Trump Golf Villas are the top of the golf-course range at AIDA by DarGlobal, the cliff-top community at Yiti, east of Muscat: detached five-bedroom villas of 4,366.91 square feet, listed by the developer at six units from OMR 903,320 (about $2,349,355) to OMR 962,150 (about $2,502,360). They are the villas that carry the Trump name at the community that also holds the Trump International Golf Club and the Trump International Hotel, and they cost between 17% and 31% more than a Fairway villa of almost the same size. This page sets out the six units, what the Trump premium is and what it is not, and the questions a buyer should ask before paying the OMR 4,000 token. Everything below comes from the developer’s price list for the collection and the AIDA brochure. The list gives each unit’s code, built-up area, plot area, view and price. It does not give a payment plan, a service charge, a handover date, a specification or a floor plan. Dollar figures convert the developer’s rial prices at the peg of 2.6008 and are rounded.

The brochure describes the villas in two sentences: “impeccable 5-bedroom villas on an 18-hole championship golf course”, with “your very own branded golf cart among countless social perks”. It is worth noticing where the brochure puts them. Its masterplan groups the Trump Golf Villas with the Fairway Villas under “standalone villas”, and keeps a separate heading, “Trump International, Oman”, for the hotel, the cliff villas and the Hanging Suites. That does not mean the villas lack a Trump connection, but it does mean that the nature of the connection, whether design, services, membership or name, is something to establish from the contract and not assume from the label.

All six villas share one built area, 4,366.91 sq ft, so the prices differ only by plot and view. Four villas, units 1140, 1141, 1143 and 1145, sit on identical plots of 4,650.01 sq ft with a sea-and-golf view, and are all listed at the collection’s lowest price, OMR 903,320. Unit 1331 has a plot of 5,406.81 sq ft and is listed at OMR 925,990, which is OMR 22,670 more for 757 more square feet of land, about OMR 30 per square foot. Unit 1139 has the largest plot, 5,499.93 sq ft, and a different view, sea and cliff, and is listed at OMR 962,150, OMR 58,830 above the entry price.

The pattern is cleaner than in the Fairway collection: price rises with plot and with the better view in a way that is easy to follow. The cheapest villas are the four standard plots, the next is a larger plot, and the dearest is the largest plot with the sea-and-cliff outlook. If the cliff edge and the open sea matter more to you than the fairway, unit 1139 is the one the developer prices accordingly, at about 6.5% over the entry villas.
The most useful comparison on this page is between a Trump Golf Villa and a Fairway villa of nearly the same size, because it isolates what the name, specification and location add.

Read the table as the developer’s own valuation of the Trump label. A Trump villa costs about OMR 132,000 to 216,000 (roughly $343,000 to $563,000) more than a Fairway villa of near-identical size and plot, which is a premium of 17% to 32%. For that money the list tells us nothing specific: the built area is only 26 to 209 square feet larger, and the plots are the same or slightly smaller. So the premium is for things the paperwork does not itemise, and a buyer should ask what they are. Candidates include a higher specification, a better position on the golf course, the Trump branding of the villa and the community, the branded golf cart the brochure mentions, and some form of access to the golf club. Each of those should be a line in the specification or the agreement, with a value you can judge. If the answer is mostly “the name”, then the question becomes whether the name will carry the premium on resale, and we have no evidence either way.
It is natural to assume that a Trump Golf Villa comes with membership of the Trump International Golf Club, and earlier versions of our AIDA page said that membership came with ownership. The new brochure is less clear. Its list of reasons to invest includes a “social membership to Trump International Golf Club, Oman”, and the golf club’s own page in the same brochure says that applications are open to AIDA owners and external guests, listing a pro shop, lounges with a bar and terrace, a cigar lounge, a pool, a gym, steam and sauna, a business lounge and fine dining as the club’s facilities for members. That describes a members’ club with an application process, and a “social” membership may or may not include the right to play the course.
Four facts decide whether the membership is an asset or a perk. What tier is granted, and does it include golf? How long does it last? What are the annual dues and any joining fee? And does it transfer to a buyer when you sell, because a membership attached to the title supports your exit price while one attached to you personally does not. Ask for the terms in writing, and ask whether the Trump Golf Villa buyer gets anything the Fairway buyer does not.
The price list gives no service charge, and for a villa of this size it matters. Earlier DarGlobal material gave the villa service charge at AIDA as AED 40 per square foot a year, billed in dirhams. We do not know whether that applies here and do not present it as current, but the table shows how large the item could be.

If a charge of that order applied, the annual bill would be about $47,600, roughly 2% of the entry price each year and about a fifth of the purchase price over ten years. That sits at the top of the 1% to 2% range that Gulf service charges commonly run, so for a villa of this value it may be more reasonable than for the cheaper collections. It is still a number to get in writing, in the billing currency, with the period and what it covers. The Trump Golf Villas are the second-dearest collection on the lists by price per square foot, after the Fendi Casa oceanfront villas, and roughly 15% to 25% dearer per foot than the Fairway villas. Against the Fendi villas they cost about half as much per square foot, and about half as much in total; against the attached villas and apartments they are in a different bracket altogether. If you want a Trump villa for the name and the golf, this is the collection. If you want the golf frontage at a lower price, the Fairway villas are the near neighbour. If you want the sea, the Fendi Casa villas are the other option, at a very different price.
AIDA is sold freehold to buyers of any nationality, and our guide to freehold property in Oman explains the regime; read the title wording for your plot in the sale and purchase agreement. Every Trump Golf Villa is well above the OMR 200,000 single-property threshold for Oman’s 10-year Golden Residency, since the cheapest is OMR 903,320. That helps only if the community qualifies as an Integrated Tourism Complex, which is a question for the developer and the authority, so ask for the zone status in writing and check it against the current rules. The brochure’s “lifetime residency visa” is not a route we have documented, and its tax and ownership benefits are marked “for special economic zone/free zone”, which we have not seen applied to AIDA.
Owners at AIDA have access to the Residence Club, which the brochure describes as including a pool, gym, steam and sauna, padel court, restaurants, a pharmacy and clinic, a nursery and a prayer room, with complimentary access for owners. Beyond the club there are AIDA Beach, plazas and restaurants, trails, viewing decks and a mosque, some of which are described in the brochure as planned. The brochure’s map gives these journey times from AIDA, which we read as minutes by car: Yitti Beach 2, Yenkit Beach 5, Muscat Bay 7, the Ritz-Carlton 10, Downtown Muscat 20 and Muscat International Airport 25. Other DarGlobal material gave longer airport times, so check the drive yourself, particularly if you plan to let the villa.
The sequence is the standard off-plan one: reserve with the OMR 4,000 token, sign a sale and purchase agreement, pay on its schedule and take handover on completion. At a price of OMR 900,000 and up the protections matter more, and Oman’s Real Estate Law 79/2025 provides for escrow and preliminary registration of off-plan sales. Ask where the escrow account is held, who certifies each construction milestone, what the delay remedy is and whether there is a long-stop date with a refund. The price list is in Omani rials, pegged to the dollar. A dollar buyer has no exchange-rate risk, but at about $2.35 million a euro buyer’s cost has swung by hundreds of thousands of euros over five years without the rial price changing, and our guide to the Omani rial peg measures it. If you plan to borrow, see mortgage in Oman for foreigners; the brochure mentions a mortgage programme and we have not seen its terms. AIDA stands 130 metres above the sea, which removes the storm-surge risk of the seafront but not wind, runoff or hillside drainage, which our guide to cyclone and flash-flood risk for Oman property buyers covers, together with the documents to ask for. Unit 1139, with a sea-and-cliff view, is the one to ask most carefully about its position relative to the cliff edge.
The brochure promotes AIDA for short-term rental and describes the homes as approved for platforms such as Airbnb and Doormat. At a price of OMR 903,320 the arithmetic is demanding: an illustrative 5% gross yield would be about OMR 45,000 a year before the service charge, management, utilities and tax, and a villa of this size needs a sustained flow of guests to earn it. On resale, a branded golf villa is a niche product with a small pool of buyers, and the strength of the Trump name in Oman is untested at the secondary-market stage, so we would not underwrite capital growth; see selling property in Oman.
The collection suits a buyer who values the Trump brand, wants a detached five-bedroom villa on the golf course, and has priced the premium over a Fairway villa and the service charge. It suits a golfer who has confirmed what the membership allows, a family that wants space and privacy, and a buyer for whom Golden Residency matters. It suits less well a buyer who is mainly after value per square foot, for whom the Fairway Villas are the better answer, or one who wants the sea at the door, for whom the Fendi Casa oceanfront villas are the AIDA choice.
The brochure presents “Trump International, Oman” as a group of four things: the Trump International Hotel, the Trump Cliff Villas, the Trump Hotels Hanging Suites and the Trump International Golf Club with its 18-hole championship course. It describes the hotel as a five-star offer in which an investor can buy a room and enjoy two weeks a year, the Hanging Suites as inspired by Machu Picchu’s Skylodge, perched above the ocean with plunge pools, and the Cliff Villas as fully furnished three-bedroom villas that can be owned or leased with management by Trump. The Golf Villas appear in a separate group, with a short description and the promise of a branded golf cart.
That is the full extent of what the brochure says about the Trump involvement in the Golf Villas, and it leaves open how much of the villa is Trump-designed, Trump-managed or simply Trump-named. The distinction is not a quibble. A villa whose design, finishes and services are specified by a brand has a different value, and a different cost to maintain, from one that carries the brand on the gate. Ask for the brand’s role, in writing: who designs, who manages, who sets the standards, and what rights the buyer has if the licence between DarGlobal and the brand ends.
With six villas on the list, the choice is small enough to reason through. Four villas, 1140, 1141, 1143 and 1145, are identical in price, plot and view at OMR 903,320, so for those the decision is about position on the ground and nothing the list can tell you; visit the plots, or ask for a site plan showing their relation to the fairway, the clubhouse and each other. Unit 1331 costs OMR 22,670 more for 757 more square feet of land, a premium of about 2.5% for 16% more plot, and is the best value for a buyer who wants more garden. Unit 1139 costs OMR 58,830 more than the entry villas, and its distinction is the sea-and-cliff view, so it is the choice for a buyer whose priority is the open sea and who has checked the cliff-edge position and the exposure that comes with it.
Whichever you choose, ask what is already sold. Six villas on a list may be the remainder of a larger collection, in which case the neighbours of your plot may already be owned, and a visit to the site is the surest way to learn it.
The Trump price list gives area, plot, view and price and nothing about finish. The brochure’s renders of the collection show contemporary two-storey villas with private pools and living rooms opening to the fairway and, in one image, the sea beyond, but renders are indicative and the brochure’s disclaimer says that images, layouts and finishes may change. For a villa at this price the buyer should have a written specification before paying the token: floors and walls, the kitchen and its appliances, bathrooms, air conditioning, glazing, the pool and its heating, smart-home systems, landscaping, parking and the golf cart the brochure mentions.
The brochure says the villas are five-bedroom. It does not say how many storeys, whether there is a lift or a maid’s room, or how the bedrooms are arranged. It also says nothing about what makes the Trump villa different from the Fairway villa of the same size. Those are the questions the premium in the earlier table depends on, and a floor plan and specification for each type, side by side with the Fairway’s, is the most direct way to answer them.

The price list carries no completion date. The dated statements we can point to are a June 2024 announcement that AIDA Phase 1 was set for completion in 2027 and earlier DarGlobal material that phased villa completions between Q1 2027 and Q4 2028. We cannot tell where the Trump villas fall in that range. Treat any date as provisional until it is in the agreement with a remedy, ask for the current construction programme and site photographs, and ask whether the golf course and clubhouse, which the villas’ value depends on, will be open when the villas are handed over.
