In Northern Cyprus the title category — not the building — decides how secure your ownership is. We confirm the category for this project in writing before any money moves.
How the four categories differ →Caesar Resort Iskele has the highest stated unit count in the Afik Group portfolio: the developer’s projects page describes Caesar Resort & Spa as 7,000 units with over 5,000 sold, on the İskele coast of the Famagusta district near Long Beach. This guide to Caesar Resort Iskele sets out what Afik Construction LTD publishes, where its pages disagree, and which sourced rules on buying and letting apply as of 23 October 2026. It states no price, delivery date or title-deed category, because the developer publishes none for the whole scheme.

The developer’s projects page lists the scheme as “Caesar Resort & Spa”, located “Iskele, Famagusta, North Cyprus”, under the banner “7000 units with over 5000 units sold” (Afik Group projects page). Beside it sit two marketing bullets, payment “up to 80 months with no interest” and an “opportunity for whole year renting”. Both are marketing wording from the developer; no deposit, instalment schedule or rental arrangement is published behind either.
The developer’s blog adds that the resort has nine phases and offers studios, one- to three-bedroom apartments and penthouses (blog post of 24 March 2025). A separate company, Afik Rentals LTD, runs the holiday-booking site caesar-projects.com, so Caesar Resort Iskele is at once a sales project and an operating holiday-let resort. That booking site lists a commercial area of shops and services as well.
Three limits shape this guide. The projects page was last modified on 13 March 2025 according to its HTTP header and its footer still reads 2021, so every statement carries its date. The sales site that the page’s Visit Site button points to now redirects to the booking site, which publishes no sale prices, unit counts or payment plans. And the only unit sizes come from an archived holiday-let page, not from a sales brochure.
No delivery date is published for the scheme as a whole, so the status here is ongoing, inferred from the developer’s sales claim and its description of nine phases. The title-deed category is not stated on any page read.

The developer’s own sources disagree on several headline figures. The next table sets the versions side by side, and the rest of this guide takes the cautious reading each time.
| Item | Versions found | Reading used here |
|---|---|---|
| Units sold or built | English, German, Russian, Hebrew: 7,000 units, over 5,000 sold. Turkish: 7,000 in total, 5,000 built. Blog of 24 June 2025: nearly 5,000 units. Blog of 24 March 2025: over 7,000 units in nine phases | 7,000 attributed to the developer; sold versus built left open |

The booking site names seven categories for the resort: studio, studio with niche, one bedroom, two bedroom, three bedroom, penthouse and a commercial area. Sizes exist only for the first four, in the archived holiday-let pages of 31 October 2023 and 1 June 2024, which list room categories (Standard, Deluxe and Family) rather than sales plans. The table shows the ranges as printed; no source says whether they are net, gross or include balconies.
| Unit type at the resort | Bedrooms | Area as printed (m², archived) | Maximum guests as printed | Note |
|---|---|---|---|---|
| Studio | 0 | Standard 46-50; Deluxe 48-60 | 2 | Overall range 46-60 |
| Studio with niche | 0 plus niche | Standard 46-50; Deluxe 52 | 2 | Overall range 46-52 |
| One bedroom | 1 | Standard 55-65; Deluxe 50-65 | 2 (Standard); 3 (Deluxe) | Overall range 50-65 |
| Two bedroom | 2 | Standard 75; Deluxe 70-75 | 5 | Overall range 70-75 |
| Family two bedroom | 2 | Standard 69.2-72; Deluxe 69.2 | 5 | Appears in the 2024 snapshot only |
| Three bedroom | 3 | Not published | Not published | Named on the booking site, no size |
| Penthouse | Not stated | Not published | Not published | Named on the booking site and in the blog |
| Commercial area | Not applicable | Not published | Not applicable | Shops and services: market, travel agency, car rental, medical centre, pharmacy |
These are holiday-let categories. Owner units may be larger, smaller or laid out differently, and the archived page is a booking tool whose nightly rates, from GBP 45 to GBP 90 for the dates shown on 31 October 2023 and from GBP 55 to GBP 100 for 1 June 2024, are accommodation rates for one night. They cannot be turned into rental income for an owner, and this guide does not try.
| Comparison (calculated from the developer’s archived figures) | Working | Result |
|---|---|---|
| Spread inside the studio category | 60 – 46 | 14 m², or 30.4% of the smallest studio |
| Largest studio against smallest one bedroom | 60 – 50 | The largest studio is 10 m² bigger than the smallest one bedroom |
| Smallest one bedroom to smallest two bedroom | 70 – 50 = 20; 20 ÷ 50 | +20 m², or +40% |
| Area per bedroom, one bedroom | 50-65 ÷ 1 | 50-65 m² |
| Area per bedroom, two bedroom | 70-75 ÷ 2 | 35.0-37.5 m² |
| Area per bedroom, family two bedroom | 69.2-72 ÷ 2 | 34.6-36.0 m² |
| Area per guest, Standard studio | 46-50 ÷ 2 | 23.0-25.0 m² |
| Area per guest, Deluxe one bedroom | 50-65 ÷ 3 | 16.7-21.7 m² |
| Area per guest, two bedroom | 70-75 ÷ 5 | 14.0-15.0 m² |

The arithmetic shows how little the category names say about size. A top-range studio at 60 m² is larger than a bottom-range one bedroom at 50 m², so the ladder from studio to one bedroom to two bedrooms is not a ladder of floor area. The real step comes at two bedrooms, which start 20 m² above the smallest one bedroom, yet the area per bedroom falls from 50-65 m² to 35.0-37.5 m² because the second bedroom takes space from a living area that grows only modestly.
The guest figures describe holiday occupancy, not legal or comfortable occupancy for an owner. They do show that the two-bedroom unit is run for up to five guests in 70-75 m², or 14.0-15.0 m² each, against 23.0-25.0 m² each in a Standard studio for two. A buyer who intends year-round living should compare the two ratios with how the unit will actually be used.
Three gaps limit any further comparison. No source gives the number of units of each type among the 7,000, so the weight of studios against larger homes is unknown. The three-bedroom, penthouse and commercial units have no area at all. And the archive stops in June 2024, so later phases may differ. A buyer should ask for the net area, gross area and balcony or terrace area of the exact unit, in writing and tied to the unit number, before comparing it with any figure here.
The archive also leaves the Standard and Deluxe labels unexplained. Their ranges overlap almost entirely, for example 55-65 m² against 50-65 m² for one bedroom, so a label cannot be read as a size band. A purchase contract should define what each category means, and whether furniture, fittings or a view separate them, before the label is relied on in a price comparison.
The resort’s own pages print its address on Mackenzie Avenue in Cevizli, call it “Caesar Resort, Iskele” and place it “a short walk from Long Beach” (booking site). Cevizli is one of the 18 mahalle of İskele municipality and had 1,110 residents at the 2011 census; one republisher of the census treats it together with the İskele mahalle (1,948) as the town, 3,058 people in all (census Table 3, citypopulation.de).
A map link on the archived resort site gives 35.2610948 N, 33.9031573 E, and no live page repeats it. Every straight-line distance below is measured from that point and calculated for this guide; road figures are OpenStreetMap-based route estimates, run from the Long Beach roundabout, which lies 1.6 km from the resort point, so they are indicative only. They exclude traffic and border queues.
The resort point is 1.1 km from the centre of the mapped Makenzi beach relation, which a promotional blog describes as a free municipal beach (OpenStreetMap relation, blog). The centre of a beach polygon is not its nearest shoreline, so the developer’s “600 m” can be neither confirmed nor rejected from these sources; the “10-minute walk” is likewise unverified. Long Beach has no official length: one Eastern Mediterranean University master’s thesis studied a 3 km stretch of a district coastline of about 25 km.
| Nearby place | What it is | Distance from the resort point and road reference | Source |
|---|---|---|---|
| Makenzi beach (relation centre) | Mapped beach on the Long Beach strip | 1.1 km straight-line | OpenStreetMap |
| Long Beach roundabout | Waterfront landmark used as the anchor for the road figures | 1.6 km straight-line | OpenStreetMap |
| İskele town (health-centre point) | District administrative centre | 2.8 km straight-line; 5.7 km and 7 minutes by road from the roundabout | OSRM estimate |
| Salamis (site board) | Ancient city north of Famagusta | 8.2 km straight-line; 8.1 km and 9 minutes by road from the roundabout | OSRM estimate |
| Gazimağusa State Hospital | Nearest state hospital with in-patient beds, about 160 beds | 11.8 km straight-line; 10.7 km and 12 minutes by road from the roundabout | OSRM estimate |
| Eastern Mediterranean University | State university campus in Famagusta | 12.9 km straight-line; 12.0 km and 14 minutes by road from the roundabout | OSRM estimate |
| Famagusta Walled City | Centre point of the walled old town, used as the reference for the route estimates | 15.6 km straight-line; 16.0 km and 19 minutes by road from the roundabout | OSRM estimate |
| Bafra | Village on the Karpaz peninsula | 20.1 km straight-line; 23.2 km and 24 minutes by road from the roundabout | OSRM estimate |
| Ercan Airport | Airport near Nicosia; flights to and from Türkiye only according to Wikipedia | 38.3 km straight-line; 54.7 km and 58 minutes by road from the roundabout | OSRM estimate |
| Larnaca Airport | Republic of Cyprus airport | 50.6 km straight-line; 69.0 km and 73 minutes by road from the roundabout, crossing point not verified | OSRM estimate |
The developer’s blog of 30 April 2025 gives 40 minutes to Ercan Airport, while the route estimate from the roundabout is 58 minutes for 54.7 km. The blog of 24 March 2025 gives a 20-minute drive to the old city of Famagusta, close to the estimate of 19 minutes from the roundabout. Ercan serves flights to and from Türkiye only according to Wikipedia, and the airport-shuttle operator names no İskele line; a June 2025 blog mentions a resort shuttle to Long Beach.
İskele district had 22,492 residents at the 2011 census (Table 1), of whom 7,906 lived in İskele municipality (Table 2); no later district census exists, and the only later official figure is a TRNC-wide projection of 476,214 for the end of 2023 (Statistical Institute bulletin). İskele has no state hospital: the Ministry’s list of six state hospitals names none, and the Statistical Yearbook 2024 records zero in-patient beds in the district for 2020-2024, with 15 staff at the İskele health centre in 2024.
The Gazimağusa State Hospital describes itself as serving Gazimağusa and Yeni İskele, with 160 beds (hospital page). The Health Minister said on 17 August 2026 that a Karpaz Hospital would be finished by the end of 2026 (Ministry press item); that is a promise, and its site and size are not published. The resort’s own pages list a medical centre and pharmacy on site, whose staffing and hours no source describes.
For schooling, İskele district had 4,852 of the TRNC’s 59,394 students in 2024-25, or 8.2%, and the education ministry’s home page reports İskele Evkaf Türk Maarif Koleji growing from 326 to 685 students. No university campus was found in İskele. OpenStreetMap shows within 6 km of the roundabout 7 school tags, 9 bank branches, 8 pharmacies, 4 supermarkets and 8 convenience stores; that count is incomplete and is not a register (OpenStreetMap query).
The coast road between İskele and Famagusta is mapped as paired carriageways of two lanes each, mostly signed 90 km/h, though that comes from crowd-sourced tags and not a survey (OpenStreetMap query).
The nearest official climate series is the Paralimni station across the border: mean daily maxima of 32.9 C in July and 33.3 C in August, a January mean daily minimum of 8.1 C and about 331 mm of rain a year (WMO, 2002-2011). An aggregator puts Famagusta sea temperature at 17.2 C in February and 29.0 C in August (seatemperatu.re).
The Environment Protection Department’s note of 9 December 2024 sets nesting-beach rules for May to October, such as no umbrellas within 35 m of the sea and shielded lights, but does not say whether Long Beach lies in a nesting zone (Department note).
No TRNC height or setback rule for İskele was found in the Central Legislation Office list, so this guide states none. Wikipedia says the population of Trikomo was almost entirely Greek Cypriot before 1974 (Wikipedia); that does not decide the status of any plot, which must come from the deed.
For the nearest city, see the Famagusta hub; Querencia Iskele is another listing in the İskele area.
Scale changes what a buyer needs to ask. In a small block an owners’ meeting settles most questions; at a stated 7,000 units in nine phases the questions are about governance: who runs the common areas, who sets the charges, and what happens to an occupied phase while the next one is built beside it.
The line is a sales claim. Taken at face value, 5,000 of 7,000 is 71.4%, leaving at most 2,000 units to sell. It does not say how many contracts are registered at the Land Registry, how many buyers hold a permit, how many units are handed over, or to whom they were sold.
The Turkish page says 5,000 are built, not sold; a June 2025 blog says nearly 5,000 units; and an old line hidden in the Persian page’s source reads 4,000 apartments and 3,000 sold. The figure has moved over time and is not an audited count.
The decree caps sales of housing projects in zoned areas at 80% to foreigners (Resmi Gazete 147); on 7,000 units that is 5,600. “Over 5,000” has no upper bound, and the sources do not say whether the cap is counted per parcel, per phase or for the whole master plan. A buyer can test the claim only through documents: the master plan, completed phases with final-approval certificates, and the parcel’s registered position.
If the nine phases were equal each would hold about 778 units, but nothing says so, and no phase map or timetable is published. For scale, İskele district recorded final approval for 264, 391, 468, 389 and 541 dwellings in 2021-2025, or 2,053 in five years (construction tables 2025 and the workbooks for earlier years). The developer’s 7,000 units are 3.4 times that total.
The comparison is not like for like: the statistics count dwellings with a final approval certificate, so they measure completions, not sales, and some resort units may be registered as hotel or tourism accommodation (construction bulletin 2025). It still implies phases built over many years, with a final-approval status that differs from block to block.
None of the sources read sets out a management company, a service-charge budget or an owners’ association. The sources read mention the Condominium Law 35/2010 only as the origin of the title requirement in section 5, so no management rule is described here. The booking site belongs to Afik Rentals LTD and says a stay at one Caesar resort opens the facilities of the others (booking site).
Owners and short-stay guests under one roof raise questions no source answers. Do owners pay for pool, spa and sports use, or only for upkeep? Who bears the running cost of the heated indoor spa pool, sauna, steam room and mineral flotation pool the blog lists? The blog’s 17,000 m² of landscaped gardens work out at 2.4 m² per unit across 7,000 units, though it does not say whether the figure covers only built phases.
No tariff, connection fee or capacity figure appears in the sources. The decree text does link payment and supply: until all taxes and fees on a transfer are paid, local authorities may not give a permanent water connection and the electricity authority no permanent electricity connection, building-site connections excepted. For a unit in an unfinished phase, the fee deadline, the connection and the handover are separate steps to date in the contract.
The chamber of engineers’ president was reported on 14 February 2023 saying the İskele area has the most sensitive soil and that hotels and tall buildings need ground-investigation reports (Yenidüzen report). It is a secondary source and says nothing about this site, but it makes the ground report and static calculations a fair request.
The projects page shows one rental line, “Opportunity for whole year renting”. Its source also holds “Opportunity for rental guarantee”, commented out in five of six language versions and so not shown to visitors. No term, rate, duration or counterparty is published for either, and this guide states no rental programme and no yield.
The legal frame is separate. A lease of up to 60 days of a unit built as housing needs registration with the Tourism Planning Department, a Registration Certificate and an Operating Permit; operating without them is an offence with a fine of up to ten times the gross monthly minimum wage (Holiday Houses Law). Rent is withheld at 10% as a final tax for individuals and rental is at 0% VAT (Income Tax Law, VAT regulation); the short-let compliance guide covers the ground more generally.

Ten written questions follow from the figures above; they are a request list, not a statement of the answers.
At a scheme this size the order that matters starts with the unit, not the buyer. Law 52/2008 requires condominium title or easement before a purchase-permit application, and selling without it is an offence (Law 52/2008). As of 23 October 2026 the decree allows, for two years from its entry into force, an application on a building permit or Planning Approval where condominium title could not be established; ask which route applies to the phase.
Next come the limits. Decree-Law 89/2026 (Resmi Gazete 147, 7 August 2026) lets a foreign buyer take up to three apartments, six for nationals of states that recognise the TRNC, and sets the 80% sales cap above. It is a Council of Ministers decree whose 90-day validity ends about 5 November 2026 unless Parliament enacts it; the consolidated Law 52/2008 still shows one apartment. It also bars foreigners who are first-degree relatives or of the same nationality from taking more than half the units on one parcel.
Then the contract. The stamped sale agreement must be registered at the district Land Registry within one month, with the sale taxes and fees paid, and the permit applied for in the same month, or the contract is void under the decree. The permit has no official processing time.
After permit publication the transfer must be signed within one year (six months in the older text) and fees paid within 75 working days (60), or the permit lapses; transactions run at the office of the district where the property is registered (Land Registry announcement).
Costs follow the property count. Land Registry fees for foreigners are 4% on a first property, 5.5% on a second and 6% on a third (Resmi Gazete 197, 7 October 2026), valid only to 5 January 2027 inclusive. Stamp duty is 0.5% of the sum (Stamp Duty Law), VAT on housing up to 300 m² is 5% where it applies, and the permit fee is TL 35,446.50, half the July 2026 minimum wage of TL 70,893 (Tax Department).
As a hypothetical, not a Resort price: on GBP 100,000 for a first property the Land Registry fee would be GBP 4,000, the stamp GBP 500 and any VAT GBP 5,000. For instalments, assume a 30% deposit and equal interest-free payments, an assumption and not a developer term: the remaining GBP 70,000 is GBP 875 a month over 80 months, GBP 1,167 over 60 and GBP 1,750 over 40.

The developer states no title-deed category for the scheme, and nothing in the area sources can supply one.
UK Government guidance says ownership of many properties in the north is disputed, that the European Court of Human Rights treats pre-1974 owners as continuing legal owners, and that a buyer may face proceedings in the courts of the Republic of Cyprus (UK guidance). The Court accepted the Immovable Property Commission as the first remedy in Demopoulos, and the Commission reports 8,807 applications lodged by 2 October 2026 (Commission), while Law 67/2005 keeps applications open until 21 December 2027.
The same guidance lists problems that large developments invite: lawyers acting for both vendor and builder, building without correct permits, payment plans left out of contracts, difficulty obtaining completion certificates and title deeds, and mortgages the developer has registered over the land. For a seller with several operating entities the contract should name the seller, the builder and the facility operator: Afik Construction LTD appears on the project cards, Afik Rentals LTD runs the booking site, and an archived cookie notice names a third company.
The developer’s own figures also need to be resolved on paper. Eighty, 60 and 40 interest-free months cannot all be right for one product, and a payment plan should appear in the contract, with its currency and what happens on late payment. Currency matters because the TRNC consumer price index rose 35.02% in the twelve months to September 2026 (Statistical Institute); a sterling price avoids lira exposure, but stamp duty is still counted in lira at the official rate on the stamping date.

The Republic of Cyprus treats certain transactions in the north as offences under its criminal code, and the UK guidance says purchase documents may be confiscated when crossing the Green Line. For the title side of this question, the guide to title deeds on this site is a starting point, and an independent lawyer, not the vendor’s, should confirm every item in the table.
The table lists all eight Afik Group listings on this site, with the developer’s figures as shown on afikgroup.com on 23 October 2026 or in the dated archive named. The Persian price for the Resort and the archived Blue figure are single-source figures, flagged as such. Statuses use the developer’s wording, which is thin and inconsistent across language versions.

| Caesar Beach Bogaz | Completed; all sold per the developer | 220 (blog: 210) | Boğaz | Villas and apartments | Not published (sold out) |
| Caesar Bay Tatlisu | No status line; past-tense text | 50 | Tatlısu | Villas, semi-detached villas, apartments with gardens | Not published |
Taken at face value the stated counts add to 10,345 units (7,000 + 1,600 + 836 + 74 + 296 + 269 + 220 + 50, leaving out Blue’s 98 villas), so the Resort is 67.7% of the portfolio by count; the developer’s blog says “over 10,000 units” across eight developments. The Resort is the only project in İskele.
The archived map point of Caesar Blue Bogaz lies 9.8 km from the Resort’s, calculated, and the developer’s blog groups Caesar Beach Bogaz and the two other Karpaz-road schemes with it at Boğaz; Caesar Cliff Esentepe is in Esentepe, in the Kyrenia district, and the Tatlısu pair, Caesar Breeze Tatlisu and Caesar Bay Tatlisu, are small by comparison.
Only the Resort has a page that offers both sales and holiday stays, and only Caesar Beach is described as complete. The Palm Jumeirah and Blue Line Villas schemes are labelled upcoming in a blog, with no date. No project here publishes a delivery date, so none can be ranked by readiness, and no claim is made that one is better than another. The Northern Cyprus country page lists the wider portfolio.
Everything here is the company’s self-description, as shown on its pages on 23 October 2026, and none of it is independently verified. The About page calls Afik Construction LTD an international development and construction company operating in Turkey and Cyprus and says its hallmark is the reliability and quality of its construction. It gives no founding year, and its footer still reads 2021.
Other pages supply a date. The booking site’s About page says Afik Group has operated since 1995, with projects across the Middle East and Europe, and a developer blog says it was founded in 1995 and is managed by Yaacov Afik. The Team page names Mr. Afik Yaacov as chief executive and says he leads the company’s real-estate initiatives in Cyprus and Turkey. The footprint is described three ways: Turkey and Cyprus, the Middle East and Europe, and Cyprus, Turkey and real estate in the USA.
Three entities appear. Afik Construction LTD is named on the project cards as developer; Afik Rentals LTD operates the holiday-booking site; and the cookie notice of the archived 2023-24 resort site names Dumika Construction Ltd of Mersin as the data controller. No page explains how they relate, and no awards or certifications were found on the pages read. A buyer relying on the track record should ask for completion certificates and title evidence for the specific phase and unit, and for registration extracts of the entity that signs the contract.
The developer’s projects page states 7,000 units with over 5,000 sold. Its Turkish page says 5,000 of the 7,000 are built, and a June 2025 blog speaks of nearly 5,000 units, so the sold and built figures are not settled. No split by unit type is published, which means the number of studios, one-, two- and three-bedroom homes and penthouses is unknown. At 71.4%, 5,000 sold would leave at most 2,000 units unsold; confirm the actual availability of a specific unit in writing.
The developer publishes no delivery date for the scheme as a whole, and describes nine phases without a timetable. The resort already takes holiday guests, so parts are operating. Whether a given unit is complete depends on its phase, which is why a final approval certificate for the block is worth requesting. Units may be available from the developer or only from existing owners; the projects page gives no availability list, so ask for current availability and handover status in writing.
No price is published on the English, German, Russian, Turkish or Hebrew pages. The Persian-language page lists a starting price of GBP 42,000 but names no unit type or size, and the figure appears on no other version, so it is not used here. Land Registry fees, stamp duty and any VAT come on top, as section 5 and the cost guide set out. Ask for a price per unit in writing, with the currency, the payment schedule and the handover terms.
Only room sizes from archived holiday-let pages: 46-60 m² for studios, 46-52 m² for studios with a niche, 50-65 m² for one-bedroom units and 70-75 m² for two-bedroom units, with a family two-bedroom at 69.2-72 m². Three-bedroom units, penthouses and commercial units have no published size. These are not sales plans and do not say whether balconies are included, so ask for net, gross and terrace areas tied to the unit number.
The developer gives a 10-minute walk or 600 m to the beach. From the archived map point, the centre of the mapped Makenzi beach is 1.1 km away in a straight line, and the Long Beach roundabout 1.6 km. Famagusta’s Walled City is 15.6 km in a straight line from that point, and the route estimate from the roundabout is 16.0 km and 19 minutes, excluding traffic. Ercan Airport is about 54.7 km and 58 minutes by that estimate, against the blog’s 40 minutes.
The pages disagree. English, German, Russian and Hebrew say up to 80 months with no interest, the Turkish page says 60, and the Persian page says 40 plus instalments up to seven years. A company-wide marketing blog adds instalments up to 84 months with a 30% deposit. None is tied to a unit or phase. On an assumed 30% deposit and GBP 100,000, 70,000 over 80 months is GBP 875 a month, and over 40 months GBP 1,750. Only a signed schedule counts.
As of 23 October 2026, Decree-Law 89/2026 (Resmi Gazete 147, 7 August 2026) lets a foreign buyer acquire up to three apartments, with a Council of Ministers purchase permit and registration of the stamped contract within one month. It is a decree valid for about 90 days, to roughly 5 November 2026, unless Parliament enacts it, and the consolidated Law 52/2008 still shows one apartment. Sales of a zoned housing project to foreigners are capped at 80%. Confirm the position on the day of signing.
The projects page shows an “opportunity for whole year renting” and publishes no programme terms. A letting of up to 60 days of a unit built as housing needs registration with the Tourism Planning Department, a Registration Certificate and an Operating Permit; rent is withheld at 10% as a final tax for individuals and rental is at 0% VAT. Any programme from the developer or from Afik Rentals LTD should be written into the contract, with its term, counterparty and the owner’s personal-use days.
Not by itself. The residence regulation of 5 October 2026 gives a property-based permit of 10 years where title is held and total property value is GBP 300,000 or more, and 5 years below that, subject to conditions. Permanent residence needs housing worth at least EUR 125,000, an income test and six continuous years. TRNC citizenship needs five years’ residence or an exceptional decision. See the guides on citizenship and residency.
İskele has no state hospital, and the statistical yearbook records zero in-patient beds in the district for 2020-2024. The nearest state hospital with beds is Gazimağusa State Hospital, about 160 beds, 10.7 km and 12 minutes by route estimate from the Long Beach roundabout. A Karpaz Hospital is promised by the Health Minister for the end of 2026, with no published site or size. The resort’s pages list a medical centre and pharmacy on site; its staffing and hours are not described.
