Golf Property in Oman: Communities, Courses and Prices (2026)
Golf property in Oman is a small and uneven market. Only a handful of freehold communities are built around a course, the courses themselves differ in size, age and operating status, and the homes next to them range from a one-bedroom apartment at OMR 62,900 ($163,600) to a five-bedroom villa above OMR 900,000 (about $2.35 million). This guide, checked on 16 October 2026, compares golf property in Oman using the course facts published by clubs and trade press and the prices, sizes, payment plans and handover dates on our own listing pages.
You will find a side-by-side table of the courses, a table of every golf-linked listing we cover, worked arithmetic for price per square metre, payment instalments and five years of service charges, and a plain statement of what Golden Residency and the Owner Visa do and do not mean on a golf plot. All prices are developer figures as of 16 October 2026 and can change; OMR is pegged at 2.6008 US dollars, and dollar figures are rounded conversions.
Golf Property in Oman at a Glance
Four golf settings matter for buyers near Muscat. Muscat Hills, in the Al Irfan district near the airport, is built around an 18-hole course that was reopened in 2023 as La Vie Club. Al Mouj Muscat, on the coast at Seeb, has an 18-hole links-style course. AIDA, on the Yiti headland, is marketed with a Trump-branded 18-hole championship course that belongs to a larger resort scheduled for December 2028. Jebel Sifah, south-east of Muscat, has a nine-hole seaside course that can be played as 18. Each setting has different homes, different prices and a different stage of delivery.
The table below lists the listings discussed in this article. Entry prices are the lowest priced unit shown on each listing page on 16 October 2026; handover dates are developer targets, not contractual dates, and the sale and purchase agreement fixes the real one.
| Community | Course nearby | Listing | Entry price (as of 16 Oct 2026) | Handover target |
|---|---|---|---|---|
| Muscat Hills | La Vie Club (formerly Muscat Hills Golf and Country Club), 18 holes | Golf Hills | OMR 62,900 ($163,600), one-bedroom | Q4 2028 |
| Muscat Hills | La Vie Club, 18 holes | Opal Residences | OMR 74,631 ($194,100), one-bedroom | Q4 2028 |
| Muscat Hills | La Vie Club, 18 holes | Dar Muscat Hills | Price on request | From December 2029 |
| Al Mouj | Al Mouj Golf, 18 holes | Bellevue | OMR 129,900 ($337,800), one-bedroom | Q4 2027 |
| Al Mouj | Al Mouj Golf, 18 holes | ALMAR Residences | OMR 99,131 ($257,800), one-bedroom, full payment upfront | Q2 2029 |
| AIDA, Yiti | Trump-branded 18-hole course | Fairway Villas | OMR 572,280 ($1,488,400), four-bedroom | Phased Q1 2027 to Q4 2028 (developer material) |
| AIDA, Yiti | Trump-branded 18-hole course | Trump Golf Villas | OMR 903,320 ($2,349,400), five-bedroom | Phased Q1 2027 to Q4 2028 (developer material) |
| Jebel Sifah | Jebel Sifah golf course, nine holes (18 with second pins) | Raya | OMR 189,200 ($492,100), two-bedroom villa | Q4 2027 |
| Jebel Sifah | Jebel Sifah golf course | Olive Farms | OMR 75,000 ($195,100), one-bedroom villa | Q4 2028 |
Two points shape everything that follows. First, almost all of this stock is off-plan, so the course is real but the home is not yet built; a buyer is judging a plan, a developer and a payment schedule at least as much as a fairway. Second, the course and the home are separate purchases. None of the pages above state that title to a home includes playing rights, and the Muscat Hills listing says in terms that membership is arranged directly with the club.
The Courses Behind the Communities
Course facts are easy to repeat wrongly, so this table uses only what clubs, operators and dated trade or press reports say.
| Course | Holes and par | Designer | History | Operator |
|---|---|---|---|---|
| Al Mouj Golf, Muscat | 18 holes, par 72, links style | Greg Norman | Opened 2011 (Times of Oman and Oman Observer, April 2022); new clubhouse announced for 2026 | Troon International, partnered since January 2024 |
| La Vie Club, Muscat Hills | 18 holes, par 72, desert style | Paul Thomas (named in 2023 trade reports) | Opened 2009, closed 2020, relaunched as La Vie Club on 29 March 2023 | Troon Golf, owner ORIS (ominvest subsidiary) |
| Jebel Sifah golf course | Nine holes, par 36; 18 holes, par 72, with second pin flags | Harradine Golf | Soft opening 2017, with a launch planned for September 2017 | Troon International from 2017 |
| Trump International Golf Club, AIDA | 18-hole championship course, per the June 2024 launch release | Not named in the release | Part of a USD 500 million resort scheduled to open December 2028 | Trump Organization as joint venture partner |
The table already shows why the phrase golf property in Oman covers very different things. Two of the four courses are in play and have been for years, one is a smaller seaside layout, and one belongs to a resort that has not yet opened. A buyer who treats them as equivalent amenities will misread both the price and the risk.
Muscat Hills: La Vie Club, Golf Hills, Opal Residences and Dar Muscat Hills
The course at Muscat Hills opened in 2009 as Muscat Hills Golf and Country Club. Golf Business News and Gulf News, both reporting in March and April 2023, describe it as an 18-hole, par-72 course designed by Paul Thomas of David Thomas Associated Ltd. The same reports say it closed in 2020 and was relaunched in 2023 as La Vie Club, with Troon Golf appointed to run it. ORIS, the real estate arm of ominvest, owns the project. Troon’s release of 29 March 2023 added that the club had opened the country’s first TopTracer driving range, and that a new clubhouse was under construction at the time.
The same release and the club’s own website describe a wider La Vie development in later phases: an 80-room boutique hotel managed by Tivoli, 100 serviced apartments, eight independent villas and 22 apartments with views of the Gulf of Oman and Al Hajar Mountains, and about 2,800 square metres of retail. The La Vie website states that its villas and apartments are available to buy with financing from partner banks. This is a separate scheme from the three Muscat Hills projects in our listings; it is mentioned here because a buyer comparing golf property in Oman around Al Irfan will meet both.
The three projects on our pages share the district but not the developer. Golf Hills is by Al Osool Group, Opal Residences by Al Nama Real Estate, and Dar Muscat Hills by Dar Arabia Development. Al Osool unveiled Golf Hills on 13 February 2026 under the patronage of the Minister of Heritage and Tourism, according to a TradeArabia report. Our comparison of Oman’s integrated tourism complexes places Muscat Hills among the freehold communities where entry costs are lower than at Al Mouj or Muscat Bay.
Golf Hills is the only one of the three whose listing says the apartments overlook the course. Per our Golf Hills listing page, the project has three towers (A, B and C) with 323 apartments, of which 206 were available on 16 October 2026. It sits on the edge of the Muscat Hills Golf and Country Club course, and the page puts the airport 14 minutes away by car and the National University of Science and Technology two minutes away, using the developer’s off-peak estimates. Payments go to a project escrow account under Royal Decree 79/2025.
Opal Residences is a single seven-storey building with two basement levels, 760 metres from Golf Hills according to the Golf Hills page. The Opal Residences listing gives the Al Mouj Golf course as a 10-minute drive rather than describing a course view, so it is a Muscat Hills address with golf nearby, not a fairway-front product. Dar Muscat Hills is the largest in unit count and the latest in time. The Dar Muscat Hills listing describes 207 apartments, 15 shops and four offices, with delivery beginning in December 2029 per the developer’s brochure, and places the Muscat Hills Golf and Country Club about 1.2 kilometres away in a straight line.
| Item | Golf Hills | Opal Residences | Dar Muscat Hills |
|---|---|---|---|
| Developer | Al Osool Group | Al Nama Real Estate | Dar Arabia Development |
| Homes | 323 apartments (206 available) | One block, 77 units available | 207 apartments, 15 shops, 4 offices |
| Smallest home on the page | One-bedroom, 644 sq ft (60 m²) | Studio from 431 sq ft (40 m²) | Studio 48.65 m² |
| Largest apartment on the page | 2,151 sq ft (200 m²) | 1,668 sq ft (155 m²) | Three-bedroom 140.28 m² |
| Priced entry | OMR 62,900 ($163,600) | OMR 74,631 ($194,100) | Developer price list |
| Course relationship | Overlooks the course | Al Mouj Golf 10 minutes by car | About 1.2 km straight-line |
| Handover target | Q4 2028 | Q4 2028 | From December 2029 |
Reading the table across, the choice is between price, proximity and time. Golf Hills starts OMR 11,731 ($30,500) below the Opal one-bedroom and asks 80 percent before handover against Opal’s 90 percent. Opal’s one-bedroom is the larger home, at 82 square metres against 60. Dar Muscat Hills gives the widest mix of unit types, including 55 studios between 48.65 and 67.79 square metres and 106 one-bedroom apartments between 63.59 and 115.18 square metres, but is a year later than the other two.
AIDA: Fairway Villas and Trump Golf Villas
AIDA sits on a cliff-top about 130 metres above sea level at Yiti, east of Muscat, and is developed by DarGlobal. Its June 2024 launch release, carried by Kyodo News PR Wire, describes Trump International Oman as a USD 500 million scheme with an 18-hole championship golf course, a members-only club, a training academy and a 140-key five-star hotel opening in December 2028. The release names Dar Global, the Trump Organization and Omran Group as partners. Its disclaimer states that the project is not owned, developed or sold by the Trump Organization and that Dar Al Arkan uses the Trump name under a licence that can be terminated or revoked. A buyer reading brochure language about the Trump brand should read that sentence too.
Two collections face the course. The Fairway Villas listing covers 16 detached villas priced between OMR 572,280 and OMR 822,660 ($1,488,400 to $2,139,600). The Trump Golf Villas listing covers six five-bedroom villas between OMR 903,320 and OMR 962,150 ($2,349,400 to $2,502,400). Every unit carries a reservation token of OMR 4,000 ($10,400) per the listings. The master page for the community is the AIDA by DarGlobal listing.
| Type | Bedrooms | Built-up area | Price range (OMR) | Price per sq ft (OMR) |
|---|---|---|---|---|
| Fairway V33B | 4 | 3,398.70 sq ft (316 m²) | 572,280 to 611,060 | 168.4 to 179.8 |
| Fairway V41 | 5 | 4,157.78 sq ft (386 m²) | 686,900 to 710,010 | 165.2 to 170.8 |
| Fairway V41A | 5 | 4,340.76 sq ft (403 m²) | 771,240 to 822,660 | 177.7 to 189.5 |
| Trump V41T and V41TM | 5 | 4,366.91 sq ft (406 m²) | 903,320 to 962,150 | 206.9 to 220.3 |
The Trump collection is priced above Fairway for almost the same floor area. Its cheapest unit, OMR 903,320, is OMR 132,080 (17.1 percent) above the cheapest V41A at OMR 771,240, which has 26 square feet less built-up area, and OMR 216,420 (31.5 percent) above the cheapest V41 at OMR 686,900. Per square foot that is OMR 206.9 against OMR 177.7 and OMR 165.2. The brochure’s mention of a golf membership is a separate matter, covered below.
Al Mouj Golf and the Waterfront Apartments
Al Mouj Golf is the oldest of the in-play courses. The Times of Oman and Oman Observer reported in April 2022 that it is a par-72, 18-hole course designed by Greg Norman, opened in 2011, set along two kilometres of coastline, and described as Oman’s first links-style course. The same reports say it was placed second in the Middle East and North Africa by the Golf World 100 Panel of Today’s Golfer magazine, which was running that ranking for the first time. Troon’s course page adds that the course has hosted Challenge Tour, DP World Tour and Asian Tour events. The club’s website says a new clubhouse is due in 2026, with five indoor padel courts, a Toptracer range, a restaurant and a gym; Golf Business News reported in September 2025 that Troon International has partnered with the venue since January 2024.
Two of our listings sit in Al Mouj. The Bellevue listing describes 108 one- and two-bedroom apartments in an Al Mouj building with golf-course access among its tagged features, and 14 homes in the current sales phase. One-bedroom apartments start at $337,800 (OMR 129,900) for 936 square feet and two-bedroom apartments at $440,800 (OMR 169,500) for 1,227 square feet, with a Q4 2027 handover target. The ALMAR Residences listing gives a developer distance of 5.8 kilometres from the building to Al Mouj Golf; its one-bedroom starts at OMR 99,131 ($257,800) when paid in full upfront, with handover indicated for Q2 2029.
Our Al Mouj guide covers the community’s districts, including the Golf District, in more depth. For the purposes of this comparison the point is narrower: Al Mouj is a mature ITC with an operating course, and the homes sold there now are either under construction for 2027 to 2029 delivery or resales.
Jebel Sifah: Nine Holes With an 18-Hole Option
Jebel Sifah, roughly 45 minutes to an hour from Muscat by road per our Jebel Sifah guide, offers the smallest course in this comparison and the lowest-priced villa. Oman Observer and Golf Business News, both reporting in May and June 2017, describe a nine-hole, par-36 course with five tee locations per hole, which can be played as 18 holes, par 72, by using second pin flags. Oman Observer attributes the design to Harradine Golf and says the course was in soft opening with an official launch planned for September 2017, when Troon International was appointed to manage it.
The Raya listing prices two- and three-bedroom villas from OMR 189,200 ($492,100) for 1,690 square feet, puts the golf club five minutes away by car, and gives a Q4 2027 handover target. The Olive Farms listing describes 46 single-storey villas, with the entry villa at OMR 75,000 ($195,100) for a one-bedroom of 75 square metres, a Q4 2028 target, and the same five-minute drive to the course. Our Jebel Sifah guide covers the marina, the hotel and the other Muriya phases.
Pricing Golf Property in Oman Per Square Metre
Price per square metre is the fairest first filter, because it strips out the size difference between a 60-square-metre apartment and a 406-square-metre villa. The figures below divide the entry price by the entry unit’s area as shown on each listing page; square feet were converted at 10.7639 square feet per square metre and rounded.
| Listing | Entry unit | Price (OMR) | Area (m²) | OMR per m² | USD per sq ft (approx.) |
|---|---|---|---|---|---|
| Opal Residences | One-bedroom | 74,631 | 82 | 910 | $220 |
| Olive Farms | One-bedroom villa | 75,000 | 75 | 1,000 | $242 |
| Golf Hills | One-bedroom | 62,900 | 60 | 1,048 | $254 |
| Raya | Two-bedroom villa | 189,200 | 157 | 1,205 | $291 |
| ALMAR Residences | One-bedroom (full payment) | 99,131 | 72 | 1,377 | $332 |
| Bellevue | One-bedroom | 129,900 | 87 | 1,494 | $361 |
| Fairway V33B | Four-bedroom villa | 572,280 | 316 | 1,811 | $437 |
| Trump Golf Villas | Five-bedroom villa | 903,320 | 406 | 2,225 | $537 |
The arithmetic behind a row is simple. Golf Hills: OMR 62,900 divided by 60 square metres is OMR 1,048 per square metre. Bellevue: OMR 129,900 divided by 87 square metres is OMR 1,494. The Muscat Hills apartments therefore cost between 30 and 39 percent less per square metre than the Al Mouj one-bedroom, and Golf Hills is 29.8 percent below Bellevue: (1,494 minus 1,048) divided by 1,494. At the other end, the Trump villa costs 2.1 times the Golf Hills rate per square metre, which is the distance between an apartment on the edge of a course and a villa fronting a championship layout in a resort still being built.
Two cautions apply. An entry-unit rate is not a project average, because larger units are priced on their own terms. And the table compares asking prices from different developers on different dates; none of it is a transaction price. For a wider ranking see our price per square metre study of Omani projects.
Payment Plans: What Leaves Your Account Before Handover
Payment structure matters as much as price on off-plan golf property in Oman, because the buyer carries construction and delivery risk. Royal Decree 79/2025, issued on 10 September 2025 and published in Official Gazette issue 1613 on 14 September 2025, takes effect 180 days after publication according to decree.om, which puts it at about 13 March 2026. It repealed the escrow system of Royal Decree 30/2018, and the listings above state that instalments go to a project escrow account. Our guide to Law 79/2025 for off-plan buyers explains what changed.
| Listing and unit | Plan on the listing page | Share paid before handover | Amount before handover (OMR) |
|---|---|---|---|
| Golf Hills one-bedroom, OMR 62,900 | 20% on booking, four instalments of 15% at 6, 12, 18 and 24 months, 20% on completion | 80% | 50,320 (12,580 on booking, 9,435 per instalment) |
| Opal Residences one-bedroom, OMR 74,631 | 20% on signing, 70% across eight construction stages, 10% on completion | 90% | 67,168 (14,926 on signing) |
| Bellevue one-bedroom, OMR 129,900 | 15% on signing including the OMR 3,000 booking fee, three more 15% instalments every five months, 20% on completion, 20% six months after handover | 80% by completion | 103,920 (19,485 per 15% instalment) |
| Raya entry villa, OMR 189,200 | 10% on booking, then ten instalments of 7.5% every three months, 15% at handover | 85% | 160,820 (18,920 on booking, 14,190 per instalment) |
| Olive Farms entry villa, OMR 75,000 | 10% on booking, twelve quarterly instalments of 7.5% | 100% | 75,000 (7,500 on booking, 5,625 per instalment) |
| ALMAR unit 314, OMR 101,853 ($264,900) | 10% on signing, six payments of 9% tied to construction milestones, 36% at handover | 64% | 65,186 (10,185 on signing, 9,167 per milestone payment) |
A worked comparison shows the effect. Take the cheapest Golf Hills and Opal one-bedrooms. Golf Hills collects OMR 12,580 on booking and then OMR 9,435 every six months, so after 24 months the buyer has paid OMR 50,320. Opal collects OMR 14,926 at signing and then pays in stage-linked sums of OMR 7,463 (10 percent) or OMR 3,732 (5 percent), reaching OMR 67,168 before completion. The Opal buyer has therefore paid OMR 16,848 more than the Golf Hills buyer when the keys are due, on a home that is OMR 11,731 more expensive. The Olive Farms buyer, by contrast, has paid the full OMR 75,000 by the time of handover.
Stage-linked plans such as Opal’s follow construction, so the dates are not fixed; time-based plans such as Golf Hills’s fix the dates whether or not the building has reached the matching stage. Each design has a reasonable case, and the sale and purchase agreement governs. For the other developers’ schedules see our payment plan comparison.
Service Charges: The Running Cost Beside a Fairway
Service charges are the annual fees that fund shared areas, security, landscaping and amenities in a freehold community. Golf Hills and Opal Residences both publish OMR 6.5 per square metre per year on their listing pages. Bellevue’s page says apartment charges start from OMR 10 per square metre per year and that the combined building and Al Mouj community rate needs to be confirmed before signing. Raya and Olive Farms quote charges in layers (building, scheme and Jebel Sifah master community) on request.
For AIDA, earlier DarGlobal material quoted on our AIDA page gives AED 40 per square foot per year for villas. The dirham is pegged at 3.6725 to the US dollar, so the arithmetic below converts AED to dollars and then to OMR. The rate has not been confirmed for the Fairway or Trump collections, so the figures are illustrative.
| Unit | Area | Rate | Annual charge (OMR) | Five years (OMR) | Five years as share of entry price |
|---|---|---|---|---|---|
| Golf Hills one-bedroom | 60 m² | OMR 6.5/m² | 390 | 1,950 | 3.1% |
| Opal one-bedroom | 82 m² | OMR 6.5/m² | 533 | 2,665 | 3.6% |
| Bellevue one-bedroom | 87 m² | From OMR 10/m² | 870 | 4,348 | 3.3% |
| Fairway V33B villa | 3,398.70 sq ft | AED 40/sq ft (illustrative) | 14,233 | 71,166 | 12.4% |
| Trump Golf Villa | 4,366.91 sq ft | AED 40/sq ft (illustrative) | 18,288 | 91,440 | 10.1% |
The working for the Trump row runs as follows: 4,366.91 square feet times AED 40 is AED 174,676; divided by 3.6725 that is $47,563; divided by 2.6008 that is OMR 18,288 a year, or OMR 1,524 a month. Over five years it is OMR 91,440, about 10.1 percent of the entry price. For the Golf Hills one-bedroom the same five years cost OMR 1,950, or 3.1 percent. The gap comes from the unit type: villas carry a large built-up area and a large per-area rate, apartments a small area and a small rate.
The percentages are not a quote of what a buyer will pay. Charges are reviewed against an annual budget, and our service charges guide explains why golf courses add cost through irrigation and greenkeeping. It is also worth checking whether any of the course’s upkeep is billed through the community charge, since the schedule issued with the sale and purchase agreement sets out the billing period and what the fee covers.
Tenure and Residency for Golf Property in Oman
Freehold ownership by foreigners in Oman is tied to integrated tourism complexes, known as ITCs. The Golf Hills and Bellevue pages state that their locations, Muscat Hills and Al Mouj, are ITCs and that title is freehold, open to all nationalities, in the buyer’s name. Raya and Olive Farms say the same of Jebel Sifah. Our freehold guide and the guide to property foreigners cannot buy cover freehold ownership and the property foreigners cannot buy.
Residency is where golf property in Oman is most often misdescribed. Golden Residency, announced in 2025 and described by Gulf News in a report updated on 1 September 2025, is a 10-year renewable residency with a threshold of OMR 200,000 ($520,160), covering the holder’s spouse, children and first-degree relatives. Property in an ITC is one of its routes. As our listing pages state, it requires a single ITC property worth at least OMR 200,000, decided by the Royal Oman Police; separate purchases cannot be added together.
| Unit | Entry price (OMR) | Against OMR 200,000 |
|---|---|---|
| Golf Hills one-bedroom | 62,900 | 137,100 below |
| Golf Hills three-bedroom | 195,200 | 4,800 below (2.4%) |
| Opal two-bedroom | 104,160 | 95,840 below |
| Bellevue two-bedroom | 169,500 | 30,500 below |
| Raya entry villa | 189,200 | 10,800 below |
| Fairway entry villa | 572,280 | 372,280 above |
| Trump entry villa | 903,320 | 703,320 above |
The table checks the value limb only. A unit priced above OMR 200,000 can meet the price condition, but Golden Residency also depends on the property being in an ITC and on the Royal Oman Police’s decision, so the price alone is not a residency entitlement. The lowest three-bedroom at Golf Hills lies OMR 4,800, or $12,500, under the line. Our Golden Residency and Owner Visa comparison sets out both routes.
The Owner Visa is a different instrument. Royal Oman Police Decision 87/2026, published in Official Gazette issue 1653 in June 2026, lets foreign owners of registered units, or units whose registration is still in progress, and buyers of construction-ready plots obtain a sponsor-free visa on a certificate from the competent authority. Oman Observer reports that the visa runs for six months to a year and is renewable, allows stays of up to three months per entry, can extend to a spouse and first-degree relatives, and ends if ownership is transferred. It has no minimum property value, so the value tests above do not limit it, but it is tied to ownership and is not the Golden Residency.
What Golf Membership Does and Does Not Include
Buying beside a course is not buying the course. The Golf Hills page says membership and playing rights are not included in the purchase and are arranged directly with the club. At Al Mouj, the club’s website invites visitors to apply for membership through its contact page.
The AIDA position needs the most care. The brochure lists a social membership of the Trump club as a reason to invest, while per our listing pages the club accepts applications from AIDA owners and outside guests. Tier, term, annual dues and whether the right passes to a later buyer are not on the price lists and belong in writing before reservation.
The same caution applies to any golf property in Oman marketed with a course view. A view is a feature of the plot; access is a contract with the club. The question to put to a developer is whether the club is an independent business, how the clubhouse and course are funded, and what happens to owners’ access if operations change. The La Vie course, closed in 2020 and relaunched in 2023, is a reminder that the operating status of a course can move in either direction.
Handover Dates, Developers and Exit Conditions
The handover dates above run from Q4 2027 to December 2029, a spread of about two years. Bellevue and Raya are due first, Golf Hills, Opal and Olive Farms follow in Q4 2028, ALMAR in Q2 2029 and Dar Muscat Hills from December 2029. The AIDA villas are described in developer material as phased between Q1 2027 and Q4 2028, and the Trump hotel is scheduled for December 2028. Our handover calendar places these dates alongside the other Omani projects.
Most of the homes above are not yet built, so exit conditions are the ones written into the sale and purchase agreement: whether assignment before completion is allowed, what fee applies, and whether the club membership moves with the home. Our article on selling property in Oman covers the exit side, and the developer profile directory at the Oman developers hub lists the companies behind several of these projects.
The names behind each project explain a lot of the difference in risk. Al Mouj Muscat is the master developer of Al Mouj, per the ALMAR listing page, and its course is run by Troon International. La Vie Club is owned by ORIS, the real estate arm of ominvest, and run by Troon Golf, while the Muscat Hills apartments are sold by three other developers who are not the course owner. Jebel Sifah’s villas are from Muriya, a joint venture of Orascom Development (70 percent) and OMRAN (30 percent) per the Raya listing. AIDA is DarGlobal’s project with the Trump Organization and Omran Group as partners.
That separation matters in practice. Where the community developer also runs the course, the course and the housing share one plan. Where they are different companies, as with the Muscat Hills apartments and La Vie Club, the course is an independent business next door. The buyer should know which structure applies. Tax, Escrow and Paperwork for Golf Property in Oman
Two rules are worth checking before any reservation. The first is escrow: the listings above state that off-plan instalments are paid to a project escrow account under Royal Decree 79/2025. The reservation documents should name the bank and the project licence. The second is tax. Oman’s personal income tax starts on 1 January 2028 under Royal Decree 56/2025, at 5 percent on annual income above OMR 42,000, according to Deloitte’s summary of the Tax Authority announcement. That summary defines gross income as all cash and in-kind amounts received, and rental income falls within the income that is counted; our guide to renting out an Oman property from abroad covers the landlord side, and our property tax guide covers property taxes in Oman.
A short document checklist helps keep the paperwork in one place.
| Document | What to read in it |
|---|---|
| Reservation form | Token amount (OMR 4,000 on every AIDA unit), refund terms, named unit |
| Sale and purchase agreement | Handover date, payment dates, title category, assignment rights |
| Escrow details | Bank, account name, the project licence referred to under Law 79/2025 |
| Service charge schedule | Rate per m² or per sq ft, billing period, whether course costs are included |
| Club terms | Membership tier, term, fees, transferability on resale |
| Residency papers | Property certificate from the competent authority for an Owner Visa application |
Frequently Asked Questions
Can foreigners buy golf property in Oman?
Yes, in freehold communities that hold integrated tourism complex status. Per our listing pages, Muscat Hills, Al Mouj and Jebel Sifah homes are sold freehold to buyers of any nationality, with title in the buyer’s name. The sale and purchase agreement states the title wording for each plot, and our guide for foreign buyers covers the routes.
Does golf property in Oman include golf membership?
Not automatically. The Golf Hills listing states that membership and playing rights are arranged directly with the club. The AIDA brochure mentions a social membership, while our listing pages say the club takes applications from owners and outside guests. Terms, fees and transferability are set by the club.
Which golf property in Oman has the lowest entry price?
Among the listings compared here, the Golf Hills one-bedroom at OMR 62,900 ($163,600) is the lowest, followed by the Opal one-bedroom at OMR 74,631 ($194,100) and the Olive Farms villa at OMR 75,000 ($195,100). These are asking prices as of 16 October 2026 and can change.
Does golf property in Oman qualify for Golden Residency?
Only if a single ITC property is worth at least OMR 200,000 and the Royal Oman Police approve the application. The AIDA villas on the price lists start above that value, while the entry apartments at Golf Hills, Opal and Bellevue fall below it. Separate purchases cannot be combined.
What does the Owner Visa mean for a golf property buyer?
Under Royal Oman Police Decision 87/2026 an owner of a registered unit, or a unit with registration in progress, can apply for a sponsor-free visa on a certificate from the competent authority. There is no minimum property value, family members can be included, and it ends if ownership transfers.
How many golf courses are there near these communities?
Four are covered here: Al Mouj Golf, La Vie Club at Muscat Hills, the Jebel Sifah course and the Trump-branded course at AIDA. Al Mouj Golf and La Vie Club have 18 holes and par 72, Jebel Sifah has nine holes with an 18-hole option, and the AIDA course is part of a resort scheduled for December 2028.
Are service charges higher on golf communities?
The published rates are OMR 6.5 per square metre at Golf Hills and Opal, and from OMR 10 per square metre at Bellevue. Villas cost more in total because of their area; at the illustrative AED 40 per square foot, a Trump villa costs about OMR 18,288 a year. Always request the written schedule.
When will golf property in Oman be handed over?
Developer targets run from Q4 2027 for Bellevue and Raya to Q4 2028 for Golf Hills, Opal and Olive Farms, Q2 2029 for ALMAR and December 2029 for Dar Muscat Hills. The agreement fixes the contractual date.
Is rental income from golf property in Oman taxed?
From 1 January 2028 Oman’s personal income tax applies at 5 percent on annual income above OMR 42,000 under Royal Decree 56/2025, and rental income is counted as income. Check the Tax Authority’s executive regulations for current detail.
