In Northern Cyprus the title category — not the building — decides how secure your ownership is. We confirm the category for this project in writing before any money moves.
How the four categories differ →Sea Life Plus Iskele is a 108-unit project in the İskele Long Beach area of Northern Cyprus, offered by Noyanlar Group in four unit types: studio, 1+1 penthouse, 1+1 and 2+1. This guide sets out what the developer’s page says about Sea Life Plus Iskele, what that page hides or leaves out, and which sourced facts exist on Long Beach, on short-term letting and on the purchase procedure. No price, floor area or visible delivery date is published, and none is estimated here.

On the Turkish-language project page that this guide translates (read on 18 October 2026), Noyanlar Group presents the project as Sea Life Plus at “İskele Long Beach”, with 108 total units and the unit types Studio, 1+1 Penthouse, 1+1 and 2+1. The single description paragraph says the buildings stand only a few steps from the sea. It also makes return-related claims, which this guide treats as marketing and does not repeat or verify.
The status line on the page reads “Ön Satışta”, meaning pre-sale. The developer’s category pages file the project under “ready to move in”, yet its project card carries the tags “Site” (housing complex) and “Yakında” (coming soon), and the ready-to-move-in listing opens with text about ongoing projects.
These signals conflict, and none of them is a handover statement. The delivery field exists in the page source but is hidden from visitors on every screen size; the source holds the year 2028, which is not relied on here. Handover status and date should be obtained in writing.
The amenity list is short: a swimming pool, a private car park, a café and a location close to the sea. The page shows four exterior and four interior gallery images. Three floor-plan tabs are named Sea Shell, Sea Star and Sea Star 2, and those names appear nowhere in the description. The page gives no street, no neighbourhood name, no coordinates and no title-deed category. Contact details exist on the page and are not reproduced here.

The developer lists four unit types for 108 homes. Bedrooms are derived from the type names: N+1 reads as N bedrooms plus a living room, and a studio has none. No type carries a floor area, a unit count or a price, so those cells say so rather than guess.
| Sea Life Plus Iskele unit type | Bedrooms (derived from the name) | Net and gross area | Units of this type | Price |

| Studio | 0 | Not published | Not published | Not published |

The floor-plan section is organised by building and floor range, not by unit type. Nine plan blocks sit under the tabs Sea Shell, Sea Star and Sea Star 2. Their image titles label the floors: 1 to 4, 5 and 6 (marked penthouse) for Sea Shell; 1, 2 to 8 and 9 for Sea Star; and 1, 2 to 8 and 9 (marked as a set-back floor) for Sea Star 2.
That makes 6 + 9 + 9 = 24 labelled floors, so the 108 units average 4.5 per labelled floor. This is calculated from the developer’s figures and assumes every labelled floor is residential and equally filled, which the page does not state.
The same three labels (2 bedrooms, 1 living room, roof terrace) repeat on all nine plan blocks, whatever building or floor range the block covers, so they are template text and are not used here for any bedroom count.
The next table sets Sea Life Plus beside the developer’s other Long Beach and İskele projects, working only from the developer’s unit counts. Projects whose location label names Boğaz, Geçitkale, Yeniboğaziçi, Yeni Erenköy or Gazimağusa are left out, and Sea Pearl Residence is omitted because it publishes no unit total.
| Project (compared with Sea Life Plus) | Location label on the developer’s page | Total units | Unit-type labels | Units as a multiple of Sea Life Plus (calculated) | Average units per type label (calculated) |
|---|---|---|---|---|---|
| Royal Point | Long Beach | 48 | 2 | 0.44 | 24.0 |

| Ocean Life Residence | İskele Long Beach | 1,560 | 4 | 14.44 | 390.0 |
Sea Life Plus is the third-smallest of the 13 projects in the table by unit count; only Royal Point (48) and Miracle Villa & Residence (52) are smaller. The median of the 13 is 281 units, so 108 is 38.4% of the median (108 ÷ 281).
Dividing units by type labels gives 27.0 units per label for this project, one of the lowest averages in the table. These are averages only; they do not say how many units each type actually has, and labels such as Riverside’s seven names are tiers inside 1+1 and 2+1 rather than separate layouts.
The comparison cannot become a size comparison, because the missing data is the data that would make it one. A buyer should ask in writing for the net and gross area of each type, the number of units of each type, the building and floor where each type sits, and the terrace and roof-terrace areas of the penthouse.
On several other Noyanlar pages the area boxes show identical placeholder values for every type; this page shows no areas at all, so there is nothing to test, and a signed specification is the only way to obtain real figures.
The page locates the project at “İskele Long Beach” and nothing more precise. İskele is a district of its own in Northern Cyprus: the 2011 census counted 22,492 people there, and no later district figure exists.
İskele municipality, which holds 18 mahalle (neighbourhoods) including Ötüken, had 7,906 residents in the same census; Ötüken itself had 550. The name Long Beach is used informally for the İskele waterfront. One master’s thesis worked on a 3 km stretch inside a district coast of roughly 25 km; no official source measures the beach.
OpenStreetMap volunteers map the roundabout “Long Beach Çemberi” inside the Ötüken boundary, about 0.11 km from its edge (a mapped roundabout at 35.24681 N, 33.90092 E; boundaries are not the legal cadastre). That supports filing Long Beach-side projects under Ötüken.
The Sea Life Plus page names neither Ötüken nor a street, and lists “location close to the sea” without a distance, so the plot’s real distance to the sand cannot be checked from the page. The group’s own Sea Life Otel website states a hotel 70 metres from the beach, a separate property.
The page’s six-place travel table (İskele, Gazimağusa, Ercan, Lefkoşa, Larnaka, Girne) is identical on eight Noyanlar project pages, this one included, so it describes a template rather than a measured site; its minutes are not used here.
The hotel’s website gives Gazimağusa at 10 minutes where the project table says 24, which illustrates the gap. The table below instead measures from the mapped roundabout, a reference point and not the project’s plot. Straight-line figures are haversine calculations; road figures are OSRM estimates that ignore traffic and border queues.
The two sets of numbers cannot be reconciled. The roundabout is 19 minutes by road from the Walled City in the table below, yet the developer’s template says 24 minutes to Gazimağusa; the template may use another reference point inside Famagusta or a plot farther from the roundabout, and the page does not say which. Ötüken’s mapped neighbours are Aygün, Kuzucuk and İskele, and Bafra, often grouped with the Karpaz holiday coast, lies 24.2 km away in a straight line from the Ötüken village centre.
| Nearby places and distances from the Long Beach roundabout | What it is | Distance and type | Source |
|---|---|---|---|
| İskele town centre | District administrative centre | 4.4 km straight-line; 5.7 km by road, about 7 min | OSRM route |
| Famagusta Walled City | Historic centre of Famagusta | 14.1 km straight-line; 16.0 km by road, about 19 min | OSRM route |
| Salamis site board | Ancient city site north of Famagusta | 6.6 km straight-line; 8.1 km by road, about 9 min | OSRM route |
| Gazimağusa State Hospital | Nearest state hospital with in-patient beds | 10.2 km straight-line; 10.7 km by road, about 12 min | OSRM route |
| Eastern Mediterranean University | State university campus in Famagusta | 11.3 km straight-line; 12.0 km by road, about 14 min | OSRM route |
| Bafra village | Karpaz-side holiday-resort area | 21.4 km straight-line; 23.2 km by road, about 24 min | OSRM route |
| Ercan Airport | Airport of the north, in Lefkoşa district | 37.6 km straight-line; 54.7 km by road, about 58 min | OSRM route |
| Larnaca Airport | Airport in the Republic of Cyprus | 49.1 km straight-line; 69.0 km by road, about 73 min; the route crosses the Green Line | OSRM route |

The ministry’s hospital list names six state hospitals and none sits in İskele, and the Statistical Yearbook 2024 records no in-patient beds, state or private, for the district in 2020 to 2024. The ministry’s press item of 17 August 2026 promises a Karpaz Hospital by the end of 2026 with rough construction complete, but names no site and no bed count.
Within a 6 km circle around the roundabout, an OpenStreetMap query returned 7 school tags, 9 bank branches, 8 pharmacies, 4 supermarkets and 8 convenience stores. The searches behind the area research found no university campus in İskele.
Getting around is mostly by car. A 2023 fieldwork study found no bus station on the waterfront, and the Famagusta municipal lines do not run to İskele; no official İskele timetable was found. The same fieldwork recorded three car-parking areas, bike lanes and walking paths, two buffets, seven food kiosks and a restaurant-bar, which describes a leisure strip rather than a residential street.
For climate, the nearest WMO series is Paralimni, further along the same coast: July and August highs average 32.9 to 33.3 °C, January lows 8.1 °C, and annual rain is 331.1 mm. Sea temperature at Famagusta, per an aggregator, runs from 17.2 °C in February up to 29.0 °C in August.
Two further limits matter near a beach. Seasonal rules also apply to nesting beaches: the Environment Protection Department’s 2024 turtle note bars umbrellas within 35 m of the sea and visible lights from May to October, and it does not say whether Long Beach lies in a monitored zone. Nor does the legislation list contain any TRNC height, storey or coastal-setback rule for İskele, which leaves a developer’s distance-to-sea wording with no published rule to be checked against.
Completions give some context: the Statistical Institute’s 2025 workbook shows 541 dwelling units with final approval in İskele (194 urban, 347 rural), while the bulletin text headline gives 555; both count completed buildings only. For the wider market see the Northern Cyprus country page and the Famagusta city page.
Sea Life Plus carries the same “Sea Life” name as a hotel in the group. Among the group companies the About page names are Noyanlar Holiday Homes (tourism and holidays), Long Beach Medical Center, Sea Life Otel, a café-pâtisserie, a fitness centre and a restaurant-bar.
The hotel’s website describes a 55-room boutique property 70 metres from the beach, with open and closed restaurants, pools, a gym and sauna, and a conference hall for 280 people. The project page says nothing about the hotel: not whether the two sites touch, share a pool or café, or are run together. The shared name is the only link, and a buyer should ask for the answer in writing.
That question decides how the building will be managed. Where residential and hotel uses share a site, the points to settle are who operates the pool and the café, whether guests of the hotel may use resident facilities, who pays for upkeep, and how noise and opening hours are controlled.
The sources reviewed give no rule on these points for Sea Life Plus. They do establish that a foreign purchase permit requires condominium title or easement for the unit, so the title and the building’s management arrangements should be requested before any reservation fee is paid.
Whether a unit may be let to tourists is a separate question. The Holiday Houses Law treats a tourist letting of up to 60 days, counting the days of arrival and departure, in a unit built as housing as a holiday-house letting.
Before the first guest the owner has to register the unit with the Ministry of Tourism’s Tourism Planning Department and obtain both a Registration Certificate (Sicil Belgesi) and an Operating Permit. The process and the penalties are in the table. Tenancy law and the Ministry’s own guidance for owners could not be retrieved from an official source, so nothing is claimed on them.
| Short-let rule for an owner of a unit in a scheme like this | Office or party | Limit or amount | Source |
|---|---|---|---|
| Register the unit as a holiday house | Tourism Planning Department, Ministry of Tourism | Decision within 90 working days of the application | Holiday Houses Law |
| Inspection of the unit | Tourism Planning Department | Within 30 working days of a complete application | Holiday Houses Law |
| Registration Certificate issued | Tourism Planning Department | Within 10 working days of registration; fee equal to half the gross monthly minimum wage in force at the start of the year | Holiday Houses Law |
| Length of one letting | Owner and guest | Up to 60 days for the holiday-house regime | Holiday Houses Law |
| Guest records | Owner | Keep registration forms; send monthly copies to the Department | Holiday Houses Law |
| Breach of listed duties | Department | Fine of one gross monthly minimum wage, doubled if unpaid after 15 working days, then permit suspension and sealing | Holiday Houses Law |
| Letting without registration or permit | Courts | Offence; fine up to 10 times the gross monthly minimum wage on conviction | Holiday Houses Law |
| Income tax on rent | Owner or representative; tenant if the owner lives abroad with no representative | 10% of gross rent withheld, final tax for individuals | Income Tax Law |
Tax follows the same logic. Rent attracts a 10% withholding on the gross amount, furnished or not, while renting immovable property carries 0% VAT under the VAT regulation updated on 7 October 2026. A lease is stamped as an agreement on the total rent, and the tenant bears the stamp unless the parties agree otherwise.
An owner not resident in the TRNC cannot use the deductions. Fines under the Holiday Houses Law are set as multiples of the gross monthly minimum wage, which the Tax Department gives as TL 70,893 from 1 July 2026. A separate article on this site covers Airbnb legal compliance in Cyprus; it is linked for context and was not used as a source here.
Running costs are the other practical side. The latest annual immovable property tax schedule found is the 2025 one: TL 6.60 per m² of normal construction up to 120 m² and TL 7.15 above, surcharges of 10% to 60% by category, a 15% reduction for buildings from 2000 or earlier, and TL 35.60 per m² for a swimming pool. A 2026 schedule was not located, and because no unit area is published for Sea Life Plus, no amount can be calculated for any type.
Two wider points frame the tourism setting. The 2026 decree routes some units into the holiday-homes regime: units placed there for exceeding the acquisition limits receive a use certificate of unlimited duration while they stay registered, and licensed intermediary investors who cannot sell within 2 years must put their homes under the holiday-homes rules.
The 2023 fieldwork described the Long Beach waterfront as a leisure strip, and the project page does not say whether Sea Life Plus fronts it, so any beach-side question on noise, parking or access has to be put to the seller.
Because the developer publishes no letting terms, no income figure and no rental programme for Sea Life Plus Iskele, nothing about earnings can be stated. The ordered checklist below turns the gaps into questions that can be put to the seller before signing.
The sequence below follows the order in which the clocks start, as of 17 October 2026. The limits for foreign buyers rest on Decree-Law 89/2026, published in Resmi Gazete No. 147 on 7 August 2026. It is a Council of Ministers decree with a 90-day life, which runs out around 5 November 2026 unless Parliament enacts it.
The consolidated Law 52/2008 on mevzuat.gov.ct.tr has not caught up and still prints the stricter earlier text, so every limit and deadline below holds only while the decree stays in force or is enacted.
| Step | Who | Typical time or deadline | Source |
|---|---|---|---|
| 1. Check eligibility and limits | Buyer, with an independent lawyer | Limits: up to 3 apartments (6 for nationals of recognising states) under the decree; 1 (3) in the consolidated text | RG 147 |
| 2. Confirm condominium title or easement for the unit | Seller; district Land Registry | Needed before a permit application | Law 52/2008 |
| 3. Stamp the sale agreement | Buyer pays unless agreed otherwise; Tax Department | At signing; 0.5% of the stated sum | Stamp Duty Law |
| 4. Register the stamped contract and apply for the permit | Buyer, lawyer or proxy; district Land Registry and Interior Ministry | Within 1 month, or the contract is void | RG 147 |
| 5. Council of Ministers permit | Council of Ministers via the Interior Ministry | No statutory decision time found | Interior Ministry list |
| 6. Pay transfer fees | Buyer | Within 75 working days of publication (60 in the consolidated text) | RG 147 |
| 7. Sign the transfer declaration | Buyer and seller at the district Land Registry | Within 1 year of publication (6 months in the consolidated text) | RG 147; Land Registry announcement |
| 8. Title registered; utilities connected | Land Registry; water and electricity providers | No connection until taxes and fees are paid | RG 147 |

Several details change the cost and the risk. Under the regulation of 7 October 2026, foreign buyers pay Land Registry fees of 4% on a first property, 5.5% on a second and 6% on a third; the schedule expires after 5 January 2027 (inclusive).
Quotations from agencies differ, and older 9% and 12% figures are not matched to an official table. VAT depends on closed area, 5% up to 300 m² and 10% from 300 m², and Sea Life Plus publishes no areas, so the rate cannot be stated. Stamp duty cannot be computed either, because no price is published.
The same decree limits foreigners to 80% of a housing project in a zoned area. Applied to 108 units, 80% is 86.4, so at most 86 whole units; how the Ministry counts the cap for a particular project is not stated, and the figure is calculated, not published. Payment terms remain open.
A panel on the developer’s project pages, hidden from visitors, shows a 35% deposit, 48 monthly instalments “from £2,500” and 15% at handover, with the same four values on 21 projects. It is an unverified template and not this project’s offer, and no price can be worked out from it.
The application has costs and paperwork. The permit fee is half of the monthly gross minimum wage in force, which at TL 70,893 from 1 July 2026 comes to TL 35,446.50 (calculated, ÷ 2).
The Interior Ministry’s Property Unit expects, with each application, a passport or ID copy, the title copy, a marked location plan, an original police record from the applicant’s country and the sale contract; filing can be personal, by proxy or through a lawyer. Foreign buyers may also mortgage a property they have acquired once the fees are paid, at a registration fee of 1% of the secured debt.
Currency matters for a long payment schedule. The Foreign Exchange Law permits contract amounts in foreign currency, while the consumer price index climbed 35.02% over the twelve months to September 2026. A cost overview is in the site’s guide to buying, building and renting.
The developer does not state a title-deed category for Sea Life Plus, so the category and the land’s history before 1974 are open questions. According to the UK Government’s guidance, many properties in the north have disputed ownership, the European Court of Human Rights has ruled in a number of cases that owners from before 1974 remain the legal owners, and a buyer may be sued in the Republic of Cyprus.
The Demopoulos decision accepted the Immovable Property Commission as the remedy to use first, and the Orams judgment allows Republic of Cyprus judgments to be enforced elsewhere in the EU. The Commission’s Green Line page states that EU legislation is suspended in the north.
Nothing area-specific was found for Ötüken or İskele town. The Immovable Property Commission counts 8,807 applications and 3,757 concluded cases at 2 October 2026, without a decision list by village. Building quality is a second risk: a 2023 statement by the engineers’ chamber said İskele has the most sensitive soil and that project approval checks seismic compliance. That is a secondary press source and not an inspection of this site. The article on title-deed categories gives general background.
Across the Green Line the exposure differs. In the TRNC a seller who exceeds the foreign acquisition limits, or sells without condominium title, commits an offence fined up to 500 times the gross monthly minimum wage. In the Republic of Cyprus, UK guidance cites a criminal-code offence, effective 20 October 2006, covering the purchase, sale or mortgage of property without the registered owner’s consent (up to 7 years), and warns that purchase papers may be seized at a crossing point.
| What to ask for | Where to verify it | Why it matters | Source |
|---|---|---|---|
| Land Registry search (research document) on the plot | District Tapu Amirliği where the property is registered | Shows the registered owner and the entries against the land | Land Registry announcement |
| Title category and pre-1974 ownership history | Land Registry file; independent lawyer | Exchange or gift land carries restitution risk according to UK guidance | UK guidance |
| Condominium title or easement certificate for the unit | Land Registry | Required before a foreigner’s permit application | Law 52/2008 |
| Building permit and final approval certificate | Municipality (urban) or district office (rural) | Final approval is what the official statistics count as completion | 2025 bulletin |
| Mortgage or developer financing over the land | Land Registry | A bank charge can sit on the plot beneath a sale | UK guidance |
| Payment schedule written into the contract | The signed contract | UK guidance warns of payment plans left out of contracts | UK guidance |
| Publication of the permit and receipts for fees | Resmi Gazete; Land Registry | Deadlines run from publication and the permit lapses if missed | RG 147 |
| Documents the Ministry will want | Interior Ministry Property Unit | Police record, passport copy, title copy and a location plan must be ready | Interior Ministry list |
UK guidance recommends independent legal advice and names lawyers acting for both vendor and builder as a general problem in Cyprus. It also notes that the UK can give only limited consular help in the north, a point set out in the travel advice on regional risks.
The table covers all 22 Noyanlar projects known on this site: the 14 new listings and the eight that were already listed. The match with an existing page is shown as “listed on this site as” where the evidence is strong and as “appears to correspond” where it is partial.
The attribution of the Four Seasons Life series to a developer is disputed, so no builder is named for those two rows. Every Noyanlar page says pre-sale (Ön Satışta), and delivery years sit hidden in the page sources. The status column reports the developer’s category page and card tag exactly as shown; because they conflict on several projects, neither is read here as a handover statement.

Read neutrally, the table shows a portfolio of very different sizes. Of the 21 projects with a stated total, Sea Life Plus is the sixth-smallest, with 108 units against a median of 228. Smaller schemes are Solmaris (20 villas), Royal Point, Neo Residence, Miracle Villa & Residence and Sky Diora.
Nine projects are labelled ongoing and thirteen ready to move in, yet the ready category holds projects whose tags say coming soon, so the label should not be read as a handover. For a neighbouring Long Beach comparison from another developer, Querencia Iskele and Courtyard Long Beach Iskele are listed on this site. None of this ranks one project above another.
According to its About page, the group traces its origin to 1973, when Arken Mimarlık ve Mühendislik Ltd. Şti. was founded. Its name changed to Noyanlar İnşaat Ltd. in 1994, and in 2008 all operations moved under the Noyanlar Group of Companies banner.
The page says that in 1999 a new board member started site projects in the Famagusta and İskele areas, and that Noyanlar Invest was founded in 2025. It lists group companies in tourism and holidays, healthcare, hospitality, food, fitness, pet care and maintenance, among them Long Beach Medical Center and Sea Life Otel.
On the Services page the group lists project development and consulting, construction management, parcelling and real-estate dealing, architecture and engineering, pool building and upkeep (through a subsidiary dated 2012) and home maintenance. It places the head office in İskele, across from the Long Beach beach. Contact details appear on the pages and are not reproduced here.
The About page also gives project totals, home totals, recognition claims and a quality certificate. None of these is repeated, because they could not be checked against the project data, and the developer’s own page of finished schemes lists fewer projects than its headline counts suggest.
Sea Life Plus Iskele is a 108-unit project that Noyanlar Group lists under “İskele Long Beach”. The developer’s page names four unit types (studio, 1+1 penthouse, 1+1 and 2+1), four amenities (a swimming pool, a private car park, a café and a location close to the sea) and three plan tabs called Sea Shell, Sea Star and Sea Star 2. It gives no street address, price, floor area or visible delivery date.
The developer states 108 total units in four types: Studio, 1+1 Penthouse, 1+1 and 2+1. The page does not say how many units each type has or which of the three buildings holds which type. Dividing 108 by four gives an average of 27 per type, but that is arithmetic, not a count. A buyer should ask for the per-type unit numbers and a floor schedule in writing before choosing a layout.
No price is published for any type. The sole money figure on Noyanlar’s pages is a template payment panel that visitors cannot see and that repeats across 21 projects, so it is not read as this project’s terms and nothing is derived from it. Anyone quoting a figure should put it in writing with the currency, the unit and the date. Fees on top of the price, such as the Land Registry fee of 4% to 6% valid to 5 January 2027, are separate.
The date is not displayed to visitors. The page status says pre-sale, the category says ready to move in, and the card tag says coming soon, so the three signals disagree. The page source holds the year 2028, which this guide does not rely on. Because the developer’s own labels conflict, the handover status and date should be confirmed in writing, together with what happens if the date is missed.
No floor area is published for any unit type on the project page, so no size is given here. Other Noyanlar pages show identical placeholder areas for every type, a pattern that does not occur on this page because it shows no areas at all. A buyer should request the net and gross area of the exact unit, including terraces and any roof terrace, as a schedule attached to the contract.
The page says only that the buildings are a few steps from the sea and lists a location close to the sea. It gives no distance and no coordinates. The mapped Long Beach roundabout is roughly 16 km by road from Famagusta’s Walled City, but the plot’s own distance to the sand cannot be checked from the page. The group’s separate hotel states 70 metres to the beach; that figure does not apply to the apartments.
The developer publishes no letting terms. Short lets are regulated: a tourist letting of up to 60 days in housing must be registered with the Ministry of Tourism’s Tourism Planning Department, and the owner needs a Registration Certificate and an Operating Permit first. Letting without them is an offence, fined up to 10 times the gross monthly minimum wage on conviction. Rent is withheld at 10% of gross. The building’s own rules on short lets must be asked about separately.
At 17 October 2026 the decree lets a foreigner hold up to 3 apartments (6 for nationals of states recognising the TRNC), whereas the consolidated Law 52/2008 on mevzuat.gov.ct.tr still says 1 (3). The decree has a 90-day life ending about 5 November 2026 unless Parliament enacts it, so the limit needs rechecking before signing, and a Council of Ministers purchase permit is needed in every case.
A purchase does not give citizenship or EU rights. A property-based short-term residence permit needs a dwelling fit for living in. With title in the buyer’s name it runs 10 years for property of GBP 300,000 or more and 5 years below that; on a stamped contract alone, 300,000 or more gives 5 years and less requires proof of income. No price is published, so the tier cannot be stated. See the site’s residency programme and citizenship guide.
İskele has no state hospital and recorded no in-patient beds from 2020 to 2024. The nearest state hospital with beds is in Gazimağusa, about 10.7 km by road and 12 minutes from the Long Beach roundabout. The area has a health centre (İskele Sağlık Merkezi). A Karpaz Hospital promised for the end of 2026 has no published site, so for now emergency cover means the road to Famagusta.
