What is the cheapest property in Northern Cyprus?

Olea Grand in Geçitkale at £62,000, which is also the best value per square metre on the list at about £1,240/m².

Is it safe to buy in Northern Cyprus?

It depends almost entirely on the title category and the quality of your legal work. Turkish and Foreign title carry little claim risk; TRNC title carries real risk. Use an independent lawyer, confirm the category in writing, and register the contract at the Land Registry.

Can foreigners own property there?

Yes, subject to Permission to Purchase from the Council of Ministers, which takes months. You can normally take possession while it is pending.

Why is it so much cheaper than the south?

Lower development costs and lower demand, but also a risk premium for the unrecognised status and the title question. Both things are true at once.

Can I get EU residency or a passport this way?

No. Northern Cyprus is outside the EU. Ownership supports a renewable residence permit in the north only. For an EU route see Southern Cyprus; for a passport route, Türkiye.
