Description

Belgravia II by Ellington Properties (Bulgravia II): 188 completed homes in Jumeirah Village Circle

Belgravia II by Ellington Properties, written “Bulgravia II” on some portals and on earlier versions of this page, is a residential building of 188 homes in Jumeirah Village Circle (JVC), Dubai. Ellington Properties handed the homes over to their owners in February 2019, and the mix of homes runs from studios through one- and two-bedroom apartments to two-storey, two-bedroom townhouses with private terraces.

The building is complete and held on a freehold basis. According to the developer, Ellington Properties lists Belgravia II on its apartments-for-sale page as ready with a 50/50 payment plan, and homes are also resold by their owners. This page looks at the 188-home handover, the unit mix, the central courtyard and the yoga centre, and at how to read the 2026 registered-sale table for studios and one- and two-bedroom units. It then walks through the Dubai resale process, the Golden Visa threshold, the costs of ownership and the other four Belgravia buildings in JVC.

The name: Belgravia II and “Bulgravia II”

The developer’s name for the project is Belgravia II, sometimes shortened to Belgravia 2. Some portals and earlier pages write the same building as “Bulgravia II”, and both spellings lead to the same 188 homes in JVC. This page puts the official name at the start and keeps the second spelling visible so that a search for either form finds the right building. The name always travels with the developer, Ellington Properties, and the location, Jumeirah Village Circle, which is a reliable way to confirm that two listings describe the same building.

188 homes handed over in February 2019

The number that defines the scale of Belgravia II is 188. That is the count of homes in the project, as reported at handover by Gulf Daily News and Middle East Construction News. A building of this size is a small community: one central courtyard and a shared set of facilities serve every owner and tenant.

What the handover announcement described

Ellington Properties marked the handover of Belgravia II homes to their owners in February 2019. The announcement was reported on 22 April 2019 by Gulf Daily News and by CBNME, and both reports describe studios, one- and two-bedroom apartments and two-storey, two-bedroom private townhouses with enclosed private terraces. They also describe the central courtyard with a swimming pool, the children’s play area, the fitness studio and a dedicated yoga centre.

What a 2019 handover means for a buyer today

A building handed over in February 2019 has been lived in for several years. For a resale buyer this is practical rather than abstract: the homes can be viewed, the shared facilities can be seen in use, and the building management has a history of service-charge invoices and maintenance records that the seller can share. When you view a home, ask for the current service-charge statement and for the Dubai Land Department (DLD) title details, and look at the courtyard, the lobby and the parking floor in daylight.

Unit mix: from studios to two-storey townhouses

Belgravia II is a mixed building rather than a single-layout block. The table below lists the home types that the handover coverage and the floor plans describe. Sizes are broker floor-plan data from fam Properties, so a single home can differ by a few square feet from the range shown.

Home type Size (sq ft) Size (m²) Where the data comes from
Studio 455–617 42–57 fam Properties floor plans; 2026 registered sales
One-bedroom apartment 782–1,277 73–119 fam Properties floor plans; 2026 registered sales
Two-bedroom apartment 1,185–2,803 110–260 fam Properties floor plans; 2026 registered sales
Two-storey two-bedroom townhouse 1,851–2,611 172–243 fam Properties floor plans; Ellington handover coverage of 2019

Studios

The studios in the floor plans measure between 455 and 617 sq ft (42 to 57 m²). A studio combines living, sleeping and cooking space in one room with a separate bathroom. Because the whole home is a single room, the size range is a useful way to compare layouts: a 455 sq ft studio and a 617 sq ft studio sit in the same category but give different amounts of floor space.

One-bedroom apartments

One-bedroom apartments in the floor plans run from 782 to 1,277 sq ft (73 to 119 m²). The wide range shows that “one-bedroom” is a category rather than a single layout. When you compare two listings, compare the area in square feet before the price, because the same price can describe homes that differ by hundreds of square feet.

Two-bedroom apartments

Two-bedroom apartments are listed from 1,185 sq ft (110 m²), and the broker floor plans show layouts up to 2,803 sq ft (260 m²). The upper end of that range covers the bigger layouts in the building. A two-bedroom home that trades at AED 1,825,000 and another that is advertised at AED 2,150,000 may therefore differ in size and furnishing as much as in price, which is why the area in square feet matters in every comparison.

Two-storey townhouses

The handover coverage describes two-storey, two-bedroom private townhouses with enclosed private terraces, and the floor plans place them between 1,851 and 2,611 sq ft (172 to 243 m²). A townhouse spreads its rooms over two levels, which suits owners who want a clear division between living areas and bedrooms inside a building that also offers a shared courtyard and facilities.

Reading size labels correctly

Dubai listings can quote a built-up area, a suitable area or a size taken from a developer’s floor plan, and the numbers do not always match to the last square foot. The sizes on this page are labelled as broker floor-plan data for that reason. For a purchase, confirm the area printed on the title deed or on the DLD record of the specific home, and use the listing size for comparison between homes.

The central courtyard, the yoga centre and other amenities

Ellington Properties and the handover coverage of 2019 list the following facilities for Belgravia II, and Bayut adds the parking floor.

  • A lobby with a central sculpture created by students of the American University of Sharjah.
  • A landscaped central courtyard with a swimming pool.
  • A children’s play area.
  • A fitness studio.
  • A dedicated yoga centre.
  • 24-hour security.
  • A dedicated parking floor, per Bayut.

The central courtyard

The central courtyard is the shared garden of the building, landscaped and holding the swimming pool, with the children’s play area among the facilities for residents. For a buyer, the practical question is the outlook of the specific home: the level and the side of the building change what you see from the windows and the terrace, and a viewing at different times of day shows the difference.

The yoga centre and the fitness studio

Belgravia II has a dedicated yoga centre as well as a fitness studio, which means that stretching and mat classes have a room of their own and do not compete for space with the gym equipment. Both are part of the shared facilities, which are paid for through the annual service charge, and a viewing lets you see opening arrangements, equipment and how residents use the rooms.

The lobby sculpture

The lobby holds a central sculpture made by students of the American University of Sharjah. It is a small detail, and it gives the entrance a recognisable feature that residents and visitors will remember from a viewing.

Security and parking

The building has 24-hour security, and Bayut notes a dedicated parking floor. Parking is worth checking in each listing, because the number of allocated spaces and their location are part of the sale agreement rather than something to assume. Ask the seller to state the parking allocation in the memorandum of understanding.

How to read the 2026 registered-sale table for Belgravia II (Bulgravia II)

The table below shows registered sales in the building in 2026, as listed on Property Finder’s Belgravia area page, which states that it uses Dubai Land Department data after outlier cleanup, with sales shown up to 15 September 2026. USD figures use the fixed rate of AED 3.6725 = USD 1 and are rounded to the nearest USD 100. Per-square-foot figures are as shown by Property Finder.

Home type Registered sales in 2026 Price (AED) About USD AED per sq ft (Property Finder)
Studio 16 and 21 July 725,000–745,000 197,400–202,900 about 1,482–1,587

Registered sales and asking prices are different things

A registered sale is a transaction that has been recorded with the DLD: the price is the one at which a seller and a buyer completed the deal. An asking price is what a seller hopes to receive, and it is an opening position. Every row in the table is a registered sale. Listing sites in 2026 also showed two asking prices for two-bedroom apartments, AED 2,050,000 (about USD 558,200) for a tenanted 1,436 sq ft apartment and AED 2,150,000 (about USD 585,400) for a furnished 1,578 sq ft apartment, and those are asks from Dubizzle, not completed sales.

Reading the studio line

Two studio sales were registered in July 2026, on 16 and 21 July, at AED 725,000 and AED 745,000. The studios in the floor plans range from 455 to 617 sq ft, and Property Finder shows a price per square foot of about AED 1,482 to 1,587 for these sales. When you compare a studio listing with this line, look at the square footage of the listing and divide the price by it before you decide whether it sits within, below or above the recorded range.

Reading the one-bedroom line

Three one-bedroom sales were registered on 20 May, 1 September and 11 September 2026, between AED 1,000,000 and AED 1,250,000. Property Finder shows about AED 1,205 to 1,405 per square foot for them. Because one-bedroom homes in the building run from 782 to 1,277 sq ft, two sales can differ by several hundred thousand dirhams simply because the homes differ in area, level of finish or furnishing.

Reading the two-bedroom line

Two two-bedroom apartment sales were registered on 19 May and 11 September 2026 at AED 1,825,000 and AED 1,930,000, which is about AED 1,140 to 1,340 per square foot. This line covers apartments; the two-storey townhouses are a separate category and they do not appear in the table. The two asking prices quoted above sit at AED 2,050,000 and 2,150,000, so the difference between a registered sale and an ask is about AED 120,000 to 325,000 in these examples.

Reading price per square foot

Price per square foot is the price divided by the area, and it lets you compare homes of different sizes on the same footing. Use it as a pointer rather than as a rule: a furnished home, a home with a rented-out status or a home with a terrace can sit above or below the line without being different in quality. Our guide to apartment price per square metre in Dubai explains how the metric is used across districts and why one figure never describes a whole district.

What a short list of sales tells you

A handful of registered sales describes the dates and the homes that traded; it is not a continuous price index. Two studio sales and three one-bedroom sales give a snapshot of the 2026 market in this building, and a different month can bring a different set of homes and different prices. For a purchase decision, ask the agent for the latest registered sales of the exact unit type and compare them with the home you are viewing.

Jumeirah Village Circle: location and neighbourhood

Jumeirah Village Circle is a Nakheel master community of about 560 hectares. According to Nakheel’s JVC page, access roads are Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. JVC is a freehold area, which means that foreign buyers can own property outright here. You can find the wider context in our Dubai property guide.

Drive times from JVC

Nakheel quotes the following drive times from JVC.

  • 12 minutes to Al Khail Metro Station.
  • 15 minutes to Palm Jumeirah.
  • 18 minutes to Dubai Marina.
  • 19 minutes to Ibn Battuta Mall.
  • 22 minutes to Downtown Dubai.

These are Nakheel’s estimates for the community as a whole, and a drive from a specific building depends on the time of day and the exit used.

Circle Mall, parks and sports

Circle Mall, a Nakheel retail centre of 532,000 sq ft with a mosque, opened on 8 April 2021, according to Nakheel’s press release. Nakheel also lists Circle Club, parks, sports courts, padel courts, a football pitch and jogging trails in JVC. A community guide published in 2026 mentions JSS International School (CBSE curriculum) among the schools in JVC and notes nurseries in several districts of the community.

Prices across JVC

Property Finder reports an average JVC sale price of AED 1,086,629 (about USD 295,900) and an average size of 806 sq ft across listings. For the Belgravia area, which groups the Belgravia buildings together, its page shows 29 active sale listings with asking prices from AED 740,000 to AED 2,700,000 (about USD 201,500 to 735,200) and a median of AED 1.3 million (about USD 354,000). These area figures include all Belgravia buildings, so use the building table above for Belgravia II itself.

How buying a resale in Dubai works

A purchase from a current owner is a resale: you buy from the owner rather than from the developer. A purchase from the developer’s ready stock follows the 50/50 plan that Ellington lists for the building, and the contract sets out its schedule. The sequence below follows Dubai’s usual resale process as our guides describe it.

  1. Confirm that the building is in a freehold area. JVC is on the list of designated freehold areas.
  2. Choose the home and pay a reservation deposit to take it off the market while the paperwork is prepared.
  3. Sign the memorandum of understanding (Form F) with the seller through the DLD Trustee Office, with a standard 10% deposit.
  4. The seller requests a No Objection Certificate (NOC) from the developer confirming that no service charges are outstanding.
  5. Buyer and seller attend the DLD Trustee Office, the buyer pays the 4% transfer fee and the title is registered in the buyer’s name.
  6. The DLD issues the title deed, which states the ownership type.

The reservation and the memorandum of understanding

For a ready home the reservation is a percentage-based deposit agreed with the seller. The memorandum of understanding, signed on Form F, records the price, the deposit, the completion date and the conditions. Our guides give 10% as the standard deposit, and the transfer is usually completed within 30 days of the memorandum. Have an independent real estate lawyer read the agreement before you sign it, and confirm that the parking allocation and any included furniture are written into it.

The No Objection Certificate

The NOC is the document that confirms there are no outstanding service charges on the home. The seller requests it from the developer, and the transfer cannot proceed without it. A seller who keeps the service charge account up to date will normally obtain the NOC without delay, and the NOC fee is one of the costs listed further down.

The Trustee Office and the title deed

Title passes at the DLD Trustee Office. Buyer and seller, or their representatives, attend together, the buyer pays the 4% transfer fee, and the property is registered in the buyer’s name, usually on the same day. The DLD then issues the title deed, which records the freehold ownership. You can read the full explanation in our guide to freehold and leasehold in Dubai, and the general rules for foreign buyers in our guide to the rules for buying property in Dubai.

Paying with a mortgage

Non-resident buyers financing through a UAE bank are typically limited to a maximum loan-to-value ratio of 65%, which means a minimum 35% down payment, while residents can generally borrow a higher share. Terms differ by bank, so ask a UAE-licensed lender or mortgage adviser about current conditions before you commit to a price.

Residency: the Golden Visa threshold and Belgravia II prices

The UAE Golden Visa through property is available for a real estate investment with a Dubai Land Department valuation of AED 2,000,000 or above (about USD 544,600), which qualifies the buyer for a 10-year renewable residency. The rule is based on the DLD valuation of the property, not on the listing price, and it can be met by one property or by several properties whose combined value reaches AED 2,000,000. Buying a home does not by itself grant residency; the threshold and the application process apply. Our Golden Visa guide covers the rule and the steps in detail.

Home type 2026 prices (AED) Against the AED 2,000,000 threshold
Studio (registered sales) 725,000–745,000 Below AED 2,000,000
One-bedroom (registered sales) 1,000,000–1,250,000 Below AED 2,000,000
Two-bedroom apartment (registered sales) 1,825,000–1,930,000 Below AED 2,000,000
Two-bedroom apartment (asking prices) 2,050,000 and 2,150,000 At or above AED 2,000,000 as listed; the DLD valuation decides

A single studio or one-bedroom home sits below the threshold on its own. A buyer who wants to reach AED 2,000,000 can combine properties, and a mortgaged property can count once the valuation reaches AED 2,000,000, with a no-objection certificate from the lender. Because a marketed price is not always the same as the certified valuation, confirm the DLD valuation of the specific home before relying on it for a visa application.

Costs of ownership

Our guide to the cost of buying an apartment in Dubai and our guide to property tax in Dubai set out the costs that come with a purchase. For a resale the main items are these.

  • DLD transfer fee: 4% of the property value. On a purchase of AED 1,000,000 that is AED 40,000.
  • Agency commission: around 2% of the price, normally paid by the buyer.
  • NOC fee: payable to the developer for the resale transaction.
  • Mortgage registration fee: applies when the purchase is financed.
  • Service charge: an annual fee per square foot, set by the building management for maintenance, security and shared facilities.
  • Housing fee: 5% of the rental value, collected through the DEWA utility bill.

Dubai does not levy an annual property tax on residential property. The service charge is not a tax; it pays for the building’s shared services, including the courtyard, the pool, the fitness studio and the security. Ask the seller for the current statement, because the charge is quoted per square foot and the total therefore depends on the size of the home.

The Belgravia family: five Ellington buildings in JVC

Ellington Properties built five residential projects under the Belgravia name in Jumeirah Village Circle, and all five are complete. Portals that write “Bulgravia” use the same pattern of names. The table compares the homes, the handover events and the 2026 sale prices, using the building names and the figures from the developer and from Property Finder.

Building Homes Handover event 2026 sale prices
Belgravia (Bulgravia) 181 Delivered in 2017, per Ellington AED 1,100,000–1,925,000 (about USD 299,500–524,200)
Belgravia II (Bulgravia II) 188 Handed over in February 2019, per Ellington AED 725,000–1,930,000 (about USD 197,400–525,500)
Belgravia III (Bulgravia III) 260 Handover began 9 February 2022, per Ellington AED 800,000–2,400,000 (about USD 217,800–653,500)
Belgravia Heights I (Bulgravia Heights I) 155 Handover began 5 December 2022, per Ellington AED 1,510,000, one sale in June 2026 (about USD 411,200)
Belgravia Square (Bulgravia Square) 225 Completed building AED 1,350,000, one-bedroom, January 2026 (about USD 367,600)

The five buildings share a developer and a district, and they differ in size, in the year of handover and in the unit mix. Belgravia II sits between the 181-home Belgravia and the 260-home Belgravia III in the sequence of numbers, with 188 homes handed over in February 2019. Each building has its own courtyard, its own management and its own service-charge record, so a price from one building does not apply to another.

What to prepare when buying a resale

A buyer who has the documents ready moves through the process faster. The list below follows the requirements in our guides.

  • A valid passport.
  • An Emirates ID, if you already hold one; otherwise passport-based identification generally suffices for the purchase.
  • Proof of funds, especially when a mortgage is involved.
  • The signed memorandum of understanding (Form F) with the deposit receipt.
  • The developer’s NOC, requested by the seller.
  • Mortgage documents and the bank’s approval, if you are financing the purchase.
  • Clearance of service charges on the home, confirmed by the NOC.
  • Payment for the 4% DLD transfer fee and the agency commission at the Trustee Office.

Glossary of terms used on this page

Frequently Asked Questions

Is Bulgravia II the same as Belgravia II?

Yes. Belgravia II by Ellington Properties is the developer’s name, and “Bulgravia II” is the spelling some portals and earlier pages use for the same building of 188 homes in Jumeirah Village Circle.

Is the building completed?

Yes. Ellington Properties handed the homes over to their owners in February 2019, so the building is complete. Ellington lists it as ready with a 50/50 payment plan, and homes are also resold by their owners.

Which home types does the building have?

The handover coverage and floor plans describe studios, one-bedroom apartments, two-bedroom apartments and two-storey, two-bedroom townhouses with enclosed private terraces.

Is Belgravia II freehold?

Yes. JVC is a designated freehold area, and the DLD issues a title deed that records the ownership.

What amenities does the building have?

Ellington lists a landscaped central courtyard with a swimming pool, a children’s play area, a fitness studio, a dedicated yoga centre, 24-hour security and a lobby with a sculpture by American University of Sharjah students. Bayut adds a dedicated parking floor.

Do the 2026 prices reach the Golden Visa threshold?

The registered sales of studios, one-bedroom and two-bedroom apartments in 2026 were below AED 2,000,000. Two asking prices for two-bedroom apartments were at or above AED 2,000,000, and the DLD valuation decides whether a specific home qualifies.

How do I buy a resale home in the building?

Reserve the home, sign the Form F memorandum of understanding with a 10% deposit, obtain the NOC, then complete the transfer at the DLD Trustee Office and pay the 4% fee. The DLD then issues the title deed.

How is the price per square foot calculated?

Divide the price by the area of the home in square feet. Property Finder shows about AED 1,482 to 1,587 per square foot for the 2026 studio sales, 1,205 to 1,405 for one-bedroom sales and 1,140 to 1,340 for two-bedroom apartment sales.
