Description

Malibu Zone 5 Tatlisu is an off-plan scheme of 48 units, apartments and commercial shops, that the developer Carrington places in Tatlısu on the north coast of Northern Cyprus, with a published starting price of GBP 189,950 and a delivery year given as 2027 on the card and 2028 in the text.

Malibu Zone 5 Tatlisu rendering of a low-rise apartment block with palm trees

This guide sets out what the developer’s page states about Malibu Zone 5 Tatlisu, where its map pin actually falls, how the neighbouring Malibu pages relate to it and which checks apply to an off-plan purchase under the rules in force as of 26 October 2026.

Overview of Malibu Zone 5 Tatlisu

The developer’s English page for Malibu Zone 5 Tatlisu is titled “Malibu Zone 5 | Contemporary Coastal Apartments Near the Sea”. It describes an off-plan residential and commercial development in Tatlısu, “only 250 meters from the coastline”, planned across seven blocks of low-rise architecture. It gives 48 units, “including apartments and commercial shops”, and four apartment types that run from a studio garden apartment to a loft with a roof terrace. The source for every figure in this section is the developer’s English project page.

The card at the top of the page prints “Starting Price £189950” and “Delivery Date 2027”, and the developer’s projects list repeats GBP 189,950 and the same year. Neither says which unit the price belongs to. The FAQ answer and the summary further down the page say that completion is scheduled for 2028, so the page holds two delivery years. This guide reports both and does not choose. Figures are per the developer’s page as of 26 October 2026, in the currency printed.

The facilities listed are a communal outdoor swimming pool, a poolside shower and WC, on-site parking and sea, mountain and nature view orientation. The payment section states a deposit of 5,000 (GBP, EUR or USD, or cryptocurrency), a down payment of 35% within four weeks after the deposit, and the remaining 65% over three years in interest-free instalments. No title-deed category, per-type price, bathroom count, shop area or split between apartments and shops is published.

The map embedded on the page is centred on 35.3448 N, 33.6524 E. In a straight line that point is 9.7 km from the centre of Tatlısu village and 6.3 km from the centre of Esentepe village, and an OpenStreetMap boundary lookup places it in Bahçeli. The location section explains why that matters.

Unit types and sizes: four apartment types, no shop areas

The developer publishes four apartment types with an area breakdown that appears both in the page text and in the floor-plan tables, and the two agree. Those are the only sizes published. No area is printed for the shops, no price is printed per type and no number of units per type is given.

Unit type Closed (internal) m2 Balcony or terrace m2 Roof terrace m2 Total m2 Where printed
Studio Garden Apartment 35 7 none 42 Page text; ground-floor plan sheets of blocks A1 and C
1+1 Garden Apartment 42 10 none 52 Page text; ground-floor plan sheets of blocks A1 and C
1+1 Loft 52 10 25 87 Page text; loft sheets of blocks B1 and C
2+1 Loft 60 6 40 106 Page text; loft sheets of blocks B1 and C
Rendering of the apartment block at dusk with a stone-edged pond in front

The plan sheets name the types “Studio”, “One Bedroom”, “One Bedroom Loft” and “Two Bedroom Loft”, while the text writes 1+1 and 2+1. The sheets are titled in Turkish in the file names (zemin kat for ground floor, birinci for first, çatı for roof), and each of the five block sets A1, A2, B1, B2 and C has four sheets, 20 in all. The sheets are the only place where the area of an individual unit is shown against a unit position.

The calculated table below uses only the developer’s figures. It shows how much of each total is closed space and how much is terrace, which is the first thing to settle when a price per square metre is quoted.

Calculated from the developer’s figures Total / closed area Outdoor share of total Closed area per bedroom
Studio garden (42 / 35) 1.20 7 / 42 = 16.7% studio, no bedroom count
1+1 garden (52 / 42) 1.24 10 / 52 = 19.2% 42 m2
1+1 loft (87 / 52) 1.67 (10 + 25) / 87 = 40.2% 52 m2
2+1 loft (106 / 60) 1.77 (6 + 40) / 106 = 43.4% 60 / 2 = 30 m2

The loft types carry two fifths of their stated total as terrace or roof space, so a price per square metre of total area makes a loft look cheaper than the same price per square metre of closed area. The page does not say which basis the developer uses, nor whether a roof terrace is recorded as part of the registered unit or as a common area reserved for one unit. That second point can only be settled from the condominium documents at the Land Registry.

The starting price adds a second unknown. The page prints GBP 189,950 without naming a type. The next table shows what that figure would mean under two readings; it is arithmetic, not a price list.

If GBP 189,950 is the price of … Per m2 of total area Per m2 of closed area
the 42 m2 studio (35 m2 closed) 189,950 / 42 = GBP 4,523 189,950 / 35 = GBP 5,427
the 52 m2 one-bedroom garden unit (42 m2 closed) 189,950 / 52 = GBP 3,653 189,950 / 42 = GBP 4,523

Before relying on any unit, a buyer can ask the seller for the following in writing:

  • a unit-by-unit price list stating block, floor and unit number, whether the price rests on total or closed area, and whether VAT is included;
  • the number of apartments and the number of shops, with the closed area, floor and permitted use of each shop;
  • the area as it will be recorded in the condominium title, and whether balconies, terraces and roof terraces are included in it;
  • the plans for blocks D1 and D2 and for every level of every block, not only the ground and loft sheets;
  • the bathroom count, the specification list (finishes, appliances, air-conditioning provision) and the parking allocation, which the page lists only as “on-site parking”;
  • which units are unreserved at the date of the price list.

Location of Malibu Zone 5 Tatlisu: the card, the map pin and the north coast

The card for this scheme reads “Tatlısu, Famagusta”, and the text places it in Tatlısu, 250 m from the Mediterranean. In the official census tables Tatlısu (Greek Akanthou) is a municipality of Gazimağusa (Famagusta) district, in the Geçitkale sub-district, with three wards: Aktunç 671 residents, Küçükerenköy 339 and Yalı 449, 1,459 in total at the census of 4 December 2011, the latest census (Statistical Institute, census table 3).

Other listings under the Tatlısu and Esentepe labels are collected on the Tatlısu and Esentepe pages, and Caesar Bay Tatlisu and Aloha Homes Esentepe are examples from other developers.

Tatlısu Municipality describes the village as about 40 km east of Kyrenia, between the Beşparmak mountains and the sea, and gives its coast as 22 km, generally rocky with small beaches and coves in places (municipality fact page). That description matters more to a buyer than a distance: the municipality’s own account is of a mostly rocky coast and not of a long sandy beach, and the developer’s page names no beach at the site.

The page embeds a map centred on 35.3448 N, 33.6524 E. Calculated with the haversine formula from OpenStreetMap coordinates in the fact packs, that point lies 9.7 km west of the Tatlısu village centre and 6.3 km east of the Esentepe village centre.

An OpenStreetMap boundary lookup run on 26 October 2026 gives the village of Bahçeli, in Çatalköy-Esentepe municipality, Girne (Kyrenia) district. OpenStreetMap is crowd-sourced and the pin is the centre of a map view, so this is an indication and not a cadastral finding.

Two consequences follow. The developer’s own Poseidon page gives its address as Bahçeli, and its pin lies 1.4 km from this one, so the developer uses both labels for pins in the same stretch of coast. And the label decides which district Land Registry office, which municipality and which district ownership cap apply. Law 15/2022 on municipal mergers groups Bahçeli with Çatalköy, Esentepe, Arapköy, Beşparmak and Karaağaç; the 2011 census gave Bahçeli 388 residents and the former Esentepe municipality 2,414.

The packs give road distances from the two village centres, and the pin lies between them. From Esentepe the road distance to Kyrenia Castle is 27.7 km and to Ercan Airport 40.0 km; from Tatlısu it is 46.0 km and 57.0 km. The developer’s figures of 35.5 km to Kyrenia Harbour and 53 km to Ercan fall inside those ranges and read as road distances. No route was run from the pin itself, and the Kyrenia comparison is approximate because the reference point is the castle.

Services nearby are small. The state health centre at Esentepe had eight staff in 2024, one general practitioner, one dentist, three nurses, one pharmacist’s assistant and two others, according to the Statistical Yearbook 2024. The centre at Tatlısu opened with a doctor on 21 January 2026, the first for twelve years, according to a Kıbrıs Postası report.

In-patient care is in Kyrenia, where the Yearbook records one state hospital with 72 beds and five private institutions with 112 beds for 2024, or in Gazimağusa. A new Girne hospital planned at about 148 beds is reported by BRTK, and the Ministry of Health’s list of state hospitals, read on 26 October 2026, still names six state hospitals without it.

Water and electricity are the practical constraint documented for this stretch. The Çatalköy-Esentepe mayor said on 2 July 2025 that not enough water was reaching the area’s storage tanks (Kıbrıs Postası), and a substation explosion in August 2025 took the north’s grid offline for almost a day (Cyprus Mail).

Both are press accounts and no 2026 follow-up was found. In law, until transfer taxes and fees are paid, municipalities may not give permanent water connections and the electricity authority may not give supply connections, with an exemption for construction sites.

Climate and scale figures come from official tables. The nearest TRNC station to Esentepe is Girne, with a 2024 mean of monthly means of 22.0 C and 510.2 mm of rain, against 364.6 mm at Gazimağusa; these are single-year values, not normals. The Construction and Parcel Statistics 2025 bulletin count 344 urban and 1,460 rural dwelling units given final approval in Kyrenia district in 2025 (1,804) and 538 and 954 in Famagusta district (1,492). The bulletin counts completions only, not sales, rents or demand.

How Malibu, Malibu Zone 5 and Malibu Zone 6 relate: zones, blocks and dates

The name Malibu Zone 5 suggests a numbered part of a larger community, and each of the developer’s pages for Malibu, Malibu Zone 5 and Malibu Zone 6 lists at least one of the others among its related projects. None explains the numbering.

No page mentions a master plan, a shared entrance, a common management company or what zones 1 to 4 might be. Zone 5 and Zone 6 each describe a pool shared within the zone and, for Zone 6, shared social areas between its blocks. The comparison below sets out only what each page prints.

Zone 5 and Malibu are 0.3 km apart on the map, which presents them as neighbours. The Malibu page lists pools, a bar and restaurant and, in its feature list, a private beach, while the Zone 5 page lists one communal pool and parking. Nothing says whether a Zone 5 owner has access to the Malibu facilities, who runs them or what they cost. That is a contract question, not an inference to draw from proximity.

Zone 6 prints the same site area as Zone 5, 2,112 m2, for half the units. Calculated from the developer’s figures, that is 2,112 / 48 = 44 m2 of site per unit at Zone 5 and 2,112 / 24 = 88 m2 at Zone 6, against 13,776 / 75 = about 184 m2 at Malibu.

Both Zone pages also print the same distances to the sea, the market, Korenium, Esentepe beach, Alagadi, Kyrenia, Ercan and the marina although their pins are 3.2 km apart. One of the repeated figures may be a copy; a site plan with the boundary and area from the building permit settles which.

The text of the Zone 5 page speaks of seven blocks. The labels on the developer’s aerial render read A1, A2, B1, B2, C, D1 and D2, which is seven, but plan sets are published for five: A1, A2, B1, B2 and C. The page does not say what D1 and D2 contain, so if the commercial shops are in them their floors, areas and permitted use are unpublished.

Four sheets read for this guide, the ground floors of A1 and C and the loft floors of B1 and C, show area tables for 4, 4, 3 and 4 units, 15 in all. The other 16 sheets were not read, so the total of 48 cannot be rebuilt from the plans.

Delivery needs a timeline. If the contract were signed in November 2026 and the 65% balance were paid over the three years the page states, the last instalment would fall in November 2029 (calculated). That is about 11 months after the end of 2028 and 23 months after the end of 2027.

The page does not say whether the instalments are tied to construction stages, to handover or to calendar dates, and it does not say what happens to unpaid instalments when the building is delivered. Under the decree text the one-year window to sign the transfer starts, where no mortgage is registered in the seller’s favour, when the whole stated price has been paid.

Mixed use adds three further questions. The decree’s limits on foreign buyers are written in terms of apartments, detached houses and villas, and the fact pack does not establish how a shop unit is counted. The VAT regulation’s 5% schedule is described in the pack as covering housing up to 300 m2 of closed area, and the pack does not establish the rate for a shop.

And the same GBP 189,950 starting price is printed on the page of Elite Residence Kyrenia, a different scheme in Kyrenia; the coincidence is noted without a conclusion, and it is one more reason to ask which unit the price belongs to.

The following ordered checklist turns those points into documents to request before any payment:

  1. the parcel numbers, the Land Registry district and the building permit that cover all seven blocks, and a statement whether Zone 5 is a condominium of its own or shares one with Malibu or Zone 6;
  2. a site plan with the boundary and area, to settle the 2,112 m2 figure and the position of the shops;
  3. a block list for A1 to D2 with floors, unit numbers, unit types and which units are shops;
  4. plans and areas for D1, D2 and the shops, and every level of blocks A1 to C;
  5. the delivery date written into the contract, with a long-stop date and the remedy for delay, reconciled with the 2027 and 2028 wording;
  6. the full payment schedule with dates, amounts and the construction stage each instalment is tied to, and the treatment of instalments falling after handover;
  7. the shared facilities that belong to the zone, who maintains them, the service charge and the management company, and whether Malibu facilities are open to Zone 5 owners;
  8. who installs and pays for the water, electricity and road connections, and the meter arrangements;
  9. the title-deed category and a Land Registry search report on the parcel, including mortgages and other entries;
  10. the receipt rules for the deposit, in particular how a cryptocurrency deposit is receipted, converted and recorded when the Foreign Exchange Law requires bank channels for remittances.

Buying in Northern Cyprus in brief: the order of events for an off-plan unit

For an off-plan unit the legal clock starts at signature and not at the first transfer of money, so the order of events matters more than for a finished home (the step-by-step buying guide covers the full sequence).

As of 26 October 2026 the numerical limits and deadlines below rest on Decree-Law 89/2026 (Resmi Gazete 147, 7 August 2026), a Council of Ministers decree whose 90-day validity ends about 5 November 2026 unless Parliament enacts it. The consolidated Law 52/2008 on mevzuat.gov.ct.tr still prints the stricter earlier text, so both versions are shown where they differ.

Step for an off-plan unit Who Time limit as of 26 October 2026 Source
1. Identify the parcel and the district office Buyer’s lawyer; district Tapu Amirliği Before any payment. Since 15 July 2025 transfers, mortgages and research documents are handled only at the office of the district where the property is registered Land Registry announcement
2. Confirm condominium title or easement for the unit Developer; Land Registry Needed before a permit application; the decree allows a building permit or Planning Approval instead for 2 years where title could not be established Law 52/2008; RG 147
3. Sign and stamp the sale agreement Buyer, developer; Tax Department Stamp duty 0.5% of the stated sum up to TL 89,000,000 Stamp Duty Law
4. Register the agreement and lodge the permit application Lawyer; Tapu Amirliği; Interior Ministry Within 1 month, otherwise the contract is void automatically RG 147
5. Council of Ministers permit, published in the Gazette Interior Ministry Property Unit No time limit is set in the law or the decree Law 52/2008; Property Unit list
6. Pay transfer fees Buyer Within 75 working days of publication (60 in the older text) RG 147; Law 52/2008
7. Sign the transfer declaration Buyer and seller at the Tapu Amirliği Within 1 year of publication (6 months in the older text); the year starts when the whole stated price is paid if no mortgage is registered in the seller’s favour RG 147
8. Connect utilities Developer, utilities Not before taxes and fees are paid; construction-site connections are exempt RG 147

Under the decree a foreign buyer (see the guide on who may buy) may hold up to three apartments, or land and house combinations within stated areas; the older text allows one.

On the developer’s figure of 48 units, the decree’s 80% cap on sales of housing projects in zoned areas to foreigners works out as 48 x 0.80 = 38.4, so at most 38 units, leaving at least 10 (calculated). Because the one-month registration period runs from the agreement itself, the date of signature is normally fixed in writing.

Land Registry fees on a sale to foreigners are 4% for a first property, 5.5% for a second and 6% for a third, under the Resmi Gazete 197 schedule of 7 October 2026, valid to and including 5 January 2027. A plan that runs three years leads to a transfer after that date, so the schedule in force at transfer is not known today.

Residence is a separate question (see the citizenship and immigration page): the Residence and Visa Regulation of 5 October 2026 links a property permit to a threshold of GBP 300,000 in total value and to payment of one third of the price where only a contract exists; a single unit at the printed starting price is below that threshold.

A later resale carries a withholding collected at the Land Registry. The net gain is deemed to be 20% of the higher of the assessed value and the sale price, 30% of that gain is exempt and 20% of the remainder is withheld, an effective 2.8% of the value (derived in the fact pack from the Income Tax Law).

A seller of more than three properties in a calendar year, or five in three years, is treated as a property trader, and the one-off exemption is not open to foreigners.

The table below applies the published rates to the printed starting price. It is arithmetic for orientation, not a quotation, and the page does not say whether the price includes VAT.

Risks, title and due diligence

The page does not publish a title-deed category, and the area has a recorded pre-1974 history. Esentepe was an exclusively Greek Cypriot village with 1,543 residents in 1973, all displaced in 1974, per the PRIO Cyprus Centre, and that history does not by itself say who holds title to any parcel.

UK government guidance says ownership of many properties in the north is disputed, and that buyers can face proceedings in the courts of the Republic of Cyprus (FCDO guidance). The Immovable Property Commission publishes counts but no place names (statistics page).

The same guidance names the problems that recur in Cyprus purchases: lawyers acting for both vendor and builder, building without correct permits, payment plans left out of contracts, difficulty obtaining completion certificates and title deeds, and developer mortgages on the land.

The developer’s About page offers legal and title-deed process management under its own umbrella, which makes an independently chosen lawyer the safer reading of that guidance; the guides on title-deed checks and on whether buying is safe go through the checks in more detail. Contracts quoted in sterling avoid lira exposure, but the Statistical Institute recorded consumer prices up 35.02% over the 12 months to September 2026 (consumer price index), and stamp duty is computed in lira.

Court and treaty sources add a legal layer that a listing cannot remove. The Court of Justice of the EU held in the Orams case that a Republic of Cyprus judgment over land in the north is enforceable in other member states, and the European Court of Human Rights treats the Immovable Property Commission as the remedy to use first (Demopoulos decision); the Commission accepts applications until 21 December 2027 under Law 67/2005.

UK guidance adds that a Republic of Cyprus offence in force since 2006 covers dealing in such property without the owner’s permission. No decision naming a Tatlısu or Esentepe parcel was found.

On construction quality, the president of the Cyprus Turkish Chamber of Engineers and Architects said in February 2023 that project approval checks seismic compliance and that municipalities must have supervision carried out by the project authors (Yenidüzen, a press report). For an off-plan scheme that points to the building permit, the approved structural project and the supervision records as documents to see.

How Malibu Zone 5 Tatlisu compares with the other Carrington projects on this site

The developer’s English projects page lists 24 projects, and every one of them has a listing on this site, collected on the Northern Cyprus country page. The table gives each as printed by the developer on its own page as of 26 October 2026: status from the projects list, town, units, the starting price where one is printed, and delivery as stated. Where a page contradicts itself, both values are shown with their location on the page.

Of the 24 pages, 8 are listed as ongoing or under construction and 16 as completed, and 7 give Tatlısu as the town in English. Fourteen print a starting price in sterling, and Malibu Zone 5, at GBP 189,950, is the third-lowest of those 14, level with Elite Residence Kyrenia; only Atlantis Pearl Tatlisu (GBP 144,950) and Malibu Zone 6 Tatlisu (GBP 169,950) print less. The 14 prices are not like-for-like, because none of the pages names the unit type behind its figure.

At 48 units Malibu Zone 5 has the same count as the Poseidon card, and four pages print a larger count: Atlantis Pearl (176), Sea Magic Garden (110 on the card), Sea Magic Park (98) and Malibu (75 in the text). Eight pages are ongoing, and the developer gives future delivery years of 2027 to 2031 on its cards for five of them. None of the 24 pages states a title-deed category, so no row of the table can be compared on title.

Carrington

The developer’s About Us page describes Carrington Group as developing, building and managing beachfront villas and apartments in North Cyprus for “over 35 years”, and calls it family-run. The project pages, including the Zone 5 page, say “over 30 years” instead. Both are the developer’s own statements and neither is verified here. The About page also describes the company with an award claim but names no award, and that claim is not repeated in this guide.

The page lists what it calls an integrated service structure under one brand: site and landscape maintenance, professional rental and property management, airport transfer coordination, car rental, after-sales technical support and legal and title-deed process management. It states that every development carries internationally certified building materials and a 5-year structural warranty. The page does not say what the warranty covers, who gives it, for how long it runs from handover or how a claim is made, so those terms would have to be requested in writing.

The About page does not give a registered company name, a company number, a list of completed projects with dates or the names of the people behind the company. It names Kyrenia and Esentepe as the areas of its developments, while the projects page also lists schemes labelled Tatlısu. The Zone 5 page describes the developer in similar terms in its Developer section and adds that the company focuses on location selection and construction standards, which is a statement of intent and not a verifiable record.

Frequently asked questions

What is Malibu Zone 5 Tatlisu?

Malibu Zone 5 Tatlisu is an off-plan residential and commercial scheme in Tatlısu that Carrington lists with 48 units, apartments and shops, on a 2,112 m2 site. The developer gives four apartment types from a 42 m2 studio to a 106 m2 loft, a communal pool, a starting price of GBP 189,950 and a 35% down payment with the balance over three years. It gives no title-deed category and no split between apartments and shops, and the map pin falls in Bahçeli according to OpenStreetMap.

How many units are there and which types?

The page gives 48 units “including apartments and commercial shops” and four apartment types: studio garden (42 m2 total), 1+1 garden (52 m2), 1+1 loft (87 m2) and 2+1 loft (106 m2). The number of units per type and the number of shops are not published. The text says seven blocks, the aerial render labels seven, and plans are published for five. Four of the 20 plan sheets read for this guide show 15 units, so the total cannot be rebuilt from the plans.

What does Malibu Zone 5 Tatlisu cost and what is the payment plan?

The card prints a starting price of GBP 189,950 without naming the unit type. The developer states a 5,000 deposit, 35% within four weeks and the remaining 65% over three years without interest. On the printed price that is GBP 66,482.50 and GBP 123,467.50. Whether VAT is included, what each instalment is tied to and how the deposit is credited are not stated. The Turkish version of the page holds only a placeholder under its payment and “why invest” headings.

When will it be delivered?

The page gives two years. The card and the projects list print 2027, as do the Turkish and German cards, and the FAQ answer, the summary and the “Why Invest” text say completion is scheduled for 2028. This guide reports both without choosing. A buyer can ask for the delivery date and a long-stop date to be written into the contract. A plan of three years that starts in November 2026 would end in November 2029, after both dates.

Is Malibu Zone 5 Tatlisu in Tatlısu or in Bahçeli near Esentepe?

The developer’s card says Tatlısu, Famagusta. The embedded pin is 9.7 km from the Tatlısu village centre and 6.3 km from the Esentepe village centre, and an OpenStreetMap boundary lookup gives Bahçeli in Çatalköy-Esentepe municipality, Girne district. The developer’s Poseidon page, 1.4 km away on the map, gives Bahçeli as its address. The parcel number and a Land Registry search at the district office settle which district, office and municipality apply.

How far is the project from the sea?

The page says approximately 250 meters from the Mediterranean coastline, and the Malibu page, 0.3 km away on the map, says 100 meters. The method of measurement is not stated, and the distance was not independently measured for this guide. The Tatlısu municipality describes its coast as generally rocky with small beaches and coves, and no TRNC coastal setback rule was found, so the distance to the shore does not by itself show what may be built there.

How do Malibu, Malibu Zone 5 and Malibu Zone 6 relate?

The three pages do not say. Their pins are 0.3 km and 3.2 km apart, and the Zone 5 and Zone 6 pages print the same 2,112 m2 site area for 48 and 24 units. Malibu lists a bar, restaurant, pools and a private beach in its feature list, while Zone 5 lists one pool. Whether owners share facilities, an entrance or a management company is not published and would need a written answer.

Which title deed does the project have?

The page states no title-deed category. In North Cyprus the category (Turkish title, exchange or equivalent title, allocation and other types) is shown in the Land Registry record and cannot be read from a sales page. A buyer’s lawyer can obtain a search report at the district Tapu Amirliği showing the registered owner, mortgages and other entries, and can check condominium title or easement for the unit, which the law requires before a permit application. The title-deed guide covers the checks.

Can a foreigner buy several units, and can shops be bought?

Under Decree-Law 89/2026 a foreign buyer may hold up to three apartments, and the decree caps sales of housing projects in zoned areas at 80% to foreigners, which on 48 units is at most 38. The older consolidated text allows one. The fact pack does not establish how shop units count toward the limits or which VAT rate applies to them. The decree is valid for 90 days from 7 August 2026, to about 5 November 2026, unless Parliament enacts it.

Can a unit at this scheme be let to tourists?

Under the Holiday Houses Law a tourist letting of up to 60 days, arrival and departure days included, of a unit built as housing needs a registration certificate and an operating permit from the Tourism Planning Department before the first guest. Rental income carries a 10% withholding on gross rent. The page publishes no rental programme or income figure, and none is assumed. Whether a shop may be let to tourists is a question for the Department. The renting-out guide covers the tax side.
