Ownership, History and Backing of Al Zaid Real Estate Oman
The developer’s own description sets out how Al Zaid Real Estate Oman presents itself. The About page on alzaidt.com states that the group aims to deliver solutions across Oman and sets out a mission of combining architectural principles, design, craftsmanship and technology to create spaces for living, recreation and business. The same page carries a message from the chief executive which says that Al Zaid Trading was established in Oman and expanded by executing projects for corporate clients and by securing dealership agreements with international manufacturers. The group therefore describes a path from trading and supply into design, contracting and property development.
That background is visible in the services listed on the home page. Alongside real estate and development (“residential building, offering comprehensive solutions from concept to completion”), the site lists turnkey interior design with 3D perspectives and lighting design, space planning and construction documentation, project supervision, the supply of floor finishes and natural stone, and execution services covering government approvals, contracting, joinery and mechanical, electrical and plumbing works. The group’s services therefore run from design and supply of finishes through to execution, alongside development, and furnished studios such as those at The Sea Front Residences are completed with furniture and built-in appliances.
The company’s office is in the Saadah district of Salalah, and the website lists branches in Kuwait, Lebanon, the Czech Republic, Poland, Turkey and Australia. The July 2023 agreement is reported by Times of Oman and by Black and White Oman, both citing the Oman News Agency. The report places the signing within the efforts of the Office of the Wali of Taqah to develop the investment and tourism sector of the wilayat, and describes a complex of seven floors with 200 housing units, a sports club, a meeting room, a restaurant and commercial activities, on a total area of 33,000 square metres. It gives the dated scale of the Taqah Long Beach scheme.
Al Zaid Real Estate Oman Projects: The Two Buildings We List
Both projects sit on the same stretch of beach at Taqah. They are different products. One is a building of studios completed with furniture; the other is a building of one-bedroom apartments of about 104 to 105 square metres. The sections below give each project’s facts, followed by a summary table that puts them side by side.
The Sea Front Residences, Taqah
The Sea Front Residences is a building of 94 residences, all studios, with 6,334 square metres of built-up area and a height of about five storeys. The developer’s brochure describes a curved white structure on the beach, with floor slabs that step back as they rise so that upper terraces open towards the sea. Our listing places the site at Taqah, Dhofar Governorate, 33.8 kilometres east of Salalah and 0.7 kilometres from the centre of Taqah town.
The brochure publishes four studio layouts. Types A and B are 56 square metres gross (about 603 square feet), and Types C and D are 70 square metres gross (about 753 square feet). The brochure labels all four as total gross area, which includes the terrace. The entry price is $128,700, or OMR 49,485, which works out at $213 per square foot on the 603 square feet of Type A ($128,700 divided by 603). At the date of our price list, 12 of the 94 residences were shown as available.
The handover target is the fourth quarter of 2027, according to the developer’s brochure. Residences are handed over fully furnished, with built-in appliances; the brochure names integrated refrigerators and dishwashers. The service charge on the sales sheet is OMR 300 per year, a flat amount per unit rather than a rate per square metre. Spread over a 56 square metre studio that is OMR 5.36 per square metre per year, and over a 70 square metre studio OMR 4.29; our guide to service charges in Oman real estate explains what they normally cover.
The tenure is stated in the brochure’s facts panel as “99 years leasehold renewable for life”. That is the developer’s wording, and this profile describes the title on that basis. Amenities listed by the developer are a rooftop infinity pool with sea views, a gym and spa centre, a rooftop restaurant open all day, cafés and a rooftop lounge, an on-site mini-market, pharmacy and shops, a nursery, landscaped gardens and terraces, 24-hour security and a 24-hour airport shuttle with an on-site bus stop. The developer’s website describes the Sea Front compound as fully serviced, with a pharmacy, a supermarket, a restaurant open all day, pools, terraces and landscaped gardens.
Distances from our listing are Taqah town centre 0.7 km, the Sumhuram archaeological site at Khor Rori 3.2 km, Salalah city centre 33.8 km and Salalah International Airport 33.6 km. The sales sheet gives drive times of about 25 minutes to Salalah city centre and about 35 minutes to the airport.
Taqah Long Beach Boutique, Taqah
Taqah Long Beach Boutique, abbreviated TLB.B in the developer’s brochure, is a building of 24 residences on four residential floors above a ground level, with a rooftop deck. The developer’s website describes it as an ongoing project of Al Zaid Development, a boutique residential complex with finished apartments and views of the Arabian Sea. Our listing places it 31.5 kilometres east of Salalah and 1.8 kilometres west of Taqah town, on the shore of the same beach as The Sea Front Residences.
The brochure shows two apartment variants of 105 square metres and 104 square metres gross, which are 1,130 and 1,119 square feet. Both are labelled “Type A 1+1”, the convention for one bedroom and one living room. The entry price is $224,700, or OMR 86,395. Divided by the brochure sizes this is $199 to $201 per square foot ($224,700 divided by 1,130 square feet gives $199; divided by 1,119 square feet it gives $201). At the date of our price list, which is dated 25 August 2026, 2 of the 24 residences were shown as available.
The completion quarter on the sales sheet is the third quarter of 2026, with units handed over finished, with built-in appliances and a smart-home system, floor-to-ceiling glazing and a balcony to every apartment. The payment terms on the sales sheet are 50% on reservation, with the balance in monthly instalments until completion. On the listed entry price, the 50% reservation payment is OMR 43,197.50, or $112,350. The sales office issues the instalment schedule that applies on the date of purchase.
The amenities of the building itself, per the brochure, are a 200 square metre rooftop pool deck with a bar and lounge, a prayer room, landscaped gardens and terraces, 24-hour gated security, and a shuttle bus service with an on-site bus stop. The brochure also lists a gym, spa, rooftop restaurant, cafés, a nursery and a mini-market at the neighbouring Taqah Long Beach, the developer’s neighbouring scheme along the same beach, which the Boutique building’s residents use as an adjoining facility. Distances from our listing are Taqah Castle and Taqah town centre 1.8 km, the Sumhuram site 5.7 km, Salalah International Airport 31.3 km and Salalah city centre 31.5 km. The sales sheet gives drive times of about 25 minutes to Salalah and about 30 minutes to the airport.

The portfolio of Al Zaid Real Estate Oman is concentrated in one small stretch of the Dhofar coast, and the developer’s website lists it. The Properties page groups projects under status filters (latest, following, upcoming, ongoing and completed) and presents seven named projects. The status labels in the table are the developer’s own. The Taqah Long Beach family is a group of related buildings: Taqah Long Beach itself, the H1 and H2 phases and the Boutique building share a location and a service model, and the Boutique brochure lists several of the family’s facilities as adjoining. The 2023 report in Times of Oman describes Taqah Long Beach as a seven-floor complex of 200 housing units with a sports club, meeting room, restaurant and commercial space.
The developer’s website lists Lamar and Taqah Blue Beach as completed projects. Lamar is described as a residential compound with views of Salalah’s beaches, mountains and cityscape, and Taqah Blue Beach as a residential project with views over Salalah’s beaches and mountains and guest amenities. Both are in the Salalah area, and the sales office can arrange viewings.
Taqah and the Dhofar Coast: The Setting for Al Zaid Real Estate Oman Projects
Taqah is a coastal wilayat of Dhofar Governorate. According to Wikipedia’s article on Taqah, the 2010 census recorded a population of 18,218, and the wilayat includes beaches, plains and mountains, caves, and two protected inlets, Khawr Taqah and Khawr Rawri, designated under Royal Decree 49/97. Taqah Castle, a restored fort, stands in the town. The town is east of Salalah, which is the regional centre and the location of Salalah International Airport.
The heritage sites nearby are a feature of the area. Sumhuram, at Khor Rori, was a fortified port founded in the third century BC, and it forms part of the UNESCO World Heritage property known as the Land of Frankincense, inscribed in 2000, together with Wadi Dawkah, Shisr and Al Baleed. The ruins are described in more detail in the entry for Khor Rori. Our listing for The Sea Front Residences measures the site at about 3.2 kilometres from Sumhuram, and the Boutique at about 5.7 kilometres.
Seasonal tourism shapes the Dhofar property market. The khareef, the monsoon season from late June to the end of August, brings cooler, greener weather and many visitors. According to the National Centre for Statistics and Information figures reported by Times of Oman, Dhofar received 1,027,255 visitors between 21 June and 31 August 2025, compared with 1,006,635 in the same period of 2024, and 734,225 of them were Omani visitors. The sales sheets for both projects list nearby shops, schools and leisure facilities in the 8 to 20 minute range, including supermarkets, a children’s club, the Hawana Aqua Park and an English-language academy. For daily needs the developer’s own buildings add a mini-market and pharmacy at The Sea Front Residences and the facilities of the adjoining Taqah Long Beach for the Boutique.
How Buying Works With Al Zaid Real Estate Oman
A purchase from Al Zaid Real Estate Oman follows the standard sequence for an off-plan or near-completion residence in Oman. The details sit in the reservation form and the sale and purchase agreement, which are the documents that fix the price, the payment schedule, the completion date and what is included in the unit. The steps below are the normal order, and the sales office confirms each against the specific unit.
- Select the unit. The sales office provides current availability, the unit’s floor and orientation, and its measured area, both gross and enclosed. Price lists carry a date, and our listings state the date of the list they use.
- Reservation. A reservation form records the unit, the price and the reservation payment. At Taqah Long Beach Boutique the sales sheet states 50% on reservation.
- Sale and purchase agreement. The agreement sets the payment schedule, the handover date, the specification (for Sea Front, the furnished handover, and for the Boutique, the finished handover with appliances and smart-home system) and the service-charge arrangement.
- Payments. Instalments are paid by the dates in the schedule. Reservation documents normally name the bank and the project’s escrow account into which buyer instalments are paid.
- Snagging and handover. Before accepting the keys a buyer inspects the unit against the specification and lists any items to be completed. Our handover calendar for ready property in Oman tracks handover targets across developers.
- Registration. Title or lease registration is completed with the Ministry of Housing and Urban Planning, and the documents issued reflect the form of tenure for the project.
On payment plans, the one stated for Taqah Long Beach Boutique is a 50% payment at reservation followed by monthly instalments until completion. Buyer protection under Royal Decree 79/2025
Oman’s real estate regulation changed recently. Royal Decree 79/2025, published in the Official Gazette on 14 September 2025, promulgated a new law regulating real estate and repealed several earlier instruments, among them the escrow system created by Royal Decree 30/2018. The decree text on decree.om says it takes effect 180 days after publication, which falls in March 2026. A summary by BSA Law lists the new regime’s main elements as project licensing, project escrow accounts, guarantees, registration and owners’ associations. For a buyer, the practical consequence is that the reservation documents should identify the licensed project, the escrow account and the registration route, and that the handover date in the sale and purchase agreement is the date that governs. A buyer may have a lawyer review the agreement before signing.
Service charges and running costs
The service charge published for The Sea Front Residences is OMR 300 per year per unit, a flat amount. The Boutique’s service-charge schedule is issued with its reservation documents. Service charges in Oman usually cover the upkeep of common areas, the pool, security, lifts and landscaping, and are normally billed annually or in instalments to an owners’ account. Ownership Route and Residency for Al Zaid Real Estate Oman Buyers
Ownership in Oman is organised by zone. Foreign freehold ownership is available inside designated Integrated Tourism Complexes (ITCs) under Royal Decree 12/2006, and our guides to freehold property in Oman and to what foreigners cannot buy explain the zones. Outside ITCs, property can be held on other terms. For The Sea Front Residences the developer’s brochure states “99 years leasehold renewable for life”. A long lease is registered with the authorities and sets out its term and renewal conditions, and the buyer receives the lease documents at registration. The lease instrument states the term, the renewal mechanism and the registration route. For Taqah Long Beach Boutique, the tenure is recorded in the reservation documents.
On residency, this site’s rule is that the Golden Residency needs a single ITC property worth at least OMR 200,000 and is decided by the Royal Oman Police, while the Owner Visa has no minimum value. The Golden Residency conditions are summarised by Middle East Briefing. The Owner Visa was reshaped by Royal Oman Police Decision 87/2026, published in Official Gazette 1653 on 21 June 2026. According to Oman Observer and Times of Oman, the decision allows a foreign buyer to obtain a property-owner visa without a local sponsor on a certificate from the competent authority, valid for six months to one year and renewable, with stays of up to three months per entry; it also provides for owner residency without a sponsor for the owner of a registered unit, and the permits of accompanying spouses and relatives follow the ownership. The OMR 200,000 threshold is $520,160 at the peg. The entry prices of our two Al Zaid projects are below it, as the table shows. The unit price and the form of title determine which residency route applies, and the Royal Oman Police decides each application.

The condition is one property of at least OMR 200,000, so two smaller purchases do not combine. A buyer who plans a residency application confirms the permit route for the purchase with the Royal Oman Police.

What to Prepare When Reserving With Al Zaid Real Estate Oman
A reservation is smoother when the documents are ready. The list below is the normal set for an Omani off-plan or near-completion purchase.
- Identification. A valid passport for each buyer, and a residence card if you hold one. For a company purchase, the commercial registration and the signatory’s authority.
- Reservation form. The form naming the unit, the price in rials, the reservation payment and its payment method.
- Sale and purchase agreement. The agreement showing the handover date and the payment schedule, with the specification for the furnished or finished handover attached.
- Escrow account details. The bank, the account holder and the project escrow account into which instalments are paid, as described in the Law 79/2025 guide.
- Title or lease documents. For Sea Front, the lease instrument with its term and renewal conditions; for other units, the title documents that apply to the project.
- Payment schedule. Dates and amounts for each instalment, in rials and in your payment currency.
- Service-charge schedule. The annual charge, what it covers and when it is billed. At Sea Front the sales sheet gives OMR 300 per year.
- Floor plan and measured areas. The plan of the specific unit with the gross and enclosed areas.
