The Park-Front homes are attached; the Golf-Front and Ocean-Front products are standalone. That distinction matters more than the bedroom count for privacy and for resale, so establish it explicitly for any unit you are shown.

At roughly $309 per square foot, AIDA’s villa entry price sits below the apartment rates at The Great Escape inside the same community ($325–$416/sq ft). That is unusual and worth pausing on: here the standalone villa product is cheaper per foot than the apartments beside it. If space and land are what you want, the villas are the better value within AIDA — the apartments buy you a tower position and a sea-facing terrace instead.
Note also that this listing is currently resale rather than primary, with only four units available. Resale means the seller is an existing owner, not the developer, so the payment plan below may not apply to your purchase — confirm that first.

This is worth reading honestly rather than spinning. AIDA’s entry price has been essentially flat for around three years — in contrast to The Sustainable City Yiti up the coast, where the entry price rose about 27% over a comparable period. Two readings are possible: that AIDA’s launch pricing was already full, or that the current entry unit is simply a different, smaller product than the one priced in 2023. Since this is resale stock, the second is plausible. Either way, do not underwrite this project on an assumption of rapid appreciation — the evidence does not support it.
The developer plan is front-loaded relative to most Muscat schemes: half the price falls due during construction.

A 20% opening payment is high by regional standards — Hay Al Wafa also asks 20%, but TSCY opens at 5% and Jood at 2.5%. Against that, the 50% balloon at completion is more forgiving than the 80–100% that inland Sultan Haitham City projects require before handover. The structure suits a buyer with capital available now who wants a smaller final call.
The standard specification is unusually complete for the price point, and includes two features that almost no other Oman project we cover provides as standard.
Larger units add more. Some villas include a show kitchen and a separate preparation kitchen, a separate formal dining room, extended terraces and a driver’s room. The 7-bedroom Ocean-Front Maisons go further again, with a private gym, home cinema, large terraces and a dedicated office or games room.
The show-and-prep kitchen arrangement is worth understanding if you are unfamiliar with it: one kitchen is designed to be seen and entertained in, the other handles the cooking out of sight. It is a standard expectation at this level in the Gulf and its absence in a comparable villa is a meaningful downgrade.
Facades use light-coloured tiles and glass, with double-glazed panoramic windows throughout. Interiors are finished in a beige palette chosen to sit against the landscape rather than compete with it, and ceilings run from 2.4 to 2.7 metres depending on unit and floor.

Note what the schedule does not specify: built-in appliances. The kitchen is delivered with a stone worktop and a sink, but the published finish list stops there. By contrast, the specification at The Great Escape in the same community explicitly itemises a built-in refrigerator, dishwasher, stove and hood. AIDA publishes its service charge, and the number deserves careful attention because it is materially higher than anything else we cover in Oman.

Two things stand out and both need verifying before you buy. First, the rate is quoted in UAE dirhams for an Omani project — a legacy of DarGlobal’s Dubai base, but it means you should confirm the actual billing currency and the applied exchange rate.
Second, and more consequentially: at AED 40 per sq ft, a 1,345 sq ft villa carries an indicative service charge of roughly $14,600 a year — around 3.5% of the $416,000 purchase price annually. Gulf service charges typically sit between 1% and 2%. On a ten-year hold that is roughly $146,000, more than a third of the purchase price again.
Compare that with the alternatives: TSCY charges nothing on villas at all, and Hay Al Wafa charges a flat OMR 300–500. This single line may matter more to your total return than the purchase price does. Get the villa service charge confirmed in writing, in the billing currency, with the period stated, before you commit.

A word on the airport figure. Across DarGlobal’s own materials for AIDA and its sub-projects, the drive to Muscat International Airport is variously given as about 30 minutes, 40 minutes, 55 minutes and “no more than an hour”. That is a four-way spread on a single, checkable fact. Drive it yourself, or get one number confirmed in writing, before you plan around it — particularly if you intend to short-let.
The grocery store at 17 minutes is the honest measure of how remote this is day to day. AIDA is designed to function through its own restaurants, hotel and club facilities rather than a neighbourhood high street, and that suits a second home far better than a primary residence.

On the golf membership, three questions decide whether it is an asset or a perk: what tier is granted, how long it lasts, and whether it transfers to a buyer on resale. A membership attached to the title supports your exit price; one attached to you personally does not. Establish this in writing — it is the single most valuable undocumented item in the offer.

The upside of that programme is a destination rather than a dormitory, with hotel and leisure operators giving the address recognition well beyond Oman. The cost is time: buying a villa completing in 2027 means living alongside active construction of the hotel, the resort and later villa phases for years afterwards. Ask for the community-wide construction programme, not just your own villa’s date.

Its strategy is branded partnership at scale. DarGlobal has developed projects with Versace, Missoni, Pagani, Automobili Lamborghini, ELIE SAAB, Aston Martin and The Trump Organization — and AIDA is where the largest concentration of those partnerships lands in a single community.
The honest read: the brand roster is genuinely deep and it does support international resale visibility. But DarGlobal is a 2017 company building simultaneously across many markets, and AIDA is a multi-phase community completing across 2027 and 2028. Verify the escrow arrangement, the contracting entity and the delay-penalty clause with full rigour. Brand names are marketing; escrow is protection.

Read across, AIDA’s villas are the cheapest per square foot of the three Yiti products but roughly 2.6 times the rate of an inland villa at Al Ahlam. You are paying for the coast, the elevation, the gated community and the golf. The service charge, however, moves in the opposite direction to the purchase price — and over a long hold it can erase the entry-price advantage entirely.
Further afield, Muscat Bay and Zen Residences offer a comparable resort setting, while The St. Regis Residences and The Residences at Mandarin Oriental are the closest branded comparables nearer the city.

DarGlobal’s material states that AIDA villa owners may apply for Omani residency after handover, and that an investment from USD 650,000 secures a five-year permit. Read that carefully against the price list: the entry villa here is $416,000, which does not reach the stated threshold. Larger villas — the Golf-Front and Ocean-Front products — will clear it comfortably, but the headline claim does not attach to the cheapest unit in the community.
Oman operates more than one property-linked route at different investment levels, so a $416,000 purchase is not without options. But if residency is your reason for buying, size the purchase to the threshold deliberately. Muscat’s case rests on freehold title in designated zones, no property or personal income tax, and a security record placing Oman among the safest countries in the world on international crime indices. The rial’s long-standing peg to the US dollar removes the currency risk that shapes other regional markets. Government context on the property framework comes from the Ministry of Housing and Urban Planning, with national policy set by Oman Vision 2040 and investment policy by Invest Oman.
Within that market AIDA is a premium coastal product, and $309 per square foot for a standalone villa 130 metres above the Gulf with golf membership attached compares well with branded villa stock in Dubai or Doha. The qualifier is the running cost, which is where this project is expensive rather than in the purchase price. The rental case here is holiday-let, not long tenancy. A gated golf community with a hotel, restaurants and a beach four minutes away serves visitors and second-home owners; with groceries 17 minutes off and no schools nearby, it does not serve a working family. Model seasonal short-let occupancy, deduct management fees, and — critically — deduct the service charge, which on a villa is the largest single line in the model. On exit, three points. This listing is already resale stock, which is itself useful information: a secondary market exists, so there is some price discovery rather than none. Against that, entry pricing has been flat since 2023, so do not assume capital appreciation will carry the return. And the golf membership is potentially the strongest thing you can hand a future buyer — provided it transfers.
The service charge. At AED 40 per sq ft, roughly 3.5% of purchase price annually on the entry villa, this is the dominant risk to your total return. Confirm it in writing, in the billing currency, with the period stated.
Flat pricing since launch. Entry pricing has moved little since October 2023. Underwrite on use value and yield, not appreciation.
Airport time is disputed four ways. Thirty, forty, fifty-five minutes and “under an hour” all appear across DarGlobal material. Verify it yourself.
Long, phased construction. Completions run Q1 2027 to Q4 2028, and other AIDA phases — the hotel, the Nickelodeon resort, further villas — continue beyond that. Expect an active site around you.
Residency threshold gap. The $650,000 five-year permit does not attach to a $416,000 villa.
Appliances unspecified. The published finish schedule stops at worktop and sink. Get the appliance list in writing.
Resale, not primary. With four units available on the secondary market, the developer payment plan may not apply. Establish who your counterparty is.
Prices are quoted in US dollars and settled in Omani rials, and the rial has been pegged to the dollar for decades — so a dollar-based buyer carries effectively no currency risk on the purchase. Note, though, that the service charge is quoted in dirhams, which introduces a second currency into your running costs; confirm which currency you will actually be billed in.
Payments should go to the project’s escrow account, never a general company account — and on a resale purchase, confirm how funds are handled between you and the existing owner. Verify details independently before the first transfer and keep the SWIFT confirmations, which form part of your evidence of payment at registration.
