The Great Escape is a pair of clifftop apartment buildings inside AIDA, the gated community DarGlobal is building on the Gulf of Oman coast at Yiti, above Muscat. The two buildings — The Great Escape 1 and 2 — face the sea over the AIDA golf course, with a wave-form silhouette created by stepped terraces and glossy white cornices.
Apartments run from 600 sq ft one-bedrooms at OMR 75,000 (approximately $195,000) to three-bedroom homes of up to 1,434 sq ft, handed over finished with fitted kitchens. The headline privilege is unusual: every owner receives membership of the Trump International Golf Club. Completion is scheduled for Q4 2029. This guide sets out sizes, prices, the specification, running costs, location and ownership rules — with the numbers in tables.
| Location | AIDA gated community, Yiti, Gulf of Oman coast, Muscat |
| Developer | DarGlobal (founded 2017) |
| Ownership | Freehold, open to all nationalities |
| Structure | Two buildings — The Great Escape 1 and 2 |
| Height | Up to 10 floors (sources differ between the two buildings) |
| Property type | Apartments, 1–3 bedrooms, unfurnished |
| Size range | 600 – 1,434 sq ft (56 – 133 m²) |
| Price from | OMR 75,000 (approx. $195,000) |
| Currently available | 46 units (primary and resale) |

| Handover | Q4 2029 |
Two product lines carry published prices. Three-bedroom apartments exist in the mix — the size range reaches 1,434 sq ft — but no three-bedroom entry price is currently published.
| Home type | Size from | Price from (OMR) | Approx. USD | Per sq ft |
|---|---|---|---|---|
| 1-bedroom apartment | 600 sq ft (56 m²) | OMR 75,000 | $195,000 | $325 |
| 2-bedroom apartment | 947 sq ft (88 m²) | OMR 151,600 | $394,200 | $416 |
| 3-bedroom apartment | up to 1,434 sq ft (133 m²) | Not published | — | — |
The step from one to two bedrooms is steep and worth understanding before you shortlist. The two-bedroom costs 102% more than the one-bedroom for 58% more space, which pushes its rate from $325 to $416 per square foot. In most schemes the larger unit is cheaper per foot; here it is materially more expensive.
The likely explanation is position rather than product: larger apartments in a wave-form building of this kind occupy the corner and sea-facing positions, and the view is what is being priced. If that is right, the one-bedroom is the value buy and the two-bedroom is the view buy — ask to see the floor plates and confirm which orientations the remaining two-bedrooms actually hold before accepting the premium.
With 46 units across two buildings, and both primary and resale stock in the mix, availability is narrow. Ask explicitly which of the 46 are developer stock and which are resale, because the commercial terms differ.
Every apartment at The Great Escape comes with membership of the Trump International Golf Club at AIDA. This is the project’s signature inclusion and the main reason it prices above the Muscat average.
The golf course sits directly below the buildings on the clifftop, so this is not a membership at a distant club — it is walking distance from the lobby. Residents also receive access to premium hotel services within AIDA, where DarGlobal is delivering a Trump International Hotel alongside the residential phases.
Three things to establish in writing before you rely on this in your numbers. First, what tier of membership is granted and what it covers — green fees, cart, practice facilities, guest rights. Second, how long it runs: some developer-granted memberships are lifetime, some are for a fixed initial period. Third, whether the membership is transferable to a tenant or a buyer on resale, which determines whether it supports your rent or only your own use. A membership that transfers on resale is a genuine asset attached to the title; one that does not is a personal perk.
The Great Escape is one component of AIDA, a gated clifftop community DarGlobal is developing across several branded phases. Understanding the neighbours matters, because they set the tone — and the pricing — of the district you are buying into.
| Component | Type |
|---|---|
| The Great Escape 1 & 2 | Apartments (this project) |
| Trump Cliff Villas | Branded clifftop villas |
| AIDA Trump International Hotel | Hotel |
| AIDA — Azure Oceanfront Villas by Fendi Casa | Branded oceanfront villas |
| Marriott Golf Residences | Branded residences |
| Nickelodeon Hotels & Resorts, AIDA | Family resort |
| Halo Villas | Villas |
| Amour Sans Detour | Residences |
The concentration of hospitality brands is the point. A community anchored by a Trump hotel, a Fendi Casa villa collection, Marriott residences and a Nickelodeon resort is being positioned as a destination rather than a dormitory — which supports short-let demand and resale visibility, and also means construction activity across AIDA will continue well past your own handover.
Our page on DarAida covers the wider community. The Great Escape is the most accessible entry point into it: the villa products sit far above OMR 75,000.
The facade works in light grey with glossy white cornices that read as horizontal bands from a distance. The wave-like silhouette comes from the terraces themselves — each floor steps and curves, so the building’s edge undulates rather than running straight. Glass balustrades keep the terraces visually light, and a metal structure on the roof completes the profile.
Windows are panoramic with light frames, and ceilings start at 2.7 metres — appreciably above the 2.4–2.5 m standard in most regional apartment stock, and the specification detail that does most for how the apartments actually feel. Each building has three passenger lifts and one service lift.
The siting is what the architecture is designed around: the buildings sit on the cliff above the golf course, so the terraces look over fairways to the Gulf of Oman beyond.
Apartments are handed over finished but unfurnished, with the kitchen fully fitted. The published specification is unusually detailed, which is itself a good sign — vague finish schedules are where off-plan disputes begin.
| Room | Specification |
|---|---|
| Hallway, living and dining | Porcelain floor tiles or equivalent; plastered walls with emulsion paint; suspended ceiling with emulsion paint |
| Kitchen | Porcelain floor tiles; painted and porcelain walls; suspended ceiling; stone-effect countertops; lacquered wooden cabinets; built-in refrigerator, dishwasher, stove and hood; stainless-steel sink |
| Bedroom | Porcelain floor tiles; walls and ceiling in emulsion paint; lacquered wooden cabinets |
| Bathroom | Porcelain marble-effect floor and wall tiles; moisture-resistant ceiling paint; stone-effect countertops; lacquered wooden cabinets; sanitary fixtures and accessories; mirror |
The kitchen is the commercially significant line. A built-in refrigerator, dishwasher, stove and hood included at handover removes several thousand dollars of fit-out that most Muscat off-plan apartments leave to the buyer. Combined with fitted wardrobes in the bedrooms, an owner arriving with furniture only can realistically move in.
The service charge is published at OMR 9 per m². Applied to the size range, that produces the following indicative annual figures:
| Apartment | Area | Service charge (OMR) | Approx. USD |
|---|---|---|---|
| 1-bedroom | 600 sq ft (55.7 m²) | ≈ OMR 501 | ≈ $1,303 |
| 2-bedroom | 947 sq ft (88.0 m²) | ≈ OMR 792 | ≈ $2,059 |
| Largest apartment | 1,434 sq ft (133.2 m²) | ≈ OMR 1,199 | ≈ $3,117 |
On the one-bedroom that is roughly 0.67% of the purchase price per year — competitive by Gulf standards, where 1–2% is common, though above the exceptional positions at The Sustainable City Yiti (five years free) and Hay Al Wafa (OMR 300–500 flat).
Two caveats. The published rate does not state whether it is per year — confirm the period in writing, since the figures above assume annual. And establish whether the Trump golf membership carries any separate annual dues on top, because a “free” membership with recurring fees changes the running-cost picture entirely.
Oman levies no annual property tax and no personal income tax on rental income, so beyond the service charge and utilities the holding cost is minimal. Transaction costs are set out in our property tax in Oman guide.
AIDA sits on the cliffs at Yiti, on the Gulf of Oman coast east of Muscat. This is a resort setting, not a commuter one — the trade is seclusion and views against distance from the city and the airport.
| Destination | By car |
|---|---|
| AIDA Trump Golf Resort Muscat | 5 min |
| Yiti Shopping Center | 14 min |
| Yiti Health Center | 15 min |
| Yitti Beach | 20 min |
| Wadi Lake | 20 min |
| Bandar Al Khairan Observation Deck | 20 min |
| Al-Mumyan Cave | 23 min |
| Shangri-La Hike trail | 23 min |
| SPAR Muscat Bay Supermarket | 25 min |
| Shangri-La Marina | 25 min |
| Muscat International Airport | 55 min |
The airport figure needs flagging. The current listing puts Muscat International Airport at 55 minutes; the developer’s own presentation says about 30 minutes and describes the community as 20 minutes from central Muscat. The two are not reconcilable, and the difference is material if you fly often or plan to short-let. The listing also puts Yitti Beach at 20 minutes where the presentation says 10. Drive the route yourself, or get the developer to confirm in writing, before you rely on either set.
Note also what is not nearby: the closest supermarket of any scale is 25 minutes away, and the nearest health centre 15. AIDA is designed to be self-contained through its hotels and resort facilities rather than through a neighbourhood high street.
| Category | Provision |
|---|---|
| Pools | Infinity pool with sea and golf views; separate children’s pool |
| Fitness | Modern gym; fitness and wellness centres within AIDA |
| Outdoors | Running tracks, promenades, mountain-bike routes |
| Golf | Trump International Golf Club membership included |
| Family | Children’s playground and children’s pool |
| Views | Observation deck |
| Dining and nightlife | Cafés and restaurants on site; The Cliff nightclub within AIDA |
| Security | Gated community with 24-hour security |
The children’s pool and playground alongside a nightclub and a golf club is an unusual combination, and it tells you the buyer profile AIDA is aiming at: families who want a resort, and second-home owners who want a scene. Whether those coexist comfortably is worth judging on a site visit.
DarGlobal is a developer founded in 2017, specialising in luxury residential and investment property, with a portfolio across the UAE, Saudi Arabia, Oman, Qatar, Spain and the United Kingdom, and offices in major international business hubs.
Its distinguishing strategy is branded partnership. DarGlobal has developed projects with Versace, Missoni, Pagani, Automobili Lamborghini, ELIE SAAB, Aston Martin and The Trump Organization — an unusually deep roster, and the mechanism by which AIDA gets its Trump golf club, Trump hotel and Fendi Casa villas.
Two observations for a buyer. The brand partnerships are real and they do support resale visibility, particularly to international buyers who recognise the names before they recognise Yiti. But DarGlobal is a 2017 company delivering across many markets simultaneously, and The Great Escape completes in Q4 2029 — a long horizon. Verify the escrow arrangement, the contracting entity and the delay-penalty clause with the same rigour you would apply to any developer, brand names notwithstanding.
The Great Escape prices at the premium end of everything we cover in Oman. Seeing that plainly is the honest way to assess whether the golf membership and the AIDA address justify it for you.
| Project and unit | Size from | Price from | Per sq ft |
|---|---|---|---|
| The Great Escape — 2-bed | 947 sq ft | $394,200 | $416 |
| TSCY — 1-bed | 629 sq ft | $217,800 | $346 |
| The Great Escape — 1-bed | 600 sq ft | $195,000 | $325 |
| TSCY — 2-bed | 1,206 sq ft | $332,700 | $276 |
| Al Ahlam District — villa | 4,216 sq ft | $499,100 | $118 |
| Hay Al Wafa — apartment | 1,700 sq ft | $170,600 | $100 |
A two-bedroom here costs four times as much per square foot as an apartment at Hay Al Wafa in Sultan Haitham City. That is not an argument against it — it is the price of a clifftop sea view, a gated resort address, a golf membership and a branded neighbourhood, none of which Sultan Haitham City offers. But it should be a conscious purchase of those things, not an accident of not having compared.
The direct neighbour is The Sustainable City Yiti, a few kilometres up the same coast — and the two could hardly be more different in intent.
| The Great Escape | TSCY | |
|---|---|---|
| Proposition | Branded golf resort, gated | Net-zero eco-community |
| Entry price | $195,000 (1-bed) | $182,000 (studio) |
| Service charge | OMR 9 per m² | Free for 5 years |
| Payment plan | Not published | 30% before handover |
| Handover | Q4 2029 | Q1 2027 |
| Signature inclusion | Trump golf membership | Renewable energy, zero charges |
Read across, TSCY wins on cost of ownership and timing; The Great Escape wins on address, views and brand. Elsewhere on the coast, Muscat Bay and Zen Residences offer a comparable resort setting, while The St. Regis Residences and The Residences at Mandarin Oriental are the closest branded comparables closer to the city.
| Buyer profile | Fit | Watch-out |
|---|---|---|
| Golfer or second-home buyer | Strong — club membership included, course below the building | Confirm the membership tier, duration and transferability |
| Buyer wanting a branded, gated address | Strong — Trump, Fendi Casa, Marriott and Nickelodeon within AIDA | Construction across AIDA continues past your handover |
| Short-let / holiday-rental operator | Good — resort setting, hotels and nightlife on site | Airport distance is disputed; verify it before modelling |
| Value-per-square-foot buyer | Weak — $325–$416/sq ft is the top of our Oman range | Sultan Haitham City runs $100–$194/sq ft |
| Buyer needing residency at the higher tier | Weak at entry level — see the section below | A 1-bed at ~$195,000 falls well short of $650,000 |
| Buyer who needs certainty on terms now | Weak — no payment plan published, 2029 handover | Projects with published plans are easier to underwrite |
Apartments at The Great Escape are sold freehold and are open to buyers of all nationalities, with title registered in the buyer’s name. Our guide to freehold property in Oman explains how the designated zones work and what registration involves.
On residency, be careful with how this project is sometimes presented. The developer’s own material states that villa owners in AIDA may apply for Omani residency after handover, and that an investment from USD 650,000 secures a five-year permit. Both parts matter. The claim is framed around villas, and $650,000 is far above the apartment entry price here — a one-bedroom at roughly $195,000 does not approach that threshold, and neither does a two-bedroom at $394,200.
That does not mean an apartment purchase confers nothing; Oman operates more than one property-linked route, at different investment levels. It means you should not assume the headline five-year permit applies to an entry-level apartment. Read Golden Residency versus the Owner Visa for which route applies at which level, and get the developer’s residency claim confirmed in writing against the specific unit you are buying.
Muscat’s case rests on freehold title in designated zones, no property or personal income tax, and a security record placing Oman among the safest countries in the world on international crime indices. The rial’s long-standing peg to the US dollar removes the currency risk that shapes other regional markets. Government context on the property framework comes from the Ministry of Housing and Urban Planning, with national policy set by Oman Vision 2040 and investment policy by Invest Oman.
Within that market, The Great Escape is a deliberately premium product. You are paying for a clifftop position, a gated resort community, a golf membership and a set of hospitality brands — and comparable branded, sea-facing product in Dubai or Doha typically costs considerably more per foot than $325–$416. For a wider view see the best areas to invest in Oman and our assessment of whether now is a good time to buy.
The rental logic here is holiday-let rather than long-term tenancy. A gated golf resort with hotels, restaurants, a nightclub and a beach twenty minutes away serves visitors and second-home users, not commuters — the nearest large supermarket is 25 minutes and the airport is disputed at 30 to 55. Model this as short-let with seasonal occupancy, and factor in management fees, which materially change net yield. Our Oman rental yields guide sets the Muscat-wide context.
On exit, three specifics. The Q4 2029 handover is the longest runway of any project we cover, so pre-completion assignment is the realistic exit for most buyers — confirm the policy and fee before reserving. The brand association genuinely helps resale marketing to international buyers. And the golf membership is potentially your strongest resale asset if it transfers with the title, which is precisely why you should establish that now rather than in 2029.
No published payment plan. Unusually for a project at this stage, payment terms are not published. This is the single largest gap in the available information; get the full schedule in writing before you commit to anything.
Contradictory drive times. The airport is given as 55 minutes in the listing and about 30 in the developer’s presentation; the beach as 20 minutes versus 10. Verify both yourself.
Long horizon. Q4 2029 is more than three years out. Read the delay clause and understand the remedy if it slips.
Residency assumptions. The $650,000 five-year permit referenced in developer material relates to AIDA villa owners. Do not assume it attaches to an entry-level apartment.
Membership terms unknown. Tier, duration, transferability and any annual dues on the golf membership are all unspecified in the material we hold, yet the membership is central to the pricing.
Building height discrepancy. The listing says ten floors; the developer’s presentation describes The Great Escape 2 as nine storeys. Confirm which building and which floor your unit sits on.
Thin everyday infrastructure. No supermarket within 25 minutes and no school listed nearby. This is a resort address, and it will not suit a family needing daily-life infrastructure on the doorstep.
Prices here are quoted in Omani rials rather than dollars, and the rial has been pegged to the US dollar for decades — so a dollar-based buyer carries effectively no currency risk. Buyers paying from sterling, euro, złoty or another currency do carry that exposure across whatever payment schedule is agreed.
Payments should go to the project’s escrow account, never a general company account. Verify the escrow details independently before the first transfer and keep the SWIFT confirmations — they form part of your evidence of payment at registration. Rate and banking information is published by the Central Bank of Oman.

Does buying here qualify for Oman residency?
The developer’s $650,000 five-year permit reference relates to AIDA villa owners, and entry-level apartments here fall well below that figure. See our Golden Residency and Owner Visa guide and take advice on your specific unit.
