Danube Properties Dubai: who the developer is and what it builds

Danube Properties Dubai is the property-development arm of Danube Group, a Dubai-headquartered group whose roots, according to its own About page, lie in a single store opened in Deira about 30 years ago. Danube Group says it now operates in nine countries across the Middle East and Asia with more than 3,500 staff, and that its businesses include building materials, home furniture retail and a cladding-panel factory alongside the property company. The property company is the one buyers meet today: it markets studios, one- to four-bedroom apartments, townhouses and villas in communities across Dubai, and it is known for a monthly payment plan that Danube describes as 1% of the price per month. That is why Danube Properties Dubai has its own profile in our developers section.

On its homepage Danube Properties Dubai reports 32 projects launched, 16 delivered and 16 under construction, with construction spanning more than 25.5 million square feet. Our site lists 30 of its projects, from completed buildings in Al Furjan, Arjan and Dubai Studio City to towers in Business Bay, Jumeirah Lake Towers and Dubai Maritime City that the developer shows as under construction. Ownership, history and backing of Danube Properties Dubai

Danube Group’s origin story has been told in the press by its founder. A Gulf News Property magazine profile from September 2018 says Rizwan Sajan grew up in Mumbai, worked in building-materials trading in Kuwait, moved to Dubai at the end of 1991 and built a trading business under the Danube name, which he took from the River Danube. The article describes the early business as an indenting and agency operation that grew through galvanised-sheet distribution and then expanded to Sharjah, Abu Dhabi and Al Ain, with 18 showrooms in the UAE at the time of writing. It names his brother Anis Sajan as managing director and his son Adel Sajan as a director. Today the leadership page lists Rizwan Sajan as founder and chairman, Anis Sajan as vice chairman and Adel Sajan as group managing director, and the management page lists Madhusudhan Rao as CEO of Danube Group and Ghayyour Ahmad as general manager for projects and development.

The group describes its other businesses on the About page: Danube Building Material, with more than 25,000 products; Danube Home, a furniture retail brand present in the UAE, Saudi Arabia, Oman, Bahrain, Qatar, Kuwait, India and Africa; and Alucopanel, a UAE factory for A2-grade facade cladding panels. Danube Properties Dubai sits within this structure as a subsidiary. Gulf News describes it as a private real estate developer, and the sources for this profile are the developer’s own pages, trade press and Dubai government material.

The group’s ties to the property market run through its supply business. At the launch of Greenz, which the developer dates to April 2026, Sheikh Nahyan bin Mubarak Al Nahyan, the UAE Minister of Tolerance and Coexistence, spoke about the company’s long relationship with the UAE through the building-materials sector before it expanded into development, according to Danube’s own report of the event. Danube says the Coca-Cola Arena launch drew more than 7,000 attendees. The company has also announced steps beyond Dubai: a new sales office at 44 Brompton Road in Knightsbridge, following an office in Harrow that opened about two years earlier, and a land purchase from AD Ports Group of about one million square metres of freehold land in KEZAD Town Centre, Abu Dhabi, valued at around AED 840 million, signed on 16 January 2026. Neither step changes what is on offer in Dubai, but both show the company’s current activity beyond its Dubai towers.

The 30 projects below are the ones on our site. They are grouped by the community the developer’s own project page names. Unit counts, handover targets and starting prices are the developer’s figures from its project pages as read on 11 October 2026. Where a project page shows no starting price (it displays “sold out” in that field), the summary table uses the studio price on our listing page, marked L, and where the developer’s page gives a price, it is marked D. Sizes in square feet are the studio sizes quoted on our listing pages, and the price per square foot in the table is the entry price divided by that size. Dollar amounts use the 3.6725 peg. Business Bay: Bayz and Bayz 102

Bayz is a completed building in Business Bay with 463 apartments, according to the developer, in studio, one-, two- and three-bedroom layouts. The developer’s page mentions Italian fixtures, a rooftop pool, a party hall and a gym, and gives travel times of about 8 minutes to Business Bay metro station and 10 minutes to Downtown Dubai. The developer’s journey page lists Bayz among the projects completed in 2021. On our listing the studio price is AED 500,000 ($136,147) with studio sizes from 407 sq ft, which is about AED 1,229 per sq ft (entry price divided by size).

Bayz 102 is the newer tower, launched in September 2024 according to the developer’s timeline. Its project page describes 102 levels, 956 apartments from studios to four-bedroom units and penthouses, furnishings by the Italian brand Dolce Vita, and a helipad. The page gives a completion of June 2029 and a plan label of 30/70. Its FAQ lists studios from around AED 1,270,000 ($345,813), flex studios from AED 1,680,000, one-bedroom executive apartments from AED 2,230,000, presidential suites from AED 2,320,000, two-bedrooms from AED 3,050,000, three-bedrooms from AED 4,900,000, four-bedrooms from AED 6,700,000 and penthouses from AED 26,000,000. A sister tower, Bayz 101 (1,346 apartments, June 2028, from AED 1,175,000), is on the developer’s site but not among our listings. In a Danube announcement the two Business Bay towers were offered with a limited-time 0% down payment and 2% monthly instalments; the announcement describes the towers as rising over 100 storeys, two minutes from Downtown Dubai and within walking distance of the metro station. Terms of such offers change, so check them on the day you reserve.

Jumeirah Lake Towers: Viewz and Diamondz

Viewz is a Jumeirah Lake Towers project with 1,132 apartments, according to the developer, in studios, one- to three-bedroom apartments and sky villas of up to five bedrooms. The developer’s FAQ places it in Cluster J, bordering Dubai Marina, gives a completion year of 2027 on the project page and lists prices from AED 950,000 ($258,679). The page names a 10-minute walk to the metro station, an 11-minute drive to Palm Jumeirah and a 28-minute drive to Al Maktoum International Airport. Our listing quotes sizes from about 401 sq ft for a studio to 5,765 sq ft for the sky villas; at the studio price of AED 950,000 that is about AED 2,369 per sq ft. The developer’s timeline shows the launch in January 2023.

Diamondz is a second Jumeirah Lake Towers tower in our list, launched in April 2024, with 1,219 apartments from studios to four-bedroom units and a completion of November 2027 on the project page. Prices start around AED 1,100,000 ($299,523) for a studio and AED 1,750,000 for a one-bedroom, and apartments with private pools run from AED 2,100,000 to AED 5,300,000, according to the project FAQ. Gulf News reported in April 2024 that the building is a 65-storey tower and that its gym uses equipment from Being Strong, a fitness-equipment company associated with the actor Salman Khan. The page lists a 2-minute trip to the DMCC metro station and 10 minutes to Marina Walk. With studios of about 400 sq ft on our listing, the entry price works out to about AED 2,750 per sq ft. Jumeirah Village Circle and Jumeirah Village Triangle: Elitz, Elitz 2, Elitz 3, Eleganz and Fashionz

Four of the developer’s Jumeirah Village Circle projects are on our site. Elitz has 592 apartments, studios to three-bedroom, with a glass facade, more than 29 amenities on the project page and a completion of October 2026; it was launched in November 2022. Elitz 2 has 801 apartments, launched in July 2023, with a December 2027 completion and 41+ amenities on the page. Elitz 3 has 692 apartments in twin towers that include retail and commercial space, launched in August 2023, with an April 2027 completion and 45+ amenities. Our listings quote studio prices of AED 600,000 ($163,376), AED 650,000 ($176,991) and AED 600,000 respectively, with studio sizes of 385 to 400 sq ft; that is about AED 1,500, AED 1,688 and AED 1,558 per sq ft. The project pages show a 30/70 plan label, and the developer’s site describes the series as offered on its monthly plan.

Eleganz is a completed community of 219 apartments and 40 townhouses in Jumeirah Village Circle, launched in October 2023, with studios, one- and two-bedroom apartments, two-bedroom duplexes and four-bedroom townhouses. The developer calls the homes ready to move in and gives a starting price of AED 1,230,000 ($334,922). Fashionz is in Jumeirah Village Triangle, next to the Circle. According to the developer it has 788 apartments, studios to three-bedroom, a July 2027 completion, FashionTV branding and a starting price of AED 1,513,000 ($411,981). It launched in April 2023. Arjan: Skyz, Resortz, Jewelz, Elz and Miraclz

Arjan, near the Dubai Miracle Garden, holds five of the developer’s buildings on our site. Skyz (827 apartments, studios to two-bedroom) is described by the developer as Mediterranean-inspired, with views toward the Miracle Garden, Arabian Ranches and Motor City, a skybridge and 18+ amenities; it launched in 2021. Resortz (444 apartments, studios to three-bedroom) has a neoclassical design and is listed as completed in 2019. Jewelz (463 apartments, studio to two-bedroom) launched in 2018 and is completed. Elz has 275 apartments, studios to two-bedroom, and is completed. Miraclz (599 apartments, studios to two-bedroom) uses convertible furniture that turns a living room into a bedroom, and the developer’s timeline lists it as completed in 2021.

On our listings the studio prices are AED 440,000 ($119,809) for Skyz, AED 450,000 ($122,532) for Resortz, AED 468,000 ($127,434) for Jewelz, AED 550,000 ($149,762) for Elz and AED 468,000 for Miraclz. With studio sizes of 349, 404 and 412 sq ft quoted for Skyz, Resortz and Jewelz, entry prices work out to about AED 1,261, AED 1,114 and AED 1,136 per sq ft. The Jewelz and Miraclz pages put Sheikh Mohammed Bin Zayed Road about one minute away, and the Resortz page places the Miracle Garden next door. The developer’s project pages show no starting price for these completed buildings, so the figures here are from our listings and should be checked against current availability.

Al Furjan: Starz, Sparklz, Pearlz, Gemz, Dreamz and Glamz

Al Furjan is where the developer’s older and newer projects sit side by side. Dreamz is a community of 171 three- and four-bedroom townhouses, listed as completed in 2017 and described by the developer as its first completed project, with more than 40% of the land given to open space. Glamz (426 apartments, studios to two-bedroom) and Starz (454 apartments, studios to two-bedroom) are completed buildings built around modular furniture and convertible sofas; the developer lists both as completed in 2019.

Pearlz has 302 apartments on the developer’s page. Gulf News reported on 29 May 2024 that it was handed over about six months ahead of schedule, with 300 residential units plus retail and a built-up area of 480,179 sq ft, at an open house attended by the Director General of the Dubai Land Department. Gemz has 279 apartments on the developer’s page and a pyramid-shaped design; Middle East Construction News reports that handovers began on 14 November 2024, five months ahead of schedule, on a project valued at $95.2 million that was launched in June 2022. Sparklz is the current launch in the community: 356 apartments, studios to three-bedroom, a Q2 2028 completion on the project page, more than 30 amenities and a starting price of AED 900,000 ($245,065); it launched in April 2025.

The listing prices for the completed buildings are AED 400,000 ($108,918) for a Starz studio, AED 550,000 for Pearlz and Gemz studios, AED 400,000 for a Glamz studio and AED 2,100,000 ($571,818) for a three-bedroom Dreamz townhouse of about 2,400 sq ft. That gives about AED 1,000, AED 1,571, AED 1,341 and AED 1,053 per sq ft for the four apartment studios, and about AED 875 per sq ft for the townhouse; Sparklz at AED 900,000 and 446 sq ft is about AED 2,018. Dubai Silicon Oasis: Oasiz and Timez

Oasiz has 410 apartments, studios to three-bedroom, and Oasiz 2 beside it has 483; both show a November 2027 completion on the developer’s pages and were launched in September and October 2024. Their FAQ lists studios from around AED 699,000 ($190,334), presidential studios from AED 777,000, one-bedrooms from AED 935,000, presidential suites from AED 995,000, two-bedrooms from AED 1,290,000 and three-bedrooms from AED 1,755,000. Studio sizes of 367 to 381 sq ft on our listing give about AED 1,905 per sq ft at the studio price. Timez has 1,000 apartments in convertible layouts, so a studio can become a one-bedroom and a one-bedroom a two-bedroom. The project page shows a Q2 2028 completion and a starting price of AED 871,000 ($237,168), while its FAQ gives studios from AED 800,000; it launched in February 2025.

The developer’s pages place both projects at the junction of Mohammed Bin Zayed Road and Al Ain Road, with Silicon Central Mall about 2 minutes away and the DSO lake about 5 minutes away. A proposed metro station is shown on the project map. Oasiz and Timez are the Silicon Oasis projects on our site; the developer also lists Oasiz 2 there.

Al Warsan: Petalz and Olivz

Petalz has 350 apartments, from studios to a four-bedroom duplex, and is completed; it launched in October 2022 and the developer’s page lists more than 24 amenities, 13 minutes to Dubai International Airport and 7 minutes to Dragon Mart. Olivz has 411 apartments in studio, one- and two-bedroom layouts, launched in 2019 and completed; the developer’s FAQ gives a starting price of AED 535,000 ($145,677). With a studio size of 362 sq ft on our listing, that is about AED 1,478 per sq ft. Petalz studios are AED 550,000 ($149,762) on our listing, with 400 sq ft studios, about AED 1,375 per sq ft.

Dubai Maritime City: Oceanz

Oceanz was launched in September 2023. Gulf News reported a development value of AED 2.5 billion, two towers of 51 floors including a six-level podium and 44 residential floors, about 1,250 residential units in the launch announcement, a Q1 2027 completion and interiors by Tonino Lamborghini Casa. The developer’s current project page for Oceanz 3 lists 1,705 apartments, studios to four-bedroom Oceanic villas, a starting price of AED 1,200,000 ($326,753) and a Q1 2027 completion, and Gulf News reported more than 40 amenities. Entry at AED 1,200,000 for a studio of about 400 sq ft on our listing is about AED 3,000 per sq ft. The page gives 2 minutes to the Port Rashid boat station, 11 minutes to Burj Khalifa and 15 minutes to Dubai International Airport. Two newer towers in the same community, Breez (60 floors, 1,200 apartments, 2029) and Shahrukhz Residences (from AED 1,650,000, Q4 2029), are on the developer’s site and are described in the chronology below.

Dubai Sports City and Dubai Science Park: Sportz and Opalz

Sportz is a Dubai Sports City project of 1,110 apartments, studios to three-bedroom, launched in November 2023 with a May 2027 completion on the developer’s page and 20+ amenities. Our listing gives the studio price as AED 589,000 ($160,381) with sizes from 389 sq ft, about AED 1,514 per sq ft. In the same community the developer has launched Aspirz in May 2025, a mixed-use building of 432 apartments and 266 offices, with a Q4 2028 completion and a starting price of AED 879,000.

Opalz is in Dubai Science Park. Gulf News reported in October 2022 two 19-storey towers linked by a podium and a skybridge, opposite Dubai Hills Estate, with 575 planned homes (261 studios, 206 one-bedroom, 69 two-bedroom, 18 condominiums and four penthouses) and a built-up area of 800,000 sq ft; Danube said the project sold out on launch day with sales above AED 525 million. The Arabian Post reported in July 2026 that Opalz was handed over in April 2025, the third consecutive project completed ahead of schedule. Our listing quotes studios from AED 650,000 ($176,991) and 376 sq ft, about AED 1,729 per sq ft.

Liwan, International City and Dubai Studio City: Wavez, Lawnz and Glitz

Wavez in Liwan, Dubailand, has 434 apartments in studio and one-bedroom layouts, launched in 2019 and completed; the developer places it a minute from Sheikh Mohammed Bin Zayed Road with a retail promenade called Wavez Avenue. Our listing gives AED 596,550 ($162,437) for a studio of about 400 sq ft, roughly AED 1,491 per sq ft. Lawnz is a completed complex of 1,063 apartments, studios to two-bedroom, in International City Phase 1, listed as completed in 2022; our listing gives a studio from AED 320,000 ($87,134) and 401 sq ft, about AED 798 per sq ft. Glitz is the name for three completed buildings in Dubai Studio City, Glitz 1 and Glitz 2 with 151 apartments each, completed in 2017, and Glitz 3 with 358, completed in 2018, per the developer’s timeline. Our listing gives a studio price of AED 550,000 and studios from 469 sq ft, about AED 1,173 per sq ft.

Price per sq ft is the entry price divided by the studio size on our listing, so it describes the smallest unit and not the project as a whole. Dashes mean our listing gives no size we can rely on. Tenure is shown as freehold on our listing pages and in the developer’s Golden Visa page, which refers to freehold purchases; the sale and purchase agreement records the title category for each unit.

Payment plans shown on our listings

The developer describes its plan on its 1% payment plan page: a small down payment of around 20%, a monthly payment of 1%, and the balance collected once the building is ready, which it says has been used for more than 15,000 apartments. Project pages show labels such as 30/70, and the plan for each project is set in its sale and purchase agreement. The launch-era terms printed on our listing pages are below; they describe how those projects were first sold and are not a current offer.

The pattern is a single deposit, instalments during construction and a post-handover tail of 1% per month. For Greenz, the developer’s page describes a 20% down payment, 1% monthly for 40 months and a final 40% after completion. Danube Properties Dubai portfolio and track record

The developer’s Our Journey page gives a dated chronology, which we summarise here with outside sources where they exist. Danube Group dates to 1993. In 2017 the page lists Dreamz as the first completed project and Glitz 1 and Glitz 2 as completed, followed by Glitz 3 in 2018. The page lists Resortz, Glamz and Starz as completed in 2019, Miraclz and Bayz in 2021 and Lawnz in 2022, and shows launches of Jewelz (2018), Olivz and Wavez (2019) and Skyz (2021).

From 2022 the page lists several launches a year, among them Pearlz, Gemz and Opalz in 2022, Petalz in October 2022 and Elitz in November 2022; Viewz in January 2023, Fashionz in April 2023, Elitz 2 in July, Elitz 3 in August, Oceanz in September, Eleganz in October and Sportz in November 2023; Bayz 101 in January 2024, Diamondz in April 2024, Bayz 102 and Oasiz in September 2024 and Oasiz 2 in October 2024; Timez in February 2025, Sparklz in April 2025, Aspirz in May 2025, Breez in September 2025, Shahrukhz in November 2025, Serenz in February 2026 and Greenz in April 2026. The developer’s pages do not name every project in the same status group, so the counters on its homepage (32 launched, 16 delivered, 16 under construction) are the figures to quote, and the menu lists separately named phases such as Elitz 2 and 3 and Oasiz 2.

Three handovers in 2024 and 2025 are documented outside the developer’s site. Pearlz was handed over on 29 May 2024, about six months ahead of its planned date, according to Gulf News. Gemz handovers began on 14 November 2024, five months ahead of schedule, according to Middle East Construction News. Opalz was handed over in April 2025, which The Arabian Post calls the third consecutive early completion. In the same July 2026 report Danube Properties Dubai said it was preparing to deliver 11 developments across Dubai, naming Fashionz, Viewz, Elitz, Sportz, Diamondz, Oceanz, Bayz 101, Timez and Oasiz among them; the report also states that title deeds are typically issued 30 to 90 days after handover once payments, service charges and paperwork are complete, and quotes Vice-Chairman Anis Sajan saying Danube expects to introduce two or three projects in the 2026-27 financial year.

The newest launches are outside the 30 on our site. Greenz is a gated community of 768 townhouses and villas near Dubai International Academic City with a starting price of AED 3,800,000 ($1,034,717) and a Q4 2029 completion on the project page; the Arabian Post report says the first phase is about 750 homes with a sales value of about $1.3 billion, nearly 40% of it sold. Serenz is a 50-storey tower in Jumeirah Village Circle with 1,250 apartments from AED 1,100,000, due 2029. Breez is a 60-floor tower in Dubai Maritime City with 1,200 apartments, shown at 2029 on the project page, and Middle East Construction News gives an anticipated completion of July 2029. Shahrukhz is a 55-storey office tower on Sheikh Zayed Road with 615 commercial units from AED 1,900,000, due 2029. How buying works with Danube Properties Dubai

Buying from Danube Properties Dubai follows the standard Dubai off-plan sequence, and the steps are the same for completed units bought from the developer. The developer’s own FAQ page says buyers select a property, complete the booking process and receive guidance on next steps through its sales team, and that the documents usually needed are a valid passport plus anything requested during booking, depending on the buyer’s residency status.   1. Choose a unit and reserve. The reservation form records the unit, the price and the deposit. On the Timez listing the booking token is AED 50,000 ($13,615); other projects set a percentage of the price, as in the payment table above.
  2. Sign the sale and purchase agreement. The Dubai Land Department’s service page says the sale and purchase contract must be signed by both developer and purchaser. The agreement sets the price, the payment schedule, the handover date and the unit description.
  3. Interim registration (Oqood). Under Dubai Law No. 13 of 2008 off-plan sale contracts are entered in the Interim Property Register. The Land Department service page says the developer registers the sale in the provisional register within 90 days from the date of signing, lists a fee of 2% of the sale value for each of seller and purchaser plus AED 10 knowledge and AED 10 innovation fees, and says the output is a provisional registration e-certificate.
  4. Escrow. Under Law No. 8 of 2007 a developer selling off-plan opens a bank account in the project’s name, buyer payments are deposited into it, and each project has its own account. The reservation paperwork should name the escrow account to which instalments are paid.
  5. Instalments. Payments follow the schedule in the agreement; under the developer’s 1% structure that is a deposit, construction-stage payments and monthly instalments, some of them after handover.
  6. Handover and inspection. Gulf News describes an open house at Pearlz in May 2024 where units were handed to buyers. Read the handover clauses of the agreement before the date, and keep the inspection record.
  7. Title deed. According to the July 2026 report, title deeds are typically issued 30 to 90 days after handover once payments, service charges and paperwork are complete. Our Dubai property tax guide lists the fees and annual charges to expect.

Ownership route and Golden Visa for Danube Properties Dubai buyers

The tenure shown for Danube Properties Dubai projects is freehold, and the developer’s FAQ says international buyers can purchase off-plan and ready property in Dubai’s designated freehold areas, subject to the applicable laws. Our Golden Visa guide states that a property investment of AED 2,000,000 ($544,588) or more is the threshold for the 10-year property route, that the Dubai Land Department valuation on the application day decides the value, that off-plan units from a Land Department-approved developer are considered on that valuation, and that mortgaged property needs the lender’s no-objection certificate. The UAE Government portal lists a minimum capital of AED 2,000,000 for the investor category. Danube Properties Dubai describes the process on its Golden Visa page as buying freehold property, completing payments in full and acquiring the title deed, then applying through the online portal.
