Amour Sans Détour is the attached-villa collection inside AIDA by DarGlobal, the cliff-top community at Yiti, east of Muscat, and on the developer’s current price list it is the cheapest way into the whole community: a three-bedroom villa from OMR 126,800, about $329,781. This page covers the collection on its own: its 51 listed villas, how the two house types differ, what drives the price from one unit to the next, what a buyer should expect to pay each year to hold one, and which questions the price list leaves unanswered. A note on sources before the numbers. Everything below comes from the developer’s unit-by-unit price list for Amour Sans Détour and from the AIDA brochure. The list gives each unit’s code, type, built-up area, plot area, view and price, and a reservation token of OMR 4,000. It does not give a payment plan, a service charge, a handover date or a floor plan, and we say so wherever that matters. The dollar figures convert the developer’s rial prices at the peg of 2.6008 and are rounded.

The brochure describes the collection in one sentence: three-bedroom villas “designed with clean lines, natural light, and functional spaces”, with the owner free to shape the outdoor space into a dining area, an entertainment hub or a quiet retreat, and a design intended for seamless short-term rental. The masterplan in the same brochure groups Amour Sans Détour with Sunrise Haven and the Coastal Investment Villas under the heading “attached villas”, as distinct from the standalone Trump Golf Villas and Fairway Villas. In practice that means a terrace or row house on its own small plot, sharing walls with its neighbours, in a community whose headline attractions, the Trump golf course and the hotel, are a short drive away and not at the front door.
The price list divides the 51 villas into two types that share a footprint and differ in plot and price.

The type codes are the developer’s. The labels “mid-row” and “end-row” are our reading of them, based on the pattern in the numbers: the V10MS units all sit on near-identical small plots of about 1,119 sq ft, while the V10ES units sit on plots that range from 1,461 to 2,053 sq ft, which is what you would expect of end-of-terrace houses with a side garden. Ask the developer to confirm the layout and to show you where each plot sits in the cluster, because the difference between a mid-row and an end-row house is the largest single decision you will make in this collection.
The size of that decision is visible in the prices. The V10MS is a flat-price product: all 31 units, from plot 154 to plot 218, are listed at exactly OMR 126,800. The V10ES is priced between OMR 140,260 and OMR 152,960, so the cheapest end-row house costs 10.6% more than a mid-row one and the dearest 20.6% more, for a house of almost identical size. The extra is almost entirely land, and the next section looks at how the developer prices it.
The V10ES units fall into six price points, and the table sets out which plots sit at each.

Reading the table, three things stand out. First, ten of the twenty end-row villas are listed at OMR 140,260 on an identical plot of 1,474.12 sq ft, so for half of this type the entry premium over a mid-row house is OMR 13,460, or 10.6%, for about 355 extra square feet of land. Second, price does not follow plot size strictly. Unit 153 sits on a plot of 1,474.12 sq ft, exactly the same as the ten villas at OMR 140,260, yet it is listed at OMR 152,630, nearly OMR 12,400 higher, and the list does not say why. Third, unit 220, on a plot of 2,052.68 sq ft, is the largest plot in the collection and is priced at OMR 152,960, only OMR 330 above unit 153, so the market for land inside this cluster is not a simple rate per square foot.
The sensible reading is that position matters as much as plot area: a corner, a view along the cluster, proximity to a pool or a road. That is a guess, and it is the developer who can answer it. When you compare two end-row units, ask what separates them in writing, and treat any unexplained gap as something to negotiate.
On built-up area alone, the V10MS costs OMR 129.0 per square foot (about $336) and the V10ES between OMR 141.3 and OMR 154.1 (about $368 to $401). That is low for AIDA: the Marriott one-bedrooms in the same community run from OMR 198 to OMR 216 per square foot, and the standalone Fairway villas from OMR 165 to OMR 190. The Amour Sans Détour rate is therefore roughly a third lower than the Marriott rate and a fifth to a third lower than a Fairway villa, which is why the collection is the entry point.
A low rate per square foot of built area is not automatically value, for two reasons. The first is that this is a small house. A three-bedroom villa of 983 square feet is about 91 square metres of built-up area, which is compact for three bedrooms; the area column on the price list does not say whether it is internal or gross, and we have not seen a plan. Bedrooms in a house this size will be small, and the living space modest. The second is that the plots are small too: a mid-row plot of 1,119 sq ft is about 104 square metres in total, with the house standing on most of it, so the “outdoor space” the brochure invites you to shape is limited. Ask for the floor plan and a dimensioned site plan before you read $336 per square foot as a bargain.
The price list does not give a service charge, and for a low-priced villa this is the number that matters most. Earlier DarGlobal material for AIDA, which our previous main page quoted, gave the villa service charge as AED 40 per square foot a year, billed in dirhams. We cannot tell whether that applies to Amour Sans Détour, and we are not presenting it as current. We use it here only to show how much the answer could matter.

If a charge of that order applied, the annual bill on a mid-row villa would be about 3.2% of its price, against the 1% to 2% that Gulf service charges commonly run, and over ten years it would add roughly a third of the purchase price to the cost of ownership. That could turn a cheap-looking entry price into an average one. It could equally be that the charge for attached villas is much lower. Either way, it is a figure to get in writing, per collection, in the currency you will be billed in, before you pay anything beyond the token. The brochure’s pitch for Amour Sans Détour is short-term letting. It says the villas are designed for seamless short-term rentals, and elsewhere describes AIDA’s homes as approved for short-term rental on platforms such as Airbnb and Doormat. We have not seen any occupancy or rate data for AIDA, which is still being built, and we will not invent any. What we can do is show how much rent the price implies at a range of gross yields. The table is arithmetic, not a forecast.

Whatever you assume, the gross figure has to carry the service charge, any management fee, utilities, cleaning, platform commissions, furnishing (these villas are sold unfurnished) and any tax on rental income. Two further questions belong on the list. Is the villa licensed for short-term letting, and by whom, in writing? And does the community’s owners’ association allow it? A brochure statement is not a licence.
AIDA is sold freehold to buyers of any nationality, and our guide to freehold property in Oman explains the regime; read the title and registration wording for your plot in the sale and purchase agreement. For residency, Oman’s 10-year Golden Residency needs a single property worth at least OMR 200,000 in an Integrated Tourism Complex, and the highest price in this collection is OMR 152,960, so no Amour Sans Détour villa reaches it on its own. The sponsor-free Owner Visa has no minimum value, and our comparison of Golden Residency and the Owner Visa sets out both routes. The brochure’s own list of reasons to invest mentions a “lifetime residency visa”; that is not one of the routes we have documented, and we would not rely on it.

The comparison shows where the collection fits. Against the Marriott one-bedrooms it is a larger, cheaper-per-foot home without the brand or services. Against ALMAR Residences in Al Mouj, it costs more per square foot than a one-bedroom apartment there, but it is a house with a plot and three bedrooms. Against the standalone villas it is a fraction of the price, in exchange for shared walls and a small plot. The collection suits a buyer who wants a three-bedroom house inside AIDA at the lowest available ticket, who accepts a compact home and a small plot, and who has either a plan to rent it out or a use for it as a holiday home. It suits less well a buyer who wants space, privacy or a view: the view on the list is “community”, the plots are small, and the sea and the golf course belong to other collections. It also suits a buyer who has priced the running costs, which is the point of the service-charge section above. For a buyer who wants the sea or the fairway, the Fairway Villas, the Trump Golf Villas and the Azure Oceanfront Villas by Fendi Casa are the other AIDA options, at several times the price.
The price list is in Omani rials, pegged to the dollar. A dollar buyer carries no exchange-rate risk, but a buyer paying from euros, pounds, zloty, roubles or rupees does, and our guide to the Omani rial peg measures how large that swing has been. Instalments and the reservation token are exposed in the same way. AIDA stands 130 metres above the sea, so storm surge is not the question it is on the seafront. Wind, rain runoff down the slope and the performance of drainage on a hillside are still questions, and our guide to cyclone and flash-flood risk for Oman property buyers lists the documents to ask for: the planning approval, the drainage study, the finished-floor level and the building insurance certificate.
An attached villa of this size is a home you will use together with the community around it, so what AIDA offers outside the front door matters more here than in a large detached house. The brochure sorts the facilities into three groups, and the group a facility belongs to decides whether you can use it as of right.

The point to take from the table is the middle row. The Residence Club is described as the owners’ social anchor, but the Trump club is membership-based, and the earlier claim that membership comes with ownership is not what the brochure’s own club page says. If the golf club is part of why you would buy, ask what it costs and what it allows, because it is the most valuable undocumented item in the offer. The brochure’s map gives these journey times from AIDA, which we read as minutes by car.

The airport figure is one of several that vary between DarGlobal documents, and our main page on AIDA Oman sets out the others. Drive it yourself at the time of day you would travel, particularly if you intend to let the villa to short-stay guests.
Almost every home at AIDA is bought off-plan or early in construction, and the process follows Oman’s off-plan rules. You reserve a unit and pay the token, which the price list gives as OMR 4,000. You then sign a sale and purchase agreement and pay according to its payment schedule, which for this collection we have not seen. Under Oman’s Real Estate Law 79/2025, payments for off-plan homes are meant to be protected by escrow and by a preliminary registration of the sale, and our guide to the law for off-plan buyers explains what is protected, what is not, and where a buyer’s money is still exposed. Three practical steps are worth adding. Ask for the escrow account details before the first payment and check them against the sale and purchase agreement. Ask who certifies that a construction milestone has been met before the next payment falls due. And ask for a long-stop date, after which you can cancel and be refunded if the villa has not been delivered. None of these is unusual, and a developer that has thought about them will answer quickly.
The list is more informative than it looks. The 51 villas on it occupy plot numbers between 153 and 220, which is a range of 68 plots, and 17 of those numbers are absent: 181 to 190, 197 to 202 and 219. Plots 153 to 180 are all present. The missing runs may be villas of another type, villas already sold or villas the developer is not offering at present; the list does not say. For a buyer thinking about resale, the pattern matters in two ways. A mid-row villa is a repeated product: 31 identical houses at one price in one cluster means that a resale buyer will have many near-identical alternatives, so price will be the main way to compete. An end-row villa on a larger plot is scarcer, and the evidence of the list is that the developer already prices it at a premium of 10.6% to 20.6%.
We have no price history or resale record for Amour Sans Détour, which has not been built, and we would not underwrite capital growth. It helps to be clear about what the Amour Sans Détour price does not include. It is not a sea-view or golf-front home: the list shows “community” as the view for all 51 villas. It is not a standalone house, so you share walls. It is not furnished. It does not by itself give access to the Trump golf club. And it is not, so far as the documents show, a home with a published specification or a service-charge schedule. Each of those is a question to put to the developer, and each is a reason that the lowest price in AIDA should be read alongside the longest list of questions.

None of this makes the collection a poor choice. It means that the cheapest home in AIDA is also the one where a buyer has the most to verify before paying, and that the reasonable way to use this page is as a checklist.

The price list gives no date. Earlier DarGlobal material phased AIDA completions between Q1 2027 and Q4 2028, and a June 2024 announcement said Phase 1 was set for completion in 2027. Ask for the date for this cluster and have it written into the agreement.
