The About page of the developer’s website says that Sohar Real Estate Development has operated since 2019 and describes its approach as combining vision and execution, with over twenty years of experience brought by its founders. Its stated vision on that page is to provide real estate products and integrated solutions that develop the real estate sector in the region, and its stated values are transparency, integrity, collaboration, responsibility and sustainability. The homepage adds a mission of developing integrated urban destinations aligned with Oman Vision 2040.
The CEO message is signed by Mahmoud Al-Mundhiri. In it he writes that the company places people at the centre of its project designs. In April 2019 Oman Observer quoted the company’s chief executive at the launch of the company’s Bazaar project in Sohar, where he spoke about the growth of the retail sector. In December 2024 he spoke again, this time at the announcement of Hai Majd, saying that modern city development has moved from constructing buildings to creating spaces centred on people and their needs. Real Estate Souq, a Muscat property platform, published that statement.
The company keeps two offices. According to the contact details on its website, one is on Al Bahja Street in Sohar and the other is on 2380 Road in Muscat. Its public channels include a LinkedIn company page and an Instagram account linked from the website footer.

Plumeria, Sohar: apartments in Hai Majd
Our Plumeria listing describes a freehold apartment development in the Majd district of Sohar, on the Batinah coast, about 260 kilometres by road from Muscat and about 200 kilometres from Dubai. It offers one-, two- and three-bedroom apartments in two residential buildings, with swimming pools and balconies that look onto the neighbourhood boulevard. The developer’s website describes Plumeria as the apartment component of Hai Majd and gives the unit count as more than 150 residential and commercial units, with an under-construction status. Entry prices on our page start at about $95,000, which is OMR 36,527 at the peg.
The developer’s project page says that the buildings have balconies facing either the boulevard or the surrounding community, and that some residences have private swimming pools. It also places the project at the entrance of the neighbourhood boulevard, a 1 kilometre promenade. A broker listing from Vista Real Estate describes the same two buildings and states a 152.2 m² three-bedroom plan with completion in Q2 2028; the completion date for each unit is written into its sale and purchase agreement.
What the developer lists for Plumeria and its neighbourhood
The developer’s Plumeria page lists concierge services, round-the-clock security, private underground parking, indoor and outdoor lifts, a hotel-style lobby, a suspended glass bridge, gardens and landscaped parks, walking trails, cycling tracks, a central mosque, fitness clubs, a padel court, a multipurpose court, a 1 kilometre boulevard, children’s play areas, smart-home systems, fully equipped European kitchens, an event plaza and an open-air theatre. It adds that the neighbourhood includes a school, a public library and a multipurpose hall, and that retail outlets serve daily needs. Real Estate Souq lists ground-floor retail units in Plumeria as separate shop listings.
The sale and purchase agreement and its specification schedule set out which of these facilities belong to the Plumeria buildings and which belong to the wider Hai Majd neighbourhood, and the service-charge schedule says which of them owners fund through the owners’ association.
Plumeria pricing and payment plan
The page we publish gives the payment plan as a 25% down payment with instalments over up to seven years, so the remaining 75% is spread across the instalment window. Applied to the entry price, that means a down payment of about $23,750 (OMR 9,132) and a balance of $71,250 (OMR 27,395). The illustration in the buying section below shows what equal instalments over three, five and seven years would be.
On Real Estate Souq the developer’s Plumeria page also carries retail units, from 43 m² upward, which are a separate product from the apartments. The apartment price list, the retail price list and the payment schedule for each are issued by the developer’s sales team.

Bazaar Sohar: the retail destination
Bazaar Sohar is a retail project dated 2019 in the record. Oman Observer reported on 30 April 2019 that Sohar Real Estate Development Company had launched it as a RO 13 million project of more than 300 shops, and that the inauguration was held under the auspices of the Minister of Commerce and Industry, Dr Ali bin Masoud al Sunaidy. The shop categories named in the report include handicrafts, copper utensils, silver, spices, Arabic coffee, fabrics, traditional costumes, cafés, restaurants and family entertainment.
The developer’s Bazaar Sohar page files the project under “Completed” and describes more than 18,000 m² with more than 300 retail units, a 1,081 m² hypermarket, a pharmacy and a bank. It lists specialised markets for gold and jewellery, men’s essentials, Omani kumma caps, frankincense and incense, dates and spices, women’s products, electronics and children, and names a hanging garden, a family park, 400 or more parking spaces and a mosque inspired by the historic Mazin bin Ghadouba Mosque.
Hai Majd: the neighbourhood
Hai Majd is the setting for Plumeria and the residential neighbourhood in the portfolio, with a stated unit count above 1,000. The Ministry of Housing and Urban Planning lists the Majd Neighbourhood on its Surooh project pages: it sits in the Wilayat of Suhar, Muweilah area, in North Al Batinah, with over 1,000 housing units, more than 100,000 m² of green space, a commercial district, a central mosque, children’s play areas, multipurpose sports fields, a cycling path, an open-air gym, public and private swimming pools and walking paths. The home types listed are standalone villas of five to six bedrooms, attached villas of four bedrooms, townhouses of four bedrooms and apartments in various sizes.
The launch was announced on 11 December 2024 at the Real Estate Conference. Real Estate Souq’s account says the project will have more than 1,000 residential units and is the result of collaboration between the Supreme Council for Planning and the Ministry of Housing and Urban Planning under a public-private partnership for integrated residential neighbourhoods. A May 2025 report in Times of Oman gives the neighbourhood as 1,057 units on 370,000 square metres with an investment of RO 50 million and reports 77% of the units sold.
The developer’s page explains the programme in its own words. The Surooh Initiative, it says, is a national initiative to develop fully integrated residential communities in support of Oman’s housing policies, while providing suitable housing alternatives for citizens eligible for residential land grants. Oman Observer’s October 2023 report describes the same programme as one for integrated residential neighbourhoods developed by the Ministry of Housing and Urban Planning to give eligible citizens a range of housing options.
Wajhat Majd: the commercial and residential frontage
The Wajhat Majd page describes a commercial and residential destination within Hai Majd, with more than 2,000 units, and says the community is expected to draw about 300,000 visitors a year to its shops, restaurants and cafés. It is listed as under construction.
Bazaar Salalah: the retail destination in Dhofar
Bazaar Salalah follows the Sohar format in Dhofar. The developer’s page lists more than 400 units over more than 34,000 m², eight specialised markets, around 64 restaurants and cafés, a 1,700 m² hypermarket, 400 or more parking spaces and an event plaza, and marks the project as under construction. Real Estate Souq adds a 1,300 m² mosque in Najdi style and an underground car park, and shows units for sale across a price range from OMR 15,298 to OMR 361,000.
Riviera Salalah: apartments in Al Mu’taza
The developer’s Riviera Salalah page describes a residential and commercial complex of more than 147 units in the Al Mu’taza area of Salalah, designed for a resort-style lifestyle and for rental use with professional operational management. Facilities named include hotel-style services, swimming pools, hanging gardens, rooftop lounges, an open-air fitness club, walking trails, children’s play areas, retail outlets, cafés and parking. It is listed as under construction.
Alvia: apartments on the Seeb coast
Alvia is the company’s Muscat project. The developer’s page places it in Al Hail North on the Gulf coastline, with more than 200 residential and commercial units, a 16-metre cantilever described as inspired by French architecture and an infinity pool. Real Estate Souq lists apartments from 68 m² to 178 m² and shops of 41 m² to 50 m² and gives the distances to Muscat airport as about 15 km and to Al Mouj Muscat as about 7 km. It is listed as under construction.

Bazaar Sohar is the project the developer marks as completed; the other six entries are listed as under construction, and the handover date for each is set in the contract signed with the buyer. Sohar as a Location
Sohar is the capital of North Al Batinah Governorate on the Gulf of Oman coast. Wikipedia records an estimate of 221,605 for 2016, describes the Port of Sohar as established in 2002 and lists the Sohar Aluminium Company, set up in 2004, among the industrial employers. It also lists four higher-education institutions in the city, including Sohar University and Oman Medical College, and a regional airport. Real Estate Souq’s Plumeria page describes the governorate as having a population above 915,000 and a free zone and port that attract annual investment above OMR 1.5 billion.
Distances matter to buyers who commute or visit. Our listing gives the road distance from Sohar to Muscat as roughly 260 kilometres and to Dubai as roughly 200 kilometres, a drive of about two and a half to three hours. The Majd district, it says, has schools, markets, health centres and green spaces. For a Plumeria buyer the location offers employment, schooling and daily services in a working port city. How Buying Works with Sohar Real Estate Development
Plumeria is an off-plan sale, which means the buyer commits to an apartment before it is finished and pays in stages. The steps below follow the sequence described on our listing, with the legal framework added.
- Choose a unit and confirm the price list. The developer’s sales team issues the current availability, the unit plan and the price for each layout. The prices on our page are entry prices.
- Sign a reservation agreement and pay the down payment. According to our listing, a reservation agreement and the 25% down payment secure the chosen unit and price.
- Sign the sale and purchase agreement. The agreement sets out the instalment schedule, the specification, the handover date, the service-charge basis and the terms for assignment or cancellation.
- Pay instalments through the project account. Instalments follow the schedule in the agreement, for up to seven years under the plan on our listing.
- Attend the snagging inspection. After completion, our listing says buyers are invited to a snagging inspection where finishing items are logged and corrected before final acceptance.
- Register the title. Title registration is made with the Ministry of Housing and Urban Planning, according to our listing, and residency applications begin after registration.

The developer’s sales team sets the instalment dates for each contract. To make the plan on our page concrete, the table below applies a 25% down payment to the $95,000 entry price and divides the remaining $71,250 into equal monthly amounts over three, five and seven years. Escrow and the off-plan law
Royal Decree 79/2025, issued on 10 September 2025, promulgated the new law regulating real estate and repealed, among other instruments, the escrow account system for development projects that Royal Decree 30/2018 had created. The decree text says it takes effect 180 days after publication in Official Gazette issue 1613 of 14 September 2025, which is mid-March 2026, so it is now in force. According to our listing, buyer instalments for a project under construction are held in a project escrow account and released against verified construction milestones. Service charges and owners’ association
Our listing says that Plumeria will operate under an owners’ association responsible for maintaining shared infrastructure such as the boulevard, pools and common areas, funded through an annual service charge set out in the sale agreement. Taxes, financing and letting
Our listing states that Oman levies no annual property tax and no capital gains tax on freehold residential real estate, and that the one-time transfer fee for foreign buyers is 3% of the purchase price. It says buyers can choose between the developer’s instalment plan and a mortgage from a bank in Oman that lends to non-resident freehold buyers. Ownership Route and Residency for Sohar Real Estate Development Oman Buyers
Our listing says Plumeria is sold on 100% freehold title to buyers of any nationality. Foreign freehold ownership in Oman is otherwise tied to designated zones, and the title and the zone status of a unit are confirmed in the reservation documents. The wider Hai Majd neighbourhood belongs to the Surooh programme, which the developer describes as providing housing for citizens eligible for residential land grants, so eligibility for programme homes in Hai Majd is set by the programme rules, separate from the freehold apartment offer at Plumeria.

What to Prepare When Reserving with Sohar Real Estate Development
These are the documents and details a buyer normally receives or confirms when reserving an off-plan apartment: the reservation form, the sale and purchase agreement, the payment schedule, the escrow account details and the handover schedule.
- Reservation form. It names the unit, the price in the currency of the contract, the down payment and the date by which the sale agreement is signed.
- Sale and purchase agreement with the handover date. The agreement states the completion date for the specific unit, the specification and the cancellation and assignment terms.
- Escrow account details. The bank name, the account holder and the project account into which every instalment is paid, as described under Royal Decree 79/2025.
- Title and ownership documents. The plot reference, the freehold confirmation and the way the title will be registered in the buyer’s name with the Ministry of Housing and Urban Planning.
- Payment schedule. The date and amount of each instalment across the plan, whether three, five or seven years.
