Description

City Residences Bomonti Istanbul is the name under which this site lists a mixed-use complex in the Bomonti area of Şişli. This page lists the project under the name City Residences; its official project name is Bomonti Residences by Rotana, the name on the operator’s page. The guide sets out what the operator and other sources publish about City Residences Bomonti Istanbul, where their figures disagree and what a buyer should verify in writing, with Turkish purchase rules as of 24 October 2026.

Overview of City Residences Bomonti Istanbul

Rotana Hotel Management Corporation presents Bomonti Residences by Rotana on its own page as apartments with balconies and Bosphorus and city views, an outdoor pool, a fitness centre called Club House with a Pilates studio, sauna and massage rooms by appointment, landscaped walking areas, and 24-hour cleaning, security, reception and technical support. The page lists three accommodation categories: one bedroom, two and three bedrooms, and four bedrooms.

The listing name City Residences does not appear on that page. The identification rests on three observations: the media files of this listing carry the Rotana project name, the four unit types and entry prices on the listing card equal those of a broker listing for “Bomonti Residence by Rotana”, and the block and hotel figures in the earlier text of this page match a second broker listing. Press reports describe the earlier brand of the project as Nidapark Bomonti.

No official page opened for this guide names the developer of the project, gives a unit total or states a delivery date. The operator’s page presents the building as in use. Whether any unit is still offered by a developer, or can only be bought from an existing owner, is not published, so the card prices later in this guide are reference points and not offers. The table collects the published facts; contact details are deliberately not reproduced.

Unit types, sizes and prices: what is published

The operator publishes three accommodation categories and no areas, floor plans or counts. Every area and price in this section therefore comes from the listing card of this site, which carries data from a broker feed and was last edited in November 2023, or from the two broker listings named in the tables. The table sets the card beside the first broker listing; all figures are USD, per our listing card, as of 24 October 2026.

City Residences Bomonti Istanbul: unit type Size per our listing card Price per our listing card (USD) Same type on a broker listing (Skyline)
1+1 68 to 133 m² 684,000 to 1,520,000 1+1 of 71 m², starting price 684,000
2+1 105 to 171 m² 1,198,000 to 1,880,000 2+1 of 105 m², starting price 1,120,000
3.5+1 226 m² 3,500,000 (“prices from”) listed as 3+1, 226 m², 3,500,000
4.5+1 242 m² 3,700,000 (“prices from”) listed as 4+1, 242 m², 3,700,000

The two sources give the same entry price for three of the four types. They differ on the 2+1: the card starts at USD 1,198,000 and the broker listing at USD 1,120,000, a gap of USD 78,000 or 7.0% (calculated from the two lists). The broker listing’s price table shows 71 m² for the 1+1, while its description gives the same 68 to 133 m² range as the card, and it uses the labels 3+1 and 4+1 where the card uses 3.5+1 and 4.5+1.

A second broker listing gives a starting price of USD 847,000 for the project, which matches neither the card nor the first listing. Treat every one of these as a dated reference and ask for a written price list for the exact unit.

The operator’s categories cannot be matched to the card’s types with confidence: “One Bedroom” plausibly corresponds to the 1+1, and “Four Bedrooms” to the largest type, but the operator does not say so. The card carries no commercial unit, so this guide gives no commercial prices or sizes. An older text of this page quoted sizes of 250 to 450 m² for commercial units; no source for them was found and they are dropped.

Unit totals: what each source reports

No unit total is published by the operator. The sources that give one disagree, which is why the facts file for this page records the total as not published.

Source Residential units Other units reported Note
Broker listing (Skyline) 565 in three blocks 17 commercial units in the description Lists 44 floors; delivery field 31 May 2025 and the description says June 2025; status “under construction”; its developer field names Rotana
Broker listing (second) Block A 408 (30 floors, 1+1 and 2+1) plus Block B 565 (44 floors, 1+1 to 4+1); 408 + 565 = 973 (calculated) Block C, a seven-floor hotel-apartment block with 87 rooms; 17 commercial units Tagged “ready”; says all apartments are ready to move into; no delivery date
Trade press and an aggregator (search summaries only) 536, 599 or 840, depending on the report 60 or 102 offices; 12 to 18 shops or commercial units; a hotel of 68 or 168 rooms The articles could not be opened in full, so none of these totals is relied on
Operator’s page Not stated Not stated Lists categories and services only

The two broker listings agree that there are three blocks and that one of them is a hotel-apartment block. Beyond that, the totals range from 536 to 973 homes, a spread of 437 (calculated), and the “five-star” label found in one older text is not on the operator’s page. A buyer who needs the number, for example to judge how many owners will vote in the building assembly, should ask for the registered list of independent sections.

Card prices converted and compared with the USD 400,000 line

The next table converts each card entry price at the Central Bank of the Republic of Türkiye rate of 49.6540 TL per USD (forex selling, bulletin 2026/201 of 23 October 2026, the latest at the time of writing, see the CBRT daily rates) and divides the entry price by the smallest size of the type.

The per-m² column is a ranking aid, not a quotation: the entry price is not always attached to the smallest unit. The last column is arithmetic on a card price, not a statement that any unit is eligible for anything.

Card type Entry price (USD) In lira at 49.6540 Entry price per m² of smallest size (USD) Entry price at or above USD 400,000?
1+1 684,000 33,963,336 TL 10,059 (684,000 ÷ 68) Yes
2+1 1,198,000 59,485,492 TL 11,410 (1,198,000 ÷ 105) Yes
3.5+1 3,500,000 173,789,000 TL 15,487 (3,500,000 ÷ 226) Yes
4.5+1 3,700,000 183,719,800 TL 15,289 (3,700,000 ÷ 242) Yes

At 49.6540, USD 400,000 equals 19,861,600 TL. Section 5 explains why the valuation report, not the invoice price, decides whether the threshold is met. The per-m² figures rise from USD 10,059 to USD 15,487 across the types, a spread of 1.5 times (calculated from the card figures).

What to request in writing about the unit

  • The registered gross and net area of the exact unit, with the floor and the block, taken from the approved plan and the title record.
  • The use recorded in the title register for that unit: residence, office, shop or hotel unit.
  • A price list showing the currency, whether VAT is included, and the date it was issued.
  • The seller’s identity, stated as developer, operator-linked owner or private owner.
  • Whether the unit is sold furnished, with a signed inventory if it is.
  • The service-charge schedule, with a line stating which hotel-style services it covers.
  • Any rental or operating programme offered with the unit, with its terms, term and exit rules in the same document.
  • The payment plan, if any, in writing: the two broker listings quote different plans, so none is relied on here.

Location of City Residences Bomonti Istanbul: Bomonti, Şişli and the distances

Şişli is a central district on the European side of Istanbul. Wikipedia, citing the Turkish Statistical Institute (TÜİK), gives it 276,528 residents in 2022 on about 10 km², in 25 official neighbourhoods and at roughly 28,000 people per km². Bomonti is an informal name for the Şişli Merkez area and Cumhuriyet Avenue to its south, taken from the former Bomonti brewery. The operator prints the building’s address in Merkez Mahallesi, the neighbourhood that contains this area.

A caption on the same Wikipedia page dates a photograph of the brewery to 1902, and part of the old buildings now houses Bomontiada, an arts centre. The operator’s page lists Bomontiada for concerts and cultural events and names three further places nearby: the Harbiye Open Air Theatre, Nişantaşı for shopping and dining, and Taksim. A hotel under an international brand and a tall residential tower also use the Bomonti name, according to Wikipedia, which makes the area a mixed commercial and residential setting rather than a purely residential street.

The distances in the table are measured from the map pin of the listing card, at 41.06002 N, 28.97888 E, which falls inside the Bomonti area. The pin is a marker, not a surveyed boundary of the complex. Straight-line figures are computed from OpenStreetMap coordinates with the haversine formula; road figures come from the public OSRM routing service for a car with no traffic, so peak-hour times will be longer. The operator’s three distances are shown beside them.

Istanbul Airport Main international airport 31.57 km; 37.2 km; operator: 32 km Straight-line; road (about 39 minutes with no traffic); operator’s figure, mode not stated OpenStreetMap search; OSRM; operator

The operator’s distances to Galata Tower, the Blue Mosque and the airport sit close to the straight-line values computed here, which suggests they were measured as straight lines.

The operator’s own frequently asked questions say the airport is “approximately one hour” away by car and that no airport shuttle is provided, which is a longer time than the 39 minutes of the no-traffic routing estimate. The two statements measure different things and neither is wrong; a buyer who relies on airport access should test the journey at the hours that matter.

Neither the listing card nor the operator names a metro station. Wikipedia lists Osmanbey and Şişli–Mecidiyeköy among the district’s metro stations, but the official source for lines, stations and walking routes is Metro İstanbul, whose website could not be reached from the research environment on 24 October 2026. This guide therefore states no walking time to a station; bus routes can be checked on the İETT site.

Wikipedia also records the Atatürk Museum, the Harbiye cultural venues and several large malls in the district, which is context for the setting and says nothing about any individual unit.

For services, the table gives only places that can be located on a map: the American Hospital in Nişantaşı is a private hospital, and the Technical University’s Maçka campus is a state-university site. They are listed as distances, not as recommendations. Public-sector hospitals can be found through the Ministry of Health and the Istanbul Provincial Health Directorate, which a buyer should consult for public-sector care.

Two practical points follow from the setting. First, an events and hotel district has evening activity; the operator itself advertises concerts nearby, so a viewing at more than one time of day shows what a given floor and block hear. Second, the operator describes Bosphorus and city views; which units have them depends on block, floor and orientation, and the page does not say, so the view should be checked from the actual unit.

Istanbul as a whole is exposed to earthquakes, and that is the main natural-hazard question for any purchase here. Official hazard and ground-condition data come from the Disaster and Emergency Management Authority (AFAD) and from Istanbul Metropolitan Municipality, whose site could not be reached on 24 October 2026. This guide gives no site-specific hazard classification; section 6 lists the building-code and insurance documents to request.

A mixed-use site: titles, management plan, hotel block and operator

A building of owner-occupied flats follows one set of rules. A complex that combines apartment blocks, a hotel-apartment block, shops and a hotel operator has several layers, and what a buyer can do with a unit depends on which layer governs it. The published sources do not say how this site is registered, so this section explains the layers that Turkish law provides and what to ask for. It does not state that the site uses any particular structure.

The foundation is the Condominium Law (Law 634). Ownership of a unit is recorded as condominium ownership (kat mülkiyeti) once the building has its occupancy permit; before that, a floor easement (kat irtifakı) is recorded.

Under Article 28 the management plan fixes how the building is run and how its parts may be used, binds all owners and their successors like a contract, and can be changed only with the votes of four-fifths of the owners; its date is entered in the annotations column of the register. In a mixed-use scheme this document matters more than the brochure.

Article 24 shows why. A unit registered as a residence may not host a restaurant, bar, shop or similar place unless all owners agree unanimously, and clinics, polyclinics and hospitals cannot be set up in any unit registered as a residence, office or shop (doctors’ consulting rooms are excluded). The use recorded for a unit in the register is therefore not a formality: it limits what can lawfully be done there, including by the operator.

Articles 66 to 69 add rules for a “group of buildings” (toplu yapı): several buildings on one approved settlement plan that share infrastructure, common-use areas, social facilities and services and their management. Where a site is registered that way, each block is run by its own block assembly, a council of representatives for the cadastral island can be created, and the shared facilities are decided by a site-wide assembly.

If the pool and Club House are shared by several blocks, the question to ask is which assembly sets their budget and who votes in it.

The operator layer sits on top. Rotana’s page presents the apartments as operator-run accommodation, with reception, security and daily cleaning, and states that the property has no meeting, event or wedding facilities and no airport shuttle. It does not say whether individual apartments are owned by private buyers, by the developer or by Rotana, whether owners can use their own unit, or whether a rental programme exists. All three are contract matters and none is published.

Short-stay letting has its own regime. Under Law 7464 and its implementing Regulation, a dwelling let to guests for 100 days or fewer needs a Ministry permit; an apartment building normally also needs a unanimous decision of its owners.

A “high-quality residence” (rezidans) is treated differently: a building with several independent units, reception, security and daily cleaning areas and at least two further services, such as laundry, meals, a gym or a pool, whose management plan allows short-term letting, does not need the unanimity decision or the 25% limit, and the permit can be issued in the name of the company that runs the building.

Those rules are summarised in the guide to Turkey’s Airbnb law. Whether this site holds such a permit is not published; the Ministry’s register, as read for that guide on 17 October 2026, lists 336 records covering 822 homes for the whole of Şişli district.

The hotel block and the commercial units raise separate questions. The second broker listing describes Block C as a hotel-apartment block with 87 rooms and mentions 17 commercial units; other reports give other counts. Whether units in the hotel block are sold individually, and under which licence it operates, are not published.

For commercial units, foreign individuals fall under the same Article 35 limits as for homes, and companies established in Turkey with foreign capital can buy under Article 36 of Law 2644. The VAT rates quoted in the buying guide are the housing rates; the rate and treatment for a commercial unit should be stated in the contract.

Layer What it decides Legal basis (as of 24 October 2026) What to request
Unit title What exactly the buyer owns and for what recorded use Law 634 (floor easement, condominium ownership); Art. 24 on use Current title record of the exact unit, with use, burdens and annotations
Management plan How the building is run, shared costs, permitted uses, short-stay clause Law 634, Art. 28 (binding; four-fifths to amend; date in the register) The plan as registered, with the date of the last change
Block and site assemblies Who votes on which budget when several blocks share facilities Law 634, Arts. 66 to 69 (group of buildings), if the site is registered that way Which assemblies exist, the voting rules and the last two sets of minutes
Operator agreement Services, fees, use of the unit, any rental programme Contract; not published The agreement, its term, exit and fee rules in writing
Short-stay permit Whether the unit may be let for 100 days or fewer Law 7464 Art. 3 and the Regulation (high-quality residence rules) Permit number, holder and the management-plan clause that allows it
Hotel block Whether its units are sold and how the block is licensed Not published Written confirmation of the block, the licence type and the unit title
Commercial units Use, VAT treatment and who may buy Law 2644 Arts. 35 and 36; VAT Law 3065 Recorded use, area, VAT treatment and the buyer’s eligibility under Art. 35 or 36

The order in which to ask matters, because each answer narrows the next. The checklist below follows that order.

  1. Ask which block, floor and independent-section number the unit has, and who the registered owner is today.
  2. Obtain the title record and read the recorded use and every annotation before reading any brochure.
  3. Obtain the registered management plan and look for the short-stay clause, the use limits and the voting rules.
  4. Ask whether the site is registered as a group of buildings and which assemblies set the budget for the pool and Club House.
  5. Ask for the operator agreement, if the unit is offered with operator services, and for any rental programme in the same document.
  6. Ask for the short-stay permit number and its holder, or a written statement that none exists.
  7. Ask for the occupancy permit date and the service-charge history for the unit, including arrears.
  8. Ask whether the unit is in the hotel block or the residential blocks, and under which licence the hotel block operates.
  9. Ask whether VAT applies to this sale and which rate, and put the answer into the contract.

Buying a unit in a serviced-residence building in Turkey: the steps in the order that fits this site

Because this project combines operator services with individually owned units, the order below starts with the seller and the register rather than with the price. The rules apply to any foreign buyer in Turkey as of 24 October 2026 and follow the Land Registry Law, the TKGM guide for foreigners and the consumer-protection law; the buying guide for foreigners gives the full rates and worked examples.

Step What happens Rule or source
1. Seller and stage Establish whether the seller is a developer selling stock or a private owner reselling, because VAT and consumer protection differ VAT Law 3065; Law 6502
2. Register Read the title record, the use, the annotations and the management plan TKGM guide; Law 634 Art. 28
3. Eligibility and zone The title office checks nationality and military or special zones; district cap 10%, personal cap 30 hectares Law 2644 Art. 35 (text)
4. Contract Fix price, currency, VAT treatment, payment dates and the services included; a resale is completed by deed Law 6502, Arts. 40 to 45, for sales paid before delivery
5. Currency and valuation Foreign currency is sold to a Turkish bank and a licensed valuer prepares a report for foreign acquisitions Decision 5554, para. 10; TKGM valuation circulars
6. Insurance and value statement Buy the compulsory earthquake policy and obtain the municipal value statement DASK tariff; TKGM guide
7. Fees Title deed fee 2% for the buyer and 2% for the seller on the declared price, not below the tax value Law 492, Tariff 4 and Art. 63
8. Deed Sign before the title officer; a power of attorney from abroad needs an apostille or consular certification and a translation TKGM guide
9. After the deed Register utilities, pay the service charge and diarise property-tax instalments Law 634 Art. 20; Property Tax Law 1319

Two points need emphasis. First, a preliminary sale contract signed at a notary does not transfer ownership; only the deed at the Land Registry does, as the TKGM guide states.

Second, Law 6502 Arts. 40 to 45 govern homes paid for before they are delivered: no prepaid contract before the building licence, a 14-day cooling-off period, delivery within the contract period and never later than 48 months, and withdrawal rights for 24 months. Press reports place the opening of this project in 2021, so these articles mainly matter if a unit is sold from stock on a payment plan. The installments guide sets out those plans.

On the citizenship route, the position as of 24 October 2026 is as follows. Article 20(2)(b) of the Citizenship Regulation sets USD 400,000 for real estate, after Decision 5554 (Resmî Gazete 13 May 2022, no. 31834) raised it from USD 250,000, and Decision 7938 (Resmî Gazete 12 December 2023, no. 32397) limited the property to a unit with condominium or floor-easement title, or a plot with a building. The title must carry a three-year no-sale annotation, according to a law-firm summary of the amended clause.

Eligibility depends on a valuation report, the purchase price and payment method, and approval by the authorities, to be checked unit by unit; nothing in this guide concludes that any unit qualifies. The citizenship and immigration page summarises the programme, and the Citizenship Law 5901, Art. 12, is the legal basis.

A short-term residence permit for owners rests on Article 31(1)(b) of Law 6458; since Law 7533 of 21 November 2024, Article 31(6) leaves the nature and value of the property to the Ministry, and a floor of USD 200,000 for deeds from 16 October 2023 has been reported by the press. The Presidency of Migration Management (goc.gov.tr) decides. Neither route follows automatically from a purchase.

Risks, title and due diligence

The main risk in researching this project is thin data. No official page names the developer, a unit total, a delivery date or a price, the listing card is a broker-feed snapshot from November 2023, and two broker listings disagree with each other and with the card. A decision should rest on documents for the exact unit, not on any of these summaries.

A second risk is the operator relationship. If a unit is bought for use with the operator’s services, the service charge, the rules on using the unit and any rental programme come from contracts and a management plan that the public sources do not show.

A third is currency: the card is in US dollars, the title-fee base is the declared price not below the municipal tax value, and the lira fell from 41.9797 to 49.6540 per dollar between 23 October 2025 and 23 October 2026 (CBRT forex selling), so the currency of the contract should be explicit.

Earthquake rules are the fourth. The Turkish Building Earthquake Code (Resmî Gazete 18 March 2018, no. 30364, repeated issue) has applied since 1 January 2019 and replaced the 2007 regulation, so the building-permit date indicates which code was used for a project that press places in 2021.

The compulsory DASK policy has a maximum sum insured of 2,552,268 TL for policies starting 1 October 2026, about USD 51,400 at 49.6540, which is 7.5% of the card’s entry price of USD 684,000 (calculated). Optional private cover is a separate product.

Property tax and the high-value residence tax depend on the municipal tax value, not on the sale price. For 2026 the high-value tax applies above a tax value of 17,711,000 TL, about USD 356,700; whether a unit crosses it is read from its tax-value statement. The property tax calculator turns the rates into estimates.

Rules on short-stay letting are also moving: a bill on foreign digital accommodation platforms was approved by its lead committee in early October 2026, according to the Airbnb-law guide, so the permit position should be checked again at signing.

The eleven listings share a city and little else. Statuses range from operating (City Residences) and occupied (Modasehir Residences, per Anadolu Agency) to a preparation stage (Referans Gokturk), and seven of the eleven give no status or date on their official pages (calculated from the data collected for this guide).

This project is the only listing whose main official source is a hotel operator’s page rather than a developer’s site, and its entry price of USD 684,000 is the highest of the ten dollar-priced listings, 2.6 times the USD 260,000 entry price of Marina Residences (calculated from the card figures). Hayat Vision is priced in lira.

None of these facts ranks a project: prices are broker-feed minimums, and statuses range from operating to preparation. Eight of the eleven listing names differ from the official project names, so a reader comparing projects should use the bracketed names when reading developer pages. For the wider market see the Türkiye country page, the Istanbul city page, the apartments for sale in Istanbul page and the comparison of Turkish cities.

Rotana and the developer

The operator’s page carries the 2026 copyright line of Rotana Hotel Management Corporation PJSC. It presents Bomonti Residences by Rotana as accommodation with reception, security, cleaning and technical support, in three apartment categories, and answers frequently asked questions: pets are welcome, there is no airport shuttle, there are no meeting, event or wedding facilities, and staff speak Turkish and English. The page states nothing about ownership, sale terms or a rental programme.

Trade-press reports, seen only as search summaries, name Tahincioğlu Gayrimenkul as the developer and Nida İnşaat as the contractor of the project that was marketed as Nidapark Bomonti. The Tahincioğlu About page (in Turkish) describes the group as active in retail, office, residential and shopping-centre development, states 70 years of experience and 40 projects (the group’s own marketing statements), and says Nida İnşaat acts as general contractor on Tahincioğlu projects.

It lists many Nidapark and Nidakule projects but does not name Bomonti, and the operator’s page does not name the developer. The link is therefore treated as unconfirmed.

One broker listing fills its developer field with the name Rotana, while the operator’s page describes Rotana as the operator. Because the sources do not agree, a buyer should ask the seller to name the developer, the operator and the registered owner of the hotel block in writing.

Frequently asked questions

What is City Residences Bomonti Istanbul?

City Residences Bomonti Istanbul is the listing name of a mixed-use complex in Bomonti, Şişli. Its official project name is Bomonti Residences by Rotana, and the operator’s page presents it as operator-run apartments with an outdoor pool, a fitness centre, a sauna and 24-hour reception. The listing name does not appear on the operator’s page; the identification rests on matching media names and figures, as section 1 explains. No official page opened for this guide publishes a unit total or a delivery date.

Who runs the apartments?

The operator’s page carries the 2026 copyright line of Rotana Hotel Management Corporation PJSC and offers apartments in three categories with 24-hour reception, security, cleaning and technical support. Who owns the individual apartments, whether an owner’s unit can be placed with the operator, and on what terms, are not published. A buyer should ask for the operator agreement and any rental programme terms in writing before paying a deposit.

Can a foreigner buy a unit at City Residences Bomonti Istanbul?

As of 24 October 2026, Article 35 of Law 2644 lets foreign individuals of nationalities allowed by Presidential decision buy property, up to 30 hectares per person and 10% of a district’s privately ownable area, outside military and special zones. The TKGM guide says no residence permit is needed to buy. Which units are on sale at the site, and from whom, is not published, so availability must be confirmed with the seller.

What price does City Residences Bomonti Istanbul have?

No operator or developer page opened for this guide publishes a price. Per our listing card, as of 24 October 2026, the entry price is USD 684,000 for a 1+1 and the highest listed price is USD 3,700,000 for a 4.5+1, from a broker feed edited in November 2023. One broker listing shows a different 2+1 entry price and another a starting price of USD 847,000, so only a written price list for the exact unit is reliable.

How many units does the project have?

The operator does not say. A broker listing gives 565 units in three blocks, a second gives 408 apartments in Block A and 565 in Block B (973 together, calculated) plus a hotel-apartment block of 87 rooms, and trade-press totals range from 536 to 840 homes. The two broker listings agree on three blocks and little else, so this guide uses no total. The registered list of independent sections is the only exact source.

Does a purchase here lead to Turkish citizenship?

Not by itself. As of 24 October 2026, Article 20(2)(b) of the Citizenship Regulation sets USD 400,000 for a unit with condominium or floor-easement title, with a three-year no-sale annotation, and the foreign currency must be sold to a Turkish bank. Eligibility depends on a valuation report, the purchase price and payment method, and approval by the authorities. All four card entry prices exceed USD 400,000, but that is arithmetic, not eligibility.

Can an apartment be let to short-stay guests?

Letting for 100 days or fewer needs a Ministry of Culture and Tourism permit under Law 7464. For a high-quality residence (rezidans) whose management plan allows short-term letting, the unanimity decision and the 25% limit do not apply, and the permit can be issued to the company running the building. Whether this site has such a plan or a permit is not published; ask for the permit number and its holder.

Which taxes and fees follow a purchase?

As of 24 October 2026 the title deed fee is 2% for the buyer and 2% for the seller on the declared price, not below the municipal tax value. VAT arises on a first sale by a developer, 10% on the first 150 m² net and 20% above for permits after 1 April 2022, and not on a private resale. Annual property tax on a residence is 0.1% of tax value, doubled in metropolitan municipalities, in two instalments, and the DASK earthquake policy is compulsory.

Which earthquake rules apply to the building?

The Turkish Building Earthquake Code, published on 18 March 2018 and in force since 1 January 2019, replaced the 2007 regulation. Press places the opening of the project in 2021, so the building-permit date shows which code applied; it is not published. The compulsory DASK policy has a maximum sum insured of 2,552,268 TL for policies starting 1 October 2026, about USD 51,400 at 49.6540 TL per dollar.

What should be checked before paying a deposit at City Residences Bomonti Istanbul?

Check the title record of the exact unit, its recorded use and annotations, the registered management plan, the operator agreement, the short-stay permit position, the occupancy-permit date, the service-charge history and the currency and VAT treatment of the price. The checklist in section 4 gives the order. None of these documents is published for the project, so each one must be requested from the seller in writing.
