Architecture: The Wave and the Cliff

The facade works in light grey with glossy white cornices that read as horizontal bands from a distance. The wave-like silhouette comes from the terraces themselves — each floor steps and curves, so the building’s edge undulates rather than running straight. Glass balustrades keep the terraces visually light, and a metal structure on the roof completes the profile.

Windows are panoramic with light frames, and ceilings start at 2.7 metres — appreciably above the 2.4–2.5 m standard in most regional apartment stock, and the specification detail that does most for how the apartments actually feel. Each building has three passenger lifts and one service lift.

The siting is what the architecture is designed around: the buildings sit on the cliff above the golf course, so the terraces look over fairways to the Gulf of Oman beyond.

A built-in refrigerator, dishwasher, stove and hood included at handover removes several thousand dollars of fit-out that most Muscat off-plan apartments leave to the buyer. On the one-bedroom that is roughly 0.67% of the purchase price per year — competitive by Gulf standards, where 1–2% is common, though above the exceptional positions at The Sustainable City Yiti (five years free) and Hay Al Wafa (OMR 300–500 flat).

Two caveats. The published rate does not state whether it is per year — confirm the period in writing, since the figures above assume annual. And establish whether the Trump golf membership carries any separate annual dues on top, because a “free” membership with recurring fees changes the running-cost picture entirely.

The airport figure needs flagging. The current listing puts Muscat International Airport at 55 minutes; the developer’s own presentation says about 30 minutes and describes the community as 20 minutes from central Muscat. The two are not reconcilable, and the difference is material if you fly often or plan to short-let. The listing also puts Yitti Beach at 20 minutes where the presentation says 10. Drive the route yourself, or get the developer to confirm in writing, before you rely on either set.

Note also what is not nearby: the closest supermarket of any scale is 25 minutes away, and the nearest health centre 15. AIDA is designed to be self-contained through its hotels and resort facilities rather than through a neighbourhood high street.

The children’s pool and playground alongside a nightclub and a golf club is an unusual combination, and it tells you the buyer profile AIDA is aiming at: families who want a resort, and second-home owners who want a scene. Whether those coexist comfortably is worth judging on a site visit.

Two observations for a buyer. The brand partnerships are real and they do support resale visibility, particularly to international buyers who recognise the names before they recognise Yiti. But DarGlobal is a 2017 company delivering across many markets simultaneously, and The Great Escape completes in Q4 2029 — a long horizon. Verify the escrow arrangement, the contracting entity and the delay-penalty clause with the same rigour you would apply to any developer, brand names notwithstanding.

A two-bedroom here costs four times as much per square foot as an apartment at Hay Al Wafa in Sultan Haitham City. That is not an argument against it — it is the price of a clifftop sea view, a gated resort address, a golf membership and a branded neighbourhood, none of which Sultan Haitham City offers. But it should be a conscious purchase of those things, not an accident of not having compared.

On residency, be careful with how this project is sometimes presented. The developer’s own material states that villa owners in AIDA may apply for Omani residency after handover, and that an investment from USD 650,000 secures a five-year permit. Both parts matter. The claim is framed around villas, and $650,000 is far above the apartment entry price here — a one-bedroom at roughly $195,000 does not approach that threshold, and neither does a two-bedroom at $394,200.

That does not mean an apartment purchase confers nothing; Oman operates more than one property-linked route, at different investment levels. It means you should not assume the headline five-year permit applies to an entry-level apartment. Why Muscat, and Why This Price Point

Muscat’s case rests on freehold title in designated zones, no property or personal income tax, and a security record placing Oman among the safest countries in the world on international crime indices. The rial’s long-standing peg to the US dollar removes the currency risk that shapes other regional markets. Government context on the property framework comes from the Ministry of Housing and Urban Planning, with national policy set by Oman Vision 2040 and investment policy by Invest Oman.

Within that market, The Great Escape is a deliberately premium product. You are paying for a clifftop position, a gated resort community, a golf membership and a set of hospitality brands — and comparable branded, sea-facing product in Dubai or Doha typically costs considerably more per foot than $325–$416. Rental Yields and Exit

The rental logic here is holiday-let rather than long-term tenancy. A gated golf resort with hotels, restaurants, a nightclub and a beach twenty minutes away serves visitors and second-home users, not commuters — the nearest large supermarket is 25 minutes and the airport is disputed at 30 to 55. On exit, three specifics. The Q4 2029 handover is the longest runway of any project we cover, so pre-completion assignment is the realistic exit for most buyers — confirm the policy and fee before reserving. The brand association genuinely helps resale marketing to international buyers. And the golf membership is potentially your strongest resale asset if it transfers with the title, which is precisely why you should establish that now rather than in 2029.

Risks to Weigh Before You Commit

No published payment plan. Unusually for a project at this stage, payment terms are not published. This is the single largest gap in the available information; get the full schedule in writing before you commit to anything.

Contradictory drive times. The airport is given as 55 minutes in the listing and about 30 in the developer’s presentation; the beach as 20 minutes versus 10. Verify both yourself.

Residency assumptions. The $650,000 five-year permit referenced in developer material relates to AIDA villa owners. Do not assume it attaches to an entry-level apartment.

Paying From Abroad: Currency and Transfers

Prices here are quoted in Omani rials rather than dollars, and the rial has been pegged to the US dollar for decades — so a dollar-based buyer carries effectively no currency risk. Buyers paying from sterling, euro, złoty or another currency do carry that exposure across whatever payment schedule is agreed.

Payments should go to the project’s escrow account, never a general company account. Verify the escrow details independently before the first transfer and keep the SWIFT confirmations — they form part of your evidence of payment at registration.
