In Northern Cyprus the title category — not the building — decides how secure your ownership is. We confirm the category for this project in writing before any money moves.
How the four categories differ →Terra Life Iskele is a 184-unit studio scheme that Noyanlar Group lists in İskele, with a hero label reading İskele Long Beach, and the developer’s page names only two unit types, Studio and Studio Loft. This guide reads what the page publishes for Terra Life Iskele, sets out what it hides or contradicts, and adds sourced facts on İskele and on buying small units in Northern Cyprus. No price, floor area, delivery year or title-deed category is displayed, and none is estimated here.

On the developer’s project page, as shown on noyanlar.com on 18 October 2026, Terra Life carries the Turkish headline “Konfora Bir Adım Daha Yakın” (a step closer to comfort), the status line Ön Satışta (pre-sale) and a location stat reading İskele. The hero label above the headline says İskele Long Beach, so the page uses two place names for one project. Its description, translated from the Turkish, speaks of a position “close to the city centre and the sea” without naming either the centre or the beach.
The page lists two unit types, Studio and Studio Loft, and a total of 184 units. The amenity list has four entries: a swimming pool, green areas, a playground and multiple play areas. The gallery holds seven exterior and eight interior images, and a six-place list of travel times completes the page. Sections 2 and 3 take the plan blocks and that list apart, because both clash with other parts of the page or with the area sources.
Noyanlar files Terra Life under its ongoing projects. The card tags Lüks, Site and Yakında (a quality label, a gated complex and “coming soon”) agree with that category and with the pre-sale status. A delivery year of 2026 sits in the page source, yet the page’s layout settings hide it on every device, so it is not relied on here. The title-deed category is not stated, and the generic question-and-answer block at the foot of the page says nothing specific about Terra Life.

The developer names two types and gives neither an area nor a split of the 184 units between them. The first table sets out what is published for each type; the second lists the three plan blocks under the page’s floor-plan heading, Kat Planları. Bedroom figures follow from the type names, since a studio has no separate bedroom.
| Terra Life Iskele unit type | Size | Units of this type | Starting price | Bedrooms (from the name) |
|---|---|---|---|---|
| Studio | Not published | Not published | Not published | 0 |
| Studio Loft | Not published | Not published | Not published | 0 (the page does not describe the loft level) |

| Plan block on the page | Image title | Net and gross area | Buttons shown with the block |
|---|---|---|---|
| 1+1 Kat-1 | Stüdyo | Not published | “2 Yatak Odası, 1 Oturma Odası, Çatı Terası” (2 bedrooms, 1 living room, roof terrace) |
| 1+1 Kat-1 | terra_life_plan (2) | Not published | The same three buttons |
| 1+1 Kat-2 | terra_life_plan (1) | Not published | The same three buttons |
The plan section clashes with the unit list twice. The labels read 1+1 where the types are Studio and Studio Loft, and the buttons under all three blocks claim two bedrooms, which no studio has. Kat is the Turkish word for floor, so Kat-1 and Kat-2 may mean floor levels, which would suit a loft, but the page does not say.
The same three buttons recur on plan blocks across ten Noyanlar pages, studios and one-bedroom types among them, so they read as a template and not as a description of this project.
Two consequences follow. The ratios used for sized projects, such as area per bedroom or terrace-to-living ratio, cannot be calculated: there is no area, a studio has no bedroom to divide it by, and no terrace area is given. The area questions left to a buyer are factual ones for the seller, in writing: the net and gross area of the specific unit, whether the Studio Loft figure includes an upper level, and which of the three plans belongs to the unit.
What can be calculated is scale. The next table sets the developer’s unit count for Terra Life against the other Noyanlar projects that carry a Long Beach or İskele label and publish a total. All ratios use only the developer’s unit counts, and each division is shown.
| Project (the Long Beach / İskele projects) | Units (developer’s count) | Unit types listed | Terra Life units as a share of this project (calculated) | Average units per listed type (calculated) |
|---|---|---|---|---|
| Royal Point | 48 | 2 | 383.3% (184 ÷ 48) | 24.0 (48 ÷ 2) |
| Miracle Villa & Residence | 52 | 5 | 353.8% (184 ÷ 52) | 10.4 (52 ÷ 5) |
| Sea Life Plus | 108 | 4 | 170.4% (184 ÷ 108) | 27.0 (108 ÷ 4) |
| The Blue Residence | 160 | 4 | 115.0% (184 ÷ 160) | 40.0 (160 ÷ 4) |
| Terra Life Iskele (this guide) | 184 | 2 | 100% (this project) | 92.0 (184 ÷ 2) |
| Sea Breeze | 228 | 2 | 80.7% (184 ÷ 228) | 114.0 (228 ÷ 2) |
| Bellagio | 281 | 3 | 65.5% (184 ÷ 281) | 93.7 (281 ÷ 3) |
| Royal Life Residence | 440 | 3 | 41.8% (184 ÷ 440) | 146.7 (440 ÷ 3) |
| Park Residence | 528 | 6 | 34.8% (184 ÷ 528) | 88.0 (528 ÷ 6) |
| Riverside Life Residence | 820 | 7 | 22.4% (184 ÷ 820) | 117.1 (820 ÷ 7) |
| Royal Sun Residence | 959 | 6 | 19.2% (184 ÷ 959) | 159.8 (959 ÷ 6) |
| Royalsun Elite Residence | 1,120 | 7 | 16.4% (184 ÷ 1120) | 160.0 (1120 ÷ 7) |
| Ocean Life Residence | 1,560 | 4 | 11.8% (184 ÷ 1560) | 390.0 (1560 ÷ 4) |

With 184 units, Terra Life ranks fifth smallest of the 13 projects in the table; only Royal Point (48), Miracle Villa & Residence (52), Sea Life Plus (108) and The Blue Residence (160) are smaller. The other twelve total 6,304 units (calculated), so adding Terra Life gives 6,488, of which it is 2.8% (184 ÷ 6,488).
That is not a market count. Several of these projects reappear on this site under other names (section 7), and Sea Pearl Residence, which also carries a Long Beach label, is absent because it publishes no total.
The type counts show a different contrast. Terra Life lists two types for 184 units, an average of 92 per type (184 ÷ 2). Sea Breeze, the other all-studio scheme among the 22 Noyanlar pages, lists two for 228, or 114 per type; this site’s Sea Breeze listing, according to the data extract, splits the 228 into 220 studios and 8 studio penthouses. Schemes that list six or seven types are mixed ladders, so their averages are not like for like.
A neighbouring developer offers a further yardstick: Döveç’s Querencia lists 705 units in the Long Beach · İskele area, so 184 would be 26.1% of it (184 ÷ 705).
The developer gives two answers to where the project stands. The hero label reads İskele Long Beach, while the location stat in the project-information block says only İskele. Neither comes with a street, a ward, a plot number or coordinates. Everything below is therefore area context from the fact packs, measured from named anchor points, and none of it is a distance from the building itself.
“Long Beach” names a stretch of the İskele shoreline, not a place with legal borders. An architecture thesis at Eastern Mediterranean University (February 2024) took a 3 km section of a district coast of roughly 25 km as its study area, a research boundary and not a measured beach length. On OpenStreetMap the roundabout called Long Beach Çemberi (35.24681 N, 33.90092 E) falls within the Ötüken ward of İskele municipality; those outlines were drawn by volunteers and carry no cadastral weight, and the developer names no ward.
Official population data are old. The 2011 census gives 22,492 for the district and 7,906 for İskele municipality, with 550 for Ötüken. Since then only a country-wide projection exists: 476,214 people projected for the end of 2023, where the 2011 count was 286,257.
Hospital care is the weak point of the area. No state hospital stands in İskele according to the Ministry of Health’s list of six, and the 2024 Statistical Yearbook shows zero in-patient beds in the district, public or private, in each year from 2020 to 2024. İskele Health Centre is the local facility, and its İskele-Merkez staff count went from 10 to 15 in 2024. The nearest hospital with beds, in Gazimağusa, is 10.7 km by road from the roundabout.
The Health Minister said on 17 August 2026 that a Karpaz hospital would be finished by year-end. That remains a promise: the item gives no site and no bed count.
Shops, banks and clinics concentrate along the Long Beach strip and in İskele town, as a 6 km OpenStreetMap query around the roundabout shows: 9 bank branches, 8 pharmacies, 8 convenience stores, 4 supermarkets, 7 school tags, 3 nurseries, 2 clinics, 2 police posts, a fire station and a post office. Map coverage is partial and the query is not a register. The sources record no campus in İskele itself; the Eastern Mediterranean University campus in Famagusta is 12.0 km away by road.
Road access runs along the D950, the Mağusa-İskele main road, which OpenStreetMap draws as paired two-lane carriageways; 16.1 km of the 25.7 km mapped is tagged 90 km/h. Ercan Airport receives flights from Türkiye only, according to Wikipedia, and takes 58 minutes on a free-flow estimate. The airport-shuttle operator KIBHAS lists no İskele line, no official İskele bus timetable turned up, and the free Famagusta municipal lines stop short of the town. The thesis fieldwork of March 2023 recorded no bus station on the waterfront.

The developer’s own list is a different matter. The page shows travel times in minutes to six places but states no starting point and no mode of travel. It is not the table that the data extract found reused on eight other Noyanlar pages, although its Larnaka figure of 50 minutes equals the one in that reused table. Set against the road estimates in the packs, the shorter times cannot be reproduced from either anchor.
| Developer’s list (minutes, as shown) | Packs: from the Long Beach roundabout | Packs: from İskele town centre | Reading |
|---|---|---|---|
| İskele 10 | 7 min (5.7 km) | n/a | Three minutes more than the roundabout figure |
| Gazimağusa 17 | 19 min to the Walled City (16.0 km) | 26 min (21.6 km) | Close to the roundabout figure; the target point is not named |
| Ercan Airport 30 | 58 min (54.7 km) | 56 min (52.0 km) | About half the estimate |
| Lefkoşa 49 | Not in the packs | 70 min to Nicosia (65.2 km) | 21 minutes shorter |
| Larnaka Airport 50 | 73 min (69.0 km) | 75 min (73.2 km) | 23 to 25 minutes shorter |
| Girne 49 | Not in the packs | 70 min to Kyrenia Castle (69.0 km) | 21 minutes shorter |

The estimates ignore traffic and border formalities, so they can only understate real driving time, and the developer’s list cannot be tested without its starting point. The Larnaca drive also needs a Green Line crossing; the UN’s S/2026/8 report mentions long waits at the main vehicle crossing in Nicosia, and the sources do not say which crossing a Larnaca journey would use.
Climate figures come from Paralimni, the nearest WMO station, which lies in the Republic of Cyprus: July and August daily maxima average 32.9 °C and 33.3 °C, January minima 8.1 °C, and annual rainfall is 331.1 mm (WMO, 2002-2011). For the sea, an aggregator lists Famagusta at 17.2 °C in February and 29.0 °C in August. Turtle-nesting beaches fall under Environment Protection Department rules between May and October, including no umbrellas within 35 m of the water; the department’s note does not say whether Long Beach is covered.
Beyond the town, the Salamis site is 6.6 km away in a straight line and Kantara Castle is 21.9 km by road from İskele town. Wikipedia describes the Karpas Peninsula as 898 km², 27% of Northern Cyprus, with İskele and Boğaz as its gateway. The Famagusta page on this site covers the nearest city, and the Northern Cyprus country page covers the wider region.
Among the 22 Noyanlar pages only this one and Sea Breeze list nothing but studios, so a buyer’s questions differ from those for a mixed 1+1 to 3+1 scheme. With no price and no area published, economics cannot be calculated; what can be set out are rules and fixed charges that fall on any small purchase, as of 17 October 2026 and subject to the instruments named.
Two charges scale with the price. One is the Land Registry fee for foreign buyers, set by the Council of Ministers regulation in RG 197 of 7 October 2026: the scale is 4% on the first property, 5.5% on the second and 6% on the third, in force until 5 January 2027 inclusive. The other is stamp duty, 0.5% of the sum stated in the agreement under the Stamp Duty Law. On a round 100,000 in any currency, for illustration only, they come to 4,000 and 500.
Other charges are fixed in lira. The wage-linked permit application fee works out at TL 35,446.50 (half of the TL 70,893 gross monthly minimum wage valid from 1 July 2026, calculated), and a Land Registry petition costs TL 149. Mortgage registration is charged at 1% of the secured debt. Fixed amounts weigh more on a small purchase than on a large one.
Studio schemes invite multi-unit buying. Under Decree-Law 89/2026 (RG 147, 7 August 2026) a foreigner may hold three apartments, or six for nationals of states that recognise the TRNC; the consolidated Law 52/2008 says one, or three for those nationals. As a decree it expires around 5 November 2026 if Parliament has not enacted it.
Two further caps bite harder in a 184-unit building. The decree limits foreign buyers to 80% of the units in housing projects in zoned areas, which would be 147.2 of 184 (calculated, if the cap applies here). Relatives of the first degree, or buyers of one nationality, may together take no more than half the units on a parcel, which would be 92 of 184 if all units share one parcel; the page does not say how many parcels there are.
Financing is unpublished. The law lets foreigners mortgage property once the fees are paid, but no official statement of bank policy was found, and agencies disagree. Tekce says banks often fund up to 75% over up to 120 months while asking foreign buyers for 40-60% down; ncyprus.com.tr says loan-to-value is typically capped at 50%.
A payment-plan panel in the page source reads 35% down, 48 months, instalments from GBP 2,500 a month and 15% at handover. It is hidden from visitors and identical on 21 of the 22 project pages, including a 20-villa scheme and a project carrying a 2020 year, so treat it as an unverified template, not as this project’s terms; no price is calculated from it.
Currency adds a layer: consumer prices in the TRNC rose 35.02% in the 12 months to September 2026. A contract in pounds or euros avoids lira exposure, yet stamp duty on a foreign-currency sum is computed in lira at the official rate on the stamping date.
| Charge or limit relevant to a small purchase (as of 17 October 2026) | Rule found | Instrument | Depends on |
|---|---|---|---|
| Land Registry fee | 4% first, 5.5% second, 6% third property | RG 197, 7 Oct 2026 | Valid to 5 Jan 2027 only |
| Stamp duty | 0.5% of the stated sum; buyer pays unless agreed | Stamp Duty Law | Currency converted at the official rate |
| Permit application fee | Half the gross monthly minimum wage: TL 35,446.50 (calculated) | Law 52/2008, art. 8(4) | Wage in force at filing |
| VAT | 5% for housing up to 300 m² closed area; 10% from 300 m² | VAT schedule updated 7 Oct 2026 | Whether VAT applies to a given sale |
| Units per foreign buyer | Up to 3 apartments (6 for recognising-state nationals) | Decree-Law 89/2026, RG 147 | Decree enacted or not by about 5 Nov 2026 |
| Foreign share of a project | At most 80% in zoned housing projects | Decree-Law 89/2026 | Whether the cap applies to this project |
| Rent | 10% of gross rent withheld; 0% VAT on rent | Income Tax Law; VAT schedule | Owner abroad: tenant may withhold |
| Gain on resale | Effective 2.8% of value for a non-dealer (calculated: 20% × 70% × 20%) | Income Tax Law, consolidated 25 May 2026 | Exemption may be raised each January |
| Dealer test | More than 3 sales in a year or more than 5 in three years | Income Tax Law, art. 4(1)(f) | Sales under 40 times the monthly wage do not count |
A studio is usually bought to be let or sold, so the exit matters. Under the Income Tax Law a non-dealer’s resale carries a deemed gain of 20% of the higher of assessed value and price; 30% of that is exempt and 20% is withheld from the balance, which comes to 2.8% of value (20% × 70% × 20%, calculated). Foreigners cannot use the one-off exemption, and no holding-period exemption was found.
A seller who disposes of more than three properties in a year, or more than five in three years, is taxed as a trader instead; sales below 40 times the monthly minimum wage (TL 2,835,720 at the July 2026 wage, calculated) do not count towards it. An investor in several studios sits nearer that line than the owner of one flat.
No official count of sales exists, so resale depth cannot be measured. The nearest proxy is completions: İskele recorded final approval for 264, 391, 468, 389 and 541 dwellings in 2021-2025, 2,053 in all (calculated; tables). If all 184 Terra Life units won approval in one year they would equal 34.0% of that 2025 figure (184 ÷ 541). The count covers finished buildings, not sales, and no delivery year is shown, so it indicates scale only, and any effect on resale is an inference.
Letting is equally unquantified: no dated İskele rent statistic was found. The nearest student market is Famagusta, where Eastern Mediterranean University enrolled 15,729 in 2024-25, 5.5% below its 16,640 of 2021-22 (calculated from the Yearbook). A tourist let of up to 60 days falls under the Holiday Houses Law and needs registration first; the site’s article on renting through Airbnb in Cyprus gives general background.
The 2026 year in the page source is invisible to visitors, so the written questions below apply on or before 31 December 2026 and, if it proves wrong, whenever handover arrives. The page also links a construction-progress log, which this guide did not read.
Everything here is read as of 17 October 2026 and rests on one fragile instrument: Decree-Law 89/2026 (RG 147, 7 August 2026), a Council of Ministers decree that falls away around 5 November 2026 unless Parliament enacts it. The consolidated Law 52/2008 still carries stricter figures, so each limit is given in both versions where they differ. Terra Life is pre-sale, which means the counterparty is the developer, not an existing owner.
Begin with ownership limits and the building’s legal footing, before any money moves. The decree lets a foreigner hold three apartments (one in the consolidated text), bars farmland, forest and military-zone land, and caps foreign sales in zoned projects at 80%. The Interior Ministry’s document list shows what a permit file needs, and a Land Registry research document shows the registered owner, charges and restrictions.
Then the contract. UK guidance lists payment plans missing from contracts as a recurring Cyprus problem, so the instalment schedule, the currency and the handover date belong in the signed text. Once the stamped agreement exists, one month runs for registering it at the district Land Registry and lodging the permit application; missing it voids the contract under the decree. No statute fixes how long the Council of Ministers takes to decide.
Publication of the permit starts two further clocks: transfer fees within 75 working days and the transfer declaration within one year, against 60 working days and six months in the consolidated text. Where no mortgage is registered in the seller’s favour, the year runs from full payment of the price. Water and electricity connections wait until taxes and fees are paid. If the fee deadline is missed the permit lapses, and a fresh application costs double fees.
| Step | Who | Typical time | Source |
|---|---|---|---|
| Count what a foreign buyer may hold and which caps apply | Buyer; lawyer | Before any deposit | RG 147 |
| Obtain a Land Registry research document and confirm condominium title or easement | Lawyer; district Tapu Amirliği | Not specified | Land Registry notice |
| Sign the agreement and pay stamp duty | Buyer; developer; Tax Department | At signature; 0.5% of the stated sum | Stamp Duty Law |
| Register the agreement and lodge the permit application | Buyer, lawyer or proxy | Within one month | RG 147 |
| Wait for the Council of Ministers permit to be published | Council of Ministers | No statutory deadline | Interior Ministry list |

| Connect utilities | Local authority; electricity authority | Only after taxes and fees are paid | RG 147 |
On cost, the 4%, 5.5% and 6% Land Registry scale applies only until 5 January 2027. Agency pages quote 9% or 12%, figures no official table supports, so quoted totals vary (Haber Kıbrıs). Wider background is in the site’s article on the cost of buying, building and renting property in North Cyprus and its pages on the residency programme and citizenship and immigration; a purchase gives no citizenship.
Noyanlar names no title-deed category for Terra Life, and none is assumed here. UK Government guidance describes ownership of many northern properties as disputed and warns of restitution where land held by Greek Cypriots before 1974 was later classed as exchange or gift land. Wikipedia describes pre-1974 Trikomo (İskele) as almost wholly Greek Cypriot; that is background, not a finding about this plot. Only the unit’s deed and a Land Registry search can show its own history, and the site’s article on title deeds in Northern Cyprus explains the categories.
Demopoulos (1 March 2010) is the ECHR decision that sent Greek Cypriot claimants first to the Immovable Property Commission. The Commission’s site reports 8,807 applications and 3,757 concluded cases as of 2 October 2026 (IPC statistics), and Law 67/2005 keeps the application window open to 21 December 2027. It publishes no list of decisions by village, and none naming İskele town was found; silence in those records is not clearance, only the absence of an area-specific finding.
The Court of Justice ruled in Orams (28 April 2009) that a Republic of Cyprus judgment over northern land can be enforced in other EU states, and the Commission’s Green Line page notes that EU law is suspended in the north. Neither ruling concerns this project; they describe the legal setting any northern purchase sits in.
For a unit bought before completion, the UK guidance names the usual Cyprus problems: a single lawyer for vendor and builder, missing building permits, instalment plans absent from contracts, late completion certificates and title deeds, and developer mortgages over the land. A chamber president said in February 2023 that the İskele area has the most sensitive soil and that ground-investigation reports are required for public buildings, hotels and tall buildings (Yenidüzen); whether Terra Life needed one is not stated.
UK travel advice adds that consular help in the north is limited (regional risks).

Twenty-two projects are shown below: this guide’s subject first, then the other 13 new listings, then the eight that already have pages on this site. Status follows the developer’s category page and card tag. The tags are Turkish: Yakında means coming soon, Tamamlandı means completed, Lüks is a quality label and Site a gated complex. Delivery reads “not displayed” wherever the developer’s page hides its year, and no project shows a price or a usable floor area.

The developer files 9 of the 22 under ongoing projects and 13 under ready-to-move-in. Eleven cards carry Yakında, seven carry Tamamlandı and four carry neither. Terra Life is one of seven ongoing projects whose tag agrees with its category. Among the 13 ready-to-move-in projects four still carry Yakında, and that category page keeps introductory wording about ongoing projects, so category and tag do not always agree. Only Angel Towers uses the wording Teslim Edildi.
The totals stated on the 21 pages that give one add up to 8,708 units (calculated), but that sum is not additive for this site, because eight projects overlap existing listings. Terra Life’s 184 is the twelfth largest of the 21 stated, below the median of 228 (the 11th value in order). Only Terra Life and Sea Breeze list nothing but studios.
Developer attribution of the Four Seasons Life pages is disputed, so no builder is named here for them. The table lists what Noyanlar publishes and ranks nothing.
What follows relays the developer’s account on its About and Services pages (viewed 18 October 2026) and has not been independently checked. The About page dates the group to 1973, when an architecture and engineering firm was set up. The name Noyanlar İnşaat Ltd. followed in 1994, and from 1999 the group moved into site projects around Mağusa and İskele.
In 2008, per the history, activities were pulled together as Noyanlar Group of Companies. Two development companies followed in 2011, then offices abroad (Moscow in 2014, Israel and St Petersburg in 2017) and Noyanlar Invest in 2025. Other group companies named on the pages include Noyanlar Holiday Homes, Long Beach Medical Center (a hospital), Sea Life Otel (a hotel), a café and pâtisserie, a fitness centre, a restaurant and bar, and a pet hotel.
The services page lists project development, construction management, parcelling and property services, architecture and engineering, pool building and maintenance through a subsidiary founded in 2012, and home maintenance by Brief Maintenance in Yeniboğaziçi and İskele. It puts the head office in İskele, opposite the Long Beach beach.
The About page also gives project counts, delivery totals, awards and a certificate; this guide leaves them out because the developer’s completed-projects page lists 15 older schemes and the counts cannot be matched to it. For track record, ask for completion certificates and title evidence for the unit itself, not for the group.
The developer lists Terra Life under ongoing projects, shows the status Ön Satışta (pre-sale) and tags the card Yakında (coming soon), so everything visible points to a project not yet handed over. No delivery date is displayed; the only year in the page source is 2026, and visitors cannot see it. Because 2026 ends on 31 December, a buyer should ask in writing for the current construction and handover status and for the entry in the construction-progress log that the page links.
Noyanlar publishes no price, starting figure or payment plan for any unit at Terra Life Iskele, so none is given here. A buyer should ask for a written price list for the specific unit, naming the currency, the VAT treatment and what the price includes. Charges on top depend on the instruments in force: the fee schedule in RG 197 expires on 5 January 2027, and stamp duty on the agreement is 0.5% of the stated sum, as of 17 October 2026.
Two types, Studio and Studio Loft, in a total of 184 units. The developer does not say how many units belong to each type and publishes no floor area for either. Its three plan blocks are labelled 1+1 Kat-1, 1+1 Kat-1 and 1+1 Kat-2, with buttons showing two bedrooms, which contradicts the type names. The amenity list names a swimming pool, green areas, a playground and multiple play areas, and the gallery holds seven exterior and eight interior images.
No usable figure exists. The page shows no net or gross area for any of the three plan blocks and, unlike nine other Noyanlar pages, does not show the identical placeholder area those pages repeat either. Before paying a deposit, ask the seller to put the unit’s net and gross area in writing, with the plan that applies, and to say whether a Studio Loft figure counts the upper level.
The hero label says İskele Long Beach and the location stat says İskele; no street, ward or coordinates are published. On OpenStreetMap the Long Beach roundabout lies in the Ötüken ward of İskele municipality, 4.4 km in a straight line from İskele town. Where the project stands relative to those points is not stated, so a buyer should ask for the parcel and block number and check it at the district Land Registry.
Yes, within limits. As of 17 October 2026 the decree in force (Decree-Law 89/2026, RG 147) lets a foreigner hold three apartments with a Council of Ministers permit, and six for nationals of states that recognise the TRNC; the consolidated Law 52/2008 says one and three. The decree lasts only to about 5 November 2026 unless Parliament enacts it. Each extra unit also costs more to register: 4%, then 5.5%, then 6% under RG 197, which runs to 5 January 2027.
Foreigners may mortgage property once the Land Registry fees are paid, and the registration charge is 1% of the debt. No official statement of bank policy for foreign buyers turned up, and agencies contradict each other: one reports lending of up to 75% over up to 120 months after a 40-60% down payment, another a typical cap of 50% of the price. Noyanlar publishes no financing terms, so any loan or instalment offer must be obtained in writing.
A property-based short-term permit depends on value under the Residence and Visa Regulation of 5 October 2026: 10 years for title to property worth GBP 300,000 or more, otherwise 5 years. A contract buyer needs one-third of the price paid and the purchase-permit application lodged. Permanent residence requires housing worth at least EUR 125,000 and six continuous years of permits, or three from age 60. Buying confers no citizenship, and the Republic of Cyprus does not accept permits issued in the north.
No state hospital exists there: the Ministry of Health names six, all elsewhere, and the 2024 Statistical Yearbook records no in-patient beds in the district between 2020 and 2024. A health centre serves the town. The nearest state hospital with beds, in Gazimağusa, lies 10.7 km from the Long Beach roundabout by road, roughly a 12-minute free-flow drive. A Karpaz hospital is being built, with year-end 2026 promised by the Health Minister on 17 August.
As of 17 October 2026 the Income Tax Law withholds 10% of gross rent, final for individuals, and rent carries 0% VAT. Rent below one monthly minimum wage is exempt for a person with no other income, though the sources do not settle whether a non-resident may use that. Tourist lets of up to 60 days count as holiday-house letting and need registration with the Tourism Planning Department first. No dated İskele rent statistic was found, so no rent or return is stated.
