The short answer

Studio Apartments for Sale on this page means exactly two projects, and the archive is small on purpose. Delux Horizon is a Black Sea tower in Batumi, Georgia, whose card shows “Start from $65,000” and a size range of 28–57 m². Jewelz by Danube is a completed freehold tower in Arjan, Dubai, whose card shows “Starting from $127,400”; per the listing the studio there measures 412–433 sq ft and starts at AED 468,000. Both cards are in US dollars. Prices are shown in each listing’s own currency, and the only conversions on this page use the UAE dirham peg of 3.6725 per US dollar and the official Georgian lari rate that is named where it appears.

A card price is the lowest “from” price of a whole project, not a quote for a particular unit. At Delux Horizon the card does not say which of the unit sizes the $65,000 belongs to. At Jewelz the card matches the studio, because the listing shows the studio as the entry unit. Reading the card correctly is most of the work with Studio Apartments for Sale, and the sections below show how: price per square metre with the steps written out, the costs on top of the price in each country, the annual running costs, the rules on letting, financing for foreign buyers, and the residency thresholds that a studio at these prices does and does not reach.

The arithmetic on residency is short. Georgia’s property-based residence permit uses a $150,000 threshold from 1 March 2026, and Dubai’s Golden Visa property route uses AED 2,000,000 (about $544,588 at the peg). A single studio at either card price falls below both lines: $65,000 is 43% of the Georgian figure, and AED 468,000 is 23.4% of the Dubai figure. Nothing here says a purchase gives a visa; both routes have their own application, valuation and documentary rules, set out below.

Everything on this page is as of 27 October 2026. Listing details come from our listing pages on that date and from the developers’ own pages; rates, fees and thresholds come from the official bodies named next to each figure. Where a figure could not be sourced for today it has been left out rather than estimated.

What a studio apartment is, and what it is not

Studio Apartments for Sale are single-room homes in the sense used on this page. A studio apartment is a home in which the sleeping, living and cooking areas share one space, usually with a separate bathroom. The usual shorthand is “1+0” in some markets and “studio” in others: no separate bedroom. A one-bedroom apartment (“1+1”) has a closed bedroom in addition to the living area. The line between the two is a floor-plan fact, not a size threshold, which is why a large studio and a small one-bedroom can have the same area in square metres.

The two projects here show how loose the boundary is in practice. The developer page for Delux Horizon lists a Studio Suite of 27.84 to 42.4 m² and an Executive Family Suite, a one-bedroom layout, of 39.57 to 56.58 m². The two ranges overlap between about 39.6 and 42.4 m², so a 40 m² unit could in principle be either. In Arjan, the listing for Jewelz gives the studio as 412–433 sq ft, which is 38.3 to 40.2 m² when converted at 0.092903 m² per sq ft.

For a neutral yardstick, England’s Nationally Described Space Standard sets a minimum gross internal floor area of 39 m² for a one-bedroom, one-person dwelling with a bathroom, reduced to 37 m² where a shower room replaces the bathroom (GOV.UK, technical housing standards). That standard applies to England, not to Georgia or the UAE, and the page does not treat a studio separately. It is included here only to show that the 28 m² end of the Batumi range is well below what one national standard treats as the floor for a single-occupier home with a bedroom.

Net area, gross area and the balcony question

A published area can mean several different things: the floor inside the walls, the floor out to the outer face of the walls, or a total that adds a balcony or veranda. The International Property Measurement Standards Coalition publishes a global standard, IPMS, precisely because local conventions differ, and the practical rule for a buyer is to ask which basis a listing uses before comparing two figures. Delux Horizon units are described as delivered with verandas, and the developer page lists a veranda in the studio layout; whether the 28–57 m² range includes that veranda is not stated on either page. In Dubai the listing quotes square feet, and the title deed or the developer’s brochure is the document that fixes the basis.

Studio Apartments for Sale in this archive: two listings, two tags

This archive sits at /property-type/studio-apartment/ and holds only the listings carrying the “Studio Apartment” tag. The separate Studio archive holds 43 listings carrying the plain “Studio” tag, spread across Georgia, Northern Cyprus, Oman, Southern Cyprus, Türkiye and the UAE. The Oman-only page Studios for sale in Oman covers eight Omani projects that list a studio in their unit mix. The three groupings overlap in places and differ in others, because they were built from different tags and a different counting rule.

Jewelz by Danube carries both tags, so it appears here and in the Studio archive. Delux Horizon carries “Studio Apartment” together with “Apartment” and “Furnished Apartments”, and no plain “Studio” tag, so it appears here and in the apartment and furnished-apartment archives only. Neither listing is wrongly filed; the tags simply record two different things the project offers. If a studio is what you are looking for, all three places are worth reading.

Delux Horizon, Batumi: what the listing and the developer say

Per our listing page, Delux Horizon is a 37-storey tower on Sherif Khimshiashvili Street on the first line of the Black Sea in Batumi, built by Horizons Group. The unit mix is studios and one-bedroom apartments, and the apartments are described as turnkey and furnished, with verandas. The amenity list on the listing and on the developer’s page is consistent: 24-hour reception, room service, video monitoring, indoor and outdoor parking with a car wash, a spa and indoor gym, a rooftop pool on the 37th floor, landscaped areas, a children’s playground, a restaurant and cleaning service.

The listing does not state a completion date or a handover quarter, does not state a payment plan, and does not state the building’s service charge, its amount, its basis or what it covers. Those three items decide most of what a buyer actually pays and receives, so they belong at the top of any written question to the seller. The listing also refers to developer rental-guarantee models; it does not state the guarantee term, who the guarantor is, whether any figure is gross or net, or what occupancy it assumes. Without those four terms a rental-guarantee reference cannot be turned into a number.

Suite type (developer page) Area Layout
Studio Suite 27.84–42.4 m² One room, kitchen, bathroom, veranda
Executive Family Suite 39.57–56.58 m² Living room, one bedroom, kitchen, bathroom, veranda

Our own guide to Batumi apartment prices per square metre treats Delux Horizon cautiously: it derives a rate from the 28 m² end of the range because the $65,000 card price is not tied to a named unit size, and it does not call the project a studio scheme. That is consistent with the listing, which tags the project as an apartment with a studio option rather than as a studio-only building.

Jewelz by Danube, Arjan: a completed tower, so every purchase is a resale

Jewelz is a tower by Danube Properties in Arjan, which the developer places opposite Dubai Miracle Garden and next to Motor City. Danube’s portfolio page lists the project as completed, with 463 apartments across studio, one-bedroom and two-bedroom types. Per the listing, the studio measures 412–433 sq ft and starts at AED 468,000, which is $127,400 on the card at the 3.6725 peg. The listing gives no sizes or prices for the one-bedroom and two-bedroom units, so the studio is the only unit priced.

The same Danube page shows the starting price as sold out. In practice that means a buyer today is purchasing from an existing owner, not from the developer, and the price and terms depend on the unit and the seller. The listing states no payment plan for that reason. The listing describes freehold title for foreign buyers of any nationality in Arjan, with title transferred at the Dubai Land Department, and it carries the project’s amenity list: gym, temperature-controlled pool, podium gardens, a padel court, a multipurpose hall, a children’s area, covered parking and round-the-clock security. Whether a given unit is sold furnished is not stated on the listing and has to be asked about unit by unit.

Price per square metre: the arithmetic, step by step

Price per square metre is the one comparison that works across a 28 m² unit and a 40 m² unit, but it only means something when the price and the area refer to the same unit. At Jewelz both numbers come from the same entry-level studio, though the listing does not say which of the 412 and 433 sq ft sizes carries the AED 468,000 starting price. At Delux Horizon the card price is a “from” price with no named unit, so the rate at the smallest size is the highest the project can have at that price, and the rate at the largest size is a floor that no real unit reaches, because a larger unit costs more than the entry price.

Case Step 1: area Step 2: price Step 3: price ÷ area
Delux Horizon, 28 m² (card low end) 28 m² $65,000 $65,000 ÷ 28 = $2,321 per m²
Delux Horizon, 57 m² (card high end) 57 m² $65,000 $65,000 ÷ 57 = $1,140 per m² (floor, not a real rate)
Delux Horizon, developer Studio Suite low end 27.84 m² $65,000 $65,000 ÷ 27.84 = $2,335 per m²
Jewelz, 412 sq ft 412 × 0.092903 = 38.28 m² $127,400 $127,400 ÷ 38.28 = $3,328 per m² (AED 1,136 per sq ft)
Jewelz, 433 sq ft 433 × 0.092903 = 40.23 m² $127,400 $127,400 ÷ 40.23 = $3,167 per m² (AED 1,081 per sq ft)

Set side by side, the Dubai studio asks about $3,167–$3,328 per square metre at its card price against about $2,321–$2,335 at the Batumi project’s smallest size. Those are quotes for different markets, completion states and finish levels, so the gap says nothing by itself about which is better value. A completed resale studio in a freehold tower and a unit in a tower whose status the listing does not state are not like-for-like.

A second caution applies to market comparisons. Galt & Taggart’s review of Batumi, reported by Investor.ge on 20 April 2026, puts the average turnkey price of new Batumi apartments at $1,865 per square metre for 2025, up from $1,699 in 2024 and $1,569 in 2023. Delux Horizon’s $2,321 at 28 m² is roughly 24% above that average. The average blends all unit sizes, and a rate calculated at the smallest size of a range sits at the top of that project’s own range, so the comparison is a reference point and not a verdict.

Buying costs for Studio Apartments for Sale in Dubai and Georgia

Dubai: a worked example on AED 468,000

The Dubai Land Department’s sale registration page, last updated 14 October 2026, lists a registration fee of 2% for the seller and 2% for the buyer of the sale value, a title deed fee of AED 250, knowledge and innovation fees of AED 10 each, a map fee, and trustee office fees of AED 2,000 below AED 500,000 of sale value and AED 4,000 at or above it, plus VAT on the trustee fee. The page lists the percentage as split between the parties, and Executive Council Resolution No. 30 of 2013, discussed in our Dubai property tax guide, makes the equal split the default unless the sale contract says otherwise. Practice varies, so the sale agreement decides who pays what.

Item Basis AED USD at 3.6725
Registration fee, full 4% 4% of 468,000 18,720 $5,097
Title deed Fixed 250 $68
Map fee, apartments line Fixed 250 $68
Knowledge and innovation fees AED 10 each 20 $5
Trustee office, sale value under 500,000 2,000 plus 5% VAT 2,100 $572
Total if one party pays everything Sum 21,340 $5,811
Total as a share of 468,000 21,340 ÷ 468,000 4.56%

On top of those figures come the agent’s commission, which the brokerage contract sets, and, for a financed purchase, the mortgage registration fee of 0.25% of the loan, which our Dubai guides cite from the same resolution. The Dubai Land Department publishes the fee schedule; confirm the current figures on its pages before paying.

Georgia: registration and the lari conversion

Ownership changes in Georgia are registered at the National Agency of Public Registry, whose fee page lists GEL 150 for registration within four working days, GEL 270 within one working day and GEL 350 on the day of filing. The National Bank of Georgia’s official rate on 24 October 2026 was 2.5971 lari per US dollar (NBG), which puts those fees at about $58, $104 and $135.

Item GEL USD at 2.5971 Share of $65,000
Registration, 4 working days 150 $58 0.09%
Registration, 1 working day 270 $104 0.16%
Registration, same day 350 $135 0.21%
Purchase price in lari, for reference 168,812 $65,000 100%

Our listing page for Delux Horizon says notary and agency costs depend on the transaction and should be confirmed in writing, and that an accredited appraiser’s valuation is needed for the residence-permit route. The listing does not give a notary or agency amount. Our guide to legal checks before signing in Georgia covers the document side of a purchase.

Taxes on ownership, rent and sale

Dubai levies no annual property tax on residential homes and no personal income tax on individuals; the UAE government’s taxation page states that the UAE does not levy income tax on individuals and sets VAT at 5%. On VAT in property, the Federal Tax Authority’s real estate guide says the first supply of a residential building, by sale or lease and made within three years of completion, is zero-rated, and that any later supply of a residential building is exempt. Jewelz is listed as completed and was launched in 2018, so a resale unit there is a later supply, not a first supply. Our guide to why Dubai has no taxes covers the wider picture.

Georgia taxes differently, and the rates below come from published tax summaries and our listing page. All dates are the ones shown on each source.

The Revenue Service page also shows that its calculator splits households at GEL 100,000 of income for the previous calendar year, and that for property other than land the tax is calculated in proportion to the months of ownership. As a worked ceiling only, 1% of a $65,000 value is $650 a year; the assessed value is the market value, not necessarily the price paid, and the household-income band decides the actual rate. The listing also states a VAT registration threshold of GEL 100,000 of turnover in any twelve months, which matters only to an owner who runs the unit as a business.

Service charges and the running costs of a small unit

A studio’s service charge is set by the building, and in Dubai it is calculated per square foot of area. The charge covers the general and reserve funds of the development, and the table below shows what it comes to as a share of a studio’s price.

In Dubai the Dubai Land Department’s Service Charge Index lets anyone look up the approved fee for a jointly owned development by project, use and year, through the Mollak system, the DLD website or the Dubai REST app. The data portal datadubai.ae, which draws on the DLD service charge register for the 2026 budget year with data through 23 October 2026, shows a citywide median of AED 15.8 per sq ft per year, with half of buildings between AED 12.4 and AED 18.9. For Arjan it shows a median of AED 15.7 across 38 buildings, with the middle half between AED 13.7 and AED 17.8, and a change of 10.4% on 2025. Those figures cover the general and reserve funds for residential use and exclude parking and district cooling.

Jewelz studio Area Arjan median, AED 15.7 Range, AED 13.7–17.8 Median as % of AED 468,000
Smaller size 412 sq ft AED 6,468 a year ($1,761) AED 5,644–7,334 1.38%
Larger size 433 sq ft AED 6,798 a year ($1,851) AED 5,932–7,707 1.45%

This is an illustration using the Arjan median, not Jewelz’s own approved rate; the listing states that an annual service charge applies but does not state the rate. The building’s own entry in the Service Charge Index is the figure to use, together with the owner’s latest invoice. For the other side of the arithmetic, our guides to furnishing small Dubai apartments and what it costs to buy an apartment in Dubai cover set-up costs that sit outside the service charge.

In Batumi the listing for Delux Horizon states no building fee, no basis for one and no list of what a fee would cover. The amenity list includes reception, room service, a restaurant, a spa and cleaning services, so the fee, what it includes, and who operates the services are the first items to ask for in writing.

Renting a studio: what the sources say about permits and income

Dubai

A buyer who wants to let the unit to tourists rather than on a standard tenancy needs a holiday-home permit from the Dubai Department of Economy and Tourism. Gulf News, in an article last updated 14 October 2025, reports that the permit is issued only once legal requirements are met; that an apartment’s title deed must read “Residential”; that permits are not issued where the sale and purchase agreement bars short-term letting; that the applicant needs the title deed or approved sale agreement, a developer no-objection letter where applicable, a property management letter, a recent DEWA bill and an insurance policy from a Dubai-licensed insurer; and that the permit runs for three to twelve months at the same fee. The fees listed there are Dh300 per bedroom plus a Dh50 classification certificate and Dh10 each for the knowledge and innovation fees, a minimum of Dh370, up to Dh1,200 a year. Fees and the portal change, so check the Department’s holiday-home portal before applying.

The same article says the unit must be vacant during inspection and that breaches bring warnings or penalties to be fixed within two weeks. Nothing on the Jewelz listing states whether the building’s owners’ association allows short-term letting, and a building rule can be stricter than the permit. The listing itself says achievable rents for a unit type should be confirmed before buying and publishes no rent figure. A 5% housing fee on annual rent, paid by the tenant through the electricity and water bill, is described in our Dubai property tax guide.

Georgia

Delux Horizon’s listing cites rental-guarantee models and a projected return range but states none of the terms that give such a figure meaning. The Georgian tax rule for a residential let is the 5% rate in the table above, applied to gross rent when no deductions are claimed. Galt & Taggart’s market data, via Investor.ge, puts the average daily rate in Batumi at about $35.6 in 2025, broadly flat, and gross rental yield on new apartments at 7.4% in 2025 against 8.8% in 2024. Those are market-wide averages and do not net out service charges or vacancy; they are context for reading a rental claim, not a forecast for a particular studio.

Financing a studio as a foreign buyer

For Dubai, a Central Bank resolution sets maximum loan-to-value ratios. Khaleej Times, reporting on 30 August 2026, quotes Central Bank Resolution No. 96 of 2019 for expatriates: 80% for a first home valued at AED 5 million or less, 70% above that, 60% for a second home or investment property regardless of value, and 50% for off-plan purchases. The same article quotes the rule that the down payment must come from the borrower’s own resources and not from other borrowing. It gives no separate limit for non-residents; banks apply their own, so a buyer living abroad should ask each lender for written terms. Our guide to mortgages for foreigners in Dubai sets out the same ceilings with the as-of date of 27 October 2026.

Case on AED 468,000 Maximum loan Own funds before costs Mortgage registration, 0.25% of loan
Expatriate, first home, 80% LTV AED 374,400 AED 93,600 AED 936
Expatriate, second or investment property, 60% LTV AED 280,800 AED 187,200 AED 702
Off-plan, 50% LTV (not applicable to a completed resale) AED 234,000 AED 234,000 AED 585

The own-funds column excludes the AED 21,340 of transfer costs worked out above. The 2019 Central Bank announcement on mortgage loans, published 10 October 2019, also set the fee for early or partial settlement of a home loan at 1% of the outstanding balance or AED 10,000, whichever is less. Check whether later circulars changed that figure.

For Georgia, the Delux Horizon listing states no payment plan and no bank partner, so any instalment or financing arrangement has to be agreed with the seller or a lender directly and set out in the reservation agreement. Our guide to living in Georgia as a foreigner describes non-resident bank accounts, which a purchase usually needs.

Residency thresholds: what Studio Apartments for Sale at these prices reach

A purchase does not give a visa. Each country’s route has its own application and valuation rules. The point of the arithmetic below is simply to show how far a single studio at the card price sits from the published threshold.

In Georgia, EIG Law reports that the minimum real estate investment for a temporary residence permit rose from $100,000 to $150,000 on 1 March 2026, measured on market value verified by an accredited appraiser, with several properties allowed to be combined and agricultural land excluded. Our guide to the Georgian residence permit gives the same figure. In Dubai, the Land Department’s Golden Visa service for investors, updated 14 October 2026, requires a purchase value of AED 2 million or more at the time of purchase for a renewable ten-year permit, and allows a mortgaged property with a bank no-objection letter showing the amount paid and the balance. Our Dubai Golden Visa guide states the same threshold.

Route Threshold One studio at the card price Gap Studios needed at card price
Georgia, property residence permit $150,000 $65,000 (43.3%) $85,000 3 ($195,000); 2 give $130,000
Dubai, Golden Visa property route AED 2,000,000 ($544,588) AED 468,000 (23.4%) AED 1,532,000 ($417,155) 5 (AED 2,340,000); 4 give AED 1,872,000

The “studios needed” column is arithmetic on card prices and nothing more. In Georgia the test is the appraiser’s market valuation, not the invoice, and every counted property has to be registered and valued; in Dubai the Land Department measures purchase value at the time of purchase, and our Golden Visa guide notes that each unit counted must be wholly owned by the applicant. Buying several studios to reach a line carries its own concentration of service charges, vacancy and resale exposure, which the sections on running costs and resale describe. This page does not recommend any such purchase.

Resale and liquidity: what the market data covers

The sources that exist measure different things, and none of them is a studio-specific resale index for these two buildings.

Same index, scope New flats and houses in Tbilisi only Geostat methodology note

The Geostat index is the official national measure and it covers new homes in Tbilisi, not Batumi, and it is built from asking prices collected from property advertising sites. It is useful context and says nothing directly about Batumi studios. The Galt & Taggart figures do cover Batumi, and the pairing of 17,478 sales with about 12,400 unsold units in surveyed projects shows how much stock sits alongside any single tower. The Investor.ge article states that sales have not yet returned to their 2023 level.

For a completed Arjan studio the position is different: Jewelz has 463 units in one project, and a developer page that shows the project as sold out means every sale is an owner-to-owner transaction priced by the unit and the seller. The listing provides no recent-sales data for the building, so the way to price a resale is to compare current asking prices for the same unit type in the same tower and to check the transaction record at the Land Department.

Studio or one-bedroom: what the two listings let you compare

A buyer choosing between a studio and a one-bedroom needs the size and price of both in the same building. These two listings supply that for one project and not for the other.

Comparison Delux Horizon Jewelz by Danube
Studio size 27.84–42.4 m² (developer page) 412–433 sq ft (38.3–40.2 m²)
One-bedroom size 39.57–56.58 m² (developer page) Offered in the project; size not on the listing
Studio price No studio-specific price; card “from” $65,000 From AED 468,000 ($127,400)
One-bedroom price No one-bedroom price stated Not on the listing
Rate at the card price, smallest unit $2,321 per m² at 28 m² $3,328 per m² at 412 sq ft
Largest studio as a multiple of the smallest 42.4 ÷ 27.84 = 1.52 433 ÷ 412 = 1.05

The honest reading is limited. Delux Horizon’s studio range is wide: the largest studio is about 52% bigger than the smallest, and the card price names no unit, so the price jump between a small studio and a large one cannot be read from the listing. In Jewelz the studio range is narrow, at 5%, and the one-bedroom and two-bedroom prices are not on the listing, so no studio-to-one-bedroom premium can be derived from it. The only firm cross-check available is that Delux Horizon’s one-bedroom suite starts at 39.57 m², which is about the same area as Jewelz’s studio.

A checklist before reserving, and what this page cannot tell you

Before paying a reservation deposit on any of the Studio Apartments for Sale here, ask for the following in writing and keep the replies with the contract. The list is general, not a recommendation to buy.

  • The exact unit: number, floor, net and gross area, and whether a balcony or veranda is inside the area quoted.
  • The price for that unit in the listing currency, and whether it includes furniture, appliances and any parking.
  • For Dubai, the title deed or the Land Department record, the current owner’s name, and any mortgage or lien on the unit.
  • For Dubai, the approved service charge for the building from the Service Charge Index, the latest invoice, and any unpaid charges on the unit.
  • For Batumi, the completion status, the handover date, the building fee, and what the fee covers.
  • For Batumi, the Public Registry extract for the unit and the registration fee tier you will use.
  • Whether the building’s rules, or the sale agreement, allow short-term letting, and who the building operator is.
  • Who pays the transfer costs and the agent’s commission, and where the deposit is held.
  • Whether the unit is offered with a rental programme, and the written terms of any guarantee.

Several things stay outside what this page can say. The two listings do not show a recent transaction history for the buildings. The cards show “from” prices, not prices for particular units. The Georgian and Dubai rules above change, and each figure carries the date of its source. The listing pages remain the starting point for unit-level detail: Delux Horizon and Jewelz by Danube. For the wider picture of each market, see the archives for Georgia, the UAE, Batumi and Dubai.

Frequently Asked Questions

How many Studio Apartments for Sale are on this page?

Two projects carry the Studio Apartment tag: Delux Horizon in Batumi, Georgia, from $65,000, and Jewelz by Danube in Arjan, Dubai, from $127,400. Both prices are the project’s lowest “from” price in US dollars, per our listing pages on 27 October 2026. More studios are on the separate Studio archive and on Studios for sale in Oman.

Why are there studios on other pages if this archive has only two?

Studio Apartments for Sale are filed under different tags in different archives. The archives are built from different tags. The Studio Apartment tag marks a project that offers studio apartments; the Studio tag marks a listing filed as a studio. Jewelz carries both, so it appears here and in the 43-listing Studio archive, while Delux Horizon carries only the Studio Apartment tag.

What is the price per square metre of Studio Apartments for Sale at Jewelz?

The studio is 412–433 sq ft (38.3–40.2 m²) and starts at AED 468,000, or $127,400 on the card. That gives about $3,167 to $3,328 per square metre, or AED 1,081 to AED 1,136 per sq ft, depending on which size carries the starting price. The listing does not say which one does.

What does a studio cost per square metre at Delux Horizon?

The card says “Start from $65,000” for units of 28–57 m² and does not tie the price to a unit. At 28 m² that is $2,321 per square metre. Because the price is a minimum, a larger unit costs more, so the $1,140 you get by dividing by 57 m² is a floor and not a real rate.

What does it cost to transfer a Dubai studio?

On AED 468,000, the Dubai Land Department’s listed fees total about AED 21,340 (about $5,811) if one party pays the full 4% registration fee, the title deed, map, knowledge, innovation and trustee fees together. The 4% is listed as split between buyer and seller, and the sale agreement decides who pays what. The agent’s commission and any mortgage registration are extra.

Does a studio qualify for residency in Georgia or Dubai?

At the card prices, none of the Studio Apartments for Sale on this page reaches either threshold. Georgia’s property route uses $150,000 from 1 March 2026 and Dubai’s Golden Visa property route uses AED 2,000,000. A purchase does not give a visa in either place; each route has its own application and valuation rules.

Can I let a Dubai studio on a short-term basis?

For Studio Apartments for Sale in Dubai, short-term letting needs a holiday-home permit from the Department of Economy and Tourism. Gulf News, in an article last updated 14 October 2025, reports that an apartment’s title deed must read “Residential” and that permits are not issued where the sale agreement bars short-term letting. The building’s rules and the permit portal’s current requirements decide the rest.

How are Studio Apartments for Sale in Georgia taxed?

For Studio Apartments for Sale in Batumi, per PwC’s summary reviewed on 2 September 2026, residential rent is taxed at 5% when no deductions are claimed, and a gain on selling an apartment is taxed at 5%. Andersen Georgia’s October 2025 note adds that a gain on residential property held more than two years is exempt. The Revenue Service’s property tax return is due by 1 November and payment by 15 November.

Are there service charges on a studio?

Yes, on Studio Apartments for Sale in Dubai the charge is set per square foot and approved for each building; for Arjan the datadubai.ae portal shows a 2026 median of AED 15.7 per sq ft, which is AED 6,468 to AED 6,798 a year for a 412–433 sq ft studio. The Delux Horizon listing gives no building fee figure, so the amount has to be requested.

Can a foreign buyer finance a studio in Dubai?

For Studio Apartments for Sale in Dubai, mortgages are available to expatriates under Central Bank loan-to-value limits: 80% for a first home up to AED 5 million, 60% for a second or investment property, and 50% for off-plan, as quoted by Khaleej Times on 30 August 2026. Non-residents are subject to each bank’s own terms.
