The short answer
The Property for Sale archive on UInvest Group holds 294 public listings as of 6 November 2026, counted from the site’s own listing data. Northern Cyprus has 117 of them (40%), Dubai 69, Oman 50, Southern Cyprus 35, Georgia 12 and Türkiye 11. Each listing is a development or a building rather than a single unit, so one card stands for a project with its own mix of unit types, sizes and prices.
Every card shows one price. It is the project’s lowest from price at the time the listing was last updated, with a prefix word in front of it and a currency after it. The prefix changes the meaning: "Starting from" marks the project’s minimum, while "Resale asks from" marks an asking price taken from resale listings. The currency is the one stored on the listing, which means US dollars for Oman, Dubai, Türkiye and Georgia, pounds sterling for Northern Cyprus and euros for Southern Cyprus. Prices on this page are shown in each listing’s own currency, and nothing here is converted into another one.
Of the 294 cards, 217 (74%) show a price figure and 77 do not. Two of the priced cards need care. One Istanbul project is stored in Turkish lira, and one Batumi project carries a rate per square metre in the price field. Both are described in the data-gaps section and are left out of the price ranges below. A card price is also not the price of whichever type tag the reader filtered by: a project tagged Townhouse or Villa may show the price of its smallest apartment.
The sections that follow take the portfolio country by country, then compare how to read listings fairly across markets, set out ownership thresholds and buying costs from official bodies with their dates, and finish with a checklist and answers to common questions. Figures come from the listing data ("per our listing page, 6 November 2026") or from the primary sources linked in the text. Nothing on this page is a forecast, a yield estimate or a recommendation to buy.
Property for Sale at a glance: the six-country portfolio
The first table counts the archive by country and gives the lowest, median and highest card price in each country’s own currency. The ranges describe project from prices, which are the minimum asked for the cheapest unit type in each project. They are not the spread of prices for individual homes, and the median of project minimums should not be read as a typical home price. Medians are calculated on the cards that show a usable price; the Istanbul card stored in lira and the Batumi card holding a per-square-metre rate are excluded.
| Country | Listings | Share | Price shown | No price shown | Card currency | Lowest card | Median card | Highest card | Main places (listings) |
|---|---|---|---|---|---|---|---|---|---|
| Oman | 50 | 17% | 44 | 6 | USD (49), none (1) | $76,700 | $212,500 | $4,209,915 | Al Seeb 13, Yiti 8, Sultan Haitham City 7, Salalah 6 |
| Dubai (UAE) | 69 | 23% | 59 | 10 | USD | $87,100 | $245,000 | $4,629,000 | Dubai 69 |
| Southern Cyprus | 35 | 12% | 35 | 0 | EUR | €169,000 | €515,000 | €4,830,000 | Paphos 21, Venus Rock 5, Peyia 4 |
| Northern Cyprus | 117 | 40% | 58 | 59 | GBP | £48,900 | £142,475 | £1,500,000 | Iskele 27, Esentepe 23, Famagusta 21, Tatlisu 14 |
| Türkiye | 11 | 4% | 11 | 0 | USD (10), TRY (1) | $260,000 | $420,500 | $684,000 | Istanbul 11 |
| Georgia | 12 | 4% | 10 | 2 | USD (11), EUR (1) | $45,276 | $83,000 | $250,000 | Batumi 12 |
| Total | 294 | 100% | 217 | 77 | USD, GBP, EUR, TRY | n/a | n/a | n/a | 6 countries |
Three patterns stand out. First, Northern Cyprus is the largest set but also the least priced: 59 of its 117 cards (50%) show no price. Second, Southern Cyprus is the opposite, with all 35 cards priced and every one of them in euros. Third, the lowest figure in Northern Cyprus, £48,900, is a resale asking price. Among the dollar-priced markets, the lowest card is $45,276 in Batumi, then $76,700 for Maysan in Duqm, then $87,100 in Dubai. Pound, euro and dollar cards are not ranked against each other, and these comparisons are inside one dataset only; they are not statements about the wider market.
The second table shows the year field. This is a free-text field entered per listing, so it mixes completion years, expected handover years and text labels such as "Handed over". It is blank on 162 listings, including every Southern Cyprus card and all but 16 Northern Cyprus cards. Where a year is present, 31 of the 40 Oman cards state 2027 or later, Dubai cards split between 35 that state 2025 or earlier or a completed label and 17 that state 2027 or later, and all 11 Istanbul cards state 2023 to 2025.
| Country | Year 2025 or earlier | 2026 | 2027 | 2028 or later | Text label (completed, handed over, off-plan) | No year stated |
|---|---|---|---|---|---|---|
| Oman | 4 | 4 | 13 | 18 | 1 | 10 |
| Dubai (UAE) | 30 | 7 | 10 | 7 | 5 | 10 |
| Southern Cyprus | 0 | 0 | 0 | 0 | 0 | 35 |
| Northern Cyprus | 9 | 6 | 1 | 0 | 0 | 101 |
| Türkiye | 11 | 0 | 0 | 0 | 0 | 0 |
| Georgia | 5 | 0 | 0 | 1 | 0 | 6 |
| Total | 59 | 17 | 24 | 26 | 6 | 162 |
A year of 2025 or earlier, shown against a project, does not by itself prove that every unit in it has been handed over. It is the project-level label, and the listing page or the developer’s own handover documents are the place to check the status of an individual unit. For Dubai, the Dubai archive and the developer directory show which developer sits behind each project; for Oman, the Oman developer directory does the same.
Reading a Property for Sale card: prefixes, currencies and sizes
The prefix in front of a card price carries information, and the archive uses several variants. The table counts them by country. "Starting from" dominates, with 148 cards, followed by plain "From" with 29. "Resale asks from" appears on 23 cards, 18 in Northern Cyprus and 5 in Dubai. A further 5 cards use an agency, portal or "Asks from" variant, and 2 use a developer-ask or developer-rate variant. A price with no prefix at all appears on 10 cards.
| Prefix on the card | Oman | Dubai (UAE) | Southern Cyprus | Northern Cyprus | Türkiye | Georgia | All |
|---|---|---|---|---|---|---|---|
| “Starting from” or “Start from” | 31 | 46 | 34 | 20 | 11 | 6 | 148 |
| “From” | 12 | 0 | 0 | 17 | 0 | 0 | 29 |
| “Resale asks from” | 0 | 5 | 0 | 18 | 0 | 0 | 23 |
| Agency, portal or “Asks from” variants | 0 | 0 | 0 | 3 | 0 | 2 | 5 |
| Developer ask or rate variants | 0 | 0 | 1 | 0 | 0 | 1 | 2 |
| Price with no prefix | 1 | 8 | 0 | 0 | 0 | 1 | 10 |
| No price shown | 6 | 10 | 0 | 59 | 0 | 2 | 77 |
| Total | 50 | 69 | 35 | 117 | 11 | 12 | 294 |
The practical reading is as follows. A "Starting from" or "From" card shows the lowest price the listing records for the project, and the listing page is where the basis of that figure is explained. A "Resale asks from" card is a seller’s asking price on a third-party portal, which is a different kind of number: it can change without notice, it is not a developer list price, and it may not include the costs a first purchase from a developer would carry. Where the prefix reads "Developer ask from, excl. VAT", as it does on Markos Residences in Venus Rock, the figure excludes VAT and the buyer would add the VAT that applies to the sale.
Sizes need the same attention. Dubai cards give sizes in square feet, most Oman cards do too, and the rest of the archive uses square metres. The table counts how the 187 cards that show a size present it. No size is shown on 107 cards. Converting between the two is arithmetic rather than judgement, because one foot is defined as 0.3048 metres, which makes one square foot 0.09290304 square metres. A 500 sq ft listing is therefore about 46.45 square metres.
| Country | Size shown | In square metres | In square feet | Shown as a range | No size shown |
|---|---|---|---|---|---|
| Oman | 38 | 6 | 32 | 3 | 12 |
| Dubai (UAE) | 38 | 0 | 38 | 38 | 31 |
| Southern Cyprus | 35 | 35 | 0 | 30 | 0 |
| Northern Cyprus | 54 | 54 | 0 | 49 | 63 |
| Türkiye | 11 | 11 | 0 | 11 | 0 |
| Georgia | 11 | 11 | 0 | 10 | 1 |
| Total | 187 | 117 | 70 | 141 | 107 |
Three further cautions apply. Ranges such as "401 – 984 sq. ft" run from the smallest to the largest unit type in a project, and the price on the card normally belongs to the smallest, so dividing a card price by the top of a range would give a meaningless figure. Areas can be built-up, gross or net, and a listing does not always say which; the Catalux Villas card for Çatalköy states that the basis is not stated. And a bedroom count on a card belongs to the entry unit, not to the whole project.
The property types behind the tags
Type tags are assigned per listing and a listing can carry several. In this archive 169 listings carry one type tag and the rest carry two to four, so the counts in the next table add up to more than 294. Apartment is by far the most common tag, on 225 listings, and Villa follows with 94. The matching archives are the apartment, villa, penthouse, studio and townhouse pages.
| Type tag | Oman | Dubai (UAE) | Southern Cyprus | Northern Cyprus | Türkiye | Georgia | All |
|---|---|---|---|---|---|---|---|
| Apartment | 35 | 60 | 13 | 95 | 11 | 11 | 225 |
| Villa | 23 | 5 | 21 | 44 | 0 | 1 | 94 |
| Penthouse | 7 | 8 | 0 | 35 | 0 | 1 | 51 |
| Studio | 8 | 1 | 0 | 34 | 0 | 0 | 43 |
| Townhouse | 7 | 6 | 0 | 0 | 0 | 1 | 14 |
| Other tags (office, land, plot, loft, house, beach house, furnished, cheap houses, studio apartment) | 9 | 8 | 1 | 6 | 0 | 9 | 33 |
The tags describe what a project contains, not what its card price buys. Listings tagged both Apartment and Villa number 38, and for those the card price is one minimum for the whole project, so it is normally the apartment price. The Cheap Houses tag sits on 10 listings, and 9 of them also carry the Apartment tag; the tag does not describe a house type. The office and land archives hold the few commercial and plot listings, including the Muriya plots at Jebel Sifah and the Emerald Plots in Nicosia, which is the lowest card price in the Southern Cyprus set.
Townhouse is a tag that exists in Oman, Dubai and Georgia only. Studios are concentrated in Northern Cyprus, where 34 of 117 listings carry that tag. Türkiye is apartments only, with all 11 listings tagged Apartment and none tagged Villa. Southern Cyprus is the villa-weighted set, with 21 of 35 listings tagged Villa.
Property for Sale in Oman: Muscat, Salalah and the special zones
Oman has 50 listings in the archive, 44 with a price in US dollars. The Oman archive runs from $76,700 to $4,209,915, with a median card of $212,500. The top of the range is an oceanfront villa card at AIDA in Yiti, which shows how widely a project minimum can sit from the median. The place tags below follow the listing data; Sultan Haitham City and Al Mouj listings also carry the Al Seeb tag, which is why the Al Seeb archive counts 13.
| Place tag | Listings | With price | Lowest card price (USD) | Note |
|---|---|---|---|---|
| Yiti | 8 | 8 | $182,000 | AIDA and Sustainable City projects |
| Sultan Haitham City | 7 | 6 | $82,160 | also tagged Al Seeb |
| Salalah | 6 | 6 | $128,700 | Hawana Salalah, Taqah and land plots |
| Muscat | 5 | 3 | $106,900 | |
| Al Mouj | 5 | 4 | $221,000 | also tagged Al Seeb |
| Jabal Sifah | 5 | 5 | $130,040 | includes a 1,000 sqm land-plot card |
| Muscat Bay | 4 | 4 | $234,100 | |
| Muscat Hills | 4 | 2 | $163,600 | two of four show no price |
| Bidbid | 1 | 1 | $123,500 | Surooh-scheme project |
| Duqm | 1 | 1 | $76,700 | Maysan, sold on a 99-year leasehold per its listing page |
| Sur | 1 | 1 | $104,000 | Surooh-scheme project |
| Sohar | 1 | 1 | $95,000 | |
| Shatti Al Qurum | 1 | 1 | $447,416 | |
| Al Seeb | 1 | 1 | $165,800 | one listing tagged only Al Seeb |
The image at the top of this page is a developer render of an apartment building at Telal Al Qurm in Muscat, whose card shows $200,100 for a two-bedroom entry unit of 958 sq ft with a stated year of 2028. In Oman, 31 of the 50 cards state a year of 2027 or later, which marks them as projects still in development. The marketing-threshold guide and the off-plan buyers guide explain how off-plan sales are handled.
Who can own what in Oman
Oman does not allow foreign freehold everywhere. Royal Decree 12/2006 created the system under which non-Omanis own real estate in Integrated Tourism Complexes, and Royal Decree 38/2025 added a second door: its Article 42 lets a developer in a special economic zone sell project units to non-Omanis as freehold in the manner the regulation specifies. The zones authority issued executive regulations on 20 September 2026 covering off-plan sales and freehold ownership by non-Omanis, with escrow-account requirements before units can be marketed. The table lists each instrument with its date and source.
| Topic | What the source states | Source |
|---|---|---|
| Foreign freehold in Integrated Tourism Complexes | Royal Decree 12/2006 sets the system of ownership of real estate by non-Omanis in ITCs; published in Official Gazette 810 on 1 March 2006 | decree.om, RD 12/2006 |
| Freehold units in special economic zones | Royal Decree 38/2025, Article 42: a developer may sell project units to non-Omanis as freehold in the manner the regulation specifies; issued 7 April 2025, in force 14 April 2025 | decree.om, RD 38/2025 |
| Executive regulations for zones | Issued 20 September 2026; cover off-plan sales and freehold ownership of units by non-Omanis, with escrow-account requirements before units are marketed | OPAZ news item |
| Golden Residency | Minimum capital threshold OMR 200,000; programme launched 1 September 2025; buying property in an ITC is one of seven routes | Invest Oman blog |
| Personal income tax | Royal Decree 56/2025 comes into force on 1 January 2028; published in Official Gazette 1602 on 30 June 2025 | decree.om, RD 56/2025 |
| Maysan, Duqm tenure and charges | 99-year leasehold; 0% VAT; 0.5% registration fee, per the listing page on 6 November 2026 | Maysan listing page |
The tenure of each listing therefore matters more than the neighbourhood. Maysan is sold on a 99-year leasehold according to its listing page, and it is the only Duqm card; the Duqm guide explains the leasehold and the freehold route that Article 42 now allows. Listings in the Surooh scheme, such as Nismat Zain in Sur and Husn Al Zain in Bidbid, should be read together with the question of who the units are open to, which depends on the project and is set out on each listing page.
On residency, the Golden Residency and the Owner Visa are different instruments. The Golden Residency has a minimum capital threshold of OMR 200,000, and property in an Integrated Tourism Complex is one of its seven routes; the Oman Observer’s report on the launch adds that the property must be a completed unit with a title deed. The residency versus Owner Visa guide and the freehold guide cover the detail. The cards on this page are priced in US dollars and the threshold is in rials, so any comparison needs the buyer’s own conversion at the time. Separately, Royal Decree 56/2025 brings a personal income tax into force on 1 January 2028; its text on the decree site shows only the preamble and four articles, so the rate and exemptions are not repeated here.
Where an Oman listing shows a size in square feet, the size is for the entry unit. Alef Qurum Residence shows $111,800 for 674 sq ft, and the per-square-metre arithmetic for it appears in the comparison section. For running costs, the service charges guide and the property tax guide are the places to start, and the resale page covers second-hand stock.
Property for Sale in Dubai: freehold areas, fees and the Golden Visa line
Dubai accounts for 69 listings, 59 priced in US dollars between $87,100 and $4,629,000, with a median card of $245,000. The Dubai archive is dominated by two developer families: 30 titles name Danube Properties and 27 name Ellington or its Belgravia projects. The table splits the set by group and flags the cards that need a different reading.
| Group in the Dubai set | Listings | Reading note |
|---|---|---|
| Titles naming Danube Properties projects | 30 | Studios to three-bedroom apartments |
| Titles naming Ellington or Belgravia projects | 27 | Apartments, townhouses and villas; Palm Jumeirah and MBR City cards sit at the top of the range |
| Other titles (including Iman Developers, Expo Living, The Valley and Dubai Creek Harbour projects) | 12 | Includes the offices and furnished apartments |
| Office cards | 2 | Commercial property is standard-rated at 5% in the FTA guide |
| “Resale asks from” cards | 5 | Resale asks, not developer prices |
| Cards with no price shown | 10 | All read “Price on request” |
On ownership, the UAE government portal states that foreign ownership is permitted in areas designated as freehold, and that non-residents and expatriate residents can acquire freehold rights without restriction, or usufruct or leasehold rights for up to 99 years. The designated plots are listed in Article 3 of Dubai Regulation No. 3 of 2006. The page was last updated on 2 November 2026. The foreigners in Dubai guide and the freehold versus leasehold guide work through the practical cases.
What the Dubai Land Department lists
The Dubai Land Department’s sale registration page lists a registration fee of 2% of the sale value paid by both the seller and the buyer, a title deed issuance fee of AED 250, a knowledge fee and an innovation fee of AED 10 each, and a service partner fee of AED 4,000 plus VAT where the sale value is AED 500,000 or more. The page was updated on 3 November 2026. The sale contract decides who pays which item, so the table shows the amounts on an illustrative AED 1,000,000 purchase rather than assigning them. The VAT lines come from the Federal Tax Authority’s real estate guide of 19 April 2021, which treats the first supply of a residential building within three years of completion as zero-rated and later supplies as exempt, and treats commercial property at the 5% standard rate.
| Item | Rate or amount (DLD page, updated 3 November 2026; FTA guide, 19 April 2021) | On a AED 1,000,000 purchase ($272,294 at AED 3.6725) |
|---|---|---|
| Registration fee | 2% of the sale value paid by each side (4% in total) | AED 20,000 each side ($5,446) |
| Title deed certificate issuance | AED 250 | $68 |
| Knowledge fee and innovation fee | AED 10 each | AED 20 in total ($5) |
| Service partner (trustee) fee | AED 4,000 plus VAT at a sale value of AED 500,000 or more; AED 2,000 plus VAT below that | AED 4,000 plus VAT ($1,089 plus VAT) |
| VAT on a residential building | First supply within 3 years of completion is zero-rated; later supplies are exempt | Depends on completion date |
| VAT on commercial property | Standard rate of 5% | Relevant to the two office cards |
For off-plan projects, Dubai Law No. 8 of 2007 requires a developer who sells units off plan to hold buyers’ payments in an escrow account opened in the project’s name and dedicated to that project’s construction; Article 9 requires a separate account for each project, and Article 14 has the escrow agent retain 5% of the account’s total value after the completion certificate, released a year after units are registered to buyers. The off-plan buyers guide and the buyer rules guide explain how this appears in a purchase, and property tax in Dubai covers the annual position.
The AED 2,000,000 line
The UAE government’s Golden Visa page, updated on 28 July 2026, lists a minimum capital of AED 2 million for real estate investors. At the dirham peg of AED 3.6725 per US dollar, which the Central Bank of the UAE shows in its May 2026 rate table, that is $544,588. Of the 59 priced Dubai cards, 8 have a from-price at or above that figure and 51 have a lower one. Because a card shows a project minimum, a project can sit below the line while some of its larger units sit above it. The Golden Visa guide sets out how the three Dubai government pages treat mortgages and off-plan units; a purchase does not by itself decide a visa.
| Check | Figure | Basis |
|---|---|---|
| Threshold in AED | AED 2,000,000 | u.ae Golden Visa page, updated 28 July 2026 |
| Peg used | AED 3.6725 per US dollar | Central Bank of the UAE rate table, 1 May 2026 |
| Threshold in USD | 2,000,000 / 3.6725 = $544,588 | Arithmetic |
| Dubai cards with a price | 59 | Listing data, 6 November 2026 |
| Cards with a from-price at or above the threshold | 8 of 59 | Dreamz by Danube, Valia at Dubai Creek Harbour, Ellington House Dubai Hills Estate, Alana at The Valley, Ellington Beach House Palm Jumeirah, Ovelle at The Valley, Ocean House by Ellington, Palm Jumeirah, The Sanctuary by Ellington, MBR City |
| Cards with a from-price below the threshold | 51 of 59 | A from-price is a project minimum, not a statement that any unit qualifies or fails |
Property for Sale in Southern Cyprus: Paphos and the euro set
The Southern Cyprus archive has 35 listings, all priced in euros, from €169,000 to €4,830,000 with a median card of €515,000. Twenty-one are tagged Paphos, and the rest sit in Venus Rock, Peyia, Polis, Nicosia and Limassol. The lowest card is a plot, Emerald Plots in Nicosia at €169,000, and the lowest apartment card is Blue Lagoon in Paphos at €195,000. Of the 35 cards, 28 (80%) are at or above €300,000.
| Place tag | Listings | Lowest card | Median card | Highest card |
|---|---|---|---|---|
| Paphos | 21 | €195,000 | €385,000 | €1,100,000 |
| Venus Rock | 5 | €430,000 | €1,125,000 | €1,650,000 |
| Peyia | 4 | €480,000 | €873,000 | €4,830,000 |
| Polis | 3 | €494,000 | €506,000 | €1,850,000 |
| Nicosia | 1 | €169,000 | €169,000 | €169,000 |
| Limassol | 1 | €379,000 | €379,000 | €379,000 |
The euro figure on a Southern Cyprus card is a developer’s starting price in 34 of 35 cases. The exception is Markos Residences, labelled "Developer ask from, excl. VAT". The Department of Lands and Surveys publishes the transfer-fee schedule: 3% on the first €85,000, 5% from €85,001 to €170,000 and 8% above that, no fee where VAT is charged on the same transaction, and a 50% reduction that applies where fees are charged. The table applies those bands to a €400,000 price as arithmetic. The Tax Department’s pages describe a 5% reduced VAT rate for a main residence under conditions and the 19% standard rate otherwise.
| Band of the price | Rate | Fee on a €400,000 price | Arithmetic |
|---|---|---|---|
| First EUR 85,000 | 3% | €2,550 | 85,000 x 0.03 |
| EUR 85,001 to EUR 170,000 | 5% | €4,250 | 85,000 x 0.05 |
| Above EUR 170,000 (EUR 230,000 of a €400,000 price) | 8% | €18,400 | 230,000 x 0.08 |
| Total before any reduction | €25,200 | 2,550 + 4,250 + 18,400 | |
| After the 50% reduction the DLS page lists | €12,600 | 25,200 x 0.5 | |
| Where VAT is charged on the same transaction | No transfer fee | €0 | VAT certificate required |
The Migration Department’s investor page describes a permanent residence route for a first sale of a house or apartment from a development company worth at least €300,000 plus VAT, with payment receipts totalling at least that sum excluding VAT. The Southern Cyprus residency guide covers the conditions in full. None of the 35 cards states a year, so handover timing has to come from the listing page or the sale contract.
The Department of Lands and Surveys also publishes a buyer’s checklist that is useful for any listing in this set: ask for a recent title deed and a search certificate, check encumbrances, access and permits for the building, and confirm with the seller whether VAT applies and at what rate. The secondary purchase guide applies the same logic to resale homes.
Property for Sale in Northern Cyprus: the largest and least priced set
The Northern Cyprus archive holds 117 listings: 58 with a pound-sterling price and 59 showing none. Those 58 cards run from £48,900 to £1,500,000, with a median card of £142,475. The table gives the same view by town. Iskele has the most listings and the most prices; Esentepe and Famagusta have many listings with few prices shown.

Of the 58 priced Northern Cyprus cards, 18 use the prefix "Resale asks from". These are the asking prices of resale units on portals and they are not developer prices. The Sea Life Plus card in Iskele is a worked case: its page header reads "Resale asks from £48,900", which is the lowest card in Northern Cyprus, and the page says the figure matches the lowest studio asking price on a resale portal in April 2026. The page shows 108 homes in the project, no floor area on the project page and no title deed category stated. A reader comparing it with a developer’s "Starting from" card in the same town is comparing two different kinds of number.
Permission and title deeds
The Public Information Office of the TRNC states that foreign people can buy immovable property in the TRNC by applying to the Ministry of Interior and obtaining approval from the Council of Ministers. That permit step comes before the transfer, and whether it is granted is a decision for the authorities. Title also varies by land origin. The four title-deed categories in the TRNC (Turkish pre-1974, Foreign pre-1974, Exchange or Eşdeğer, and TRNC or Tahsis) are explained in the land status guide, and the foreign buyers guide sets out the permit process, fees and limits as they stand. The step-by-step guide and the price guide are further reading, and the developer directory lists the companies behind the new projects.
Three Northern Cyprus listings carry no city tag, and the year field is blank on 101 of the 117. That is a reason to read the listing page, not the card, for status and location. The Northern Cyprus hub links the city archives and the developer pages.
Property for Sale in Türkiye: eleven Istanbul apartment projects
All 11 Türkiye listings are apartment projects in Istanbul, and all state a year between 2023 and 2025. Ten cards are priced in US dollars between $260,000 and $684,000, with a median of $420,500; the eleventh, Hayat Vision in Pendik, is stored in Turkish lira at 5,920,000 and is shown as stored. The Türkiye archive and the Istanbul archive hold the same eleven projects.
| Project | Card price | Prefix | Size range | Stated year |
|---|---|---|---|---|
| Marina Residences Istanbul | $260,000 | Starting from | 125-225 sq m | 2024 |
| Beneglow Istanbul | $313,000 | Starting from | 64-234 sq m | 2024 |
| JW Marriott Residences Tarabya | $355,000 | Starting from | 38-398 sq m | 2025 |
| Evler Residences Istanbul | $370,000 | Starting from | 74-460 sq m | 2024 |
| Maslak Vision Istanbul | $394,000 | Starting from | 75-119 sq m | 2025 |
| Benlexa Istanbul | $447,000 | Starting from | 62-297 sq m | 2024 |

| Hayat Vision Istanbul | 5,920,000 TRY | Starting from | 79-256 sq m | 2024 |
Two official facts frame these cards. Invest in Türkiye states that a foreigner who buys real estate worth at least USD 400,000 can qualify for citizenship, with a declaration not to sell for three years noted on the title deed; the citizenship rules were published in the Official Gazette on 18 September 2018 and Law 5901 dates from 28 July 2016. Of the 10 dollar cards, 5 have a from-price at or above $400,000, which is arithmetic on card prices and not a statement that any unit qualifies. The citizenship guide sets out the process.
The same Invest in Türkiye page records two ownership limits for foreign individuals: up to 30 hectares anywhere in the country, and a total across foreign natural persons that cannot exceed 10% of the area of a district where private property is allowed. For costs, the Revenue Administration’s infographic states that the title deed fee is charged at 2% on the declared price to the buyer and to the seller separately, and that it is calculated on the property tax value where the declared price is lower. The associated costs guide, the tax calculator and the Istanbul apartments page give the wider picture.
Property for Sale in Georgia: Batumi and a $150,000 line
Georgia has 12 listings, all in Batumi. Nine show a US-dollar card price between $45,276 and $250,000, with a median of $83,000; two show no price, and one is the case described below. The Georgia archive holds the lowest dollar-priced card in the archive, at Mardi Hills, and the Batumi price-per-square-metre guide gives the unit-level picture.
| Project | Card price | Prefix | Size | Stated year | Note |
|---|---|---|---|---|---|
| Mardi Hills | $45,276 | Starting from | 26.95 – 112.21 sq m | 2025 | |
| Horizon Grand Residence Batumi | $51,471 | Asks from | 33.1 – 93.4 sq m | not stated | |
| Horizon Elegance, Batumi | $62,000 | none | 57 sq m | not stated | |
| Delux Horizon | $65,000 | Start from | 28 – 57 sq m | not stated | |
| Mardi Stadium | $83,000 | Starting from | not shown | not stated | |
| Mardi City Center Batumi | $86,100 | Asks from | 21.4 – 149.8 sq m | not stated | |
| Wyndham Grand Residences Batumi Gonio Aqua | $134,566 | Starting from | from 31.2 sq m | 2025 | |
| Wyndham Grand Residences Batumi Gonio Rivera | $185,000 | Starting from | 130-150 sq m | 2025 | |
| Wyndham Grand Residences Gonio Villas | $250,000 | Starting from | from 37.3 sq m | 2025 | |
| Wyndham Grand Residences Gonio Family Club | €9,080 per sq m | Developer rate from | from 37.3 sq m | not stated | The figure is a developer rate per square metre, not a total |
| Mardi Aquapark | Price on request | none | 31.4 – 41.75 sq m | 2028 | No price shown on the card |
| Novotel Living | Price on request | none | 28.1 – 79.4 sq m | 2024 | No price shown on the card |
The Wyndham Grand Residences Gonio Family Club card shows 9,080 in euros with the prefix "Developer rate from". Its listing page, checked on 6 November 2026, explains that this is a rate of €9,080 per square metre as of 5 November 2026, not a total price; at the page’s smallest unit of 37.3 square metres the rate implies about €338,684. That is why the card is excluded from the range and is counted here as a data gap rather than as the lowest Georgian price.
On the law, the Law of Georgia on the Legal Status of Aliens states that aliens in Georgia may own property, subject to Georgian legislation. For residence, the Public Service Development Agency lists a short-term permit for an owner of non-agricultural property with a market value exceeding USD 150,000 equivalent in GEL, set by a certified assessor accredited by the national accreditation body, with fees of GEL 300, 450 or 600 depending on the processing time of 30, 20 or 10 days. An investment permit applies above USD 300,000, and indefinite stay can follow after five years of holding. Only 2 of the 9 usable dollar cards are above $150,000, but the test is the appraised market value of what is held, not a card price; the residence permit guide and the legal tips guide cover the process. The National Agency of Public Registry lists ownership registration at GEL 150 in 4 working days, GEL 270 in one working day or GEL 350 on the same day.
Some Batumi projects carry hotel brands, and the Wyndham listing page says that the legal form depends on the contract and the Public Registry entry, not on marketing terms. The same reading applies to any unit sold inside a hotel scheme: the card does not say what is being registered. The living in Georgia guide adds the everyday context.
How to compare Property for Sale listings fairly across countries
Four filters make comparison fairer. The first is currency: a pound card, a euro card and a dollar card cannot be set side by side without a conversion, and this page does not make one. Compare within a currency, or take the buyer’s own rate on the day of payment. The second is price basis: a developer’s "Starting from" figure, a resale ask and an excluding-VAT figure answer different questions. The third is unit: square feet and square metres alternate across the archive. The fourth is what is inside the price, because service charges, parking, furniture and VAT are not part of a card price unless the listing says so.
Per-square-metre arithmetic is only fair where the card gives a clean size. The table works eight examples with the steps shown: five single-size cards and three that use the smallest size in a range, with two of the eight converting from square feet. For ranges, the card price belongs to the smallest unit, so dividing by the smallest size is the consistent choice, but it remains indicative; it is the project’s entry unit, not a market price per square metre. Each result is in the card’s own currency.
| Listing | Card price | Size basis | Size used | Arithmetic |
|---|---|---|---|---|
| Melanie Residences | €260,000 | Single size on the card | 115 sq m | 260,000 / 115 = €2,261 per sq m |
| Horizon Elegance, Batumi | $62,000 | Single size on the card | 57 sq m | 62,000 / 57 = $1,088 per sq m |
| Villa Adriana | €1,650,000 | Single size on the card | 475.95 sq m | 1,650,000 / 475.95 = €3,467 per sq m |
| ESVillas | £1,044,000 | Single size on the card | 548 sq m | 1,044,000 / 548 = £1,905 per sq m |
| Marina Residences Istanbul | $260,000 | Smallest of a 125-225 sq m range | 125 sq m | 260,000 / 125 = $2,080 per sq m |
| Sea Breeze | £80,000 | Smallest of a 38.5-69 sq m range | 38.5 sq m | 80,000 / 38.5 = £2,078 per sq m |
| Lawnz by Danube Properties | $87,100 | Smallest of a 401-984 sq ft range | 401 sq ft = 37.25 sq m | 87,100 / (401 x 0.09290304 = 37.25) = $2,338 per sq m |
| Alef Qurum Residence, Telal Al Qurm | $111,800 | Single size on the card | 674 sq ft = 62.62 sq m | 111,800 / (674 x 0.09290304 = 62.62) = $1,785 per sq m |
The results show why a cross-country ranking built from cards would mislead. Inside one country and one currency the arithmetic runs from €2,261 per square metre at Melanie Residences to €3,467 at Villa Adriana in Southern Cyprus, a gap of about 53%, and the projects differ in location, completion state and what the price includes. Across currencies the figures cannot be set against each other at all. The per-square-metre guides for Dubai, Oman and Batumi use more data per market, and the apartment archive lets a reader see the cards in one list.
Ownership, residency and buying costs side by side
The table below collects the thresholds that readers of a Property for Sale archive most often ask about, each with the date of the page it comes from. The wording follows the source. A purchase meeting a threshold is one condition among several; the issuing authority decides each application, and the thresholds are for individual instruments, not for the listing as a whole.
| Country | Instrument | Threshold or condition | As of | Source |
|---|---|---|---|---|
| UAE | Golden Visa, real estate investor | Minimum capital AED 2,000,000 ($544,588 at AED 3.6725) | 28 July 2026 | u.ae Golden Visa page |
| Oman | Golden Residency | Minimum capital threshold OMR 200,000; ITC property is one of seven routes | 1 September 2025 launch | Invest Oman |
| Türkiye | Citizenship by investment, real estate | USD 400,000 of real estate with a declaration not to sell for three years | Page lists documents up to 1 September 2026 | Invest in Türkiye |
| Georgia | Short-term residence permit, property | Non-agricultural property with market value exceeding USD 150,000 equivalent in GEL, set by a certified assessor | Page read 6 November 2026 | Public Service Development Agency |
| Georgia | Investment residence permit, property | Market value exceeding USD 300,000 equivalent in GEL; indefinite stay may follow after 5 years of holding | Page read 6 November 2026 | Public Service Development Agency |
| Southern Cyprus | Investor permanent residence | First sale of a house or apartment from a development company worth at least €300,000 plus VAT | Page read 6 November 2026 | Migration Department |
| Northern Cyprus | Purchase permit for foreigners | Application to the Ministry of Interior and approval by the Council of Ministers; no value threshold stated | Page read 6 November 2026 | TRNC Public Information Office |
The second table sets out the buying costs that official bodies publish, one row per market. The amounts are the rates on the date shown and can change; the Southern Cyprus and Türkiye figures are percentages, the Georgia ones are fixed amounts in lari, and the Dubai figure splits between seller and buyer by contract.
| Country | Item | Rate or amount | Source and date |
|---|---|---|---|
| Dubai | Registration fee | 4% of the sale value, 2% listed for each side | Dubai Land Department, 3 November 2026 |
| Oman (Maysan) | VAT and registration fee | 0% VAT and 0.5% registration fee on that project | Listing page, 6 November 2026 |
| Southern Cyprus | Transfer fee | 3%, 5% and 8% bands; none where VAT is charged; 50% reduction listed | Department of Lands and Surveys, page read 6 November 2026 |
| Türkiye | Title deed fee | 2% from the buyer and 2% from the seller, on the declared price or the property tax value if higher | Revenue Administration infographic, read 6 November 2026 |
| Georgia | Ownership registration | GEL 150 (4 working days), GEL 270 (1 working day), GEL 350 (same day) | National Agency of Public Registry, read 6 November 2026 |
| Northern Cyprus | Fee schedule | Set by TRNC Land Registry schedules; see the foreign buyers guide for the current figures | UInvest guide |
Annual holding costs also differ and are treated in separate guides: Dubai, Oman and Türkiye. The tables here deal with the cost of acquiring a property. They do not include agent fees, legal fees, mortgage costs or service charges, which are set by contract or by the building and are not fixed by the bodies cited.
Data gaps in this Property for Sale archive, and the Resale status
Any archive of this size has gaps, and a reader should know where they are. The table counts each gap in the listing data on 6 November 2026 and names the listing where there is only one. The gaps fall into three groups: missing information (price, city, type, size, year), information stored in an unexpected form (lira, a per-square-metre rate, no currency), and prices that rest on an asking figure rather than a developer list.
| Gap or caveat | Listings | Detail |
|---|---|---|
| No price shown on the card | 77 | Northern Cyprus 59, Dubai 10, Oman 6, Georgia 2 |
| Price stored in Turkish lira | 1 | Hayat Vision, Istanbul: TRY 5,920,000; not converted and left out of the Türkiye range |
| Price field holds a per-square-metre rate | 1 | Wyndham Grand Residences Gonio Family Club: €9,080 per sq m per its page; left out of the Georgia range |
| No currency stored | 1 | The Pearl Muscat Hills: no price either |
| “Resale asks from” prefix | 23 | Northern Cyprus 18, Dubai 5 |
| Agency, portal or “Asks from” prefix | 5 | Asking figures taken from agency or portal listings |
| No city tag | 3 | Three Northern Cyprus listings |
| No type tag | 1 | Four Seasons Life I, Iskele |
| Tagged both Apartment and Villa | 38 | Mixed projects; the card price is one minimum for the whole project |
| Tagged Cheap Houses | 10 | 9 of the 10 also carry the Apartment tag |
| No size shown | 107 | Sizes that are shown: 117 in square metres, 70 in square feet |
| No year stated | 162 | Includes all 35 Southern Cyprus cards |
Mixed tags need the most care. A listing tagged Villa and Apartment may be mainly one of the two, and a Cheap Houses tag does not mean a house. Where this page says a type, it follows the tag, and where the listing page says otherwise, the listing page prevails. The same holds for city tags: Al Seeb is attached to Sultan Haitham City and Al Mouj listings in Oman, and the Courtyard Platinum Iskele card is tagged Boğaz, not Iskele.
Status: For Sale and Resale
The archive on this page is the For Sale status. Resale is a separate status, and one listing carries both: Muscat Bay, Oman: completed freehold villas and apartments, with a card price of $234,100, a size from 850 sq ft and a stated year of 2024. The 23 cards that use the prefix "Resale asks from" are a different thing: they are listings in the For Sale status whose price comes from resale asking figures, not listings carrying the Resale status tag.
Checklist before reserving any Property for Sale listing
The checklist draws on the Department of Lands and Surveys’ buyer guidance, on the escrow rules cited above and on the listing data. It applies to every market in the archive, and the first step is always to move from the card to the project’s own page and documents.
- Confirm the price basis: read the prefix, the currency and whether VAT is included, and ask what the figure covers.
- Ask for the title position in writing: freehold, leasehold or another form, and for Northern Cyprus the title deed category, using the land status guide.
- Request a recent title deed or registry extract and a search certificate, and check for encumbrances, court orders and access problems; the Cyprus Department of Lands and Surveys lists these checks in its buyer guidance.
- For off-plan units, ask for the escrow account details, the building permits and the handover date in the contract; in Dubai the escrow account is project-specific under Law No. 8 of 2007, and in Oman the zones regulations of 20 September 2026 include escrow requirements.
- Check the stated size and its basis (built-up, gross or net) and the unit of measure.
- Check the permit or approval step where one exists, such as the Council of Ministers approval in Northern Cyprus or the registry step in Georgia.
- Ask for the full list of one-off costs and the annual service charge, and keep the payment schedule tied to construction milestones.
- If a residency or citizenship instrument matters, read the issuing authority’s page on the day of purchase; the rules and the valuation method differ by country.
None of these steps depends on the card price, and none replaces an independent lawyer in the country concerned.
Frequently Asked Questions
How many listings are in the Property for Sale archive?
The Property for Sale archive holds 294 public listings as of 6 November 2026: 117 in Northern Cyprus, 69 in Dubai, 50 in Oman, 35 in Southern Cyprus, 12 in Georgia and 11 in Türkiye.
Why do some Property for Sale cards show no price?
Of the 294 cards, 77 show no price: 59 in Northern Cyprus, 10 in Dubai, 6 in Oman and 2 in Georgia. These read "Price on request" or are blank, and the listing page or the developer is the place to ask for the price list.
Is the card price the price of the apartment, villa or townhouse I filtered by?
Not necessarily. The card shows the project’s lowest from-price, and many projects carry several type tags, so the figure may be the smallest apartment price even in a villa or townhouse archive. The listing page shows the unit types and what each costs.
Are all prices in the same currency?
No. Each listing is shown in the currency stored on it: US dollars for Oman, Dubai, Türkiye and Georgia, pounds for Northern Cyprus and euros for Southern Cyprus. This page does not convert between them, and one Istanbul card is stored in Turkish lira.
What does "Resale asks from" mean?
It marks an asking price taken from resale listings on portals, not a developer list price. 23 cards use it, 18 in Northern Cyprus and 5 in Dubai, and the figure can change without notice.
Which Property for Sale listings are near a residency or citizenship threshold?
The thresholds apply to the value of a purchase under each country’s rules and not to a card price. For reference, Dubai’s Golden Visa line is AED 2,000,000 ($544,588 at AED 3.6725), Türkiye’s citizenship line is $400,000 and Georgia’s short-term permit line is above $150,000 appraised value. The issuing authority decides each application.
What does a foreigner need before buying in Northern Cyprus?
A purchase permit: the TRNC authorities state that foreign people apply to the Ministry of Interior and need Council of Ministers approval. The title deed category of the property is a separate check.
Why do some cards give sizes in square feet?
Dubai cards and most Oman cards use square feet, 70 cards in all, while 117 cards use square metres. One square foot is 0.09290304 square metres, so 1,000 sq ft is about 92.9 square metres.
What should I check before reserving a Property for Sale listing?
The price basis, the title position, the registry extract and search certificate, the permits and escrow arrangements for off-plan units, the size basis and the full list of costs. The checklist above sets out each step.
What is the difference between For Sale and Resale?
They are two statuses. This page covers the For Sale status, and one listing, the completed Muscat Bay project, also carries the Resale tag. Cards with the "Resale asks from" prefix are For Sale listings whose price comes from resale asks.
