Isatis Construction Group North Cyprus: who the developer is and what it builds

Isatis Construction Group North Cyprus is the name under which Isatis Construction Limited presents its apartment and villa projects in the Famagusta (Gazimağusa) district. According to the About Us page on isatis.co, the company has operated in the construction industry since its establishment in North Cyprus in 2015, and it builds and sells apartments and villas in Famagusta and Yeniboğaziçi; the developer’s homepage widens that list to the İskele area. The address printed in the footer of every page is the Orchard complex in Yeniboğaziçi, which is why this profile treats Yeniboğaziçi as the head-office town. That is the reason Isatis Construction Group North Cyprus has its own page in our developers section.

The developer’s website lists eleven named projects in its menu: Isatis 1, Isatis 2, Isatis 3, Isatis 4, Sunrise, Orchard, Fiora, Elysium 1, Elysium 2, Infinity and Hillside. A twelfth project page, Isatis 5, sits in the same site structure. Our site lists all twelve, and each project name in this profile links to our listing page. Isatis Construction Group North Cyprus covers a wide spread of home types: studio and one-bedroom apartments of 44 to 70 square metres, two- and three-bedroom flats in five-floor blocks in Famagusta, duplex and penthouse layouts with roof gardens and terraces, and detached and semi-detached villas of 183 to 490 square metres in Yeniboğaziçi and on the İskele coast.

This profile follows the structure of our other developer pages. It starts with a table of key facts, describes the company as the developer itself presents it, then walks through the projects grouped by town, with the unit types and sizes exactly as the developer prints them and the price range that appears on our listing pages. After a summary table it sets out the portfolio as the developer’s site shows it, how a purchase from Isatis Construction Group North Cyprus fits the North Cyprus buying sequence, what the ownership route and the residence-permit conditions are according to our guides, a list of key facts, a comparison table with the other developers in our Real estate developers in North Cyprus section, a checklist of what to prepare when reserving, and a set of frequently asked questions. Everything was checked on 26 October 2026 against the developer’s own pages and the primary sources listed at the end. Where the developer states something about itself, we write “according to the developer”.

Company, ownership and group behind Isatis Construction Group North Cyprus

The developer’s About Us page gives the legal name as Isatis Construction Limited and describes the business as an engineering and construction company that is run and led by a group of experienced engineers. It says the company executes the building and infrastructure work that supports regional growth. The same page lists six working principles in the developer’s own words: environmentally friendly materials of high quality in its projects, an experienced team, constant communication with customers before and after sales, presentation of projects to investors from many countries, management of the projects it delivers, and support for investors in all procedures at the contract stage. These are the developer’s statements and we repeat them as such.

The English text of the About Us page states that Isatis Construction Limited “has been operating in the construction industry since its establishment in North Cyprus back in 2015”, and that it builds and sells apartments and villas in Famagusta and Yeniboğaziçi. The developer’s homepage and its Turkish-language site at isatis.com.tr add the İskele area to the list of regions. The business directory Realting carries a developer profile that gives 2015 as the founding year and Famagusta and Yeniboğaziçi as the regions, which matches the developer’s own statement.

The About Us page carries three counters. One reads 102 under the heading Completed Properties; the other two sit under Projects and Happy Clients. The site also shows opening hours for its sales office, Monday to Friday 10am to 7pm, Saturday 10am to 5pm and Sunday 1pm to 5pm, and offers a form for scheduling a visit. The developer publishes social profiles on Facebook and YouTube.

Within the group, the developer separates its portfolio into projects by name. Two of them, Orchard and Elysium, are described as complete communities with their own amenities and several building types; the Isatis-numbered projects in Famagusta are single apartment blocks; Sunrise is a villa site; Fiora and Hillside are apartment developments with shared pools. Section by section below, each is described with the figures the developer prints.

Isatis Construction Group North Cyprus projects we list, grouped by town

The twelve projects below are on our site. They are grouped by the town under which each listing is filed, because eleven separate headings would be hard to read. Sizes, bedroom counts and amenity lists are the developer’s figures from its project pages as read on 26 October 2026. Prices are the “starting from” and “up to” figures shown on our listing pages for the five projects that carry them; the price of each unit is quoted in the sale contract, and our listings show the price for the other projects as on request. Prices are shown as printed, in pounds sterling, and are not converted. The title-deed category is mentioned only where the developer’s page states it. For the wider area, see our Northern Cyprus country page.

Famagusta: Isatis 1, Isatis 2, Isatis 3, Isatis 4 and Isatis 5

The five numbered projects are apartment blocks in the city of Famagusta. According to the developer, Isatis 1 is a modern building in the centre of Famagusta with covered parking, an intercom, a card lift and a central satellite and internet system. It consists of 20 flats of the 2+1 type on five floors, with two bedrooms, one bathroom and 70 to 75 m² per flat.

Isatis 2 is in what the developer calls the developing area of Famagusta. Per the developer it consists of 16 flats of the 2+1 type and 2 penthouses of the 3+1 type, all in a five-floor building of modern design. The two flat plans are 70 m² (Type A) and 75 m² (Type B), each with two bedrooms and one bathroom, and the penthouse is 90 m² with three bedrooms, one bathroom and a 30 m² terrace.

Isatis 3 is in the Karakol region, which the developer calls the centre of Famagusta city, and the page lists access to shopping centres, the university, hospitals and restaurants. Its plans are a 2+1 apartment of 74 to 82 m² with two bedrooms and one bathroom, and a one-bedroom penthouse of 62 to 73 m² with a terrace. The developer’s page for Isatis 3 refers to a Turkish title deed for the project, and we show that wording as the developer’s own.

Isatis 4 is in the Çanakkale area near City Mall, which the developer describes as a developing part of Famagusta close to shopping centres, restaurants, a cinema, hospitals and the university. It offers a 1+1 plan of 65 m², a 2+1 plan of 75 m² and a penthouse of 83 m² with two bedrooms, one bathroom and a 50 m² terrace.

Isatis 5 is, like Isatis 3, in the Karakol region. The developer lists access to shopping centres, the university, hospitals, restaurants, the seaport and the sea side, and says a sea view is possible from the flats. The plans are two-bedroom apartments of 75 m² (Type A) and 80 m² (Type B) with one bathroom, and a two-bedroom penthouse of 151 m² with two bathrooms and a 58 m² terrace. Like Isatis 3, the Isatis 5 page refers to a Turkish title deed. Our Famagusta city page describes the town in more detail.

Yeniboğaziçi: Orchard and Sunrise

Orchard is the community that gives the developer its head-office address. According to the developer it is located in Yeniboğaziçi, a few kilometres from Famagusta, and is “a completely self-contained community” with multiple community swimming pools and playgrounds, landscaped streets and parks, and a community centre with a covered pool, sauna, restaurant, gym and supermarket. The developer’s amenity list for Orchard reads restaurant and bar, sauna, indoor and outdoor pools, kids’ pools, supermarket, kids’ playground, gym, tennis court, volleyball pitch and 24-hour security.

Orchard is described through named building types, and the developer has a page for each. The villas are Orange (four bedrooms and five bathrooms, 274 m² gross on a plot of 400 to 610 m²), Olive (three bedrooms, three bathrooms, 183 m² on a plot of 275 m²), Berry (three-bedroom townhouse villas of 183 m² on plots of 150 to 255 m²), Mango (two-storey three-bedroom villas of 186 m² on plots of 287 to 475 m², detached and semi-detached, grouped around a private pool) and Apple (detached four-bedroom villas of 310 m² on plots of 410 to 530 m²). The apartments are Cherry (low-rise, studio of 45 m², 1+1 of 56 m² and three 2+1 plans of 89 m²), Almond (two two-storey blocks with a studio of 44 m², a 1+1 of 71 m² and a 2+1 of 87 m²), Lotus (six two-storey blocks around a pool, with the same three plans as Almond) and Lime (five two-storey blocks that add a 3+1 of 120 m² to the same plans). The developer gives the garden and balcony areas for the ground-floor and first-floor variants, for example a 22.5 m² garden and a 15 m² balcony for the ground-floor 1+1.

Sunrise is a villa site in Yeniboğaziçi that, according to the developer, covers more than 10,000 m² and offers detached and semi-detached villas 1.5 km from the beaches. Every villa has three bedrooms, three bathrooms and private parking. The detached villas are shown in Types A, B and C with sizes of 410 m², 420 m² and 405 to 490 m², and the semi-detached villas are 240 to 300 m². Each type is shown on ground, first and roof levels. Our villas for sale in Cyprus page collects villa listings across the island.

İskele coast and Ötüken: Elysium, Elysium 2 and Infinity

Its amenity list reads restaurant and bar, coffee shop, BBQ areas, pool bar, supermarket, central satellite, central generator, 24-hour security, sauna, indoor and outdoor pools, kids’ aqua park, kids’ playground, gym, waste collection and shuttle service. Its amenity list adds a Turkish bath, tennis court and volleyball court to the pools, sauna, gym, restaurant and bar, coffee shop, BBQ areas, pool bar, playground, central satellite, central generator, 24-hour security, waste collection and shuttle service.

Infinity is placed by the developer 450 metres from Long Beach and described as a residential complex of sea-view apartments. It has two parts. The A-B block is a 10-storey building with 1+1 apartments of 101 m² (Type A with a 19 m² balcony, Type B with a 13 m² balcony) and a 2+1 of 125 m² with a 24 m² balcony. How to read the table: sizes are the developer’s printed figures, and where a plan shows a terrace, garden or roof area the table gives only the main size. Prices are the “starting from” figure on our listing page and are not the developer’s quotation; the sale contract states the price of each unit. We do not compute a price per square metre because our listings give a price range for the whole project and not a price for each printed plan. Delivery dates are set in each sale contract, so the table has no delivery column.

Isatis Construction Group North Cyprus portfolio and track record

The developer’s website presents its portfolio by project and not by date, so this section describes the portfolio as the site shows it. The About Us page dates the company to 2015. The homepage menu lists the projects in this order: Isatis 1, Isatis 2, Isatis 3, Isatis 4, Sunrise, Orchard, Fiora, Elysium 1, Elysium 2, Infinity and Hillside, and the footer links add Isatis 5 and the individual Orchard and Elysium building pages. The homepage carousel shows Hillside, Infinity, Elysium 2, Elysium, Fiora and Orchard.

By building type, the portfolio on the developer’s site breaks down as follows. There are five apartment blocks in Famagusta with between one and three bedrooms per flat (Isatis 1 to Isatis 5). There are two villa developments, Sunrise (three-bedroom villas) and the villa clusters of Orchard (three- and four-bedroom villas) and Elysium (three-bedroom villas). There are four apartment communities with shared pools and sports or leisure facilities: Orchard’s apartment blocks, Elysium, Elysium 2 and Infinity, and two smaller resort-style apartment developments, Fiora and Hillside. The About Us page states that the developer manages the projects it delivers on behalf of owners, and shows a counter of 102 completed properties.

Orchard and Elysium are described as communities with several building types: Orchard has nine building types with figures, and Elysium has three (villas, Poolview apartments and Gardenview apartments), with Elysium 2 and Infinity as separate project pages beside it. The developer’s web pages for the two communities describe a village-style layout, in Orchard’s case with a community centre, restaurant, sauna, gym and supermarket, and in Elysium’s case with a coffee shop, pool bar, BBQ areas, kids’ aqua park, supermarket and shuttle service.

Delivery dates are set in each sale contract, so this profile quotes none. The sale contract is the document that fixes the delivery date for a given unit, and the About Us page says the company supports investors in the contract stage. Our listing pages for the twelve projects set the printed figures beside the Land Registry and tax rules that apply in North Cyprus.

Towns where Isatis Construction Group North Cyprus builds

Isatis Construction Group North Cyprus builds in four areas. In the city of Famagusta the developer names two districts: Karakol, which it calls the centre of Famagusta and where Isatis 3 and Isatis 5 stand, and Çanakkale, a developing part of the city close to City Mall, where Isatis 4 stands. Isatis 1 is described as being in the centre of the city and Isatis 2 in the developing area. For these five projects the developer’s pages refer to shopping centres, the university, hospitals, restaurants, a cinema, the seaport and the sea side, and our Famagusta city page sets out the town, its university and its walled city.

Yeniboğaziçi is a few kilometres from Famagusta, according to the developer, and is where the developer has its Orchard complex and the Sunrise villas. The developer describes it as a place where “history started in the island” and the golden sands of the Mediterranean Sea offer water sports and sunbathing, and it places Sunrise 1.5 km from the beaches. The developer’s home page calls Famagusta, Yeniboğaziçi and the İskele area its regions.

On the İskele coast, the developer places Elysium 850 metres and Infinity 450 metres from Long Beach. Long Beach is the name used for the İskele waterfront, and our İskele city page describes the town and the coast. Our listing for Hillside is filed under Tatlısu, and our Tatlısu city page covers that area. For a map-based view of the whole country, our Northern Cyprus country page lists the projects by city.

How buying works with Isatis Construction Group North Cyprus

Buying from Isatis Construction Group North Cyprus follows the North Cyprus purchase sequence described in our step-by-step guide. The developer’s own FAQ page says that a property can be bought before arriving in North Cyprus through a power of attorney issued under North Cyprus legislation, that a foreign buyer applies to the Council of Ministers for a purchase permit, and that the developer’s estimate for the permit is one to two months for Turkish citizens and six to eight months for other nationalities. The estimate is the developer’s; the law sets no time limit for the decision, as our guide notes. The About Us page adds that the company supports its investors in the procedures at the contract stage.

  1. Choose a unit and check the documents. The ownership search at the district Land Registry (Tapu Amirliği) shows the registered owner and the title details. For an apartment, our guide notes that a condominium title or easement is the basis of the permit application.
  2. Reserve and sign the sale agreement. The agreement states the price and currency, the payment schedule, the unit and parcel identification and the delivery date. The payment schedule is the one written in your agreement.
  3. Stamp the agreement. Under the Stamp Duty Law 19/1963 the agreement is stamped at the Tax Department; our guide gives the rate as 0.5% of the sum stated, paid by the buyer unless the parties agree otherwise.
  4. Register the agreement and apply for the permit. Under Decree-Law 89/2026, published in Resmi Gazete No. 147 on 7 August 2026, the stamped agreement is registered at the District Land Registry within one month, after the taxes and fees on the sale are paid, and the permit application is lodged with the Interior Ministry in the same period. The Ministry publishes a document list for the application.
  5. Council of Ministers decision. The permit is published in the Resmi Gazete, and publication starts the transfer periods.
  6. Pay the Land Registry fees and sign the transfer. The fee schedule in Resmi Gazete No. 197 of 7 October 2026 is 4% for a foreigner’s first property, 5.5% for the second and 6% for the third, valid to 5 January 2027, according to our guide. The title is then registered in the buyer’s name before the Land Registry official.
  7. Connect utilities. Water and electricity connections in the buyer’s name follow payment of the taxes and fees, so keep the receipts.

VAT on housing with up to 300 m² of closed area is 5%, and 10% from 300 m², under the regulation updated on 7 October 2026 and published by the Tax Department. That line matters for the larger Isatis villas: the printed sizes of Orchard’s Apple villa (310 m²) and Sunrise’s detached villas (405 to 490 m²) are above 300 m², while most apartments are below it. Whether a printed size counts as closed area is confirmed in the written quotation, so the VAT rate for a given unit is set there. The decree also sets the number of properties a foreign buyer may hold: up to three apartments, or land of up to 1,338 m² with one house, or a detached house on land of up to 3,300 m², or two two-storey villas in a mass-housing project, according to our guide dated 24 October 2026. The lawyer acting for the buyer confirms which option fits the unit.

Payment is usually made in instalments for homes that are not yet finished, and the sale agreement sets them. Our guide explains how to turn a percentage schedule into amounts and dates, and notes that the transfer period under the decree starts when the whole price stated in the filed document has been paid where no mortgage is registered for the seller. The permit is a separate process from any decision about financing; for the conditions that apply to loans and mortgages by foreigners, see the foreign buyers guide.

Ownership route, title deeds and residence permits for Isatis Construction Group North Cyprus buyers

A foreign buyer of an Isatis Construction Group North Cyprus home needs a purchase permit from the Council of Ministers under Law 52/2008, which our guide on foreign buyers explains in detail. The law is published on the TRNC legislation portal, and the current numerical limits come from Decree-Law 89/2026, which re-issues Decree-Law 63/2026. According to our guide, the decree’s 90-day validity runs to about 5 November 2026 unless Parliament enacts it, and the consolidated law text on the portal still shows the earlier limits. The sale contract should therefore record which limit the lawyer relied on and the date on which the permit is published.

On title deeds, the developer’s pages for Isatis 3 and Isatis 5 refer to a Turkish title deed. For the other projects the deed issued to the buyer shows the category. Our guides describe the categories used in North Cyprus as Turkish title, exchange or equivalent title and allocation, and the Land Registry fee schedule of 7 October 2026 shows that the register holds both ordinary titles and equivalent-property titles. The ownership search (araştırma belgesi) at the district Tapu Amirliği shows the details for a given parcel, and our step-by-step guide places that search before the sale agreement is signed.

On residence, our Cyprus residence permit guide sets out the conditions. The administration in the north issues its own permits under its Residence and Visa Regulation, consolidated on 5 October 2026. Under article 14(2)(b), an owner of a home suitable for residence and used for it can obtain a property-based short-term permit: with the title deed in the applicant’s name, GBP 300,000 or more gives 10 years and less gives 5 years, with no income test; with only a stamped and approved sale contract, GBP 300,000 or more gives 5 years and a lower value needs proof of monthly income of one minimum wage, and one-third of the price must be paid and the purchase-permit application lodged. Permanent residence under Law 51/2015 needs housing worth at least EUR 125,000, income evidence, six continuous years of permits (three at age 60 or over) and TRNC health insurance. The regulation is published on the TRNC legislation portal.

No purchase from Isatis Construction Group North Cyprus or any other developer gives residence or citizenship by itself. Ordinary naturalisation needs five years of residence under the Citizenship Law, as our citizenship and immigration guide and our residency programme overview describe. For orientation, the price ranges shown on our listings sit on both sides of the GBP 300,000 figure: Hillside (up to GBP 195,000), Infinity (up to GBP 256,000) and Elysium 2 (up to GBP 299,000) are all below it at the top of their range, while Elysium (up to GBP 450,000) and Orchard (up to GBP 550,000) reach above it for their larger villa and duplex plans. Whether a purchase meets a threshold depends on the price in the contract and the property value that the authorities apply.
