Property for Sale in Salalah, Oman: What Foreigners Can Buy (2026)

Property for sale in Salalah is open to foreign buyers in a short list of places, and the form of ownership changes from one project to the next. As of 26 October 2026, our six Dhofar listing pages show freehold homes inside the Hawana Salalah Integrated Tourism Complex (ITC) from OMR 57,574 ($149,738), a plot-with-villa offer from OMR 750,000 ($1,950,600), and two buildings at Taqah, about 31 to 34 km east of the city, where one declares a 99-year renewable leasehold and the other leaves tenure to its reservation documents. The lowest entry price on the six pages is OMR 49,485 ($128,700), and it belongs to the leasehold building.

This guide sets every price, size, handover date and payment term next to the legal rule that decides who may own it. You will see what the law and the Ministry of Housing and Urban Planning say about foreign ownership in Dhofar, how each listing compares by price per square metre, how far each one sits from Salalah city and the airport, which listings reach the OMR 200,000 line for Golden Residency, what the 3% registration fee and 5% VAT add to a price, and what the khareef season, rents and the 2018 cyclone tell you about the market. Figures are as of 26 October 2026 and come from the listing pages and the official or press sources linked at the end.

Can Foreigners Buy Property in Salalah?

Yes, inside a designated Integrated Tourism Complex. Royal Decree 12/2006, published in Official Gazette 810 on 1 March 2006, regulates non-Omani ownership in ITCs. According to a Times of Oman summary of 25 July 2026, Omani and non-Omani individuals and companies may own built units or plots designated for construction there, and non-Omani owners of a completed unit may obtain renewable residency for themselves and first-degree relatives. Hawana Salalah is the ITC behind most property for sale in Salalah today.

Outside ITCs the picture is narrower. Oman Observer reported in November 2018 that Royal Decree 29/2018 bars non-Omanis from owning land and real estate in Musandam, Al Buraimi, Al Dhahirah, Al Wusta and Dhofar, with the wilayat of Salalah excepted, and a March 2022 Oman Observer report repeated the Dhofar and Salalah wording, added that ITCs in every governorate are outside the ban, and described value thresholds of OMR 250,000 and OMR 500,000 linked to residency cards for ownership outside the restricted places. Agricultural land is closed to non-Omanis in every governorate. On 28 June 2026 the Ministry of Housing and Urban Planning said that recent residency amendments do not widen ownership and that foreign ownership remains limited to ITCs, the future cities of Sultan Haitham City, Al Thuraya City and Al Jabal Al Aali, and integrated neighbourhoods such as Surooh. The statement as reported by Gulf News does not mention Salalah or Dhofar by name.

Taqah, Mirbat and Sadah are separate wilayats of Dhofar; Salalah is a wilayat of its own and the governorate capital. The 2018 and 2022 reports exempt the wilayat of Salalah only, and each Taqah listing page describes the tenure terms of its own building, which the Taqah section below sets out. For the full national rules see our guides to whether foreigners can buy property in Oman, freehold property and ITCs and the Omani property foreigners cannot buy.

Two laws that changed the paperwork in 2025 and 2026

Royal Decree 79/2025, the Law Regulating Real Estate, was issued on 10 September 2025 and published in Official Gazette 1613 on 14 September 2025. It comes into force 180 days after publication and repeals the earlier escrow system for development projects, Royal Decree 30/2018. Our listing pages for Mira Ocean Estates and the two Taqah buildings describe it as the law covering project licensing, escrow accounts, registration and related requirements; the off-plan buyer guide to Law 79/2025 explains the buyer side.

Royal Decree 56/2026, the new Real Estate Register Law, took effect on 18 May 2026 and replaced Royal Decree 2/1998. Law firm Trowers and Hamlins reports that the title deed is the only accepted proof of ownership, that registration in the names of non-Omani individuals and companies is allowed subject to the ownership laws, that a preliminary register covers off-plan projects, and that an English translation of the Arabic title deed can be issued on request. The implementing regulation had not been issued when the firm published its note in July 2026.

Which Parts of Dhofar Have Property for Sale in Salalah and Beyond?

Four places matter for anyone searching for property for sale in Salalah and the surrounding coast. Only the first has residential units on sale through our listing pages in an ITC; the others are included so the map is complete.

Place What the sources say Ownership terms as stated
Hawana Salalah, about 8 km west of Salalah city Muriya resort town with about 7 km of beach, hotels, a marina and an aqua park; Amazi, Lubana Island and Mira Ocean Estates are on sale Freehold inside an ITC under Royal Decree 12/2006, per our listing pages
Taqah, 31 to 34 km east of Salalah The Sea Front Residences (94 studios) and Taqah Long Beach Boutique (24 residences), both by Al Zaid Real Estate and Development Sea Front: 99-year leasehold renewable for life, per its brochure; Taqah Long Beach: recorded in the reservation documents, per our listing page
Mirbat, about 72 km east of Hawana per our Lubana Island page Oman Observer reported on 24 February 2017 that Dhofar Tourism Company’s Mirbat Beach Project had been granted ITC status, with up to 1,500 residential units over five phases The 2017 report says the ITC licence lets the developer sell freehold units to foreign investors; none of our six pages is in Mirbat
Junuf, Salalah Oman Observer reported on 28 July 2025 a RO 80 million scheme by Al-Wathba Hospitality: a five-star hotel with 124 guest units, a marina, a beach club and a health club; phase 1 within 30 months Implemented under a usufruct agreement signed in February 2025; the report describes no residential units for sale

The coast east of Salalah and the resort west of it are therefore two different markets in law as well as in price. Our beachfront property guide lines up the same Dhofar buildings against the Muscat coast, and the comparison of Oman’s integrated tourism complexes places Hawana Salalah beside the Muscat ITCs.

Hawana Salalah: Freehold Property for Sale in Salalah’s ITC

Hawana Salalah is a beachfront resort town on the southern coast, about 7.9 km from Salalah city centre and 8.7 km from Salalah International Airport according to our listing pages. Its master developer is Muriya, the Omani joint venture of Orascom Development Holding (70%) and OMRAN (30%). Muriya told the Oman Observer in September 2026 that its cumulative investment in Oman has passed $750 million, that earlier phases at Hawana added more than 1,000 hotel rooms in properties including Salalah Rotana Resort, Fanar Hotel and Residences and Juweira Boutique Hotel, and that about 1,000 more rooms are planned across Hawana Salalah and Jebel Sifah over three to five years. Our Hawana Salalah guide covers the resort itself, and the Muriya developer profile in our Oman developer directory covers the company.

Three residential listings and one plot listing sit inside Hawana. They differ in product, in handover and in how they are paid for, so the table sets them side by side with the two Taqah buildings. Every figure is taken from the listing page named in the first column.

Amazi: chalets and villas with private pools

Amazi sells 1-bedroom chalets and 3- and 4-bedroom villas that each carry a private terrace and pool, with ground-level parking private to each villa. Our listing page quotes entry prices by bedroom count: OMR 78,000 for a 1-bedroom, OMR 169,000 for a 2-bedroom, OMR 214,000 for a 3-bedroom and OMR 321,000 for a 4-bedroom, with villa prices confirmed on request. The community amenities listed include swimming lagoons, a beach club, a spa and wellness centre, a water sports centre and a clubhouse. The Oman Observer reported on 3 September 2026 that the first phase was close to 80% complete and on schedule for handover in Q1 2027.

Lubana Island: lagoon-side apartments and villas

Lubana Island is the Amazi phase built around swimmable lagoons and navigable canals. The listing page prices a one-bedroom apartment from OMR 99,508 and a villa or chalet from OMR 135,612, in sizes from 67 to 145 m², with five units shown available. The developer’s presentation gives 2029 for completion, and the contractual date sits in the sale and purchase agreement. The Oman Observer’s September 2026 report lists the Lubana Islands among Muriya’s pipeline projects.

Mira Ocean Estates: priced in dirhams, registered in rials

Mira Ocean Estates sits on the eastern edge of Hawana, about 8 km west of Salalah city. Its plot developer is Mira Developments, a Dubai-based company founded in 2023 whose Omani project is Mira Ocean Estates, and Muriya remains the master developer of Hawana. The prices on our listing page are in dirhams, AED 550,000 for a studio, AED 1,100,000 for a one-bedroom and AED 1,800,000 for a two-bedroom, converted at 0.27225 dollars per dirham and 2.6008 dollars per rial. The page shows 0 units available because units were sold on expressions of interest, with a booking deposit of AED 55,000 (OMR 5,757). The Mira Developments profile has the company background.

Taqah: Coastal Property East of Salalah on Different Terms

Taqah is a coastal town in its own wilayat, and the two buildings listed there come from one developer, Al Zaid Real Estate and Development, which has an office in the Saadah district of Salalah (see the Al Zaid profile). They are the lowest-priced coastal homes on our Dhofar pages, and the listing pages state their terms differently from the Hawana pages.

The Sea Front Residences has 94 studios, of which 12 were shown available. The unit types are 56 m² (603 sq ft) for types A and B and 70 m² (753 sq ft) for types C and D, with a total built-up area of 6,334 m². The entry price is OMR 49,485 ($128,700), or about $213 per square foot on the 603 sq ft unit. The brochure summary states “99 years leasehold renewable for life”. The page puts the building about 34 km east of Salalah city, 33.6 km from the airport and 0.7 km from Taqah town centre, and lists a rooftop infinity pool, a rooftop restaurant, a gym and spa, a pharmacy and a 24-hour airport shuttle. Units are handed over furnished, with a target of Q4 2027.

Taqah Long Beach Boutique is a single curved building of four residential floors with 24 one-bedroom residences of 104 and 105 m². The entry price is OMR 86,395 ($224,700), about $199 to $201 per square foot on the page’s calculation. The terms are 50% on reservation, which on the entry price is OMR 43,197.50, with the balance in monthly instalments until completion. The page says the building’s tenure is recorded in the reservation documents, and that the “99 years leasehold” wording belongs to the neighbouring Sea Front building. Completion was targeted for Q3 2026 by the developer, and the price list cited on the page, dated 25 August 2026, showed two of the 24 residences available.

Why the tenure line matters when comparing prices

A lease runs for a fixed term, while freehold title has no end date. The two Taqah prices are therefore not like-for-like with the Hawana prices. The Hawana pages describe freehold title registered through the Ministry of Housing and Urban Planning, inheritable and resalable to other foreign buyers, in a designated ITC. The Sea Front page describes a renewable 99-year lease, and the Taqah Long Beach page points to its reservation documents. Our three-question guide to property foreigners cannot buy sets out how to read a tenure line.

Property for Sale in Salalah by Price: The Whole Ladder in OMR

The table ranks the six Dhofar listings by entry price and divides by floor area where the listing page gives a floor area for the entry unit. Per-square-metre figures are simple division of the entry price by the unit size, with no allowance for furnishing, view or floor.

Listing Entry price (OMR) Entry price (USD) Entry unit size OMR per m² USD per sq ft
The Sea Front Residences, Taqah 49,485 128,700 56 m² (603 sq ft) 884 213
Mira Ocean Estates, Hawana 57,574 149,738 Studio – –
Amazi, Hawana 78,000 202,862 1-bedroom chalet, 68 to 73 m² 1,068 to 1,147 –
Taqah Long Beach Boutique 86,395 224,700 104 m² (1,119 sq ft) 831 201
Lubana Island apartment, Hawana 99,508 258,800 67 m² (721 sq ft) 1,485 359
Lubana Island villa, Hawana 135,612 352,700 86 m² (926 sq ft) 1,577 381
Salalah Land Plots (with villa) 750,000 1,950,600 Plot from 1,000 m² 750 per m² of plot –

Worked steps: OMR 49,485 divided by 56 m² is OMR 883.7 per m²; OMR 86,395 divided by 104 m² is OMR 830.7; OMR 99,508 divided by 67 m² is OMR 1,485.2. The Lubana Island apartment therefore costs about 1.68 times the Sea Front studio per square metre (1,485.2 divided by 883.7). On the dollar-per-square-foot figures the Taqah pages sit between $201 and $213, and the Lubana Island entry units at $359 and $381. The Taqah and Hawana prices differ in tenure, in distance from the city and in handover year, so the gap is a description of the listings, not a measure of value.

For the national picture, our price-per-square-metre ranking of 29 Oman projects uses the same arithmetic, and what you can buy in Oman at three budgets places Salalah beside Muscat.

Salalah Land for Sale: What the Plot Listing Includes

Searches for Salalah land for sale lead to our Salalah Land Plots listing from Muriya inside Hawana Salalah. The page describes plots starting at 1,000 m² with full freehold title, open to buyers of any nationality, and a villa built by the developer in a 3+1 layout (three bedrooms plus a maid’s room) or a 4+1 layout. The prices are OMR 750,000 ($1,950,600) for lagoon-view plots and OMR 1,000,000 ($2,600,800) for direct sea-view plots. Payment is 20% at reservation with the balance over a three-year instalment plan.

The arithmetic is straightforward. A 20% reservation is OMR 150,000 on the lagoon-view price and OMR 200,000 on the sea-view price, leaving OMR 600,000 and OMR 800,000 for the instalment plan. A 3% registration fee on the same prices is OMR 22,500 and OMR 30,000. Because the price covers land and a building, the VAT treatment depends on how the contract splits the two: Deloitte’s summary of the Oman Tax Authority’s VAT guide says undeveloped land is exempt, developed land is taxed at 5%, and the first supply of a residential building is taxable.

Rules that attach to ITC plots

The Times of Oman summary of 25 July 2026 reports that an ITC plot owner must complete construction, or put the land to its intended use, within four years of registration, with up to two more years available if the Ministry of Housing grants an extension applied for before the period lapses. The owner may not sell the plot before construction is complete, and a mortgage is allowed only to finance the building work. Owners of undeveloped plots receive a multi-entry investor visa renewed every two years until construction is finished. The listing describes a plot sold with a developer-built villa, so these reported rules are background to the contract rather than a description of it.

Plots outside an ITC fall under the narrower rules described above, where the 2018 and 2022 reports on the wilayat of Salalah exemption are the legal reference. Our guide to buying land in Oman as a foreigner covers the plot rules, the build-out duties and the fees.

Residency From Property in Salalah: Golden Residency and Owner Visa by Project

Two property-linked routes exist, and they work differently. Golden Residency, announced on 31 August 2025 at a forum in Salalah, is a renewable 10-year permit; the real estate route requires a single ITC property worth at least OMR 200,000 ($520,160), and the Royal Oman Police decides each case. The Owner Visa, created by Royal Oman Police Decision 87/2026 (Official Gazette 1653, 21 June 2026), has no minimum property value, needs no sponsor, runs for six months to one year and is renewable, and ends if the title is transferred, which also ends the permits of the accompanying spouse and relatives. Our residency-by-property guide and the Golden Residency versus Owner Visa comparison cover both in full.

Separately, gov.om lists a two-year residence visa for owners of residential units in an ITC, issued through the Royal Oman Police for a fixed fee of OMR 50, for an applicant who is outside the country and holds no other valid visa.

The table measures each listing’s entry price against the OMR 200,000 line. A price below the line does not by itself rule out a higher-priced unit in the same project.

Listing and unit Entry price (OMR) Against OMR 200,000 Tenure as stated
Salalah Land Plots, lagoon view 750,000 550,000 above Freehold
Amazi 4-bedroom villa 321,000 121,000 above Freehold, ITC
Amazi 3-bedroom villa 214,000 14,000 above Freehold, ITC
Mira Ocean Estates 2-bedroom 188,423 11,577 below Freehold, ITC
Amazi 2-bedroom 169,000 31,000 below Freehold, ITC
Lubana Island villa 135,612 64,388 below Freehold, ITC
Mira Ocean Estates 1-bedroom 115,147 84,853 below Freehold, ITC
Lubana Island apartment 99,508 100,492 below Freehold, ITC
Taqah Long Beach Boutique 86,395 113,605 below Recorded in reservation documents
The Sea Front Residences 49,485 150,515 below 99-year renewable leasehold

Our listing page for Amazi states that its 3-bedroom and 4-bedroom villas meet the threshold and its 1- and 2-bedroom units fall below it. The Lubana Island page says the qualifying value is confirmed in writing at reservation, and the Mira Ocean Estates page says its three published apartment prices are each below OMR 200,000. The Golden Residency threshold is applied to a single property, so the gap column is measured per unit, not across several purchases.

Costs of Buying Property in Salalah: Fees, VAT, Service Charges and Payment Plans

Two government charges apply to most purchases. The Ministry of Housing and Urban Planning began reducing real estate transaction fees from 5% to 3% on 3 November 2020, according to Times of Oman, and our listing pages describe a 3% transfer fee paid on title registration. VAT is 5% on the first supply of a new residential unit from a developer, while resales and residential rents are exempt, according to Deloitte’s summary of the Oman Tax Authority VAT guide. Amazi’s listing page works out the all-in price on a first supply from the developer.

Amazi unit Price (OMR) 3% registration (OMR) 5% VAT (OMR) All-in (OMR)
1-bedroom 78,000 2,340 3,900 84,240
2-bedroom 169,000 5,070 8,450 182,520
3-bedroom 214,000 6,420 10,700 231,120
4-bedroom 321,000 9,630 16,050 346,680

The Mira Ocean Estates page gives the same logic for a smaller price: 3% of OMR 57,574 is about OMR 1,727, and 3% of OMR 188,423 is about OMR 5,653, with VAT and legal costs outside the registered value. Our Oman property tax guide sets out the tax side in more detail.

Service charges

Service charges differ by project. The Sea Front Residences states a flat OMR 300 a year per unit, which equals OMR 5.36 per square metre on a 56 m² unit and OMR 4.29 on a 70 m² unit. The Amazi page says charges are quoted per villa and normally stated in rials per square metre per year, and the Mira Ocean Estates page says a schedule stating the rate per square metre is available on request, with each project’s owners’ association setting the budget under Royal Decree 79/2025. Our service-charges guide explains how the rate is built.

Payment plans with worked arithmetic

The Amazi and Lubana Island plans are 10% on booking and 7.5% every three months over three years, twelve payments in all, covering 92.5% of the price, with the final 7.5% following the sale agreement schedule. On an Amazi 3-bedroom at OMR 214,000, the booking is OMR 21,400, each instalment is OMR 16,050, eleven instalments total OMR 176,550, and the twelve payments sum to OMR 197,950; the final OMR 16,050 completes the price. The Mira Ocean Estates plan is 50% before handover and 50% at handover, shown here on the two-bedroom at OMR 188,423.

Stage Share Timing Amount on OMR 188,423 (rounded)
1 10% On booking OMR 18,842
2 10% On signing the sale and purchase agreement, 45 days after booking OMR 18,842
3 5% 6 months after booking OMR 9,421
4 5% 12 months after booking OMR 9,421
5 10% 18 months after booking OMR 18,842
6 10% 24 months after booking OMR 18,842
7 50% On handover (Q4 2028 target) OMR 94,212

The Taqah Long Beach terms are 50% on reservation and monthly instalments to completion. The Sea Front page illustrates bank financing at roughly 70% loan-to-value and about 6.00% a year for a non-resident, which would leave the buyer’s own share at OMR 14,845.50 on the entry price, and states that each bank sets its own terms. Our guides to Oman payment plans and mortgages for foreigners compare the market.

How to Buy Property in Salalah Step by Step

The sequence below follows the order used by the Hawana and Taqah listing pages and the law summarised above. Each step has a document attached to it, and the documents are what a lawyer checks.

  1. Identify the tenure and the ITC status. Freehold in an ITC, a registered lease or a usufruct each produce a different title. The listing page and the developer’s written tenure statement are the starting documents.
  2. Reserve or sign an expression of interest. Mira Ocean Estates uses a booking deposit of AED 55,000 (OMR 5,757); Taqah Long Beach takes 50% on reservation; Amazi and Lubana take 10% on booking.
  3. Check the project licence and escrow account. The Taqah pages say the reservation documents identify the licensed project and escrow account under Royal Decree 79/2025.
  4. Sign the sale and purchase agreement. The contract fixes the handover date, the payment schedule and the service-charge basis. Our off-plan buying guide and the page on buyer rights when a developer is late cover this stage.
  5. Pay on the schedule. Moving money into Oman is covered in the transfer guide, and a non-resident bank account guide covers the account side.
  6. Inspect at handover. The snagging and handover guide lists what to check on a finished unit.
  7. Register the title. Registration with the Ministry of Housing and Urban Planning carries the 3% fee and produces the Arabic title deed; an English translation can be requested. The property registration guide sets out the stages.
  8. Apply for any residency. Golden Residency, the Owner Visa and the two-year ITC owner visa are separate applications, described in the residency section above.

The complete guide to buying property in Oman as a foreigner adds the national view, and the Royal Oman Police and Ministry of Housing portals remain the final authority on forms and fees.

Areas of Salalah and What Surrounds Them

Wikipedia lists the city’s districts as Al-Dahariz, Al-Haffa, Al-Qouf, Al-Mughsail, Al-Mutaaza, Al-Saada, Al-Wadi, Auqad, City Center, Eastern Salalah, Ittin, New Salalah and Western Salalah. An Oman Observer report of 8 July 2026 says khareef visitors are moving beyond hotels and furnished flats toward new buildings and serviced-style units, and quotes a Dhofar real estate office owner saying demand for new buildings is strong in Al Saada and Awqad. The report gives no rental prices or occupancy rates. None of our six listings is in these city districts: Hawana sits west of the city and Taqah east of it.

The distances on the listing pages are the practical measure of what each project offers.

Airport, port and hospitals

Salalah International Airport opened on 15 June 2015, according to Wikipedia, and the old airport now handles domestic and emergency flights. During the 2026 khareef window of 1 June to 31 August the airport handled 686,808 passengers, with 357,985 of them in August, the Oman Observer reported on 19 September 2026. The Port of Salalah, south of the city at Raysut, reported 4.3 million TEU in 2025 against 3.3 million in 2024, a 31% rise, and 26.4 million tonnes of general cargo against 22.6 million; the Salalah Free Zone sits beside it. A new Sultan Qaboos Hospital is under construction in Salalah, and the Oman Observer reported that the Health Minister reviewed progress on it on 19 August 2026, without giving an opening date. Dhofar University and two government colleges, Salalah College of Technology and Salalah College of Applied Sciences, are named in Wikipedia’s Salalah entry. Our Salalah destination overview and the comparison of Muscat and Salalah place these facts beside the capital.

Khareef, Rent and Income From Property in Salalah

Demand in Salalah follows the khareef, the monsoon season that Oman Observer reported opened on 21 June 2026 and ran until 21 September. The National Centre for Statistics and Information counted 1,116,051 visitors to Dhofar between 21 June and 31 August 2026, up 8.6% on 1,027,255 in the same window of 2025. Of the total, 816,719 (73.2%) were Omani, 183,861 came from the GCC and 115,471 were other nationalities. August alone brought 643,602 visitors, 57.7% of the window total. The rent figures come from a crowd-sourced database with a small sample, and they describe ordinary city rentals, not khareef lets of resort units; our guide to rent in Oman explains why no agency or official series covers Salalah rents by district. Weather helps explain the season. Wikipedia’s 1991 to 2020 normals for Salalah Airport show a mean daily maximum of 32.8 degrees Celsius in May falling to 28.3 in July and 27.2 in August, annual rainfall of 99.1 mm, and humidity near 90% in July and August on the older NOAA series.

Income from a unit let to khareef visitors depends on licensing, the project’s own rules and tax. Personal income tax starts on 1 January 2028 at 5% on income above OMR 42,000 a year under Royal Decree 56/2025, and rental income counts toward that income. The khareef season and property guide, the guide to Airbnb in Oman and the absentee landlord guide cover letting in detail. No rental yield is stated on any of our six listing pages, and none is given here.

Risks of Property for Sale in Salalah: Tenure, Handover, Currency and Cyclones

Four risks recur across the six listings. The first is tenure: the same price search returns freehold ITC units, a leasehold building and a building whose tenure sits in the reservation documents. The second is time. Handover targets run from Q3 2026 (Taqah Long Beach) through Q4 2027 (Sea Front), Q1 2027 for Amazi’s first phase and Q4 2028 for Mira Ocean Estates to 2029 for Lubana Island, and the contractual date is the one in the sale and purchase agreement. Our handover calendar places these dates against other Omani projects.

The third risk is currency and valuation. Mira Ocean Estates is priced in dirhams but registered in rials, and the Golden Residency test uses the registered value in rials. The fourth is weather. Cyclone Mekunu formed on 21 May 2018 and made landfall near Raysut on 25 May 2018 at peak intensity; Wikipedia records 617 mm of rain at Salalah over four days, about five times the area’s annual average, with 278 mm in the heaviest 24 hours, seven deaths in Oman, Salalah Airport shut for 24 hours, and a US$1.5 billion damage estimate from Aon. Insurance claims reached 1,123 cases worth OMR 155 million by the end of 2018. The cyclone and flood checklist covers floor levels, insurance sub-limits and force majeure clauses, and the guide to the risks of the Oman market covers the market-wide issues.

Seasonality is a market fact as much as a risk: 57.7% of the visitors counted to 31 August 2026 arrived in August. Exit is covered in the guide to selling property in Oman, and the Owner Visa rule that residency ends on transfer of title applies to any sale.
