Belgravia Square by Ellington Properties is a completed apartment building of 225 homes in Jumeirah Village Circle (JVC), Dubai, with studios, one-bedroom and two-bedroom apartments. Some portals and earlier pages write the name Bulgravia Square; both spellings point to the same Ellington building, and this page leads with the official name so that either search finds it.
The building is complete. The developer’s pages we checked do not state a payment plan for it, and registered resales from existing owners are on record. This page walks through the L-shaped design, the two lobbies, the adults’ and kids’ pool areas and the one reserved parking space per apartment, then the five registered one-bedroom sales on record from November 2023 to January 2026, and finally how a resale works in Dubai from the sale agreement and NOC to the title deed.
The table collects the headline facts in one place. Each row is explained in the sections that follow, with the source named wherever a figure comes from a portal or a broker.

Ellington Properties markets this building as Belgravia Square, part of its Belgravia family of residential buildings in JVC. Some portals and earlier pages spell the family “Bulgravia”, so listings, saved searches and older links may carry either spelling. The two names refer to one building: the same developer, the same district and the same 225 homes. Throughout this page the official spelling leads and “Bulgravia Square” is kept alongside it, so that a search for either form leads to the same facts.
Belgravia Square is a freehold apartment building developed by Ellington Properties in Jumeirah Village Circle. The developer’s project page presents a mix of studios, one-bedroom and two-bedroom apartments, and project listings on Bayut and OPR show 225 homes in total. Project descriptions portray a contemporary L-shaped design with a grey facade and wood textures.
Because the building is complete, the buying situation is different from a launch. There is no construction stage to follow and no waiting for keys. A buyer purchasing from an existing owner can walk through the actual apartment, can read the building’s service-charge statement and can compare the apartment with others of the same layout. Registered resales appear in Property Finder’s records from November 2023, which gives a record of real prices rather than launch brochures.
The sections below take the building one layer at a time: what it offers residents, what the three layouts measure, what the registered one-bedroom sales show, what JVC adds around the building, and what the purchase process and the running costs look like in practice.
The list follows the developer’s own description of the shared spaces, with two details attributed to named sources.
Belgravia Square has two lobbies, and the developer describes both with lounges and working stations. In daily life that gives a resident somewhere to meet a visitor, take a call or work on a laptop in a shared space without leaving the building. Broker pages also mention art installations in the lobby area. Two lobbies is also a detail to look for at a viewing: it is worth asking which one serves a given apartment.
The developer lists an adults’ pool area and a separate kids’ pool. The separate kids’ pool gives children their own water, while the adults’ pool area serves swimmers and anyone who wants to sit by the water. Outdoor seating areas are listed as part of the shared spaces, so the pool areas can double as a place to meet neighbours.
The fitness studio covers regular gym use. The clubhouse includes a games area, and the residents’ lounge adds a pool table and a TV area according to the Ellington brochure. For younger residents the building has both indoor and outdoor kids’ play areas, so children have a place to play whatever the weather.
Per Bayut, the building has covered parking with one reserved space per apartment. For a buyer this is a concrete item to check at the viewing: the space number belongs to the apartment, and the sale agreement should name it alongside the unit number. A second car or a visitor is a separate conversation with the building management.
Belgravia Square contains three apartment types. The sizes below come from fam Properties floor plans and should be read as broker data rather than as a developer schedule. For a specific apartment, the area quoted in the sale agreement is the figure to use.
| Unit type | Size (sq ft) | Size (m²) | Notes |
|---|---|---|---|
| Studio | 539 (432 indoor + 107 outdoor, sample unit) | 50 | Sample floor plan with an outdoor area |
| 1-bedroom | 787–978 | 73–91 | Registered sales cluster at 944–948 sq ft |
| 2-bedroom | 1,230–1,263 | 114–117 | Building listings reach about AED 2,000,000 |
The sample studio plan measures 539 sq ft, split into 432 sq ft indoors and 107 sq ft outdoors, or about 50 m² in total. The outdoor share is worth noting: roughly a fifth of the total area is outdoor space, so the indoor living area is smaller than the headline figure. When comparing a studio with another building, compare indoor area to indoor area.
One-bedroom plans run from 787 to 978 sq ft, or 73 to 91 m². This is the type for which registered sales are on record: all five sit at 944 to 948 sq ft, towards the upper end of the range. That helps a buyer, because a viewing of a 947 sq ft apartment can be compared directly with the price history in the next section.
Two-bedroom plans measure 1,230 to 1,263 sq ft, or 114 to 117 m². The range is narrow, which means that two-bedroom apartments in the building are close in size and that price differences between listings can reflect floor, view, furnishing and condition. Asking prices for the building as a whole reach about AED 2,000,000 (USD 544,600) on Property Finder.
Dubai portals quote area in square feet, and many buyers think in square metres. One square metre equals 10.764 square feet, so 944 sq ft is about 87.7 m². A floor plan may also add outdoor area to indoor area; the studio sample shows the split. When two listings of the same layout differ by a few square feet, it is worth checking which area each one quotes, indoor alone or indoor plus outdoor.
Property Finder shows five registered one-bedroom sales for Belgravia Square. The platform states that its transaction data is based on Dubai Land Department records after outlier cleanup. All five apartments measure 944 to 948 sq ft. USD figures use AED 3.6725 = USD 1.
| Date | Type | Size (sq ft) | Price (AED) | Price (USD) | AED per sq ft |
|---|---|---|---|---|---|
| 10 Nov 2023 | 1-bedroom | 944–948 | 1,050,000 | 285,900 | — |
| Feb 2024 | 1-bedroom | 944–948 | 1,120,000 | 305,000 | — |
| Jun 2024 | 1-bedroom | 944–948 | 1,220,000 | 332,200 | — |
| Jun 2024 | 1-bedroom | 944–948 | 1,240,000 | 337,600 | — |
| 16 Jan 2026 | 1-bedroom | 944–948 | 1,350,000 | 367,600 | about 1,424 |
A registered sale is a transaction that was recorded at the Dubai Land Department, as opposed to an asking price that a seller hopes to achieve. Each row shows when the transfer was recorded, what type of apartment changed hands, its size and the price. Three habits make the table more useful. One is to compare prices within the same layout and a similar size; here all five rows are the same size, so the comparison is direct. Another is to note the dates, because the five rows span more than two years and a price from 2023 describes a different moment from a price from 2026. The third is to treat the per-square-foot figure as an arithmetic tool: AED 1,350,000 divided by 948 sq ft gives roughly AED 1,424.
The Dubai apartment price per square metre guide quotes JVC at roughly AED 1,350 to 1,550 per sq ft, depending on the building. The January 2026 sale at about AED 1,424 per sq ft falls inside that band. Converted to metric, 1,424 per sq ft is about AED 15,300 per m², using 10.764 sq ft to the square metre.
Property Finder also lists apartments currently offered for sale in the building. As of October 2026 the platform shows 21 listings with asking prices from AED 899,900 to AED 2,000,000 (about USD 245,000 to 544,600). One one-bedroom listing asks AED 1,349,900 for 947 sq ft, or about AED 1,425 per sq ft (USD 367,600). Asking prices are offers made by sellers; they become sales when a buyer agrees and the transfer is registered. The registered table above is therefore the cleaner reference for what apartments of this size have actually changed hands at, and the asking range shows the span of sellers’ expectations across studios, one-bedrooms and two-bedrooms.
The five rows are one-bedroom apartments. Sales of studios and two-bedroom apartments are not shown in the data used for this page, so no studio or two-bedroom price is quoted here. A buyer of those layouts can ask a licensed broker for the latest registered transactions of the same layout in the same building before agreeing a price.
Jumeirah Village Circle is a Nakheel master community of 560 hectares in Dubai. It is a designated freehold area, and Property Finder lists the Belgravia area in JVC as freehold. The Dubai city page places JVC in the wider context of the city.
Nakheel names three access roads for JVC: Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. Ellington says the building is accessible via Sheikh Mohammed Bin Zayed Road and Al Khail Road. Nakheel’s published drive times from JVC appear in the table.
| Destination | Drive time (Nakheel) |
|---|---|
| Al Khail Metro Station | 12 minutes |
| Palm Jumeirah | 15 minutes |
| Dubai Marina | 18 minutes |
| Ibn Battuta Mall | 19 minutes |
| Downtown Dubai | 22 minutes |
A Bayut listing quotes slightly different figures: about 20 minutes to Dubai Marina, 20 minutes to Downtown Dubai and 25 minutes to Dubai International Airport (DXB). Drive times shift with the hour of the day, so the figures are a guide rather than a timetable.
Nakheel’s Circle Mall, a 532,000 sq ft shopping centre with a mosque, opened on 8 April 2021. The mall sits inside the community that Belgravia Square belongs to, so a retail centre is part of the surroundings of the building.
Nakheel lists Circle Club, parks, sports courts, padel courts, a football pitch and jogging trails in JVC. A 2026 community guide from Oliva names JSS International School, which follows the CBSE curriculum, among the schools of JVC and notes nurseries in several of its districts. Families should check the current school list and fee schedule directly, since schools and nurseries change their intake from year to year.
Property Finder reports an average JVC sale price of AED 1,086,629 across its listings, with an average size of 806 sq ft (about USD 295,900). Belgravia Square’s registered one-bedroom sales, at 944 to 948 sq ft, cover larger apartments than that average, which is worth remembering when a headline average meets a specific apartment: the price per apartment and the price per sq ft tell different stories, and the second is the better basis for comparison.
A resale is the purchase of an apartment from an existing owner. In Dubai the sequence is the same for every completed building, and the buyer does not need to be a resident. The steps below follow the Dubai market guide and the rules for buying property in Dubai.
Dubai guides describe a typical transaction as closing in two to six weeks from the moment the price is agreed. Two steps depend on third parties: the NOC, which relies on the developer’s response, and the mortgage approval, if a bank is involved. A buyer can ask early which of these steps applies to the apartment in question.
The Real Estate Regulatory Agency (RERA), which operates under the Dubai Land Department, licenses real estate brokers, so a buyer can confirm that an agent holds a valid RERA licence before engaging. For the sale agreement, an independent real estate lawyer can review the terms, including the unit and parking numbers, the deposit and the timeline for completing the transfer.
Dubai guides explain that an Oqood is the interim registration for an off-plan unit. Belgravia Square is a completed building, so the document at the end of a resale is the Title Deed, recorded permanently against the apartment at the DLD.
A short checklist keeps the transfer on schedule. The items follow the Dubai guides on buying rules and resale steps.
Dubai guides suggest budgeting roughly 6 to 8 percent above the purchase price for acquisition costs. The table applies the guide percentages to a purchase at AED 1,350,000, which is the January 2026 registered sale price.
| Item | Basis | AED | USD |
|---|---|---|---|
| DLD transfer fee | 4% of AED 1,350,000 | 54,000 | 14,700 |
| Agent commission | about 2% of AED 1,350,000 | 27,000 | 7,400 |
| Fee and commission together | 6% of AED 1,350,000 | 81,000 | 22,100 |
| Service charge, broker listing | about AED 14 per sq ft × 947 sq ft, per year | about 13,300 | about 3,600 |
The Dubai Land Department transfer fee is 4 percent of the property value, payable at registration. By convention it may be split between buyer and seller, and the split is negotiable. The agency commission is typically 2 percent and is generally paid by the buyer in Dubai transactions. A mortgage registration fee applies where the purchase is financed, and one of the guides cites about 0.25 percent. The NOC and administration charges mentioned earlier complete the one-off list.
Dubai has no annual property tax on residential property, as the property tax guide explains. Owners pay a service charge to the building’s management company and a housing fee of 5 percent of the annual rental value, collected through the DEWA bill. For example, a rental value of AED 100,000 would carry a housing fee of AED 5,000 a year. A broker listing on Holprop quotes a service charge of about AED 14 per sq ft per year for Belgravia Square, which for a 947 sq ft one-bedroom is about AED 13,258 a year; the building’s management can confirm the current rate and the invoice dates.
Non-resident buyers financing through a UAE bank are typically limited to a maximum 65 percent loan-to-value ratio, which means a down payment of at least 35 percent. UAE residents can generally access higher ratios. Loan terms, rates and eligibility vary by bank, so a lender or mortgage broker is the source for current terms.
In Dubai’s designated freehold areas, a foreign buyer can own property outright, with title registered in the buyer’s name at the Dubai Land Department and evidenced by a Title Deed. The Dubai freehold list includes Jumeirah Village Circle, and Property Finder lists the JVC Belgravia buildings as freehold. The guide on freehold versus leasehold in Dubai explains the difference in detail.
The Golden Visa route through property requires a Dubai Land Department-certified property value of AED 2,000,000 (about USD 544,600) or more. The value is judged by the DLD valuation on the day of application, several properties can be combined to reach the threshold, and a mortgaged property can qualify with a no-objection certificate from the lender. A listing price is not a valuation. The table places the Belgravia Square price points against the rule.
| Price point | Position against AED 2,000,000 |
|---|---|
| Registered 1-bedroom sales, AED 1,050,000–1,350,000 | Below AED 2,000,000 |
| One-bedroom listing at AED 1,349,900 | Below AED 2,000,000 |
| Upper end of building listings, about AED 2,000,000 | At the threshold as an asking price; the DLD valuation decides |
A property-based application typically includes a letter from the Dubai Land Department confirming ownership, the Title Deed, a valid passport and health insurance for the applicant and any sponsored family members. The Dubai Golden Visa guide covers the steps and the current rules in full. A purchase supports a Golden Visa application when the certified value reaches the threshold; below it, the purchase is a freehold apartment without that route.
Ellington’s Belgravia family in JVC has five completed buildings. The table sets them next to each other, with handover events from the developer’s releases and prices from Property Finder registered sales. USD figures use AED 3.6725 = USD 1.
| Building | Homes | Handover event | Sale prices on record |
|---|---|---|---|
| Belgravia (Bulgravia) | 181 | Delivered in 2017 (Ellington) | 1-bedroom AED 1,100,000–1,139,000 (USD 299,500–310,100) and 2-bedroom AED 1,925,000 (USD 524,200), July–September 2026 |
| Belgravia II (Bulgravia II) | 188 | Handed over February 2019 (Ellington press, April 2019) | Studio AED 725,000–745,000, 1-bedroom AED 1,000,000–1,250,000, 2-bedroom AED 1,825,000–1,930,000 (USD 197,400–525,500), May–September 2026 |
| Belgravia III (Bulgravia III) | 260 | Handover began 9 February 2022 (Ellington release) | Studio, 1-bedroom and 2-bedroom AED 800,000–2,400,000 (USD 217,800–653,500), June–September 2026 |
| Belgravia Heights I (Bulgravia Heights I) | 155 | Handover began 5 December 2022 (Ellington release) | One 2-bedroom sale at AED 1,510,000 (USD 411,200), June 2026, reported on Property Finder |
| Belgravia Square (Bulgravia Square) | 225 | Completed building; resales on record since November 2023 | 1-bedroom AED 1,050,000–1,350,000 (USD 285,900–367,600), November 2023 to January 2026 |
The five buildings have 181, 188, 260, 155 and 225 homes. A reader comparing the buildings can use the table in three ways: by number of homes, by the date the developer reports handover, and by the sale prices recorded for the same layout. Because the sale dates and apartment sizes differ from building to building, the figures are a reference for each building and not a ranking of one against another. Details for each sibling are on its own page, linked in the left-hand column.
Yes. Belgravia Square by Ellington Properties is the official name; “Bulgravia Square” is a spelling used by some portals and earlier pages for the same building in JVC.
Yes. Belgravia Square is a completed building, and Property Finder records registered resales from November 2023. The developer’s pages we checked do not state a payment plan for it.
Studio, 1-bedroom and 2-bedroom apartments, 225 homes in total. Floor-plan sizes from fam Properties are 539 sq ft for the sample studio, 787 to 978 sq ft for one-bedrooms and 1,230 to 1,263 sq ft for two-bedrooms.
Five registered one-bedroom sales between November 2023 and January 2026, from AED 1,050,000 (USD 285,900) to AED 1,350,000 (USD 367,600), all for apartments of 944 to 948 sq ft.
JVC is a designated freehold area and Property Finder lists the JVC Belgravia buildings as freehold. Foreign buyers can own property in such areas, with a Title Deed registered at the DLD.
The property route needs a DLD-certified value of AED 2,000,000 or more. The registered one-bedroom sales are below that figure. A buyer who combines properties or buys a unit valued at AED 2,000,000 or above may qualify, subject to the current rules.
Agree the price, sign the MOU with a 10 percent deposit, obtain the developer’s NOC, then attend the DLD Trustee Office to pay the 4 percent transfer fee and register the title. The process usually closes in two to six weeks.
Bayut reports covered parking with one reserved space per apartment. The sale agreement should name the space alongside the apartment number.
