New Property Launches in Oman 2026: Projects, Prices, Handovers

This guide to new property launches in Oman 2026 was checked on 16 October 2026. It lists the residential projects that were unveiled, put on sale or formally appointed a developer during the year, names the company behind each one, and shows the entry price, tenure and handover target wherever our own listing pages or named press reports state them. Some projects on the list were first announced in late 2025 and are still selling in 2026; they are marked as such so that a 2025 launch is not presented as a 2026 one.

By the end of the guide you will be able to read a launch announcement the way a regulator would: which licence has to come first, what an investment value does and does not tell you, how a payment plan translates into money paid before the keys are handed over, and how each project sits against the Golden Residency rule (a single Integrated Tourism Complex property worth at least OMR 200,000, decided by the Royal Oman Police) and the Owner Visa (Royal Oman Police Decision 87/2026, no minimum value, sponsor-free and tied to ownership). Prices are shown in Omani rials with US dollars in brackets, using the fixed peg of 2.6008 US dollars per rial, and every price is as of the date shown for it.

What Counts as a Launch in This Guide

The word “launch” is used loosely in Omani real estate coverage, and four different events are often reported under it. A sales launch is the day a developer opens reservations and publishes prices. A price-list release is a later, narrower event in which a batch of units receives a number. A master-developer appointment, such as a sub-development agreement, says who will build and sell a block but does not by itself put a unit on the market. A ground-breaking or cornerstone ceremony shows that works have started, which is useful evidence but not a sale.

This guide keeps those four events apart. When a source reports a sales launch with a date, the date is given. When a project is only an agreement, it is described as an agreement. When our listing page carries a price list with a date but no launch date, that is what is reported. The guide is not a ranking, and nothing here is advice to buy; it is a reference sheet for comparing what has been announced in 2026 with what the rules say a launch must rest on.

One point of market context helps with scale. According to figures from the National Centre for Statistics and Information reported by the Oman Observer on 23 June 2026, the real estate price index rose 15.9% in the first quarter of 2026 against the first quarter of 2025, and the value of transactions reached OMR 678.1 million ($1.76 billion) by the end of March, up 18.4% year on year. The same report puts residential prices up 17.6%, with residential land up 21%, villas up 9% and apartments up 4.4%, and residential land in Muscat up 43.6%. Those are market-wide index movements, not forecasts for any single project.

New Property Launches in Oman 2026 at a Glance: A Quarter-by-Quarter Timeline

The table below puts the dated events from this guide in order. Each row names the source type. Events from December 2025 are included only because the 2026 sales activity of those projects follows from them.

Date Project or event Developer or body What was reported
1 and 2 Dec 2025 Jood and Yamal Talaat Moustafa Group with Al Muhaidib Group Launch announced; cornerstone laid; phased sales begin (first phases of 600 and 700 units)
10 Dec 2025 Vistal by Victoria Swarovski, Al Mouj LEO Developments Opened for freehold sales (Oman Observer)
12 Jan 2026 Luma Residences, Muscat Bay Muscat Bay (Saraya Bandar Jissah) Unveiled: about 240 freehold units, RO 20 million
21 Jan 2026 Olive Farms by Raya, phase 2, Jebel Sifah Muriya Phase 2 unveiled; phase 1 reported sold out
8 Feb 2026 Jood and Yamal sales mandate Hamptons International Oman Exclusive international sales mandate signed
14 Feb 2026 Azura Beach Residences 3 and 4, Al Mouj Al Mouj Muscat Final release: 570 apartments and 41 chalets

6 May 2026 Marina-district project, Al Mouj Aurelian Development, appointed by Al Mouj Muscat Sub-development agreement for 176 apartments
1 Oct 2026 ALMAR Residences Aurelian Development Price list dated; offered as a pre-launch on our listing page
5 to 8 Oct 2026 Urban October, Muscat Ministry of Housing and Urban Planning 20 agreements worth over RO 1 billion signed or awarded on the opening day
7 Oct 2026 Zaha Residence, Wadi Zaha Al Ahly Sabbour Unveiled at the expo; RO 10 million Bank Dhofar financing
13 to 15 Oct 2026 Madinat Al Irfan homes; Yiti Hills and Oases Omran Group with Grova and Aurelian RO 44.5 million and RO 78 million agreements

The pattern in the new property launches in Oman 2026 is easier to see in prose. The first quarter was a sales quarter: Luma, Olive Farms phase 2, Azura 3 and 4, Golf Hills and the Hamptons mandate all fall between January and February. In the dated reports gathered here, the second and third quarters carry fewer new residential releases and more regulation, with Royal Decree 79/2025 taking effect in March and the free-zone regulation reported in September. The fourth quarter to date is a cluster of expo-driven announcements and agreements, several of which describe homes that are not yet on sale.

How to Read a Launch Under Royal Decree 79/2025

Any account of new property launches in Oman 2026 has to start with the rulebook, because the licence sequence decides whether a launch is a sale or a plan. Royal Decree 79/2025 was issued on 10 September 2025 and, as our Law 79/2025 explainer sets out, applies from March 2026. It replaced the older brokerage law, the apartment-ownership system and the 2018 escrow regime. For an off-plan project on the mainland the order of steps is a developer licence, a project licence for each phase, a project-specific escrow account at a registered bank, an advertising licence, and only then a Ministry-approved contract recorded in the preliminary register.

The practical reading is simple. A press release that says a project has been “launched” should be followed by a licence that exists. Our marketing-threshold article summarises a Ministry statement of 25 July 2026 saying that licensing and registration must be complete before a project is announced, promoted or sold. The mainland initial-deposit percentage is left to the executive regulations and is not a published figure. For special and free zones, the Oman Observer reported on 21 September 2026 that the executive regulation issued under OPAZ Decision 81/2026 requires 20% of total project cost to be funded before marketing, caps marketing spending at 3% of the escrow balance and requires developers to hold back at least 5% of each unit’s sale value for a year after registration.

Registration also changed in 2026. The Oman Observer report cited above says Royal Decree 56/2026 promulgated a new Real Estate Registry Law that gives electronic records full legal validity and allows property to be registered in the names of non-Omanis, companies and legal entities, subject to regulations. For a buyer, the practical test of any launch is the paperwork: the licence, the escrow account, the contract form and the registry entry, in that order. A developer’s marketing material is not one of those documents.

New Property Launches in Oman 2026 on the Muscat Coast: Azura, Vistal, ALMAR and Yiti Hills and Oases

Al Mouj Muscat produced the densest run of releases on the coast. The Oman Observer reported on 14 February 2026 that Al Mouj launched phases 3 and 4 of Azura Beach Residences, described as the final release of the project, with 570 apartments and 41 four-bedroom duplex chalets. The same report says phase 1 launched in July 2025 and phase 2 in October 2025. According to our Azura Beach Residences listing page, prices start from OMR 85,000 ($221,000), tenure is freehold for buyers of any nationality, and the master developer is Al Mouj Muscat, owned by Majid Al Futtaim (50%), OMRAN (40%) and Tanmia (10%).

Vistal by Victoria Swarovski belongs to the same estate. The Oman Observer reported on 10 December 2025 that LEO Developments had opened the branded project for freehold sales, so it is a late-2025 launch that carried into 2026. Per our Vistal listing page, completion is scheduled for Q4 2029, the one-bedroom from-price is OMR 139,995 ($364,100) for about 68 m², and the two-bedroom from-price is OMR 235,005 ($611,200) for about 115 m².

ALMAR Residences by Aurelian is the newest sales offer on the coast. The Oman Observer reported on 6 May 2026 that Al Mouj Muscat and Aurelian Development signed a sub-development agreement for a residential project in the marina district with 176 apartments and about 39,000 m² of built-up area. Our ALMAR Residences listing page carries a price list dated 1 October 2026 and calls the offer a pre-launch. It describes a building of a basement, ground floor, ten floors and a roof; 62 one-bedroom, 61 two-bedroom, 27 two-and-a-half-bedroom and 12 three-bedroom apartments, 10 Sunset Houses and 4 penthouses; and a handover indicated for Q2 2029. The price list covers 36 of the 176 residences. The entry figure is OMR 99,131 ($257,820) for a one-bedroom paid 100% upfront, a footnote that applies to units 222 and 235 only; the same kind of unit on the instalment plan is OMR 101,853 ($264,899).

The October announcements add a second Aurelian item. The Oman Observer reported on 13 October 2026 that Omran Group signed an agreement with Aurelian Development for Yiti Hills and Oases, valued at RO 78 million ($202.9 million). It is the fourth phase of the Yiti Integrated Tourism Development masterplan, covers about 200,000 m², and includes a five-star resort and 490 residential units, with Aurelian overseeing design, construction, marketing and sales management. A quick piece of arithmetic shows why an investment value is not a price: OMR 78 million divided by 490 units is OMR 159,184 per unit, but the total also pays for the resort, so it says nothing reliable about what a home will cost.

Muscat Bay, Yiti and Muscat Hills: Luma, AIDA, Golf Hills and Dar Muscat Hills

East of the Al Mouj estate, the year began with Luma Residences at Muscat Bay. The Oman Observer reported on 12 January 2026 that Muscat Bay unveiled the project with an investment of RO 20 million ($52.0 million), about 240 freehold residential units and about 37,000 m² of built-up area. Our Luma Residence listing page gives the mix as 156 apartments, 52 townhouses and 32 villas, a handover of Q1 2029, and from-prices of $300,500 for a 113 m² two-bedroom apartment, $568,400 for a 242 m² townhouse and $650,200 for a 278 m² three-bedroom villa. The listing quotes a service charge of OMR 8.27 per m² a year for apartments and OMR 6.27 per m² for villas.

The AIDA estate at Yiti is a Dar Global development in partnership with Omran Group, and its releases in 2026 reach us as price lists rather than dated press launches. The Amour Sans Détour listing page shows 51 three-bedroom villas of about 91 to 92 m² priced from OMR 126,800 ($329,781) to OMR 152,960 ($397,818) with a reservation token of OMR 4,000, and the parent AIDA listing page covers the wider set of villa lines. Because these are price lists, they show what a developer is asking for specific units, not when a licence was issued.

Golf Hills in Muscat Hills is Al Osool’s freehold tower project. Gulf Construction Online reported the unveiling in late February 2026, describing three towers and 366 apartments on a site of over 11,000 m², open to Omanis and expatriates. Our Golf Hills listing page lists three towers with 323 apartments in the current release, a Q4 2028 handover target, a one-bedroom from OMR 62,900 ($163,600) at 60 m², a three-bedroom from OMR 195,200 ($507,700) at 155 m², and a service charge of OMR 6.5 per m². The difference between 366 and 323 is most likely a difference between the whole scheme and the units in the current release, which is itself a lesson in reading launch numbers.

The Dar Muscat Hills listing page is different again. It describes 207 apartments (55 studios, 106 one-bedroom, 38 two-bedroom and 8 three-bedroom units), 15 shops and 4 offices in Madinat Al Irfan, with internal areas from 48.65 m² for a studio to 140.28 m² for a three-bedroom and a brochure handover of the beginning of December 2029. The developer is Dar Arabia Development. Commercial units like these are covered separately in our developer guide, which maps who builds what in Oman.

New Property Launches in Oman 2026 in Sultan Haitham City and Al Seeb: Jood, Yamal and Wadi Zaha

The biggest announced investment of the past year, by reported value, came from Talaat Moustafa Group. The Al Muhaidib Group announcement records that Talaat Moustafa Group Holding and Al Muhaidib Group announced Jood and Yamal on 2 December 2025, with a combined investment of more than $5 billion, more than 4.9 million m² and more than 15,000 residential and tourism units. The Oman Observer’s 1 December 2025 cornerstone report gives the first phases as 600 units at Jood and 700 at Yamal. In 2026 the story moved to sales: Muscat Daily reported on 8 February 2026 that Hamptons International Oman signed an exclusive international sales mandate for both.

Our Jood listing page shows a 2.7 million m² site in Sultan Haitham City with 7,746 homes planned (5,352 apartments and 2,394 villas), a two-bedroom from OMR 78,437 ($204,000) at 106 m², and a handover target of Q1 2030. Our Yamal listing page shows a coastal site of 2.21 million m² with 1,760 m of coastline, a one-bedroom from OMR 63,750 ($165,800) at 69 m², and a developer handover of Q4 2029. Both pages describe the projects as Integrated Tourism Complexes sold freehold.

Wadi Zaha, from the Egyptian developer Al Ahly Sabbour, launched earlier but produced October news. TradeArabia reported on 7 October 2026 that the developer unveiled Zaha Residence at the Urban October expo, that Wadi Zaha holds 824 residential and commercial units, that about 350 units are under construction with completion due in 2028, and that a RO 10 million ($26 million) financing deal was signed with Bank Dhofar. The developer says about 80% of units have sold. Per our Wadi Zaha listing page, the project launched on 16 January 2025, the foundation stone was laid in February 2026, the handover target is Q1 2028, and a studio of 54 m² starts at OMR 60,366 ($157,000).

Two other projects in the city sold from 2025 and remain on the market in 2026. Per our Yenaier Residences listing page, the developer Adante Realty launched in January 2025, with a studio from OMR 67,210 ($174,800) and a Q4 2027 target; and per our Sarooj Oasis Apartments listing page, apartments start at about OMR 31,600 ($82,185) with full completion targeted for Q3 2028.

Madinat Al Irfan: The October 2026 Home Agreements

The most recent item in the whole sequence is also the least finished. The Oman Observer reported on 15 October 2026 that Omran Group and Grova Developments, the real estate arm of Hassan Allam Holding, will deliver two residential projects at Madinat Al Irfan worth RO 44.5 million ($115.7 million): a residential neighbourhood of RO 29 million ($75.4 million) and a branded residences project of RO 15.5 million ($40.3 million). The report calls this the first phase of housing within a masterplan of 7 million m² that envisages 10,000 residential units, says Hassan Allam Construction will build both projects, and states that further details of the offerings are expected in the coming months.

That last sentence matters for how the news should be read. An agreement between a master developer and a delivery partner is a step toward a sales launch, not the launch itself. Under the sequence described above, licences, escrow and an approved contract would still have to exist before any unit is reserved. The figures also show why an investment total cannot be divided into a price: RO 44.5 million spread across 10,000 planned homes would be OMR 4,450 per home, a number with no meaning because the first phase is only a small part of the masterplan.

Jebel Sifah, Salalah and Taqah: Olive Farms, Mira, Amazi and the Sea Front

Muriya, the developer of Jebel Sifah and Hawana Salalah and a partnership between Orascom Development and OMRAN, added a new phase rather than a new estate. Gulf News (last updated 21 January 2026) reported phase 2 of Olive Farms by Raya, with one-bedroom farmhouses from OMR 77,250 ($200,912) and two-bedroom farmhouses from OMR 123,600 ($321,459), and said phase 1 sold out in record time. Our Olive Farms listing page describes 46 single-storey villas, quotes an entry villa from OMR 75,000 ($195,100) in January 2026, a Q4 2028 handover target and a freehold title inside the Jebel Sifah Integrated Tourism Complex. The two price points differ by OMR 2,250, which is the sort of gap that comes from quoting different villa types or different dates.

The Muriya news in the third quarter was about hotels rather than homes. The Oman Observer reported on 3 September 2026 that Muriya plans about 1,000 new hotel rooms at Hawana Salalah and Jebel Sifah over three to five years, and that the first phase of the Amazi residential development at Hawana Salalah was close to 80% complete and on schedule for handover in Q1 2027.

Mira Ocean Estates, from the Dubai company Mira Developments, sits beside Hawana Salalah. Per our Mira Ocean Estates listing page, the scheme has 263 residences (222 apartments, 21 villas and 20 townhouses), studios from AED 550,000 (OMR 57,574, or $149,738), a booking deposit of AED 55,000 and a handover target of Q4 2028, sold furnished inside an Integrated Tourism Complex. Further down the Dhofar coast, our Sea Front Residences listing page shows 94 studios from OMR 49,485 ($128,700), a Q4 2027 target, and a 99-year renewable leasehold rather than freehold, a distinction the price alone does not reveal.

Government-Led Housing Beside the New Property Launches in Oman 2026

A second group of launches comes from the state rather than from private developers. The Times of Oman reported that the Oman Home and Building Expo opened on Monday 5 October 2026 as part of Urban October, organised by the Ministry of Housing and Urban Planning with UN-Habitat, and that 20 partnership, development and tender-award agreements worth more than RO 1 billion were signed on the opening day. Zawya carried the same package under a US-dollar headline of $2.5 billion.

Agreement (5 Oct 2026) Investment Homes Implied investment per home
A’Thuraya City, Neighbourhood 5C (Zawaya Group) RO 45 million 220 OMR 204,545
A’Thuraya City, Neighbourhoods 5A and 5B (Al Namaa Real Estate) RO 55 million 265 OMR 207,547
Surooh programme, 8 agreements in 8 wilayats RO 186.6 million 2,443 OMR 76,396
Of which Surooh, Taqah RO 47 million 580 OMR 81,034
Khazaen Economic City (Mada Group) RO 50 million — —

The last column is a simple division and not a sale price: investment values include infrastructure, and the Surooh scheme builds housing for citizens under the Ministry’s programme. Our own guide to Omani property foreigners cannot buy explains how to tell such stock from freehold property open to foreign buyers. The point for anyone tracking new property launches in Oman 2026 is that the biggest unit counts in the October list belong to government programmes, while the privately developed freehold launches described earlier are measured in hundreds of units.

Entry Prices Side by Side

The table compares the entry unit of each project that has a price and a size on our listing pages. Rial prices are shown with US dollars in brackets, and the last column divides price by the stated size. Sizes are as each page states them and may be net or gross areas, so the per-m² figure is an indication for reading across projects, not a like-for-like measure. A fuller ranking of 29 projects is in our price per square metre article.

Project (unit) Entry price Size OMR per m² Handover target
Alef Qurum Residence (1-bed) OMR 42,987 ($111,800) 62.6 m² 687 Q2 2029
Jood (2-bed) OMR 78,437 ($204,000) 106 m² 740 Q1 2030
Yamal (1-bed) OMR 63,750 ($165,800) 69 m² 924 Q4 2029
Golf Hills (1-bed) OMR 62,900 ($163,600) 60 m² 1,048 Q4 2028
Wadi Zaha (studio) OMR 60,366 ($157,000) 54 m² 1,118 Q1 2028
Luma Residence (2-bed) OMR 115,541 ($300,500) 113 m² 1,022 Q1 2029
Sea Front Residences (studio) OMR 49,485 ($128,700) 56 m² 884 Q4 2027
ALMAR Residences (1-bed, instalment plan) OMR 101,853 ($264,899) 72 m² 1,415 Q2 2029
Vistal (1-bed) OMR 139,995 ($364,100) 68 m² 2,059 Q4 2029

Three readings follow from the numbers. First, the lowest entry tickets, Alef Qurum and the Sea Front studios, are also among the lower prices per m², but the Sea Front figure comes with a leasehold title and Alef Qurum with a 2029 handover. Second, the spread in price per m² is wide, from OMR 687 to OMR 2,059, which is a factor of three; the high end is a branded beachfront project and the low end is a masterplan community inland. Third, a lower price per m² does not mean a lower total cost, because service charges, furnishing and registration fees sit on top. Per our listing pages, Alef Qurum quotes OMR 5 per m² a year, Wadi Zaha OMR 5 to 6, Golf Hills OMR 6.5, Luma OMR 8.27 for apartments, and Vistal OMR 19.8; our service charges guide explains how the yearly bill is calculated.

Payment Plans: What Is Paid Before the Keys

Payment plans are where launches differ most, and the headline price hides it. The table shows, for each plan as stated on our listing pages, the share of the price due before completion.

Project Plan as stated on the listing page Paid before completion
ALMAR Residences 10% at signing, six milestone payments of 9%, 36% at handover 64%
Jood (4.5-year plan) 2.5%, 17.5%, 15%, 15%, three of 15%, 5% on completion 95%
Alef Qurum Residence OMR 2,000 booking, 20% down, ten quarterly payments of 6.5%, 15% on completion 85% (plus the booking fee)
Golf Hills 20% on booking, four payments of 15%, 20% on completion 80%
Luma Residence Eight instalments, 50% on completion 50%
Mira Ocean Estates 10%, 10%, 5%, 5%, 10%, 10%, then 50% at handover 50%
Olive Farms 10% on booking, twelve quarterly payments of 7.5% 100%

Here is the arithmetic for the ALMAR plan on the instalment price of OMR 101,853. The 10% signing payment is OMR 10,185.30. Each of the six 9% milestone payments is OMR 9,166.77, which is OMR 55,000.62 for the six. The final 36% is OMR 36,667.08. Added together the three parts come to OMR 101,853.00. The buyer has therefore paid OMR 65,185.92 (64%), or $169,536, before the handover, and the milestone payments are triggered when the developer notifies a completed construction stage, so their dates depend on the pace of building. Our listing page gives the indicative window as Q2 2027 to Q4 2028.

Jood works differently because it is time-based. On the $204,000 two-bedroom, the first payment of 2.5% is $5,100 on booking and the second of 17.5% is $35,700 within a month, so $40,800 (20%) is paid in the first month. A further 15% at 12 months and 15% at 24 months bring the total to 50% two years in, and three payments of 15% in the following two years take it to 95%, with 5% due on completion. In a time-based plan the buyer pays on dates; in a milestone plan the buyer pays on construction events. Neither is better in itself, and both are fixed in the sale and purchase agreement. Our payment plans comparison takes this further.

Handover Dates Across the 2026 Launches

A launch date says nothing about when a home is ready. Using the targets on our listing pages, the Sea Front Residences are dated Q4 2027, Wadi Zaha Q1 2028, Golf Hills and Olive Farms Q4 2028, Mira Ocean Estates Q4 2028, Luma Q1 2029, ALMAR and Alef Qurum Q2 2029, Vistal and Yamal Q4 2029, and Jood Q1 2030. A project launched in January 2026 and finished in Q1 2029 spans about three years; Jood, launched in December 2025 with a Q1 2030 target, spans over four. These are developer targets, and the sale and purchase agreement states the contractual date.

Our handover calendar lists every project in date order and flags the five that already conflict between sources. Reading it next to this guide helps separate a project that is under construction from one that has only a price list, which matters because only the first has works that an escrow release can be tied to.

Residency: Where Each Launch Stands Against the OMR 200,000 Line

Residency rules explain why entry prices matter. The Golden Residency needs a single Integrated Tourism Complex property worth at least OMR 200,000 ($520,160), and the Royal Oman Police decide each application; two smaller purchases do not combine. The Owner Visa, under Royal Oman Police Decision 87/2026, has no minimum value, is sponsor-free and is tied to ownership. Our residency comparison sets out the difference. The table applies the Golden Residency line to the entry and upper units named on our listing pages, which describe the tenure of each site.

Project and unit Price Against OMR 200,000
Golf Hills, 3-bedroom (from) OMR 195,200 ($507,700) OMR 4,800 below
Luma Residence, townhouse (from) OMR 218,548 ($568,400) OMR 18,548 above
Luma Residence, 3-bedroom villa (from) OMR 250,000 ($650,200) OMR 50,000 above
Vistal, 2-bedroom (from) OMR 235,005 ($611,200) OMR 35,005 above
Wadi Zaha, 3-bedroom (from) OMR 146,993 ($382,300) OMR 53,007 below
Yenaier, 3-bedroom (from) OMR 129,153 ($335,900) OMR 70,847 below
Jood, villa (from) OMR 158,567 ($412,400) OMR 41,433 below

The comparison shows that most of the new property launches in Oman 2026 sit below the Golden Residency line at entry level, while the larger units at Luma and Vistal sit above it. Whether a given unit qualifies depends on the price that counts for the application, on the site being an Integrated Tourism Complex, and on the Royal Oman Police decision. Our ALMAR listing page notes that nine priced units there reach the threshold and advises confirming which price counts. The Owner Visa, by contrast, does not depend on price, though per our listing pages it lasts six months to a year, is renewable and ends if the property is sold. In every case a purchase supports an application; it does not itself confer residency.

A Checklist for Reading New Property Launches in Oman 2026

The checks below are drawn from the rules and the examples above. They are a reading aid, not a recommendation.

Question Where the answer should appear Why it matters
Is there a developer licence and a project licence? Ministry of Housing and Urban Planning register or the developer’s documents Royal Decree 79/2025 makes licensing the first step
Is there a project escrow account? Sale and purchase agreement and bank details Payments are held against verified construction progress
Is the site an Integrated Tourism Complex? Ministry confirmation and the contract Decides freehold for foreigners and the Golden Residency route
Is the title freehold or leasehold? Contract and registry entry The Sea Front studios show how leasehold changes the picture
Is this a price list, an agreement or a sale? Press release wording and dates Madinat Al Irfan and Yiti Hills and Oases are agreements
What is due before handover? Payment schedule Ranges here from 50% to 100% before completion
What is the yearly service charge? Contract, per m² per year Quoted rates here run from OMR 5 to OMR 19.8 per m²

Our off-plan buying process guide walks through the same steps in the order a buyer meets them, and the marketing-threshold article explains the licensing gate in more detail.

On the dated reports used here, the 2026 sales launches are Luma Residences (12 January), Olive Farms phase 2 (reported 21 January), Azura Beach Residences phases 3 and 4 (14 February) and Golf Hills (February), with the Zaha Residence unveiling on 7 October. Jood, Yamal, Wadi Zaha, Yenaier and Vistal launched earlier and were still selling in 2026.

Are the Madinat Al Irfan homes on sale?

The Oman Observer reported on 15 October 2026 that the Omran Group and Grova agreements launch the first phase of housing in the destination and that further details of the offerings are expected in the coming months. It is an agreement for delivery, so no prices or handover dates have been announced in that report.

How low do entry prices go among the 2026 launches?

Among the projects with a price on our listing pages, Sarooj Oasis apartments start at about OMR 31,600 ($82,185) and Alef Qurum Residence at OMR 42,987 ($111,800), while the Sea Front Residences studios, at OMR 49,485, are a 99-year renewable leasehold. Prices change, and these are as of 16 October 2026.

Does buying in one of these launches give residency?

Not by itself. The Golden Residency requires a single Integrated Tourism Complex property worth at least OMR 200,000, decided by the Royal Oman Police. The Owner Visa under Decision 87/2026 has no minimum value, is sponsor-free and is tied to ownership. Among the new property launches in Oman 2026, only some units reach the Golden Residency line.

What does an investment value in a press release tell me?

For new property launches in Oman 2026 it describes the total spend on a development, often including infrastructure, a hotel or a resort. Yiti Hills and Oases is reported at RO 78 million with 490 homes and a five-star resort, so dividing by units gives OMR 159,184 but not a price.

How are new property launches in Oman 2026 regulated?

For mainland off-plan projects, Royal Decree 79/2025 requires developer and project licences, a project escrow account and an advertising licence before marketing. For special and free zones, the Oman Observer reported on 21 September 2026 a 20% funding threshold under OPAZ Decision 81/2026.

Which launches are freehold and which are leasehold?

Per our listing pages, Luma, Olive Farms, Jood, Yamal, Wadi Zaha, Golf Hills and Mira Ocean Estates are described as freehold, while the Sea Front Residences in Taqah are a 99-year renewable leasehold. Confirm the title category in the contract before reserving.

How long between launch and handover for the 2026 projects?

Developer targets on our listing pages run from Q4 2027 for the Sea Front Residences to Q1 2030 for Jood, so between about two and four years. These targets are not contractual dates.

Do payment plans differ much between these new property launches in Oman 2026?

Yes. Per our listing pages, 50% is due before completion at Luma and Mira Ocean Estates, 64% at ALMAR, 80% at Golf Hills, 95% at Jood on the 4.5-year plan and 100% at Olive Farms. The schedule is fixed in the sale and purchase agreement.

Where can I follow the next releases?

Our developers hub at the Oman developer directory profiles the companies behind many of these projects, and the Ministry of Housing and Urban Planning publishes its own project and exhibition announcements.
