Description

Caesar Beach Bogaz is a completed beachfront community of 220 units on the Karpaz main road at Boğaz, which its developer, Afik Construction LTD (“Afik Group”), reports as sold out. This guide to the Caesar Beach Bogaz project sets out what the developer’s pages state and where they disagree, places Boğaz among the area facts on record, and lists what a resale buyer should check: the building, the title deed, community costs and the seller’s file. No price, floor area or handover year is published, so none is estimated.

Overview of Caesar Beach Bogaz

On its projects page, Afik Construction LTD lists Caesar Beach under the heading “220 Units – All Sold”, with the location line “Bogaz, Famagusta, North Cyprus”. Four short bullets follow: “Well-equipped sandy beach”, “Beachfront property”, “2 Years payment plan, interest free” and “Property completed and ready to move in”. The server header dates the file to 13 March 2025, so the card text quoted here is the developer’s position as of that file, re-read on 23 October 2026.

Three points follow from those lines. First, the project is finished: the English, German, Russian, Turkish and Persian cards say so, while the Hebrew card has no completion line, and no handover year appears anywhere. Second, the developer shows no stock, because every unit is described as sold, so a unit can only come from an owner who is reselling. Third, the two-year interest-free plan belongs to the original sales period; it is quoted here once, as the developer’s historic marketing line, with its terms unpublished.

Two gaps shape this page. The count of 220 is not confirmed everywhere, since a developer blog gives 210 units and the Persian card shows no count. And the projects page gives no plot or parcel number, no unit types and no title-deed category. The project has no earlier listing on this site; country context is on the Northern Cyprus country page, and the developer’s seven other projects are set side by side in section 7.

Unit types and sizes: what Caesar Beach publishes and what it leaves out

The projects page names no unit type for Caesar Beach: its card gives a unit count and four bullets and nothing more. Types have to be pieced together from other pages run by the same group, and none of them is a sales document. The first table lists each source and what it adds.

Caesar Beach Bogaz unit information by source Unit types named Sizes Limits of the source
Projects page, English, German, Turkish None; “220 Units – All Sold” None Header date 13 March 2025
Projects page, Russian Count worded as “220 апартаментов” (apartments) None Wording differs from the English card
Projects page, Hebrew Private villas about 50 m from the sea None The 50 m figure appears only on this card
Projects page, Persian Buildings beside the beach; no count None No unit total shown
Resort site (operator Afik Rentals LTD) “Apartments & Villas”; holiday categories: studio, studio with niche, one, two and three bedrooms, penthouse None Holiday-let categories, not the units that were sold

Developer blog None; 210 units; seaside pools, 2 restaurants, BBQ area, playground None Count differs from the projects page
Caesar Beach sandy shore with sunshades, bar and villas

Read together, the sources point to a mix of villas and apartments, with at least one villa laid out on two levels, but they do not allow a count by type. The six categories on the resort site describe rooms offered to guests by a different company, so they say little about the units that were sold. Sizes are the widest gap: no source gives a net area, gross area, terrace, garden or plot size for any Caesar Beach unit.

No area is borrowed from a sister project. Archived 2024 pages for Caesar Blue list sizes for Blue’s own types, and the two map centres are close, but nothing links the product ranges, so those figures are not applied here. The second table replaces a size comparison, which cannot be made without areas, with figures that can be calculated from the developer’s own numbers; each row shows its arithmetic.

Calculation (from the developer’s figures) Arithmetic Result Basis and caveat
Gap between two unit counts 220 − 210 = 10; 10 ÷ 220 10 units, 4.5% of 220 Projects page against the blog of 30 April 2025
Share of the developer’s stated portfolio 7,000 + 1,600 + 836 + 74 + 296 + 269 + 220 + 50 = 10,345; 220 ÷ 10,345 2.1% Assumes Blue’s 98 villas sit inside its 1,600 and Blue Line Villas’ 74 are separate; the page does not say
Size against Caesar Bay 220 ÷ 50 4.4 times Projects page counts
Size against two planned projects 220 ÷ 296; 220 ÷ 269 0.74 and 0.82 Caesar Cliff and Caesar Breeze are marked planned
Holiday-let categories against types on the projects page 6 categories; 0 types 6 against 0 Resort site against projects page
Distance to the sea 50 m, Hebrew card only One source Not repeated on the other five language versions

For scale only, the Statistical Institute counted 204 urban and 351 rural dwelling units with final approval in İskele district in the whole of 2025 (construction bulletin). A single scheme of 220 units is therefore large by local yardstick, although the completion year of Caesar Beach is unpublished and no link to that year is implied.

The 10-unit gap between 220 and 210 is small, and a blog count may be an earlier or rounded figure. It still matters, because a buyer cannot tell whether the two pages count the same things. For any individual unit the following should be obtained in writing, since the developer’s pages cannot supply them:

  • net and gross internal area, with balcony or terrace area stated separately;
  • for a villa, the plot area and whether garden, pool or access areas are shared;
  • block, floor and unit number, matched to the entry on the title;
  • the plan approved with the building permit, so that built and approved layouts can be compared;
  • which unit this is among the 220 (or 210), and what that count includes;
  • whether the unit has ever been part of a rental pool run by an operator.

Location of Caesar Beach Bogaz: the Karpaz main road at Boğaz

The developer’s location statements are the line “Bogaz, Famagusta, North Cyprus”, a map titled “Karpaz main road bogaz Gazimağusa, 5731 (Caesar Beach)” and a blog that groups the project with three others “in Karpaz Main Road, Bogaz”. The map is a Google Maps embed whose centre, read from the embed address, is 35.32712 N, 33.96795 E. That is a map centre labelled Caesar Beach, not a surveyed plot boundary, and no plot or parcel number is published.

The word Famagusta needs care. Wikipedia dates the split of İskele district from Gazimağusa District to 1998 (İskele District), and the 2011 census lists Boğaz among the 18 wards of İskele municipality: 157 people, in a municipality of 7,906 inside a district of 22,492 (census Table 3; Table 1).

The developer’s “Famagusta” thus reads as the older, wider district name. The 2011 count is the latest, so Boğaz has no current population figure, and the packs do not test whether the map centre falls inside the ward boundary.

The developer’s pages disagree about three neighbouring projects, and the point is stated once here. The same projects page gives “Karpaz Anayolu, Dipkarpaz” as the address of Caesar Blue, Caesar Palm Jumeirah and Blue Line Villas, yet the developer’s own map for Caesar Blue Bogaz is centred 35.32884 N, 33.96970 E, which is 0.25 km from the Caesar Beach centre (calculated), and the blog files all four under Boğaz. Palm Jumeirah and Blue Line Villas publish no coordinates, only that blog grouping. Caesar Beach carries the Boğaz label without conflict.

Because labels vary between pages, the dependable identifier is the parcel. A buyer should ask the seller for the plot or parcel number and the title copy, and have a lawyer order a Land Registry research document (araştırma belgesi) at the Tapu Amirliği of the district where the property is registered; the Land Registry’s announcement of 15 July 2025 says such transactions are handled only at that district’s office (Land Registry announcement).

Boğaz is where the Karpaz road leaves the İskele area. Wikipedia presents Boğaz and İskele (Trikomo) as the gateway to the Karpas Peninsula, which it credits with over 46 sandy beaches used by nesting loggerhead and green turtles (Karpas Peninsula; secondary).

The Environment Protection Department’s 2024 note counts 1,834 nests on Karpaz beaches. Its season rules (May to October) keep umbrellas at least 35 m from the water, bar vehicles from the sand and require shielded lights (Department note). It is silent on whether the Boğaz shore is a nesting beach, so a claim of waterfront position deserves a request for the distance in metres and for beach-use limits in writing.

The distances in the table are straight-line figures calculated from the Caesar Beach map centre to coordinates that appear in the routing links of the fact packs. They are not road distances, and the packs hold no road figure that starts at Boğaz. The nearest road references begin in İskele town: 21.6 km to the Famagusta Walled City (26 minutes), 52.0 km to Ercan Airport (56 minutes) and 73.2 km to Larnaca Airport (75 minutes), without traffic or border queues.

Health care is the weak point of the area. The Ministry of Health lists six state hospitals and none is in İskele district, where the Statistical Yearbook 2024 shows no in-patient bed of any kind between 2020 and 2024 (Yearbook). A Karpaz Hospital was promised for the end of 2026 by the Health Minister on 17 August 2026 (Ministry press item), with no site or bed count published. The state hospital in Gazimağusa says it serves Gazimağusa and Yeni İskele (hospital page).

Shops, banks and pharmacies cluster at Long Beach rather than at Boğaz: OpenStreetMap shows 9 bank branches, 8 pharmacies and 4 supermarkets within 6 km of the roundabout (OpenStreetMap query), and no comparable count exists for Boğaz. No official İskele bus timetable was located, and Gazimağusa’s free municipal lines stop short of İskele (municipal page), so a car should be assumed. The Famagusta city page describes the nearest large town.

Climate figures come from the closest official series, Paralimni in the Republic of Cyprus: July maxima average 32.9 °C, January minima 8.1 °C, and rainfall is 331.1 mm a year, nearly all of it outside June to August (WMO data, 2002-2011). Famagusta’s sea ranges from 17.2 °C in February to 29.0 °C in August (aggregator). Neither series was measured at Boğaz.

Buying a resale unit at Caesar Beach: completed-building, title and community checks

Because the developer reports every unit as sold, a buyer meets Caesar Beach as a resale market, and that changes the order of questions. For an off-plan scheme the first worry is whether the building will be finished. Here it is whether the unit on offer is the unit that was built, who holds its title, what is owed on it and what it costs to keep.

What “all sold” does and does not establish

The statement “220 Units – All Sold” is the developer’s own, undated and unaudited, and it sits on a page whose server date is 13 March 2025. It tells a reader that sales are closed. It does not say how many buyers hold a title deed and how many hold only a sale contract, or how many units went into a rental operation.

The resort site run by Afik Rentals LTD takes holiday bookings at Caesar Beach and says a booking opens the facilities of all Caesar projects in North Cyprus (Beach Resort page). Not every unit can therefore be assumed to be privately held, and the seller should be asked for the register entry rather than a brochure.

The completed building: approvals, condominium title and the deed

Final approval is the official record that a building was finished. The Statistical Institute compiles its construction figures only from buildings that hold a final approval certificate (nihai tasvip), so that certificate is the paper a buyer should ask for (bulletin).

Condominium title (kat mülkiyeti) or easement must exist under Law 52/2008 before a permit application is filed, and a sale without it is a criminal offence (Law 52/2008). Where title could not be set up, the decree accepts a building permit or a Town Planning Department approval in its place for two years from its entry into force (RG 147).

Older contracts raise a further issue. As summarised in the research packs, the decree allows completed and delivered homes to be transferred within 36 months. A contract that exceeds the buyer’s acquisition right can be notified for 1% of the price (3% if late) and may earn a ten-year use certificate, with ownership staying with the seller (RG 147; RG 87). A unit offered on that basis is not a titled unit, and every period depends on the decree staying in force.

Shared facilities, community fees and the neighbouring resort

No source describes a management company, service charge or owners’ association for Caesar Beach. The pieces that exist suggest shared use with a neighbour. The virtual tour’s navigation lists “Mia Bella” nine times, alongside “Beach Bar”, “Outdoor Pool” and “Beach facilities”, while the dining page of caesar-projects.com places Mia Bella in the heart of Caesar Blue Resort, and the Beach and Blue map centres are 0.25 km apart. That points to facilities used across both projects, although no document says so.

The questions are practical. Which pools, bars and beach areas belong to the Beach community, and which are run by the holiday-let operator? Who pays for upkeep and insurance, and are fees set by the owners or by the operator? Are there arrears on the unit? The UK Government guidance counts missing permits, instalment plans absent from the contract and trouble obtaining completion certificates and deeds among the recurring problems of buying in Cyprus (UK guidance).

Who bears which cost on a resale

The table gathers the cost lines that the packs support, as of 23 October 2026. The Land Registry schedule is valid only to 5 January 2027, and the property-tax line uses the latest schedule found, from 2025.

Cost line on a resale Rate or amount Who bears it, per the source Source
Land Registry transfer fee for a foreign buyer 4% on a first property (3% + 0.5% + 0.5%), 5.5% on a second, 6% on a third; valid to and including 5 January 2027 The person registering title in his or her name RG 197

Existing owners, rented units and holiday letting

Tourist lets of 60 days or less fall under the Holiday Houses Law. The owner registers the unit with the Tourism Planning Department and must obtain the two certificates the law names, the Sicil Belgesi and the İşletme İzni, before the first guest arrives; unregistered letting can draw a fine of up to ten gross monthly minimum wages (Holiday Houses Law).

If a unit already sits in an operator’s programme, ask whether the registration belongs to the unit or to the operator, and whether it passes to a new owner. The article on Airbnb legal compliance covers that side in more detail.

Ordered checklist before any deposit

  1. Obtain the unit, block or villa number and the plot or parcel number, and match them to the title copy and to the map centre above.
  2. Have a lawyer who does not act for the seller order a Land Registry research document and read the owner, mortgages and restrictions.
  3. Establish the title category on the deed and who owned the land before 1974 (section 6).
  4. Ask for the final approval certificate and for proof of condominium title or easement for the unit.
  5. Find out whether the seller holds a deed or only a contract, and apply the transitional rules above if it is a contract.
  6. Get a written statement of community and operator charges, unpaid utilities and any arrears.
  7. Ask whether the unit is or was in a rental programme, and obtain any holiday-house registration papers.
  8. Check the buyer’s own capacity: three apartments (or one in the stricter consolidated text), two villas in a mass-housing “site”, and the 7% district and 3% national caps.
  9. Fix the payment schedule in the stamped contract, register it within one month and diarise every later deadline.

Buying property in Northern Cyprus in brief: evidence first, permission second

Three texts govern a foreign buyer as of 23 October 2026, and two of them have expiry dates. The first is Decree-Law 89/2026, printed in RG 147 of 7 August 2026 as the successor of 63/2026 (RG 87, 11 May 2026). A Council of Ministers decree lasts about 90 days, here to roughly 5 November 2026, which is 13 days after this check, unless Parliament passes it into law.

The second is Law 52/2008, whose consolidated text keeps the tighter language added by Law 39/2024. The third is the Land Registry fee schedule of 7 October 2026 (RG 197), valid to 5 January 2027, which is 74 days after this check. Each step below gives the decree reading first and the consolidated reading in brackets.

Step, in the order a resale buyer meets it Who acts Typical time Source
1. Establish whether the seller holds a deed or a contract, and which unit is meant Buyer and lawyer Before any deposit Land Registry announcement
2. Order the research document and read owner, mortgages and restrictions Lawyer, district Tapu Amirliği No official time stated Land Registry announcement
3. Sign the sale agreement and have it stamped Buyer, seller, Tax Department Stamp at 0.5% of the stated sum Stamp Duty Law
4. Pay the taxes and fees due on the sale, register the stamped agreement and apply for the purchase permit Buyer or lawyer, Land Registry, Interior Ministry Within 1 month, or the agreement is void RG 147
5. Wait for the Council of Ministers’ decision, published in the Resmi Gazete Council of Ministers No time limit set in the laws read Law 52/2008
6. Sign the transfer declaration at the district office Buyer, seller, Land Registry 1 year from publication (6 months in the consolidated text) RG 147
7. Pay the transfer fees Buyer 75 working days (60 in the consolidated text) RG 197
8. Put water and electricity in the buyer’s name Buyer, utilities Only after taxes and fees are paid RG 147

What the buyer may hold is the first legal question. Under the decree a foreigner may acquire three apartments at most (six where the buyer’s state recognises the TRNC), or land of no more than 1,338 m² on which one house is built, or a detached house standing on no more than 3,300 m² of land, or a pair of two-storey detached villas inside a mass-housing “site” (three villas for nationals of recognising states).

Agricultural and forest land cannot be sold to foreigners, nor can land in first-degree military zones. Foreign holdings are capped at 7% of any district and 3% of the whole territory (RG 147; Law 52/2008).

Two further rules concern sold-out schemes. First-degree relatives, or foreigners of one nationality, may not together buy more than half of the units on a parcel, and the decree caps sales to foreigners in zoned housing projects at 80%. The packs do not explain how those caps are applied to a finished scheme, so a lawyer should confirm the position for the building concerned.

The permit file holds a petition and information forms, a passport or ID copy, the title copy, a location plan with the area marked and the applicant’s police record, in original (Interior Ministry list). Filing may be in person, by proxy or through a lawyer. No statutory time limit binds the Council’s decision, and the processing times that developers quote have no official source.

Money moves under the Foreign Exchange Law: holding foreign currency and writing contract sums in it are free, and transfers go through banks with names and addresses recorded (Law 38/1997). The lira is the local currency, and the consumer price index stood 35.02% above its level a year earlier in September 2026 (Statistical Institute). For the wider cost picture, the cost of buying, building and renting article adds context.

Risks, title and due diligence

Start with the register, because a finished building does not prove a clean title. A Land Registry research document shows the owner, mortgages and restrictions, and UK Government guidance lists developer mortgages on the land among the general problems of buying in Cyprus (UK guidance). A sold-out scheme still needs its encumbrances read unit by unit.

The developer states no title-deed category. The same UK guidance describes ownership of many northern properties as disputed, citing thousands of claims by people displaced in 1974, and cautions that exchange or gift land may face restitution after a settlement.

The European Court of Human Rights pointed claimants first to the Immovable Property Commission (Demopoulos decision), which accepts claims until 21 December 2027 and had logged 8,807 by 2 October 2026 (Commission statistics). No decision naming Boğaz was found. That supports neither a defect nor a clean title: the deed decides. The title-deeds article explains the categories.

A separate exposure lies in the Republic of Cyprus’s courts. In Apostolides v Orams (28 April 2009) the EU Court of Justice held a Republic of Cyprus judgment against buyers of northern land enforceable elsewhere in the Union (CJEU press release). A press report also quotes the Republic’s chief negotiator on arrests of people suspected of developing Greek Cypriot-owned land (Cyprus Mail; those claims are that side’s). UK consular support in the north is limited (UK travel advice).

Structure comes last. In February 2023 the chamber of engineers and architects described the İskele area as having the most sensitive ground, and said that structures need static calculations to the earthquake regulation, which project approval checks (Yenidüzen report; secondary). Ask for the calculations and supervision records of the block or villa concerned. The developer’s pages add a data risk of their own: counts differ between them, and the projects page header dates from March 2025.

How Caesar Beach Bogaz sits among the developer’s eight projects

The table sets the developer’s eight projects side by side, using only the wording on the projects page, the developer’s blogs and its archived pages. The Caesar Beach row is the page you are reading, so it carries no link.

Project Status as published Units Area Unit types Published price
Caesar Resort Iskele No status line; “over 5000 sold” is the developer’s marketing line 7,000 (the Turkish card says 5,000 built) İskele, near Long Beach Studio, studio with niche, one to three bedrooms, penthouse, commercial Persian page only: from GBP 42,000, unit type unstated
Caesar Blue Bogaz No status line 1,600 plus 98 villas (inside or on top is unclear) Boğaz, Karpaz main road Studio, one and two bedrooms, penthouse, quatro and detached or semi-detached villas Archived January 2024: penthouse from GBP 315,103
Caesar Palm Jumeirah Bogaz No status line; “upcoming” in a blog 836 Boğaz, Karpaz main road (indicative) Studio, 1+1, 2+1 Not published
Blue Line Villas Bogaz No status line; “upcoming” in a blog 74 Boğaz, Karpaz main road (indicative) Semi-detached and quattro villas Not published
Caesar Cliff Esentepe “296 Units Planned” (333 in a blog) 296 Esentepe Studio, 1+1, 2+1, semi-detached villa Not published
Caesar Breeze Tatlisu “269 Units Planned” 269 Tatlısu Semi-detached and quattro villas Not published
Caesar Beach Bogaz (this page) “Property completed and ready to move in”; “All Sold” 220 (210 in a blog) Boğaz, Karpaz main road Not listed on the projects page Not published
Caesar Bay Tatlisu No status line; text in the past tense (“were built”) 50 Tatlısu Villas, semi-detached villas, apartments with gardens Not published

Counting units, Caesar Beach sits in the middle of the developer’s range: larger than Caesar Bay (50) and Blue Line Villas (74), close to the two planned schemes at Caesar Cliff (296) and Caesar Breeze (269), and far smaller than Caesar Blue (1,600) and Caesar Resort (7,000). It is the only project whose card says both “completed” and “All Sold”. No project in the table shows a current price: the Resort figure comes from the Persian page alone, and the Blue figure is an archived January 2024 penthouse price.

On location, Beach, Blue, Palm Jumeirah and Blue Line Villas share the Boğaz stretch of the Karpaz road according to the developer’s maps and blog (section 3 explains the labelling difference). Cliff lies at Esentepe, and Breeze and Bay at Tatlısu. Other developers’ schemes give a sense of scale: Sea Breeze Iskele is listed with 228 units by Noyanlar Group, and Querencia Iskele with 705 units and a March 2027 delivery by Döveç Group. Neither comparison ranks the schemes.

Afik Group and Afik Construction LTD

The developer named on the projects page is Afik Construction LTD, which also uses the name Afik Group. Its About page calls it an “international development and construction company” working in Turkey and Cyprus and gives the reliability and quality of its construction as its hallmark, which is the developer’s own claim. The page states no founding year.

The group’s other pages are less consistent. A developer blog says 1995, names Yaacov Afik as manager and adds Cyprus, Turkey and property in the United States, while the About page of the resort site, which also gives 1995, speaks of the Middle East and Europe. The Team page shows Mr Afik Yaacov as CEO from 2006.

Two company names matter here. The project cards name Afik Construction LTD; the caesar-projects.com resort site, which sells holiday stays at Caesar Beach, names Afik Rentals LTD as its operator. A resale buyer contracts with the current owner rather than either company, so the developer is a source of building papers and community arrangements.

The blog “Why Afik Group” speaks of over 8 developments and over 10,000 units, in line with the 10,345 obtained by adding the eight projects-page counts. No awards or certifications appear on any page read, and the main site’s footer still reads copyright 2021. All of this is the developer’s description, not an independent finding.

Frequently asked questions

Where is Caesar Beach Bogaz?

The developer places Caesar Beach at “Bogaz, Famagusta, North Cyprus” and, on its map, at “Karpaz main road bogaz Gazimağusa, 5731”. The embedded map is centred 35.32712 N, 33.96795 E. By the 2011 census table Boğaz is a ward of İskele municipality, and “Famagusta” reflects the older district name. No plot or parcel number is published, so the Land Registry is the place to confirm the exact parcel.

Is Caesar Beach Bogaz completed, and can a unit still be bought from the developer?

The developer’s English card says “Property completed and ready to move in” and “220 Units – All Sold”, with no handover year. On that wording no stock remains with the developer, and a unit can only come from a resale. The page’s server date is 13 March 2025, so a buyer should ask for written confirmation of what is available and from whom.

How many units does Caesar Beach Bogaz have?

The projects page says 220 units, all sold. A developer blog of 30 April 2025 says 210, and the Persian card shows no count. The 10-unit difference is 4.5% of 220. Unit types are not listed on the projects page; the resort site mentions apartments and villas, and the Hebrew card calls the scheme private villas. Ask the seller to identify the unit by number and to state what the count includes.

What does a unit at Caesar Beach cost?

No price is published, because all units are described as sold. The resale price is set between seller and buyer. The costs on top are sourced in section 4: a Land Registry fee of 4% for a foreign buyer’s first property under the RG 197 schedule valid to 5 January 2027, stamp duty at 0.5% on the sum written in the agreement, and a permit application fee of TL 35,446.50 at the July 2026 minimum wage. Agency quotations of the transfer fee differ and are not relied on.

Does owning a unit at Caesar Beach lead to residence or citizenship?

Not by itself. As of 5 October 2026 a title-deed holder whose property is worth GBP 300,000 or more can receive a ten-year residence permit, and below that a five-year one (Residence and Visa Regulation). Permanent residence is a separate track: housing worth EUR 125,000, documented income and six years of continuous permits (Law 51/2015).

No provision makes buying a route to citizenship (Law 25/1993), and EU law is suspended in the north (Commission). More detail is in the residency article and the citizenship article.

Is a title-deed category stated for Caesar Beach?

No. The projects page, the blogs and the resort site name none. The deed itself shows the classification, and UK guidance cautions that exchange or gift land may be reclaimed. A lawyer should order a research document at the Tapu Amirliği and trace the pre-1974 owner. The Immovable Property Commission accepts applications until 21 December 2027, and no decision specific to Boğaz was found.

May a foreign buyer take a resale unit at Caesar Beach Bogaz?

As of 23 October 2026 a permit from the Council of Ministers is required. Decree-Law 89/2026 (RG 147) allows three apartments at most, or a pair of villas in a mass-housing “site”, among other options, whereas the consolidated Law 52/2008 text still permits a single apartment. The decree lapses around 5 November 2026 unless Parliament passes it into law, so a lawyer should confirm which count applies on the contract date.

Which taxes and fees apply when an owner resells?

A seller who is not a property dealer bears a withholding that the packs derive as 2.8% of value, from 20% × (1 − 0.30) × 20%. The buyer pays the Land Registry fee, 4% on a foreigner’s first property under the schedule valid to 5 January 2027. Anyone selling more than 3 properties in a year is treated as a trader. Whether VAT applies to a private resale is not established officially, so it should be confirmed in writing.

Can a unit be let to holiday guests?

Stays of 60 days or fewer require the unit to be listed with the Tourism Planning Department and to hold both certificates before guests arrive; unregistered letting is an offence. Rent carries a 10% withholding, final for individuals. The caesar-projects.com site takes holiday bookings at Caesar Beach, so a buyer should ask whether a given unit sits in that programme and whether its registration passes to a new owner.

How far is the nearest hospital?

İskele district has no state hospital. Gazimağusa State Hospital lies 20.0 km in a straight line from the map centre, calculated from coordinates in the packs; the packs give 10.7 km and 12 minutes by road from the Long Beach roundabout, not from Boğaz. A Karpaz Hospital was promised for end-2026; neither its location nor its capacity has been published. The district health centre in İskele town had 15 staff in 2024.
