
C 1+1 101 67 66.3% 101 34
C 2+1 125 70 56% 62.5 55
C 1+1 duplex 93 46 49.5% 93 47
C 2+1 duplex 136 70 51.5% 68 66
C 3+1 duplex 183 70 38.3% 61 113

The nine specifications fall into two groups with different outdoor space. The A-B block lists three apartments, two 1+1 types and one 2+1, of 101 to 125 m², each with a balcony of 13 to 24 m².

The C block lists six types, from the 92 m² studio to the 183 m² 3+1 duplex, each with a roof garden or garden of 45 to 70 m². Calculated from the developer’s figures, a balcony is 12.9% to 19.2% of the listed size, while a roof garden or garden is 38.3% to 66.3%.

The blocks overlap in size. A 1+1 is listed at 101 m² in all three places it appears (Type A, Type B and the C block) and a 2+1 at 125 m² in both blocks.

What differs is the outdoor space: the C-block 1+1 lists a 67 m² roof garden against the 19 m² balcony of Type A, a difference of 48 m² (67 – 19), and the C-block 2+1 lists 70 m² against 24 m², a difference of 46 m². Whether the listed size includes this space is not stated.

That gap in the data matters. If the size includes the roof garden, the C-block 1+1 would have 34 m² inside (101 – 67) while Type A would have 82 m² (101 – 19). If the size excludes outdoor space, each would have 101 m² inside. The calculation shows how far the two readings diverge; it is not a finding. The approved floor plan, which separates internal, balcony and terrace areas, settles the point for any chosen unit.

Area per bedroom falls as the bedroom count rises: 92 to 101 m² for the one-bedroom types, 62.5 to 68 m² for the two-bedroom types and 61 m² for the three-bedroom duplex. Across the nine types the mean listed size is 117.4 m² (1,057 / 9) and the median 101 m². Both are unweighted, because the number of units per type is not published.

A price per square metre cannot be derived. The 2024 reference range of GBP 170,000-256,000 spans a factor of 1.51 (256,000 / 170,000), while the listed sizes span a factor of 1.99 (183 / 92), and the range cannot be matched to unit types. Until the developer or the seller supplies a dated price list per unit, any per-metre comparison between Infinity and another project would rest on guesswork.

Location: Infinity Otuken, Long Beach and the İskele coast

The developer’s pages give one location statement: the complex lies 450 metres from Long Beach. No town, street, plot number or coordinates are given. Locals use Long Beach as the name of the İskele waterfront.

A 2024 master’s thesis at Eastern Mediterranean University studied a 3 km stretch of it, within a district coastline of about 25 km (EMU repository). No official source defines where the beach starts or ends. OpenStreetMap has no Long Beach beach polygon, only a roundabout, Long Beach Çemberi, at 35.24681 N, 33.90092 E (OpenStreetMap query).

Filing the project under Ötüken rests on a point-in-polygon test run for this page: the roundabout and a nearby restaurant both fall inside the OpenStreetMap boundary of Ötüken, a ward (mahalle) of İskele municipality (OpenStreetMap boundaries). Such boundaries are not the legal cadastral line. Spathariko is the Greek name of the village. The 2011 census counted 550 residents there against 386 in 2006, up 42% (calculated), or about 7% of the municipality’s 7,906 (census table by ward).

The Ötüken village centre is 2.9 km in a straight line, and 4.4 km by road, from the Long Beach roundabout, so a distance of 450 m can only describe a plot on the coastal side of the ward.

Whether the plot is inside the boundary, or 450 m from the sand, cannot be tested without its coordinates. The earlier text of this listing gave Famagusta as 10 km and Larnaca Airport as 79 km; from the roundabout the road figures are 16.0 km and 69.0 km, so the older numbers are dropped.

İskele municipality is the centre of İskele district, which was separated from Gazimağusa district in 1998 (Wikipedia). The district had 22,492 residents at the 2011 census (census table by district) (other sources give 23,098 and 26,564). No census has followed; the only later official number is a national projection of 476,214 for year-end 2023 against 286,257 in 2011, a ratio of 1.66 (calculated), with no district split (population bulletin).

No state hospital exists in İskele: the Ministry of Health’s list of six names none there (Ministry of Health), and the Statistical Yearbook 2024 shows zero in-patient beds for the district across 2020-2024 (Yearbook).

A ministry press item of 17 August 2026 quotes the Health Minister promising the Karpaz Hospital by the end of 2026 (Ministry press item). That is a promise, and its site and bed count are unpublished. The nearest state hospital with beds is Gazimağusa State Hospital, 10.7 km by road, about 12 minutes from the roundabout.

No university campus was found in İskele; the nearest, Eastern Mediterranean University in Famagusta, is 12.0 km by road (14 minutes). A query of OpenStreetMap within 6 km of the roundabout returns seven school tags, three nurseries, nine bank branches, eight pharmacies, four supermarkets, eight convenience stores, two clinics, two police posts, a fire station and a post office (OpenStreetMap query). OpenStreetMap is not an official register and its coverage is incomplete.

The Mağusa-İskele main road (D950) is drawn in OpenStreetMap as paired two-lane carriageways, mostly signed at 90 km/h, and passes within 10 m of the roundabout (OpenStreetMap query). Ercan Airport, which serves flights to and from Türkiye only (Wikipedia), is 54.7 km by road.

Larnaca Airport is 69.0 km away, but the route crosses the Green Line and the UN reported long delays at the main Nicosia crossing in January 2026 (UN report S/2026/8). The shuttle operator KIBHAS names no İskele line on its own site.

Makenzi beach, mapped 0.6 km from the roundabout, is described by promotional student-recruitment blogs as a free municipal public beach on a strip where other parts are run by beach clubs (Long Beach blog; Makenzi blog). The Environment Protection Department publishes rules for turtle-nesting beaches, but its 2024 note does not say whether Long Beach lies in a monitored zone (department note). For other beaches, see this site’s guide to the top ten beaches in Cyprus.

Official statistics count completed buildings, not sales or rents. Dwelling units with final approval in İskele were 264, 391, 468, 389 and 541 from 2021 to 2025, 2,053 in all (calculated) (construction tables 2025). No credible count of Long Beach projects, no sales series and no rent statistic was found, and no TRNC height, storey or coastal-setback text was located, so this page does not state what limits apply to a 10-storey tower (list of laws).

The table gives driving and straight-line distances from the Long Beach roundabout, not from the plot, whose position is unpublished. Road figures are routing estimates that ignore traffic and border formalities.

Financing, currency and the 10-storey tower’s facilities

The developer’s pages carry no price list, payment plan or currency, so the money questions here rest on official rules and clearly labelled third-party statements. As of 17 October 2026 three official instruments matter most: the Foreign Exchange Law 38/1997, the Land Registry fee schedule in Resmi Gazete No. 197 of 7 October 2026 and the Financial Transactions Tax Law 62/2026, in force since 1 October 2026. Each can change; the fee schedule, for example, is valid only until 5 January 2027 inclusive.

Under the Foreign Exchange Law, holding foreign currency, using it as a means of exchange and writing contract amounts in foreign currency are free (article 5). The official currency is the Turkish lira, and no special exchange rule for property buyers was found.

A contract written in pounds or euros therefore avoids lira exposure on the price, but stamp duty on the sale agreement is levied in lira: a foreign-currency sum is converted at the official effective selling rate of the stamping day (Stamp Duty Law). The Statistical Institute reports TRNC consumer prices up 35.02% in the twelve months to September 2026 and 28.15% since December 2025 (CPI release).

Remittances into and out of the TRNC are free provided banks are used and the names and addresses of sender and recipient are recorded, with totals reported to the Central Bank (article 6). Carrying cash across the border is free within limits set by a Central Bank notice (article 7); that notice was not retrieved, so no limit is stated.

Financial Transactions Tax Law 62/2026 makes financial institutions pay 0.1% of the foreign-currency sale amount on exchange transactions and collect it from customers (Law 62/2026). Its effect on a buyer’s conversion costs was not verified.

The Land Registry scale for foreign buyers rises with each property held: 4% on the first, 5.5% on the second, 6% on the third. On a base of 100,000 units of value these are 4,000, 5,500 and 6,000 (calculated); how the base is defined is not reproduced here.

Agency pages quote other percentages for earlier periods and differ from one another, so only the official schedule is used. The application fee for the permit is TL 35,446.50, half of the TL 70,893 gross monthly minimum wage in force from 1 July 2026 (derived from the cited wage).

Article 10 of Law 52/2008 lets a foreign owner register a mortgage once the Land Registry fees are settled; the mortgagor pays 1% of the secured debt, which is 1,000 on a loan of 100,000 (calculated). The sources contain no official statement on bank lending policy.

One agency guide says banks often fund up to 75% of the price over 120 months; another says foreign-buyer loans are typically capped at 50%, at 6-10% a year (Tekce; ncyprus.com.tr). They contradict each other and neither is a bank offer. The developer’s FAQ says a loan is possible if the property suits the bank’s valuation.

Every listed size at Infinity is below 300 m², so the 5% VAT schedule would apply if the sizes are closed areas, which the pages do not state. Whether VAT applies to a resale was not established officially. The checklist below turns the rules above into questions to settle in writing.

  1. Obtain a dated written price list in a named currency, and keep the date with the contract.
  2. Check that the payment plan and every instalment date appear inside the contract, not in a separate brochure; the UK guidance lists plans left out of contracts as a known problem.
  3. Ask which exchange rate applies to any lira-denominated item and who bears the exchange tax.
  4. Pay only through a bank, so that sender and recipient names and addresses are recorded.
  5. Ask who pays each tax and fee, and note the date of the fee schedule relied on.
  6. Get any mortgage terms from the lender in writing, not from the seller.
  7. Diarise the one-month registration, the 75 working days and the one-year transfer deadline.
  8. Ask for a specification sheet covering lifts, parking, the VRF and generator plant, who operates them and at what cost.
  9. Ask for the condominium title or easement and the stage of the building permit and final approval for the tower.
  10. Have an independent lawyer, not the seller’s, read the contract before the first payment.

The facility list on the developer’s page is the only description of the building services, and it consists of names without capacities. It names indoor and outdoor pools, an infinity pool, sauna, gym, lobby, reception, maintenance office, a children’s playground, a VRF (variable refrigerant flow) system, a central generator, central satellite and a shuttle service. The Turkish page lists the same items. Neither page mentions lifts, parking, security, a management company or service charges, although the A-B block is described as 10 storeys.

Earlier site text carried finish and climate details by block, for example kitchens, flooring and heating. The developer’s pages do not repeat them, so they are not relied on here. The About page claims that Isatis manages the projects it hands over, which hints at a post-handover arrangement but gives no cost, term or contract form. A buyer should ask who runs the pools, lifts and plant, who pays for them, and how the budget is set and audited.

Structure is a separate question. Yenidüzen reported in February 2023 that the head of the Cyprus Turkish Chamber of Engineers and Architects (KTMMOB) described static calculations to the earthquake regulation as mandatory for every structure, with municipalities issuing the permits.

He added that the İskele area has the most sensitive soil and that ground-investigation reports are required for public buildings, hotels and tall buildings. In November 2025 the chamber’s new president wanted the 2015 earthquake-zone regulation reviewed periodically (Kıbrıs Gazetesi). These are press reports, not inspections of any project; for a given tower, only its approval file shows what was checked.

Buying property in Northern Cyprus in brief

The rules in this section are those of 17 October 2026, and several rest on Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026). That instrument is a Council of Ministers decree which lapses after 90 days, around 5 November 2026, unless Parliament passes it into law; the consolidated Law 52/2008 on mevzuat.gov.ct.tr still carries the stricter earlier text. Where the two differ, both are given.

In this law a foreigner is anyone who is not a TRNC citizen, and a company with even a small foreign shareholding is treated the same way. Every such buyer needs a Council of Ministers purchase permit. The decree permits three apartments per buyer (six for citizens of states recognising the TRNC); the consolidated text permits one, or three for those citizens. Agricultural and forest land, and military zones, are closed to foreigners (Law 52/2008).

Before a permit can be requested, the unit needs its own condominium title or easement (Law 35/2010); for two years the decree accepts a building permit or Planning Approval where such title cannot yet be created.

Applications go to the Interior Ministry’s Property Unit with a petition, information forms, passport copy, title copy, location plan and the applicant’s police record (document list). Filing can be done personally, through a proxy or by a lawyer, and the developer’s FAQ says a power of attorney lets a buyer act from abroad.

Nothing in the laws read sets a decision time for the permit. The developer’s FAQ states one to two months for Turkish citizens and six to eight months for other nationalities, and no official source for those durations was found (Isatis FAQ). Until fees are paid, local authorities may not connect water and the electricity authority may not connect power, apart from site supply during construction. A cancelled permit costs double fees to renew, and after a second cancellation the property cannot be applied for again.

Residence rights follow separate rules and are covered on this site’s pages on citizenship and immigration and the residence programme. Cost questions are discussed in the article on buying, building and renting property. A letting of 60 days or less needs registration under the Holiday Houses Law; this site’s note on legal compliance for short lets covers the wider picture.

Step Who Typical time Source
1. Check what a foreign buyer may hold (apartment count, 80% foreign cap in projects, no farmland or military zone) Buyer, lawyer Before signing RG 147
2. Request a Land Registry research document on the unit Lawyer; district Tapu Amirliği Not stated by the Registry Land Registry notice
3. Sign the sale agreement and have it stamped Buyer, seller; Tax Department At signing Stamp Duty Law
4. Register the stamped agreement and apply for the permit Buyer, proxy or lawyer; Tapu Amirliği; Interior Ministry Within 1 month, or the contract is void RG 147
5. Council of Ministers decision, published in the Resmi Gazete Council of Ministers No time limit in the laws read; developer says 1-2 months (Turkish buyers) or 6-8 months (others), unverified Isatis FAQ
6. Pay the transfer fees Person registering title 75 working days from publication (decree); 60 in the consolidated text RG 147
7. Sign the transfer declaration and be entered on the title Buyer and seller at the district Tapu Amirliği Within 1 year of publication (decree); 6 months in the consolidated text RG 147
8. Connect water and electricity Buyer; local authority, electricity authority Only after all taxes and fees are paid RG 147

For a unit in İskele district the registering office is the district Land Registry office where the unit is recorded; the 2025 announcement does not name it, so that identification is an inference.

Risks, title and due diligence

Risk in Northern Cyprus comes mostly from title, permits and contracts rather than construction alone. The UK Foreign, Commonwealth and Development Office warns that title to many properties in the north is contested, citing thousands of claims by people displaced in 1974, and adds that even buyers of pre-1974 Turkish-title land may be refused permission without reasons (UK guidance). The guidance is dated 27 November 2019, its last public update.

Local history makes the point concrete without settling anything. Wikipedia describes Trikomo (İskele) as almost entirely Greek Cypriot before 1974 (Wikipedia). A neutral reading is that pre-1974 ownership claims in the area are plausible and that title status is project-specific, to be read from the deed and the Land Registry. The Immovable Property Commission reported 8,807 applications, 3,757 concluded and GBP 768,594,023 awarded as of 2 October 2026 (Commission statistics). No decision naming Ötüken or İskele town was found.

Court rulings add exposure outside the north. The Court of Justice of the EU ruled in Apostolides v Orams on 28 April 2009 that an order by a Republic of Cyprus court, requiring British buyers to leave land in the north, was enforceable in other member states (press release).

The UK guidance adds that proceedings and enforcement attempts are possible, with at least one success in the UK. Since 20 October 2006 the Republic’s criminal code also treats buying, selling or mortgaging such property without the registered owner’s consent as an offence.

Project-level risks are separate. Condominium title must exist before a permit application, and under the decree no more than 80% of a housing project in a zoned area may go to foreign buyers, a cap that cannot be tested here because the number of units is unpublished.

The UK guidance catalogues familiar failings: one lawyer serving both seller and builder, construction without proper permits, instalment plans missing from the contract, trouble obtaining completion certificates and title deeds, and developer mortgages on the land. For a 10-storey block the approval file belongs on that list. Deed categories are explained in this site’s piece on title deeds in Northern Cyprus.

Rules also move. On 17 October 2026 the purchase limits rest on a decree that may fall away around 5 November, and the fee schedule ends on 5 January 2027. Both need re-checking on the signing day.

The table orders projects by listing, not by merit. Infinity lists only apartments, in a tower and a lower block, where Elysium combines apartments and villas and Sunrise lists villas only. Its largest unit, 183 m², exceeds the 151 m² top of the five numbered Isatis projects, and its smallest, 92 m², matches the low end of Fiora’s range. Unit counts appear only for Isatis 1 and Isatis 2, and no page among the twelve states a price, which rules out any cost comparison.

Elysium’s apartment pages list sizes of 101, 125, 93, 136 and 183 m², which also appear at Infinity, while the studios differ (68 m² against 92 m²). The developer’s pages do not say that the two projects are related, and the overlap is noted only as a fact about the published figures. Elysium 2 is filed under Ötüken too, and the developer calls Elysium 850 m from Long Beach against 450 m for Infinity, though neither distance has a stated start point.

Three further listings with Famagusta addresses lie outside this guide: Sakarya Gardens, Urban Oasis and Aura Gardens. Wider context is on the Northern Cyprus country page and the Famagusta city page of this site.

Isatis Construction Group

What follows rests on the developer’s own statements. The About page says Isatis Construction Limited has traded since it was founded in North Cyprus in 2015 and names Famagusta and Yeniboğaziçi as the places where it sells apartments and villas. İskele, where this project is filed, is not among them, so the page itself says nothing about the group’s work on the Long Beach coast.

The About page also lists claims about materials, communication with customers, international sales, support at the contract stage and the management of delivered projects. These are marketing descriptions and none was independently checked. The footer describes Isatis as run by well-experienced engineers and gives an address at the Orchard complex in Yeniboğaziçi; that address repeats on every project page and therefore does not locate Infinity.

The undated FAQ page departs from official texts in places. It says foreigners may buy one property, which matches the consolidated 2008 law but not the decree. It gives a Land Registry fee of 4% shared equally, where the official scale is 4%, 5.5% and 6% payable by whoever registers the title. It says a bank loan is possible if the property suits the lender. Where the FAQ and the official texts differ, the official texts prevail.

Frequently asked questions

Where is Infinity Otuken?

The developer says the complex stands 450 metres from Long Beach and names no town, street or plot. This site files it under Ötüken, a ward of İskele municipality, because the OpenStreetMap boundary of Ötüken contains the Long Beach roundabout. From that roundabout the Famagusta Walled City centre point lies 14.1 km off as the crow flies and 16.0 km by road, around 19 minutes. These figures describe the roundabout, not the plot, whose coordinates are unpublished, so the exact position stays unverified until the title plan is seen.

What does Infinity Otuken cost?

The developer publishes no price. The only figure on record is a reference range of GBP 170,000-256,000 entered on this site in 2024; the developer’s pages do not confirm it, and it cannot be matched to the nine unit types (92 to 183 m²). A buyer should ask for a dated written price list in a named currency, with the payment plan written into the contract. On 17 October 2026 the Land Registry fee on a foreign buyer’s first property is 4%, under a schedule ending 5 January 2027.

Which apartment types does Infinity Otuken list?

Nine. The A-B block has a 1+1 Type A and a 1+1 Type B at 101 m² each and a 2+1 at 125 m². The C block has a 92 m² studio, a 101 m² 1+1, a 125 m² 2+1, and duplexes of 93 m² (1+1), 136 m² (2+1) and 183 m² (3+1). Outdoor space is listed as balconies of 13 to 24 m² in the A-B block and roof gardens or gardens of 45 to 70 m² in the C block. Unit counts are not stated.

Is Infinity Otuken completed?

The developer gives no completion date or construction stage. This site’s record gives 2025 as the build year, which has passed, so that record may no longer describe the current stage. A buyer should ask for the building permit, the final approval certificate that completed buildings receive from the municipality, and the condominium title, and should ask whether the tower and the C block are at the same stage. Official statistics count only buildings that hold a final approval certificate.

How should the 450 m to Long Beach be read?

The pages give a distance without a start point or a method. Long Beach has no official extent: OpenStreetMap has no Long Beach polygon, only a roundabout, and a university thesis studied a 3 km stretch. The Ötüken village centre is 2.9 km from the roundabout, so 450 m can only describe a plot near the coast. A buyer should ask for the plot’s coordinates and measure to a named point, by foot and by road, before relying on the figure.

How many apartments may a foreign buyer take?

Decree-Law 89/2026 (Resmi Gazete No. 147 of 7 August 2026), the instrument in force on 17 October 2026, lets a foreign buyer take up to three apartments, or six if the buyer is a citizen of a state recognising the TRNC. It lapses around 5 November 2026 unless Parliament turns it into law, and the consolidated Law 52/2008 still shows one apartment. The developer’s FAQ also says one property. The version in force on the signing date governs.

Can a buyer pay in pounds or euros?

The Foreign Exchange Law leaves contract amounts in foreign currency free, and transfers must go through banks with sender and recipient details recorded. The official currency is the lira, and stamp duty on a foreign-currency agreement is worked out in lira at the official rate of the stamping day. A 0.1% exchange tax on foreign-currency sales applies to institutions from 1 October 2026; its effect on buyers was not verified. The developer’s pages state no currency.

Can a foreigner get a mortgage?

A foreign owner may register a mortgage after the Land Registry fees are paid, at a cost of 1% of the secured debt. The sources hold no official statement on bank lending policy. One agency guide says banks often fund up to 75% of the price and another says typically 50%, so the figures contradict each other. The developer’s FAQ says loans depend on the bank’s valuation of the property. Any terms should come from the lender in writing.

Which fees and taxes apply when buying?

On 17 October 2026 the list is a Land Registry fee of 4%, 5.5% or 6% by the number of properties held, under a schedule ending 5 January 2027; stamp duty of 0.5% on the stated sum, borne by the buyer unless agreed otherwise; VAT of 5% on housing up to 300 m² closed area; a permit application fee of TL 35,446.50 (derived); and 1% on any mortgage. Legal, notary and utility-connection costs have no official tariff in the sources used.

Is there a hospital near Long Beach?

İskele has no state hospital, and the Statistical Yearbook shows no in-patient beds in the district for 2020-2024. A health centre serves the town. The nearest state hospital with beds is Gazimağusa State Hospital, 10.7 km by road from the Long Beach roundabout, about 12 minutes without traffic. On 17 August 2026 the Health Minister promised a Karpaz Hospital by the end of 2026; its site and capacity are unpublished.
