Description

Belgravia III by Ellington Properties, written “Bulgravia III” on some portals and on earlier versions of this page, is a community of 260 homes in Jumeirah Village Circle (JVC), Dubai. Ellington Properties began handing the homes to their owners on 9 February 2022, per the developer’s handover release, and the building is complete. According to the developer, Ellington Properties lists Belgravia III on its apartments-for-sale page as ready with a 50/50 payment plan, and homes are also resold between owners. The homes run from studios through one- and two-bedroom apartments to two-bedroom townhouses, with resort-style pool courtyards among the shared facilities.

This guide to Belgravia III (Bulgravia III) explains what the community contains, shows the 2026 registered sale prices in AED and USD, describes the shared facilities, places JVC on the map of Dubai, walks through a resale purchase step by step, shows where the AED 2,000,000 Golden Visa threshold sits against the recorded prices and compares the building with the other four Belgravia buildings by Ellington. Dollar amounts use the rate of AED 3.6725 = USD 1. Read the sections in order or jump straight to the one you need.

Belgravia III (Bulgravia III) at a glance

The table below collects the identifying facts for the building. Where a figure comes from a particular source, the row says so.

Item Detail
Official name Belgravia III by Ellington Properties (also written Belgravia 3)
Also written Bulgravia III
Developer Ellington Properties
Location Jumeirah Village Circle (JVC), Dubai, UAE
Homes 260
Home types Studios, one-bedroom and two-bedroom apartments, two-bedroom townhouses (per the developer’s release of 9 February 2022)
Handover Began 9 February 2022, per the developer’s handover release
Status Completed; listed as ready with a 50/50 payment plan, according to the developer; resales between owners also take place
Tenure Freehold
Shared facilities Resort-style pool courtyards, fitness centres, club lounge, games room, children’s play areas

Two rows deserve a comment. “Completed” means that no construction stage remains. The developer lists the building as ready with a 50/50 payment plan, while a buyer in a resale deals with a current owner. “Freehold” means the buyer receives full title registered at the Dubai Land Department, a point explained in our freehold versus leasehold guide. The figure of 260 homes is the developer’s count in its handover release.

Why the name appears as both Belgravia III and Bulgravia III

The developer’s name for the building is Belgravia III, and Ellington Properties also writes Belgravia 3. Some property portals and earlier pages on this site spell it Bulgravia III. Both spellings point to the same community of 260 homes in JVC, so this page uses the developer’s spelling as the main one and keeps the alternative beside it, which lets a search under either name arrive here.

The name belongs to a family of five Ellington buildings in JVC: Belgravia, Belgravia II, Belgravia III, Belgravia Heights I and Belgravia Square. Their details are set side by side in the family comparison further down. Project names stay in Latin letters in every language version of this page, so “Belgravia” and “Square” are not translated.

260 homes from studios to two-bedroom townhouses

A community of 260 homes is large enough to hold several layouts, and Ellington’s handover release of 9 February 2022 lists studios, one-bedroom apartments, two-bedroom apartments and two-bedroom townhouses. The size data below comes from the units that changed hands in 2026 registered sales, as shown by Property Finder, because that is the size information available for this building.

Home type Where the information comes from Size, sq ft Size, m²
Studio Developer’s release, 9 February 2022 – –
One-bedroom apartment Developer’s release; sizes from Property Finder registered sales, July–September 2026 810–974 75–90
Two-bedroom apartment or townhouse Developer’s release; sizes from Property Finder registered sales, July–September 2026 1,208–2,013 112–187

Studios

A studio combines the living and sleeping area in one room, with a separate bathroom and a kitchen area. In a community of this scale it suits a single occupant or a couple who want a compact home with access to the same pool courtyards and lounges as the larger apartments. The developer’s release confirms that studios are part of the mix.

One-bedroom apartments

The one-bedroom apartments recorded in 2026 sales measure between 810 and 974 sq ft (75 to 90 m²). A separate bedroom, a living room and a kitchen make this the layout where daily life and sleeping are cleanly divided. Ellington’s release describes quartz countertops, walk-in closets, large balconies and raised ceilings across the homes, and buyers of this layout are looking at those finishes in a footprint of roughly 75 to 90 m².

Two-bedroom apartments and townhouses

The two-bedroom category brings together two formats. Apartments are one format, and the developer’s release also confirms two-bedroom townhouses. The registered sales in this category cover homes between 1,208 and 2,013 sq ft (112 to 187 m²), which is why the price range for two-bedroom homes is wide: the label covers more than one kind of home. A household that wants a second bedroom for a child, a guest or a home office will find the layout here, and the townhouse format gives a different arrangement of rooms from an apartment.

2026 registered sales in Belgravia III (Bulgravia III)

Property Finder publishes a transactions page for Belgravia 3 that states it is based on Dubai Land Department data. Between July and September 2026 that page, available as Property Finder’s Belgravia 3 sales transactions, shows four registered sales of one-bedroom apartments and a run of two-bedroom sales. The figures below are plain recorded numbers, in AED with US dollars at AED 3.6725 = USD 1.

Home type Sale price, AED Sale price, USD Per sq ft, AED Period and source
One-bedroom apartment (four registered sales) 1,000,000 – 1,300,000 272,300 – 354,000 about 1,030 – 1,605 July–September 2026, Property Finder
Two-bedroom apartment or townhouse 1,543,828 – 2,400,000 420,400 – 653,500 about 1,093 – 1,440 July–September 2026, Property Finder

What the one-bedroom sales show

Four one-bedroom apartments were registered between AED 1,000,000 and AED 1,300,000 (USD 272,300 to USD 354,000), for units of 810 to 974 sq ft. All four prices fall below AED 2,000,000. The price per square foot varies from about AED 1,030 to about AED 1,605, and a spread of that width is a normal feature of a resale market: two apartments with the same number of bedrooms differ in size, floor, outlook, condition and furnishing, and each seller and buyer agrees a price for that particular home.

What the two-bedroom range shows

Two-bedroom sales run from AED 1,543,828 to AED 2,400,000 (USD 420,400 to USD 653,500), at roughly AED 1,093 to AED 1,440 per sq ft. The lower part of the range is below AED 2,000,000 and the upper part is at or above it. The width of the range follows the size range: apartments at the smaller end of 1,208 sq ft and the larger homes near 2,013 sq ft are both counted as two-bedroom sales, so the same label carries different amounts of floor area.

How to read a registered-sale table

  • Registered sale, not asking price. A registered sale is a price that was recorded when ownership changed hands. An asking price is what a seller requests on a listing and may differ from what is finally agreed.
  • Range, not average. The table gives the low and high recorded figures for each home type in the period shown, so it describes the spread rather than a typical price.
  • Per square foot. Dividing a price by the unit’s size makes homes of different sizes comparable. Our guide to apartment prices per square metre in Dubai explains the calculation and the conversion between sq ft and m².
  • Date and source. Each figure is tied to a period and a named source. Prices move, and a figure from July–September 2026 describes that period.
  • Currency. Transactions are recorded in AED. The dollar figures are conversions at the fixed rate of AED 3.6725 = USD 1, rounded to the nearest USD 100.

Resort-style pool courtyards and shared facilities

Shared facilities are a large part of how the developer presents Belgravia III. The handover release, published at Ellington Properties’ Belgravia III handover page, names resort-style pool courtyards among the amenities listed below, and Ellington’s project page adds 24-hour security.

  • Resort-style pool courtyards
  • Fitness centres, yoga areas and changing rooms
  • A double-height lobby lounge and a club lounge
  • A games room
  • Indoor and shaded outdoor children’s play areas
  • Landscaped zones for seating, play, sunbathing and yoga
  • 24-hour security (Ellington project page)

In everyday use these facilities cover several kinds of time. The pool courtyards and landscaped zones serve warm afternoons and evenings, the fitness centres and yoga areas serve a morning routine, the lounges serve meetings with neighbours or guests, and the children’s play areas, indoor and shaded outdoor, serve families with young children. The release also refers to the signature design of the Belgravia collection and to pieces by local artists placed in the community.

Inside the homes

According to the same release, the homes include quartz countertops, walk-in closets, large balconies and raised ceilings. A buyer on the resale market inspects the actual unit, since each owner has lived in or furnished the home in a different way, and the viewing is where those finishes can be seen directly. A resale buyer is purchasing a finished, inspectable home, and the process in the later sections is built around that fact.

Jumeirah Village Circle: location and surroundings

Jumeirah Village Circle is a master community developed by Nakheel across 560 hectares. Nakheel names Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street as the access roads. Belgravia III sits within it. The surrounding picture is set out on Nakheel’s Jumeirah Village Circle page, and the wider city is covered in our Dubai property overview.

Drive times

Nakheel publishes these drive times from JVC:

  • 12 minutes to Al Khail Metro Station
  • 15 minutes to Palm Jumeirah
  • 18 minutes to Dubai Marina
  • 19 minutes to Ibn Battuta Mall
  • 22 minutes to Downtown Dubai

Drive times depend on the hour of travel and on traffic, so they work as a guide to the scale of the distances. They place Belgravia III within reach of the coast at Marina and Palm Jumeirah and of the central business and leisure district at Downtown.

Circle Mall, parks and sports

The Circle Mall, built by Nakheel with 532,000 sq ft of space and a mosque, opened on 8 April 2021, as Nakheel announced in its press release of 7 April 2021, Circle Mall opens its doors to the public. Nakheel also lists Circle Club, parks, sports courts, padel courts, a football pitch and jogging trails among the amenities of JVC. For a resident of Belgravia III, these are the community-level facilities that complement the building’s own courtyards.

Schools and daily services

A 2026 community guide names JSS International School, which follows the CBSE curriculum, as an all-through school in JVC and notes that nurseries operate in several districts of the community. Families who are comparing homes should confirm current admissions and details directly with the schools they are considering. Nakheel’s own description of JVC also mentions schools, parks and mosques among the facilities of the community. The broader market backdrop is described in our Dubai property market guide.

How buying a resale works in Dubai

Buying from an existing owner follows the ready-property route described in our Dubai guides: a deposit, a no-objection certificate from the developer and a transfer of title at the Dubai Land Department (DLD), often handled through a registered trustee office. The steps below set out the sequence, and the guide to the rules for buying property in Dubai covers the framework in more depth.

  1. Confirm status and registration. Jumeirah Village Circle is a designated freehold area. Buyers verify the building and the unit with the Dubai Land Department and check that the agent holds a valid RERA licence.
  2. Agree the price and sign the MOU. Buyer and seller sign a Memorandum of Understanding (Form F) through the DLD’s trustee office. A deposit of typically 10% is paid, into escrow or directly to the seller depending on the agreement.
  3. Obtain the no-objection certificate. The developer issues an NOC for the resale, confirming that there are no outstanding dues or restrictions on the unit. A fee is payable to the developer for it.
  4. Arrange financing, if used. A buyer who needs a mortgage secures a pre-approval before committing, because the lender’s timeline and requirements affect the overall schedule. A mortgage registration fee applies when a loan is used.
  5. Transfer at the trustee office. The balance of the price is paid, together with the 4% DLD transfer fee and the agent’s commission. Transfer is usually completed within about 30 days of the MOU.
  6. Receive the Title Deed. The DLD registers the property in the buyer’s name and issues the Title Deed, which confirms freehold ownership.
  7. Set up the home. Utility accounts are opened, with refundable DEWA set-up deposits of AED 2,000 to AED 4,000, and the buyer begins to pay the building’s service charge.

Who is involved

A resale involves the buyer, the seller, a RERA-licensed agent, the developer (for the NOC), the DLD trustee office and, where financing is used, a bank. Many foreign buyers also appoint an independent real estate lawyer to read the sale agreement before funds move, and a mortgage adviser when a loan is part of the plan. Each of these roles has a defined task in the sequence above.

Resale compared with off-plan

The off-plan route, used for buildings that are still under construction, runs through the Oqood registration and payments held in escrow against construction milestones. A resale in a completed building has no construction schedule: the buyer sees the finished unit, pays at transfer and receives the Title Deed. Ready property bought from an owner usually asks for full or near-full payment at transfer, which is why financing and funds are arranged before the MOU is signed. The two routes serve different situations, and this page follows the resale route because it is the one that applies to a purchase from an existing owner. A purchase from the developer’s ready stock follows the 50/50 plan that Ellington lists for the building.

What to prepare when buying a resale in Belgravia III

Having documents in order shortens the path from agreement to Title Deed. The list below follows the requirements described in our Dubai guides:

  • A valid passport
  • An Emirates ID, if you already hold one; otherwise passport-based identification generally suffices for the purchase itself
  • Proof of funds, particularly where a larger transaction or a mortgage is involved
  • The signed sale agreement: the MOU (Form F), and the formal contract if one follows
  • The developer’s NOC, confirming no outstanding dues or restrictions on the unit
  • Funds for the DLD transfer, the 4% fee and the agent’s commission
  • Mortgage documents and the lender’s pre-approval, if financing is used
  • Confirmation from the seller’s side that the building’s charges are settled, as the NOC process requires

Golden Visa and the AED 2,000,000 threshold

Dubai’s property route to the Golden Visa depends on the value of the property. The rule, as set out in our Golden Visa guide, is as follows:

  • The threshold is a property value of AED 2,000,000 or more (about USD 544,600).
  • The value is judged by the Dubai Land Department’s valuation at the time of application, so a sale price and a valuation are separate things.
  • One property, or several properties whose values add up to AED 2,000,000, can be used.
  • A mortgaged property qualifies with a no-objection certificate from the lender, and no minimum equity is required since the federal circular of 20 February 2026.
  • The property must be freehold in a designated Dubai freehold area, and the visa is a 10-year renewable residency.

Set against the 2026 registered sales in Belgravia III, the one-bedroom prices of AED 1,000,000 to AED 1,300,000 are below AED 2,000,000. The two-bedroom range runs from AED 1,543,828, which is below the threshold, up to AED 2,400,000, which is at or above it. A sale price does not decide eligibility: the Dubai Land Department valuation for the specific unit does. A buyer who wants to use the property route should check the valuation of the particular home, or consider combining properties, before relying on it. Holders of the visa can sponsor a spouse and children, a point the Golden Visa guide covers in detail.

Costs of ownership in a completed building

The purchase price is one part of the cost of buying. Our guides to the cost of buying an apartment in Dubai and to property tax in Dubai set out the items, summarised here for a resale:

  • DLD transfer fee: 4% of the property value, payable at registration. On a price of AED 1,000,000 the fee is AED 40,000. The fee is negotiated between the parties, and convention increasingly places it on the buyer.
  • Agent commission: around 2% of the price, generally paid by the buyer in Dubai.
  • Registration and NOC fees: a small fixed registration fee and the developer’s fee for the NOC.
  • Mortgage registration fee: applies when a loan is used.
  • DEWA deposits: refundable deposits of AED 2,000 to AED 4,000 for utility accounts.
  • Service charge: the annual fee for building maintenance and shared facilities. A broker listing quotes about AED 14 per sq ft per year for Belgravia III; at that rate a 900 sq ft home would carry an annual charge of about AED 12,600.
  • Housing fee: 5% of the annual rental value, collected monthly through DEWA bills.

Our guides suggest budgeting roughly 6–10% on top of the property price for these transaction costs. Dubai does not apply an annual property tax on residential property, and the items above are the charges that apply instead. Because the transfer fee is a percentage, it scales with the price: on the one-bedroom range of AED 1,000,000 to AED 1,300,000 it comes to AED 40,000 to AED 52,000, and on the two-bedroom range of AED 1,543,828 to AED 2,400,000 it comes to about AED 61,753 to AED 96,000.

The Belgravia family: Belgravia III (Bulgravia III) and its four neighbours

Ellington Properties built five Belgravia buildings in JVC. The comparison below uses the developer’s own handover events and the 2026 registered sale ranges recorded by Property Finder, with each project name linked to its page on this site.

Project Homes Handover, per Ellington 2026 registered sales, AED
Belgravia (Bulgravia) 181 Delivered in 2017 One-bedroom 1,100,000 – 1,139,000; two-bedroom 1,925,000
Belgravia II (Bulgravia II) 188 Handed over in February 2019 Studio 725,000 – 745,000; one-bedroom 1,000,000 – 1,250,000; two-bedroom 1,825,000 – 1,930,000
Belgravia III (Bulgravia III) 260 Began 9 February 2022 One-bedroom 1,000,000 – 1,300,000; two-bedroom 1,543,828 – 2,400,000
Belgravia Heights I (Bulgravia Heights I) 155 Began 5 December 2022 –
Belgravia Square (Bulgravia Square) 225 Completed One-bedroom 1,350,000 (16 January 2026)

The five buildings differ in scale, from 155 to 260 homes, and in handover year, from 2017 to 2022. Belgravia III has 260 homes, and its handover began on 9 February 2022, three years after Belgravia II and five years after the original Belgravia. When you compare buildings, compare like with like: the same home type, a similar size, and the same period, and then look at the price per square foot rather than at the headline figure alone. A dash in the table marks a building for which this page quotes no 2026 range.

Frequently Asked Questions

Is Bulgravia III the same as Belgravia III?

Yes. Belgravia III by Ellington Properties is the developer’s name for the building, and Bulgravia III is the spelling some portals and earlier pages use. Both refer to the community of 260 homes in Jumeirah Village Circle.

Is the building completed?

Yes. Ellington Properties began the handover of Belgravia III on 9 February 2022, per its handover release. The building is complete. Ellington lists it as ready with a 50/50 payment plan, and homes are also resold by existing owners.

Which home types are there?

The developer’s release lists studios, one-bedroom and two-bedroom apartments and two-bedroom townhouses. Recorded 2026 sales show one-bedroom homes of 810 to 974 sq ft and two-bedroom homes of 1,208 to 2,013 sq ft.

Is the property freehold?

Yes. Jumeirah Village Circle is a designated freehold area, and a buyer receives a Title Deed from the Dubai Land Department confirming full ownership.

What did homes sell for in 2026?

Per Property Finder’s registered sales for July to September 2026, four one-bedroom apartments sold between AED 1,000,000 and AED 1,300,000 (USD 272,300 to USD 354,000), and two-bedroom homes sold between AED 1,543,828 and AED 2,400,000 (USD 420,400 to USD 653,500).

What is the Golden Visa threshold for a property?

The property route needs a Dubai Land Department-certified value of AED 2,000,000 or more. The one-bedroom sale prices are below that figure, and the two-bedroom range runs from below it to above it, so the valuation of the specific home decides.

How is a resale purchase made?

The parties sign an MOU (Form F) with a deposit of typically 10%, the developer issues an NOC, the transfer is completed at the DLD trustee office with the 4% transfer fee, and the DLD issues the Title Deed. The full sequence is in the resale section above.

What does the service charge look like?

The service charge is the annual fee for building maintenance and shared facilities. A broker listing quotes about AED 14 per sq ft per year for Belgravia III, and the amount for a given home is its size multiplied by the rate in force.
