How to Open a Bank Account in Oman as a Property Buyer (2026)
This guide explains how to open a bank account in Oman when you own, or plan to buy, property there and do not yet live in the country. It reflects bank pages, tariffs and official notices as they stood on 16 October 2026. You will see which Omani banks publish a route for non-residents, which documents they list, what a Bank Muscat account costs to keep under its 2026 tariff, and where the account fits into instalment payments, service charges, rent and mortgage applications.
Each rule or fee below carries its source and date, because bank tariffs and ministry procedures change without notice. The worked examples use the price lists and payment plans on our own listing pages for Alef Qurum Residence, Jood, Yamal and Uptown Muscat, converted at the OMR peg of 2.6008 US dollars. Nothing here is advice to buy, or a promise that a bank will accept a given applicant; each bank decides case by case.
Open a Bank Account in Oman: The Position at a Glance
Each licensed bank publishes its own product list and document list, inside the anti-money-laundering and tax-reporting framework set by the Central Bank of Oman and national law. The table summarizes what five banks say on their own websites in October 2026.
| Bank | What its pages say about eligibility | Documents named | How to start |
|---|---|---|---|
| Bank Muscat | A dedicated page for non-resident customers who meet regulatory and bank requirements; savings accounts only | Passport copy, address proof, occupation, six-month statement from a bank in the country of residence, purpose of the account | Any branch; enquiries from abroad by email |
| Bank Dhofar | High-yield savings page lists tabs for Omanis, expatriates, GCC nationals and non-residents | Non-residents: passport and proof of home-country address | Intilaqa app, branch or call-back |
| National Bank of Oman | Current account for businesses and qualifying individuals, Omanis or expatriates | Valid passport for expatriates; account opening, KYC and specimen signature forms | Branch visit with ID or passport |
| Sohar International | All residents of Oman aged 18 or over, Omani or not | Copy of passport and resident card | Any branch, or the mobile app for a savings account |
| Sohar Islamic | Housing finance page lists expatriates in Oman and non-residents | Passport, salary or income evidence, bank statements, valuation | Housing finance application |
Read the table as a map of where to look, not as a statement of who will be accepted. Eligibility is set product by product, so the same bank can describe different conditions on its savings page, its current account page and its finance page. The sections below go through each source in turn.
Residents, Non-Residents and Why the Label Matters
Omani banks sort individual customers into Omanis, resident expatriates, GCC nationals and non-residents. The label decides which document list applies and, according to Bank Muscat’s accounts page, which extra items are added. For non-residents and GCC nationals the bank lists proof of address, documents that support the purpose of the account, and the Common Reporting Standard (CRS) section of the account opening form.
A non-resident is, in practice, a person who lives outside Oman and has no Omani resident card. A property buyer who flies in for a viewing, signs a reservation and returns home falls into this group. A buyer who later holds an Omani resident card can move to the resident list: Bank Muscat’s non-resident FAQ says a non-resident account can be converted to a resident account by submitting a valid Resident ID issued in Oman at a branch, with GCC nationals excluded. The FAQ also says a resident account can be converted the other way by filling in a form and supplying supporting documents and a justification.
The distinction matters for products as well as paperwork. Bank Muscat’s accounts page lists its current and salary accounts for Omanis with an assigned salary and for residents with a salary of OMR 500 ($1,300) assigned to the bank, while its savings accounts are open to all individuals with the required documentation. A non-resident without a salary in Oman therefore looks at the savings family first, which is also the family named on Bank Muscat’s non-resident page. Our guide to mortgages for foreigners in Oman shows how the same status affects loan-to-value limits.
How to Open a Bank Account in Oman From Abroad: Bank Muscat’s Published Route
Bank Muscat is the only bank among those reviewed with a dedicated page and document list for people who live outside Oman, so it is the clearest example of how to open a bank account in Oman without a resident card. The bank’s non-resident page names the eligible group as non-resident customers meeting applicable regulatory and bank requirements, and it links the application form, terms and conditions and the bank charges.
| Item | Standard non-resident account | Golden Residency applicants |
|---|---|---|
| Identity | Copy of passport | Copy of passport |
| Address | Full residential address proof | Full residential address proof |
| Occupation | Occupational status | Occupational status |
| Source of funds | Six-month statement from a bank in the country of residence | Same, plus a reference letter from the home bank |
| Purpose of the account | With proof, for example property in Oman, first-degree relatives resident in Oman, or business or investments in Oman | Planned investment amount |
| Tax forms | CRS section of the account opening form | Same |
| Routing | Branch | Branch or the bank’s Golden Residency email, then the Private Banking and Asalah team |
Three details from the bank’s FAQ shape the first months of the account. First, the bank offers three non-resident savings products: a non-interest-bearing account, a flat-interest account and a step-up-interest account. Second, the first account must be in Omani rials; accounts in other supported currencies can be added afterwards. Third, the account may carry debit restrictions until every supporting document has been submitted and verified. The FAQ adds that the account can be run from abroad through the bank’s digital channels, although some services, Mobile Banking included, may need an Oman mobile number for registration or activation.
The reference letter has a defined content. According to the FAQ it must name the customer and the account number or type, state how long the banking relationship has lasted, and give a general statement on how the account has been conducted. It must be issued within the last three months, be in English or come with a certified English translation, and carry the issuing bank’s official stamp. A buyer who plans to apply should therefore request the letter and the six-month statement from the home bank at the same time, so that the dates on both documents sit close together.
The purpose line is where a property purchase is relevant. Bank Muscat gives property in Oman as an example of supporting proof, for example a reservation form or a sale and purchase agreement. Our explainer on buying off-plan property in Oman describes how those documents are produced.
What Other Omani Banks Publish
Other banks describe their accounts mainly for people who live in Oman, but several pages name a non-resident document set or a remote route.
Bank Dhofar
Bank Dhofar’s high-yield savings page says the account is for any Omani citizen or resident above 18, and it carries separate tabs for Omanis, expatriates, GCC nationals and non-residents. Omanis need a Civil ID card; expatriates need a passport copy and resident ID with proof of address such as a utility bill, lease agreement, employer letter or bank statement; non-residents need a passport and proof of home-country address. The page states interest of up to 4% a year, calculated on the daily balance and credited monthly, with current rates on a separate page. The bank’s expatriate account page lists the same non-resident documents.
For new customers the bank points to its Intilaqa app, described on the account page as the fastest route, followed by document upload, verification and activation. Branch and call-back routes are also listed. The bank’s current account page asks for a salary transfer letter in every document list, so that product is built around an Omani salary.
National Bank of Oman
The bank’s current account page says the account can be opened by businesses, organizations and qualifying individuals, that individuals must not appear on the Central Bank of Oman’s Caution List, and that a valid mailing address is required. An expatriate brings a valid passport to a branch and completes an account opening form, a Know Your Customer form and a specimen signature card with a relationship manager. The page names a minimum average monthly balance of 200 and says an SMS confirms the opening.
Sohar International and Sohar Islamic
Sohar International’s FAQ says all residents of Oman, Omani or not, aged 18 or over can open an account, that expatriates provide a copy of the passport and resident card, and that a savings account can be opened in the mobile app or at any branch. The bank also has an expatriate banking page that lists salary accounts, savings and current accounts, fixed deposits and personal, vehicle and gold loans, together with home loans for property in Oman that it names as Wave and Muscat Hills. Sohar Islamic’s housing finance page is the one place in this group that states in terms that non-residents are eligible; the conditions are covered in the mortgage section below.
Civil ID, Resident Card and Passport: Which Document Does What
Bank pages use three overlapping terms. Omani nationals hold a Civil ID card; expatriates hold a resident card issued by the Royal Oman Police (ROP), which banks call the resident ID, the resident card or, loosely, the Civil ID. Bank Dhofar’s account-opening page lists “Civil ID and passport” for an expatriate, while Bank Muscat’s accounts page lists the resident ID for expatriates plus a passport copy, and reserves the phrase “Civil ID” for a few products.
For a non-resident none of these cards exists, which is why the lists above fall back on the passport, a proof of address abroad and a bank statement from the home country. If you later receive an Omani resident card, it becomes the central document. The Gulf News report on ROP Decision 78/2025 says expatriate resident cards can now be issued for one, two or three years at fees of OMR 5, 10 and 15 ($13.00, $26.01 and $39.01), that a lost or damaged card is replaced for OMR 20 ($52.02), and that holders must renew within 30 days of expiry.
With no resident card, the passport is the identity document, so its validity period matters. Bank Muscat lists a passport copy, Bank Dhofar lists the passport together with proof of home-country address, and National Bank of Oman asks an expatriate for a valid passport at the branch. A passport close to expiry is a poor base for an account that is meant to last through a multi-year instalment plan, so the expiry date is worth checking before any documents are collected.
The Owner Visa, Golden Residency and Your Account
Two property-linked routes exist in Oman and they should not be confused. The Golden Residency requires a single Integrated Tourism Complex (ITC) property worth at least OMR 200,000 ($520,160), and the Royal Oman Police decides each application. The Owner Visa, introduced by ROP Decision 87/2026 and published in Official Gazette issue 1653, has no minimum property value, needs no sponsor and rests on a certificate from the competent authority. Our comparison of Golden Residency and the Owner Visa sets out both in full.
According to the Oman Observer report of 25 June 2026, the visa is valid for between six months and one year, is renewable for a similar period, allows a stay of up to three months per entry, and extends to the buyer’s spouse, first-degree relatives and the legal representatives of a company that owns the property. The residency tied to ownership ends if ownership is transferred, and the residency of the spouse and relatives ends with it. A purchase alone does not grant residency; the permit is issued on a certificate from the competent authority.
The connection to banking is practical rather than legal. Bank Muscat’s non-resident page has a separate path for people applying under the Golden Residency programme, which starts at any branch or by email and is referred to the Private Banking and Asalah team. If the supporting proof is not submitted at opening, the page says debit functionality may be restricted until the Golden Residency card is provided. Once a resident ID has been issued in Oman, the conversion route described earlier applies.
Source of Funds, Cross-Border Cash and Tax Reporting
Every route to open a bank account in Oman passes through the same compliance checks, and the document lists above are built around them. This section covers the three pieces of the framework that a property buyer meets most often.
Source-of-funds evidence
Bank Muscat’s six-month home-bank statement and the Sohar Islamic requirement for stamped bank statements both serve to show where money comes from. National Bank of Oman’s page adds a Know Your Customer form, and Sohar Islamic’s housing finance page says applicants pass KYC and customer due diligence checks. For buyers whose funds have passed through several jurisdictions, our guide for Russian buyers describes how a gap in the paper trail affects transfer timing.
The OMR 6,000 cash declaration
The Times of Oman and Muscat Daily both reported, at the end of October 2025, customs guidance on cross-border cash. Travellers entering, leaving or transiting Oman must declare cash of OMR 6,000 or more, or the equivalent in another currency. The legal basis cited is Article 53 of the Law on Combating Money Laundering and Terrorism Financing, Royal Decree 30/2016, with Decision 1/2017 of the National Committee. At 2.6008 the threshold is $15,604.80. A declaration can be made in advance through an electronic system or at the checkpoint. For failure to declare, or a false declaration, individuals face up to three years in prison and a fine of up to OMR 10,000 ($26,008), or both; legal entities face fines from OMR 10,000 up to the value of the undeclared funds.
Tax-residency reporting
Oman applies the OECD’s Common Reporting Standard. The Oman Observer reported in 2019 that banks must collect a tax-residency declaration from new account holders from 1 July 2019, and in 2020 that the Central Bank of Oman instructed banks and finance and leasing companies to determine the tax residency of account holders and report non-Omani tax residents’ account information to the Tax Authority, which shares it with participating countries. This is why the Bank Muscat form has a CRS section. Personal income tax adds a second layer from 2028: Royal Decree 56/2025 starts on 1 January 2028 at 5% on income above OMR 42,000 ($109,234), and EY’s alert places rental income under the leasing source of income, with leasing expenses deductible and non-residents taxed only on income earned in Oman.
The IBAN
Omani IBANs are 23 characters long, beginning with OM and two check digits generated by the issuing bank, so the remaining 19 characters carry the bank identifier and account number. The Oman Observer reports that the Central Bank introduced IBANs for international transfers on 31 March 2024, that IBANs became required for domestic transactions from 1 July 2025, and that banks must stop accepting cross-border transfers without one. A developer, a tenant or a payer sending money into your account will therefore need the IBAN.
What It Costs to Open a Bank Account in Oman and Keep It Running
Bank Muscat’s Schedule of Service Charges, form F062 version 2.12/2026, lists each fee before and after 5% VAT. The table shows the lines that matter most to a non-resident property owner.
| Charge | Bank charge (OMR) | With VAT (OMR) | Approx. USD |
|---|---|---|---|
| Savings account, daily balance below OMR 100, per month | 0.500 | 0.525 | $1.37 |
| Current account, daily balance below OMR 200, per month | 0.500 | 0.525 | $1.37 |
| Account closed within one year | 3.000 | 3.150 | $8.19 |
| Dormant account without the product minimum, every six months | 1.000 | 1.050 | $2.73 |
| Outgoing SWIFT, charges shared (SHA), retail account | 5.00 | 5.25 | $13.65 |
| Outgoing SWIFT, all charges on the sender (OUR), retail account | 15.00 | 15.75 | $40.96 |
| Incoming SWIFT transfer to a Bank Muscat customer | Nil | Nil | Nil |
| Amendment, cancellation or rejection of an incoming SWIFT payment | 15.000 | 15.750 | $40.96 |
| Domestic RTGS or ACH through e-channels, retail account | Nil | Nil | Nil |
| Certificate such as a customer liability or no-objection certificate | 2.000 | 2.100 | $5.46 |
Some worked arithmetic shows how these lines combine. A savings account whose daily balance falls below OMR 100 in every month pays 0.525 a month, or 6.30 a year ($16.39). The tariff lists the fee as nil where the salary is below OMR 500 a month and where the account receives a pension or a government social support allowance. An owner who repatriates rent by outgoing SWIFT with shared charges pays 5.25 per transfer: twelve monthly transfers cost 63.00 a year ($163.85), four quarterly transfers cost 21.00 ($54.62), and one annual transfer costs 5.25. Choosing “OUR” for the same twelve transfers would cost 189.00 ($491.55) from the sender’s side, so the charge basis chosen on the instruction matters.
The same tariff lists a foreign-exchange markup of 2.5% on international transactions with the bank’s multicurrency prepaid card, and the Asalah priority banking and private banking membership lines show monthly charges of OMR 20.00 and OMR 50.00 before VAT for non-maintenance of eligibility criteria. These belong to other products, but they sit in the same tariff sheet, which shows the charge basis, the version number and the VAT column for every line.
Paying for the Property: Escrow, Instalments and Your Account
Royal Decree 79/2025 repealed the earlier escrow system of Royal Decree 30/2018, according to the decree text on decree.om, and took effect 180 days after publication in Official Gazette issue 1613 of 14 September 2025. Our explainer on Law 79/2025 for off-plan buyers covers the escrow articles, and the listing pages say that buyer payments go into the project escrow account with releases tied to verified progress. The purchase price is paid into the project escrow account, not into the buyer’s own account. The buyer’s account is the one the payments leave, and the one that carries the costs that follow.
The reservation documents set out the escrow account to pay into, and the buyer chooses whether each instalment leaves a home-country account or an Omani one. The currency arithmetic is simple because of the peg: $100,000 equals OMR 38,449.71 at 2.6008, and the same ratio applies in both directions. Our guide to the rial peg explains why a payer holding another currency still carries exchange-rate risk. The table compares the payment structures stated on four of our listing pages.
| Listing | Entry price per our listing page | Stated handover | Payment plan per our listing page | Service charge per our listing page |
|---|---|---|---|---|
| Alef Qurum Residence | From OMR 42,987 ($111,800) | Q2 2029 | OMR 2,000 booking, 20% down, ten quarterly instalments of 6.5%, 15% on completion | OMR 5 per m² per year |
| Jood | From OMR 78,437 ($204,000) | Q1 2030 | 4.5-year plan: 2.5%, 17.5%, 15%, 15%, three more of 15%, 5% on completion | Quoted in rials per m² per year |
| Yamal | From OMR 63,750 ($165,800) | Q4 2029 | Four options from 4.5 to 8 years, with monthly instalments on the longer ones | Quoted in rials per m² per year |
| Uptown Muscat | From OMR 41,103 ($106,900) | Q1 2027 | 15% on reservation, the remaining 85% over five years from reservation | Waived for the first year |
Two of these plans can be turned into a payment calendar. For the Jood two-bedroom apartment at OMR 78,437 ($204,000), the page’s 4.5-year plan produces the schedule below.
| Payment | Share | OMR | USD |
|---|---|---|---|
| Booking | 2.5% | 1,960.93 | $5,100 |
| Within one month | 17.5% | 13,726.48 | $35,700 |
| At 12 months | 15% | 11,765.55 | $30,600 |
| At 24 months | 15% | 11,765.55 | $30,600 |
| Three further instalments, every 6 to 8 months | 45% | 35,296.65 | $91,800 |
| On completion | 5% | 3,921.85 | $10,200 |
The shares add to 100% and the rial amounts add to OMR 78,437 after rounding to the nearest 0.01. There are eight payments in all, because the three later instalments are separate transfers. If each leaves a Bank Muscat retail account by domestic RTGS or ACH through e-channels, the tariff lists no bank charge on any of the eight. If each is a SWIFT payment from abroad, the sending bank’s own schedule applies, and eight payments multiply whatever that schedule charges once.
The Alef Qurum Residence plan is a different shape. For the two-bedroom apartment at OMR 64,980 ($169,000), the 20% down payment is OMR 12,996 ($33,800), each of the ten quarterly instalments of 6.5% is OMR 4,223.70 ($10,985), together OMR 42,237 ($109,850), and the 15% on completion is OMR 9,747 ($25,350). Those three lines total OMR 64,980, while the page lists the OMR 2,000 ($5,200) booking payment separately from these shares. Counting the booking, the plan has thirteen payments, ten of them quarterly, so the fee-free domestic route in the tariff above would apply thirteen times. For wider comparisons see our guide to payment plans compared.
Service Charges, Utilities and Rent Through a Local Account
After handover the account handles recurring bills. Service charges are the largest fixed one, and the listing pages quote them in rials per square metre per year, so the arithmetic is a multiplication. Alef Qurum Residence states OMR 5 per m² per year and gives OMR 441 for the 88.25 m² Type A (88.25 × 5 is exactly OMR 441.25). The page’s size range of 62.6 to 128.0 m² produces a spread worth tabulating.
| Apartment area | Calculation | Annual service charge (OMR) | USD |
|---|---|---|---|
| 62.6 m² (smallest) | 62.6 × 5 | 313.00 | $814 |
| 88.25 m² (Type A) | 88.25 × 5 | 441.25 | $1,148 |
| 128.0 m² (largest) | 128.0 × 5 | 640.00 | $1,665 |
A domestic transfer of OMR 441.25 through the bank’s e-channels carries no transfer charge under the tariff above, so the cost of paying is the service charge itself. Uptown Muscat’s page waives the service charge for the first year and leaves later charges to the owners’ association or management company, with the rate per square foot stated in the sale and purchase agreement. Our guide to service charges in Oman real estate compares what the charge covers across communities.
Rent runs the other way. Our guide for absentee landlords describes rent paid by post-dated cheque or by bank transfer and suggests that the lease state the method. A cheque has to be deposited by someone in Oman on its date, while a transfer needs only the landlord’s IBAN, so the account type and the IBAN decide how easily the rent arrives. The cost-of-living guide lists electricity, water, home fibre and mobile as monthly bills in rials, and the 2028 income tax described earlier covers rental income, so one Omani account in which every rent receipt and every bill is visible gives the owner a single record to work from.
Mortgage Lenders and the Account Link
Both lenders reviewed here ask for documents that come from a bank account: Sohar Islamic lists stamped bank statements and salary assignment (or a separate document set), and Bank Muscat’s Baituna page lists a salary assignment letter. Sohar Islamic’s expatriate housing finance page lists expatriates in Oman and non-residents as eligible, with applicants aged 30 to 60 at maturity, a consistent 12-month credit record and KYC checks. The income test is either a minimum salary of OMR 5,000 ($13,004) with a reputable employer, or stable employment or business abroad with annual income of at least OMR 25,000 ($65,020). Financing is up to 50% of market value, capped at OMR 250,000 ($650,200), at a stated profit rate of 6.00% a year over up to ten years including any grace period. Eligible properties are ITC units registered with the bank and approved by the Ministry of Housing and Urban Planning for sale to non-Omani individuals. Non-resident applicants must have their employment letter attested by the Omani embassy or consulate in their country of residence.
As an illustration of the limit only, not a statement that the bank lends on this project, 50% of the Jood two-bedroom price of OMR 78,437 is OMR 39,218.50 ($102,000), well under the OMR 250,000 cap, which leaves a buyer contribution of the same OMR 39,218.50. The documents named on the page include six months of bank statements stamped by the bank, a valuation report and the sale agreement. Bank Muscat’s Baituna home loan page lists a minimum salary of OMR 750 ($1,951) for non-Omani employees of government bodies and listed private companies, with conditions, and a passport among the documents. Our guide to mortgages for foreigners in Oman compares lenders, loan-to-value tiers and the Central Bank’s debt-burden limits.
Deposit Protection: What the OMR 20,000 Limit Covers
CMS Law’s summary of the Bank Deposit Protection Law, Royal Decree 47/2024, states that coverage is OMR 20,000 ($52,016) per depositor per bank, that deposits held at several banks are each covered up to that amount, and that the Central Bank can amend the limit. Covered deposits include savings, current, term and government deposits, and the Takaful Fund protects deposits at Islamic institutions. The Oman Observer’s 2024 explainer on the earlier scheme gave the same figure, applied it to the combined eligible deposits at one bank, and gave a joint-account example in which a balance of OMR 60,000 split equally leaves each holder with OMR 20,000 of cover.
The arithmetic is straightforward. A balance of OMR 30,000 at one bank has OMR 20,000 inside the limit and OMR 10,000 ($26,008) above it. The same OMR 30,000 divided between two banks, OMR 15,000 each, sits entirely inside the limit at each. A full year of the Alef Qurum Residence service charge for a Type A apartment, OMR 441.25, is 2.2% of the limit, so the per-bank rule matters mainly to a buyer who holds a larger balance at one bank.
A Step-by-Step Checklist to Open a Bank Account in Oman
The sequence below follows the Bank Muscat route and adds the points from the other banks. The table after the list shows which bank page asks for each document.
- Decide the purpose of the account (service charges, rent, a mortgage) and the product family the bank lists for non-residents.
- Collect the passport copy, the address proof and a statement of occupation.
- Request the six-month statement from the home bank, and, for a Golden Residency application, the reference letter issued within the last three months.
- Assemble the purpose evidence, such as the reservation form or sale agreement for an Omani property.
- Complete the account opening form, including the CRS section.
- Submit the file at a branch or through the bank’s email route, and keep the application reference.
- Send any missing documents quickly, because the account may carry debit restrictions until verification is complete.
- Once open, record the IBAN and register digital banking, bearing in mind that an Oman mobile number may be needed for some services.

Frequently Asked Questions
Can a foreigner open a bank account in Oman without living there?
Bank Muscat publishes a route for non-residents with a passport copy, address proof, occupation, a six-month home-bank statement and the purpose of the account, and its FAQ says to visit any branch or email from abroad. Bank Dhofar’s pages list a non-resident document set of passport and home-country address proof. Other banks describe accounts for residents.
Which documents do I need to open a bank account in Oman as a non-resident?
At Bank Muscat the list is a passport copy, full residential address proof, occupational status, a six-month statement from a bank in the country of residence, and the purpose of the account with supporting proof. The CRS section of the account opening form is completed as well.
Do I need a Civil ID to open a bank account in Oman?
A Civil ID is the card of Omani nationals, and resident expatriates use the resident card. The non-resident lists at Bank Muscat and Bank Dhofar name the passport and a proof of address abroad instead.
In which currency is the first account opened?
Bank Muscat’s FAQ says the first non-resident account must be in Omani rials, with accounts in other supported currencies added afterwards. At the 2.6008 peg, OMR 1 equals $2.6008.
What does it cost to keep the account?
Under Bank Muscat’s tariff version 2.12/2026, a savings account whose daily balance falls below OMR 100 pays OMR 0.525 a month including VAT, a current account below OMR 200 pays the same, and an incoming SWIFT transfer to a customer carries no bank charge. Outgoing SWIFT with shared charges is OMR 5.25.
Can I open a bank account in Oman online?
Bank Dhofar’s pages describe digital onboarding through the Intilaqa app and Sohar International’s FAQ describes a savings account through its mobile app, both on pages written for people living in Oman. Bank Muscat’s non-resident FAQ says non-resident accounts are managed through digital channels once open, though some services may need an Oman mobile number.
Does an Omani account come with the Owner Visa or Golden Residency?
The Oman Observer report on ROP Decision 87/2026 describes the Owner Visa as sponsor-free and issued on a certificate from the competent authority, with no minimum property value. The Golden Residency property route is a single ITC property of at least OMR 200,000, decided by the Royal Oman Police. Bank Muscat has a separate route to open a bank account in Oman for Golden Residency applicants.
How much cash can I bring into Oman?
Customs guidance reported in October 2025 requires a declaration for cash of OMR 6,000, about $15,605, or more on entering, leaving or transiting Oman. Individuals who fail to declare face up to three years in prison and a fine of up to OMR 10,000.
Are my deposits covered if the bank fails?
CMS Law reports that Royal Decree 47/2024 covers deposits up to OMR 20,000 per depositor per bank, with separate coverage at each bank.
Does the account help with a mortgage?
Sohar Islamic’s housing finance page asks for six months of bank statements stamped by the bank and states that salary must be assigned to a bank unless a separate set of documents is supplied.
