Description

Olea Grand Gecitkale is the name this site uses for Olea Residence, a complex of 650 units that Noyanlar Group lists in Geçitkale, in Famagusta district, Northern Cyprus. The developer’s pages call the scheme Olea Residence and Olea Cyprus Residence, and portals add The Olea Residence. This guide sets out what the developer publishes about Olea Grand Gecitkale, what agents and portals have quoted, where the pages contradict each other and what a buyer can check. Legal points are stated as of 25 October 2026.

Olea Grand Gecitkale residential complex in Gecitkale, Northern Cyprus

Overview of Olea Grand Gecitkale

The developer’s page at noyanlar.com gives the location as “Geçitkale Gazimağusa”, a total of 650 units and the types 1+1, 2+1, 3+1 and penthouse. Its status field reads “Ön Satışta” (pre-sale) and the project is filed in the ongoing category of the group’s project lists. The amenities listed are a swimming pool, children’s play areas, multiple play areas, beach service, a cycling path, green areas, a secured (gated) complex, a café, a bar and commercial shops.

The same page publishes no price, no real floor area and no title-deed category, and its delivery field is hidden from visitors. The page source holds the year 2027 in that field, but because visitors cannot see it, it is not relied on here. Three floor-plan blocks print 210 m2 net and 285 m2 gross, placeholder values that other Noyanlar pages repeat, so no area taken from them is used anywhere in this guide.

The text published on this site before October 2026 gave 652 houses in 24 blocks plus 12 shops, a first phase due in August 2025 and a three-step payment plan. None of that appears on the developer’s page, so it is not repeated as fact. The listing card previously showed “from GBP 62,000”. No source found in the October 2026 check matches that figure, and the card now shows the dated agency ask of GBP 76,000 explained in section 3.

The name needs a note: no developer page found uses Olea Grand. The match with Olea Residence rests on the village, the unit types and a total of about 650 homes, which the data review rated high confidence and the developer has not confirmed.

Unit types and sizes: what is published and what is not

The developer names four unit types and prints no size for any of them. The table sets out each item, where it appears and how this guide treats it.

Item What is published Where Handling in this guide
Unit types 1+1, 2+1, 3+1, penthouse Noyanlar project page Used as published; no split or count per type
Total 650 units Noyanlar project page Used; the earlier text on this site said 652 houses plus 12 shops
Blocks and shops Not stated; “commercial shops” appears only as an amenity Noyanlar project page The earlier 24 blocks and 12 shops are not confirmed by any developer page
Named models Daphne, Jasmine, Lavender, Rosemary Olea project site (footer copyright 2023) Reported; not tied to unit types or sizes
Floor-plan tabs 1+1 (Tip-1, Tip-2) and 2+1 (Tip-1); none for 3+1 or penthouse Noyanlar project page Names only
Plan areas 210 m2 net and 285 m2 gross on all three plan blocks Noyanlar project page (hidden text) Placeholder; never used
Bedroom labels “2 bedrooms” on both 1+1 plans and on the 2+1 plan Noyanlar project page Contradicts the 1+1 type name; not used
Sizes in agency ads 1+1 60 m2 (Daphne block); 2+1 80 m2 (two ads); a 2023 ad prints 58 m2 for its 2+1/penthouse line 101evler ads dated 2023 and 2026 Quoted with source and date in section 3
Sizes on portals Minimum area 78 m2; 3-bedroom penthouse 150 m2 worldestate.homes and cypria.homes (undated) Reported as unverified portal figures
Photographs Eight exterior and eight interior images Noyanlar project page Not described
Olea Grand Gecitkale residential complex in Gecitkale, Northern Cyprus (view 2)

Two points in the table need explaining. First, the bedroom labels: the developer’s floor-plan buttons show “2 bedrooms, 1 living room, roof terrace” under a plan called 1+1, and the plan image files are shared with the pages of Angel Towers, Ocean Life and Sea Pearl, according to the data review of 18 October 2026. At most one of those pages can show its own plans, so the plan section tells a buyer nothing about this complex.

Second, the portal minimum of 78 m2 is larger than the 60 m2 1+1 in the January 2026 agency ad, so a portal’s “minimum area” cannot be read as the size of the smallest unit. A 2+1 of 80 m2 sits close to the 78 m2 portal figure, and the 150 m2 for a three-bedroom penthouse is a single unverified number.

With no sizes, comparing homes in the scheme is not possible from the developer’s pages. The checklist below lists what a buyer can request in writing for the specific unit before any deposit is paid.

  • Net (internal) and gross (including walls, balconies and terraces) area of the exact unit, with the closed area stated separately, because the VAT schedule distinguishes housing up to 300 m2 of closed area from larger housing
  • The unit number, block, floor and model name, with a floor plan showing dimensions for that unit (none is published for 3+1 or penthouse)
  • The count of units by type and by block, and whether the 650 includes the commercial shops
  • Parking, storage and terrace allocations, and whether they are part of the same title
  • The list of fittings, furniture and white goods included in the price
  • The phase and block the unit belongs to, and whether it falls under Olea Residence or one of the other Olea entries on the project site

Prices quoted in the market for Olea Grand Gecitkale

Noyanlar publishes no price for the scheme; its project page has no price field and no payment-plan section. Every figure below is therefore an asking price seen on 101evler and on two aggregator sites, on the dates shown, and none is a developer price. The 101evler ad pages sit behind a Cloudflare check that returned HTTP 403 to a scripted request on 25 October 2026, so the ads were not re-read for this guide and are cited by ad number from the research notes of 18 and 19 October 2026.

Olea Grand Gecitkale: source and ad Date shown Unit and size Price as printed Type
101evler ad 500554, agency 20 Jan 2026 1+1, Daphne block, 60 m2 GBP 76,000 (fixed) Agency ad; project named in the ad, off-plan
101evler ad 568690, agency 15 Sep 2026 2+1, 80 m2 GBP 95,000 (fixed) Agency ad; “installment options”
101evler ad 577280, agency 14 Oct 2026 2+1 furnished, 80 m2 GBP 99,000 (fixed) Agency ad; “ready, all expenses paid”; project named only in the body, medium-confidence match
101evler ad 293474, agency 6 May 2023 2+1 and penthouse; size field 58 m2 GBP 88,000 (2+1) and GBP 156,000 (penthouse), both “from” Launch-time ad, now 3.5 years old
worldestate.homes, aggregator Undated Not stated; “minimum area 78 m2” EUR 140,500 “starting price” Aggregator “from”; stale or template; its summary line places the complex in Yeni-Boğaziçi while its own text says Geçitkale
cypria.homes, aggregator Undated 2-bedroom penthouse 78 m2; 3-bedroom penthouse 150 m2 USD 159,545 and USD 185,072 “from” Aggregator “from”; the same USD 159,545 was found on a page for a different Noyanlar project (Royal Sun Elite) during the price research, so it looks like a template number

Only the agency ads carry sizes, so only they allow a price per square metre. The figures below are calculated from the advertised figures and say nothing about the developer’s own price list.

Price per m2 Arithmetic (calculated from the advertised figures) Result
1+1, ad 500554, 20 Jan 2026 GBP 76,000 / 60 m2 GBP 1,266.67 per m2
2+1, ad 568690, 15 Sep 2026 GBP 95,000 / 80 m2 GBP 1,187.50 per m2
2+1 furnished, ad 577280, 14 Oct 2026 GBP 99,000 / 80 m2 GBP 1,237.50 per m2
Furnished 2+1 against unfurnished 2+1 GBP 99,000 – GBP 95,000 = GBP 4,000; 4,000 / 95,000 GBP 4,000, or 4.2% higher
Olea Grand Gecitkale residential complex in Gecitkale, Northern Cyprus (view 3)

Several cautions apply. The three 2026 ads come from two agencies, the sellers are not identified as developer or owner, and the October ad is only a medium-confidence match because the project is named in its body text rather than its title. A price per square metre built from three asks of different ages, floors and conditions is not a price index, and this guide does not average them or give a “from” figure of its own.

The aggregator numbers are the weakest. The euro page and the dollar page print different currencies, no date, and delivery or area values that do not match the developer’s page: the dollar page shows a 2025 readiness, the euro page a 2025 delivery date and a 78 m2 minimum. The 2023 launch ad is useful only as a record that a 2+1 was advertised from GBP 88,000 and a penthouse from GBP 156,000 at the time.

The earlier text of this site and the dollar-denominated portal page both print a 30% deposit, 40% before delivery and 30% in the 12 months after handover. The developer’s page publishes no plan, so the schedule is unverified and is not offered as a term of the project.

Asks should also be checked for what they include: whether VAT is in the price, who pays the Land Registry fee, and whether the amount is a contract price in sterling that will be converted at a stated rate. The VAT and fee rates are in section 6.

Location of Olea Grand Gecitkale: Geçitkale in Famagusta district

Geçitkale, called Lefkoniko in Greek, is a town on the Mesaoria plain in Famagusta (Gazimağusa) district, according to Wikipedia. The developer’s project page gives the location as “Geçitkale Gazimağusa” and its project site adds “Geçitkale Merkez”, the town centre. No street, parcel or block plan is published.

The two embedded map pins are the nearest thing to an address: the noyanlar.com pin centres on 35.26052 N, 33.73800 E and the oleacyprus.com pin on 35.26036 N, 33.74417 E. They lie 0.56 km apart and 0.5 km and 1.1 km east of the OpenStreetMap town point, so both fall at the eastern edge of the built-up area. A map view centre is not a surveyed parcel, and the distances below use the first pin.

The 2011 census, the latest published, counts 6,250 residents in the Geçitkale sub-district: 2,380 in the Geçitkale municipality (1,253 in the town ward itself), 2,411 in the Serdarlı municipality and 1,459 in Tatlısu, which sum to 6,250.

Law 15/2022 on municipal mergers has since created the Geçitkale-Serdarlı Municipality with 16 villages, named in the law, and Tatlısu remains a separate municipality. Temporary Article 8 of that law, added in 2023, says merged municipalities also issue building permits for the settlements attached to them, so the Geçitkale-Serdarlı municipality is the body that would hold permit files for a plot in the town. Population has not been counted since 2011.

The town has everyday services. The Statistical Yearbook 2024 lists a Geçitkale health centre with 19 staff in 2024 (21 in 2023, 14 in 2020), among them one general practitioner and eight nurses, and two pharmacies in Geçitkale.

OpenStreetMap maps the health centre, the municipality building, a primary school and a supermarket within 0.5 to 0.7 km of the pin, and a fire station about 3 km away. The developer’s project site adds a 24-hour police station, a fire centre and a district governor’s office; those are its statements. There is no hospital in the town. The nearest state in-patient hospital is the Gazimağusa State Hospital, and the Ministry of Health’s list names six state hospitals in the TRNC.

The distances were computed on 25 October 2026. The areas around have their own pages on this site, for example Famagusta and İskele. Straight-line figures use the haversine formula; road figures come from the public OSRM router on OpenStreetMap data, ignore traffic and border queues, and are indicative. The developer’s own travel times do not match them, and the developer’s two sites do not match each other.

Whether the developer’s times are measured from the plot rather than from the town, or assume different roads or speeds, is not stated. Read as indicative OSRM figures, a drive from the pin to the Long Beach roundabout takes about 19 minutes and to Famagusta about half an hour, nearly twice the 10 minutes the project site gives for Gazimağusa.

A military airfield lies close by. OpenStreetMap maps Geçitkale Air Base (ICAO code LCGK) with a 09/27 runway, a tower and hangars, about 3 km to the south-west of the pin. Wikipedia describes it as a Turkish Air Force airfield, used for civilian flights while Ercan was rebuilt in 2002 to 2004 and, since December 2019, for unmanned aerial vehicle operations.

The regulation on restrictions bars foreigners from acquiring property in military prohibited zones and military security zones, so the plot should be checked against the zone maps, as section 7 lists.

The setting is a small inland town rather than a resort coast. Cittaslow certified Geçitkale in 2018; its dossier cites olive growing, a municipal water treatment plant and the Mersinlik picnic area, and an EMU news item records the 2016 protocol that prepared the application.

The Archangelos Michael church, restored with EU funds in 2016 and 2017, and İncirli Cave in the village of Çınarlı are the sights the project site names. The Yearbook has no station at Geçitkale; its Ercan station, 24.5 km west of the pin, recorded 378.6 mm of rain in 2024 and Gazimağusa 364.6 mm.

Finally, Lefkoniko had both Greek Cypriot and Turkish Cypriot residents before 1974, and Greek Cypriots were displaced that year, according to Wikipedia. That is area history, not a statement about any parcel. Title status depends on the deed of the specific plot, as section 7 explains.

A 650-home inland complex: phases, blocks, status and amenities

At 650 units the scheme is large for an inland town, and the developer’s pages do not say how it is built out. Four questions follow: what the total counts, what phases and models mean on the developer’s own project site, what “ongoing” and “ready” mean for a buyer, and what the amenity list leaves open.

The developer’s page gives 650. The earlier text on this site gave 652 houses in 24 blocks and 12 shops. The amenity list includes commercial shops but no count, so it is unknown whether the 650 includes them. If 24 blocks were right, 650 units would average 27 per block (650 / 24 = 27.08), but no block count is published, so that average is an illustration rather than a finding.

The developer also runs a separate project site, oleacyprus.com, whose footer carries a 2023 copyright and the address “Geçitkale Merkez”. Its Olea Residence page lists four models for Olea Residence: Daphne, Jasmine, Lavender and Rosemary. As separate entries it lists Olea Homes, titled Olea Village on its own page, and two “Olea Coming Soon” entries, and the Olea Village page names Olea Residence 2 and Olea Residence 3 in its footer.

An agency ad calls its 1+1 a “Daphne block”. These names show that Olea is a brand with several parts, and that a unit has to be tied to a model, a block and a phase in the contract. None of the sources says which unit types sit in which model, or whether Olea Homes is counted in the 650.

Noyanlar files the project in its ongoing category and prints the status “Ön Satışta” (pre-sale). The group’s pages are inconsistent on status. The data review of 18 October 2026 found the pre-sale wording on all 22 Noyanlar project pages it read, including projects whose hidden delivery years are in the past, and found projects with 2027 and 2028 years on the ready-to-move-in list.

For this project, a 14 October 2026 agency ad describes a furnished 2+1 as ready, while the developer’s page and its hidden 2027 year point to a site still under construction. Both can be true if the unit sits in a block already finished. Public data cannot settle it, and this guide does not choose.

For a buyer the difference is documentary. A finished block should have a certificate of final approval (nihai tasvip) from the municipality, a condominium title for each unit and working utilities; the fact pack notes that until the taxes and fees on a transfer are paid, the authorities may not connect water or electricity.

An unfinished block has none of these yet, and the buyer relies on the sale contract, the stage payments and the developer’s capacity to finish. Where an ad or a developer gives a handover date on or before 31 December 2026, the handover status should be confirmed in writing.

Two of the three 2026 ads are by the same agency, and one mentions installment options. The ads do not say whether the seller is the developer’s sales channel or a private owner reselling a contract. That matters because the one-month rule in the decree runs from the stamped contract, because the contract may already be registered, and because a transfer of a contract between owners depends on the developer’s consent and the contract wording. The sources read give no standard procedure or fee for it.

The amenity list is short and carries no quantities. The table reads each item against what a contract should state.

Amenity as listed by the developer What the list says What stays open
Swimming pool One item, singular Number, size, indoor or outdoor, heating, which blocks share it, opening season
Children’s play areas; multiple play areas Two separate items Number and location, whether inside the gated area, who maintains and inspects them
Beach service One item The Long Beach roundabout is 14.9 km from the pin in a straight line. Whether the service is a shuttle, club access or a pass, who runs it, its timetable and cost, and whether it is in the service charge are unstated. Aggregators mention a daily shuttle; the developer page does not
Cycling path One item Route, length, and whether it lies inside the complex or on public roads
Green areas One item Area, maintenance, and the source of irrigation water
Secured (gated) complex One item Guarding hours, cameras, access control and who pays
Café; bar Two items Operator, whether they are commercial units sold separately, opening hours and noise rules
Commercial shops One item, no count Number (the earlier text said 12), whether they are sold or leased, VAT treatment and permitted use
Gym, supermarket, pharmacy, restaurant Not in the developer list; named on two aggregator pages Treated as unconfirmed and not counted as part of the project

No service charge, sinking fund or management company is named anywhere. In a complex of 650 homes with pools, a gated perimeter and landscaping, running costs are a contract term, and the fact packs found no official tariff for them. A buyer can ask for the management company’s budget, the charge per square metre and the rule for shortfalls.

The setting is inland. The town’s own services lie 0.5 to 0.7 km from the pin and the coast is 15 km or more away, so the scheme is marketed on beach service and on travel times rather than on sea views. Set beside the Long Beach schemes in section 8, it differs in setting as well as price.

The checklist below applies to any unit in the scheme, whichever phase it belongs to.

  1. Ask the seller to state in writing whether the unit is sold by the developer or resold by an owner, and for the sale contract with its stamp.
  2. Obtain the unit’s number, block, model, phase and floor, and match them to the building permit and the plan filed with the municipality.
  3. Ask for the certificate of final approval for the block, or the construction timetable and stage payments if the block is unfinished.
  4. Check at the Land Registry whether condominium title or easement exists for the unit (Law 35/2010) and whether a mortgage is registered on the land.
  5. Ask how the developer applies the 80% foreign-sales cap to the 650 units, and how many units have been sold to foreign buyers.
  6. Request the management company’s name, the service-charge budget and the list of what the charge covers, including the beach service.
  7. Ask for the utility position: water source, electricity connection and the sewerage arrangement for the block.
  8. Ask which handover date applies to the unit, what happens if it is missed, and whether payments are linked to works completed.
  9. Confirm the plot is outside military zones and obtain the parcel number for an independent Land Registry search.

Buying property in Northern Cyprus in brief: the order of steps for a Geçitkale unit

The steps below follow the order in which a Geçitkale purchase would run, as of 25 October 2026. The acquisition limits come from Decree-Law 89/2026 (Resmi Gazete 147, 7 August 2026), a Council of Ministers decree that re-issues Decree-Law 63/2026 (Resmi Gazete 87, 11 May 2026). Its 90-day validity ends about 5 November 2026 unless Parliament enacts it. The consolidated Law 52/2008 on the legislation portal still shows the stricter text amended in 2024, so sources differ depending on which version they quote.

Step Who Deadline or typical time Source
1. Identify the parcel and building; obtain a Land Registry research document Buyer or lawyer, Gazimağusa Land Registry office Before any payment; transactions are handled at the district office Land Registry announcement, 15 Jul 2025
2. Check unit eligibility: condominium title or easement, military zones, caps Lawyer Before the permit application Law 52/2008, restrictions regulation
3. Sign the sale contract and pay stamp duty (0.5% of the stated sum) Buyer and seller; Tax Department At signing; foreign-currency amounts are converted at the official rate on the stamping date Stamp Duty Law
4. Register the stamped contract and file the purchase-permit application Buyer, Land Registry and Interior Ministry Within 1 month, or the contract is void Resmi Gazete 147, document list
5. Wait for the Council of Ministers permit, published in the Resmi Gazete Council of Ministers No official processing time exists in the laws read Law 52/2008
6. Pay transfer fees, then sign the title transfer Buyer and seller Fees within 75 working days (decree) against 60 in the 2024 text; transfer within 1 year of the permit (decree) against 6 months Resmi Gazete 147
7. Connect water and electricity Owner Only after the taxes and fees on the transfer are paid Resmi Gazete 147

The limits that apply to a buyer of a home in the scheme are these. The decree allows a foreign buyer up to 3 apartments, or 6 for nationals of states that recognise the TRNC, and the consolidated 2024 text says 1.

The decree further limits foreign sales in zoned housing projects to 80%. Applied to the developer’s 650 units, the cap is 520 (650 x 0.80), leaving at least 130 units outside foreign sales; whether and how the cap is monitored in a phased scheme is a question for the lawyer. Foreigners may not hold more than 7% of a district or 3% of the country.

The Land Registry fee schedule in Resmi Gazete 197 of 7 October 2026 charges foreign buyers 4% on a first property, 5.5% on a second and 6% on a third, and is valid only to 5 January 2027 inclusive.

Housing up to 300 m2 of closed area carries 5% VAT under the VAT regulation of 7 October 2026; whether VAT applies to a resale is not settled by that text. A mortgage registration costs 1% of the debt. Agency pages quote other transfer-fee percentages (6%, 9% or 12%); only the official schedule is used here.

The table applies those rates to the GBP 95,000 ask for the 80 m2 2+1. It is arithmetic on an advertised figure, not a quotation, and the base for each charge must be confirmed.

Charge on the GBP 95,000 ask Rate and basis Arithmetic Result if applicable
Stamp duty on the sale contract 0.5% of the stated sum 95,000 x 0.005 GBP 475 equivalent

The article on cost of buying, building and renting in North Cyprus itemises the cost lines and the one on how to buy property in North Cyprus gives the step-by-step route.

Mortgages are possible for foreigners under Law 52/2008, but the sources conflict on bank policy and no official statement was found. The lira lost value quickly: the republic’s consumer price index rose 35.02% in the year to September 2026, so the currency of the contract matters. Residence rules are separate; the Residence and Visa Regulation sets out the property-based permits, and the article on citizenship and immigration in Northern Cyprus describes the routes.

Risks, title and due diligence

The risks are those of any off-plan or recently completed purchase in the north, plus three that this project sharpens. The first is the size of the information gap: no price, no area, no delivery date and no title category are published, so every material term has to come from documents. The second is status: an ongoing project in which one ad says ready needs a block-by-block answer. The third is the military airfield, which makes a zone check more than a formality.

The general risks are documented by official bodies. The UK government guidance on buying property in Cyprus warns of ownership disputes, building without correct permits, payment plans left out of contracts, difficulty obtaining completion certificates and title deeds, developer mortgages on the land and lawyers acting for both vendor and builder.

The European Court of Human Rights treats pre-1974 owners as continuing legal owners in its Demopoulos decision of 1 March 2010, the Court of Justice has held in the Orams judgment that Republic of Cyprus judgments can be enforced elsewhere in the EU, and the European Commission states that EU legislation is suspended there.

Nothing in the TRNC purchase or residence law confers EU rights or citizenship.

On construction quality, the chamber of engineers’ president stated in 2023 that project approval checks earthquake-regulation compliance and that municipalities issue permits, as reported by Yenidüzen. The permit and its supervision records are therefore documents a buyer can ask for. The table below sets out the documents, the offices that issue them and the reasons they matter.

How Olea Grand Gecitkale compares with the other Noyanlar projects on this site

Sixteen other Noyanlar projects appear below beside Olea Residence: fourteen new listings and two older ones (Sea Breeze and Milagro).

Status, area, unit types and unit counts are the developer’s pages as read on 18 October 2026; the full Northern Cyprus listings are on the Northern Cyprus country page. The developer publishes no price for any of them; the last column shows the lowest agency or portal figure found in the research of 18 and 19 October 2026, with the unit it refers to. Those figures are asks of different ages and sellers and are not comparable like for like.

Compared with the others, the scheme is the fourth largest in the table by published unit count: only Royalsun Elite (1,120), Royal Sun (959) and Riverside Life (820) are larger, and Sea Pearl publishes no total. It is the only one of the group listed here in Geçitkale, and the only one whose project page has no payment-plan section; the other 21 pages carry a hidden, identical panel that the data review treated as a template.

On price, the 1+1 ask of GBP 1,266.67 per m2 can be set beside the Royalsun Elite 1+1 asks of GBP 62,000 to GBP 75,000 for 65 m2, which work out at GBP 953.85 to GBP 1,153.85 per m2 (62,000 / 65 and 75,000 / 65). The comparison is calculated from advertised figures of different ages, sellers and settings, and it implies nothing about value. The Long Beach schemes stand on the İskele waterfront; this one stands inland, about 15 km from it.

Noyanlar Group

This section repeats what the group’s own pages say, as read on 25 October 2026, and none of it is verified independently. The About page says the group began with the Arken architecture and engineering firm founded in 1973, became a family business in 1991, took the name Noyanlar İnşaat Ltd. in 1994, began site projects around Mağusa and İskele from 1999, gathered its activities under the Noyanlar Group of Companies name in 2008 and set up two development companies in 2011.

The Olea project site states that the scheme is carried out by Noyanlar İnşaat. The services page lists group companies in holiday homes, a hospital (Long Beach Medical Center), a hotel (Sea Life), a café and pâtisserie, a fitness centre, a restaurant and bar, and an investment arm. It offers project development, construction management, design and maintenance services.

The About page also prints headline totals of 54 years, 25 completed projects and 11,000 delivered homes. These are marketing figures and are not repeated as findings; the group’s completed-projects page listed 15 projects when reviewed on 18 October 2026, and Olea Residence is not among them. A buyer who relies on track record can ask for the final-approval certificate and title evidence for the specific block, not for the group as a whole.

Frequently asked questions

What is Olea Grand Gecitkale?

Olea Grand Gecitkale is the name this site uses for Olea Residence, a 650-unit complex that Noyanlar Group lists in Geçitkale, Famagusta district. The developer names four unit types, 1+1, 2+1, 3+1 and penthouse, and ten amenities, including a swimming pool, beach service and commercial shops. It publishes no price, no real floor area and no title-deed category, and its delivery year is hidden from visitors. The developer’s own pages use the names Olea Residence and Olea Cyprus Residence.

Is the Olea Grand name used by the developer?

No developer page found uses Olea Grand. Noyanlar’s pages say Olea Residence and Olea Cyprus Residence, and portals say The Olea Residence. The match with the listing on this site rests on the village, the unit types and a total close to 650 homes (the earlier site text said 652 houses plus 12 shops). The data review rated the match high confidence, but the developer has not confirmed it, so a buyer should ask which contract names apply.

How much does a home in Olea Grand Gecitkale cost?

The developer publishes no price. Agency ads seen on 101evler asked GBP 76,000 for a 60 m2 1+1 on 20 January 2026, GBP 95,000 for an 80 m2 2+1 on 15 September 2026 and GBP 99,000 for a furnished 80 m2 2+1 on 14 October 2026. Those work out at GBP 1,266.67, GBP 1,187.50 and GBP 1,237.50 per m2. They are asking prices from agencies, not developer prices. Portals print older or template figures of EUR 140,500 and USD 159,545.

Is Olea Grand Gecitkale finished or still under construction?

The sources conflict. Noyanlar files the project as ongoing and prints the status pre-sale, and its page source holds a delivery year of 2027 that visitors cannot see. An agency ad of 14 October 2026 describes a furnished 2+1 as ready, and two portals print 2025. Public data cannot settle which blocks, if any, are complete. A buyer can ask for the certificate of final approval for the specific block and confirm the handover status in writing.

Where exactly is the complex?

The developer gives “Geçitkale Gazimağusa” and, on its project site, “Geçitkale Merkez”. Two embedded map pins, 0.56 km apart, sit at the eastern edge of the town, about 0.5 to 1.1 km from the OpenStreetMap town point. No parcel number is published. The coast is far away: the Long Beach roundabout is 14.9 km in a straight line and about 19 minutes by road on OSRM estimates. The parcel number is what settles the position.

How many homes are there and how big are they?

The developer states 650 units and no sizes. The earlier text on this site said 652 houses in 24 blocks plus 12 shops. The floor-plan areas of 210 m2 and 285 m2 on the developer’s page are placeholders shared with other projects and are not used. Agency ads print 60 m2 for a 1+1 and 80 m2 for a 2+1, and a portal prints a 78 m2 minimum that does not match the 60 m2 ad. Real areas must be requested in writing.

Which title deed would a buyer receive?

The developer’s page does not state a title-deed category. The category depends on the plot’s history and on the deed itself, and it can be established only from the Land Registry record, ideally with an independent lawyer. The article on title deeds in Northern Cyprus describes the categories, and UK government guidance warns that exchange or gift land carries restitution risk. Nothing about the category should be assumed from the project’s name or the developer.

Can a foreigner buy in the scheme, and how many homes?

Foreigners need a Council of Ministers purchase permit. As of 25 October 2026, Decree-Law 89/2026 allows up to 3 apartments per foreign buyer, while the consolidated Law 52/2008 text still says 1, and the decree’s validity ends about 5 November 2026 unless Parliament enacts it. Sales of housing projects in zoned areas are capped at 80% to foreigners, which is 520 of 650 units if the cap applies. A lawyer should confirm the rule in force on the signing date.

Can a home be let to tourists?

The developer states no rental programme and no yield. Under the Holiday Houses Law, a lease for tourism of up to 60 days needs a registration certificate and an operating permit from the Tourism Planning Department, and operating without them is an offence. Rental income is subject to 10% withholding as final tax for individuals. The article on Airbnb compliance in Cyprus covers the compliance steps. Whether the complex’s rules allow short lets is a question for the management company.

What should be requested before paying a deposit on Olea Grand Gecitkale?

Ask in writing for the unit number, block, model and phase; the real net and gross areas; the sale contract and payment schedule; the building permit and, for finished blocks, the certificate of final approval; a Land Registry research document; confirmation of condominium title or easement; the management company’s budget; and a military-zone check, because a military airfield lies about 3 km from the map pin. Stamp duty and the one-month registration deadline follow the signing.
