Description

Bahamas Homes Esentepe is a three-phase scheme of apartments, penthouses and sea-front villas that Cyprus Constructions (CC) lists on the Kyrenia-district coast of Northern Cyprus, with 440 homes on its detail page and a “from” price of GBP 94,950 on its projects page (read on 23 October 2026).

Bahamas Homes Esentepe apartments and sea villas exterior render

This guide sets out what the developer publishes about Bahamas Homes Esentepe and where its own pages disagree: the unit total, the phase counts, and the label that places the project among ongoing developments while the same page says “Ready to Move In”. It uses only sizes printed on floor plans, treats the template figures on the unit cards as unusable, and ties the area and legal sections to official sources. Legal rules are given as they stood on 23 October 2026.

Overview of Bahamas Homes Esentepe

Cyprus Constructions presents the project on its Bahamas Homes page under the tagline “Unique and Exotic Luxury Villas and Apartments”, a marketing line that this guide quotes once and does not adopt. The hero banner gives the location as “Esentepe”, the tags “Ready to Move In” and “Pre Sale”, and a starting price of GBP 94,950. The developer’s knowledge file, llms-full.txt, gives the place as “Esentepe, Kyrenia”.

Every CC detail page carries the same two hero tags, including a project due in January 2028, so they are not read as statements about this scheme.

The overview text describes Phase I as A, B and C type apartments plus “Beach and Sea Villas located just in front of the sea”. Phase II is “comprised of 284 units” of A and B apartments, and Phase III, “the newest addition”, has 304 units. The developer also states a north-facing view of the Mediterranean and a south-facing view of the Five Finger Mountains. The wider Northern Cyprus context is on the Northern Cyprus country page.

Three signals conflict. The statistics panel gives 440 total units, yet the two later phases alone add up to 588 (284 + 304, calculated from the developer’s figures), which is 148 more than 440. A homepage card, as recorded on 23 October 2026, shows 700 units. And the project sits in the “On Going” menu and projects list while its delivery field reads “Ready to Move In” and a homepage banner says “Key Delivery Started at Bahamas 1 – Bahamas 2 and Hawaii”.

What the developer does not publish is equally relevant: a title-deed category, a delivery date for each phase, unit prices that reconcile with the “from” figure, and a dated availability list. This guide marks each as “not published” and lists what to request in writing.

Unit types and the sizes that are actually published

The detail page groups the homes by phase and type. The descriptions in the first table below come from the developer’s plan-type text. The numeric panels on the same cards (areas, bedrooms, bathrooms and features such as “Lagoon View” or “Spa Access”) are not used: the same three profiles are repeated on eight of the ten CC projects, including a studio-only scheme.

On this page the 210 m² net / 285 m² gross four-bedroom profile is attached to the Type C eco house, the Sea Villa and the Beach Villa at once, which cannot be true of all three when the Type C plan prints 97.1 m² of closed area and the Sea Villa plan 157.4 m².

Phase and type Described by the developer as Card status Area printed on a plan
Phase I, Type A 2+1 penthouse apartments with private pool; 3+1 garden apartments with private pool No status text None
Phase I, Type B 3+1 penthouse apartments with private pool; 2+1 and 3+1 garden apartments with private pool Marked “Sold Out” None
Phase I, Type C 2+1 eco houses with private pool and roof terrace “Contact for Plan” 97.1 m² closed, 315.6 m² total
Phase I, Sea Villas 4-bedroom “smart villas” with private pool “Contact for Plan” 157.4 m² closed, 351.2 m² total
Phase I, Beach Villas 4-bedroom villas with private pool and “personal beach” Marked “SOLD OUT” None

The second table works only from areas printed on the developer’s plan images, which are the only areas the developer prints for this project. Percentages in the last column are derived arithmetically from the printed values.

Plan and component (m²) Printed value Calculated check
Sea Villa: closed area 157.4 157.4 / 351.2 = 44.8% of the printed total
Sea Villa: pool terrace, entrance terrace, roof terrace 66.0, 31.4, 90.7 Roof terrace is 90.7 / 157.4 = 57.6% of the closed area
Sea Villa: printed total 351.2 157.4 + 66.0 + 31.4 + 90.7 = 345.5, so 5.7 m² is unexplained
Sea Villa: four bedrooms, living-dining-kitchen 17.2, 13.9, 13.8, 13.3; 59.3 Bedrooms sum to 58.2; 157.4 / 4 = 39.4 m² closed per bedroom
Type C: closed area, garden, front terrace, pool, roof terrace 97.1, 18.2, 63.5, 33.8, 103.0 Parts sum to 315.6, equal to the printed total of 315.6
Type C: roof terrace against closed area 103.0 against 97.1 103.0 / 97.1 = 106.1%; closed area is 30.8% of the total
One-bedroom (Phase II and III): living-kitchen, bedroom, WC, hall 20.4, 14.6, 5.8, 9.0 Interior sums to 49.8 m²
One-bedroom: terrace, entrance terrace, printed total 11.3, 6.1, 67.2 49.8 + 17.4 = 67.2; terraces are 17.4 / 67.2 = 25.9% of the total

Only three plans carry areas, so most Phase I apartments, the Beach Villas and the studio penthouses have no published size. The Sea Villa plan is the most detailed: its closed area is under half of the printed total, and the 5.7 m² gap between the listed parts and the total should be explained by the developer rather than guessed at.

The Type C plan adds up exactly, but its terraces, garden and pool exceed the closed area more than twice over (315.6 − 97.1 = 218.5 m² against 97.1 m²), so “area” figures quoted without saying which kind they are can differ by a factor of more than three (315.6 / 97.1 = 3.25).

The one-bedroom plan can be set beside the one printed for Hawaii Homes Esentepe, a neighbouring CC scheme, which prints 50 m² plus a 10 m² terrace. Here the interior is 49.8 m² and the terraces 17.4 m², so the interiors match closely and the terraces differ (calculated from the developer’s figures; the two plans may not show the same layout).

Price figures on the unit cards cannot be reconciled with the “from” figure. The cheapest card is GBP 320,950 (Phase II, Type A), which is 3.38 times GBP 94,950 (320,950 / 94,950). The cards also invert: Type C is shown at GBP 2,500,000 and the Sea Villa at GBP 1,850,000, although the Type C plan has 97.1 m² closed against 157.4 m² for the Sea Villa.

That is about GBP 25,747 per closed square metre against GBP 11,753 (calculated), a pattern more consistent with a placeholder than a price list. No card price is used here.

What to request in writing for any specific home:

  • The unit number, phase, block and floor, with the stamped floor plan for that exact unit.
  • Closed (net and gross) area, terrace, roof-terrace, garden and pool areas stated separately, and which of them the price covers.
  • The number of bedrooms and bathrooms as drawn on the plan, not as shown on a card.
  • The list price in the contract currency, the date of the list, and any difference between the list and the contract price.
  • Whether furniture, appliances, air-conditioning and the pool are included in the price.

Location of Bahamas Homes Esentepe: the village, the coast road and the distances

Esentepe (Greek: Agios Amvrosios) lies in the Girne (Kyrenia) district. At the 4 December 2011 census the former Esentepe municipality had 2,414 residents, of whom 1,754 lived in Esentepe village, 388 in Bahçeli, 242 in Karaağaç and 30 in Beşparmak, according to the TRNC Statistical Institute census table. Law 15/2022 has since placed Esentepe in the Çatalköy-Esentepe municipality of six villages (Law 15/2022), and no census has been held since 2011, so no official current population exists.

The wider area is described on the Esentepe city page.

The PRIO Cyprus Centre places the village about 23 km east of Kyrenia on the northern foothills of the Beşparmak (Five Finger) mountains (PRIO, Agios Amvrosios). OpenStreetMap data, computed on 23 October 2026 and crowd-sourced, puts the village centre about 1.2 km in a straight line from the nearest mapped coastline, to the north, inside an administrative area roughly 14 km from west to east.

The developer names no street, parcel or distance to the sea. The only coordinate is a hard-coded map pin in the page code at 35.3541 N, 33.6412 E. Calculated with the haversine formula, that pin lies 5.5 km east-north-east of the village centre in a straight line and 8.8 km by road.

A coastline check for the pin itself could not be completed on 23 October 2026, so no sea distance is given for it, and the claim that the Beach and Sea Villas stand “just in front of the sea” stays unmeasured. The pin is indicative only.

For medical care, the state hospital in Kyrenia is Dr. Akçiçek Hospital, 31.3 km by road from the pin (table below). The Statistical Yearbook 2024 records one state in-patient institution in Girne district with 72 beds and five private ones with 112 beds. Esentepe itself has a state health centre with 8 staff in 2024 (1 general practitioner, 1 dentist, 3 nurses, 1 pharmacist assistant and 2 others).

A new Girne hospital with about 148 planned beds was described as structurally complete, with equipment installation continuing, on 28 January 2026 (BRTK); it is not on the Ministry of Health’s list of state hospitals as of 23 October 2026, so it is not treated as open.

Reaching the south by road means a crossing, and the Larnaca figures exclude border formalities and queues. UK travel advice states that any crossing point may be used between the north and the south, and that a person entering the Republic of Cyprus via the north, for example through Ercan, is considered by its authorities to have entered illegally (FCDO entry requirements). The east-coast town of Famagusta, whose city page is here, is about 50 km by road from the pin.

The nearest official weather station is Girne (7 m). Its 2024 monthly means ran from 15.0 °C in January and February to 30.7 °C in July, and the mean of the twelve months is 22.0 °C (calculated). Rainfall at the station in 2024 totalled 510.2 mm, with none in June or October. This is a single year, not a climate normal, and the Statistical Yearbook 2024 has no Esentepe station.

Tourism data exist only by district: Girne district had 79 accommodation establishments with 15,208 beds at the end of 2024, which is 54.5% of the 27,910 beds in the TRNC (calculated). Services show strain in public statements. On 2 July 2025 the Çatalköy-Esentepe mayor said not enough water was reaching local tanks (Kıbrıs Postası), and an explosion at a substation in August 2025 took the north’s grid offline for almost a day (Cyprus Mail).

No Esentepe-specific outage record was found, and no source here measures service quality in the village.

For context only, three other Esentepe listings from different developers are on this site: Caesar Cliff Esentepe, Esvillas Esentepe and Via Mare Esentepe. This guide draws no comparison with them.

Bahamas Homes Esentepe phase by phase: what is ready, what is for sale and what a sea villa involves

The page is one document that describes three phases with different signals. Reading them separately avoids treating “ready” as a property of the whole scheme. The table lists what the developer’s pages say for each phase and the question that follows from it.

Phase What the developer’s page says Signal that needs explaining Ask in writing
Phase I A, B, C apartments; Beach and Sea Villas “just in front of the sea” Type B and Beach Villas marked sold out; other cards read “Key Ready / Resale” or “Contact for Plan” Which Phase I homes are held by the developer and which are resales by earlier owners
Phase II 284 units of A and B apartments Cards read “48 Months Installments”; the banner names “Bahamas 1 – Bahamas 2” for key delivery Handover date and certificates for each block
Phase III 304 units, “the newest addition” Same instalment wording; not named in the delivery banner; no date Construction stage, permit and delivery date, in the contract
Whole project 440 units; “Ready to Move In”; “35% down, 65% Until Project Completion” Phases II and III alone sum to 588; homepage card shows 700 The register of units per phase and which count is correct

The wording “Key Ready / Resale” on the Phase I cards is the developer’s, and it does not say whether the unit is held by the developer or has changed hands. For a resale the counterparty is a private owner, the developer’s payment plan may not apply, and the title history matters more than the plan. Cards that read “Contact for Plan” carry no payment terms at all, so the schedule for those homes is undisclosed.

The page’s statistic of 35% down and 65% “until project completion” suits an off-plan purchase. For a completed home, the buyer needs to know what the 65% is paid against. The Phase II and III cards state 48 months, while a generic widget on every CC page says up to 36 months; the widget carries template figures and is not attributed to this project.

Handover documents are the practical test of “ready”. UK Government guidance on buying in Cyprus names, among the common problems, building without correct permits, payment plans not included in contracts, difficulty obtaining final completion certificates and title deeds, and developer mortgages on the land (FCDO and British High Commission guidance).

The TRNC Statistical Institute counts only buildings that obtained a final approval certificate (nihai tasvip), so that certificate is the natural document to ask for as proof of completion. Condominium title (kat mülkiyeti) or condominium easement (kat irtifakı) must also exist for the unit before a foreigner applies for a purchase permit; for two years the decree allows an application with a building permit or a Planning Approval where condominium title could not be established.

The Sea Villas and Beach Villas raise a different question: which acquisition rule applies. As of 23 October 2026 the numerical limits come from Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026), which re-issued Decree-Law 63/2026. It is a Council of Ministers decree, its 90-day validity ends about 5 November 2026 unless Parliament enacts it, and the packs could not establish whether Parliament has done so.

Under the decree a foreign buyer may hold up to 3 apartments, or land of at most 1,338 m² for one house, or a detached house on land of at most 3,300 m² with no second house or apartment on it, or two two-storey detached villas in a mass-housing project or “site”. The consolidated Law 52/2008 text on the legislation site still shows the stricter version, with one apartment, or one house on land within the same size limits.

For a villa the sale contract should say which clause is used, the plot area and the number of storeys in the building permit.

Two further points apply to villas. The Beach Villas are described as having a “personal beach”; no TRNC coastal setback rule was found in the packs and none says who owns or may use a beach, so the registered parcel boundary and the zoning must be read directly.

The decree also caps sales of housing projects in zoned areas to foreigners at 80%, and the packs do not show how that cap is tracked for a given scheme; with the developer’s own percentage statistic implying that most homes have been sold, the question is fair to ask.

Running costs are the third item. The developer’s FAQ says maintenance and HOA fees cover “amenities, security, landscaping, pools, and other shared facilities”, that the amount depends on unit size and that it is outlined in the purchase agreement. The facility list includes an indoor “4 SEASONS POOL”, a restaurant, a pharmacy and a market; whether these are operated by the developer or by separate businesses, and who pays for heating the indoor pool, is not published.

The written fee schedule should be obtained before signing.

Checklist for a ready or resale unit at Bahamas Homes Esentepe:

  1. Obtain a Land Registry research document (araştırma belgesi) from the district Tapu Amirliği showing the registered owner, mortgages and restrictions.
  2. Ask for the title category and the parcel’s pre-1974 ownership history; the developer states neither.
  3. Request the building permit, the final approval certificate and the condominium title or easement for the specific unit.
  4. Confirm whether the developer has a bank mortgage on the land, and obtain a release for the unit.
  5. Match the unit to a plan with printed areas and have the lawyer compare it with the building as built.
  6. For a villa, state the clause of the foreign-acquisition limits relied on, the plot area, the storey count and the beach or shoreline boundary.
  7. Obtain the maintenance-fee schedule, the rules of the gated community and the operator of each shared facility.
  8. Check electricity, water and refuse accounts: the packs record that connections cannot be given until transfer taxes and fees are paid.
  9. Fix the contract currency, the payment schedule and the receipts, and make sure the payment plan appears in the contract.
  10. Diarise the 1-month contract registration, the 1-year transfer period and the 75-working-day fee period, noting the stricter 6-month and 60-working-day periods in the consolidated text.

Buying in Northern Cyprus in brief: from the title search to the transfer date

The order below starts with the title search, because for a ready home the history of the parcel decides whether the later steps are worth taking. The deadlines are those of Decree-Law 89/2026 as of 23 October 2026; where the consolidated Law 52/2008 differs, both values are given.

Step Who Time or amount Source
1. Land Registry search of the parcel and unit Buyer’s lawyer, district Tapu Amirliği Before any payment Tapu announcement, 15 July 2025
2. Independent lawyer, not the seller’s Buyer Before signing FCDO guidance
3. Sale agreement stamped at the Tax Department Buyer and seller Stamp duty 0.5% of the stated sum, borne by the buyer unless agreed otherwise Stamp Duty Law
4. Agreement registered at the district Land Registry and permit applied for Foreign buyer Within 1 month, otherwise the contract is void Resmi Gazete 147
5. Purchase permit from the Council of Ministers Interior Ministry’s Property Unit No statutory processing time Required documents
6. Title transfer signed at the Tapu Amirliği Buyer and seller Within 1 year of the permit (6 months in the consolidated text) Resmi Gazete 147
7. Transfer fees paid Buyer Within 75 working days of the permit (60 in the consolidated text); 4%, 5.5% or 6% by property count until 5 January 2027 Resmi Gazete 197
Bahamas Homes terraced blocks beside the pool with sun loungers

The permit application fee is half of the gross monthly minimum wage. The wage valid from 1 July 2026 is TL 70,893, so the fee is TL 35,446.50 (calculated). Land Registry fees follow the schedule in Resmi Gazete No. 197 of 7 October 2026, a Council of Ministers regulation valid only until 5 January 2027 inclusive: 4% in total for a first property, 5.5% for a second and 6% for a third.

Older agency figures of 6%, 9% and 12% do not match that schedule and are not used. The wider cost picture is on the cost of buying, building and renting page.

The Interior Ministry’s Property Unit asks for a petition, an information form, a passport or identity copy, a copy of the title (koçan), a location plan with the parcel marked, an original police record from the applicant’s country and the sale contract. Applications are accepted in person, by proxy or through a lawyer, and there is an online portal.

The Ministry also checks whether the property is objectionable for military reasons, and a later negative security check lets the Council of Ministers restrict the person’s purchases.

Financing is a separate question. Foreigners may mortgage a property they have acquired once the Land Registry fees are paid, and a mortgage registration costs 1% of the secured debt. No official statement on bank lending to foreigners was found, and agency guides disagree on the loan share, so the bank should be asked directly.

The decree’s transitional rules also let completed and delivered homes be transferred within 36 months; the rule belongs to contracts made before the 2024 amendment, and the Gazette text should be read for its exact scope.

Value-added tax on housing of up to 300 m² closed area is 5% under the 7 October 2026 regulation, and 10% from 300 m²; the packs do not establish whether a resale carries VAT, so the contract should state it. Foreigners may not buy agricultural or forest land or property in military zones, and may hold no more than 7% of a district and 3% of the country.

Payments in GBP or EUR avoid lira exposure, but stamp duty on foreign-currency amounts is calculated in lira at the official rate on the stamping date, and consumer prices rose 35.02% in the twelve months to September 2026.

Risks, title and due diligence

The developer’s FAQ says its homes come with “secure and verified title deeds” but names no category, so the title position has to be established independently. The title-deed comparison on this site explains the main categories.

Esentepe was an entirely Greek Cypriot village until 1974, with 1,543 residents in 1973, all of whom left that year (PRIO). That history does not say who holds title to any parcel; each parcel must be checked. The Immovable Property Commission publishes statistics but no village or parcel data, so it cannot be used to clear a specific plot.

The ECHR’s Demopoulos decision treats the Commission as the remedy to use first, and the Court of Justice of the EU held in Apostolides v Orams that judgments of Republic of Cyprus courts on land in the north can be enforced elsewhere in the EU. UK guidance adds that a Republic of Cyprus offence since 2006 covers dealing in such property without the owner’s permission.

Other risks are practical. The delivery contradictions in section 4 can mean that a Phase III buyer waits longer than the page implies. Unit totals that move between 440, 588 and 700 make the register of units a document worth requesting. Water supply in Çatalköy-Esentepe was described as inadequate in 2025, and electricity outages have affected the whole north. A purchase also does not confer EU rights: the European Commission records that EU law is suspended in the north.

Exit is the last risk. A seller who is not a property dealer is taxed at the Land Registry on a deemed gain of 20% of the higher of the assessed value and the price, of which 30% is exempt, with 20% withheld on the remainder: 20% × 70% × 20% = 2.8% of the value (calculated; the exemption can be changed each January).

A person who sells more than three properties in a calendar year is treated as a dealer, and foreigners cannot use the one-off exemption. No official house-price index or sales count was found, so resale demand for this scheme cannot be measured from public data.

Moonlight Villas Esentepe “Resale Only” 6 Esentepe Duplex villas Not published
Idyll Homes Esentepe “Resale Only” Not stated (7 blocks) Esentepe Apartments Not published

The four resort-scale schemes (Aloha, Bahamas, Hawaii and Phuket) carry unit totals of 400, 440, 450 and 650, which sum to 1,940, so the Bahamas figure is 22.7% of that group (440 / 1,940, calculated from the developer’s figures). Bahamas has the lowest “from” price in the group and, with Hawaii, is described as both ongoing and ready.

The other six are small or completed schemes: Edremit has 14 villas due in January 2028, and Maldives, Pearl Island, Mykonos, Moonlight and Idyll are shown as completed, sold out or resale only, although Pearl Island still shows a price. For the “Resale Only” and “Sold Out” rows availability and prices are not published, so units may only be obtainable on the resale market. This comparison makes no claim that one scheme is better than another.

Cyprus Constructions

The developer’s About page describes Cyprus Constructions as “a professional developer providing quality properties in North Cyprus” and says its staff offer knowledge of Northern Cyprus beyond purchasing. These are the developer’s statements, not findings of this guide.

The same page shows counters of “28+ years in the industry”, “2000+ Properties Delivered” and “60+ Nationalities Served”, and an awards counter without naming any award. These are marketing figures, and they vary between the developer’s own pages: a footer line speaks of more than 20 years and an About-page subtitle of “over a decade”. None of them is relied on here.

The About page lists the group’s other brands in its menu, among them CC360 for rentals and bookings and CC Connect. For this scheme the relevant point is the FAQ statement that rental management is optional and that no fixed guarantee is provided. The developer’s public knowledge file also states that rental income and capital appreciation are not guaranteed.

No registered company number or named director appears on the pages read. A buyer who needs the contracting entity should ask for the company name, registration details and the name of the seller on the contract, since the brand “Cyprus Constructions” and “Cyprus Constructions Development” both appear on the developer’s pages.

Frequently asked questions

What is Bahamas Homes Esentepe and who builds it?

Bahamas Homes Esentepe is a three-phase residential scheme of apartments, penthouses and villas described by Cyprus Constructions (CC) on its website, with Phase I including Beach and Sea Villas “just in front of the sea”. It is placed in Esentepe in the Kyrenia district. The developer is the CC group; no contracting company number is published, so the seller named in any contract should be checked directly.

How many homes does Bahamas Homes Esentepe have?

The detail page states 440 total units, a homepage card shows 700, and the text gives 284 units for Phase II and 304 for Phase III, which sum to 588 before Phase I is counted. These cannot all be right. Because the developer does not publish a unit register, a buyer should ask for the number of units per phase and for the unit number of the home concerned, in writing, before any payment.

Is Bahamas Homes Esentepe ready to move in or still being built?

The page says “Ready to Move In” and a homepage banner says key delivery started at Bahamas 1 and Bahamas 2, but the project is listed under ongoing developments and no date is given for Phase III. The tags are shared by every CC page. The safest reading is that some homes may be complete while others are not, and the handover status should be confirmed per unit in writing.

What is the published starting price?

The developer’s projects page and the project hero show “from GBP 94,950” as read on 23 October 2026. No unit card shows that price: the cheapest card is GBP 320,950, about 3.4 times higher. The figure is therefore a headline minimum, not a quoted price, and the contract price of a specific home has to be requested in writing with its currency and date.

Which sizes are actually published?

Three plans print areas: the Sea Villa (157.4 m² closed, 351.2 m² total), the Type C eco house (97.1 m² closed, 315.6 m² total) and the one-bedroom apartment in Phases II and III (67.2 m² total). The area and bedroom panels on the unit cards are template values repeated across projects and are not used. Other homes have no published size, and the plan for the specific unit should be requested.

Can a foreigner buy a Sea Villa or an apartment at Bahamas Homes Esentepe?

As of 23 October 2026, Decree-Law 89/2026 allows a foreign buyer up to 3 apartments, or other options including two two-storey detached villas in a mass-housing project, with a Council of Ministers purchase permit. The decree’s 90-day validity ends about 5 November 2026 unless Parliament enacts it, and the consolidated Law 52/2008 still shows the stricter one-property text. Which clause applies to a given villa should be fixed in the contract.

Which title-deed category do the homes have?

The developer does not state one; its FAQ says only “secure and verified title deeds”. A buyer can establish the category through a Land Registry research document (araştırma belgesi) at the district Tapu Amirliği and a lawyer’s review of the parcel history, which for Esentepe includes its status as an entirely Greek Cypriot village before 1974. The title-deed guide explains the categories. UK guidance also warns of restitution risk for land classified as exchange or gift land.

How far is the scheme from Kyrenia and Ercan Airport?

Measured from the developer’s map pin, which is indicative, Kyrenia Castle is 29.0 km in a straight line and 32.3 km by road (about 35 minutes), Dr. Akçiçek Hospital is 31.3 km by road and Ercan Airport is 40.7 km by road (about 59 minutes). The figures are OSRM estimates without traffic. From the village centre the road distances are 27.7 km, 26.7 km and 40.0 km.

Can the homes be let to holiday guests?

The developer says rental management is optional and carries no fixed guarantee. Under the Holiday Houses Law a letting of up to 60 days is a holiday-house letting that needs a registration certificate and an operating permit from the Tourism Planning Department. Rent is subject to 10% withholding, which is final tax for individuals. The site’s Airbnb compliance guide covers the rules in more detail.

Does buying here give residence or citizenship?

No law reviewed makes a purchase an automatic route to citizenship. A property-based short-term residence permit depends on the owner holding suitable housing: at GBP 300,000 or more of property value with title a 10-year permit is issued, and below that a 5-year permit, under the Residence and Visa Regulation of 5 October 2026. Permanent residence needs housing worth at least EUR 125,000, guaranteed income and six continuous years of permits (three for applicants aged 60 or over).

The background is on the citizenship and immigration page.
