Description

Carrington 55 Kyrenia is a block of 10 three-bedroom apartments that the developer Carrington places in central Kyrenia (Girne), next to Barış Park, from GBP 249,950 with a card delivery year of 2025. The projects list marks it Completed, yet one of five photographs on the page shows scaffolding. This guide sets out what the page states, where it is inconsistent, what official sources say about Kyrenia and the purchase process, and which documents settle the open points, as of 26 October 2026.

Overview of Carrington 55 Kyrenia

The developer’s project page for Carrington 55 Kyrenia opens with a four-item card: Starting Price GBP 249,950, Delivery Date 2025, Location “City Center, Kyrenia” and Units “3+1 Apartments”.

The prose adds that the block holds only 10 apartments, all with three bedrooms, directly next to Barış Park, and lists a lift, generator backup for the common areas and a secure building entrance. A feature bullet states “1.5 km from the Mediterranean coastline”. The Turkish, German and Russian versions of the page exist but show no card.

Status is the point on which the page is least consistent. The projects list shows the badge Completed. The payment-plan text speaks of a completed apartment and a ready city-centre property. The card year, 2025, had passed before this guide was checked. Against that, one gallery photograph shows scaffolding on the upper balconies. The guide reports these four signals once, gives each with its source line, and does not choose between them.

Prices and counts are those of the page version that the developer’s structured data dates to 14 April 2026 (publication 16 March 2026), re-read on 26 October 2026. Ten apartments at no less than the from-price add up to at least GBP 2,499,500 (calculated, 10 x 249,950), a floor and not a quotation. The page publishes no floor area, plan, bathroom count, per-apartment price, payment amount or title-deed category.

Unit types and sizes: one three-bedroom type and no published area

The developer publishes one unit type for Carrington 55 Kyrenia: the three-bedroom apartment, written 3+1 on the card and “three bedroom” in the prose. In the Turkish-style notation the second figure is the living room, so 3+1 means three bedrooms plus one living room.

The German title uses the room count instead and says “4 Zimmer”. The two wordings describe the same type, and no page offers a one-bedroom, two-bedroom or penthouse alternative. With ten apartments of three bedrooms each, the building holds 30 bedrooms in total (calculated).

What the page does not give is more important than what it gives. The prose calls the layouts “generous” and the apartments “spacious”, but prints no square metres, no terrace or balcony area and no number of floors. The lead form invites a visitor to request floor plans, so plans exist somewhere, but none is published.

Without an area the starting price cannot be turned into a price per square metre, and no comparison with the other Carrington buildings in Kyrenia is possible on size. This guide therefore compares only counts, labels and from-prices (section 7).

The price line has two limits. The card gives one number, GBP 249,950, without saying which apartment it belongs to; because every apartment is a three-bedroom unit, it is the lowest published figure for that single type. The page does not say whether the figure includes VAT, whether it assumes a particular floor or whether any apartment is still unsold. The projects list repeats the figure. Both are as of the page version dated 14 April 2026 and re-read on 26 October 2026.

A buyer can close these gaps in writing. The list below is the minimum to request before any reservation is paid; each item should arrive as a document and not as a chat message.

  • The registered closed area of the specific apartment, with the plan that the building permit approved.
  • The area of every balcony or terrace and of any storage or parking space sold with the apartment.
  • The floor and apartment number, with the title number that will carry it.
  • The price in a stated currency, whether VAT is included, and the date until which it holds.
  • The list of finishes and fittings that the price covers, including kitchen, flooring and joinery.
  • The schedule of payments, with amounts and dates, and what happens on a missed date.
  • The management arrangements: who runs the lift and the generator, and the expected service charge.

Location of Carrington 55 Kyrenia: central Kyrenia, an unusable pin and the distances

The page places the building in the middle of Kyrenia, directly next to Barış Park, and says the walk from the building reaches shops, schools, cafes, hospitals and the harbour area. A second passage lists supermarkets, schools, universities, hospitals and public transport.

The page names no street, no shop, no school and no hospital, and gives no distance except the feature bullet about 1.5 km to the Mediterranean coastline. The Elite Residence page carries the same 1.5 km wording, so the bullet may be a shared template and not a measurement of this building.

The embedded Google Maps pin cannot help. Its latitude is a value found in the Kyrenia urban area, but its longitude falls in the 31-degree range, west of the island, whereas OpenStreetMap places Kyrenia Castle near 33.3 degrees east. The Carrington 22 and Gold Tower pages show the same kind of longitude error. This guide therefore prints no coordinate for the building and measures nothing from it. A buyer should anchor the location in a parcel number and a Land Registry search, not in a pin.

The table below uses Kyrenia Castle, on the harbour front, as a reference for central Kyrenia. It does not claim that the building stands at the castle; it shows how far the places named by the page’s claims lie from the old centre, so that a buyer can judge the claims against a visit.

Straight-line figures are haversine distances between OpenStreetMap coordinates, read through one Nominatim lookup. Road figures and minutes are public OSRM car-route estimates run on 26 October 2026, with no traffic, no queues and no formalities.

Read against the page, the table supports the general claim and tests none of the specific ones. The bus station and the state hospital lie within about a kilometre of the castle, and the university campuses within about five, so “hospitals” and “harbour area” are plausible for a central address.

The Barış Sokak row is a name match only: the page names a park, not a street, and this guide does not treat the street as the building’s address. If the park lay near a street of that name, the distance to the castle would be of the same order as the 1.5 km that the bullet states.

Kyrenia is one of the north’s six districts. At the 2011 census, the latest available, Girne district had 69,163 residents, which is 24.2% of the TRNC total of 286,257 (calculated; census table 1). On health care, the Statistical Institute’s Yearbook 2024 records one state in-patient institution in Girne district with 72 beds and five private ones with 112 beds.

The Ministry of Health’s hospital list names Girne Dr. Akçiçek State Hospital. A new Girne hospital was reported on 28 January 2026 by BRTK to be nearing completion with about 148 beds planned; no opening date was found, so it is not treated as open, and it is not established that the OSM object named Girne Devlet Hastanesi in the table is that building.

Two education figures from the same yearbook add context without proving anything about rents. Girne American University had 9,953 students and the University of Kyrenia 4,155 in 2024-2025, together 14,108 (calculated), or 13.5% of the 104,873 recorded in the north’s higher education. In 2020-2021 the same two had 16,889 and 2,807, together 19,696 or 17.8% of 110,868, so their combined enrolment fell by 28.4% (calculated). The numbers give no basis for a statement about tenant demand, and this guide makes none.

Heritage visitors show how busy the old centre is. Museums and sites in Girne district counted 465,067 visits in 2024, of which Kyrenia Castle had 198,003, Bellapais Abbey 189,833 and St Hilarion 67,591. These three make 455,427 (calculated), or 97.9% of the district total. Whether that activity helps or burdens a particular apartment is for a visit to show.

On construction, the Statistical Institute’s 2025 bulletin counts 344 dwellings with final approval in urban Kyrenia, third among the six urban districts after Nicosia (887) and Famagusta (538). The count includes only buildings with a final approval certificate. The Yearbook adds that for buildings inside municipal boundaries, including Girne, the certificates are issued by the municipality.

Ercan is 47.6 km by road from the castle, Nicosia 29.5 km, and Larnaca 79.0 km through a crossing point. The UK government’s entry-requirements page says a person who enters the Republic of Cyprus through the north, for example via Ercan, is considered by its authorities to have entered illegally. Esentepe, where Carrington lists the largest group of its other projects, is 27.9 km by road; see the Esentepe page and the Tatlisu page.

Carrington 55 Kyrenia as a completed building with scaffolding in a photo: how to establish its state

Most Carrington pages need their dates or counts reconciled. The page for this building needs its state of completion established. Four signals bear on it. The projects list carries the badge Completed. The card gives Delivery Date 2025.

The payment-plan text refers to a completed apartment and a ready city-centre property, in a structure described as short-term and interest-free. Against these, one of the five gallery photographs shows the upper balconies with scaffolding still in place, and the Turkish, German and Russian versions give no card. This guide does not decide between the signals.

A single photograph can mean several things that a web page cannot settle. It may predate completion. Exterior work may continue on a block that has been handed over. Or the block may not yet hold the approvals that a delivered building needs.

The five image files all sit in a folder path containing 2026/02, which on this kind of site normally marks the month of upload, February 2026; that dates the upload, not the moment of the photograph, and the card year of 2025 had ended by then. Because the evidence is mixed, the status of the building is a question for documents and for a visit.

Status decides which rules a contract needs. For a delivered block, the buyer’s file should hold the final approval certificate, which for a building inside Kyrenia’s municipal limits is issued by the Girne municipality according to the Statistical Institute’s Yearbook 2024.

For a block still being finished, the purchase is in practice an off-plan one whatever the badge says, and the points in the off-plan buying guide apply: a completion date written into the contract, a link between stage payments and works, and a remedy for delay.

The payment text deserves a second look. It describes a short-term interest-free structure but prints no deposit, instalment or end date. If instalments run after handover, the contract should state the final date, whether title transfer waits for the last payment, and whether the developer holds a mortgage on the land meanwhile.

The decree’s one-year period for signing the transfer starts, where no mortgage is registered in the seller’s favour, on the day the whole price stated in the filed document has been paid (Resmi Gazete 147); the text read for this guide does not set out the start where a seller’s mortgage exists. The UK government guidance lists payment plans left out of contracts and developer mortgages on the land among the general problems of Cyprus purchases (guidance).

The size of the building changes some of the arithmetic. Foreign buyers who are first-degree relatives or of the same nationality may not together buy more than half of the units on one parcel, which in a block of 10 is 5 apartments (calculated).

The decree also caps sales of housing projects in zoned areas at 80% to foreigners, which is 8 of 10 (calculated). How the Land Registry applies either rule to one ten-apartment building is not set out in the decree text read, so the apartment’s buyer mix is a question for the lawyer before the contract is signed.

Running costs are a second place where small blocks differ. The page lists a lift, generator backup for the common areas and a secure entrance. Each recurs as a cost: lift servicing and inspection, generator fuel and servicing, and the entrance system.

If the ten owners share costs equally, each carries 10% (calculated); the real shares come from the condominium deed and may follow floor area. A buyer should ask for the last budget and for the rule that sets the charge, not for a monthly figure alone.

Structural safety is the last item. The president of the Cyprus Turkish Chamber of Engineers and Architects said in 2023 that project approval in the north checks compliance with the earthquake rules (Yenidüzen report, a press source). A buyer of a block with visible exterior work may reasonably ask for the approved structural project and the record of supervision, because the page publishes neither.

A numbered order of work for a building whose state is unclear:

  1. Visit the building on a dated day and photograph the facade, balconies, entrance, lift and common parts, noting any scaffolding or open works.
  2. Ask the developer for the final approval certificate and check its number and date with the Girne municipality, which issues it for urban buildings.
  3. Obtain a Land Registry research document for the parcel to see the registered owner, mortgages and restrictions.
  4. Ask for the condominium title or easement for the apartment; selling without it is an offence under the foreign-acquisition law.
  5. Compare the approved plan with the apartment: area, bedroom count, balcony and any parking or storage sold with it.
  6. Request the contract draft with the full price, the currency, the payment schedule and the date of handover, and read it with an independent lawyer.
  7. Request the warranty document, the management arrangements and the last service-charge budget in writing.
  8. Check that water and electricity meters exist for the apartment, with the connection papers and no arrears.
  9. Only then reserve, and diarise the registration, permit and transfer deadlines in section 5.

Buying in Northern Cyprus in brief: from a 2025 card to a registered title

The sequence below starts where the page is least clear, with the identity and status of the apartment, and ends with the title. It follows the official texts in the fact pack; the step-by-step guide gives the general version.

As of 26 October 2026 the limits on foreign purchases come from Decree-Law 89/2026 (Resmi Gazete 147, 7 August 2026), a Council of Ministers decree whose 90-day validity ends about 5 November 2026 unless Parliament enacts it. The consolidated Law 52/2008 on the legislation portal still shows the stricter text, so sources differ depending on which one they quote.

The decree’s main limit for a foreign buyer of apartments is up to 3 apartments, or 6 for nationals of states that recognise the TRNC, against one in the consolidated text. Land Registry fees for foreigners are set by a regulation in Resmi Gazete 197 of 7 October 2026 that is valid until 5 January 2027 inclusive. Neither instrument is permanent, and a contract signed now may be completed under a later rule, so the dates in the table below should be re-checked before each step.

Step in the purchase Who acts Time limit or timing Basis
1. Fix the apartment and its status Buyer and independent lawyer Before any payment Final approval, condominium title and Land Registry search, as in section 4; UK guidance
2. Sign a sale agreement and stamp it Buyer, seller, Tax Department At signing; stamp 0.5% of the stated sum Stamp Duty Law 19/1963, schedule item 3(1)
3. Register the stamped agreement and apply for the purchase permit Buyer, lawyer, district Land Registry, Interior Ministry Within 1 month, after taxes and fees on the sale are paid Decree-Law 89/2026; otherwise the contract is void automatically
4. Wait for the Council of Ministers permit Council of Ministers No official processing time exists Law 52/2008 and the decree set none
5. Sign the transfer declaration Buyer, seller, Land Registry official Within 1 year of permit publication under the decree; 6 months in the consolidated text Decree-Law 89/2026 versus Law 52/2008 as amended by 39/2024
6. Pay the transfer fees Buyer, Land Registry Within 75 working days under the decree; 60 in the consolidated text RG 147; fee schedule RG 197 (4%, 5.5%, 6%) valid to 5 January 2027
7. Connect utilities and apply for residence if wanted Buyer, utilities, Immigration After fees are paid; connections are withheld until then Decree-Law 89/2026, article on fees; Residence and Visa Regulation

Two points in the table bear on this building. First, the permit and registration steps run from the contract, so a contract signed for an apartment whose completion is unclear starts the one-month clock before the open questions are answered.

Second, the Interior Ministry’s document list asks for a petition, an information form, a passport copy, a title copy, a location plan with the area marked and a police record, which the buyer cannot assemble properly without a parcel number the page does not give. The foreign-buyer guide and the taxes and fees guide cover the same ground in more detail.

Money moves under separate rules. Contract amounts in a foreign currency are free under the Foreign Exchange Law, and remittances must go through banks. The Statistical Institute recorded consumer prices up 35.02% in the twelve months to September 2026 (CPI release), so a contract in pounds or euros avoids lira exposure, although stamp duty on a foreign-currency sum is computed in lira at the official rate on the stamping date.

A foreign buyer may mortgage a property after paying the Land Registry fees, at 1% of the secured debt; the sources do not state a bank lending policy, and agency figures contradict each other.

Risks, title and due diligence

The page does not state a title-deed category for this building, so the first task is to learn it. The terms in use are Turkish title, exchange (eşdeğer) title, allocation and others, and an official definition table could not be found online.

The UK government’s property guidance states that ownership of many properties in the north is disputed, that thousands of claims exist from people displaced in 1974, and that land once owned by Greek Cypriots and later classed as exchange or gift land carries a risk of restitution. Read it on the UK government page and ask for the history of the parcel before 1974; the title-deed check guide explains the route.

Courts have addressed this risk from several sides. The European Court of Human Rights treated the Immovable Property Commission as the remedy to use first in its Demopoulos decision of 1 March 2010, and applications to the Commission can be made until 21 December 2027 under Law 67/2005, with statistics on the Commission’s page.

The Court of Justice of the EU held in Apostolides v Orams that a judgment of a court in the government-controlled area about land in the north must be recognised and enforced elsewhere in the EU. The question is parcel-specific; a central address does not answer it either way.

For the building itself, the risks that the page leaves open are completion, approvals and money. The UK guidance names the difficulty of obtaining final completion certificates and title deeds, building without correct permits, and developer mortgages on the land. Each has a document in the table below.

A buyer should treat a missing document as a reason to wait. The safety guide and the comparison with the south give the wider picture, including what the EU and the Republic of Cyprus do not recognise (see also the European Commission’s Green Line Regulation page).

Seven Carrington pages carry a Kyrenia address: Elite Residence, Park Avenue, Carrington 44, this page, Gold Tower, Carrington 11 and Carrington 22. Among them Carrington 55 Kyrenia is the smallest block with a printed count (10) and the only page whose card shows a single unit type.

Four of the seven print a from-price, GBP 189,950 for Elite Residence, 249,950 here, 264,950 for Park Avenue and 290,950 for Carrington 22, so this one is second-lowest of the four (calculated). Counts differ in kind: Elite Residence prints 16 on its card and 38 in its text, Carrington 44 prints 16, Carrington 22 prints 38, and Gold Tower and Carrington 11 print none.

All but Park Avenue carry the Completed badge. Sixteen of the 24 listings carry it, four are Off Plan and four Under Construction. Nine listings sit under Esentepe in the table and seven under Tatlisu; the projects list prints Bahçeli, Kyrenia for The Morlais and Poseidon.

Readers who want the area context can open the Esentepe page and the Tatlisu page, or the Northern Cyprus overview. The pages differ in what the developer chose to publish, and nothing in them ranks one building above another.

Carrington

The developer’s About page says Carrington Group has been developing, building and managing beachfront villas and apartments in North Cyprus for over 35 years, and calls itself family-run and award-winning; no award is named. It names Kyrenia and Esentepe as its locations and lists a five-year structural warranty and internationally certified building materials among its standard features.

The project page for this building carries a developer box that says more than 30 years of experience, which differs from the 35 on the About page; both are the developer’s own statements and neither is verified here.

The About page also says that services are delivered under one corporate structure: site and landscape maintenance, rental and property management, airport transfer coordination, car rental, after-sales technical support, and legal and title-deed process management. The last item matters for a buyer. The UK government guidance names lawyers acting for both the vendor and the builder among the common problems in Cyprus purchases, so an independent lawyer, chosen and paid by the buyer, is a separate matter from any service the developer offers.

Statements about rental returns, capital appreciation and “trust” on the About page are marketing, with no data, and are not repeated here. Neither the About page nor the project page gives a registered company name, a licence number, a count of completed buildings or the identity of the contractor and landowner for this building. Those items can be requested in writing and matched against Land Registry and company records.

Frequently asked questions

Is Carrington 55 Kyrenia completed?

The projects list shows the badge Completed, and the payment-plan text calls the apartment completed and ready. The card gives a delivery year of 2025, and one of the five gallery photographs shows scaffolding on the upper balconies. The page names no completion document, so this guide does not state that the building is finished. The final approval certificate, a signed handover record and a dated visit would settle it; if the apartment is unfinished, the purchase is in practice an off-plan one.

How many apartments does the building have?

The prose and the FAQ on the developer’s page say 10, all with three bedrooms, which makes 30 bedrooms in total (calculated). The card shows only “3+1 Apartments” and prints no count. The page gives no number of floors, no area and no plan. Carrington 44 prints 16 apartments and Elite Residence prints 16 on its card and 38 in its text, so a count should be tied to a parcel number and an apartment number in the contract, not to a project name.

What does Carrington 55 Kyrenia cost?

The card and the projects list show a starting price of GBP 249,950 as of 26 October 2026, from a page version dated 14 April 2026. The page does not say which apartment the figure belongs to, whether VAT is included or whether any apartment is unsold, and it publishes no per-apartment prices. At that figure, illustrative costs are stamp duty of GBP 1,249.75 and a first-property Land Registry fee of GBP 9,998.00 at 4%, if the base is the price. Section 6 shows the others.

Where does the building stand and how far is the sea?

The page places it in central Kyrenia, directly next to Barış Park, and a feature bullet states 1.5 km from the Mediterranean coastline; the Elite Residence page carries the same wording. The embedded map pin has a longitude that cannot be a Kyrenia location, so no coordinate is used. The table in section 3 measures from Kyrenia Castle: the bus station is 0.23 km and the Akçiçek Hospital 0.55 km away in a straight line. A buyer should confirm the parcel number and distances on site.

Does the developer publish sizes or floor plans?

No. The page prints no floor area, balcony area, number of floors or plan, and the lead form text offers floor plans on request. The guide therefore cannot calculate a price per square metre or compare the apartment’s size with other Carrington buildings in Kyrenia. Before any reservation, a buyer can ask for the registered closed area, the approved plan, the balcony area and any parking or storage sold with the apartment, each in writing and each matched to the title number.

Which title deed does the building have?

The developer’s page states no title-deed category, and neither does any other language version. The category is therefore unknown. It can be learned from the Land Registry through a research document, which shows the registered owner, mortgages and restrictions. The UK government’s property guidance warns about disputed pre-1974 ownership and about exchange or gift land, so a buyer should also ask who owned the land before 1974. The title-deed check guide on this site describes the route.

What payment plan does the developer publish?

The Payment Plan text describes a structured, flexible and short-term interest-free structure that lets a buyer avoid bank financing, but it prints no deposit, instalment, percentage split or end date. Some other Carrington pages print a deposit and a percentage split; this one does not. Any schedule should be written into the contract with amounts, dates and a statement of when title transfers. The decree’s one-year transfer period runs from payment of the whole price where no seller’s mortgage is registered.

Can a foreigner buy an apartment in Carrington 55 Kyrenia?

In principle yes, with a Council of Ministers purchase permit (foreign-buyer guide). As of 26 October 2026, Decree-Law 89/2026 allows a foreign buyer up to 3 apartments (6 for nationals of states that recognise the TRNC), while the consolidated Law 52/2008 text says one. The decree lapses after about 90 days, around 5 November 2026, unless Parliament enacts it. In a block of 10, foreign relatives or buyers of one nationality may hold at most 5 units, and the 80% cap is 8 (both calculated).

Which taxes and fees apply?

Stamp duty on the sale agreement is 0.5% of the stated sum (Stamp Duty Law). Land Registry fees for foreigners are 4%, 5.5% and 6% for the first, second and third property under Resmi Gazete 197, valid to 5 January 2027.

VAT is 5% for housing up to 300 m2 closed area and 10% above (regulation); the page does not say whether it applies. Rent bears 10% withholding (Income Tax Law); holiday lets of up to 60 days need registration under the Holiday Houses Law, see the renting-out guide.

Does buying here give residence rights?

A property-based permit exists under the Residence and Visa Regulation, with a GBP 300,000 threshold: with a title deed and total property value of at least that, 10 years; below it, 5 years with no income test. A stamped contract alone needs proof of income below that value, and one-third of the price paid.

The from-price is GBP 50,050 below the threshold (calculated). Permanent residence needs EUR 125,000 of housing, six years (Law 51/2015). Buying confers neither citizenship nor EU rights; see the citizenship and immigration page.
