Description

Sea Magic Park Esentepe is a 98-apartment complex in Esentepe, in the Kyrenia (Girne) district of Northern Cyprus, that its developer Carrington lists as completed and dates to 2016 in the text, while the project card shows a 2027 delivery year. This guide to Sea Magic Park Esentepe sets out what Carrington’s project page prints, where its own lines disagree, how the page relates to the other Sea Magic pages, and what official statistics and legal texts show for a buyer. Figures are given as of 26 October 2026.

Overview of Sea Magic Park Esentepe

Carrington’s page for the project is titled “Sea Magic Park | Ready Apartments 100m from the Sea”. It was read on 26 October 2026 and matched the copy saved earlier the same day. Its structured data gives 20 February 2026 as the publication date and 14 April 2026 as the last modification, and the server sends no Last-Modified header, so every figure here is as of those page versions, re-read on the check date.

The page makes two statements about the stage of the project. The header card reads “Delivery Date 2027”. The text calls the project a “completed residential development” that was “Built in 2016”, and its FAQ answers “Is Sea Magic Park completed?” with “Yes” and adds “ready for immediate delivery”. The projects list tags the card “Completed” and also shows 2027. All three lines are Carrington’s own, so this guide reports both values once and does not choose; section 4 sets out what would settle it.

What the page publishes is narrow: an apartment count, a site area, four apartment types by bedroom count, a facility list, five distances and a payment structure. What it omits is longer: price, units per type, any floor area, floor plans, title-deed category, availability, the seller’s company name, service charges and the management company. A price list, floor plans and payment terms are offered through an enquiry form on the page, so none is printed here. Listings in the wider market are on the Northern Cyprus country page.

Unit types and sizes at Sea Magic Park Esentepe: four types, no areas

Carrington’s text lists four apartment types and its header card lists three. No element of the page gives a floor area, a bathroom count, a number of units per type or a floor-plan sheet. The first table sets out what is printed and where; a cell that says “none” means the page prints nothing there.

Unit types as printed Bedrooms Card label Text wording Area printed Count printed
1-bedroom apartment 1 1+1 “1 bedroom apartments” none none
2-bedroom garden apartment 2 2+1 “2 bedroom garden apartments” none none
3-bedroom garden apartment 3 3+1 “3 bedroom garden apartments” none none
3-bedroom penthouse 3 3+1 “3 bedroom penthouses” none none
All 98 apartments 1 to 3 3 labels 4 types Site 35,717 m² only 98 in total
Photo of a free-form swimming pool with white apartment buildings and mountains behind

The card labels 1+1, 2+1 and 3+1 follow the trade convention of bedrooms plus a living room, which the page does not define. Two of the four text types, the 3-bedroom garden apartment and the 3-bedroom penthouse, would both read 3+1 on the card, so the card cannot tell them apart. The text mentions “spacious terraces” and “open-plan living areas” and prints no terrace size.

The only area on the page is the 35,717 m² site. Dividing it by the 98 apartments gives 364.5 m² of site per apartment (calculated from the developer’s figures). That is not a plot size: the site also holds access roads, pools, courts, the restaurant and landscaping, and the page does not say whether any facility used by neighbouring Sea Magic phases lies inside the figure. The second table repeats the division for the neighbouring pages.

Site area per published unit on the Sea Magic pages (calculated from the developer’s figures) Site area (m²) Units as published m² of site per unit Where the figures are printed
Sea Magic Park 35,717 98 364.5 Park page, text
Sea Magic Premium 9,800 30 326.7 Premium page, text and units card
Sea Magic Royal 10,534 44 in text (12 in FAQ and TR/DE cards) 239.4 (877.8 with 12) Royal page, text; units from text, FAQ and cards
Sea Magic Garden 16,753 110 (card) 152.3 Garden page, text; count on the card only

Read together, the four pages give 72,804 m² (35,717 + 9,800 + 10,534 + 16,753) and 282 units (98 + 30 + 44 + 110), or 250 units if Royal’s FAQ figure of 12 replaces the 44 in its text. Those sums are arithmetic, not an estate total. The pages do not say whether the sites overlap or adjoin, and the Garden count is the card’s 110, which that page’s text does not repeat.

Because no area is printed, any comparison of value has to wait for written data. The list below is the minimum to request for a specific apartment before any payment is made.

  • The block, floor and unit number, and the parcel numbers (pafta, ada, parsel) on the title.
  • Gross internal area, net (closed) area, terrace, balcony and any garden area, as measured in the approved project, for that unit.
  • The number of bathrooms and the orientation of the living areas.
  • The approved architectural project sheet for the unit, matched to the floor-plan sheet in the contract.
  • The list of furniture, fittings and appliances included, and whether air conditioning is installed (the page does not list it).
  • The unit’s share of the common areas and of the land, as recorded for the building.
  • The service charge for the unit and the list of what it covers: pools, spa, restaurant, gym, courts, landscaping, security.

Location of Sea Magic Park Esentepe: the village, the pin and the distances

Esentepe (Greek: Agios Amvrosios) lies in the Girne (Kyrenia) district, on the northern foothills of the Five Finger (Beşparmak) mountains, about 23 km east of Kyrenia according to the PRIO displacement database. At the 4 December 2011 census the Esentepe municipality had 2,414 residents: 1,754 in Esentepe village, 388 in Bahçeli, 242 in Karaağaç and 30 in Beşparmak (census table 3).

Since the 2022 merger of municipalities (Law 15/2022) the village belongs to the six-village Çatalköy-Esentepe municipality, and no census has been held since 2011, so no post-merger population exists. The village was entirely Greek Cypriot until 1974; PRIO records 1,543 residents in 1973, all of whom left, and Turkish Cypriots displaced from Paphos were settled there in 1975. That history says nothing about the title to any one parcel, which is why section 6 checks title parcel by parcel.

The page’s map embed points to 35.3421 N, 33.5558 E, which is 2.5 km west of the OpenStreetMap centre point of Esentepe village in a straight line (calculated). A coastline query on OpenStreetMap data run on 23 October 2026 puts the village centre about 1.2 km from the nearest mapped coast, to the north (query). Neither the pin nor the page’s “only 100 meters from the beach” can be tested against a coastline in the sources read; the approved site plan or a surveyor’s measurement is the test.

A reverse lookup of the pin on OpenStreetMap (lookup) returns a residential road labelled “Olive Trees Village” in Esentepe, about 110 m away. That label does not appear on Carrington’s page and is noted only because a parcel number would settle which scheme stands there.

Carrington’s pins for Sea Magic Premium, the Sea Magic community overview and Sea Magic Royal lie 29 m, 21 m and 70 m from the Park pin (calculated), and the three project pages print the same five distances. The pin of The Residence, a separate listing, is 357 m away. The pins of Sea Magic Garden and Sea Magic Deluxe are written in a degrees-minutes-seconds format that is not a valid decimal coordinate as published, so no distance is given for them.

Carrington’s five distances are a golf resort 5 km, Esentepe Public Beach 6 km, Alagadi Turtle Beach 7.5 km, Ercan International Airport 39 km and Larnaca International Airport about 85 km, without saying whether they are straight-line or road figures. Calculated from the pin, the road figures for Ercan (37.7 km) and Larnaca (86.2 km) sit close to the developer’s, which suggests road distances; the golf figure matches neither the 4.2 km straight line nor the 6.4 km road. The table gives both kinds.

Larnaca lies in the Republic of Cyprus. UK Government travel advice says a person who enters the Republic via the north, for example through Ercan, is considered by its authorities to have entered illegally and may be fined or refused entry or exit. The routing figure includes a crossing but no queue time. Road figures are public OpenStreetMap routing estimates run on 26 October 2026, with the pin snapped to the nearest road.

Services in the village are modest on the official numbers. The Statistical Yearbook 2024 lists the Esentepe Health Center with 8 staff (1 general practitioner, 1 dentist, 3 nurses, 1 pharmacist assistant, 2 others) and counts 1 state and 0 private health institutions for Esentepe. Girne district had one state in-patient hospital with 72 beds and five private ones with 112 beds in 2024.

A new state hospital in Girne was reported on 28 January 2026 with equipment installation under way and about 148 beds planned (BRTK report). The Ministry of Health list checked on 23 October 2026 still names six hospitals without it, so it is not treated as open.

The nearest official weather station is Girne: its 2024 monthly means ran from 15.0 °C in January to 30.7 °C in July, with rainfall of 510.2 mm, a single year rather than a norm. The yearbook gives tourism capacity for districts only: Girne had 79 establishments with 15,208 beds at the end of 2024, 54.5% of the TRNC’s 27,910 beds (calculated), and no figure for Esentepe itself.

Water and power are running-cost questions for a complex with indoor pool, spa, sauna and hammam. On 2 July 2025 the Çatalköy-Esentepe mayor said not enough water was reaching the area’s storage tanks and that new hotels would add strain (Kıbrıs Postası). A Cyprus Mail report of 8 December 2025 describes an August 2025 substation explosion that took the north’s grid offline for almost a day. Both are statements, not service surveys, and no Esentepe-specific outage record was found.

No TRNC coastal setback rule was found in the legislation lists reviewed, so rules from Turkey or the Republic of Cyprus should not be applied. Under Law 15/2022 the merged municipality issues building permits for the settlements attached to it. Other Esentepe listings on this site, by different developers, include Aloha Homes and Caesar Cliff; the Esentepe page and the Tatlısu page (Tatlısu lies further east along the same coast) describe the neighbouring places, and the town-by-town guide compares the main buying areas.

A 2016 building with a 2027 card: dates, shared facilities and what a ten-year-old complex needs

The first fact to establish is the date. Carrington’s own pages give three signals: the card year 2027, the text year 2016 (an 11-year gap, calculated) and the “Completed” tag on the list. The page gives no reason for the card year, and this guide does not guess one. The field is not always a handover date: the Sea Magic Royal page prints 2021 on its card and “Built in 2019” in its text, and the Sea Magic Premium page has no card date and says 2014.

The date a buyer can rely on is the one on the final approval certificate (nihai tasvip), which the TRNC Statistical Institute treats as the point at which a building is counted as completed and approved in its construction statistics. A dated certificate for the specific block either supports 2016 or shows another year. Until it is seen, the status on the page is the seller’s statement, not a document.

If 2016 is right, the building is about ten years old (2026 – 2016, calculated). A complex with an indoor pool, spa, sauna and hammam, restaurant and two courts has equipment that wears: pool plant and heating, terrace and roof waterproofing, windows, air conditioning. The page gives no condition information. It states that “All developments are supported by a 5-year structural warranty”; the start date and scope are unpublished, and five years from 2016 would end in 2021 (calculated), so the question is what, if anything, remains.

The second question is who is selling. The page presents the apartments as ready and attaches a plan of a 5,000 deposit, 50% in four weeks and the rest over one year. It does not say whether the units are unsold developer stock or resales owned by individuals, and it names no company. A Land Registry search shows the registered owner.

For a private seller the tax position matters. The Income Tax Law as read in the consolidated text gives a non-dealer an effective withholding of about 2.8% of value (20% x 70% x 20%, derived), taken at transfer, and the one-off exemption is not available to foreigners. Whether VAT applies to a resale was not established in an official source; the VAT regulation sets 5% for housing with up to 300 m² of closed area.

The third question is the facilities. The Park page lists an outdoor and an indoor pool, spa, sauna and hammam, restaurant and bar, gym, courts and laundry service, and its FAQ says residents “benefit from access to communal swimming pools and shared facilities within the Sea Magic community”. The Premium and Royal pages carry the same list, and the three pins sit within 70 m. The pages do not say who operates the spa and restaurant, whether every phase may use them, or how running costs are divided.

The sources read contain no TRNC rule on sharing costs across separately titled buildings, so the answer sits in the management plan and the contract. The Condominium Law 35/2010 (article 14) lists a management plan among the requirements for condominium title, so a buyer can ask for the plan together with the service-charge ledger.

The fourth question is what the 98 counts. The card tagline reads “Seafront villas and apartments”, the text lists only apartments, and one aerial photograph, per its image notes, shows white and red-roofed houses with private pools. The community overview names “Sea Magic Villas” without saying which listing that is. A detached house on its own plot falls under different foreign-purchase limits from an apartment (section 5), so the unit type on the contract should match the deed.

Carrington’s text calls the project an “immediate rental income opportunity” with “strong short-term rental performance” and gives no figure, so the claims are noted as marketing. A let of up to 60 days of a unit built as housing falls under the Holiday Houses Law and needs a registration certificate and an operating permit from the Tourism Planning Department before letting. Rent is withheld at 10% (final for individuals), and rental of immovable property is at 0% VAT. The renting-out guide covers the process.

The table sets the Sea Magic pages side by side as Carrington prints them, in the order of the built years stated. The community overview does not name Royal or Deluxe.

Sea Magic Deluxe Not named by the overview; its text says “part of the established Sea Magic community” List badge “Under Construction”; payment text mentions “a completed seafront residence”; no date 20 total units; no site area 5,000 deposit; 50% in 4 weeks; 50% over 1 year; no price
Sea Magic community overview Names Sea Magic Villas, Sea Magic Premium, Sea Magic Park and Sea Magic Garden List badge “Completed”; text: Garden is off-plan No counts for any phase 35% to 50% down within 4 weeks; balance over 1 to 3 years, by phase

Two readings are possible and the pages do not choose between them: a single seafront community in which Premium (2014), Park (2016) and Royal (2019) are completed phases, or separately titled buildings that share a brand and a facility list. Only contracts and titles can say which.

The ordered list below settles the status and ownership of one apartment; each step produces a document.

  1. Obtain the block, floor, unit number and parcel numbers (pafta, ada, parsel) as written in the contract.
  2. Order a Land Registry research document (araştırma belgesi) at the district Tapu Amirliği where the parcel is registered; on a plain reading of the tariff one parcel costs TL 220 (TL 149 petition fee plus TL 71), as worked out in the title-deed guide.
  3. Compare the registered owner with the seller named in the contract; a different name needs a signed authority or a chain of transfers.
  4. Request the final approval certificate (nihai tasvip) for the block and read its date against 2016 and 2027.
  5. Request the unit’s own deed or registered floor easement (kat irtifakı) and read every mortgage, attachment or restriction entered against it or the parcel.
  6. Request the management plan, two years of service-charge statements, owners’ meeting minutes and a statement of no arrears.
  7. Request in writing who may use the pools, spa, gym, courts and restaurant, who operates each, and how costs are divided with the other Sea Magic buildings.
  8. Request the water and electricity meter numbers and the latest bills, and ask where the water comes from and whether a backup supply exists.
  9. Commission an independent survey of the unit and its block and attach a signed snagging list to the contract.
  10. Fix in the contract what the 5,000 deposit counts towards and whether it is refundable, the price base of the 50%, the registration date, and whether the deed is issued before or after the last instalment.

Buying in Northern Cyprus in brief: following the money on a completed apartment

Decree-Law 89/2026, printed in Resmi Gazete No. 147 on 7 August 2026, sets the foreign purchase limits and deadlines used below. Its 90-day validity as a Council of Ministers decree ends about 5 November 2026 unless Parliament enacts it, and the consolidated Law 52/2008 on mevzuat.gov.ct.tr still shows the stricter 2024 text, so the tables give both where they differ. The Land Registry fees come from Resmi Gazete No. 197 (7 October 2026) and are valid only to 5 January 2027. All rules are as of 26 October 2026.

The money moves in a set order. The page does not say who receives the deposit and the first 50% or whether they are held in escrow. The next outgoing is stamp duty on the agreement, 0.5% of the stated sum up to TL 89,000,000, paid by the buyer unless the parties agree otherwise, with foreign-currency amounts converted at the official effective selling rate on the stamping date.

The transfer fees follow and rise with the number of properties the buyer holds. Last come the running costs: annual property tax, utilities and the service charge the page does not state.

Taking the 12-month plan literally: if the deposit counts towards the first 50% (the page does not say), the remaining 50% in twelve equal instalments is 4.17% of the price each (50 / 12, calculated), and the price base is unpublished. The decree requires the stamped agreement to be registered at the district Land Registry within one month, so registration comes long before the last instalment. The step-by-step guide and the taxes and fees guide give the full sequence.

The Interior Ministry’s Property Unit list asks for a petition, information forms, a passport or ID copy, a title copy, a location plan with the area marked, an original police record from the applicant’s country and the sale contract; applications are accepted in person, by proxy or through a lawyer.

The limits below apply to a foreign buyer of an apartment. The last two rows convert the decree’s percentages into units for a 98-apartment project. They are calculated, and they assume that the project is a housing project in a zoned area and that no unit has yet been sold, neither of which the page states.

Risks, title and due diligence

The page publishes no title-deed category. Agencies and developers group TRNC deeds into Turkish, exchange (eşdeğer), allocation and TMD titles; the title-deed guide sets out what each is said to mean, and the category is read from the deed and the Land Registry record, not from a brochure. Esentepe was entirely Greek Cypriot before 1974, and the UK Government guidance says ownership of many properties in the north is disputed and that purchasing such property could have serious financial and legal implications.

The legal frame is public. The ECHR Grand Chamber in Demopoulos v. Turkey (1 March 2010) accepted the Immovable Property Commission as the remedy to use first; the Court of Justice held in Apostolides v Orams (28 April 2009) that Republic of Cyprus judgments on land in the north can be enforced elsewhere in the EU.

The Commission’s statistics show 8,820 applications lodged, 3,787 concluded and GBP 783,124,123 awarded as of 23 October 2026, with applications open until 21 December 2027 (Law 67/2005). Its bulletins carry no village names, so no figure can be tied to Esentepe.

Completed buildings carry their own risks. The UK guidance lists lawyers acting for both vendor and builder, payment plans left out of contracts, missing completion certificates and developer mortgages on the land among the problems seen in Cyprus. Carrington’s About page lists “legal and title deed process management” among services under its own umbrella (section 8), which is a reason to appoint an independent lawyer.

Currency is the last risk: the TRNC consumer price index rose 35.02% in the 12 months to September 2026 (Statistical Institute), so a contract quoted in GBP or EUR avoids lira exposure on the price, but stamp duty is still computed in lira. The safety guide treats these risks in full, and the European Commission records that EU law is suspended in the north under Protocol 10. The table lists what to ask for and where to verify it.

How Sea Magic Park Esentepe compares with the other Carrington projects on this site

The table lists all 24 Carrington listings on this site with the developer’s list badge, the town, the unit count and the from-price in GBP as printed on the developer’s pages on 26 October 2026, and the delivery information as published. A page that contradicts itself appears with both of its values. “Not published” means the developer’s page prints no figure.

Among the listings that carry a Completed badge and a printed unit count, Sea Magic Park Esentepe states the largest number, 98 apartments; Sea Magic Garden prints 110 on its card but is listed as under construction. Within the Sea Magic group, Garden and Royal print a from-price (GBP 199,950 and GBP 369,950), while Park, Premium, Deluxe and the overview print none.

The Park page shares its facility list and distances with Premium and Royal, and its payment structure with Royal, The Residence, Deluxe and the first version on the Premium page. This comparison records what each page prints and makes no claim that one project is better than another.

Carrington, the developer

The About page of Carrington Group says it has been developing, building and managing beachfront villas and apartments in North Cyprus for “over 35 years”, and describes the company as family-run and as having won awards, none of which it names. The project pages, including the Park page, say “over 30 years”; the two statements differ and neither is dated. The About page places its projects in coastal areas “such as Kyrenia and Esentepe” and says it specialises in “horizontal architectural concepts and low-density planning”.

It lists, for every development, internationally certified building materials, workmanship standards, a 5-year structural warranty and rental and capital-appreciation claims; the last is marketing and no figure is given. The warranty’s start date, scope and the legal entity that gives it are not published. The page also lists integrated services under one corporate structure: site and landscape maintenance, rental and property management, airport transfer coordination, car rental, after-sales technical support, and legal and title deed process management.

The Park page names the developer only as “Carrington Group” and gives no company name, registration number or permit holder. A buyer can ask which legal entity signs the contract, which entity is the registered owner and which entity gives the warranty. Section 6 explains why the buyer’s lawyer should be independent of the seller. The 24 Carrington listings on this site are compared in section 7.

Frequently asked questions

Is Sea Magic Park Esentepe completed?

The page says so: the text calls it a “completed residential development” built in 2016, the FAQ answers yes, and the projects list tags it “Completed”. The header card, however, shows a delivery year of 2027. Both values are Carrington’s own and the page does not reconcile them. The document that settles it is the final approval certificate (nihai tasvip) for the block, which carries a date and the name of the issuing authority. A buyer can ask for it in writing before any payment.

How many apartments does Sea Magic Park Esentepe have?

The card and the text both say 98, on a 35,717 m² site. The page gives no split by type, and its card tagline says “Seafront villas and apartments” while the text lists apartments only. One aerial photograph, per its image notes, shows houses with private pools, so whether the 98 includes houses is not stated. The count per type, per block and the number still unsold are not published, and the count is Carrington’s statement until the Land Registry shows each unit.

What does Sea Magic Park Esentepe cost?

The page prints no price, no from-price and no price per square metre, and neither does the projects list. It offers a price list through an enquiry form, so none is quoted here. The payment structure is printed as percentages only: a 5,000 deposit, 50% within four weeks and 50% over one year, interest-free. Without a price, the GBP 300,000 line used in the property-based residence rules cannot be tested, and the Land Registry fee cannot be turned into an amount.

How far is the sea?

Carrington says “only 100 meters from the beach” and “100 meters from the Mediterranean coastline”. The sources read contain no coastline layer that tests it against the page’s pin. A coastline query on OpenStreetMap data puts the centre of Esentepe village about 1.2 km from the nearest mapped coast, and the pin is 2.5 km west of that centre (calculated). No TRNC coastal setback rule was found, so the approved site plan and a surveyor’s measurement are the evidence.

Which payment plan does the page print?

One plan appears, in the text and again in the “Payment Plan” tab: a deposit of 5,000 in GBP, EUR, USD or cryptocurrency, a 50% down payment within four weeks of reservation, and the remaining 50% over one year with interest-free instalments. The Sea Magic Premium page prints two plans on one page, and the Garden page prints 35% and 65% over three years. The Park page does not say whether the deposit counts towards the 50% or can be refunded.

Does the page state the title-deed category?

No. Neither the card, the text nor the FAQ says whether the land carries a Turkish, exchange, allocation or other title. Esentepe was entirely Greek Cypriot before 1974, so the category and the parcel history are worth establishing from the Land Registry record for the specific parcel. The title-deed guide describes the categories, the search and its cost, and the order in which to check them.

Can a foreigner buy an apartment here?

Under Decree-Law 89/2026 a foreign buyer may acquire up to 3 apartments (6 for nationals of states that recognise the TRNC) with a Council of Ministers permit, while the consolidated Law 52/2008 text still shows 1 and 3. The decree also caps sales of housing projects in zoned areas at 80% to foreigners, which would be 78 of 98 units (calculated). The foreign-buyer guide sets out the limits and the instruments as of 26 October 2026.

Are the facilities shared with other Sea Magic phases?

The page’s FAQ says residents benefit from “communal swimming pools and shared facilities within the Sea Magic community”, and the Premium and Royal pages carry the same facility list, the same five distances and pins within 70 m. The pages do not say which facilities serve which buildings, who operates the spa and restaurant, or how costs are divided. The management plan, the service-charge statements and the contract are the documents that answer it for a given unit.

Can the apartments be let to holiday visitors?

The developer’s text refers to short-term rental performance without figures. Under the Holiday Houses Law, letting a unit built as housing for up to 60 days needs registration with the Tourism Planning Department, a registration certificate and an operating permit, and operating without them is an offence. Rent is withheld at 10%, and renting out immovable property carries 0% VAT. The renting-out guide covers licensing and tax.

Does buying give residence or citizenship?

A purchase does not give citizenship; naturalisation needs five years of residence under the Citizenship Law. Property-based residence permits depend on value: with a title deed and a total property value of GBP 300,000 or more a 10-year permit with no income test is issued, and below that a 5-year permit, under the Regulation of 5 October 2026. The Republic of Cyprus does not recognise residence permits issued in the north (UK travel advice). The citizenship and immigration page gives the routes.
