Sultan Haitham City has no rental record yet, since nothing has completed. Al Ahlam’s villas are large family homes with staff rooms, which points squarely at the expatriate family and senior-executive rental segment in Muscat rather than short-let. On exit, the 47-home scale cuts both ways. Scarcity supports pricing — there will only ever be 47 of these — but a thin market also means fewer comparable transactions to price against, and a slower sale if several owners list at once. The realistic pre-completion exit is assignment: confirm the developer’s assignment policy, any fee and the earliest permitted date before reserving.
Conflicting completion dates. The current listing gives Q1 2027; the developer’s own presentation states Q1 2028. The two-stage build is the likely explanation — Stage 1 completing before Stage 2 — but we cannot confirm that mapping from the material we hold. Prices are quoted in US dollars and settled in Omani rials, and the rial has been pegged to the dollar for decades — so a dollar-based buyer carries effectively no currency risk across the schedule. Buyers paying from sterling, euro, złoty or another currency do carry that exposure, and across eight to twelve instalments the cumulative effect can be material; fixing the rate on larger instalments through a forward contract is common practice.
