Description

Querencia Iskele is a Döveç Group project on the İskele waterfront known as Long Beach, in Northern Cyprus, and the developer’s page lists 705 units for delivery in March 2027. This guide sets out what the developer publishes about Querencia Iskele, from 39 m² studios to five-bedroom duplexes, and what official sources and plain arithmetic add. Prices are the developer’s published minimums as shown on dovecgroup.com on 18 October 2026, and legal points are stated as of 17 October 2026.

Overview of Querencia Iskele

Döveç Group presents Querencia as a new landmark for the Mediterranean skyline, standing directly across from Long Beach, with sea views from every floor and a rooftop infinity pool (developer, English page). The page names the location as İskele only; the developer’s project list adds Long Beach in front of İskele. Neither gives a street, plot number or coordinates, so the position of the plot relative to the sea, the road and neighbouring schemes cannot be checked from published data.

The unit list holds eleven priced types. Seven carry a size, from 39 to 125 m², and four penthouse types carry a price but no size. The developer sorts its residence types into an A group and a group labelled BCD, and its investor pages call the scheme a four-block development (developer, construction projects page).

The page counts 55 amenities, among them a spa centre, a beach club, an infinity pool, a concierge, a steak house, a supermarket and a pharmacy. No operator, opening date or fee is stated for any of them.

The page shows “Starting from £156,000” for the project. That figure is the lowest of eleven per-type minimums, not an offer or a fixed price. One caveat applies to it: the developer’s own listing card shows £144,000, which is £12,000 or 8.3% lower (calculated), while the page figure matches the per-type pricing data, so this guide uses the page. Delivery is published as March 2027, about five months after this check, and the page says nothing about the construction stage.

Querencia Iskele unit types and sizes

The developer’s unit tabs list a Studio, 1+1, 2+1, 3+1, 2+1 Duplex, 4+1 Duplex and 5+1 Duplex, each with a floor plan and a size. The pricing data on the same page adds four penthouse types, 2+1 PH, 3+1 PH, 4+1 PH and 5+1 PH, with a price and no size. The pricing data labels the cheapest type “STD”, which this guide reads as Studio because the page’s headline figure equals it; that reading is the guide’s, not the developer’s.

Bedroom counts come from the type names (N+1 means N bedrooms), because bathrooms and terraces are not published.

Querencia Iskele unit type Listed size (m²) Bedrooms (from name) Published starting price (GBP, 18 October 2026) Note
Studio 39 0 156,000 Feed label “STD”, read as Studio
1+1 59 1 258,000
2+1 89 2 260,000
3+1 123 3 290,000
2+1 Duplex 123 2 585,000 Same listed size as the 3+1
4+1 Duplex 101 4 892,000 Smaller than the 3+1
5+1 Duplex 125 5 874,000 Cheaper than the 4+1 Duplex
2+1 PH not published 2 929,000 Price in the pricing data only
3+1 PH not published 3 1,750,000 Price in the pricing data only
4+1 PH not published 4 1,399,000 Price in the pricing data only
5+1 PH not published 5 1,950,000 Price in the pricing data only

The second table is calculated from the developer’s figures. It divides each listed size by the bedroom count and each starting price by the listed size. The last column is not a price per square metre, because each price is a minimum for a type while each size belongs to a single plan. It is a ratio of two published numbers, useful for spotting breaks in the pattern.

Size comparison (calculated from the developer’s figures) Listed size (m²) Size per bedroom (m²) Starting price (GBP) Starting price ÷ listed size (GBP per m²)
Studio 39 not applicable 156,000 4,000
1+1 59 59.0 258,000 4,373
2+1 89 44.5 260,000 2,921
3+1 123 41.0 290,000 2,358
2+1 Duplex 123 61.5 585,000 4,756
4+1 Duplex 101 25.3 892,000 8,832
5+1 Duplex 125 25.0 874,000 6,992

Sizes rise from 39 to 123 m² across the first four types, but the next three break the pattern. The 2+1 Duplex is listed at the same 123 m² as the 3+1, and the 4+1 Duplex, at 101 m², is smaller than the 3+1 although it has a fourth bedroom. Size per bedroom falls from 59 m² for the 1+1 to 41 m² for the 3+1, and to 25.3 m² and 25.0 m² for the 4+1 and 5+1 Duplex (calculated).

Either the duplex sizes cover one floor, or they omit part of the plan, or they contain errors. The page does not say.

The prices show similar breaks. The 1+1 starts at £258,000 and the 2+1 at £260,000, a gap of £2,000 or 0.8% for 30 m² more space (89 against 59 m²). From the Studio to the 1+1 the minimum rises £102,000, or 65.4%, for 20 m² or 51.3% more. The developer groups its residence types under an A block and a BCD group, so building rather than layout may explain some gaps, but the page does not say that either.

At the top of the range, the 5+1 Duplex (125 m²) starts £18,000 below the 4+1 Duplex (£892,000 against £874,000), despite one more bedroom and 24 m² more. Among the penthouses the 3+1 PH starts at £1,750,000, which is £351,000 above the 4+1 PH at £1,399,000. The 2+1 PH is £344,000, or 58.8%, above the 2+1 Duplex, and the 5+1 PH is 2.23 times the 5+1 Duplex (calculated). Penthouse sizes are unpublished, so no area comparison is possible.

The eleven minimums span £156,000 to £1,950,000, a factor of 12.5. Their median is £874,000, which is 5.6 times the headline figure. The headline therefore describes the smallest unit only: seven of the eleven types start at £585,000 or more, and four start below £300,000 (Studio, 1+1, 2+1 and 3+1). The seven sized types total 659 m², a mean of 94.1 m² and a median of 101 m², both unweighted because the number of units per type is not published.

Location: the Long Beach coast and İskele

The developer’s page names the location as İskele and says the project stands directly across from Long Beach, 400 m from the sea. The listing card reads Long Beach · İskele. None of the twelve project pages on the developer’s site gives coordinates, so every distance below is measured from a public reference point, the Long Beach roundabout, and not from the plot. Where the developer lists its own distances, the start point is unstated.

Long Beach is the everyday name for the İskele waterfront. A 2024 master’s thesis at Eastern Mediterranean University studied a 3 km stretch of it, within a district coastline of about 25 km (EMU repository). No official source defines where the beach begins or ends. OpenStreetMap has no beach polygon, only the roundabout Long Beach Çemberi at 35.24681 N, 33.90092 E (OpenStreetMap query) and a public beach, Makenzi, 0.6 km away.

A 400 m sea distance without a start point cannot be matched to a map.

İskele was split from Gazimağusa district in 1998 (Wikipedia). At the 2011 census, the latest, the district had 22,492 residents and İskele municipality 7,906, spread over 18 wards (census table 3). OpenStreetMap puts the roundabout inside the ward of Ötüken (550 residents in 2011) and the Makenzi beach centre just outside it, in the adjoining İskele ward (OpenStreetMap boundaries), so the ward of the plot is unknown.

The Statistical Institute publishes no district figure after 2011, only a country-wide projection of 476,214 for end-2023 against 286,257 in 2011 (population bulletin).

Daily services cluster in İskele town and along the waterfront. OpenStreetMap shows, within 6 km of the roundabout, nine bank branches, eight pharmacies, four supermarkets and the public health centre; the count is crowd-sourced and is not an official register (OpenStreetMap query). İskele has no state hospital.

The Ministry of Health lists six state hospitals, none there (Ministry list), and the 2024 Statistical Yearbook records zero in-patient beds in the district for 2020 to 2024 (Yearbook 2024). On 17 August 2026 the Health Minister said a Karpaz Hospital would be finished by the end of 2026 (Ministry press item); no site or bed count was published.

The nearest state hospital with in-patient beds is Gazimağusa State Hospital, 10.7 km by road from the roundabout. The developer lists “Hospital 14.7 km” and “University 16.1 km”, both longer than the 10.7 km and 12.0 km road distances measured to the hospital and to Eastern Mediterranean University, which points to a different start point or route. İskele has no campus. The university enrolled 15,729 students in 2024-25, 5.5% below its 2021-22 peak of 16,640 (calculated from the Yearbook).

The main road is the D950 Mağusa-İskele highway. OpenStreetMap draws it as a dual carriageway with two lanes each way, and 16.1 of 25.7 km of the mapped one-way length, or 62.6% (calculated), is tagged 90 km/h; no official survey of its condition was found (OpenStreetMap query). Ercan Airport handles flights to and from Türkiye only (Wikipedia).

The Famagusta municipality’s free bus lines do not run to İskele (municipal page), the airport shuttle operator names no İskele line (KIBHAS), and a 2023 field study found no bus station on the waterfront (EMU thesis, full text). OSRM times exclude traffic and border queues.

Salamis lies 6.6 km from the roundabout in a straight line. The Environment Protection Department publishes nesting-beach rules for May to October, among them no umbrellas within 35 m of the sea and shielded lights, but its note does not say whether Long Beach lies in a monitored zone (department note), so their reach is a question for the municipality.

The nearest WMO record, Paralimni in the Republic of Cyprus, gives mean daily maxima of 32.9 °C in July and 33.3 °C in August and 331.1 mm of rain a year for 2002-2011 (WMO). Famagusta sea temperature averages 17.2 °C in February and 29.0 °C in August (aggregator, not station data).

Other listings on this site along the same coast include Elysium Otuken and Infinity Otuken, which belong to another developer. Wider context sits on the Northern Cyprus country page and the Famagusta city page.

Buying from abroad: power of attorney, transfers and timelines

A remote buyer of a 705-unit scheme meets the same legal sequence as any foreign buyer, but several steps fall in other places and on other clocks. As of 17 October 2026, the deadlines and limits come from Decree-Law 89/2026 (Resmi Gazete No. 147, 7 August 2026), a Council of Ministers decree whose 90-day validity ends about 5 November 2026 unless Parliament enacts it. The consolidated Law 52/2008 still shows the earlier text; both are given where they differ.

Döveç describes its own sequence on its investor-guide page: viewings in person or by virtual tour, a reservation deposit, a bilingual English-Turkish sales contract registered at the Land Registry, a Permission to Purchase from the Council of Ministers, then handover (developer, investor guide). It adds that the contract is typically signed within two to four weeks of reservation and that the permission can take several months up to a year. These are the developer’s statements; no official decision time was found.

Remote-purchase stages What the sources say Can a proxy or lawyer act? Deadline or timing Source
1. Sign the sales contract Stamped at the Tax Department; stamp duty is 0.5% of the stated sum, paid by the buyer unless agreed, and a foreign-currency sum is converted into lira at the official effective selling rate on the stamping day Not stated in the sources Developer: usually 2-4 weeks after reservation Stamp Duty Law
2. Register the stamped contract Filed at the district Land Registry after buyer and seller have paid the taxes and fees due In person, through a lawyer or by proxy Within 1 month of the contract, otherwise void automatically Resmi Gazete 147
3. Apply for the purchase permit Interior Ministry Property Unit: petition, forms, passport copy, title copy, location plan, original police record; online portal exists In person, by proxy or through a lawyer; TL 45 stamp on proxy applications Same 1 month; no statutory decision time Ministry document list
4. Permit published Council of Ministers decision printed in the Resmi Gazete Not applicable Developer: several months to a year Resmi Gazete 147
5. Pay the transfer fees Land Registry fees on the sale Not stated in the sources 75 working days from publication (decree); 60 in the consolidated text Law 52/2008
6. Sign the transfer Printed transfer declaration signed before the official at the district Land Registry Not stated in the sources 1 year from publication (decree); 6 months in the consolidated text Resmi Gazete 147

The sources show that a proxy or a lawyer may lodge the contract registration and the permit application. They do not set out the form of a power of attorney: whether it must be notarised, apostilled or translated, which office accepts it, and whether it covers the final transfer declaration. Those are questions for an independent lawyer in the TRNC and the Land Registry office concerned (Property Unit page).

The only apostille rule in the sources concerns the police record. Decree-Law 63/2026 required an apostilled record no older than three months; the current decree keeps that for licensed-intermediary applicants only, while article 8(5) of Law 52/2008 still calls for the applicant’s record. Ask the Property Unit what applies on the filing day.

Calculated, 75 working days equal 15 five-day weeks if no public holiday intervenes. Where no mortgage is registered in the seller’s favour, the transfer period starts on the date the whole price has been paid, so on an instalment plan the final payment sets the clock; the buyer should confirm this in writing.

Delivery is published as March 2027. The decree’s 90 days end about 5 November 2026, and the Land Registry fee schedule is valid only to 5 January 2027 inclusive (Resmi Gazete No. 197, 7 October 2026), both before delivery. A buyer who signs now could reach the fee payment under another schedule or text of the law, and the sources do not say which would apply.

Money moves under the Foreign Exchange Law 38/1997: remittances in and out are free if banks are used and sender and recipient names and addresses are recorded, with totals reported to the Central Bank, and contract amounts may be in foreign currency. The official currency is the lira, while the developer’s pages show sterling. Consumer prices rose 35.02% in the twelve months to September 2026 (CPI release).

The Financial Transactions Tax Law 62/2026, in force since 1 October 2026, adds a 0.1% tax on foreign-currency sales at exchange; its effect on a buyer was not verified.

Illustrative statutory charges (calculated) Land Registry fee, first property, 4% Land Registry fee, second property, 5.5% Stamp duty on the agreement, 0.5%
Studio at £156,000 £6,240 £8,580 £780
1+1 at £258,000 £10,320 £14,190 £1,290
2+1 at £260,000 £10,400 £14,300 £1,300
3+1 at £290,000 £11,600 £15,950 £1,450

The table applies the Land Registry rates of 7 October 2026 and the Stamp Duty Law’s 0.5% to the developer’s starting prices, as of 17 October 2026. The sources do not say whether the fee base is the contract price or the assessed value, so the price is assumed. Stamp duty is levied in lira. Legal fees, utility connections and agency charges are excluded, and agency pages quote other percentages, so quotations differ.

VAT sits in the 5% schedule for housing up to 300 m² of closed area (VAT regulation); whether the published prices include it is not stated. The site’s article on the cost of buying, building and renting gives wider context.

Scale is the second issue. The 705 units compare with the 541 dwelling units given final approval in the whole of İskele in 2025 (194 urban, 347 rural), or 1.3 times that, and with 2,053 across 2021 to 2025, of which the scheme equals 34.3% (calculated from the Statistical Institute tables). These counts measure completed buildings, not sales or permits.

Three checkable questions follow. The decree caps sales of zoned housing projects at 80% to foreigners; on 705 units that is 564 units, with at least 141 held back (calculated), if the cap applies here. Apartments bought by close relatives or by buyers of one nationality may not together exceed half the units on a parcel, and the number of parcels is unpublished. Condominium title or easement must exist before a permit is requested, so the buyer should ask which blocks have it.

Residence and travel follow separate rules. Someone who has not yet bought must show EUR 50,000 in a bank account to get a visa to look for property (Residence and Visa Regulation, text of 5 October 2026). A property-based permit depends on value: with title, GBP 300,000 or more gives 10 years and less gives 5; with only a stamped, approved contract, GBP 300,000 or more gives 5 years and less needs proof of income.

Seven of the eleven starting prices here reach £300,000; the 3+1 falls £10,000 short.

See the site’s pages on the residency programme and on citizenship and immigration. UK Government guidance on entering the north is in its entry requirements page.

After handover, the developer says every unit is integrated into its Professional Rental Management System, a marketing statement with unpublished terms. A letting of up to 60 days needs registration under the Holiday Houses Law, and rent carries a 10% withholding under the Income Tax Law; see also the site’s article on short-let compliance.

The checklist below turns the points above into questions for a remote buyer.

  1. Obtain the plan of the exact unit, with internal, balcony and terrace areas, and its block (A or BCD) in writing.
  2. Ask on which parcel and in which block the unit stands, and whether condominium title or easement exists for that block.
  3. Ask for a dated written price in a named currency, stating what VAT, stamp duty and Land Registry fees it includes.
  4. Ask an independent lawyer how a power of attorney must be executed for the Land Registry and the Property Unit, and whether it covers the final transfer declaration.
  5. Obtain the home-country police record and ask whether an apostille and a maximum age apply on the filing date.
  6. Pay only by bank transfer to the account named in the contract, and keep the confirmation showing sender and recipient details.
  7. Diarise the one-month, 75-working-day and one-year periods, and note 5 November 2026 and 5 January 2027.
  8. Confirm that the payment plan, every instalment date and the handover date are written into the contract itself.
  9. Ask who will inspect the unit at handover on the buyer’s behalf.

Northern Cyprus purchase rules in brief: who may buy and in what order

As of 17 October 2026 the numerical limits rest on Decree-Law 89/2026, a Council of Ministers decree whose 90-day validity ends about 5 November 2026 unless Parliament enacts it; the consolidated Law 52/2008 on mevzuat.gov.ct.tr still shows the stricter text. Every foreign buyer, including a company with any foreign shareholding, needs a Council of Ministers purchase permit. The decree allows up to 3 apartments per buyer, or 6 for nationals of states recognising the TRNC, where the consolidated text allows 1 or 3.

Other limits are common to both texts. Agricultural and forest land, and military zones, are closed to foreigners. Foreigners may hold no more than 7% of a district’s area and 3% of the country’s. A detached house may stand on up to 3,300 m², and land with a building permit may be bought up to 1,338 m² with one house on it; in a mass-housing project the decree allows 2 two-storey villas. Share-title interests in land cannot be sold to foreigners.

On fees, the schedule of 7 October 2026 sets the Land Registry fee for a foreigner at 4% for a first property, 5.5% for a second and 6% for a third, valid until 5 January 2027 inclusive. Mortgages are allowed and cost 1% of the secured debt to register. On a resale, the Income Tax Law’s formula (20% deemed profit, 30% of it exempt, 20% withheld) works out at 2.8% of value for a seller who is not a dealer (calculated).

Step Who Typical time Source
Check eligibility and the unit against the limits Buyer and lawyer Before any payment Law 52/2008
Verify the owner, encumbrances and condominium title Lawyer; district Land Registry Before the contract Land Registry announcement
Stamp and register the sale contract Buyer and seller; Tax Department; Land Registry Registered within 1 month Resmi Gazete 147

Sign the transfer at the Land Registry Buyer and Land Registry official 1 year from publication (decree); 6 months in the consolidated text Resmi Gazete 147
Connect water and electricity Local authority; electricity authority Only after all taxes and fees are paid Resmi Gazete 147

Company buyers follow the same route with extra conditions. A company with any foreign shareholding is a foreign legal person and needs a Council of Ministers permit and a positive security check on its directors and shareholders; a later transfer of shares to a foreigner needs the same. The security check also applies to individuals: the Ministry reviews the applicant’s police record and may refuse on military grounds.

Utilities depend on that order: until the taxes and fees are paid, local authorities may not give a permanent water connection and the electricity authority may not give a temporary or permanent one, apart from site connections during construction. Selling beyond the limits or without condominium title is an offence, with a fine of up to 500 times the gross monthly minimum wage (the sources give TL 70,893 from 1 July 2026).

Risks, title and due diligence

Risk in Northern Cyprus comes mostly from title, permits and contracts. UK Government property guidance, last updated on 27 November 2019, says ownership of many properties in the north is disputed, that thousands of claims come from people displaced in 1974, and that a buyer may be refused permission with no reason given (UK guidance).

The developer’s pages publish no title-deed category for the project, so the category, and the pre-1974 history of the land, are matters for the deed and the Land Registry.

The area has such a history in general terms: Wikipedia describes Trikomo, now İskele, as almost entirely Greek Cypriot before 1974 (Wikipedia), though no decision of the Immovable Property Commission naming İskele town was found. The Commission reported 8,807 applications, 3,757 concluded and GBP 768,594,023 in compensation as of 2 October 2026 (Commission statistics).

The European Court of Human Rights treated that body as the first remedy in Demopoulos v. Turkey, and the EU Court of Justice held in Apostolides v Orams that a Republic of Cyprus judgment on land in the north can be enforced elsewhere in the EU.

The European Commission records that EU law is suspended in the north (Commission page). Building quality is a separate risk for a large scheme. In February 2023 the head of the Chamber of Engineers and Architects said project approval checks seismic compliance, that the İskele area has the most sensitive soil, and that ground-investigation reports are required for tall buildings (press report); the number of storeys is not published. The site’s article on title deeds in Northern Cyprus complements this section.

Criminal-law exposure sits on the Republic of Cyprus side. UK Government guidance says an amendment in force since 20 October 2006 makes buying, selling or mortgaging property without the registered owner’s permission an offence there, with a maximum of 7 years, not retroactive, and that purchase documents may be treated as evidence at the Green Line.

A press report of September 2025 quotes the Republic’s negotiator on arrests of developers and sellers of Greek Cypriot-owned land in the north (Cyprus Mail); those claims are the Greek Cypriot side’s.

The table orders projects by status and delivery date, not by merit. Eight of the twelve pages state a unit total, and they add up to 3,891 units (calculated), of which Querencia holds 705, or 18.1%. By unit count it is third, after Courtyard Platinum (952) and Four Seasons Life III (738). Among the six ongoing projects its starting price is the fourth lowest, between £135,000 and £178,000 at its neighbours in the ranking. Four projects have no stated unit total.

Studio entry points can be set side by side as a ratio of starting price to listed size, a calculation that is not a market price. D-Point’s 1+0 gives £3,882 per m² (£132,000 over 34 m²), Four Seasons Life III £3,750 (£135,000 over 36 m²), Courtyard Platinum £3,528 (£127,000 over 36 m²) and Querencia £4,000 (£156,000 over 39 m²). Sizes and finishes differ, so none of these ratios ranks one project above another.

On the same stretch of coast, D-Point is also listed as Long Beach · İskele, with delivery in December 2028, while Courtyard Long Beach is a completed complex of May 2021. Completed projects publish no availability, so units there may be obtainable only on the resale market.

Döveç Group

This section rests on the developer’s About page (About, English) and carries no independent check. The page says Döveç Group was founded in 1989 by Muharrem Dovec and is today a multi-sector group of 16 companies with over 2,500 specialists, that more than 5,000 homes have been delivered, and that it has received 22 international awards, led by the PropertyNC Awards, and serves investors from over 50 countries.

The footer lists three PropertyNC titles for construction company, for 2016-17, 2018-19 and 2025-26. The page does not say which award went to which project.

The timeline records land parcelling from 1989, the founding of Döveç Brothers Ltd. in 1994 with a first major residential project in Yeniboğaziçi, an office move to Gazimağusa in 1998, the founding of Döveç Construction Ltd. in 2003 with developments in Yeniboğaziçi, İskele and Karpaz, a partnership with Eastern Mediterranean University in 2015 and the launch of Döveç Academy in 2025.

For 2022 it lists the launch of Querencia, described by the developer as “the most ambitious mixed-use development in Northern Cyprus history”. No comparison is offered, and the unit list holds residential types only.

Company figures are the developer’s own and unaudited. The About page publishes sales and client-care channels, which this guide does not reproduce.

Frequently asked questions

Where is Querencia Iskele?

The developer’s page names the location as İskele and says the project stands directly across from Long Beach, 400 m from the sea. It gives no street, plot number or coordinates. From the Long Beach roundabout, a public reference point and not the plot, Famagusta’s Walled City centre point is 14.1 km away in a straight line and 16.0 km by road, about 19 minutes.

The ward of the plot cannot be established from published data, so the position stays unverified until the title plan is seen.

How many units are there, and of which types?

The developer lists 705 units for delivery in March 2027. The pricing data names eleven types: Studio, 1+1, 2+1, 3+1, 2+1 Duplex, 4+1 Duplex, 5+1 Duplex and four penthouses (2+1, 3+1, 4+1 and 5+1). Seven carry sizes of 39 to 125 m², and the penthouses have none. The number of units per type is not published, so averages across types are unweighted.

What is the starting price at Querencia Iskele?

The developer’s page shows “Starting from £156,000”, as shown on dovecgroup.com on 18 October 2026, and that is the minimum for the Studio, not an offer or a fixed price. The listing card shows £144,000, an inconsistency the developer does not explain. The eleven per-type minimums run from £156,000 to £1,950,000, so the headline describes the smallest type only. A buyer should ask for a dated written price in a named currency.

When is delivery due?

The developer publishes March 2027 and gives no construction stage, permit reference or completion certificate. That date is about five months after this check. A buyer can ask for the building permit, the stage of each block and, closer to the date, a written handover programme. The developer’s pages say nothing about delay remedies, so any such term has to be found in the contract itself and read by an independent lawyer.

Can a foreigner buy from abroad?

Yes, with a Council of Ministers purchase permit. As of 17 October 2026, Decree-Law 89/2026 allows up to 3 apartments per foreign buyer, while the consolidated Law 52/2008 allows 1; the decree lapses about 5 November 2026 unless Parliament enacts it. Proxies and lawyers can register the contract and lodge the application, but the form of a power of attorney is not covered by the sources used here, so an independent lawyer must confirm it.

Which fees apply on top of the price?

As of 17 October 2026, the Land Registry fee for a foreigner is 4% on a first property, 5.5% on a second and 6% on a third, under a schedule valid to 5 January 2027. Stamp duty on the agreement is 0.5% of the stated sum, paid in lira at the official rate. VAT of 5% applies to housing up to 300 m² of closed area. Agency pages quote other percentages, so quotations differ; the Resmi Gazete schedule is the official source.

Does buying give residence or citizenship?

No automatic right follows. A property-based residence permit depends on the property’s value and on whether the title or only a stamped contract is held: GBP 300,000 or more with title gives 10 years, and less gives 5 years. Citizenship needs five years of residence or an exceptional Council of Ministers decision. The European Commission records that EU law is suspended in the north, and the Republic of Cyprus does not recognise residence permits issued there.

What is the title-deed category at Querencia Iskele?

The developer’s pages do not state one, so none is claimed here. The category and the history of the land, including any pre-1974 ownership, are shown in the title deed and the Land Registry search report, which an independent lawyer can obtain at the district office. UK Government guidance warns of restitution risk for some exchange and gift land. A buyer should request the category in writing before paying a deposit.

Is there a hospital or university nearby?

İskele has no state hospital and no university campus. Gazimağusa State Hospital is 10.7 km by road from the Long Beach roundabout, about 12 minutes, and Eastern Mediterranean University is 12.0 km, about 14 minutes. The developer lists 14.7 km for the hospital and 16.1 km for the university, from an unstated start point. A Karpaz Hospital is promised for the end of 2026, with no published site or bed count.

What does the developer say about rentals?

The developer states that every unit is integrated into its Professional Rental Management System. That is a marketing statement: fees, terms and any income are unpublished, and no income figure is given here. Under the Holiday Houses Law a letting of up to 60 days needs registration and an operating permit, and rent carries a 10% withholding under the Income Tax Law. The owner or a permanent representative should check each requirement.
