The Sustainable City – Yiti (TSCY) is a joint venture between Diamond Developers (UAE) and OMRAN, delivered under SDIC, set to become the largest sustainable community in the world. Located within the Yiti Integrated Tourism Development Masterplan on Muscat’s southern coast, TSCY is a distinct, purpose-built sustainability-focused project — separate from other developments in the Yiti area.
The masterplan will comprise 300 villas, 1,225 apartments and 132 luxury serviced apartments. Residential options include studios and one- to two-bedroom apartments ranging from 49 to 120 square metres, plus three- and four-bedroom villas from 256 to 500 square metres. The development also includes Nikki Beach-branded residences with mountain and sea views.
As part of the Yiti ITC masterplan, TSCY is sold with full freehold title to buyers of any nationality. A qualifying purchase also supports an Oman residency visa application, with higher-value units eligible for the 10-year Golden Residency programme.
Pricing at TSCY starts from approximately OMR 66,000, positioning it competitively within Oman’s freehold market given its scale and sustainability branding. Handover was targeted for Q4 2025, with later masterplan phases continuing to release.
