Can foreigners buy property in Al Seeb?

Yes, within Integrated Tourism Complex developments. Yamal is offered to foreign buyers on that basis, giving full freehold title. Outside ITC boundaries, foreign freehold is generally unavailable anywhere in Oman.

What property is available in Al Seeb?

One project: Yamal, from $165,800 for a 743 sq ft one-bedroom apartment, with villas, beach cabins and hotel-serviced residences also planned across the masterplan.

Does Al Seeb have a marina?

Not yet. Yamal's masterplan includes a marina and yacht club, but they are not built. Oman's four operating marinas are at Al Mouj, Hawana Salalah, Jebel Sifah and Muscat Bay.

It is a coastal wilayat north-west of Muscat within the capital metropolitan area, home to about 470,878 people and to Muscat International Airport, roughly 32 km from the old city.

Is Al Mouj in Al Seeb?

Geographically Al Mouj sits within the same coastal stretch of the wilayat. On this site the two are listed separately because they are entirely different propositions — Al Mouj is a mature community with a working resale market, while Al Seeb as a freehold destination means Yamal, which has just launched.

Does buying in Al Seeb give residency?

The Owner Visa has no minimum property value, so Yamal qualifies. Yamal's entry price is below the OMR 200,000 Golden Residency threshold. In both cases residency generally follows registered title, so an off-plan purchase means waiting for handover.

Is Yamal a good investment?

It is an early-stage bet on the largest masterplan in our Omani portfolio, by a developer new to the country, beside a wilayat of nearly half a million people and an international airport. The upside is scale and shoreline at a mid-range price. The risk is that everything attractive about it is still to be built.

Al Mouj if you want something finished that you can sell again — it has the only real resale market in Oman. Al Seeb if you want a larger masterplan and a longer shoreline at a lower entry price, and can wait. See our Al Mouj page for the comparison.
